’m so excited, I just have to share. Our app launched! The Renters Guide iPhone app is now in the App Store!

It’s not ‘just an app,’ it’s a new way of looking for an apartment. I’ve been playing with it and loving what I’m seeing. I need to stop my searches – it’s giving me the itch to move. I’ve seen too many great places; and not just around me, but all across the country. I love how the app makes it easy to search areas that I’m not too familiar with. It gives me the option of using the ‘Livability’ function. I am part of the ‘Family’ lifecycle, which is one of choices. Adding that to my budget, style and apartment size needs, the app returned a customized selection of listings. Near all of the amenities to fit the demands of my lifestyle, I was pretty impressed by the options. I’ve searched for a lot of apartments – have I ever mentioned how many times I’ve moved in my life? Thirteen. That includes moving across the country, out of the country and back again to where I started. I remember combing the classified listings in the local Toronto papers, I remember visiting message boards around Kensington in Calgary. I have poked through other apps and websites, but they all fall short in one way or another. Either it’s time consuming, or I can’t zero in on an area, or I can’t break it down enough by my ‘must-have’ list – or else it’s just not user friendly. I’m not just impressed by the Renters Guide app because I’m proud of my colleagues and company – I am truly impressed by the Renters Guide app as an apartment hunting aficionado. ACCORDING TO HISTORIANS, IT WAS ELIZABETH SIMCOE, WIFE OF TORONTO’S FOUNDER, COLONEL JOHN GRAVES SIMCOE, WHO NAMED THE BOLD WHITE CLIFFS TO THE EAST OF OLD TORONTO “SCARBOROUGH,” as they reminded her of the majestic limestone cliffs in Scarborough, England. Formed by erosion after the last Ice Age, the Bluffs, which extend 14 km along the edge of Lake Ontario, are really the shoreline of the ancient Lake Iroquois, and rise to 65m above the water at their highest point. Mrs. Simcoe and her husband talked of one day building a summer home near this picturesque location. Although this hope was never realized, today you can enjoy the natural beauty and many other delightful features of the community of Cliffside, which has been built along the edge of Scarborough Bluffs.

YOU HAVE DECIDED THAT YOU ARE NOW READY TO RENT A RESIDENTIAL UNIT. You do your homework and search for information that is available to you. You find out that there are units for rent in a rental apartment building, but there are also units for rent in aTheRentersGuide.ca condominium building. You are not sure what the difference is in renting between the two types of buildings. What are the TheRentersGuide.ca 26

advantages and disadvantages in renting in each of these buildings? Let’s explore it. A rental apartment building consists of only rental units. The entire building is owned by a single entity, which directly – or through a property management company – rents the units and manages the entire building. A condominium building on the other hand consists of many individual owners. Some of them live in the building, while others are, investor owners offering their units for rent. In recent years, very few rental apartment buildings have been constructed in the Greater Toronto Area. In other words, one can label it “the new versus the old.” However, each one of them has its advantages and disadvantages. You as the renter have to decide which one will fulfill your needs. The rental unit in a rental apartment building is usually a larger size unit in comparison to a similar (one or two bedroom) unit TheRentersGuide.ca in a condominium building. The units in condominium buildings tend to be smaller. The rent amount, per square foot, will most likely be lower in a rental building than a similar unit in a condominium

If the owner is not available for any reason, you may have to endure a long wait for service or repairs, or deal with the issue on your own, at your own expense, and then resolve the responsibility and recoup the costs with the owner. Living in condominium unit you have to comply with the By-Laws and Rules and Regulations of the condominium corporation, the unit owner should make you aware of these. If there is any deviation from these by-laws and rules, such as noise issues, pet issues, littering, etc., it will be the unit owner who will be contacted by management, who in turn will have to deal with you.

building: a condo costs more for less space while an apartment building rental costs less for more space. Condo owners need to set their rental price to reflect their need to cover costs and a return on the investment. As well, a new condominium building has a lot more to offer in terms of amenities – the amenities list is often competitive with other condos in the area. You may find a new condominium building offering a 24-hour concierge or security; fitness room; party room; movie room – even an indoor swimming pool can sometimes be available. Amenities like these are available in rental buildings, but may be older, less fancy or much scaled back by comparison. But the more amenities in a condo, the higher the maintenance fees are – which means the rent needs to be higher to cover the owner’s expenses. While rent is one point, the additional costs are another. A rental apartment building may have the cost of utilities included in your rent, while a rental unit in a condominium building may have some of the utilities charged to you in addition to your rent. In speaking about utilities, in a condominium unit you have the ability to control the heating and air conditioning, in a rental building, it is often (some buildings have sub-metering) centralized and controlled by property management. Getting service and assistance, especially in emergencies, can be the biggest difference. When renting in an apartment building, any issues you may face will be dealt with the property management company, who will have to attend to the issue that you have brought to their attention and resolve it for you. One of the most concerning aspects in renting a unit in a condominium building: you can not be certain that you won’t have to move because of the owner. There are several reasons, through no fault of your own, where you can legally be made to move out of the unit. If the unit owner goes into default on either their mortgage or condominium fees, or both payments, the mortgagee or the condominium corporation will commence legal action. Condominiums built after 1998 are exempt from the rent control portion of the Residential Tenancy Act. While older apartment buildings need to follow the Annual Rent Increase guidelines, the newer developments are allowed, annually, to raise the rent by as much as they decide the market can bear. In order to determine which type of building is suitable for you, the one with larger units or the smaller one which may have more amenities available, it is all a matter of preference. ONE OF THE MOST BASIC THINGS A CONSUMER SHOULD EXPECT WHEN renting an apartment is that the building provides a relatively safe place to call home. That includes the landlord and/or property manager ensuring adherence to provincial fire and building codes. Those whose buildings earn certification through the Certified Rental Building Program (CRBP) pledge to uphold the Standards of Practice outlined by the program, and building safety is an important part of that commitment. The Federation of Rental-Housing Providers of Ontario (FRPO) launched the CRBP as part of its mandate to advocate for quality rental housing. There are more than 36 different standards of practice that a building and property manager must clearly be able to demonstrate before they can be entered into the program. Examples that can affect fire safety include rigorous adherence to regular building cleaning schedules, effective communications with tenants when building repairs are necessary, properly maintained elevators, well-maintained heating and cooling equipment, annual suite inspections and an ongoing education program for staff. Ontario residents are protected by the Fire Protection and Prevention Act, 1997 (FPPA), which was proclaimed provincial law on October 29, 1997. The Ontario Fire Code is a regulation under the FPPA. Among the many elements addressed in the Code are access to and number of building exits and fire escapes, the safe installation of mechanical, TheRentersGuide.ca electrical and plumbing infrastructure, elevators, stairwell, fire and smoke alarms, and the like. Renters who choose a CRBP building have the peace of mind in knowing that J.D. Power and Associates serves as the auditor for the program. The use of this independent TheRentersGuide.ca

third-party auditor introduces a level of credibility that rental-housing consumers can rely on. Again, all buildings entered into the program that are subsequently granted “Certified Rental Building” status have successfully demonstrated compliance and adherence with the Standards of Practice. Remember, too, that fire safety is also the responsibility of individual renters. No program or organization can monitor what goes on inside every apartment, and building owners and property managers should be able to count on their tenants’ vigilance when it comes to avoiding fire mishaps. For example, leaving burning candles unattended is one of the most common causes of house and apartment fires. Smoking carelessly and forgetting about food cooking on the stove are others. Taking care goes beyond tenants protecting themselves, to keeping the building safer for all the residents within, and helping to protect the investment of the building owners – the people who provide a home for the renters. How to move pianos and pool tables safely BY CHUCK R ESNICK

WHEN IT COMES TO MOVING HOUSEHOLDS, HANDLING LARGE, bulky items is a challenge, especially if you decide to do it yourself. Here are a few tips that can help: {POOL TABLES} A pool table must be disassembled before moving it. Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed. Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the trick and should not come into contact with anything else during transport. When itâ€™s time toreassemble the table at the other end, itâ€™s important to realize just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on floor-bearing capacity. Ideally, pool tables should go into a basement on a concrete floor.

The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap & stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled. Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and secured to the sled to prevent pressure points while being moved. Then it becomes easy to remove the final leg. We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which becomes part of it during transport. We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling. Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move. Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.

IF YOU CAN’T QUITE BRING YOURSELF TO LET GO OF CERTAIN ITEMS, EVEN THOUGH YOU AREN’T USING THEM, CONSIDER PACKING THEM IN A BOX AND WRITING A “BEST BEFORE” DATE ON IT SIX MONTHS AWAY. SPRING HAS FINALLY ARRIVED and you may feel the urge to purge! When it comes to cleaning and getting organized, it’s usually not a matter of needing more storage space, it’s about needing better storage, as well as organization that works for you. It’s also about having a good plan, which includes getting rid of things you don’t need. So get into those storage spaces, drawers and corners, give everything the good old spring clean and get organized, permanently. START BY MAKING ROOM FOR SPRING. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never TheRentersGuide.ca enough storage, there are creative ways to better utilize existing spaces for storing out-of-season items. Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a TheRentersGuide.ca

NAME THAT ROOM. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere. GO FOR THE “NO-BRAINERS” Toss old newspapers, things that are broken or have missing parts and clothing items that are permanently stained or damaged. JUMP-START YOUR SPRING CLEANING WITH BABY STEPS. If you don’t know where to begin, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to as you tackle the next room. KEEP THE MOMENTUM GOING WITH A “BEST BEFORE” BOX. If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. Put this date on your calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again. This provides you with a cooling-off period, making it easier to detach. SMART STORAGE You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. For example, keep keys by the exit door, coffee and filters in the cupboard above the coffee maker, and magazines in a basket beside the chair where you do most of your reading. Not only will this make it easier to find what you need quickly, it will also cut down on steps and save you time. When trying to find a home for something, instead of asking ‘where should I put it’, ask ‘where would I use it’. EMPTY SPACES RESULT IN SMILING FACES When reorganizing a closet, a dresser or a cupboard, empty it out first. It’s motivating to see the space empty and this will give you immediate gratification. You are also likely to sort through the contents more thoroughly. ONLY ONCE THE PAPERS ARE SEPARATED SHOULD YOU THEN BEGIN SHREDDING, FILING AND CREATING A LIST OF ACTION STEPS THAT STEM FROM THE PAPERWORK YOU SORT. THE GIVEAWAY BOX Keep a “giveaway” box in or near your closet. Any time you try on clothing that you don’t feel comfortable in or that you don’t look fabulous wearing, drop it in the box. Do the same for items that you discover you no longer like or need. Once the box is full, put it in your vehicle and deliver it to the nearest donation depot or thrift shop. This is what I call painless purging! CLEAN OUT THE GARAGE If your garage is cluttered, it’s a good time to tackle it. Empty out the entire garage, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). Place like items together in categories: car care, tools, sporting, gardening etc. Create a pile for things you no longer need or want. Heavy duty shelving units and clear bins work great for storing these items within their categories – don’t forget to label. Brackets and hooks work for large items like ladders and bikes. Don’t forget to take the discarded items to the dump if they cannot be sold or donated, and enjoy the satisfaction that comes from a garage you can actually park your car in! PAPER PILES GOT YOU OVERWHELMED? SEPARATE BEFORE YOU ORGANIZE. When sorting through piles of paperwork, there is a tendency to skip a step, and this can lead to feelings of overwhelm and stop the process before any progress is made. Before attempting to organize your papers, you need to separate them. Label 4 piles/bins/boxes/ trays: 1. Shred, 2. Action, 3. File, and 4. Recycle. Do not try to organize at this time – just separate. Only once the papers are separated should you then begin shredding, filing and creating a list of action steps that stem from the paperwork you sort. LET GO OF ‘OBLIGATION CLUTTER’ ‘Obligation clutter’ refers to the stuff we are holding on to because we feel a sense of duty. It can be gifts we’ve received, heirlooms we’ve inherited, or things we are saving for our kids. If you are holding on to any of these types of things, I’m giving you permission to let them go, and here’s why: You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to be a burden. If a gift you gave were unused, wouldn’t you be happier if it were donated, so someone else could enjoy it? MEMORABILIA WITHOUT MESS If you have bits and pieces of memorabilia piling up all over your home, it’s time to create a memory box. Purchase or repurpose one container for each family member. Choose plastic bins, photo boxes, hat boxes, vintage suitcases or old-fashioned picnic baskets to store precious mementos. Be selective about what goes inside, and when the containers are full, remove one item before putting another item inside.

» Toss out any spoiled food from the refrigerator.

» Toss out any stale food from the pantry.

» Take excess shoes out of the hall closet or front hall and place them in the bedroom closets. Each family member should only keep one or two pairs of shoes (depending on space) by the door or hall closet.

» Sort through three to five file folders and shred what you don’t need. Keep a coloured folder upright in your filing cabinet to mark where you leave off.

» Go through your collection of coupons and toss the expired ones. Put the others in your purse or glove compartment of your car and use them next time you go shopping.

» Clear out one ‘junk drawer’

and toss anything you don’t need or recognize. Divide the drawer by using old cheque book boxes or small plastic containers to keep similar items together.

» Go through your sock drawer

and give up any socks without partners. If you haven’t worn panty hose since 2008, it’s time to toss those too!

» Gather all the wire hangers in

your closet and put them in your car. Next time you go to the dry-cleaners, you can take them in for recycling.

» Scan the emails in your junk

YOU DON’T NEED TO BE A MATH WHIZ TO ESTIMATE HOW MUCH YOU CAN REALISTICALLY AFFORD TO SPEND on rent each month. Canada Mortgage and Housing Corp. (CMHC), a government agency that educates and assists Canadians with housing issues suggests that, “as a general rule, your monthly shelter expenses – including rent, electricity, heat, water and municipal services – should be less than 30 per cent of before-tax household income. (The cost of property insurance, parking, cable, telephone service, and Internet connection are not included in this calculation).” Practically speaking, it may not be always be possible to achieve this limit and everyone’s circumstances are different. Given that, you should try to follow the “onethird rule.” Try to budget no more than a third (33.3 per cent) of your net income on rent. (Your net income is how much you make after taxes, or your take-home pay). If you want to have more money available for other expenses, try to find an apartment for rent that’s closer to 25 per cent of your net income. If you live with a partner and both of you are working, you will have more disposable income to allocate and won’t necessarily be bound by this guideline. UP-FRONT COSTS Besides your monthly rental payments, you will need to provide the first and last month’s rent when you apply to rent the apartment. You’ll also have to lay out any expenses associated with moving, such as hiring a moving company or renting a moving van for yourself. You may need to purchase some furniture and you may also need to put down deposits for new services like cable, Internet and phone. Include these expenses in your budget. WHAT IS INCLUDED IN THE RENT? The basic monthly rent is an obvious cost, but many lessvisible costs will add up as well. TheRentersGuide.ca When viewing apartments, be sure to note whether utilities, such as heat, water, gas and hydro are included in the rent. Utilities are often included, but as apartment owners are moving toward individual hydro metering, you

may find this is not always the case. To help you budget your expenses, you can contact the utility companies to obtain an average monthly cost for the rental location. Exact usage will vary from tenant to tenant, but an estimate will give you a good idea of what to expect. Don’t forget to estimate the cost of extras such as laundry and parking, since these are generally not included in rent. It’s also a good idea to carry renter’s insurance to protect yourself against liability and loss or damage to your property in case of fire, flood or other another unfortunate situation. Many landlords require that you have renter’s insurance in order to sign the lease. I strongly advise you do so. It is quite inexpensive and the peace of mind is well worth it. If you are carrying debts such as student loans, credit card debt or car payments, these monthly payments will impact significantly on how much you can afford to spend on rent. Don’t forget car expenses such as gas, service and insurance, if you own a car, as well. Once you have a solid understanding of what your basic expenses will be, you can draw up a simple budget for yourself. It will help you to see how much money you really have, where it is going, and what your limitations are. More importantly, it will show you where your money is going and what you have left to spend on other fixed and incidental expenses such as food, clothing, savings, recreation and entertainment, gifts, travel, etc. If you find that living alone will stretch your finances too much, consider lowering your rent payments significantly by living with a roommate. If this is your first time renting, you’ll enjoy the sense of freedom and independence that you’ll gain from doing so. Lastly, I love using personal photographs to create art. This can often be an inexpensive approach when conscious of budget. If a digital image is large enough, I will take it to a local print shop, enlarge the photo to poster size, and place it in a modern frame. With digital software it is also easy to manipulate an image to change the colours, increase the contrast, or crop for dramatic emphasis. Also, Internet sources such as canvasstock.com will take your digital file and transfer it onto a stretched canvas, giving you a gallery look without the gallery price tag.

IMAGINING WHERE the piece came from, who it belonged to, what it was used for, the feeling you get when you have to have it, and you better grab it right away because someone else will – remember you snooze you lose! Though it can be quite an adventure going through these museum-like shops, having some tips to go by while scouting for pieces is extremely significant, to help avoid disappointment and encourage a smart purchase. 1 DO NOT SPEND A FORTUNE ON AN ANTIQUE UNLESS YOU KNOW WHAT YOU ARE BUYING. Beware of reproductions and re-makes. If you’re looking to buy a true antique, take the time to do your homework first. You want to feel good about what you take home. Just because a piece is expensive, doesn’t mean it’s real. There are several online resources available which give tips on how to determine whether a piece is real, and on what a fair price would be for the item. You may have found a quality piece signed by the designer, but again, do your research first. This will help you avoid disappointment and encourage a confident and educated buy.

I found an amazing elaborate gilt side table for my place curb-side! Check out garage sales, flea markets, and even local malls sometimes hold antique bazaars. Browse often and compare – the more you search the more you’ll know.

It will just sit on the shelf and collect dust. Invest in pieces that reflect your personal style and mean something to you. In the planning stage, it is important to identify things like the number of bedrooms and location requirements, establish a budget and evaluate an apartment’s affordability. The tenant-landlord relationship is one of shared responsibility and CMHC’s resources provide guidance on the responsibilities of both. LAMB CHOPS WITH MINT, CHILLI & ROASTED NEW POTATOES ON ARUGULA WHO CAN RESIST A LOVELY FRESH, LEAN AND TENDER NEW ZEALAND RACK OF LAMB, simply seasoned and roasted or pan fried with a handful of roast potatoes and a bright green salad? Quick, easy, healthy and delicious. Inspired by a recipe from Nigella’s most recent cookbook Nigellissima that I picked up at her recent book launch when she was last in Toronto, I knew I should give it a try. And I’m glad I did. As she says, “If you put your halved baby potatoes on to steam before you get started on the lamb chops, you can fairly effortlessly rely on a proper meatand-potato supper in around 20 minutes. Steaming the potatoes is, for me, an important stipulation: a steamed spud is a sweet spud; more than that, cooked this way, rather than by boiling, the potatoes are dry when done, which makes them easy to fry to crisp bronzedness.” Bronzedness? I don’t know if that’s a word, but it’s certainly a fabulous recipe, and one that I will definitely be making again, if not for the spuds alone!

INGREDIENTS Serves 2 Recipe adapted from Nigella Lawson - Nigellissima › 1 lb baby new potatoes, washed and halved but not peeled › 3 tbsp olive oil › 1/2 tsp crushed red pepper flakes › 1 tsp dried mint › 1/2 tsp celery salt › 1 rack of lamb, cut into single chops

DIRECTIONS

Put the halved new potatoes on to steam. Place the lamb chops in a dish that will fit them all in a single layer and drizzle with olive oil and sprinkle with red pepper flakes, mint and celery salt. Turn until well coated, and leave to marinate for 10 minutes. Heat a large heavy non-stick frying pan that will fit the chops in one layer, and cook on medium heat for two to three minutes, depending on the size of the rack. While the chops cook, check that the potatoes are tender, which they should be by now, in which case, turn the heat off under the steamer. Turn the chops with tongs and cook a further two to three minutes. Arrange the arugula on a large platter and when lamb is done, but still juicily pink, arrange on top of the greens. Meanwhile, tip the steamed potatoes into the pan and fry for three to four minutes, then turn them over and fry for another three minutes, shaking the pan every now and again to make them tumble and turn in the hot, spiced fat. Using a slotted spatula, transfer potatoes to the platter and season with a flurry of Maldon salt, pepper, and a garnish of mint, slivered kumquats and some shaved parmigiano – Tutti a tavola a mangiare!
