acancy rates are low right now. It’s a ‘landlord’s market.’ They hold all the cards because of supply in demand. Supply is low and demand is high. It may be daunting to apartment hunt in the environment, but there’s no need to live in the wrong space for fear of the hunt! You will find the perfect place – and it will help if you take the right steps and make yourself a good candidate for renting. I’ve seen people getting creative – everything from gifts and bribes to negotiating higher rent to secure the place they want. While these tactics may work with some landlords, the better choice is to look for a reputable landlord/property management company that plays by the books, and prepare yourself for meeting with them. First impressions mean a lot. When you meet, treat it like you would any business meeting – this is their business after all. Have all your paperwork in order. You know you’re going to need references, so go prepared with all of the names, phone numbers, addresses and email addresses of your current and previous landlords, your employer and three personal contacts that will vouch for you. As your current or past landlord/property manager for a letter of reference. They are the ones with the real experience about you as a tenant, their say-so can carry a lot of weight. Taking your last three or four pay stubs as proof of employment can often help. Take your cheque book, you’ll need to leave a deposit. Obtain your credit report – you can check that your credit history is in good standing and repair or correct anything that works against you. Take a copy of your credit report with you too – it’s part of the deciding factor. The more you take, the less legwork the landlord will have to do, making you an easy choice – both organized and proactive. A little bit of preparation will go a long way in making you the best candidate when there is stiff competition for a new apartment. And we’re here to help. You probably think you don’t need it. Don and Peg didn’t think so either. They knew their provincial health insurance would cover them if they got sick. Then Don tripped on the stairs and hauled Peg down with him. Don broke his hip and Peg her shoulder. They were all the way in Australia, had to cut their three-week dream vacation short. That left their daughters back home in Canada scrambling for money to help. If you have extra coverage on that fancy-pants premium credit card in your wallet, you might think you’re immune. And if you have a health plan at work, you might think you’re insured to the eyeteeth. Maybe not, evenTheRentersGuide.ca if you’re just going from one province to another. You’ll have to call since most of the web sites are totally useless when it comes to describing what covered and what’s not. Check your directory’s blue pages for the Ministry of Health in your province. Your provincial plan is also going to be way off when it comes to medical costs south of the border. The average hospital room runs to $1,500 U.S. a day down south, and as high as $10,000 U.S. for intensive care.Yikes! An emergency surgical operation could cost $200,000 U.S. or more. Ohmygawd! And some hospitals won’t even let you in the door if you can slap proof of insurance or several thousand dollars down on the table. Buying insurance is more complex than you might think. Different plans offer different benefits and restrictions. One thing that can limit your coverage is a “pre-existing condition.” It could be a past medical condition that required consultation, prescription drugs, hospitalization or treatment. Or it could be an ongoing health condition. When “pre-ex conditions” are covered, there is usually a stability period. Most travel health policies will out-andout exclude any childbirth or pregnancy complications if you travel in your last trimester. Some won’t cover anything for which you were treated for up to six months before your trip – think ulcer, back problems, depression. Some plans won’t cover a medical condition for which you’re already being medicated. Make sure you shop around since you’ll find big differences in price and in the quality of coverage offered. There are a bunch of other types of insurance that go into a“travel insurance package.”Trip cancellation coverage protects you from losing the deposit if you have to cancel your trip because of a sickness or a death in the family, a natural disaster, jury duty, a cancelled conference – TheRentersGuide.ca the list goes on. usually sold as part of a trip cancellation policy, but not always, so make sure you specify that you want it. Lost Baggage Insurance will pay when your checked-in baggage is delayed or lost while traveling on a common carrier or from a hotel. And Rental Vehicle Damage Insurance will cover damage or loss of a rented vehicle.

Seven Questions to Ask Before You Buy Does the plan have a “deductible” which you must pay for each claim?

Your personal property insurance may cover lost or stolen luggage.Your car insurance may provide collision and liability coverage for rented automobiles. Some credit cards offer baggage insurance. If you have a premium credit card that gives extra medical coverage automatically, make sure you read the fine print to verify what you’re covered for and under what conditions.Your employer’s health insurance coverage may extend to worldwide coverage. Again, read the fine print since a group plan may have dollar limitations that won’t cover you properly.

Can you choose the doctor and hospital or does the insurance company choose?

While most holidays go smoothly, it makes sense to protect yourself just in case. Think about what a bummer it would be if you lost your luggage. Imagine the distress if you became ill in another country. And suppose your tour operator or airline went bust? Yes, travel insurance can be expensive, but the alternative is worse. Be a smart traveler and invest some time in making sure you’re covered. Then go! Enjoy your holiday.

What is the amount of the policy coverage limit ($1 million? $2 million? Unlimited?) Is the insurance paid out in U.S. or Canadian dollars?

What pre-existing conditions are permitted and how long have they had to be stable? Does the insurance company submit the claim directly to the provincial health insurance plan or is that the insured’s responsibility? What is not covered in the plan? These are called “exclusions.” Are there specific exclusions that pertain to sports or other activities?

THE CERTIFIED RENTAL BUILDING PROGRAM (CRBP) RELATES TO RENTAL APARTMENT BUILDINGS, but was established on the foundation of providing rental housing consumers with the confidence that comes with quality assurance. In other words, the CRBP is as much about people, as it is about the physical bricks and mortar of the apartment buildings that are part of it. A rental home is still a home, and just as with ownership, the surroundings should nurture an acceptable quality of life for tenants. That is why the Federation of Rental-housing Providers of Ontario (FRPO) created this program – to offer a recognized symbol of quality and a proactive approach for those seeking rental accommodations and help them zero in on a well-run, well-managed building more easily. When a property manager, and/or owner register a building with the CRBP, it is a pledge that all involved with the buildings’ operations will uphold standards that protect the safety and comfort of all tenants. The program’s people-focus component is strongly reflected in the mandatory training course which property managers and their building staff attend. Those enrolled learn how to meet the requirements of the program’s Standards of Practice, and how following them improves daily building operation and the quality of service they provide to tenants.

Certified owners and/or property managers also agree to conduct business according to a Member Code of Conduct. This brings great peace-of-mind to renters and offers a clear, concise reminder of what is expected of them once their buildings have been granted certification status. For renters, this means improved communication with the building manager and/or owner, as well as a higher quality of life. The key word in the Code of Conduct is “professionalism.” It is interesting that the Code of Conduct is based on the golden rule – again, focused on people. Everything about the CRBP involves respect for the buildings and for those who live and work in them. Any time a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. HOW TO KEEP THE HOME TIDY - IN JUST A FEW minutes a day. There are two tricks you can use to keep your home neat with little effort: Scan and Grab: Any time you leave one room, scan it quickly to see if there’s anything that belongs in the room that you are going to (or along the way). Keep a basket at the bottom of the stairs and any time you come across something that belongs on the second floor, toss it in. At the end of the day, grab the basket on your way up. Deposit the items in the rooms where they belong right away (or first thing in the morning if you’re too tired). Be sure to take the basket back downstairs on your way down the next day. The key is to get into the habit of doing this daily so the basket doesn’t get too full, otherwise it becomes too time consuming to put everything away. DO IT NOW AND SAVE TIME Delaying tasks actually creates more work and wastes time. Fold or hang TheRentersGuide.ca your clothes immediately after the dryer cycle is complete and you will spend less (or no) time ironing. SMART STORAGE You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. For example, keep keys by the exit door, coffee and filters in the cupboard above the coffee maker, and magazines in a basket beside the chair where you do most of your reading. Not only will this make it easier to find what you need quickly, it will also cut down on steps and save you time. Next time you are trying to find a home for something, instead of asking ‘where should I put it’, ask ‘where would I use it’.

These are just some of the questions that will come up along the way. You both need to be on board, and working toward a design goal that will make both of you happy at the end of the day. Hopefully you share at least some of the same taste! Opposites attract, so pairing your pieces together can work. Mix heavier and lighter pieces together, and mix opaque with transparent. When you start mixing and matching your styles you will be surprised at how harmonious it can look. Just make sure that you listen to each other – you need to understand each other’s needs and wants. It’s a good idea to spend a weekend and analyze what you both have to determine where you stand in terms furnishings for your home. Will you be having children down the road? Children will determine a lot of things, such as what you really need to invest in. Do you really need that 52-inch plasma television, or should you spend on something else? By combining your pieces, you can create some of the most visually interesting and appealing rooms. Merging your styles together will not happen over night. ARE DEADLY and odourless Carbon monoxide is colourless, odourless and tasteless. So without a CO alarm, humans cannot detect its presence. Despite the average home having several potential sources of the deadly gas, studies show that a huge percentage of Canadians have not installed a CO alarm. â€œOver the past four years I have spoken to dozens of groups and hundreds of people and the comments are almost always the same,â€? Gignac says. People tell me they donâ€™t need a carbon monoxide alarm because they have electric heat. But when I ask them if they have a gas appliance or water heater, or a wood-burning or gas fireplace, or a garage or carport attached to their house, they all get a horrified look on their face. Because any one of those can be a source of CO and their families have been at risk for years.â€?

That extra nip in the fall air provides an early warning that increased vigilance is required to protect your family from carbon monoxide, known as the â€œsilent killerâ€?. For one Ontario man, it is an especially stark reminder. In late 2008 John Gignac, a retired firefighter, lost his niece, her husband and their two children to carbon monoxide (CO) poisoning. A blocked chimney vent forced the deadly gas from their gas fireplace back into their home. Since then, Gignac has established the Hawkins-Gignac Foundation for CO Education and spends his retirement imploring others to protect themselves from CO with one simple step: installing a CSAapproved carbon monoxide alarm. an outfit - it completes the look and pulls it all together. To me, the best part of the design is all in the details. Accessories can be anything that complement a design and add to the aesthetic value. When you think of accessories, imagine the impact of wall art, throw pillows, antiques, sculptures, vases, collectibles or even memorabilia. It can be something very personal or on the contrary, a piece which varies seasonally. I like to pull the accessories together last – or at least once all major pieces have been selected. This offers the freedom to contrive a more organic design, almost allowing the accessories to find you. Once the major pieces have been chosen, you have a better sense of how the room feels and ultimately what is missing from within the mix. I like to plan the mood of a space right from the get-go so when it comes down to the details, it’s simple to reinforce the initial design concepts.

SPINACH AND RICOTTA MANICOTTI

DIRECTIONS

Preheat oven to 375°F. In a large pot of boiling salted water, cook pasta shells according to package instructions. Drain well and arrange in a single layer on an oiled baking sheet.

My Aunt used to make her famous homemade Manicotti when I was quite young. Always eagerly anticipated and quickly devoured, her baked Manicotti was always a special treat. Inspired by childhood memories, I decided to make my own version using a rich cheesy spinach filling, topped with homemade tomato sauce, and a generous handful of shaved pecorino and mozzarella cheese. Manicotti means ‘sleeve’ in Italian, and is one of the oldest shapes of Italian pasta. Known for its hearty consistency, the pasta’s unique tubular shape makes it perfect for sumptuous fillings and robust, highly flavorful sauces. This easy and delicious recipe for Spinach and Ricotta Manicotti, is baked for just half an hour until it’s cooked through to bubbling golden perfection. A wonderfully heartwarming and flavourful dish, this recipe for Spinach and Ricotta Manicotti is delicious served with some fragrant garlic bread and lovely crisp salad. Buon appetito!

› 1/8 tsp fresh grated nutmeg

› 15-oz. container light ricotta cheese

› 1 large egg, beaten

› 8-oz. frozen chopped spinach, thawed and drained of excess moisture

› 2 cups Marinara sauce (homemade or storebought)

› 1/2 tsp salt

› 1 cup grated Parmesan cheese

› 1/4 tsp black pepper

› 1 cup grated mozzarella

Meanwhile, in a medium bowl, combine ricotta, 1/2 cup Parmesan, the beaten egg and spinach. Season filling with salt, pepper and nutmeg. Transfer filling to a large zip-top plastic bag, or piping bag with a circular nozzle. Twist and squeeze the bag so that the filling is in one corner. If using the plastic bag technique, snip a 3/4-inch opening in the corner of the plastic bag. Pipe filling into both ends of each pasta shell. In a shallow oven-proof baking dish, spoon a thin layer of marinara sauce to just cover the base. Arrange the stuffed shells over the sauce, side by side. Cover the shells with another layer of Marinara sauce, just covering them. Top the assembled manicotti with the remaining Parmesan and all of the Mozzarella. Bake until the sauce is bubbling and the cheese is golden brown, about 30 minutes. Let sit five minutes before serving and garnish with a basil or whole chives. Serve with some homemade garlic bread and a crisp green salad.
