MOST PEOPLE ONLY THINK ABOUT THEIR TAXES in April. But tax planning really should be a year round activity because if you find yourself with a surprise tax bill at the deadline, there is nothing you can do about it. And the same applies to missing paperwork and receipts. Every piece of paper represents less tax you have to pay so all of it is important. Here are some of the benefits of renting at tax time. Rent credits in Ontario and Manitoba Only Ontario and Manitoba offer rent credits and both are tied to income. So you may have rent receipts but if your income exceeds the threshold, you may not see any benefit from your rent paid. If you do qualify, your rent receipts are valuable. For example, a single parent with a net income of $40,000 and paying $1,200 a month rent would receive an annual Ontario Trillium Benefit of $392. Outside of provincial credits, renters can claim a portion of their rent as well as other household costs under a couple of different circumstances.

Working from home? How to make it work for you For people who are required to work from home as part of their job, you are allowed to claim a portion of your rent, utilities and maintenance as employment expenses. Commissioned sales people RentersGuide.ca

may also claim insurance. You need a signed T2200 Form Declaration of Conditions of Employment from your employer in order to qualify. Unfortunately, you cannot claim your entire apartment or condo as a home office. You have to calculate the amount of square footage your home office takes up in your place. So if your apartment is 1,000 square feet and your office takes up 100 square feet, you can claim 10 per cent of your rent, maintenance and utilities as expenses. Self-employment claims Self-employed Canadians can also claim home office expenses on their tax returns as part of their business expenses. Again, you need to calculate the amount of space your office takes up in your apartment to determine how much you can claim. For businesses like a home daycare, you also need to calculate the number of hours you use the space for your business. If your home office transforms into your dining room every night, you are not solely using it for business and this should be reflected in your calculations. Home office supplies are also a legitimate expense for self-employed Canadians. So staples, pens and copier paper are all a tax deduction. For larger items such as computers and printers, you can claim a percentage of the cost and then depreciation in future years. If you are claiming home office expenses, make sure you keep your receipts and paperwork to support your claim. The Canada Revenue Agency can ask you to prove your expenses and without the receipts, it will be denied. Credit card statements are not enough. You need a receipt that shows the breakdown of your purchase. Completing your tax return is much easier when you have prepared over the year. Trying to find slips on April 30 makes things stressful. Spending the time pays off and makes sure that you donâ€™t miss a thing on your tax return. A perfect day in Toronto with designer SHAI DELUCA-TAMASI DESIGNER SHAI DELUCA TAMASI wows with his impeccable design style. He recently told us how he spends his time – stylishly – in Toronto. RENTERS GUIDE: Why do you call Toronto ‘home’? SHAI DELUCA TAMASI: I’m blessed to work in a career that I absolutely love! So, I’m lucky that no matter what’s going on, I know I’m going to have a fantastic day. Having said that, I appreciate family time. So, if I were to design my most perfect day, it would begin by waking up early, as I normally do, to begin the day with yoga. Life is stressful and giving your body that dedicated time to relax is a must. A cozy late breakfast on a patio with Csaba would top off the morning perfectly. Being a designer on always on the hunt for fabulous items for clients which tends to leave very little time to source for my own space. Given the time, I’d love to stroll the amazing boutiques and shops in Leslieville or the Summerhill neighbourhood.

RG: What does your afternoon look like? SDL: Sadly, lunch is a luxury for me in terms of time allowance. This won’t sound glamorous in the least, but my lunch usually consists of a protein shake on the go. Again, work meeting dominate my afternoon. I’m quite a hands on designer, so I like to be present at projects that we’re working on. I think it’s an important factor for a client to see the designer they hired on site, so that they feel confident the work is being sone properly.

The Junction is also becoming a favorite of mine!

RG: Where would you go for dinner? What would you have?

Spending the afternoon in the park with Zoli, our Vizsla, would be the perfect pre-cursor to a quiet evening at home with Csaba. Sounds simple, I know, but when your daily routine is so hectic, simplicity is a luxury I look forward to.

SDL: I admit, both Csaba and I love a good restaurant. Being an Israeli/Italian mix I love a hot and spicy food palette. The hotter the better! I’m a big fan of Mashu Mashu in Spadina village for my Israeli side and Mistura on Avenue Rd. always pleases the Italian in me! Coming in at a close second, sushi! I absolutley love sushi. We are lucky that Toronto has such a wonderful aray of sushi restaurants. My fave? Blowfish.

RG: Are you a morning person? What’s your morning routine? SDL: I’m what’s called a “forced” morning person. I’m up at 5:30am each day, to start with yoga. I suffer from a back injury due to a car accident a few years back, so yoga first thing helps prep me for the day. Once I’m done my class, coffee is a must! A little caffeine fix helps keep me smiling throughout the morning. A quick morning smoothie with Csaba and a mandatory dog walk gets me out the door to start my day.

RG: What would you do/where would you go between breakfast and lunch? SDL: Meetings meetings and more meetings. Wether it’s a client consultation, meeting with my trades RentersGuide.ca or prepping my CityLine segments, this is my most

productive time!

RG: How would you spend the perfect evening in your city? SDL: Although I’m somewhat of a homebody, Csaba and I do love a good night out with friends. We will likely start off with drinks at our place or at a friend’s home, and from there things can get crazy! The fun part is we never know where the night will take us!
