hen it comes to rental accommodations, it’s important to be as diligent as possible to make sure you have a good experience from start to finish.

If possible, speak to current tenants and ask about their experience. If you’re shown a model, ask to view the actual suite where you’ll be living so you can check out the view and get a sense of exactly what you’re getting beforehand so there are no surprises. While you’re renting, know your rights. Tenants are not responsible for normal wear and tear on the premises during the tenancy. The landlord is responsible for general upkeep, including wear and tear. You should be asked to fill out an Inspection Worksheet when you move in, which the landlord will sign. This is an important document to keep on hand for moving day. Consider taking photographs if there are damaged areas, or bring a video camera if you have one and tape the inspection. A little diligence now ensures peace of mind for later.

ou’ve got the reno bug. I know, it sounds like fun. A new bathroom vanity, hand-scraped exotic hardwood flooring. But you can’t. You rent. You’re stuck reading all of these great décor magazines with no way to express your inner interior decorator!

I’ve got two things to say:

1) You’ll never truly appreciate how lucky you are that you don’t have to live through a renovation. It’s hard to believe, but the experience of dirt, dust and disruption really does take away from the enjoyment of the final outcome. 2) Think outside the big beige box. Sure, you may not be able to rip up floors – but there are reams of products out there that will do the trick. Floating floors: they click together and are temporary – if you move you can even take them with you to your new home and reconfigure them there! Or go with a rug or hallway runner. Since they’re not permanent you can be more daring, go with colour, pattern or texture that can easily be changed as something new in your décor mag strikes a chord. You can’t tear out that bathroom vanity, but you can spend that extra money in changing up the hardware and on really amazing accessories. If you need more storage, find a chrome trolley, or brass bar cart – the ones on casters are totally on trend. They offer great storage capacity and can be adapted for use in the office, bedroom or kitchen when you want to change things up. Sometimes it’s just easier to move when there’s a lot you want to change about your space. With Renters Guide in hand you’ll find that perfect place. Today, North York has evolved into a city that resembles a smaller version of Toronto’s downtown. The area of North York centring around Yonge and Sheppard encompasses the TheRentersGuide.ca communities of Lansing and Willowdale. Yonge and Sheppard offers much to enjoy in the way of recreation and entertainment. The Toronto Centre for the Arts is a major entertainment venue offering an exciting lineup of shows and events. The Douglas Snow Aquatic Centre, situated just to the north of the North York Civic Centre at 5100 Yonge St. is a multi-purpose community centre featuring a large public pool with a fabulous waterslide. During the winter, you can skate on the frozen reflecting pool in front of Mel Lastman Square. The adjacent North York Central Library is the largest full-service Toronto Public Library building, second to the Metro Reference Library in square footage. The Sheppard Grande Theatres are located just to the south at Yonge and Sheppard, and the Empire Theatres in Empress Walk. There are a multitude of restaurants serving foods of all ethnicities from Thai to Japanese, Italian, Greek and French, lining Yonge St. throughout the neighbourhood.

The two major shopping malls in the area, the Sheppard Centre and Empress Walk, have underground access to the TTC, while the Sheppard subway line has spurred additional development along Sheppard Ave. E. Empress Walk is built around a large multi-storey cathedral-like hall and features a grocery, a business centre, liquor store and many additional businesses and professional services. The Sheppard Centre Mall at Yonge and Sheppard has more than 75 stores, shops, services and eateries, including popular chains, brand names and all the major banks.

Outdoor enthusiasts will enjoy the proximity to the Don Valley Golf Course, just south of the 401 on Yonge St., and Earl Bales Park at Bathurst and Sheppard with its many kilometers of scenic trails and downhill skiing and snowboarding in the winter. Thereâ€™s even a public lawn bowling court on Beecroft Rd., directly behind the Civic Centre complex.

LIVING IN THE AREA At Yonge and Sheppard there are numerous lifestyle options for singles, couples and families of all sizes. THE CITY OF TORONTO IS OFFERING THE PUBLIC AN OPPORTUNITY TO BUY a piece of Toronto nostalgia. The City will begin selling decommissioned street name signs. “Over the past few years, the public has shown great interest in owning a piece of the City’s history and we are very pleased to be providing this opportunity,” said Councillor Denzil MinnanWong (Ward 34 Don Valley East), Chair of the Public Works and Infrastructure Committee. Signs are available through an online auction run by Platinum Liquidations. Items will be displayed TheRentersGuide.ca for 60 days and sold individually with a starting bid price of $30. The City currently has about 1,750 signs in its inventory that can be purchased. It is expected that between 200 and 300 signs will be added annually. In 2007, Toronto City Council adopted a program to replace damaged signs with new signs that are larger and easier to read than the old signs. Every year the City replaces about 1,800 street name signs due to age or damage to the existing sign. Not all signs that are removed from Toronto’s streets will be available for purchase. Signs that are completely unreadable or are in extremely poor condition will be recycled instead of being offered for sale. It is anticipated that new signs will be posted online daily. HOW PROPERTY MANAGEMENT CAN HELP YOU

HOW OFTEN HAVE WE HEARD “WE ARE GOING TO RENT AN APARTMENT?” It is a step that most of us will take at a certain point in time of our life. This move, of renting a place to live, can be a very stressful process. A cooperative relationship between the renter and the management company can eliminate some if not all of this stress and make it an TheRentersGuide.ca enjoyable event. In order for you to find a place where you want to live, it is important that in addition to the place, we have a compatible management company TheRentersGuide.ca that you can rely on. The first step in this process 42

is to decide what kind of home you want to rent – whether it’s a unit in a highrise, a townhome or a house, for example. Then you have to determine in which area and in which building you would like to live. At that time, you will have the first encounter with the management company, that is when actual process of renting a unit will begin. A property management company is the face of the rental property. They represent the landlord, and they are looking after the day-to-day operations and maintenance of the rental building. The management company may have a number of people who represent them. They are the manager, rental agent, and the building’s care-taker. The manager or the leasing agent will be the one to give you a tour of the building. They will show you the unit and equipment which will be provided. You should know what it is that you want and can afford: the rental budget; what floor (are you afraid of heights or do you want an upper floor with a view); the number of rooms; parking availability; what if any utilities are included in the rent. The property manager will show you the amenities in the building (a fitness room, a party room, a movie room, a swimming pool). They TheRentersGuide.ca will advise you of close transportation; supermarkets; pharmacy nearby; and of course when the apartment will be available. Property management should be able to provide you with answers to

all these questions. This information should be able to assist you in making the final decision on whether to rent a unit in this building. The manager should advise the renter of any rental policies which are in place, such as: the number people that can live in the unit, pet policies and rental qualification requirements, to name a few. Then the rental application process begins. You will be asked to complete a rental application which will require you to provide your personal and financial information, the names of the occupants and the unit identification and if parking is required. The application will also specify the breakdown of the unit rental, parking and utilities (if any). In addition, in the financial information requirement, you will be asked to provide employment and annual income information as well as banking reference. The manager should be able to walk you through it, if you need assistance. The manager or the rental agent should be able to advise you of the rental criteria to be accepted. Please do not hesitate to ask for this information. Once the rental application has been completed, you will have to submit it with a first and last month’s rent deposit to the management company. The manager will then conduct a credit check which will assist management in accepting the rental application. Once the rental application is accepted, a tenancy agreement will be prepared. The tenancy agreement is a legal contract between the landlord and the tenant. The management company will prepare it and ask you to sign it, and will provide you with a copy of the agreement. Please remember to keep it in a safe place. You should not TheRentersGuide.ca be afraid to ask questions and here again, it will be the property manager who should be able to provide you with the answers.

Now the fun part of renting begins: The move in. You should again meet with the property manager to coordinate all the move-in details. The manager will provide you with tips which will help to smooth the move-in process to your new home. Once you arrive at your new rental unit, you should be able to get from the management company a booklet which details some of the necessary information, such as the emergency number for Police, Fire Department, nearby hospitals, after-hours emergency line, management office number, as well as TTC contact information. This will help you to get familiar with your new surroundings. The renter’s relationship with the property management company will continue throughout the term of the tenancy. This may express itself should incidents arise such as a maintenance need or any disturbances which will require the management company’s attention. It is not uncommon, that a renter at a certain time during the rental period will need to move, possibly before the end of the lease. Here again, the management company may assist in providing you with the policy of sub-letting, or let you know how to end your tenancy when it’s time to move on. Please remember to have the manager on your side; it will always be to your benefit.

MOST PEOPLE DO NOT REALIZE HOW IMPORTANT IT IS TO HAVE GOOD CREDIT. POTENTIAL LANDLORDS AND OTHER CREDITORS are always interested in how you manage and pay your credit obligations in a timely manner. In addition, having a good credit rating has significant implications on whether you’ll TheRentersGuide.ca be able to buy a car or get a mortgage in the future. â€œMany industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,â€? says Clifton Oâ€™Neal, Director of Corporate Communications for TransUnion, one of several credit bureaus in Canada. Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www. equfax.ca) or TransUnion (www.transunion.ca). Your â€œcredit scoreâ€? is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental. â€œItâ€™s important to get hold of your credit report at least once a year and to scrutinize it carefully,â€? says Richard Lewis, CFO of Rent Check. â€œYou may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation. For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your lifeâ€™s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a â€œpaper trailâ€? of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, itâ€™s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husbandâ€™s name or because he had financial difficulties or setbacks. On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen if you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords.

It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights Code, to consider this information in order to assess a

prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a monthâ€™s rent as a so-called â€œSecurity Depositâ€? either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last monthâ€™s rent). If you have rented previously, you may also have a â€œtenancy report,â€? which provides information on the timeliness of your monthly rental payments, whether or not youâ€™ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application.â€œOften individuals with â€œlowâ€? credit scores can have â€œhighâ€? rent scores,â€? says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item,â€œMany people who are carrying too much debt are careful to pay their rent on time,â€? notes Dobrowolski. While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor. Some clients want to pack their own items, while others prefer a turn key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

THE PROFESSIONAL PACKER Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to your new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap â€“ and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. Itâ€™s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is 3 cubic feet in size. The sizes go up from there, to 4.5 and 6 cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service. DIY Project All you need is an old cabinet door and some kitchen cabinetry hardware: knobs, pulls and hooks. Mount the assorted hardware to the cabinet door as you please and voilà! It’s a beautiful display piece for necklaces, which can hang on the knobs, earrings can rest on the pulls, and bracelets can dangle from the hooks. Mount it to your wall and it can double as artwork. PORK MEDALLIONS in Mushroom Marsala Cream Sauce DIRECTIONS

Season the pork medallions on both sides with salt and pepper. Heat the olive oil and 1 tablespoon of butter in a large non-stick sauté pan over high heat. When the butter is melted and foaming, add half of the medallions and sear until they’re nicely browned, about two to three minutes per side. The pork should be golden brown and slightly firm to the touch. Transfer to a plate and repeat with the remaining pork.

THIS SIMPLE RECIPE TRANSFORMS PORK MEDALLIONS INTO A LUXURIOUS DISH, SERVED WITH A RICH AND CREAMY MUSHROOM MARSALA SAUCE. Served over buttered noodles or with sautéed new potatoes, the medallions are first seared until golden brown, then set aside while the sauce is prepared in a matter of minutes. Chopped shallots and sliced mushrooms are sautéed until golden, then sprinkled with a little flour and jigger of sherry to thicken and flavour the sauce. Chicken stock is added and cooked until reduced by half, then the cream, Dijon mustard and parsley are stirred in along with the browned and juicy pork medallions. Served in a large serving bowl with a flurry of chopped parsley, this dish is an easy, elegant and delicious meal, perfect for a mid-week dinner but also impressive enough for serving family and friends.

Melt the remaining 2 tablespoons of butter in the pan. Add the shallots and sauté for about 30 seconds, using a wooden spoon to scrape up any browned bits from the bottom of the pan. Add the mushrooms, reduce the heat to medium-high and sauté until all of the liquid has evaporated and the mushrooms are golden, about three minutes. Season with 1/2 teaspoon of salt, sprinkle with the flour and add the sherry. Once the wine has almost completely evaporated, add the chicken broth and reduce by half, about three minutes. Stir in the mustard, cream and parsley, return the pork and any accumulated juices to the pan, and cook, flipping the medallions once, until they’re firm to the touch and still a little pink in the middle, about three to four minutes. To serve, place the medallions on a serving platter and spoon over the mushroom marsala sauce with a final garnish of chopped parsley for show. I like to serve this dish with buttered noodles or sautéed new potatoes.
