f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing your rights and responsibilities ahead of time, you will be well informed and able to determine if the location is right for you. Once you choose your location, make sure you understand your lease – and all the provisions in it – before you sign. Over the course of your tenancy a landlord should give you adequate written notice, in accordance with the timelines set out in The Landlord and Tenant Act, when rent or landlord services will be adjusted. You should be able to discuss any clarifications or adjustments before they take effect or a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. n honour of Valentine’s Day, I would like to take the opportunity to talk about love. I love where I live.

I feel it’s extremely important to love where you live. Your home needs to be that haven, that place where you be yourself, enjoy yourself and indulge yourself. My view of it is, if you can’t be comfortable in the nest you’ve make for yourself, then where in the world can you be comfortable? Home doesn’t have to be a palace or a five-star hotel, or even your dream home to be comfortable. It doesn’t have to be perfect to be comfortable. It just has to be that place you can enjoy, that space you’ve created to respond to your needs. I’ve lived in a lot of places (actually, 13 places! but several of them were during university and shortly thereafter, when I moved to different cities), and I can honestly say I’ve loved each and every apartment I’ve chosen. It was always a priority when I was apartment hunting. I’d have my list of needs and wants – and I’d only visit places that fit my budget. (It’s awful to fall for a place beyond your budget, that makes life difficult and is best avoided.) I’d try to picture where my furniture would go; what colours I would paint the rooms and exactly where my favourite reading nook would be. I’d ask the current tenants why they were moving and whether there were any surprises I should know about, like noise, landlord issues, temperature control – anything that came to mind. But the truth is, I always had an instinctual feeling when I walked into what would be my new apartment. I just felt at home, fell in love with the space at first sight. Love at first sight is grand, make sure you fall for an apartment for the right reasons. Find that place that you will love living in for a long time to come. THE NEIGHBOURHOOD KNOWN AS PARKDALE EXTENDS WEST FROM DUFFERIN TO RONSCESVALLES AND FROM THE LAKESHORE NORTH TO ABOUT DUNDAS. Beginning in the late 1800’s, Parkdale was an elite residential suburb that rivaled Rosedale as Toronto’s most desirable address. Wander through the tree-lined residential streets and you’ll see some exceptionally fine examples of Victorian architecture. In 1922 Sunnyside Amusement Park and Bathing Pavilion opened on the western beaches, RentersGuide.ca becoming the place to be and to be seen for a generation of Torontonians. AT THE FEDERATION OF RENTAL-HOUSING PROVIDERS OF ONTARIO, we continually look for ways to enhance the quality of life for tenants across the province. In 2008, we developed and implemented the Certified Rental Building Program (CRBP) to provide a “quality assurance” benefit that rental-housing consumers can count on when shopping for their rental apartment home. Apartment buildings and complexes accepted into the program must comply with more than 50 Standards of Practice and are audited regularly by J.D. Power & Associates to track compliance. Once an apartment building has been granted official “certification,” it is considered a well-run, well-managed property where the property manager and their staff care about providing good quality of service to their residents. To date, more than 260,000 rental residents reside in over 950 “certified” apartment buildings across the province. In 2014, we took the CRBP to a new level by introducing 10 new Environmental Operating Standards as part of our exciting new Living Green Together groundbreaking initiative. Basically, the 10 new Environmental Operating Standards are in line with current Canadian trends toward sustainability. For example, in National Geographic and GlobeScan’s 2014 Greendex scores report, although Canadians rank below the average on several scales, we are among the most frequent recyclers and likely to take reusable bags when shopping; we are among the most likely to have an energy-saving dishwasher and TV in our homes; and we are more likely to wash laundry in cold water to save energy. The “Cone Communications / Echo Global CSR Study (2013)” reported that corporate social responsibility toward environmental issues is now expected of companies to provide credibility. In the “Energy Efficiency & Canadians – National Opinion Research for CEEA (April 2013)” survey, 75 per cent of Canadians believe that conserving energy is very important. These are just a few of the reports and surveys that show how critical it is to keep respect for the environment at the forefront of our attention, and why Living GREEN Together™ is a timely initiative. The CRBP’s new Environmental Operating Standards require participating property managers to have an Environmental Policy outlining its commitments and practices; an Environmentally Preferable Purchasing Policy documenting the purchase and use of products/services that minimize negative environmental impact and human health impacts; Environmental Performance Monitoring that enables the efficient identification of areas where action should be taken to reduce consumption and RentersGuide.ca improve performance; Electrical Product Standards; Natural Gas Consumption Practices; Water Product Standards; Waste Reduction, Reuse and Recycling Standards; Indoor Air Quality Standards; Employee Engagement and Education to create a culture of cooperation and positivity; and Resident Engagement through active interaction with tenants. Examples of how these criteria are being met by participating property managers are the installation of energy-efficient electrical fixtures, lamps/light bulbs; the use of water-efficient plumbing fixtures; the implementation of proactive measures to reduce the occurrence of leaking toilets and dripping taps; the promotion of effective waste management and recycling practices; and the use of Energy-Star-qualified or energy-efficient appliances and laundry machines. Just as Ontario’s rental housing industry has a major impact on the province’s economy (over $18.3 billion annually), CRBP rental building management and their staff and residents can have a massive impact on protecting our environment through progressive thinking and proactive practices. Let’s face it: we’re all in this together, and we all benefit from greener apartment communities. It’s up to us all to do what we can to lessen our carbon footprint. The CRBP’s Environmental Operating Standards represent a key step forward in corporate environmental responsibility for the rental housing industry. ABBEY SHARP dishes on her favourite things about Toronto ABBEY SHARP IS A REGISTERED DIETITIAN (RD), an avid food writer and blogger, a TV and radio personality, a food brand ambassador, a passionate home cook, a food event hostess, and the founder of Abbey’s Kitchen Inc. RENTERS GUIDE: Why do you call Toronto ‘home’? ABBEY SHARP: I call Toronto home because I feel comfortable and yet still so intrigued by all of its special pockets and unique neighbourhoods. I was technically born here (East General) but my parents had already moved to Durham right before I was born. However, all of my best memories as a child were in the city. After moving around, my family all moved back to Riverdale when I was 17, and I’ve been here ever since. RG: Favourite nature escape? AS: Withrow park in Riverdale. When I lived with my parents for about seven years or so, I spent every day walking through that park to get to The Danforth. Whether it’s young families in the playground, puppies running about in the dog run (including our family’s dog Hank, and our late, Sandy) or new moms jogging in sync with their carriages, it’s got such a fantastic community feel. RG: Favourite attraction? AS: I used to dance competitively in the Highland Games and they always had a big event at The Ex. Sure, dancing on swords and wearing a kilt was a good time, but the most memorable aspect was always the food. RG: Favourite restaurant? RentersGuide.ca AS: Always the hardest question, I work in food media! I’ve been everywhere, so my favourite restaurant changes by the day, week, month, moment. Right now in Toronto, I love Colette Grand Café in the Thompson. The room is Parisian elegance with an easy-breezy

nautical flair – you would have a good time even if you didn’t eat anything! But you would be silly not to, of course. Try the gorgeous trio of Foie gras with a bruleed parfait, and don’t miss the grand raspberry soufflé for dessert. For a more casual meal, I am loving the new Dailo on College St. Chef Nick Liu has put together a really cheeky Asian inspired menu with snacks like a bao bun filled with big mac flavours, and spring rolls stuffed with smoked meat- hello! And then recently, I tried and loved the new Rasa bar on Harbord St. The farmhouse space is super cozy and the food is creative, beautiful and playful. Do yourself a favour and try the lamb belly ribs with chimichurri and Greek yogurt, and do not miss the Chopped Salad with quinoa, feta, chickpeas and sumac. I know a salad doesn’t sound exciting, but its ridiculously good. RG: What do you consider Toronto’s best kept secret? AS: This is going to sound crazy-pants, but there’s this little food counter called Esther’s Soup Kitchen tucked away in the Cumberland Terrace Mall. Most people have never noticed this little plaza, which isn’t surprising because it disappears amidst the glamour of Yorkville, but I urge you to seek it out just for this soup. Esther makes about seven-or-so soups each day, two of which are always vegan, but they’re all cooked without dairy, cornstarch, sugar, flour, cream or oil. So this is my go-to lunch or solo supper when I want something healthy and low in fat, but still comforting and hearty in this cool weather. My go-to is the Mulligatawny. It’s definitely Esther’s best, and its only about $4.50 for soup and bread. RG: Favourite entertainment? AS: I love going to Second City for their main stage shows. If you love comedy (and aren’t offended too easily), then you’ll absolutely love the improve-style comedy sets. I loved them so much that I started taking improv lessons several months back at Second City’s training centre and I’m now in my fourth semester. It’s basically my excuse to be super silly and offensive for 2 ½ hours every week. The cost of love in Canada: $50,339.21 RateSupermarket.ca’s 3rd annual ‘Cost of Love’ study finds price of romance increased 11.4 per cent year-over-year HAVE YOU MET THAT SPECIAL SOMEONE? SO CUPID… WILL THAT BE CASH OR CREDIT? To find the total cost of love, RateSupermarket.ca conducted a cost analysis on the top expenses faced by couples, from casual dating to wedding day, illustrated in this infographic.

The 2015 edition, which crunched the costs associated with a one-year dating period, one-year engagement and the average Canadian wedding, finds the price of romance is on the rise - up 11.4 per cent from last year. “While no financial formula could fit each unique relationship, our research does find that, on average, the prices associated with dating, engagement and nuptials have increased,” says Penelope Graham, Editor at RateSupermarket.ca. “And, as costs for food and travel grow amid today’s low currency environment, our findings underscore the importance of being financially prepared for life’s milestones.” Graham adds that while you can’t put a price on a personal connection, RentersGuide.ca “Individuals should be aware how increased spending - whether on entertainment, travel, or a certain piece of jewelry - can derail the best-laid of financial plans.”

MLSE Foundation & Hockey Canada Foundation, in partnership with the City of Toronto and The Daniels Corportaion launch revitalized hockey rink in Regent Park “SKATING IS ONE OF CANADA’S GREAT PASTIMES. This revitalized rink will provide the Regent Park community with an opportunity to gather and learn to skate or even improve their skating skills,” said Mayor John Tory or the recently opened rink in Regent Park. “This is another great example of how we as a City can collaborate with outside partners to improve facilities and services for residents of Toronto. Thank you to the MLSE Foundation, Hockey Canada, Toronto Community Housing, and The Daniels Corporation for making this rink revitalization a reality.” With a $300,000 investment, the Hockey Canada Foundation became the leading funding partner of the MLSE Foundation’s revitalization of the rink and fieldhouse. The donation is a legacy to the Regent Park community from the Hockey Canada Foundation’s annual Celebrity Classic gala, and helped to transform the rink into safe space for youth to play hockey. “The Hockey Canada Foundation is proud to partner and support the MLSE Foundation on this wonderful community initiative,” said Chris Bright, Executive Director, Hockey Canada Foundation.“Creating opportunities for our youth to enjoy skating, hockey and a healthy active lifestyle is an important mandate of our foundation and Hockey Canada.” The hockey rink is the first of three sport spaces at the Regent Park Athletic Grounds to open to the public since construction began in May 2014.
