enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it, and be sure you can handle the terms – before you sign it.

hat is the most important thing you look for in a rental? Is it budget? Size? Location? These are all important factors, but the real key to a great rental experience is finding out about the property management company or landlord. You may think you have found the perfect place – it’s a great location, the price is right and it would make a lovely home, but if you’re renting from a bad landlord, you’re not going to enjoy it for long. Most landlords and property management companies are great – they have a keen interest in maintaining their investment and keeping their clients – you – happy. Occasionally issues will arise, it can happen in the best of properties – an appliance needs repair, a faucet begins to drip – but it’s how the issue is handled that will truly make or break your rental experience. Beyond that, having a landlord or property manager that respects the Residential Tenancies Act is key. Google is your friend. You can find out a lot of info very quickly. You can also ask other residents and your prospective neighbours. Even better, if the current tenant is at home during the showing, you can ask them if there is anything that you should know about the apartment or the people that rent it out. Whatever you can do to assure you’re going to be looked after and treated fairly, it’s worth looking into, before signing the lease. I’ve had a bad landlord. I know. It adds stress to your day and the ongoing annoyance truly detracts from the enjoyment of your home.

THE AREA SURROUNDING THE BLACK CREEK PARKLAND, SPECIFICALLY, THE AREA BETWEEN JANE, KEELE, STEELES AND FINCH, CONTAINS SOME OF THE MOST SCENIC TERRAIN IN TORONTO. The neighbourhood is conveniently located, with access onto Highway 400 at Finch, bus lines running on both Jane and Steeles, and the York University GO stop just east of Keele and south of Steeles. York Finch Hospital, just east of the 400 on Finch, is a convenient feature of this community.

This community has a very diverse population. If you are a university student or have one in your family, you’ll enjoy living near the York University campus, which sprawls across the broad landscape. Just to the west sits Black Creek Pioneer Village, a living museum of a rural Ontario village from the early 1800s, now a historic attraction run by the Metro Toronto Region Conservation Authority. Today you can enjoy a spectacular view and other benefits of proximity to the creek and adjacent parkland from one of the many highrise apartment buildings and townhouses located in the area.

LIVING IN THE AREA

Access to the Black Creek Parkland can be found on Steeles just east of Jane, adjacent to the MTRCA offices and Visitor’s Centre. You can enjoy walking through the parkland for several kilometers. There are several other parks with playgrounds and other facilities dotting the area, including Fountainhead Park which has skating and tennis courts on Finch just west of Keele, and Driftwood Park on Driftwood Ave. Driftwood Community Centre at Jane and Driftwood has a popular swim program as well as other activities for RentersGuide.ca area residents. The York Woods branch of the Toronto Public Library has good programs as well as a theatre, offering community theatre and numerous musical productions.

While there’s a small strip plaza with a pharmacy at Jane and Shoreham Drive, the best shopping in the area, by far, is located at the intersection of Jane and Finch. On the northwest corner is the Yorkgate Mall, with a great variety of stores and services, anchored by a grocery store and department store. There’s even a branch of Seneca College right here if you want to explore your educational options. The Jane and Finch Mall, on the southeast corner, features another grocery as well as a bank and several restaurants for additional convenience and choice.

There are a number of very affordable options to choose from in this area. There are numerous highrise buildings located on Jane Street, which is convenient for shopping and transit, as well as some others in the Keele and Finch area around Fountainhead Park. This area is more wooded and has a quieter feel than Jane Street, but you’d have to travel a little further to do your shopping. There are also some townhouses for rent in the area if you want more space and the feel of a private house.

Four disgusting things YOU DIDN’T KNOW YOU WERE DOING BY ELISA KROVBLIT

THERE ARE SOME REALLY DISGUSTING THINGS THAT you’re doing at home – and you don’t even know it! An expert on the chemistry of clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with Renters Guide – and it has us changing our ways. The first thing you need to be aware of, explains Dunn, is fomites.“Fomites are any contaminated inanimate object. We are surrounded by fomites – germholding things,” she says. So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing! SPONGES The gross factor: A sponge has 10 million bacteria per square inch.

“It’s as dirty as it smells!” she says emphatically.“It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. A cutting board wiped down with a dirty sponge is RentersGuide.ca dirtier than a toilet seat – 200,000 times dirtier,” says Dunn.

The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you need to disinfect them with one of these three methods: Run them through the dishwasher. Soak them in a concentration of one part bleach to nine parts water for at least five minutes. Boil them in a pot of water at 60°C for five minutes (in the microwave or on the stove). THE LOOFAH Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that includes an exfoliant. The gross factor: A person sheds 1.5 million skin flakes an hour. “Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.” The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area, if you have to use one, hang it up to help it stay dry between uses. WALL TO WALL CARPETING The gross factor: It’s a botanical zoo! Skin cells multiplied by the number of people, pet hair, fungus, dust mites, allergens, food and dirt from the outside. “Carpeting is 4,000 times dirtier than the toilet seat. Just think about pets coming in from a walk or out of a litter box.” The fix: Use a good vacuum, preferably with a HEPA filter or a central vac. Steam clean carpeting once or twice a year, but not more. Too much moisture can encourage mould growth under the carpet. THE TV REMOTE The gross factor: They’re dropped on the floor, get sat on by people and pets, stuffed into dirty crevices of the couch and constantly touched by everyone in the family - and more often than not have grease stains (we don’t wash our hands when eating popcorn and change the channels). If we want to continue with the toilet seat comparison, the TV remote is about 4,000 times dirtier than the toilet seat. And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier. The fix: Once a week take a cloth moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the TV remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly.

The FIVE emotional stages of renting YOU COCOONED THROUGH THE DEAD OF WINTER and you spent way too much time indoors, which got you thinking about your living space. Now that it’s spring you can’t wait to move. Whether you’re interested in renting a new place or finally getting a rental of your own, this adventure won’t come without a slew of emotions. Your hormones are fine, you’re just about to experience the five emotional stages of renting: STAGE 1 You have finally decided to make the move to a new or first time rental. You are currently in a good stage of your life and you’re full of excitement. You may even be too excited because you’re already trying to erase from existence the memory of your soon-tobe ex neighbour. STAGE 2 After your excitement phase however, it’s a steep fall into delusion. Excitement is currently fogging RentersGuide.ca your good judgment and has you dreaming about all the possibilities that come with a new place. During this stage, you’re convinced that you’re finally going to find that perfect rental in the heart of the city that also fits your budget (you’re RentersGuide.ca delusional).

STAGE 3 No need to panic because stage three of your renting adventure is going to bring you right back down to earth into a sea of disbelief. This stage is likely to hit you right after your first day of apartment hunting – and will be the hardest. Just tough it out. STAGE 4 Once you exit your stage three rut, you will find yourself filled with anticipation. Breath in and breath out, you have found the one! Despite some nausea, this final stage is filled with relief, as well as some remnants from stage 1 (and not so surprisingly, another jar of Nutella). YOU HAVE BEEN HAPPILY LIVING IN YOUR LOVELY RENTAL HOME for a little over a year and have continued to pay rent to your landlord. However, the lease or tenancy agreement you signed was only for one year. What happens now? This article will touch briefly on two common issues that arise: your landlord sends you an email informing you of a rent increase: your lease has expired, do you move out? Before a landlord can raise the rent or ask you to leave at the end of a lease, there are certain rules a landlord must follow. How much can rent be raised? What amount of rent increase is considered lawful? Though exceptions vary from Province to Province, there are generally rules or guidelines fixing maximum rent increases. Your landlord cannot raise your rent above these rules. Check with your Provinceâ€™s Landlord and Tenant Board to find out the guidelines that apply to your rental home. Rent increases usually happen at renewal time; be sure to remember that rent increases can only occur on the anniversary of the tenancy or 12 months from the last rent increase. Your landlord cannot raise your rent more than once per year. It is important you understand that these rules only apply to your existing tenancy agreement. If you move out, your landlord can raise the rent of your former home, to whatever amount he wishes and someone else will pay.

Landlords must provide written notice to an existing tenant before increasing rent. In most Provinces, a landlord must give a monthly tenant, ninety (90) days written notice of when the increase of rent will take effect. If your Province RentersGuide.ca has these guidelines in place, the rent increase is

void without a written notice. This means, you do not have the pay the rent increase until the landlord satisfies the notice requirements. Does my lease automatically end? Unless there is a clause in the lease that a tenant must vacate the home after the lease ends, the landlord cannot kick you out the moment the lease is over. Generally, if no notice has been given to terminate the lease, then the lease will automatically renew as a month-to-month tenancy. Please note that the notice requirements for the renewal term will differ from the notice requirements of the original term and are often more flexible. However, all other rules from the original lease, save for the fixed term, will still apply unless agreed otherwise. How do I end my tenancy if I donâ€™t want it to be renewed? What if the rent increase is legal and large and so you want to go? As an example, for tenants in Ontario, a written notice of termination must be provided 60 days in advance. Furthermore, the termination date must be the last day of their rental period for the lease. So if a notice is given on the 8th of January, for a month-to-month tenancy that begins on the first day of each month and ends on the last day of each month, the termination date would be March 31st. A landlord and tenant may terminate a tenancy through a mutual termination agreement at any time. Hope this gives you some idea of how complex this all can be. Most Provincial Governments offer easy access to help. Go online, check the blue pages and know your rights whether a Landlord or a Tenant! HIRING THE RIGHT MOVING COMPANY CAN SAVE YOU LOTS OF WORK, stress and headaches in the long run. Industry professionals are accustomed to handling all kinds of moves, from apartments to homes and offices small and large. We understand how to pack, mark and transport items of all shapes, sizes and levels of fragility. We appreciate the importance of what we do, because people’s “stuff” is so much more to them than a collection of items. It represents their lifestyle, memories, emotional connections and fun. Although many consumers move themselves and do a good job of it, enlisting professional movers is the choice of many others. However, you do want to be careful that the company you hire is above board and upholds strict standards. HOW CAN YOU TELL? Do your research by asking questions: Is the company a member of the Canadian Association of Movers (CAM)? This organization exists to help people find reputable movers they can trust. To explore a company’s reputation, you can also contact the Better Business Bureau (BBB) and your provincial government’s consumer protection agency. Visit Mover.net to learn more about what CAM has to say – the first three things listed are: – Ask three movers for estimates in writing – Get the terms and conditions of your move in writing. – Ensure you know how your goods will be protected for loss or damage. If a company representative does not know how to answer your questions or glosses over them, a red flag should go up. Communication is the number-one factor in a successful move. At Two Men and a Truck – Canada, we have a Consumer Bill of Rights, the only one in the Canadian moving industry. We also have a list of questions to consider when consumers are thinking about hiring a mover. Of particular importance are the financial considerations. For example, does the company have a minimum charge, and how are you charged after that minimum is met? Will you be charged for fuel or travel time to and from their office to your home or business? Will there be a fuel surcharge or a stairs or long-distance walk charge if they have to park the truck some distance from your door? Is there a deposit required, and what kinds of payment options are available? Do they offer free quotes? How do they arrive at a valuation that is covered by insurance? Does the mover have advice for how you can reduce your costs? It is also important to ask if they employ full-time workers or use temps and day labour, and whether their employees are covered by Worker’s Compensation. Are their movers trained in how to pack and move carefully and efficiently? Ask how to contact the firm’s office during moving day, in case there are issues. If all the representative offers is a cell phone number, be suspicious. In fact, it’s a good idea to visit the movers’ office to make sure it exists. Remember, anyone can make anything seem real on a website. It’s best for everyone involved to have a moving contract that outlines what is expected. Read it and ask questions about anything you don’t understand. Hiring a company you can trust makes for a more comfortable, less stressful and successful move.
