ho doesn’t love a good deal? But you know that old saying “You get what you pay for”? Keep it in mind as you look for an apartment.

Some areas are more expensive than others – and there is a reason for premium rent. If you’re unfamiliar with the city you should become aware of these reasons before basing your rental decision on price. Premium rent comes with rental demand. The hottest neighbourhoods command the highest prices. Proximity to the urban centre and landmark locations also cost more. Areas with crime issues can seem like quite a deal in contrast, as can more remote locations. Consider what safety, convenience, or a fashionable address are worth. Familiarize yourself with the prices of same-size apartments in a particular area to get a feel for what the real value of the community is, and be prepared to budget in that range. There are a few red flags when rent is far too low. The most worrisome is fraud. Fraud is most frequently successful when you rent without visiting the property. Fraudsters will offer an lots of pictures and a great description. It’s often too good, and comes with a story about why you can’t see the property. With the glowing representation you don’t want to lose out on a steal. Unfortunately, the only steal will be your rent deposit in the fraudster’s hands. Don’t ever send money orders, ever. Don’t hand over a cheque sight unseen, and never give cash without a receipt that has the landlord’s verified contact info. If you are renting from abroad and need something in place when you arrive, go the safe route and have an acquaintance check the place out for you in person. Every city has a point from which everything emanates. In Toronto it’s Yonge and Bloor. Here’s where the two main subway lines intersect. As well, addresses on all the major east-west streets (i.e. Bloor, Queen, King) are designated as “East” or “West” from Yonge St. outward. In this bustling stretch of city, the character of the neighbourhood can change

significantly in just a few blocks – Yonge and Bloor has quite an amazing intersection of residents. To the west the streetscape is dominated by luxury retailers, referred to as ‘The Mink Mile’ a particularly luxury-brand-filled stretch of Yorkville, while to the east lies a mixed office and residential district. To the northwest Yorkville

continues, with its chic shops, luxury hotels and restaurants. To the northeast is Rosedale. To the south, retail, dining and office space becomes the majority, and is the reason the area is such a busy destination. Rosedale, one of the city’s most beautiful residential areas, with many historic homes, begins north and east of Yonge and Bloor. ESTABLISH PRIORITIES WHEN SHOPPING FOR AN APARTMENT

WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind. Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on. When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people. Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with young children might place “playground facilities” on their must-have list, but place something like a fitness TheRentersGuide.ca room in the nice-to-have column. All of these things are important, but your top priority should be to choose a building that is well cared for by a professional staff who care about the

building they manage and their customers – the tenants who reside in their building. After all, your apartment is your home and you should expect it to be a good quality place to live. That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP). This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation. When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates. Renters should never have to sacrifice“quality of the product”or“quality of service”in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many apartment hunters place the CRBP certification on the top of their“must-have”list when finding a new place to live. I’VE OFTEN SAID THAT GETTING TO DEBT FREE IS SIMPLE BUT IT ISN’T EASY. AND THAT’S THE PROBLEM MOST PEOPLE HAVE WITH BITING DOWN AND GETTING TO WORK. They would rather whine about how horrible life is, complain about how stressed they are or simply stick their heads in the sand than get busy. If you’re one of the people who is procrastinating about taking control of your money and your life, you first have to figure out why you’re procrastinating.

At the University of Konstanz in Germany, a team of psychologists wanted to see if our tendency to procrastinate had anything to do with how we think of the task at hand. Could it be that if we see something as psychologically “distant” – like getting to debt-free – that makes us resistant to tackling the task immediately. A group of students were asked to respond to a group of questions by e-mail within three weeks. The questions had to do with run-ofthe-mill tasks like opening a bank account or keeping a diary. Students were given different instructions for answering the questions. Some were asked to think and write about what each activity in an abstract way as in what the task implied about personal traits: what kind of person has a bank account? Others were asked about the concrete steps of each activity: speaking to a teller, filling out forms, making an initial deposit. Then the psychologists waited and waited… and waited. They recorded all the response times to see if there was a TheRentersGuide.ca difference between the two groups. Guess what? There was. A very clear

difference. While all of the students were being paid upon completion, those who were asked to think about the questions abstractly were more likely to procrastinate. Some never got around to the assignment at all. Those who were focused on the concrete steps – the how, when and where of doing the task – got the job done sooner. It seems that just thinking about what you want to accomplish in concrete, specific terms reduces our tendency to procrastinate. Blame your fear. Blame your sense of failure. Blame your belief that you can’t do it yourself. Whatever excuse you use, you’re guaranteeing your failure. Take the bull by the horns, lay out a plan of action, make that plan specific, measurable, achievable, realistic and timely, and you’re on your way to debt-free forever. Start now. Each time you put off getting started you allow the problem to grow in size and complexity in your mind. For as long as you’re not doing something about a problem you’re

allowing the fear to build. Stop living in fear and start doing something different. Break down the steps. Make the plan concrete. Make the steps manageable. Setting a goal of being debt-free forever by the end of the year is great, but only if you also say how you’re going to do it.“I’m going to cut $200 in unessential spending from my budget and apply that to my debt repayment.”Those concrete steps are what will make the plan actionable. Enjoy the challenge. Yup, it may feel like you’re about to climb a mountain, but how you approach the mountain will make all the difference in the world. If you keep looking at how high it is and reinforcing how impossible it is to get to the top, you’ll fail. If you see each step you take up the mountain as something to celebrate, you’ll eventually reach the summit. If cost is your most important consideration, moving yourself might be the better option. However, if you cannot afford to take the time or expend the energy to look after the numerous details involved with moving your best bet is to hire a professional mover. How much stuff you need to move and the distance you are moving are two important factors in your decision. If you are a single person or student moving into your first apartment you might not have that much furniture and household items to move in and you might not feel it’s worth hiring a move, especially if you have a friend to help you. However, if you are a family with children moving from one city to another and have more things to transport you might want to hire a mover so you can travel, take care of your children, pick up groceries, etc.

ADVANTAGES OF

USING A MOVER Using a professional mover is simple and hasslefree: professionals can take care of all the details of organizing, planning, packing, loading up your furniture and other “stuff,” and delivering it to your new location. They can even unpack for you! You won’t have to try to cajole friends into giving up at least a day to undertake a physically demanding task. Professionals have all of the supplies to pack up your dishes and other breakables, as well as the know-how to pack a moving truck properly and efficiently. You won’t have to run out to rent or collect cartons and newsprint in which to pack and wrap things. In addition, professionals carry insurance so that if anything is damaged during the move you are covered. If you attempt to move yourself and you break or damage something, you might have to foot the bill yourself (unless you, yourself, have a renter’s policy that would cover such damages). One disadvantage of using a mover is that some people feel out of control when they don’t orchestrate their own moving day, and have a hard time stepping back and letting someone else handle all of their possessions. If you choose to use a mover, you’ll have to relinquish some control.

You pick and choose the help and labour you need. If you decide to use a mover, make sure the company is licensed, reputable and insured to handle the job, and can provide you with some references. TYPES OF WALLPAPER Wallpaper is available in several different materials, each with its own characteristics. VINYL: The most basic type of wallpaper, easy to clean, hang and remove, and great for moist areas such as bathrooms. EMBOSSED: Textured paper which can usually be painted and is excellent for covering up walls with imperfections. Easy to install and easy to clean. FOILS: Metallic-looking wallpaper that will add brightness and sparkle to any room. Looks best installed on flat walls with no flaws or damage. Can be difficult to hang, though it is fairly easy to clean. GRASS CLOTH: Woven out of long strands of grass, this extremely textural wallpaper has an organic quality like no other. Very difficult to hang and tough to remove. TheRentersGuide.ca TEXTILE: Fabric type of wallpaper which can be more difficult to both clean and hang, but adds great texture and depth to a space.

FLOCKS: Velvet or velvet-like raised designs on vinyl type paper. It can add great personality and esthetic to any room however not all types are washable. This paper can be tricky to handle and difficult to hang. CHOOSING THE RIGHT PATTERN If your furnishings and décor are already complete, then you want to select a paper that complements the existing colour and style as well as the size and shape of the room being wallpapered. If there are already other patterns present in the area then be sure to choose a harmonizing scale. In terms of the room to be wallpapered, keep in mind that horizontal patterns will make a room appear wider, and vertical patterns will make ceilings feel taller. WHERE TO WALLPAPER In the ‘70s, your house wasn’t quite up to par unless you covered every square inch of every wall with wallpaper. Today that’s hardly the case —however if you’re using it in a smaller space such as a powder room, I still say to go for it. One feature wall is usually all you need to make a room pop, like behind the bed in a bedroom. Also, consider wallpapering the ceiling to create high impact and style. MEASURING FOR WALLPAPER Measure your walls carefully to calculate the amount of paper you’ll need to cover the desired area. Standard rolls measure 11 yards in length, 20.5 inches in width, and wide width rolls are sometimes available which are the same length but measure 27 inches in width. I always recommend adding one extra roll to the amount you require just in case. MORE OFTEN THAN NOT, A CLIENT WILL SAY THAT THEY HAVE A TON OF PRINTS OR PHOTOS in the basement which they

would like to organize and finally do something with. Sound familiar? I can relate too. I have a pile of watercolours and images which I have collected throughout my travels. Hence, my inspiration to write about TheRentersGuide.ca organizing and hanging art or photography on your walls. 90

There is no better time than the warmer months to tackle the backlog of the to-do list. Family photos are a great place to start. In the family room pictured, I worked closely with the client to carefully select treasured images of family which would hang in this room. It was an emotional journey which I was privileged to share and experience.

The first step I took was to measure out the wall area which would be covered with the images. We decided to create a dense collage of similarly framed photos which were both black and white and sepia. Colour photos we loved were converted by the Art Framing company into sepia or black and white. We were also able to alter the size of some of the prints based on where we wanted to place them. Because the collection was meant to be dense and busy, I selected about six different frames and mattes, that were all the same colour tones but different weights, thicknesses and shapes. This kept a consistency throughout the collection. Mirrors were also used to break up the photos and add a touch of sparkle to the collection. When creating a collection of art on your walls, it is important to realize that the eye is always looking for a line or pattern, so you must give a cohesive look to the collection. The first way to do so is by creating a rhythm. I decided to keep the tops and sides perfectly aligned so that the arrangement looks clean and the random

If you use coloured photos, your frames should be simple in order to not take away from the photos. Your frame shop can turn favourite colour photos to black and white and size them up for your purpose. Use frames and mattes which are of similar styles in order to make the collection focus on the photos. Vary the size of frames and mattes to add a dynamic element to your collection.

Just like a carefully tousled hairstyle â€“ which is meant to look as though there was no effort in putting it together, this process took hours, about 16 to be exact, just planning where to hang, measuring and the actual hanging. Patience paid off and the finished look provided a true family room, where everyone is represented and is part of the daily life of the family members. Inspired to get into your photos and art? Lay them all out on the floor or large table, just as they would hang on the wall, this will give you the ability to create a timeline or theme if you wish to do so, and also help you visualize the finished product on the wall.

Space the frames four to six inches apart and about 10-in from the back of your sofa or table for perfect harmony. Include mirrors of various shapes to add interest in your collection. Cut bristol board in the shapes of your TheRentersGuide.ca frames and stick them on the wall to make sure you are happy with the arrangement before you start putting nails into the wall.

DIRECTIONS Make a series of 1/4-inch thick slices into each tomato, making sure not to cut through to the other side. Fan out the tomatoes, and insert a slice of fresh buffalo mozzarella between each slice. To serve, place a bed of arugula or mixed greens in the centre of 4 dinner plates and top each of the stuffed tomatoes. Garnish generously with tablespoonfuls of basil pesto and a drizzle of glazed balsamic vinegar over top. Finish with your favourite sea salt, a few sun-dried back olives and crown with a mound of fresh baby microgreens.

WE ALL, WHO LIVE IN A MULTI-RESIDENTIAL UNIT, NEED A GOOD NIGHT’S SLEEP. In order to do so, we should not have to worry about the safety and security of our homes. This is a combined responsibility of both the landlord and the residents.

that are in disrepair. You can enquire with the closest police station, or do some investigating on the Internet to find any information about criminal activities in the area. You should also look to see if there are new building developments in the area, which may indicate a revival of the area. The residential building’s safety and security requires the implementation of a number of steps. While the physical aspect of the implementation is the responsibility of the landlord/property management company, following up on it and ensuring compliance is the responsibility of the residents as well. It really is everyone’s responsibility to ensure the security and the safety of the residents. Working together will help create a better and safe community. Many times, you have been buzzed by an unknown person from the main entry door, claiming that they are looking for your neighbour who is not answering and would you allow them entry. MOVING CAN BE STRESSFUL FOR CHILDREN. The change can be overwhelming, but there are ways to make it easier on them.

moving It’s important to inform your kids about the family’s plans to move as soon as you can. The more time they have to prepare, the easier it will be for them, say child psychologists who suggest that children should participate in the decision-making. If kids feel included and take ownership of their new-home decision, the transition will go much easier. Moving is a family process so share the excitement and responsibilities with every member of the family. Give everyone an age-appropriate responsibility. Kids will enjoy decorating their moving boxes. And when you are in your new home, it will be easier for them to find their stuff. Throughout the move, stay as upbeat and calm as possible. Give your children a chance to express their feelings and try to be honest about your own feelings. Most children will feel some anger, sadness or may worry about the move. Reassure them they aren’t alone and it’s OK to have these feelings. Involve your kids in the packing process and start packing items you will not need ahead of time. Sentimental items your children treasure such as special blankets, beloved stuffed animals and photo albums should be kept in a separate bag or box which they can keep close until moving day, and then bring with them to your new home. Plan a date to tour your new neighbourhood with your family. If it’s not a long distance, why not ride your bikes and scope out your children’s favourite activities and even fast food locations, new neighbourhood tennis courts, soccer clubs, baseball associations. Check with the local school PTA to determine if there is a Welcome Wagon program, arrange a tour of their new school and meet the teachers ahead of moving day. Make sure children say goodbye to the important people in their lives. Help them prepare a list of phone numbers, emails and addresses of important people in their lives. Prepare cards that have their name and new address on them to hand out to friends. If you are moving within the same city, try to schedule TheRentersGuide.ca a few play dates with their friends before your move day. Give your kids an inexpensive digital camera to take as many

pictures as possible of their friends prior to moving day. This way, they’ll have a reason to stay in touch as they share the photos. Keep them involved with the sports teams they were associated with until the end of the season, so they can maintain their friendships while they make new friends in their new neighbourhood. Child psychology experts agree that if kids know they can stay in touch with friends and loved ones, it will make the move less traumatic.
