FOR SOME, THERE’S NO OTHER CHOICE WHEN IT COMES TO CITY LIVING BUT TO GET AS DOWNTOWN AS DOWNTOWN GETS. Toronto has an amazing, enormous, sprawling downtown, but the heart of it all is on Yonge St. – the area around the Eaton Centre and Yonge–Dundas Square are at the centre. Yonge–Dundas Square has turned into the Toronto version of Times Square, where lights, signs and live-action billboards add a surge of frenetic energy to the city pace. Toronto has an amazing vibrancy and a downtown that is alive and in action, 24 hours a day, seven days a week, 365 days a year.

Downtown offers it all – shopping, restaurants, services, businesses, entertainment, the financial sector, activities, nightlife, buskers, festivals, art, music... The list is endless. Toronto is a huge city and offers it all.

up the west side of the downtown area, along University. But the stops along Yonge are key points in the city’s flow. Bloor, Wellesley, College, Dundas, Queen and King St. see throngs of people coming and going all day long.

It’s really a ‘something-for-everyone’ city – every walk of life, every style of living, everyone has opportunity here.

There is the PATH system underground, attaching a number of buildings throughout the city’s core so that you can travel quite a distance without having to go outside. The subway system adds to that insulated lifestyle. In fact, many buildings located near subway stations offer direct access without stepping outside.

Downtown has changed over the years, but it has always been a focal point. At one time it was records and arcades, the next it was fashion and food. Along the strip of Yonge St. there are some long-time favourites like the Elgin Theatre, The Hard Rock Café and The Eaton Centre, but a lot of the stores have changed, modernized and cater to contemporary urban needs. Of course there are still tattoo parlours, head shops and tourist stops interwoven with the big brands, the chain restaurants and the electronics outlets. The launch of Yonge–Dundas Square and the development at 10 Dundas really breathed fresh life into the aging area. Following that, some of the area’s older buildings that didn’t age well started coming down and being replaced by modern storefronts and contemporary architecture. The new construction changed the face and the function of the area immensely. From buskers to street food vendors, the streets are busy and active! Musicians, sidewalk chalk artists and fire-grilled hot dogs are part of the landscape. The subway, a focus of downtown transportation, runs along Yonge Street from Finch to its terminus at Union Station and then turns north and runs

The city core is a destination, and most of the buildings cater to that, from shopping and nightlife to office space and commerce, but the residential side caters to renters. There are really no single family houses to speak of, but there are a few new rental buildings as well as walk-ups above area stores. Downtown is popular with young urbanites, professionals, singles and couples – from young to old, it’s ideal for anyone that enjoys the busy city. Ryerson, University of Toronto, OCAD, George Brown and The Academy of Design all have campuses near by. The financial district and several hospitals are also in the city’s core. The one thing the area doesn’t cater to is families. Elementary chools are a bit further east and quite a bit further west, playgrounds and other child-friendly services are more scarce in this area, but family living can still be found throughotu downtown.

IT IS IMPORTANT TO KNOW THE RULES FOR RENT INCREASES, especially if you’ve just moved to a new province as the rules vary across the country. Here are the basic rules from province to province. How does your province compare?

QUEBEC A written notice of rental increase is required, dated and signed by the landlord. Notice timelines vary depending on the rental term. It also must include the time the tenant has to refuse the modifications. The tenant can contest the increase to the Regie du lodgement. Upon refusal to accept the increase, the landlord must apply to ‘fix the rent’ with the courts within a month. NEW BRUNSWICK There are no rent controls. Three months notice is required to increase the rent in a year-to-year lease and two months for a month-to-month lease. On a fixed-term lease the landlord can give three months notice if the box on the Residential Lease form has been checked.

BRITISH COLUMBIA

NOVA SCOTIA

Landlords must use the official “Notice of Rent Increase” form and give their tenant three months notice to increase rent. BC has rent control and the allowable increase for 2015 is 2.5 per cent.

There are no rent controls, but landlords can only increase rent once in 12 months. Notice must be issued four months prior to the anniversary date of the tenancy.

ALBERTA

PRINCE EDWARD ISLAND

Landlords may increase rent if there hasn’t been an increase in the last 365 days or since the start of the tenancy, whichever is later. Written notice must be given and the time frame varies based on the tenancy term. There are no rent controls in Alberta. The notice of increase must be dated and signed by the landlord and include the effective date.

Each year the Island Regulatory and Appeals Commission sets rent increase guidelines. Notice of Increase in Rent of Residential Premises must be submitted three months before the effective date of the increase and if they want to exceed the rates set out in the guidelines they must apply for approval. Rent cannot be raised until a fixed-term lease expires and the increases are attached to the property, not the tenant. Rent can be increased once a year, but if tenants change within that year they should be paying the same rent as the previous occupants.

SASKATCHEWAN

NEWFOUNDLAND & LABRADOR

If the landlord is a member in good standing with the Saskatchewan Rental Housing Industry Association (SRHIA) they can give six months written notice of a rent increase and can increase the rent twice a year. If they’re not in good standing with the SRHIA one year’s notice is required and rent can only be increased once a year.

Landlords cannot increase rent during a fixed-term agreement more than once a year, or within the first year of a weekly or monthly rental agreement. Three months written notice is required.

MANITOBA Each year the Residential Tenancies Branch sets a rent increase guideline. Landlords can apply for a larger increase for a fee, but can only increase rent once every 12 months. Three month’s written notice is required and must be submitted to the Branch. The tenant can send objections to the Branch at least two months prior to the effective date. ONTARIO Landlords must give 90 days written notice and can only increase rent once every 12 months, following Ontario’s rent guidelines that are RentersGuide.ca set each year. Landlords can apply for a larger increase to the Landlord and Tenant Board. The Board can prohibit all rent increases if the tenant has reported outstanding maintenance issues.

NUNAVUT & NORTHWEST TERRITORIES Landlords cannot increase rent more than once a year and three months written notice is required. A tenant can treat the notice as a termination of tenancy, but must inform the landlord in writing of their decision to vacate before the increases effective date. PARK PROPERTY MANAGEMENT captures Sustainable Project of the Year award

IN EARLY 2015, HUNDREDS OF SUSTAINABLE ENERGY LEADERS attended the Ontario Sustainable Energy Association’s (OSEA) 5th annual Powering Prosperity Awards. At the ceremony, Park Property Management Inc. was named one of the two winners of the Sustainable Project of the Year award. OSEA has been supporting a more sustainable energy economy in Ontario with support from diverse areas of the energy industry for over 13 years. “We congratulate Park Property Management on this welldeserved recognition,” said Ted Whitehead, the Federation of Rental-Housing Providers of Ontario (FRPO)’s Certified Rental Building Program Director.“This award exemplifies how many professional property management companies are making a difference in the ‘quality of life’ for their rental apartment residents while demonstrating an ongoing respect for the environment.” Park Property Management was awarded this distinction for its leadership role in terms of undertaking building retrofits (heating and cooling), actively engaging the building’s residents, and its involvement in local community building efforts. They were supported by the United Way’s Tower Neighbourhood Renewal (TNR) project at Thorncliffe Park in Toronto. The focus of TNR is to strengthen highrise apartment communities and improve conditions for residents through supporting resident leadership, improving access to service, and community space creation at four demonstration sites. Park Property’s accomplishment was made possible through working closely with a sustainability team of professional organizations made up of Enbridge, the City of Toronto’s Tower Renewal group, United Way Toronto, and Toronto Hydro. With this supporting cast, Park Property Management leveraged the engagement of the community and local initiatives already underway, and dovetailed equipment and building retrofits including energy efficiency education for residents, and additional community building efforts. “We are proud to be a member of the sustainability team that helped to make a difference for Park Property’s residents at their Thorncliffe apartment community,” said Enbridge’s Erika RentersGuide.ca Lontoc, Manager, Residential & New Construction Marketing. “Together, all the partners were able to clarify heating and cooling concerns put forth by Thorncliffe Park residents, and then working closely with Park Property Management, they were able to address them promptly and in an energy-efficient manner – a double win for all.” RentersGuide.ca

In line with this philosophy, FRPO took a step forward in corporate environmental responsibility for the rental housing industry, with its new Living Green Together initiative launch in 2013. The Certified Rental Building Program (CRBP) established by FRPO has a new Living Green Together sustainability component (the first industry-developed environmental operating standards for multi-residential apartment buildings). By the end of the year, FRPO’s CRB Program expects to have over 1,000 multi-res buildings housing 250,000 Ontario apartment residents all under voluntary compliance with its new Living Green Together standards.

IT MIGHT BE A CASE OF OUT OF SIGHT, OUT OF MIND, but many Canadians have never checked their credit score. And according to a new report from BMO Bank of Montreal report, they’re unaware how their financial behaviour may be affecting their overall credit standing and the impact that can have on getting approved for a lease to rent an apartment. Conducted by Pollara, the survey’s findings include: More than half of Canadians (56 per cent) say they have never checked their credit score and only 14 per cent check at least once a year Almost one-third (31 per cent) lack knowledge about how to achieve a good credit rating One-fifth believe that checking their credit score can decrease their score While Millennials (18 to 34 year olds) are more aware of their credit standing, with 20 per cent checking at least once a year, more than one-third (35 per cent) say they lack knowledge about how to attain a good credit score The study also revealed that more than half (52 per cent) of Canadians don’t know what would be considered a good credit score, with one-fifth (21 per cent) believing it to be below 600. “A good credit score is generally considered in the range of 680 to 720,” says Tony Tintinalli, regional vice-president, BMO Bank RentersGuide.ca of Montreal.“A poor credit rating results in significant financial limitations – everything from being approved for a loan to renting an apartment. A financial advisor can help advise you on the factors and behaviours that can build or maintain a good credit score.”

Tips to improve or maintain your credit score: Pay bills on time. One of the best ways to improve your credit score is to pay your bills within the grace period. If you have past-due bills now, get current as soon as you can. If possible, set up an automatic bill payment schedule to help you stay on track. In the event you miss a payment, a call to your credit card or mortgage company to work out a plan can help save you unnecessary dings on your credit score. Manage your credit cards; don’t cancel them. A popular myth is that closing old accounts will increase your credit score; this is not necessarily true. Credit bureaus look at a combination of factors, including the total length of your credit history, which means it may be better to keep your credit cards but manage them responsibly. Check your credit report. A credit report is a record of how you’ve paid your debt. It shows how much debt you have and RentersGuide.ca whether you’ve made payments on time. LIVING IN AN APARTMENT INSTEAD OF A HOUSE, IS AN ENVIRONMENTALLY FRIENDLY USE OF SPACE AND RESOURCES. Many of today’s rental buildings have been updated with energyefficient windows, furnaces, appliances, lighting and plumbing fixtures. SAVE ENERGY AND SAVE MONEY: Use fans during the summer to keep air circulating through your apartment. Replace incandescent bulbs with LED bulbs or compact fluorescents, which use 75 per cent less energy and last longer. Turn off all lights, unplug appliances and electronics, or use a power bar that can be turned off when not in use, at night or when you leave your apartment. Electronic devices that have transformers or “instant on” features are known as “power vampires” because they draw power even when turned off. Home entertainment centres and computers can use as much power as your refrigerator even when not in use. Wash clothes in cold water whenever possible. As much as 85 percent of the energy used to machine wash clothes goes to heating the water. Dry some of your laundry on a drying rack to save the energy used during machine drying. This has the bonus effect of extending the life of your clothing too, keeping items out of landfill. RentersGuide.ca Keep the heat in during winter by drawing your drapes or window coverings during the day. In summer, keeping the windows covered will help to keep your apartment cooler.

Clean condenser coils on the back of your fridge at least once a year. CONSERVE WATER: When doing laundry, adjust the machine setting to the size of the load. Report any leaky faucets to your property manager. The city has to treat water with chemicals and use energy to pump it back to you. Take shorter showers. Never let the water run when brushing your teeth: fill up a small cup of water instead. When washing dishes, fill up the sink with soapy water and immerse your dishes. Set on a drying rack, then rinse, instead of letting the water run continuously while you wash and rinse each dish. If you have a dishwasher, run it only when full. BANISH PLASTIC WATER BOTTLES, DISPOSABLE ITEMS AND EXCESS PACKAGING: Keep a pitcher of cold water in the refrigerator instead of running the water until it gets cold. Use a reusable water bottle for water and a travel mug for coffee. Bring your own reusable bags to the store when you shop. Make a habit of carrying a small one in your handbag or leave a few in your car. Use a cloth instead of paper towels and napkins. Use covered storageware and cookware in the kitchen instead of aluminum foil and disposable pans. Break the habit of using plastic cutlery, paper plates and cups and invest in a washable set of plasticware for parties, picnics and on the balcony. Avoid pre-packaged fruits and vegetables, individually wrapped snacks, juice boxes and single-serving snacks, which are the cause of most of the litter that degrades our parks and public spaces. Invest in a set of reusable mesh fruit and vegetable bags that you can use for shopping and home storage. MAKE YOUR OWN CLEANING SUPPLIES: Making your own cleaning products saves money, time and packaging and dramatically improves your indoor air quality. Pure soap, baking soda, vinegar, lemon juice, borax (washing soda) and a coarse scrubbing sponge can take care of most household cleaning needs. Be sure to purchase a couple of refillable spray bottles from the hardware store. For an all-purpose cleaner, use a mixture of ½ tsp. washing RentersGuide.ca soda, ¼ tsp. liquid soap, and 2 cups hot tap water. A good natural glass cleaner can be made by mixing ¼ tsp. liquid detergent, 3 tbs. vinegar and 2 cups water in a spray bottle.

COMPOST AND RECYCLE: In most cities, apartments send way too much garbage to landfills. Learn what can be recycled in your municipality and commit to making recycling a regular habit. In Toronto that includes everything from egg cartons to tetrapaks, styrofoam trays and plastic containers. Properly dispose of used furniture, electronics, clothing and household items, batteries as directed by your community. Walk, cycle, take public transportation or use a shared vehicle to help reduce the number of cars on the roads. Just a few small changes in your lifestyle can make a big difference in the quality of the environment for everyone.
