haven’t moved in about five years now, but my husband and I have both moved numerous times. We’ve both experienced moving from one province to another. We both had our fair share of room mates. We both lived in our own apartments before we met. When the time came to move in together 10 years ago, we faced that big dillemma: whose apartment? It was actually an easy decision. I loved his building, but we decided to move into a new apartment within the building so that it would be “Our First Place.” Looking back, it was the right move for us. We’ve moved twice since Our First Place – once to accommodate our growing family, and the second when we realized we needed to choose a family-friendly community to raise our kids. Our preferred community was the right fit while we were young socialites, but we wanted to trade the nightlife and stylish boutiques for playgrounds, daycare and a good school. Needs change, people change and, luckily, apartments change. Real estate can be a tricky thing and it’s hard to focus on our personal needs. We were happy to rent apartments because we knew there would be change. We weren’t ready to invest in real estate and, had we bought and sold those many times leading up to our current home, we would have gone through serious expense and not enjoyed the benefit of selection that we had in our various apartments. Renting is an amazing opportunity. It has many lifestyle benefits and offered us a lot of freedom. COOKSVILLE

WHEN THE VARIOUS MISSISSAUGA TOWNSHIPS AND SETTLEMENTS MERGED in 1974, the area known as Cooksville was already a prominent part of the area west of Toronto. Located in and around Hurontario and Dundas, Cooksville has always been a hub of the community. In fact, a lot of Mississauga’s political offices and libraries RentersGuide.ca were situated in this centralized district. Cooksville remains a popular neighbourhood amongst residents, an integral part of one of Canada’s biggest cities. RentersGuide.ca 12

Cooksville’s business district has always centred around Hurontario and Dundas Street. Shopping plazas are located on all four corners including a number of groceries and a variety of shopping. The strip along Dundas Street East has restaurants, clothing stores, automotive dealerships, bars, banks – just about everything both private and franchised. A little further west on Dundas just before Mavis Road, you can find an area that features big box stores in open concept plazas including a grocery, liquor RentersGuide.ca store and hardware store, among others. in the residential areas just east and west of Hurontario, south of Dundas. Here you find peace and tranquility amongst the mature trees and forest that flow out of Mary Fix Creek on the west side and Cooksville Creek on the east side. Excellent public transit and highway systems from Cooksville have made access to downtown Toronto, Pearson International Airport and Square One very easy. But Cooksville has always been that way, attracting people ever since Jacob Cook first settled it a century and a half ago.

A unique aspect about Cooksville is that it is home to a significant amount of medical and dental complexes that provide ample opportunity for both employment within the sector as well as maintaining good health! By Chuck Resnick WE NEED TO THINK OF the environment with every activity - even moving day can be cleaner and Greener, and it doesn’t take much effort. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, Greener process: 1 PLAN AHEAD. Waiting until the last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or RentersGuide.ca donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site. 2 RESEARCH. Survey local recycling options to find the most convenient RentersGuide.ca

solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand. 4 CARE FOR HAZARDOUS MATERIAL. As you clean in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city. 5 REUSE. Do not throw away used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

THERE’S NO PRODUCT IN THE FINANCIAL WORLD THAT’S BEEN MORE MALIGNED THAN LIFE INSURANCE. Part of the problem has been the heated and often vicious debate that’s raged between the proponents of term insurance versus those who favour permanent insurance. The other part of the RentersGuide.ca problem is that people have been “sold” insurance – as opposed to making an informed buying decision – andRentersGuide.ca that’s left a really bad taste in our mouths. Some people believe if they don’t work outside the home they don’t need life insurance. With no paycheque to replace, premiums seem like a waste of money. So, answer me this: with the other guy at work all day, who will watch the kids, do the laundry, drive hither and yon, make dinner, do the laundry, vacuum, grocery shop, do the laundry? How much would it cost to replace you? Young people know they are never going to die. And if they do, it’s a long way off. Since the odds are in their favour, life insurance premiums are a waste of money. This is a paradox since if you buy your life insurance when you are young, you’ll pay so much less for it. Let’s be reasonable here, don’t you think a life of peace of mind is worth a few hundred bucks a year? Of course, if you’re a gambler by nature and choose to take your chances skipping life insurance completely I only have one more question for you: how come your stuff is worthy of insurance, but your life isn’t? Maybe it’s because you don’t have to deal with the ramifications of your own death so it’s easy to ignore them. Since many people are covered by life insurance through their benefits package at work, they believe that individual insurance is a waste of money. Have you even reviewed how much your work insurance provides and calculated whether this is enough to support your family? And when you leave that job for the next, will you still be young and healthy enough to get the insurance you need because the work plan just doesn’t cut it? Then there are also people who avoid buying life insurance because they simply don’t want to think about their own demise. Ya know what? You’re gonna die. So get over yourself and do what it takes to make sure your family isn’t left holding a Pot of Nothing when you’re safely pushing up daisies. Almost everyone needs life insurance. Unless you plan to lead a solitary life and have no one that depends on you, you’ll probably need insurance at some point. So the next question is,“How much?”Here’s a formula you can use to figure this out: A – (B + C + D + E) = Insurance needed A = Your family’s assets and income (including existing insurance, a spouse’s income, government benefits, pension income, income from investments e.g., GICs, CSBs, mutual funds, income that could be realized from the sale of assets, etc.) B = Your family’s monthly Budget needs (Including shelter, food, and household supplies, clothing, utilities, car maintenance, insurance (home and car), childcare, entertainment, etc.) C = Costs associated with your death (including funeral expenses, accounting and legal fees, probate costs, estate taxes, etc.)

D = Debts to be paid off (including credit card balances, mortgages, loans, etc.)

E = Exceptional expenses (including educational costs, vacations, major purchases e.g., new car, medical equipment, etc.) Begin by calculating the income your family would have, based on the existing income (from pension, spouse’s employment, etc.). Add the income that would be generated from your assets. Once you know how much income your family will have, calculate the expenses they will face. Some will be one-time costs, such as your funeral or the payoff of existing debt; others are ongoing: monthly expenses and educational costs. The discrepancy between what your family has and what it will need must be covered in some way if you wish to minimize the financial impact of your death. In deciding how much insurance you should buy, answer the following questions: Will your estate have sufficient funds to pay for your funeral? Will your estate have sufficient funds to pay your accounting, legal, and probate fees? Will your estate have sufficient funds to pay the taxes owing at your death? Will your estate have sufficient funds to provide the income required to meet your family’s day-to-day needs? Will your estate have sufficient funds to eliminate any debts you have at death? Will your estate have sufficient funds to provide for such priorities as the education of your children/grandchildren? Do THIS and you’re going to get evicted HAVE YOU EVER SEEN YOUR NEIGHBOUR do something so ridiculous you wondered; “is he trying to get evicted?” We’ve all had a lack of judgment at one point or another, but there are some actions that could seriously jeopardize your current lease. If you are actually doing this in an attempt to get out of your rental agreement, note that you do not want an eviction notice on your record. Instead talk with your landlord to try and break your lease or look for someone to sublet your apartment. If you actually love where you live and you want to stay (I hope you do), don’t say I didn’t warn you. If you’re doing any of THESE things, you’re asking to get evicted. CASH FLOW… SLOW, SLOW, SLOW Non-payment of rent is the most obvious reason for an eviction, but your landlord can also file to have you evicted for habitual late payments. Get your cash flow situation in check, stop buying shoes and pay your landlord on time. RULE BREAKER Hiding that stray cat in your room when you were nine didn’t work, so don’t think you can get away with having an English Bulldog in your non-petfriendly apartment. It may seem like you’re only breaking a small regulation, but if it’s listed in your lease agreement and you’re breaking it, it could be enough to have you evicted. becomes a month and all of a sudden he’s living with you. It’s not a big deal until your landlord finds out. The name of everyone who is living in your rental should be listed on your lease agreement if not, your friend might not be the only one who’s looking for a place to crash. DAMAGE CONTROL Things break, I get it. I know that wine stain on the carpet was an accident and you didn’t mean to rip the shower curtains. What I really want to talk to you about is that hole in the wall, which is the SIZE OF MY HEAD! I don’t even want to know how it happened, just pay to get it fixed or it can get you evicted. NOISE POLLUTION Break-ups are tough, but it’s been two months Johnny! The neighbours can’t deal anymore with the outrageously loud crying session, followed by an hour of heavy metal music and your rendition of Shakespeare. There is never a good reason to disturb the other tenants in your building and it could be enough to have you kicked out.

MOST PEOPLE DO NOT REALIZE HOW IMPORTANT IT IS TO HAVE GOOD CREDIT. POTENTIAL LANDLORDS AND OTHER CREDITORS are always interested in how you manage and pay your credit obligations in a timely manner. In addition, having a good RentersGuide.ca credit rating has significant implications on whether you’ll be able to buy a car or get a mortgage in the future. “Many industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,” says TransUnion, one of several credit bureaus in Canada. Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www. equfax.ca) or TransUnion (www.transunion.ca). Your “credit score” is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental. “It’s important to get hold of your credit report at least once a year and to scrutinize it carefully,” says Rent Check. “You may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation. For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your life’s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a “paper trail” of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, it’s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husband’s name or because he had financial difficulties or setbacks. On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen if you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords. It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights RentersGuide.ca Code, to consider this information in order to assess a prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete

and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a month’s rent as a so-called “Security Deposit” either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last month’s rent). If you have rented previously, you may also have a “tenancy report,” which provides information on the timeliness of your monthly rental payments, whether or not you’ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application.“Often individuals with “low” credit scores can have “high” rent scores,” says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item,“Many people who are carrying too much debt are careful to pay their rent on time,” notes Dobrowolski. While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor. Here are some ways you can improve your credit report and score before begin searching for that apartment, enabling you to be viewed in the best possible light: • Pay all of your bills/credit obligations on time each and every month – even if it is only the minimum. • Keep your balances low, relative to your overall credit limit. A good rule of thumb is below 30 percent. • Apply for new credit in moderation • Maintain a healthy mix of credit in your credit file • Think twice before closing old credit accounts in which you have a positive history established • Monitor monthly any joint or co-signed accounts. Any derogatory information associated with these accounts will be reflected on your credit report as well. • Review your credit reports from the two national credit bureaus at least once a year.
