f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement?

By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. FOR SOME, THERE’S NO OTHER CHOICE WHEN IT COMES TO CITY LIVING BUT TO GET AS DOWNTOWN AS DOWNTOWN GETS. Toronto has an amazing, enormous, sprawling downtown, but the heart of it all is on Yonge St. – the area around the Eaton Centre and Yonge–Dundas Square are at the centre. Yonge–Dundas Square has turned into the Toronto version of Times Square, where lights, signs and live-action billboards add a surge of frenetic energy to the city pace. Toronto has an amazing vibrancy and a downtown that is alive and in action, 24 hours a day, seven days a week, 365 days a year.

Downtown offers it all – shopping, restaurants, services, businesses, entertainment, the financial sector, activities, nightlife, buskers, festivals, art, music... The list is endless. Toronto is a huge city and offers it all.

up the west side of the downtown area, along University. But the stops along Yonge are key points in the city’s flow. Bloor, Wellesley, College, Dundas, Queen and King St. see throngs of people coming and going all day long.

It’s really a ‘something-for-everyone’ city – every walk of life, every style of living, everyone has opportunity here.

There is the PATH system underground, attaching a number of buildings throughout the city’s core so that you can travel quite a distance without having to go outside. The subway system adds to that insulated lifestyle. In fact, many buildings located near subway stations offer direct access without stepping outside.

Downtown has changed over the years, but it has always been a focal point. At one time it was records and arcades, the next it was fashion and food. Along the strip of Yonge St. there are some long-time favourites like the Elgin Theatre, The Hard Rock Café and The Eaton Centre, but a lot of the stores have changed, modernized and cater to contemporary urban needs. Of course there are still tattoo parlours, head shops and tourist stops interwoven with the big brands, the chain restaurants and the electronics outlets.

The launch of Yonge–Dundas Square and the development at 10 Dundas really breathed fresh life into the aging area. Following that, some of the area’s older buildings that didn’t age well started coming down and being replaced by modern storefronts and contemporary architecture. The new construction changed the face and the function of the area immensely.

From buskers to street food vendors, the streets are busy and active! Musicians, sidewalk chalk artists and fire-grilled hot dogs are part of the landscape.

The subway, a focus of downtown transportation, runs along Yonge Street from Finch to its terminus at Union Station and then turns north and runs

The city core is a destination, and most of the buildings cater to that, from shopping and nightlife to office space and commerce, but the residential side caters to renters. There are really no single family houses to speak of, but there are a few new rental buildings as well as walk-ups above area stores.

Downtown is popular with young urbanites, professionals, singles and couples – from young to old, it’s ideal for anyone that enjoys the busy city.

Ryerson, University of Toronto, OCAD, George Brown and The Academy of Design all have campuses near by. The financial district and several hospitals are also in the city’s core.

The one thing the area doesn’t cater to is families. Elementary chools are a bit further east and quite a bit further west, playgrounds and other child-friendly services are more scarce in this area, but family living can still be found throughotu downtown.

ON MOVING DAY

EVEN THE MOST ORGANIZED PEOPLE can find moving day challenging. There’s always so much going on; so many things to think of. The key is to think of them well ahead of time so you’re prepared.

For example, June 30th is the busiest moving day of the year. If you are planning to move on that day, it is time to book your mover now.

After many thousands of moves, Two Men and a Truck - Canada created guidelines for our customers to help them make any moving day as stress-free as possible. We call it assembling a “Survival Kit,” and it really does help with the last few hours you spend at the place you’re leaving, as well as the first day in your new digs.

One approach that works well is to empty a closet a couple weeks before the move and place items you know you will need on moving day into that space. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff.

In your new place, you will want to have toilet tissue for each bathroom, along with hand soap, hand towels, an all-purpose cleaner and cleaning towels. Remember easyto-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones. In fact, their favourite stuffed animal or other toy can help ease the stress of moving for them. Encourage them to carry a small bag each packed with things that will help to make their new house feel like ‘home.’

A few basic kitchen items will be handy too, such as dish detergent, a sponge, plastic garbage bags, paper towels, paper plates and cups, a kettle and maybe a cooler. Pet food and dishes should go into the survival kit as well. Remember a note pad, pen, scissors and pertinent phone numbers you may need including utilities companies (for both ends of the move), family members, real estate agent, lawyer, cable company, etc.

How about some basic tools like pliers, a screwdriver, utility knife and blades, tape measure, hammer, masking tape, flashlight and batteries.

Think about your first 24 hours in your new place. You’ll need bed linens, towels, bath/shower soap, a bath mat, alarm clock, change of clothes for each family member, phones and chargers, prescription and other medications, important papers, cheque books and cash.

Your list may vary a bit; everyone is different. Be sure, however, that your survival items are packed into the moving van last, or even better, transported in your vehicle with you. When you arrive at your new place, you eliminate the worry of finding these critical items.

Everything goes better in a move when you think ahead, plan ahead and pack ahead for every contingency. You want to do more than survive your move – you want to thrive in your new home from day one!

10 ways to let a stranger know

YOU’RE NOT LETTING THEM IN

OFTEN AS RENTERS, we have to deal with our fair share of awkward moments; bumping in to your ex-fling on the elevator, trying to avoid eye contact with story-telling Bob, finding an eviction notice on your apartment door (harsh). But let’s not forget the painfully awkward moment of having to tell a stranger that you can’t let them into the building.

No one likes to be the bad guy, yet it’s everyone’s responsibility to ensure a stranger doesn’t get let into the building. That includes not buzzing people in if you’re not expecting anyone and not holding the door for tenants you don’t recognize. At times, that can even mean saying “No” to grandma, a girl scout and a mother with a stroller… Awkward!

4. THE OPTIMISTIC WAY - say: “I’m sure your host will be down any second now. Thanks for waiting!”

5. THE HELPFUL WAY - say: “If you can’t reach your host with the buzzer, try sending them a text message.”

6. THE UNDERSTANDING WAY - say: “I get stuck out here all the time too!

It’s usually just a couple of minutes before the right person who can help you gets here.”

7. THE I’M SUCH A SILLY-FOOL WAY - say: “You wouldn’t believe how many warnings my landlord has given me for letting strangers into the building. I can’t afford another one. Sorry about that.”

It’s awkward, it’s weird – it’s a situation renters try hard to avoid – but it is the golden rule.

8. THE SARCASTIC WAY - say: “Let me go get the doorman, he’s better at holding doors than me (wink, wink)”.

Thankfully you’re a renter, which means you’re good at thinking on your feet (seriously, it’s one of the five signs of being a renter). Just take a cue from the list below and memorize one of these – or even all of these: 10 ways to tell a stranger you’re not letting them into the building.

9. THE TIME-SENSITIVE WAY - say: “I no speak-a the English”. Then, run away!

1. THE POLITE WAY - say: “Unfortunately, RentersGuide.ca I can’t let people I don’t know into the building.”

2. THE RATIONAL WAY - say: “If you don’t have a key, I can’t let you in.”

display perfectly and know exactly where everything is when you need it. That’s what being organized is all about.

But is that realistic? Each space, person and system is different. What worked for some may not work for you.

You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home.

Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you.

KEEPING IT REAL. You’ll never get organized.

Read that again.

Yes, that’s what I said.

You’ll never get organized, because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently.

Instead of trying to get organized, strive to become more organized every day. Doesn’t that feel more attainable?

Instead of feeling stuck, you’ll be able to take a step forward.

USE YOUR INSTINCTS. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, such as using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall.

Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.

People often unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life.

PLAN BEFORE DE-CLUTTERING. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where is it located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure you fully complete the task.

FEELING STUCK? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done.

Just say “oops” and move on to taking action.

Find some great new favourites and it will make adjusting just a little bit easier.

TAKE PUBLIC TRANSIT Economical and eco-friendly, taking public transit is one of the best ways to get a feel for a new city.

No plans?

Grab a day pass and pick a route along a major road. This will help you get your bearings and get settled in an unfamiliar place.

Or just keep your eyes open in the morning during your commute. You’ll learn to recognize landmarks, familiarize yourself with street names, and perhaps spot a place or two to get RentersGuide.ca off and explore. All this while someone else does the driving.
