s you know, one of the biggest things to consider when renting is your choice of location. Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change so it’s important to choose well. What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds. If you want to use public transportation to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

stopped drinking coffee and switched to tea. Every time I tell someone this, they either say “I could never stop drinking coffee!” or “Isn’t tea so much nicer!” Either way, they feel very emphatically about their choice.

I find the same sort of emphatic responses from people when I discuss renting.

Banks and real estate agents keep telling people to buy. “A home carries like rent,” and “You’re wasting money by not investing,” they say. And many people are blindly listening. Of course they’re going to say that! Banks make money on mortgages, agents make money selling. “I don’t want to buy” is replacing the notion of “I can’t afford to buy” because renting is a really beneficial arrangement. It’s just received a lot bad PR by people who know they won’t earn a red cent from your rent. I have seen little evidence that a home can carry for as little as rent. Sure, your monthly mortgage payment may be in the same range, but home insurance is much more expensive than tenant insurance, and renters never pay maintenance fees, roof repairs, building upgrades property taxes, mortgage interest or assessed fees. I could go on with plumbing issues, eaves trough cleaning and appliance breakdowns. Renters may not build equity from their rent payment, but that payment does get them a worry-free experience where someone else is responsible for all of the upkeep and community expenses. Plus, with more expendable income, renters have money freed up that could go towards lifestyle purchases, from a trip to a car – or that money could be used for a non-real estate investment. Still a win. It’s not so crazy for someone – like me – to switch from coffee to tea, and it’s becoming more common for people to switch from owning to renting. UNDERSTANDING when your rent can be increased – and by how much

RENTING AN APARTMENT IN ONTARIO BRINGS WITH IT NUMEROUS PRIVILEGES AND RESPONSIBILITIES. Tenants should know where they stand when it comes to what they are entitled to under the Residential Tenancies Act because it protects renters’ safety and privacy, and also outlines tenant responsibilities. At the Federation of Rental-housing Providers of Ontario (FRPO), we find that consumers often do not understand the parameters of the landlord-rental relationship, especially when it comes to issues around rent and when it can be increased. The rules governing the amount of rent are stipulated in great detail in the Residential Tenancies Act. Landlords can increase rent only in accordance with this document, and in an amount that is not greater than the lawful rent permitted under the appropriate sections. Property managers and property owners, who are members of the Certified Rental Building Program (CRBP) pay strict adherence to these rental-increase regulations. Tenant’s living in CRBP-approved buildings can expect a consistent and straightforward approach with regard to any increases in their rent – no unlawful surprises. For example, there is the “12-month rule” which states that a landlord who is entitled by law to increase rent to a tenant for a rental unit can do so only after at least one year has elapsed. This time frame begins on the day of the last rent increase for that specific tenant in that exact rental unit if there was a previous increase, or since the day the unit was rented to that tenant. In addition, the guideline for each calendar year is determined by the percentage change from year-to-year in the Consumer Price Index for Ontario for the prices of goods and services, as reported monthly by Statistics Canada. These prices are averaged over the 12-month period that ends at the end of May of the previous calendar year, rounded to the first decimal point.

Landlords can apply to the Landlord and Tenant Board for permission to raise rents over the established guideline if they are engaging in costly repairs or renovations. If the landlord makes such an application, tenants must receive access to a copy of this form and notice of the hearing date.

PROTECTING THE ENVIRONMENT IS AN important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, Greener process:

Plan ahead: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site.

Research: Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit TheRentersGuide.ca earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

Organize: Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand. Care for hazardous material: As you clean in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city. Reuse: Do not throw away used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

aren’t just for kids FOR A LONG TIME, BOLD COLOURS SEEMED TOO JUVENILE TO USE in abundance, too boisterous to let loose in a sophisticated setting. Now, designers say, they are the essential ingredient in even the most timid colour schemes. Bold and bright colours are not just for kids. Here are the strategies for grown-ups: Ease out of neutral. If you are not accustomed to having them around, your psyche may need to ease into bold colours. Build up your colour tolerance by introducing them into your neutral space one wall or colour block at a time. Take their temperature. Deco Candy’s bright hues look beautiful with neutrals, as do all bold colours. Just be sure to put warm ones (red, orange, or yellow-based colours) with warm neutrals, and put cool ones (blues, greens, and violets) with cool neutrals. If you are not sure what you have, use a grey like Turtle Dove (511-4) as the main colour for wall and trim. It goes with everything. It will still work if you exchange your bold accent for another or decide to expand your accent colour to more of the room. Grey is easy to get along with. Get rid of white. Colour is softened by reducing dark-light contrasts. White trim interrupts a colour scheme. If you really must have contrasting trim then tone it down to off-white (Mountain Gray, 416-1), or tan (Toasted Almond, 414-3) or the grey, Turtle Dove, all from PPG’s Voice of Colour palette. version of the wall colour or a lighter coordinating colour –but banish white. There’s no such thing as too much, just too many. Colour is not tiring, but too many colours can be. Reduce the number of colours you use, not their intensity. One main colour will create an ambiance you can settle into, but you can also pair your bold colour with others in the same family because they maintain the same mood. For example, Tangerine Dream (123-7), works with Gold Buff (215-4), a dustier yellow-orange. Don’t back off. Don’t trade the colour you love for the one that is

two chips above on the stripe card. That colour is not the one you fell for at all. Instead, start small and ease in. Reduce colour clutter. Bits and pieces of colour create a busy room. Discipline your colour palette by coordinating the accessories, art and fabrics. Or, bring in one bold, beautiful colour in a big way. As counterintuitive as that may seem, the magic of bold colour is the calm it creates. WHITE ROOM FANTASY

Do you have white room envy? A busy life makes the vision of a tranquil space – where light pours through fine, billowing sheers onto a shiny white floor and across rich textures of beautiful minimalist furnishings – very appealing. It’s a fantasy place where the chaos of the world melts away, only to be replaced by a peaceful calm. But doing white right is hugely demanding and requires great discipline. White has rules. NATURAL LIGHT IS ESSENTIAL Natural light is full-spectrum. If it comes in from more than one direction, it sculpts the shapes in the room and brings white to life. Use white sheers to soften the look without reducing its light. Add shiny materials to bounce it around – polished marble, crystal and mirror, light silks and satins. If you don’t have lots of natural light, colour is a better option than white.

GET THE RIGHT WHITE Pick white with the same care you would take to choose any other colour. People often use whites that are too pure, too cold and too loud. Their whites make it look as if you haven’t painted yet. Instead, choose a toned white such as Winter Mood (512-1) by PPG Pittsburgh Paints. It’s softer, but still luminous. The bigger the room, the deeper the white should be. Paraffin (PPG Pittsburgh Paints, 521-2) will look white but not empty. In the country, choose a white that is a little warmer or a little more grounded, such as Gravel (PPG Pittsburgh Paints 416-2). PAINT CEILING AND TRIM THE SAME WHITE AS THE WALLS Or, to add a little interest without interrupting that sought-after white calm, add a pale bluegrey colour such as Icy Bay (PPG Pittsburgh Paints 551-1) to put sky on the ceiling. EXPLORE SHEEN Satin on the ceiling adds light and sparkle. High-gloss trim looks elegant in the city. Matte finishes are better in the country on all surfaces. COLOUR REDUCTION White is a snob. It likes its own company and finds any and every other colour an intrusion, so get rid of colour clutter and bring back only neutrals, very muted and faded pastels or, best of all, the colour that comes with natural materials such as wood (blondes preferred), and metals (preferably silver or pewter). For drama, use whiteâ€™s complementary colour â€“ black. LESS IS MORE. Better is better. White rooms should not be overloaded with too much furniture, and each piece must be worthy of attention. White will not camouflage dirt, damage or disorder the way colour does. Everything is revealed in a white room, so furniture becomes sculpture. Good or bad, it takes centre-stage, so every piece should be well proportioned and timelessly appealing, and each should have air around it. GO FOR TEXTURED AND TACTILE While we covet white because it reduces the visual noise, it is very important to add tactile elements to keep it from looking and feeling clinical. Contrast shine and shimmer with a variety of textures, from fur (faux is fine), velvets and knits, to hand-scraped wood, hammered surfaces and raw, primitive items. GO FOR SEAMLESS SENSUALITY If you have come this far, why not indulge all your senses? Animate your white space with aromatic candles, flowers and music, and the white room fantasy will become your daily reality. NC

display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Each space, person and system is different. What worked for some may not work for you. You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home. Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you. Keeping it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized, because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, such as using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. Let go and let it flow. Are you holding on to things that TheRentersGuide.ca you’ll never use again? People often unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or TheRentersGuide.ca rarely used stuff overflowing from your closets. probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where is it located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure you fully complete the task. Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

Unusual situations and their taxing implications H&R BLOCK ACCOUNTANTS HAVE SEEN A LOT OF INTERESTING deductions, and try to assist clients when they can. Some deductions, though unusual, are permissable because the situation meets the CRA’s criteria – other deductions don’t. Here are some strange situations that have occurred with Canadian taxpayers over the years: The Tax Court decided a farmer was allowed to claim cat and dog food because they were outdoor pets meant to keep wildlife away from their blueberries. Dog food is also deductible if it is for a service dog. Declare income from all sources - legal and illegal. If you fail to claim income earned illegally, if you are convicted of the crime, you can expect to hear from the Canada Revenue Agency (CRA) about unpaid income taxes. If you attend school outside of Canada, the tuition should be tax deductible as long as the school is recognized by the CRA. Lunch time supervision costs are considered child care expenses and can be claimed on your return. This also applies to before and after-school programs.

UNUSUAL TAX DEDUCTIONS DENIED

Losses incurred by a pathological gambler could not be deducted against his income from other sources because he did not have a “reasonable expectation of profit.”The taxpayer in this case embezzled money from his employer to fund his addiction. (Molony v. The Queen 90 D.T.C. 1394) The cost to an actress of going to post-production wrap-up parties was disallowed because it was not clear whether she worked in all of the productions. (Riley v. The Queen [2003] 4 C.T.C. 2961) The cost of a haircut is not deductible against employment income even when you are a serviceman and you are required to get one every two weeks. (Rouillard v. The Queen [2000] 4 C.T.C. 2065) The argument that the Income Tax Act is “not susceptible of discernment by the average occupant of this land” is not a valid defense against the charge of failing to file income tax returns. CITY THANKS PROVINCE FOR ONE-TIME ICE STORM ASSISTANCE PROGRAM THE CITY OF TORONTO WELCOMES THE RECENT ANNOUNCEMENT FROM THE PROVINCE of Ontario that it has created a new one-time Ice Storm Assistance Program to address municipal funding assistance for emergency response and recovery costs after the recent ice storm. “Toronto was hit hard after the ice storm and incurred significant clean-up costs,” said Mayor Rob Ford.“This program will help ensure that the significant costs we are facing as a result of this storm do not trickle down to Toronto taxpayers.” “I would like to thank Premier Kathleen Wynne, Minister Linda Jeffrey and the Province for working with Toronto to find a solution to help cover the costs of the ice storm,” said Deputy Mayor Norm Kelly.“Working together with the GTHA mayors was instrumental in securing this funding commitment for all affected Ontario municipalities.” Toronto City Council at its January meeting requested that the provincial and federal governments contribute one-third each towards the City’s recovery costs from the ice storm. Mayor Ford and Deputy Mayor Kelly also attended the meeting last month by the Greater Toronto and Hamilton Area mayors and regional chairs to call on the provincial and federal governments to provide financial support to municipalities for their recovery efforts.

Our understanding is virtually all of these costs should be eligible for coverage under this new program.” The ice storm resulted in significant incremental costs to the City for tree debris removal, providing emergency response, shelter and food for residents who could not stay in their homes, immediate and long-term cleanup, and repairs to the City’s streets. Try to make good use of your time while your laundry is being done. Laundry rooms are definitely evolving. Some now feature comfortable lounges where you can read or use the Internet. Your building may have a nearby workout room and you might be able to coordinate your workout with the wash and dry cycles. Trying to run back up and down to your apartment every 30 minutes might not be worth the effort, especially if you have to wait for the elevator.

SORT LAUNDRY NEATLY AND EFFICIENTLY If possible, buy a laundry hamper on casters with three sections, that you can wheel from your apartment into the elevator and laundry room. Use one section for lights/whites, one for colours, and one for delicates, and keep your laundry sorted as your toss it into the hamper. One red t-shirt in the load with the lights could easily run, producing a tie-dyed effect. Similarly, fabrics that produce lint, like terry towels, should not be washed with fabrics that tend to collect lint (i.e., synthetics). Only wash clothes when you have a full load to save both time and money. Consider washing delicates in the bathroom sink with a mild detergent. You can wash a few things in a couple of minutes and hang them on the shower rod or on a hanger. It’s not necessary to use the washing machine for things like fine underwear, pantyhose, thin blouses, nylon tees and tank tops and will help them to last longer.

SET MACHINE CONTROLS First, adjust the washing machine’s water level to match the load size. Always check the care instructions on clothing before selecting a cycle and TheRentersGuide.ca water temperature. Select the appropriate cycle for the type of laundry you are doing (regular for

towels and heavy cottons like jeans, sweats, socks, etc. permanent press for shirts and sheets, delicates for lingerie, nylon tees, tank tops, etc.) Use cold water for washing whenever possible. 85 per cent of the energy used to do laundry goes to heating the water, when oftentimes clothes come out just fine when washed in cold water. Cold water will keep most dyes in dark or colored laundry from fading and is fine for lightly soiled clothing and especially things stained with coffee, blood, or wine, which can actually set when washed in warm or hot water.

ADD DETERGENT Wherever possible, choose environmentally friendly detergents made from natural, biodegradable ingredients. Organic laundry detergents use vegetable oils, fruit and plant oils, and sweet smelling scents like lavender. If necessary, use a pre-treatment for stains. Instead of chlorine bleach, which can combine with organic matter in water to form toxic by-products, use a hydrogen-peroxide-based bleach. These are also gentler on fabrics and much better for the environment. Use high efficiency (HE) detergents if you have high efficiency machines. Use the recommended amount of detergent for the size of your load. For best results on top-loading machines start the washer, let fill with water, add the detergent and then add the laundry before the water fills completely. Fabric softener should be added to the rinse water during the washer’s final cycle. Or, if there is an automatic fabric softener dispenser, fill with a capful of fabric softener at the beginning of the wash with a little water to keep the dispenser clean and to avoid spotting. Or use a disposable fabric softener sheet in the dryer. A Green alternative to disposable dryer sheets are the reusable plastic and rubber ball type

softeners that are used in the dryer. Drying some of your clothes on a drying rack or on a clothesline strung across your bathtub will save energy and is also free. Constant high heat drying in the dryer makes clothes fade and wear out sooner. Don’t over-dry your clothes; towels take the longest to dry and need the hottest setting. Likewise, choose a cooler setting for permanent press.

DRYING AND FOLDING Folding as soon as the clothes (especially sheets and other permanent press items) come out of the dryer will help to prevent wrinkling and minimize ironing. Use your laundry hamper again to sort the clothes and carry them back up to your apartment. Some ironing may be necessary so wash and dry those items first and you can finish them while your other things are drying. Listening to music or watching a movie while you fold can alleviate the monotony of this TheRentersGuide.ca tedious chore.

ONE OF THE REASONS SO MANY PEOPLE ARE UP TO THEIR EYEBALLS IN DEBT IS THAT they’ve had access to gobs of credit. Whether lenders threw a dozen credit cards at us, offered us big, fat lines of credit, or let us buy now and pay later, we’ve been

living a life where we could have whatever we want whenever we want. It’s been a life of abundance.

Then came the economic change. Creditors stopped throwing credit at every Tom, Dick and Mary regardless of their ability to actually pay back that credit. The government got into the swim creating legislation that said lenders couldn’t just raise a person’ credit limit without telling them – further exposing them to credit risk. And people started losing their jobs. The abundance of the previous years has turned to forced scarcity. Some people TheRentersGuide.ca took steps to prepare for the worst and are holding on through the tough times. Others have found their debt loads too

finances high and are headed to bankruptcy trustees to see what they can off-load. Still others are just drowning with no idea what to do next. I’m sad for all the people who can’t keep it together – people who are missing their rent or mortgage payments, falling behind on their car payments, pulling their kids out of their sports or other extra-curricular activities. While things were good and they were constantly being offered more and more credit, they never imagined there would ever be an end to their ability to have what they wanted. I’ve worked with more than a few people who are totally astounded at the place they are currently in. How could this happen? Y’all probably know a body or two who are scratching their heads. I’m hoping the forced scarcity teaches an extremely important lesson about money: there may not be more money, and you better have some set aside just in case. It doesn’t take a world economic crisis to throw a body’s budget into a tailspin if you have no money saved. It only takes a few weeks off work with a sick child, a call to jury duty, or a cut-back in your hours at work to make a house of cards fall down. I wonder how many people will actually learn the lesson. I wonder how many people will go back to spending every cent they make as soon as the economy gets back on its feet. And I wonder if anyone has figured out that you can create your own sense of scarcity to keep you constantly on your toes when it comes to managing your money. Abundance has a way of permeating our very being and making us feel invulnerable. But we are all vulnerable, whether we want to accept that fact or not. And creating the illusion of scarcity may be what it takes to stay true to a sound financial plan. I’m not talking about creating such a sense of scarcity that you’re always whining about what you can’t do or can’t have. And I’m not suggesting you use the illusion of scarcity to cheap out on life. But if you’re the kind of creature who routinely spends TheRentersGuide.ca every penny she makes, maybe you need to implement the illusion of scarcity to keep yourself in check. And maybe if you

move your money where you can’t touch it, leaving yourself with less to“blow”on stuff, you’ll actually end up achieving some of those goals that have always been so elusive. How do you create the illusion of scarcity. Well… First, you make a budget that balances.You transfer all the money that must be used to pay your fixed and variable expenses to a“house”account, so you know those bills are covered and you can’t spend that money on stuff. Second, you set some goals you want to achieve. It may be paying down your mortgage annually, taking a fabulous family vacation, or going back to school. Third, you set up savings accounts for each of the goals you want to achieve, and have the money you want to saved moved automatically to those accounts so that money is out of sight. Now you only have money left in your first account that you can actually spend on all that crap you so love to buy: coffee,

lunches out, another tool, magazines, DVDs, more clothes… name your weakness here. For me it’s houseplants and books. When I look at the money in my account, because I’ve made most of it disappear to places I don’t look regularly, I’m more cautious about just how I blow what’s left. I prioritize. I consciously decide to spend (or not to spend) the money. I don’t feel like I have so much money I’ll never run out so I can just have this one little thing. And that’s the point of creating the illusion of scarcity: to recognize that money is an exhaustible resource so you better be sure your spending isn’t just a knee-jerk reaction to your sense of abundance.

BRAISED LAMB SHANKS with Creamy Polenta

DIRECTIONS Combine 2 cups hot water and porcini in small bowl and let stand, about 30 minutes. Using a vegetable peeler, remove peel from oranges in long strips. Squeeze juice from oranges, reserving peel and juice. Heat 4 tablespoons olive oil in a large pot over medium-high heat. Add onions and sauté until golden, about 12 minutes, stirring frequently. Using a slotted spoon, transfer onions to small bowl. Add 2 tablespoons oil to the pot. Sprinkle lamb with salt and pepper and add two lamb shanks to the pot. Sauté until brown on all sides, about 10 minutes. Transfer to plate. Repeat with remaining shanks. Return the onions to the pot. Using slotted spoon, add porcini mushrooms and their soaking liquid, leaving any sediment in the bowl. Add orange peel and juice, herbs, wine, and tomato paste. Boil 5 minutes, scraping up browned bits. Return lamb to pot, arranging in single layer. Add broth and bring to boil. Reduce heat to medium-low. Cover and simmer 30 minutes. Partially uncover pot, and simmer until lamb is tender, about 2 to 2 1/2 hours, turning every 15 minutes. Transfer lamb to a bowl. Tilt pot and spoon fat off top of sauce. Boil until sauce is thick enough to coat spoon lightly and is reduced to 5 cups, about 35 minutes. Discard herbs and orange peel. Season sauce to taste with salt and pepper. Return lamb to pot, spooning sauce over to coat.

BRAISED LAMB SHANKS IS ONE OF THE ULTIMATE COMFORT FOODS. A delicious dish that’s cooked in an aromatic sauce for about two to three hours until the meat is so moist and tender, it’s literally falling off the bone! ‘Braising’, from the french word ‘braiser’, is a cooking method that uses both moist and dry heat. The lamb shanks are first seared in some olive oil to brown the meat and enhance the flavour. They are then simmered in an aromatic liquid of red wine, orange peel, fresh squeezed orange juice, rosemary, cloves, bay leaves, tomato paste, sautéed onions and broth, creating the most wonderful sauce. The scent is intoxicating and permeates the kitchen, like mulled wine. Just before serving the lamb, the shanks are basted with the sauce and served over a blanket of silky smooth polenta, which, having been spiked with cream, butter and cheese, is a meal in itself. And for a final flourish – a towering sprig of rosemary! Buon appetito.

To make the polenta: In a large saucepan, bring the water, cream and butter to a boil. Add 1 teaspoon of salt to the water and quickly whisk in the polenta. Whisk constantly for three to four minutes to prevent lumps, until the polenta is thick, smooth, and creamy. Add the Pecorino. Check for seasoning and adjust consistency by adding milk or water to the polenta. Polenta may be made up to 20 minutes ahead of time and kept warm and covered until ready to serve. To serve: Spoon the polenta onto large platter or into individual serving bowls. Arrange lamb on top of the polenta, and spoon some of the sauce around the polenta and serve, garnishing each serving with a spire of rosemary.
