As you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change, so it’s important to choose well. There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you aren’t keen on owning a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

MOVING IS NEVER EASY, IT TAKES A LOT OF ENERGY AND PLANNING TO PACK UP A HOUSEHOLD, TRANSPORT IT AND THEN SET IT ALL UP AGAIN. From booking the right people and coordinating the timing to finding everything you need, it can be stressful. I recommend the following 15-point checklist to help you complete your move in a stress free way:

Double-check all closets, drawers and shelves, in addition to the attic, garage and any storage spaces to ensure they are empty.

Carry important documents, money and jewelry with you.

Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.

Pack toys, games or special items for the kids to keep them busy during the move.

Donâ&#x20AC;&#x2122;t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials.

Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items.

Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from.

Avoid loading more than 50 pounds into one box.

Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell.

Have rugs and draperies cleaned before moving and leave them in wrappings for the move.

Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container.

Check the weather forecast for your move day. If itâ&#x20AC;&#x2122;s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice.

Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first.

ESTABLISH PRIORITIES WHEN SHOPPING FOR AN APARTMENT

WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind. Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on. When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people. Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column. building they manage and their customers – the tenants who reside in their building. After all, your apartment is your home and you should expect it to be a good quality place to live. That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP). This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation. When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc.. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates. Renters should never have to sacrifice“quality of the product”or“quality of service”in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many apartment hunters place the CRBP certification on the top of their“must-have”list when finding a new place to live. 12 THINGS TO PACK LAST It’s time to pack up for your big move! Here’s a helpful list of 12 items to pack last and keep handy

Box cutter – Don’t pack this item at all! It’s the first thing you’ll need to open up all those

boxes.

Alarm clock – You don’t want to be out the door late on the first morning at your new place, right? And you may want to keep a radio, CD or MP3 player handy so you can enjoy some music while you work.

Light bulbs and a small lamp (perhaps a flashlight too) – It may be dark when you finally move in.

Cleaning supplies – You’ll want to give your new home a once-over. You’ll also want to make sure you have toilet paper, toiletries and a towel, even a change of clothes for the first day in your new place. If you are on regular medication it’s very important to keep it with you.

Some personal ID, such as a driver’s licence – If you’re opening a new chequing account and applying for utilities, you’ll need proof of your new address too.

THE MOVING PROCESS BY SHLOMO SHARON

A FEW YEARS AGO, A SON OF ONE OF MY FRIENDS ATTENDED A UNIVERSITY OUT OF TOWN. HE RENTED AN APARTMENT AND ENTERED INTO A ONE YEAR LEASE. He then decided, near the end of the lease, to move. He advised the management company on his intentions, as it was required, that he would not be renewing TheRentersGuide.ca his lease. He was notified prior to leaving that a physical inspection of the premises would be conducted. TheRentersGuide.ca 52

On the day of the inspection, which was done in his presence, he was advised that there was damage to the floors and that he would be charged over $500. He protested, only to receive a notice from the management company to this effect. He told his parents that the damage was there when he moved into the unit. When the parents contacted me to find out what can be done, my first question to them was whether an inspection of the unit was conducted when he moved in, and if it was, did he receive a copy of the inspection report, and if he ever notified the management company in writing of the damage at that time? The answer to all these questions was no inspection, no written report and no written or verbal notification. This was the breakdown of rule number one, which is: When renting a unit it is imperative to inspect the unit before you move in. This must be done, regardless if you rent a unit in a rental building or if you rent a unit in a condominium from an investor. Management companies will have a move in inspection report form, which details all the components of the unit. It includes the status of the walls, painted or not, holes in the walls, the location of the holes; the status of the floors, regardless of whether it is a wooden floor or is carpeted; the windows and any window coverings; the bathroom and all the components in it, from the condition of the sink, to the condition of the bathtub; the kitchen TheRentersGuide.ca and all the components there including the faucet, the sink, all the appliances, and of course if applicable, washer and dryer. When this inspection takes place, all these items should be reviewed, and any complete or partial deficiency should

be noted on this inspection report. If you feel that you are not knowledgeable enough, ask a friend who is familiar with this, to come with you. Please do not forget that this inspection will be used as the benchmark when you vacate the apartment down the line. When the inspection is completed, take the time to review the move-in report carefully to ensure that any deficiencies that were noted are recorded. Make sure that you sign on every page, and a copy should be retained in your possession. This will help both you and the management company to avoid any misunderstandings later on. It is important also to remember that if a certain deficiency was overlooked during the inspection, and was noted immediately thereafter, you should bring it immediately to the attention of the management company, and in writing. Now you are ready to move in. Please remember to notify the management company of the date and time of the move, so that the appropriate arrangements can be made by them. In the case of a highrise building, you will need to secure the elevator so you will need to estimate the length of time that the move will take. Do not forget to consult with your moving company, in order to avoid any misunderstandings. Also, find out if there is a designated area to access the building for the move. You should also be prepared to pay a move-in deposit, which will be applied to damages that may occur during the move. It is common that a moving company is insured, and in that case, any damage to the property would be covered by them. However, if you move in on your own, you must remember to take all necessary precautions as you will be TheRentersGuide.ca personally responsible for any damages. The management company should put up padding to protect the elevator cab. It is your duty to ensure that it is done as any damages to the

elevator cab can be very costly. You should always remember to ask for your deposit back once your move is completed. Once you are in your unit, and hopefully enjoying it, you should take care of it as if it was your own home, as it will be your responsibility for any damages that may occur in the unit during your tenancy. When the time comes for you to move out, you should notify the management company in writing, within the prescribed timelines, of your intention to move. Please do not forget to request that a move-out inspection be completed, even though the management company will initiate it in any event. You should coordinate the date and time for the inspection. You should have with you a copy of your move-in inspection report so that any deficiencies which were noted then will not be held against you. Here again, once the inspection is completed, remember to ask for a copy of the report, and ensure that it is signed both you and the management company. Once again, when you move out remember the same steps that were taken when you moved in will apply. It is your responsibility to ensure that both you and the management company are in agreement of the status of the unit at time of move-in and move-out. This will ensure a smooth transition at the beginning and end of your tenancy.

COOKING SKILLS GAP: MILLENNIALS LACK CONFIDENCE IN THE KITCHEN New research from Sobeys Inc. drives commitment to get Canadians cooking for Food Revolution day RESEARCH RELEASED RECENTLY BY SOBEYS INC. has revealed a generation gap when it comes to food knowledge and confidence in cooking skills. Only 31 per cent of 18 to 29 year olds feel confident in the kitchen versus 48 per cent of those 50 and older. Both findings point to a trend in Canada that could lead to significant health consequences. A 2012 study1 showed that approximately 62 per cent of dietary energy in Canada comes from ultra-processed products and states these products are unhealthy with significantly more fat, sugar, sodium and not enough dietary fibre. The study recommends diets that minimize processed foods in order to prevent obesity and chronic diseases. “The research results are worrisome. We know a lack of confidence in cooking and food skills leads to less time planning and preparing healthy, wholesome meals,” said Cheryl Turnbull-Bruce, Registered Dietitian and Manager of Sobeys’ team of dietitians. Sobeys employs more than 40 in-store nutrition experts including dietitians and wellbeing counsellors. To encourage more Canadians to get cooking, Sobeys is participating in Jamie Oliver’s Food Revolution Day, a global day of action for people to make a stand for good food and essential cooking skills. “Sobeys is on a mission to help Canadians eat better and feel better and we know cooking skills are an important element of that. It’s why we’ve partnered with Jamie Oliver who is so passionate about sharing his food knowledge and inspiring people of all ages to get cooking,” said Doug Brummer, Senior Vice President, Marketing at Sobeys Inc.

EVER HAD A SENSE OF PARTICIPATING IN THE SHARED CONSCIOUSNESS? THIS IS HOW I REFER TO THE FACT that sometimes I get a slew of letters about one particular topic. It’s sometimes what drives me to do a blog with a specific focus. A while back I got a slew of letters TheRentersGuide.ca asking about the ‘Save-10 Per Cent-Rule.’ Most recently, I’ve had a barrage of request from people TheRentersGuide.ca who are very concerned about fraud. If this has been on your mind, here are some I do.

finances just hit delete. I know my bank would never send an e-mail requesting login information or for me to click on a link to your bank’s log-in screen to enter information. If you’re a sucker, you deserve to lose your money. Sounds harsh. Really? Have you ever got one of those emails promising you thousands of dollars if you take advantage of a new business opportunity, fabulous investment with amazing returns, or for your help is moving money from another country? Just how gullible are you?

I periodically go through my paperwork and files and get rid of anything I no longer need. I don’t just dump ‘em. I shred ‘em. This applies to financial statements, invoices, anything with personal information that someone could use to hurt me. Since “dumpster-diving” has become a favourite way for fraudsters to find information they can use to apply for loans or credit cards in your someone else’s name, I bought myself a cross-shredder and make my financial stuff into confetti. I never write my PINs down. Yeah, I’m old, but I can still commit a few number to memory. And I would’’t dream of sharing my PIN with anyone. When choosing a PIN don’t make it too obvious: a phone number, address, birth date. And periodically I change my PINs. If you’re having trouble remembering your multitude of PINs and passwords, take a page from my girlfriend: she carries a telephone book around with her and has her PINs and passwords concealed amongst all the other names and numbers. I never give out info on the phone. I’ve had people call me to “verify” stuff, and ask me for the information. I point out that I’m happy to verify what they already know, but I’m not telling them squat. Your bank will never call you at home requesting personal information. If someone does, rest assured that it is TheRentersGuide.ca a scam and should be reported to both your bank and the Anti-Fraud Centre at 1-888-495-8501 or info@phonebusters.com. I’ve also received more than a few emails requesting personal information. I

Work-from-home scams are another way some people are ambushed. With people looking for ways to make more money, the temptation to send money to someone with a promise of getting paid work you can do at home is sometimes too much to resist. One of the most successful lures you into becoming a “representative” or “collection agent” for a company. The fraudsters have you collect and deposit cheques into your bank account and then wire the cash to Head Office while keeping your commission for yourself. Sadly, the cheques turn out to be counterfeit and the bank comes after you for the cash because you are responsible for any deposits to your bank account. I’m also pretty careful when I shop online. I choose to use reputable retailers and I have a credit card with a very low balance that I use only for online purchases. I change this card every year or so. A credit card can actually help to protect you since if you have a dispute with a seller, you can ask your credit card company for a “chargeback” – read “don’t pay this seller” – if your purchase was not as advertised.

LEBANESE TABBOULEH SALAD HEALTHY, DELICIOUS AND LOW CARB, TABBOULEH IS AN EASTERN MEDITERRANEAN DISH THAT’S TRADITIONALLY ENJOYED AS PART OF MEZZE, or appetizers, eaten before a meal. Originally from the mountains of Syria and Lebanon, tabbouleh is one of the most popular salads in the Middle East, and comes from the Arabic word ‘mtabeleh’, which means ‘seasoned’, implying that the dish comes alive with the salad’s flavourful seasonings. In Lebanon, regional and family recipes vary widely, but the consensus remains the same: if the salad isn’t heavy on parsley, it’s not tabbouleh. Characterized by the colours of the Lebanese flag – green, white and red — tabbouleh is traditionally made with bulgur, ripe tomatoes, zesty parsley and fresh mint, with a simply dressing of olive oil, lemon juice and salt. Low in fat and high in fiber, essential nutrients and complex carbohydrates, tabbouleh’s primary ingredient is bulgur, which are wheat kernels that have been steamed, dried and crushed, and are available in various grinds: coarse, medium and fine. Like hummus, baba ghanouj, stuffed grape leaves and other delicious mezze of Arab cuisine, Tabbouleh Salad is firmly entrenched as a popular and healthy DIRECTIONS addition to North American cuisine. INGREDIENTS Serves 8

Place the bulgar wheat in a large bowl and add boiling water, lemon juice, olive oil, and 1 1/2 teaspoons salt. Stir, then allow to stand for one hour at room temperature.

Once the bulgar wheat has absorbed all of the water, add the scallions, mint, parsley, cucumber, tomatoes, remainder of salt and the pepper. Season to taste. Serve at room temperature or chill for at least one hour to serve cold.

RENTING A HOME Know your rights and responsibilities WHETHER YOU’RE A FIRST-TIME RENTER or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities. To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in: The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can

help give you a head start. Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say“For Rent.”{Ed’s note: And magazines like Renters Guide are a great go-to source!] When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed. When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s

privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque so you can leave a deposit in case you’re interested in the home. If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision. When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a“lease.”Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises. Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible. Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave. Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold TheRentersGuide.ca winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement. If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted. When your lease expires, you may sign a new lease, or you might shift to a monthto-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area. Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs

are needed above and beyond the usual “wear and tear.”Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest. Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did. PENDANT FIXTURES ARE AN ALL-TIME FAVOURITE

because they can be installed in any room. They can be casual or formal â&#x20AC;&#x201C; dressed up or dressed down. The challenge most people face is deciding at what height to hang them. Here are some tips to help guide you: HALLWAY/ENTRY Especially in your entry, your pendant light should make some sort of statement since not much is going on in this area of the home. This can be one of the most difficult places to determine how high to hang the light since there probably isnâ&#x20AC;&#x2122;t a piece of furniture underneath to help TheRentersGuide.ca judge the distance. A general rule of thumb to follow is to hang it at least eight feet above the floor. If you have doors that swing out toward the fixture, make sure you take note of them so you leave the appropriate spacing for this also. TheRentersGuide.ca 112

OVER A TABLE 28 to 32 inches above the tabletop is where this light fixture will usually hang, though it can be hung lower or higher, itâ&#x20AC;&#x2122;s more of a personal preference. Keep in mind for conversation, and for serving and passing food, you donâ&#x20AC;&#x2122;t want it to hang right in your face while seated. Consider mounting two or three pendants above the table for added light and visual appeal. ABOVE THE KITCHEN ISLAND Whether itâ&#x20AC;&#x2122;s an area for cooking or an area for sitting and watching someone cook, kitchen pendant lights are normally hung 28 to 35 inches over the island. It really depends on the function of the island, how the area will be used most often and what youâ&#x20AC;&#x2122;re comfortable with. Again, hanging two or three pendants in a row can look quite beautiful. BATHROOM Instead of traditional sconces, hanging two pendants on either side of a mirror looks stunning. Choosing a fixture with clear glass will offer more light which is good for makeup and getting ready, while a diffused shade offers a more ambient feel. The middle of the light component of the pendant should hang at where the middle of the mirror is placed, close enough to the wall so no one will bump into it, but not touching the wall itself. If youâ&#x20AC;&#x2122;re just hanging one in the centre of the room, you again want to make sure it clears the door. MIDDLE OF THE LIVING ROOM With furniture underneath the pendant, such as a sofa or coffee table, donâ&#x20AC;&#x2122;t be afraid to hang your light fairly low. Usually the light will be hung over a seating area, which is usually an area for conversation, a spot for reading, watching television or resting â&#x20AC;&#x201C; so you want to make sure itâ&#x20AC;&#x2122;s well lit but not overly bright. I would suggest having this light installed on a dimmer switch so that you have the luxury of TheRentersGuide.ca setting your own tone of brightness.

ABOVE THE BED A pendant light hung above the bed can serve as a lovely focal point for any bedroom. Fixtures here are usually hung rather high so that you donâ&#x20AC;&#x2122;t end up hitting it in the middle of the night tossing and turning or when you jump out of bed because youâ&#x20AC;&#x2122;re late for work. Also keep in mind the sight line â&#x20AC;&#x201C; if you have a television on the wall in front of your bed, youâ&#x20AC;&#x2122;ll want to hang it high enough so it doesnâ&#x20AC;&#x2122;t obstruct your view. ON EITHER SIDE OF THE BED In place of table lamps, I love the idea of hanging a pendant above each side table. Just like in the bathroom, you want it to be hung close enough to the wall so you donâ&#x20AC;&#x2122;t hit it, but not so itâ&#x20AC;&#x2122;s actually touching the wall. I would leave about 12 to 20 inches above the bottom of the side table so that you have room for accessories and books. STAIRCASE If youâ&#x20AC;&#x2122;re looking to add drama and interest to your staircase, hanging a light fixture is the perfect way to do just that. Having plenty of clearance for walking up the stairs is ultimately all that needs to be considered when installing a pendant here. SIDE NOTES â&#x20AC;ş Rules are meant to be broken â&#x20AC;&#x201C; common sense sometimes overpowers any guidelines, so feel free to follow your own gut instinct when hanging your pendant light! â&#x20AC;ş Hire a certified electrician for hanging any light fixture. You may want to also consult your property management company as they may have regulations regarding the changing of light fixtures for the safety of all residents. There are codes and standards that are required to be met for safety reasons.
