enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

WHEN THE COMMUNITY OF DON MILLS WAS CONSTRUCTED IN THE 1950S it was distinguished by its embodiment of modernist planning principles that situated residential areas in good proximity to shopping, schools, recreational facilities, parks, churches, etc. Good pedestrian access to these essential services and facilities was regarded as an integral component of the vision for the community. These sound planning principles seem to have been well applied in the development of the apartment community located around Don Mills Rd. and Van Horne Ave., between Sheppard and Finch Aves. Here, one can find several highrise buildings situated on both sides of Don Mills Rd. overlooking a large central area, containing the local junior and senior high schools, a church, a shopping plaza and community centre, all within walking distance of the neighbourhood residents. The Don Mills subway and proximity to Highways 401 and 404/DVP enhance the convenience of this well-planned community.

RECREATION Oriole Park Community Resource Centre is a well-equipped facility featuring a gym, outdoor swimming pool and indoor skating rink. It offers a variety of programs including fitness, art, computers and a summer camp for young children. Pre-registration is required for some of these programs. The Fairview branch of the Toronto Public Library is conveniently located at Don Mills Rd. and Fairview Mall Dr. Besides being a great place to shop, brisk walking through Fairview Mall is a popular early morning activity, as I discovered on my recent visit, as is socializing with friends over coffee in the bright and cheery food court, located in the lower level. Youâ€™ll also find several smaller parks, such as Godstone, Dallington and Lescon Park throughout the area.

SHOPPING Fairview Mall at Don Mills and Sheppard, also within walking

distance of the nearby apartments, serves as a shopping and commercial district. It features Cineplex theatres, department stores and a wide selection of brand name shopping. Services and businesses round out a great shopping experience, plus several restaurants and the fast food court make this mall a great place to visit and an amazing feature of the community. There are also numerous plazas throughout the area, providing access to residents for the necessities close to home. Groceries, banks, pharmacies, professional services, local restaurants and some specialty shops add variety to this bustling community.

LIVING IN THE AREA There are many attractive highrise apartments along the main streets of Don Mills, Esterbrook and Shaughnessy. You can also find some townhouses on Godstone as well as on Shaughnessy.

There has been a lot of interest in the area and a few new buildings renovated and built over the recent past. The area really has something for everyone. Families will appreciate the larger units and towns and commuters will find proximity to highway and TTC quite attractive. The area offers everything from reasonable to upscale.

MOVING CAN BE ONE of the most stressful events in life, so why should that be any different for your dog? Here are 10 tips on how to prepare your dog:

Under no circumstances should you place your dog in the back of a moving truck. Even safely tucked in a well-ventilated pet travel carrier, the truck is almost always hot (even in winter) and of course, the doors are closed.

Your dog will most likely want to play with the movers and probably everyone else, so take him/her to a kennel, dog spa or have a friend or relative dogsit at their home, before the movers arrive. Those will be the best places for your furry friend; then you can devote your total attention to your moving activities.

If your dog must be with you during your move, keep your loved one outside or out of the movers’ way. Dogs crave the attention of strangers and can create obstacles which will impede the move.

Have dog treats on hand for move day to keep your dog quiet. It’s also good way to get your dog to listen and obey. And, it’s a great idea to have water and nutritious human treats for your movers as well.

Pack a separate box of your dog’s favourite toys. Once at your new home, your dog may be frightened of the new surroundings, so, having familiar playthings ready will reduce stress levels. Don’t forget that your dog will be excited on move day and will need plenty of water. Exercise is the best way to get your dog ready, more relaxed and calm for when the movers arrive. Depending on your dog’s age and size, draining your dog’s energy level may not be easy, so plan frequent walks. I know that a 30-minute walk barely makes a dent in our dog’s energy level.

Nothing will ruin your moving day experience more than a ‘surprise’ from your dog inside your new abode. Remember to clean up after your

dog to avoid making a bad first impression on your neighbours.

If your dog will be around during the move, let your movers know ahead of time. You’d be surprised how many men are afraid of dogs. Whether large or small animals, it doesn’t matter. Also, there are movers that are allergic to dogs.

After the move you will be busy unpacking, so don’t ignore your dog. Take regular and long walks, if you can, to explore your new neighbourhood together or even short breaks from unpacking, to play. Time together will help your dog be better behaved during this change in everyone’s environment.

Noise can be a pain in your PERFECT RENTAL LIFESTYLE A NOISY TENANT CAN BE A PAINin your otherwise perfect rental lifestyle.

neighbours above you due to wood flooring. In a situation like this, the noise could be brought down to a reasonable level by the purchase of a rug by the noisy tenant. Quite often there are rules for the building ensuring wood floors are covered. Check this before you rent.

It can be excessive noise from music, vacuuming or through the ceiling because the Tenant above removed the carpet. This can adversely affect your sleep, your job performance and your health and emotional well-being. For a Landlord, a noisy Tenant might drive away quality Tenants and give the building a bad reputation, impacting future rentals and income.

Remember, you have to prove that this is happening if you want to take up the issue with the Board. You should keep a log of the time and dates of the noise and make it as detailed as possible. You can record the noise and have witnesses available to substantiate the situation at the Board, if necessary. You could also report excessive noise to your Landlord and find out if other Tenants are also impacted in order to bolster your case. In all probability, if the noise is too loud for you, other people in your building may be experiencing the same problems.

Do not despair there are ways this issue can be resolved.

You may be tempted to bring an application right away, after establishing that the noise is unreasonable, but the first step should be to talk to your noisy neighbour or if the Landlord, to the Tenant first. This is often the simplest way and sometimes it is all that is required. Your neighbour or Tenant may not even realize the amount of noise they are making.

Generally, Tenants are allowed to make reasonable noise during reasonable hours of the day. Check your local “quiet hours”, by calling City Hall or checking online. There are usually city ordinances or by-laws that prohibit excessive, unnecessary and unreasonable levels of noise. For example, in Calgary, hours between 10pm and 7am Monday to Saturday are considered quiet hours. If your neighbours or Tenants are making noises outside these by-laws, police can be called. For noise outside of these quiet hours you can make an application to your local Landlord and Tenant Board. In order to do so, the noise must be deemed unreasonable. What does ‘unreasonable’ mean? Generally, take into consideration the level of noise, the frequency and whether steps can be taken to reduce the noise. Another factor will be demonstrating how the excessive noise impacts you – and the effect this has. For example, in a case called The Owners, Strata Plan LMS 4555 v. Chan (L040727 BCSC), (It is a condominium case, but applicable) loud piano playing was considered an excessive and unreasonable noise; RentersGuide.ca however, once sleepers were installed into the piano to minimize the noise, the Court decided that it was a reasonable noise level even though the noise had not been completely eliminated. Another example could be loud footsteps from RentersGuide.ca

The remedy, if the noise persists even after several requests – and make them in writing after the first – should be an application to your local Landlord and Tenant Board, or go and see a lawyer to determine the best way to proceed. Often a small investment in getting legal advice at the beginning yields a great reward. Only a Landlord can take noisy neighbours to the Landlord and Tenant Board. Tenants need to bring an application against the Landlord if the Landlord does not take steps to stop the offending Tenant. It is always in the Landlord’s best interest to ensure buildings operate properly and to control obstreperous, unruly and inconsiderate Tenants. Landlords and Tenants working together to maintain healthy and happy living environments lead to long and fruitful relationships for both parties. IF YOU’RE GOING TO TACKLE SPRING CLEANING THIS MONTH, the experts at Molly Maid can help get you started. With just a bit of care, attention and elbow grease, your apartment can shed the winter grime and sparkle for sunny days ahead. 1. Simplify your cleaning products Limit spring cleaning products to a quality window/glass cleaner, all-purpose cleaner, tile/ grout cleaner and a toilet bowl cleaner. 2 The Molly Maid system Clean each room from the top to bottom starting on the left and moving right. This really is the quickest and most efficient way to thoroughly spring clean your home. 3 Dust first, vacuum second Any bits of dust or dirt that fall to the floor as you’re dusting will be picked up by the vacuum cleaner. 4 The best dust cloth: a damp, clean microfiber cloth Hold the cloth by a corner and lightly mist with clean water from a spray bottle. The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface. 5 Pet hair Remove it from upholstery with a damp microfibre cloth or rubber glove. 6 Damp mop First sweep or vacuum floors to collect crumbs RentersGuide.ca and dirt. 7 Microwave spatters Fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Even better, toss the sponge and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs. 9 The toothbrush Use a toothbrush for hard to reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain). 10 Streaks on the balcony door Streaks are tricky to eliminate. When spring cleaning, wipe the interior side of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside. 11 Clean your laundry routine. You fill your laundry basket with dirty clothes. The Housewarming

A RENTER’S RIGHT “CAN A RENTER THROW A HOUSEWARMING PARTY?” This is a legitimate question that has crossed my screen on the interwebs. Just google housewarming and renters and you’ll find it too. Why this is even a question is beyond me, because the answer to this question lays within the question itself. It all comes down to an accurate definition of the word housewarming. Open up your dictionary (just kidding) - go to merriam-webster.com - and you will see housewarming is defined as “a party to celebrate moving into a new home” or “a party to celebrate the taking possession of a house or premises”. There is nothing in this definition that speaks directly to the act of buying a home or signing your soul to a mortgage broker. So why are renters questioning it? Questioning RentersGuide.ca their right to a housewarming. This definition is as significant to a buyer as it is to a renter. When you rent, you are moving into a new home and you are taking possession of a property

be it for a determined or undetermined amount of time. Now of course, renters use your judgement and stick to the premise of this definition. Is your rental a place where you will be there short term – for a few months? Is it that place where you’re setting in to stay? Is it just a stop-over or will it really be your new home? If the answer is the latter, you have the right to want to celebrate this turning point in your life. It’s your new home, a fresh start and a place to begin making new memories. For the sake of all renters, throw a housewarming! An apartment is a legitimate home. And let me be clear; call it a housewarming. Don’t back out and start making excuses to your friends and family like “I just wanted to get together” or “I’m only renting, but wanted to show you my new place anyway”. No, no, no… you are having a housewarming because as per the definition of housewarming, you want to celebrate moving into your new home! You don’t need to make excuses. Own your right to a housewarming like you don’t own your rental. And when your guests bring you gifts, tell them “thank you, you should have”, because you deserve a housewarming gift just as much as a buyer does. So there you have it renters - throw a housewarming party, have a cake in the shape of your new home and eat it too.
