enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

’m not a huge TV watcher, but I do happen to love the reality TV shows.

Specifically, the ones that let you in for a peek at the mega mansions, millionaire lofts and rockstar pads of the insanely wealthy and incredibly famous. I also like those programs that go around the world looking at different homes – a casa in Costa Rica, an auberge in Paris, a London flat.

While my city home will never compare to a Kardashian castle, and I’m not moving anywhere exotic any time soon, it’s good to dream big. But more than just dreaming – glimpses of professionally styled, money’s-no-object, exotic setting offer amazing inspiration!

With the vacancy rate down around record lows across the country, it’s a bit tricky to find the exact apartment you’re looking to rent. The more rigid your needs, the smaller your selection will be. Budget, size and location dictate your options.

Instead of being disheartened because you can’t find the perfect layout, broaden your scope with some vision and creativity. One of my favourite tricks is inspired by a dressing room/make-up table I saw in a star’s loft bedroom. She used a floor-toceiling bookshelf as the headboard of her bed. Behind the bookshelf she created a lavish and lovely make-up table and dressing room – you’d never know her secret niche existed. It’s also a great way for dividing a room if you want the kids to share but still afford them each a lot of privacy, or perhaps create a home office nook.

Inspiration comes from all over, I just happen to enjoy all things home and decor, and I’m always impressed by the originality and unusual functionality of a space just by looking at it from a different perspective.

HAVING FUN Just behind the Bayview Arena on the west side of Bayview, right across from Ruddington Ave., lies a well-kept neighbourhood secret. Slip through the fence and enjoy a beautiful walking trail set on the Hydro-owned lands. The scenic trail, which is maintained by local dog owners and dog walkers, follows the route of Newtonbrook Creek. WE, INC. Treat your money like a company would, and turn a profit

YEARS AGO I HAD A GIRLFRIEND, SUZI, WHO WORKED AS AN OFFICE MANAGER. Boy, she was good at her job. She kept the receivables and payables balanced, she negotiated contracts like a master, and she kept the bank manager at bay - all for her bosses, TheRentersGuide.ca the owners of the business. But at night, this master of the corporate coffers would sit at her kitchen table weeping because TheRentersGuide.ca 90

she couldn’t decide which credit cards to make minimum payments on, or how she was going to get to the end of the month before she got to the end of the money.

It’s not a unique story. You probably know someone who is responsible for an enormous departmental budget, but bounces cheques at home. Perhaps you have woken in the wee hours wondering when your line of credit would be revoked.

Tired of those sleepless nights? Then it’s time to incorporate some new ideas: Welcome to We Inc.

We Inc. means creating a mission statement, following the rules of money management so the auditors – anyone who has an interest in your record keeping such as your banker, the tax man or your spouse – won’t have a hissy-fit, and making sure you stay afloat, so you can continue to pay your primary employee: you. And it means paying attention to the details so the corporation (your family) continues to function and meet the expectations of the major shareholder (you). If Suzi had spent one-tenth the time managing her own finances with the vigor she poured into her role as office manager, she’d have been in control of her money.

Corporations have finance departments, controllers and internal auditors. Yet only 25 per cent of us regular folk have a

written financial plan. So three-quarters of us are walking around without a map.

As the Chief Financial Officer for We Inc., you need a strategy for managing your money. That means setting some goals and establishing the priorities for how money will flow in and out.

First, what’s your personal mission statement? Do you want to retire by the time you’re 55? Do you want to be debtfree by the year 20..? Make sure your mission has a time line and outlines the specific step you’ll take to achieve it.

Second, what are the spending and earning goals that will help you accomplish your mission? Without a budget it’s hard to determine if you’re working to meet your priorities, or just keeping your head above water.

MANAGE THE DETAILS Corporations are disciplined. They do cash flow statements monthly, reconcile their bank statements at least that often, and keep meticulous records. So should you. Handling these details isn’t hard, but it does take time. Unfortunately, we are more willing to watch television than actively manage our money. That wouldn’t fly at the office (“Sorry boss, but Idol is on right now – make your own

You, too, should recognize that different tasks require expertise in different areas. Seeking independent financial information or advice is a good thing to do, especially when you are out of your particular area of expertise. Use a stock broker for your investing and an estates lawyer for your will and powers of attorney. Don’t go the route of the generalist and expect your accountant or banker to be your only advisor: the world of money changes so quickly no single generalist could possibly keep up.

RESULT? HAPPY EMPLOYEES As the president of We Inc., it is also up to you to ensure your employee – that would be you, again – has a good pension plan, is covered for health and disability and has sufficient life insurance. You want to keep your best employee happy, right?

If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. KEEP YOUR PANTRY DECLUTTERED Most people can’t resist buying items when they go on sale. But when it comes to food, buying too much and neglecting to use it before the expiry will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or are lucky enough to have a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye towards incorporating these items. For example, consider an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage.

CREATE AN IN/OUT ZONE IN YOUR HOME Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys, cell phones and wallets. It can also act as a landing spot for brief-cases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you leave the next morning.

ARE YOU BEING HELD HOSTAGE BY YOUR POSSESSIONS? If you’re reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. WHEN YOU RENT AN APARTMENT, YOUR QUALITY OF LIFE IN THAT RESIDENCE HAS MUCH to do with how the building property management personnel operate and perform on a daily basis.

The Federation of Rental-housing Providers of Ontario (FRPO) established the province-wide Certified Rental Building Program (CRBP) to help apartment shoppers zero in on buildings that are well run in keeping with an accepted set of standards of practice that help to raise the level of professionalism across the industry.

“Training and education help raise the quality of rentalapartment buildings in Ontario, and in raising the level of professionalism across our industry,” said Vince Brescia, past president of the Federation of Rental-housing Providers of Ontario.“It is a natural extension of any respectable qualityassurance program and that is why it is such an important component of the CRB Program.”

To ensure that these criteria are met, those enrolled in this innovative program must complete the Certified Rental Building Property Managers Training & Education Program that helps achieve the CRBP’s goal of “Providing value to tenants.” In other words, providing an acceptable customer service level is at the forefront of the exercise.

The training course is available only to property managers’ and/or property owners’ staff whose buildings have been admitted into the program. Participants cover the requirements of meeting CRBP’s Standards of Practice and learn how and why upholding them improves operations and customer service. All management personnel must attend the course, which runs approximately eight hours.

The education and training that accompanies the CRBP certification facilitates strict adherence to things such as regular building cleaning schedules, effective and prompt communication with tenants regarding repairs and other concerns, properly maintained elevators, annual site inspections, and much more.

Program participants learn about the importance of human rights responsibilities when it comes to tenants and employees, and how critical it is to respect people’s privacy. The provision of emergency contact information to tenants, paying interest on their last month’s rent – there are many aspects of managing and working in an apartment building that are addressed.

For the convenience of participants, it is run in two session formats: a one-day or two concurrent half-day sessions. All participants complete a test at the end of the sessions to make sure that they understand the course content.

The CRBP has been well received across the industry, and the certification continues to be a sign of leadership and respect for quality assurance for rental housing consumers. In the end, it’s about making life better for renters.

The curriculum covers the CRBP’s Standards of Practice and how these apply to the daily running of an apartment building, as well as how they can improve revenue opportunities, increase occupancy rates and enhance the quality of service to customers. It truly is a win-win situation. There is a fee to enrol participants, and each receives a Training Manual and a Sample Forms Booklet.

A key requirement of certification is proof of compliance with the Standards of Practice through building audits conducted by the independent third-party performance measurement firm, J.D. Power and Associates, and the education course prepares managers and owners for this process. In fact, participating building owners/managers have to request the audit after completing a self-assessment, which adds another layer of accountability.

THE ULTIMATE COCOA WALNUT BROWNIES

COCOA BROWNIES WITH BROWN BUTTER & WALNUTS INGREDIENTS Makes 16

› 10 tbsp butter

1/4 tsp salt

1 1/4 cups sugar

2 large eggs

3/4 cups unsweetened cocoa powder

1/3 cup all purpose flour

1 tsp vanilla extract

1 cup chopped walnuts

DIRECTIONS

THESE ARE INCREDIBLE LITTLE BROWNIES — MOIST, DENSE AND FUDGY IN THE MIDDLE, AND CHEWY ON THE OUTSIDE WITH A WAFER THIN CANDY-LIKE CRUST. Bon Appétit featured these decadent little wonders on their February 2011 cover. It piqued my interest even more with the huge text proclaiming “Best-Ever Brownies,” heralding an entire feature section devoted to chocolate desserts penned by none other than Alice Medrich — an author, baker, and chocolatier that has been affectionately called ‘The First Lady of Chocolate.’

I was obviously delighted when a brownie opportunity presented itself this past weekend. A troupe of young nieces were expected, so the challenge was on. The recipe is quite simple and requires very few ingredients: butter, sugar, cocoa powder, vanilla, two eggs, flour and walnuts. The result after 35 minutes in the oven was gooey, fudgy and finger licking good. The only problem was that I TheRentersGuide.ca ignored part of the recipe. Medrich calls for the brownie pan to be lined with foil which as it turns out, helps in getting the brownies out of the pan. Good point. Next time, I obey the recipe and line the pan. Didn’t affect the taste though, judging from all the chocolatey smiles!

Preheat oven to 325°F and line the inside of an eight-in. by eight-in. square baking pan with aluminum foil, leaving two-inch overhangs and pressing the foil tightly to the sides of the pan. In a medium saucepan, melt the butter over medium heat.

Continue cooking until the butter stops foaming, about five minutes, stirring often. Remove from heat, and immediately add sugar, cocoa, 2 teaspoons of water, vanilla and salt.

Stir to blend, then let cool five minutes. Add eggs to the mixture, one at a time, beating vigorously to blend after each addition. When mixture looks thick and shiny, add flour and stir until well blended. Mix in the chopped nuts, and transfer to the prepared pan, smoothing the top before baking.

Bake for about 30 minutes or more, or until a toothpick inserted in the center comes out almost clean. If there is still a tiny bit of moist batter at the very bottom that’s okay. Remove the brownies from the oven and cool.

Remove cooled brownies from the pan using the aluminum foil overhangs; then pull the aluminum foil away from the brownies and cut them into 16 square pieces. Serve immediately or store in an airtight container, for up to three days.
