pring is here, regardless of what the Weather Network keeps saying. The start of spring always means three things. Get your taxes ready, get your spring cleaning done and get your balcony ready for better weather.

Take your rent receipts and talk to your accountant. As part of the Ontario Property Tax Credit your rent may be a deductible. There are specific criteria to be met (isn’t there always with the CRA?) but all renters should investigate whether they’re eligible to claim it.

Now that you’ve gotten all that paperwork together, all those receipts gathered and the rest filed away for next year, you’re already on your way to spring cleaning!

It’s time to tackle that other stuff – the piles, the junk drawer, the odds and sods you’ve been holding on to for too long. Those things that have no purpose but to take up space. Apartments are great for spring cleaning because you are forced to face your stuff. You can’t tuck it away in an attic or a garage, you’ve got limited storage space for the ‘extras’ so you need to be decisive. Your options are: Rent a bigger place or get rid of it if you don’t need it. Figure out what your needs are.

Spring is also the right time to think about your patio, terrace or balcony. Smallscale furnishing are becoming a more accessible trend so that you’ve got options for some simple balcony furnishings – a chaise, a table, a few chairs – whatever will give you the best use of your outdoor space. Don’t ignore your green thumb, either.

You may not have a yard, but there are all kinds of new products filling the shelves at the gardening centre for balcony-friendly solutions for everything from herbs to flowers. Consider some attractive pots and get container gardening.

FOR SOME, THERE’S NO OTHER CHOICE WHEN IT COMES TO CITY LIVING BUT TO GET AS DOWNTOWN AS DOWNTOWN GETS. Toronto has an amazing, enormous, sprawling downtown, but the heart of it all is on Yonge St. – the area around the Eaton Centre and Yonge–Dundas Square are at the centre. Yonge–Dundas Square has turned into the Toronto version of Times Square, where lights, signs and live-action billboards add a surge of frenetic energy to the city pace. Toronto has an amazing vibrancy and a downtown that is alive and in action, 24 hours a day, seven days a week, 365 days a year.

Downtown offers it all – shopping, restaurants, services, businesses, entertainment, the financial sector, activities, nightlife, buskers, festivals, art, music... The list is endless. Toronto is a huge city and offers it all.

up the west side of the downtown area, along University. But the stops along Yonge are key points in the city’s flow. Bloor, Wellesley, College, Dundas, Queen and King St. see throngs of people coming and going all day long.

It’s really a ‘something-for-everyone’ city – every walk of life, every style of living, everyone has opportunity here.

There is the PATH system underground, attaching a number of buildings throughout the city’s core so that you can travel quite a distance without having to go outside. The subway system adds to that insulated lifestyle. In fact, many buildings located near subway stations offer direct access without stepping outside.

Downtown has changed over the years, but it has always been a focal point. At one time it was records and arcades, the next it was fashion and food. Along the strip of Yonge St. there are some long-time favourites like the Elgin Theatre, The Hard Rock Café and The Eaton Centre, but a lot of the stores have changed, modernized and cater to contemporary urban needs. Of course there are still tattoo parlours, head shops and tourist stops interwoven with the big brands, the chain restaurants and the electronics outlets.

The launch of Yonge–Dundas Square and the development at 10 Dundas really breathed fresh life into the aging area. Following that, some of the area’s older buildings that didn’t age well started coming down and being replaced by modern storefronts and contemporary architecture. The new construction changed the face and the function of the area immensely.

From buskers to street food vendors, the streets are busy and active! Musicians, sidewalk chalk artists and fire-grilled hot dogs are part of the landscape.

The subway, a focus of downtown transportation, runs along Yonge Street from Finch to its terminus at Union Station and then turns north and runs

The city core is a destination, and most of the buildings cater to that, from shopping and nightlife to office space and commerce, but the residential side caters to renters. There are really no single family houses to speak of, but there are a few new rental buildings as well as walk-ups above area stores.

Downtown is popular with young urbanites, professionals, singles and couples – from young to old, it’s ideal for anyone that enjoys the busy city.

Ryerson, University of Toronto, OCAD, George Brown and The Academy of Design all have campuses near by. The financial district and several hospitals are also in the city’s core.

The one thing the area doesn’t cater to is families. Elementary chools are a bit further east and quite a bit further west, playgrounds and other child-friendly services are more scarce in this area, but family living can still be found throughotu downtown.

THE SPRING H.O.P.E. FOOD DRIVE Open your door, your heart – and your pantry – on April 8 This year let’s make sure nobody goes without!

RESIDENTS, RENTERS, TENANTS, APARTMENT AFICIONADOS, IT’S TIME TO GO THROUGH THOSE CUPBOARDS, DIG INTO those pantries and pick up a few extras the next time you go to the grocery store. The 14th Annual Spring H.O.P.E. Food Drive is taking place on Tuesday April 8, and apartment communities are coming together with support.

H.O.P.E. stands for Housing Owners and People Everywhere, a real sense of a community looking after each other.

The Food Banks shelves could use some restocking and Apartment Associations across the province, in conjunction with landlords and property management companies are making it easy for you to pitch in by collecting donations in support.

You can expect a knock on the door between 6:30 and 9:30 pm on April 8 from canvassing volunteers happy to pick up your donation. For convenience, you can leave your donation outside of your door if you won’t be available; you can bring your donation down to your super or site office in advance; you can even make an online donation at www.springhopefooddrive.ca.

The lovely thing about Spring H.O.P.E. is that all food collected stays within the community – residents should feel good that they’ll be supporting neighbours.

TheRentersGuide.ca Hunger can affect anyone in need – it doesn’t discriminate by age, background or neighbourhood.

In the GTA this year’s Spring H.O.P.E. Food Drive, will help stock The Daily Bread Food Bank, North York Harvest Food Bank and the Mississauga Food Bank. These Food Banks literally rely on this drive to keep shelves stocked and bellies full.

TheRentersGuide.ca According to Gail Nyberg, executive director of the Daily Bread Food Bank, this 26

food drive is one of the most important because of its timing.“It’s a time of year when the shelves are depleting,” she says.“The infusion of food restocks our shelves.”

The most needed items are the staples: rice, peanut butter, tins of fish, lentils, cereal – anything with good, substantial nutritious value. There is also always great need for baby food and products. Do what you can, even if it’s just a single item sitting at the back of your shelf that you know you can spare. And if your building isn’t participating, you can still make a donation directly to your local food bank.

“The food drive receives incredible support and participation is up,” says Spring H.O.P.E. Food Drive organizer Bonnie Hoy, rental industry professional and President of Bonnie Hoy and Associates. Spring H.O.P.E. started a dozen years ago because of an idea that TheRentersGuide.ca came from one child.

THIS WINTER’S FRIGID TEMPERATURE HAD ME DAYDREAMING about my trip last year to The James Royal

Palm in Miami, Florida. Not only was it the perfect winter getaway, the trip was filled with tons of design inspiration, that I just have to share. The hotel is designed by the hospitality mavens at Rottet Studio, the expansive property’s many interiors carry the intimacy of a boutique hotel, achieved through the attention to detail, exquisite materials and healthy collection of unique artworks. Despite featuring nearly 400 rooms, every one of them feels like a personal oasis.

Rebranded as part of The James hotel family in November 2012, the freshly renovated spaces draw from the Art Deco roots and Miami culture to create a friendly, relaxing and breathtaking luxury getaway that could not be more “now.”

Follow these inspirational guidelines to bring South Beach style home with you.

01 WHITE FROM THE START White and very light beige gives an airier atmosphere than mid tones, and won’t absorb heat, lending a cooler look and feel. It also allows you to emphasize other elements, such as a beautiful view framed between simple white sheers.

The hotel’s suite ceilings, walls, integrated columns and window mullions are all white-on-white, letting the bright blue sky act as a piece of art.

02 MIAMI SPICE Because too much white can be sterile, you’ll now want to bring in some pops of light-hearted Miami colours (such as bright teal blues, pastel pinks and lime greens).

The James is brimming with stunning paintings and installations, and oversized art is a lasting trend that can make a great long-term investment. Even many of the flatscreen televisions are almost framed like modern

03 A SEAT WITH A VIEW Miami style is all about luxury and making a splash, and nothing says luxe like plush, oversized seating. Even a compact home space can create this look by choosing materials that command attention, making each piece of furniture an invitation to lounge. The James uses vibrant seat pads and pillows to add bursts of colour in the bedrooms, and the public spaces see bold tropical leaf and paint-stroke motifs to put all eyes on the plush sofas and chairs. Apply their technique of using neutrals for upholstered arms to keep wild patterns from overwhelming the space.

Touches of cotton, linen and jute bring in rich texture, and of course no conversation about The James could be complete without a mention of the beautiful woods. Modern wood walls make wide-open spaces more intimate, while darkgrained details on chairs, coffee tables and chests keep the palette earthy – you’ll find very little chrome in this collection, and even the exteriors are clad in limestone. It seemed every space was alive with potted plant life, and I was especially taken with the miniature cactus gardens in each suite. Cleverly, these terrariums are both visually appealing because of their exotic nature (especially to those of us from northern climates), and also very easy to take care of, so they last much longer than a cut bouquet.

05 NON-LINEAR THINKING Besides the evocative paintings, The James uses small, unique details to give each space character and TheRentersGuide.ca personality. Wiring for hanging pendants create curling abstract forms rather than running straight up the wall,

and similar freeform lines in long hallway carpets are mirrored on the ceilings for a truly unique and eye-catching detail. Tongue-in-cheek CTRL ALT DEL keyboard pillows spread on my bedroom banquet add visual interest and make light of the workplace I had left behind. At the end of the day, you have to remember not to take your style too seriously – after all, Miami is about having fun! After you’ve carefully edited and selected, toss in one thing that just makes you smile and relax. The work is over, and it’s time to rest and enjoy the season – South Beach style!

WHEN THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO (FRPO) CREATED THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP) to improve the quality of life of apartment dwellers and staff in the province, we knew that accountability was a key factor in the program’s effectiveness for everyone involved.

To ensure objectivity and reporting of the finest quality, we enlisted J.D. Power and Associates to conduct all the building audits for participating firms.

Established in 1968, that well-respected third-party independent performance measurement firm conducts unbiased surveys of customer satisfaction, product quality and buyer behaviour in a number of major industries.

The Building Audit component of the CRBP helps to ensure that the property managers and owners of certified buildings are conducting their dayto-day business with good practices and processes in place. WHY DOES THE RETURN OF LONGER DAYS AND WARMER TEMPERATURES trigger an urge to purge our homes of clutter and engage in cleaning them from top to bottom?

In climates with a cold winter, spring was traditionally seen as the best season for dusting because it was getting warm enough to open windows and doors and the high winds could carry the dust out of the house. In winter-weary Canada, the good weather means we can finally relegate our boots and heavy outerwear to the back of the closet. And just as birds can be seen fashioning their nests in the spring, so does a similar instinct to freshen up and “feather” our own nests suddenly manifest itself.

In tackling your own apartment, organize the task into decluttering and cleaning and spread it out over a period of several weeks. Before getting started, make sure you have all necessary cleaning supplies on hand (broom, vacuum, mop, TheRentersGuide.ca bucket, cleaning cloths and enough cleaning products).

DE-CLUTTERING: Thoroughly clean all boots, footwear and outerwear and clean out your coat closet. Go through your collection of hats, gloves, and scarves, washing and cleaning where necessary, discarding odd gloves and organizing all into storage baskets. Wash your boot tray or hallway mat and put away in a closet until next winter.

Remove everything from your pantry and straighten up all your dry ingredients, discarding stale boxes of cereal, cookies, crackers, etc. Take an inventory of what you need and replenish with fresh spices, oils and other staples. Check under the sink and refresh your supply of sponges, cleaning products and other supplies. Go through your dishes, cutlery and cookware, discarding odd, broken items or things you never use. Treat yourself to a trip to a kitchen supply store and purchase something that will make food preparation and serving easier, such as a good set of storage containers, some new glasses, or a special serving piece.

Move everything off of it and re-evaluate what you want it to be, a focal point for the room or a catch-all for your books and papers.

Go through your upper and lower bathroom cupboards, discarding all expired cosmetics and other products. Replace and replenish soaps, body wash, shampoo, sunscreen, paper products, etc. Check the condition of your towels – if you can afford it, spring is a good time to invest in a set of new ones.

Take time to re-arrange your wardrobe, so that warm weather garments are more accessible. Wash or dry clean garments before storing them in zippered bags. Go through your closets, drawers, shoe collection, cleaning, polishing, repairing and discarding where necessary. Donate apparel you no longer use.

Some apartment buildings have charity drop boxes right on the grounds; if yours doesn’t, take things you no longer need or use to a shelter or resale centre.

CLEANING: Turn off your refrigerator and begin by cleaning the dust off the coils (these are usually at the bottom, under the grill). Clean with a vacuum attachment or damp cloth. Remove everything from inside the refrigerator and wash the bins and shelves in hot soapy water, drying thoroughly. Defrost the freezer and wipe the interior with a solution of 2 tbs. baking soda per 1 litre hot water.

Clean all the surfaces of the kitchen, including the walls, backsplashes, tops and doors of cupboards and the oven.

Clean out your files, reviewing bank statements, paid bills, contracts, household inventories, warranties and other personal documents. Clean your computer keyboard with a TheRentersGuide.ca cotton swab; wipe the screen with a special cloth and spray cleaning solution.

Thoroughly clean or replace your mattress pad. Replace winter bedding with lighter, warm weather blankets. Clean your pillows to rid them of mould, bacteria and odours.

If you’ve been using your balcony as a storeroom, now is the time to move those snow tires, bicycles and other large items out of sight. On a warm day when the sun is not shining directly, go out and clean your balcony sliding door. Mix up a solution of one part white vinegar and one part hot water.

Using a large sponge, rub the glass with the water and vinegar solution to rub away the dirt. Wet a squeegee and wipe the glass thoroughly. Wipe the surfaces with lint-free cloths such as cloth diapers or other cloths that have not been laundered with fabric softener which will leave a residue. Clean the frames with all-purpose cleaner or more vinegar and water.

Wipe down or vacuum all furniture and other surfaces, such as windowsills and baseboards. Clean window coverings and rugs. Check the batteries in your smoke detector and ensure they are fee of dust. Moving all the furniture to clean around and underneath where possible, dust and vacuum every room in the apartment, then wash and mop all floors. Open the windows and let the fresh air and sunshine in. Now, sit down and relax and enjoy the pleasure of your clean apartment!
