s you know, one of the biggest things to consider when renting is your choice of location.

Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change so it’s important to choose well. What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

Renting offers a worry-free, maintenance-free lifestyle. You don’t have to fix a roof – any idea how many zeros are in an estimate for a new roof? If something breaks,

the property management is only a call away – and doesn’t leave an invoice that makes you wonder whether you’re putting your plumber’s kid through college or financing the basement waterproofer’s next vacation.

Moving is much more difficult when you own as opposed to renting. The beauty of ‘all inclusive’ means you live bill-free and always have a stable monthly rent payment that can only be increased by a small percentage annually – if your landlord chooses to raise it at all. WEST QUEEN WEST IS AN ECLECTIC COMMUNITY. SANDWICHED BETWEEN PARKDALE AND QUEEN WEST, there was a time when it wasn’t so much of a destination. But in the past decade it’s seen astounding rejuvenation as the independent designers, art galleries, lounges, bars and RentersGuide.ca swank restaurants sprawled past Spadina, crossed Bathurst and found new homes in the buildings and storefronts west of Trinity Bellwoods Park. RentersGuide.ca

The once-grand old hotels like The Gladstone and The Drake had fallen into disrepair. Not for tourists – or the faint of heart – venues were the home of punk bands and barflies. Used appliance shops were interwoven with convenience stores and neighbourhood-style restaurants. Then along came the artists and entrepreneurs, filling up converted warehouse spaces and opening up shops and galleries. Independent clothing designers and epicures were setting up shop too. The face of the community quickly began to change. Interest in revitalizing the two old hotels to new glory added huge momentum to the RentersGuide.ca gentrification of West Queen West. and bars, The Gladstone and The Drake are hubs of the community, both for dining options, nightlife and as music venues. Many of the old buildings and empty fields south of Queen Street leading down to the railway tracks have been replaced with modern architecture and stylish destinations. New low-rise and highrise rentals and condos intermingle with the Victorian homes – most of which are now under renovation and undergoing restoration. It has all made this edgy community attractive and welcoming. There’s a youthful vibrancy and a hipster kind of cool to West Queen West. There are stories told in spray paint if you wander down the back alleys. There are stories told in tattoos that you can see if you spend an afternoon people-watching in any of the cafés and lounges. The area is ideal for those that like to be on the pulse of the social scene, that enjoy popping out to the latest hot spots and that love seeing the newest Indie bands. But the area also has a more refined side. There are some fabulous dining options as well as some upscale clothing designers. Not all starving artists, there are galleries with established names – and the price tags to match. In the summer the area hosts The Toronto FC, BMO Field is on the Exhibition Grounds, a short walk south. The lakefront is just beyond, with running and biking trails, rowing teams and places to dock a boat. The RentersGuide.ca beachfront is a great place to relax and enjoy some sunshine. West Queen West is serviced by 24-hour streetcars and is close to the

downtown core, making it a leisurely walk or a quick cab ride to the financial district. A perfect place for a picnic, there are several baseball fields, tennis courts, a skating rink, a dog park, soccer fields, playgrounds and a wading pool. The Trinity Bellwoods Community Centre has an extensive list of seasonal programming for all ages, as well as a fitness centre, gym, basketball courts and indoor pool. Couples wander with strollers and families with playing kids abound. There are numerous neighbourhood schools and shops that

How NOT to meet your neighbours

WHEN IT COMES TO YOUR HOME SOME THINGS ARE UNAVOIDABLE, like paying rent, taking out the trash and living right next door to someone. Yes that’s right, I’m talking about your neighbours. Unless you live on a private island, chances are you have a neighbour and even have multiple neighbours – those who live next door, down the hall, on the other side of the wall, on top of you and below you. Love them or hate them, you can’t live without them – or at least avoid living right next door to them. As we know, first impressions can often leave a lasting impression. In order to avoid being ‘that neighbour,’ here’s how not to meet your RentersGuide.ca neighbours. 1. WHILE HOGGING THE ELEVATOR: No one takes too kindly to being late. Avoid hogging the elevators at peak hours such as in the morning and at 5 pm. That means don’t have a piece of furniture RentersGuide.ca

delivered Wednesday morning or hold the elevator for your kid who forgot their lunch. Larry on the next floor will forever hate you. 2. THROUGH YOUR LANDLORD: If your landlord calls and asks if you have met your new neighbour, it’s not because he’s interested in throwing a dinner party, it’s because you managed to disturb them beyond reason. Avoid a noise complaint by always keeping noise levels in your home to a minimum. 3. IN YOUR CAR: Whether you’re in your buildings parking lot or in a 5 kilometre radius of your home, watch who you honk your horn at. No one ever gets away with disguising a rude gesture with a wave. 4. IN YOUR UNDERWEAR: If you’re grabbing coffee on your balcony of just stepping outside your door to pick up the morning newspaper, make sure your robe is on and secured tightly. Meeting your neighbours in your underwear will not only be awkward, but will have them either filing a report or commenting on the incident for as long as they live next to you. 5. PAST 11 PM: If you live in close proximity to anyone, whatever it is you have to do, do it before 11 pm. This includes taking out the trash, vacuuming, hanging pictures and attempting to fix the front door. If ever you meet your neighbour past 11 pm, just know that he automatically dislikes you.

Tips for hiring movers

WE ARE TALKING ABOUT ENTRUSTING ALL OF YOUR WORLDLY POSSESSIONS to someone so they can get them from your old apartment to your new one. Do you know what you need? We do; here are our tips for hiring movers.

1. A GOOD, DETAILED CONTRACT. A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but we also need to know exactly “what,”“where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead.

And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.

2. DO YOUR RESEARCH. The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used.
