y first job fresh out of university I worked the night shift. I slept from about 6am to 2pm. So imagine my chagrin when a pianist and music instructor moved into the apartment below. Of course, her piano was directly beneath my bed. Her first pupils arrived by 9am. When she wasn’t giving classes, she was practicing. Several letters and phone calls between tenants, the landlord and the pianist later, we all came to an agreement. There would only be morning classes once a week, she would practice at her rehearsal studio and we would not hold her piano playing against her.

By that point I was ready for a day job anyway...

You can’t always pick your neighbours, but you can pick your community. It’s a huge decision so don’t make a hasty one.

There’s nothing worse than moving and finding it’s not the right fit – whether it’s noise issues, parking issues or just general renters’ remorse. Sometimes your concerns can be easily remedied by a friendly discussion with the neighbours, sometimes it’s better to have the management get involved. Rarely, but unfortunately, sometimes the only solution is to move.

Nobody wants that. Instead, some diligence when on the apartment hunt can go a long way. If you work nights, make a great deal of noise, have specific need or concerns, discuss this with the landlord. Find out if it’s the building for you. It may add time and effort to your search, but it will help you find that perfect place.

INHABITING A SMALL SPACE DOESN’T HAVE TO MEAN LIVING LIGHT ON CHARACTER. To keep your home in the sky feeling like a home of your own, here are a few ways to inject a little edge.

DINING › A single accent wall can be all you need (especially in a compact space) to dramatically change the look, even with wall coverings. Bouclair Home has a line of affordable wallpapers in many modern prints for a high-end look at under $30 a roll. › A custom integrated table makes a strong statement while saving space by meeting a wall. Pairing it with transparent chairs (a trendy choice) lets the architectural shape stand out.

Even better, the management company organized a lot of social activities for the residents, so I had the opportunity to meet a lot of my neighbours, which I found helpful and welcoming while going through the transition to being a single mom.”

RENTING HELPS TO TRANSITION AFTER THE DEATH OF A SPOUSE After the death of his wife, an acquaintance moved into an apartment downtown, within walking distance of his office. After several months of coming home to an empty house filled with reminders of their life together, their children now grown, surrounded by married friends, and suddenly on his own again, he found living in a new space, with furniture he had chosen by himself, helped him to move on.

Renting – and in a lively downtown neighbourhood where great shopping

and entertainment opportunities abound – was the option also chosen by his octogenarian mother, who also had the good fortune to meet a very nice gentleman in her building, after her husband died. Selling the marital home after the death of a spouse late in life affords you the advantage of the considerable equity you have accumulated, and enjoy the convenience of walking to neighbourhood shopping and recreation as well as potential social opportunities.

When life takes an unexpected turn in a new direction, remember the financial freedom and social advantages renting can offer.

How to find a building with an environmentally responsible property manager B Y TE D WHI T EHEAD

OVER THE PAST FEW YEARS, PROTECTING THE ENVIRONMENT HAS ATTRACTED A PHENOMENAL AMOUNT OF MEDIA COVERAGE AND CONCERN ACROSS INDUSTRIES, including the multi-residential apartment industry. There is a continually growing trend in Ontario amongst both property managers and tenants to become more eco-friendly in their day-to-day living, and this focused attention to environmental responsibility is very refreshing. The property manager is responsible for nurturing this shared mindset in the building – and environmentally conscientious apartment shoppers can ask specific questions to find out just how “Green” a building is.

For example, ask whether the building manager has a plan in place for promoting energy efficiency and proper waste disposal, and whether they lead by example. When tenants move in, is there any kind of package or document that outlines waste management and recycling procedures in the building? Are there blue box recycling containers in user-friendly areas of the building for tenants’ use?

Is the property manager well versed on the environmental programs in place in their municipality? Landlords and property managers should actively promote conservation and energy awareness to staff and tenants as a community initiative, and can inform tenants of special events such as Earth Week and Waste Reduction Week.

TheRentersGuide.ca Water conservation is another area where apartment building owners can make an effort. If it is time to replace appliances in the apartment kitchens or washers and dryers in laundry rooms, consider Energy Star rated choices that use far less energy. Low-water capacity flush toilets and TheRentersGuide.ca water-saving showerheads are examples of fixtures to turn 64

Most apartment tenants are happy to comply with waste disposal practices, as long as they know what is expected of them. Again, in a building that is run in a professional manner, this kind of information is generally provided upon move-in. Property managers and landlords should let tenants know what constitutes refuse and disposal items that can be placed in the wheeled carts or front-end containers that are emptied regularly by the municipality.

When you consider how many people live and work in apartment buildings, the potential to take steps individually and collectively toward Green practices can have a substantial impact on reducing the carbon footprint of the buildings. A simple small thing, like switching off all the lights in your apartment home every time you leave it can have a big impact. As you search for the perfect building, keep the colour Green in mind and ask questions before you make your move.

Earth Rangers Missions provide children and families with a hands-on way to get involved and make a difference for the environment on Earth Day and any day of the year. Earlier this year, Earth Rangers announced the launch of a new component to their membership program based on ‘Missions’ - simple activities that encourage environmentally responsible behaviours while teaching children and their families how they can help protect animals and their habitats.

New Missions are regularly sent to members and vary in size, scope and theme, from battery recycling to making a homemade bird feeder to taking part in green activities. Earth Rangers Missions provide a new level of interaction and engagement with members, resulting in new generations of youth that are mindful about the health of the planet and wildlife.

The Battery Blitz Mission encourages children to collect and recycle batteries properly by teaching them about the serious environmental impact when batteries end up in the landfill. In the first two months, over 4,000 Earth Rangers have accepted the Mission and, so far, almost 30,000 batteries have been recycled! Earth Ranger Corbett collected 150 batteries and took them to the local depot in his community.“When I heard what happens to batteries when we just throw them out, I wanted to collect batteries so we can stop them from going into landfills and hurting the Earth.”

The most recent Earth Rangers Mission is For the Birds, providing kids with an easy way to make a difference right in their own backyard by building a bird feeder for their feathered friends. Birds turn food into energy at a faster rate than most other animals so are hungry more often and need a continuous supply of food. With harsh winters, cool or wet springs and stormy summers - a little extra food goes a long way.

Other exciting Missions coming soon include a Green Week and a Water Taste Challenge – fun for the whole family! These Missions teach children and their families that small actions, when adopted by many, can have a huge impact.

MORE THAN 4 MILLION PEOPLE MOVED RESIDENCES IN CANADA LAST YEAR, MANY OF WHOM DID THE PACKING themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings.

2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement.Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.

3. Start packing early and be completely packed when the movers arrive.

Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

TheRentersGuide.ca Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic TheRentersGuide.ca

wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

of mess Little adjustments reduce the clutter-making process

by HELLEN BUTTIGIEG ELIMINATE YOUR CLUTTER HOT SPOTS We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one.

KEEP YOUR PANTRY DECLUTTERED Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye towards incorporating these items. Once you’ve used up the excess, get into the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what you’re making for dinner.

STOP PAPERS FROM ACCUMULATING Are you wasting your valuable time shuffling papers? Get into the habit of thinking twice before bringing home any piece of paper or printing a page. CREATE AN IN/OUT ZONE IN YOUR HOME Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you leave the next morning.

ARE YOU BEING HELD HOSTAGE BY YOUR POSSESSIONS? If you’re reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: you’ll have more free time in your day and be more relaxed in your home.

FEELING STUCK If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

YOUR CREDIT HISTORY IS RECORDED IN YOUR CREDIT REPORT MAINTAINED BY CANADA’S THREE MAJOR CREDIT-REPORTING AGENCIES: Equifax Canada, TransUnion Canada and Northern TheRentersGuide.ca Credit Bureaus Inc. A credit report is a “snapshot” of your credit history and is the primary tool lenders use to TheRentersGuide.ca decide whether or not to give you credit.

finances Your credit score is a judgment about your financial health. It indicates the risk you represent for lenders, and your profit potential, compared with other consumers.

The higher your score, the lower the risk for the lender and/or the more profitable you will likely be as a customer.

Some credit-reporting agencies report the lenders’ rating of each of your credit history items on a scale of one to nine. A rating of “one” means you pay your bills within 30 days of the due date. A rating of “nine” means that you never pay your bills at all or that you have made a consumer debt repayment proposal to the lender. A letter will also appear in front of the number: for example, I2, O2, R2. The letter stands for the type of the credit you are using.

“I” refers to an installment loan, such as for a car loan, where you borrow money once and repay it in fixed amounts, on a regular basis, for a specific period of time until the loan is paid off.

“O” refers to open credit such as a line of credit, where you borrow money, as needed, up to a certain limit and the total balance is due at the end of each period. Student loans can also fall into this category because the money may not be owing until you are out of school.

“R” refers to revolving credit, on which you make regular payments in varying amounts depending on the balance of your account, and can then borrow more money up to your credit limit. Credit cards are revolving credit.

The most common ratings are“R”ratings.

These are known as North American Standard Account Ratings and are the most frequently used. The “R”indicates that the item being described involves revolving credit. If you always pay on time, it will be coded an R1. If an amount was written off because you never paid it back, it is coded R9. The R ratings are a TheRentersGuide.ca coding system that translates “on time”, “one month late”,“two months late”, etc., into two-digit codes.

THAI SPICY NOODLES

Recipe from The Bamboo Cooks Cookbook DIRECTIONS FOR THE FRITTERS

Soak the rice noodles in cold water for at least four hours or overnight. Take 1/4 cup of the oil and heat in a frying pan until it’s hot but not smoking. Fry the tofu for about two minutes on each side until golden. Drain on paper towels and let cool down. When it’s cool, dice into cubes.

In a medium sized wok, heat the remaining oil until it’s very hot. Add the chicken and garlic and stir constantly for two minutes. Add the shrimp and tofu, and stir for one minute. Add the eggs and stir fry constantly until the eggs are cooked.

With the wok on high heat, add the drained noodles and stir fry until they become limp and slightly translucent.

Add the fish sauce, lime juice, tomato purée, sugar and chilies, stir frying for three minutes.

THE FIRST TIME I EVER HAD PAD THAI WAS AT THE BAMBOO, FAMOUS FOR ITS EXOTIC WORLD BEAT MUSIC AND FABULOUS ASIAN/CARIBBEAN CUISINE. A long-gone-but-notforgotten cornerstone of Toronto’s funky Queen West scene through the 1980s and 1990s, The Bamboo showcased cutting-edge reggae, funk, R&B, Latin, jazz and soul, and cranked out signature Caribbean, Indonesian and Thai dishes that kept the ‘Boo’ at the top of virtually every ‘best-place-to-eat’ list in the city from the day it opened. It was the hottest place to be. The music was loud, the place was usually packed and the food was new and exciting. Two veteran chefs were brought in – Vera Khan handled the Caribbean fare, while Wandee Young did the Thai cooking. Their cuisine is legendary. Rumour has it that whenever David Bowie was in town, he had to have the Bamboo’s Ka Kai Soup and Thai Spicy Noodles.

Add 1/4 cup of peanuts, the bean sprouts and green onions, and mix well for two minutes. Serve immediately with fresh cilantro, lemon wedges, cucumber or watermelon slices and garnish with remaining chopped peanuts. Add a few extra chilies for extra zingy Pad Thai!
