t’s always disappointing to hear of scams, but where money is involved, there’s sure to be someone who has figured one out. The rental industry, unfortunately, has seen issues with scammers arise.

There are ways to protect yourself from falling victim to the unsavoury and unscrupulous. A bit of homework and a few suggestions should keep you and your money from being parted by a scam. Don’t rent without a visit. Anyone can promise anything, but does the apartment they’re offering actually exist – or have the pictures just been lifted from another listing? If you cannot visit yourself, have a trusted family member, friend or colleague go and see the place for you. Don’t use a money order, wire transfer or cash. Use a cheque or credit card for the deposit. Create a paper trail back to the person who took your money. Don’t fall for something too good to be true. Sure, there are some great deals to be had. Sometimes a landlord lists on the low side, but generally, you get what you pay for, and if you pay for a unicorn, you’re just buying something that doesn’t exist. Do your research. Most property management companies have a business and online presence. They will want an application and do a credit check. They will have no problem giving you their contact information. You should be wary of any landlord that acts shady, doesn’t want to give you any information, doesn’t have the answers to your questions and doesn’t know the building or neighbourhood very well. Use your instincts. If it doesn’t feel right, dig a little bit deeper or walk away without handing over money. Losing your rental deposit – or worse yet, showing up with all of your belongings on moving day only to find out you’ve got no place to live – can be devastating. No one enjoys going through the motions of spring cleaning and, unfortunately for you, this is not a list on how to make cleaning easier or more enjoyable - that doesn’t exist. Spring cleaning is just one of those things you have to do. Yes, even if you’re moving out of your rental July 1st (nice try). ARE YOU ALONE IN THERE? Seriously, dust and dirt can get into some crazy places and even if you don’t see it right now, you will once you start cleaning. So pick a day, one day – any day – where you can get down and dirty and get this dust-off with your home over with. Your pet, partner, roommate and yourself will be thankful once it’s done! With that said, here are some dos and don’ts to ensure you get the job done right: DO CLEAN CEILING LIGHT FIXTURES // DON’T FALL FROM LADDER

DO PURGE ANY UNNECESSARY ITEMS // DON’T PURGE YOUR ROOMMATES UNNECESSARY ITEMS The change of season is the perfect time to clean out your closet, junk drawers and anything else in your home that doesn’t fit, doesn’t work or is just plain ugly. A word of caution: purging unnecessary items is highly exhilarating, but throwing out your roommates ugly painting or onesie only seems like a good idea. Be mindful or their belongings. DO WASH YOUR PILLOWS AND CURTAINS // DON’T FORGET TO READ THE LABEL You probably know whether or not your bed sheets can go in the washing machine, but what about your curtains and pillows? It’s definitely time to give these items a wash, but make sure you read the label properly to avoid ruining them.

Spring cleaning is all about cleaning the little things we ignore or forget on a daily bases. Think about dusting off light fixtures, blinds and all of those hard to reach places. Just remember safety first and don’t fall off any chairs or ladders. DO CLEAN OUT YOUR FRIDGE // DON’T TASTE UNDISTINGUISHABLE SUBSTANCES IN SAID FRIDGE Who knows what lays at the back of your fridge and just because you’re cleaning it out doesn’t mean you have to find out either. Avoid food poisoning by checking the expiry date on any sauces, pre-packaged meats and anything else you thought was a good idea to buy but never eat (fancy named cheese, exotic fruit, etc). The rule of thumb is if you don’t know what

PAINT. If you really can’t stand the neutral wall colour, try asking your landlord if you can paint, even if it’s only one feature wall (if you promise paint it back when you leave it may help). If they say no, there are still plenty of options when it comes to adding personality into your space. A VARIETY OF STORES. Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story. ART. If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floorstanding mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. There is a wide range of sizes and styles available that will suit your undressed-wall’s needs! VISUAL INTEREST. Create some visual interest in your rental unit by placing a large, floor-to-ceiling, free standing book shelf to cover one of your empty walls and to make use of your vertical space. This can easily be a feature wall, and a great way to show off your belongings. Make sure whatever you place on the shelves are at varying heights. Book shelves aren’t only for books anymore- you can dedicate a shelf for your glassware including vases of different colours and sizes, and you can also purchase baskets to place on a couple shelves that serve as great storage and a great place to hide clutter. COLOURS, PATTERNS AND TEXTURES. Liven up the space with different colours, patterns and textures. When mixing patterns, make sure the scales differ, for example, match a large-scale floral with a small-scale stripe. You can bring in these elements in varying ways. Throw cushions, area rugs, bedding and upholstery are just a few options. Be creative and let your style shine through. You may feel frustrated at first when it comes to decorating your rental unit. No paint, no holes and no major changes doesn’t mean no style. Weather you are staying for the short-term or the long run; you can still make your rental an inviting, warm and cozy place to call home.

Make Living Green Together tops on your apartment shopping must-have list BY TED WHITEHEAD

SHOPPING FOR RENTAL ACCOMMODATIONS CAN BE FRUSTRATING. How can you know whether a landlord/property manager is strongly committed to being environmentally friendly and working with their residents to create Greener apartment communities and lowering their environmental operating footprint. Since 2008, the Federation of Rental-housing Providers of Ontario (FRPO) has encouraged apartment seekers to look for buildings displaying the Certified Rental Building Program (CRBP) designation. That’s when we implemented the CRBP “quality-assurance” program to help people identify well-maintained and professionally-managed residences they can call home. To further our commitment, we have added a new program component called Living Green Together - sustainability standards that embrace the best interests of both tenants and the environment. FRPO recently published a report called “Apartment Living is Green” to point out that apartment buildings are Greener than single-family homes in a number of ways, and that renters are Greener than family-home owners. For example, apartments use 65 per cent less energy per household, 40 per cent less water per capita, 60 per cent less waste and lie within a 10-km shorter commute distance to work. Renters use 50 per cent less energy per household, have an 8.4-km shorter commute each day, are 43 per cent less likely to use a car, 150 per cent more likely to take transit and 175 per cent more likely to walk. Just by choosing to rent in a multi-residential apartment building, you contribute toward a smaller environmental footprint. CANADIANS DEFINITELY SPEND MONEY ON TWO THINGS: rent and hockey. With the NHL playoffs kicking off across North America, it would come as no surprise that Canada’s most expensive cities to rent in are also home to some of the highest ranking NHL teams. Check out the average rental prices of 2 bedroom homes in Canada’s 7 NHL cities - they rank as some of the most expensive according to the CMHC in 2014. 1. VANCOUVER: With an average rental price of $1281, Vancouver tops the list as the most expensive NHL city in Canada, and with zero Stanley Cup wins under their belts, it would seem Vancouverites prefer to spend their money on their lifestyle more than hockey players. 2. TORONTO: This metropolitan city peaks at around $1213 per rental. This hockey-loving city has 16 Stanley Cup wins, but nothing since 1967, now coined,“the last good year.” It seems Torontonians will see many more rising rental costs before another cup win.

5. OTTAWA: Averaging at $1132, Ottawa is around the national average for rentals, and they’ve made it to the playoffs this year, beating out Toronto, which is all the capital city’s citizens really care about, since they don’t have to worry about record-setting rental values pricing them out of the market! 6. WINNIPEG: With an average price of $969, Winnipeg is on the more affordable end of the rental spectrum – but with no Stanley Cup wins, it’s unclear where the city is spending money, since it’s clearly not rent or hockey. 7. MONTREAL: With 18 cup wins, this city has the lowest rental price of $730. Les Habitants may have a thing or two to teach the ever-warming west coast about something we east coasters like to call skating.

3. CALGARY: Coming in $1224 per rental, Calgary has only seen one Stanley Cup win. They’ll face off against their rival, Vancouver, in the first round of the playoffs. Canadians will be eagerly watching to see if Canada’s most expensive city will obliterate the oil tycoons. 4. EDMONTON: RentersGuide.ca Edmonton’s average rental cost is $1141. The city may be a cheaper place to live, but it certainly isn’t a home for hockey champs. Although they’ve won 5 championships, the city has already been ousted RentersGuide.ca from this year’s playoffs.

MORE THAN 4 MILLION PEOPLE MOVED RESIDENCES IN CANADA LAST YEAR, MANY OF WHOM DID THE PACKING themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day. 3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic wrapped mattresses against the box wall and secure everything with tieoff straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving RentersGuide.ca day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money. 5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety. So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.
