f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement?

By knowing your rights and responsibilities ahead of time, you will be well informed and able to determine if the location is right for you. Once you choose your location, make sure you understand your lease – and all the provisions in it – before you sign. Over the course of your tenancy a landlord should give you adequate written notice, in accordance with the timelines set out in The Landlord and Tenant Act, when rent or landlord services will be adjusted. You should be able to discuss any clarifications or adjustments before they take effect or a new lease is signed.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. Many go above and beyond.

THE AREA Davisville Village’s borders are simple.

Yonge Street marks the western border, Bayview Avenue the eastern border, Eglinton Avenue the northern border and Merton Street (just north of St. Clair) its southern border.

You would think that being immersed right in the middle of a big city would probably make you feel crammed, but luckily this is not the case for Davisville Villagers. Urban parks are dotted throughout Davisville Village, including the considerably large June Rowlands Park (formerly Davisville Park) at the corner of Mount Pleasant and Millwood.

In fact, the area includes many open spaces including the linear Kay Gardner Beltline Park on the neighbourhood’s western border that follows old railroad tracks along a path used by pedestrians, cyclists, joggers and dog walkers all the way to Bathurst Street.

Davisville Village’s southern end receives much of its lush foliage from Mount Pleasant Cemetery. With its old trees and hilly terrain, it’s the burial place of some of Canada’s most famous people including Frederick Banting, Timothy Eaton, Foster Hewitt and Mackenzie King.

SHOPPING Pick your side for shopping – Yonge Street or Mount Pleasant? Both hold Davisville’s shopping options that include fine restaurants, pubs, movie theatres and an active nightlife. The famed Chick N’ Deli, with its live entertainment and great wings has always been a favourite amongst the TheRentersGuide.ca Villagers, both young and old.

Small fruit markets and delicatessens are found right on Yonge Street beside cafés. Mount Pleasant includes locally

owned shops featuring furniture, fashion retail, bookstores and salons – just an abundant number of small stores that stretch right up Mount Pleasant.

A little plaza right on Balliol Street is within walking distance to most of the apartment buildings. It includes all the conveniences to serve its community.

The social and recreational centre of Davisville Village has to be June Rowlands Park. During the day it’s a hive of activity, with preschoolers enjoying the Davisville Park playground and wading pool in the summertime.

Davisville Park’s six tennis courts are used by the Davisville Tennis Club on evenings and weekends. The club has an active house league and tournament schedule. Adjacent to the tennis courts is the Davisville Park baseball diamond, which is extensively used by children and adult baseball leagues.

GETTING AROUND Davisville Village has its own subway station right at Yonge Street. Buses run along Davisville Avenue and Mount Pleasant.

RENTING IN DAVISVILLE VILLAGE Davisville Village’s central location makes it ideal for renters. The area attracts many singles and young couples as well as downsizers who want the ease of renting and don’t want to leave their community. The streets of Davisville Avenue and Balliol Street hold apartment buildings on both sides from Mount Pleasant west to Yonge Street, where the office and retail buildings begin to take over. Davisville

Avenue also includes the large open field of Davisville Public School on one end and June Rowlands Park on the other. Since major property companies manage most of the area, grounds are beautiful and there is lush, colourful landscaping, manicured and lovely all year long.

Thankfully, no one was injured in a Toronto-area fire several years ago that was caused by a faulty power surge protector bar in a highrise building on Graydon Hall Drive. Because of the design of the building, the fire was contained to the apartment where it started and did not spread.

“The staff was fantastic and everyone in the building evacuated quickly,” said Property Manager Barb Petelski.

But the tenant in whose apartment it broke out, lost everything – all of her furniture, clothing, and other possessions. Not only that, due to the extensive smoke and the water used to extinguish the fire, both the apartment immediately above and the apartment below were left completely uninhabitable. And for the residents and victims, it was a terrible tragedy that might have been averted had the tenant been insured.

As a result of the fire, three families were displaced for up to five months and a fourth family was significantly inconvenienced while extensive repairs were made. Had the tenant been insured, the landlord would not have had to pay for the damages.

Instead, those funds that could have been used for needed repairs, maintenance or capital improvements to the building.

“Ironically,”said Petelski,“the tenants above the damaged apartment had insurance, and were immediately moved into a vacant apartment in the building. Their insurance company sent in a team of cleaners, who thoroughly cleaned everything – their furniture, towels, and bedding – and moved everything into their new apartment.”These tenants didn’t have to do anything, or pay for any of this.

tenants, no matter how the damage occurs, including in a fire. Landlords have relatively few legal obligations to compensate tenants for damage to, including loss of their personal possessions. Likewise, if you are forced to vacate your apartment due to a fire or other circumstances, the landlord is not required to compensate you for alternative accommodation while repairs are being made.

It’s unfortunate that people’s circumstances are often so tight that they try to avoid paying the cost of the premiums. In reality, renter’s insurance is much less expensive than you might imagine. Rental insurance can be as economical as a couple hundred dollars per year (premiums are slightly higher for basement apartments or rented homes.) Many leases require that tenants carry both liability as well as contents insurance.

You can find further information about tenants’ insurance or purchase coverage from a variety of sources.

You might want to start with the agent who handles your car insurance and ask him or her to provide you with a price. Many insurance companies are happy to set up a tenants package for a customer – most provide multi-policy discounts if you have property and auto coverage together. If you have been living at home and this is your first apartment, you could approach your parents’ insurance broker.

You can try calling one of the major insurance companies directly and speak to an agent. Call centres or website companies that sell insurance directly are called “direct writers,” and are another potential source of information. You can also see if your school/alma mater, company, bank or any other associations for which you are a member offer a group rate. The

group buy is often used to leverage members preferred rates.

Unfortunately, many tenants take the policy in order to satisfy the landlord and cancel afterwards. Don’t make this mistake. While it’s unlikely that you’ll ever need, it the peace of mind it provides is well worth the small price you’ll pay. Given this reality, isn’t it best to protect yourself and your family from what could be a significant expense and catastrophe?

CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure for everyone who lives and works there.

Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an item that covers the agreement to not discriminate against TheRentersGuide.ca anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income.

Beyond this point, CRBP members agree to report to the

TheRentersGuide.ca Program’s administration any laws or policies that they 42

may find unfair or prejudicial to renters or rental housing providers.

Much of the Code of Conduct is based on the golden rule.

For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. All parties involved in a rental residence situation should know and uphold their responsibilities. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith.

Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness is the operating principle that members agree to pursue, along with avoidance of and protection against fraud, misrepresentation and unethical practices of any kind.

Another aspect of the Code includes continual education, training and communication. Members agree to ongoing efforts to uphold and improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations.

Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general.

The bottom line result for tenants is improved communication with their building manager and/or owner, as well as a better quality of life for all parties.

York Region challenges students to help #MakeRentalHappen WHAT DOES GREAT RENTAL HOUSING LOOK LIKE? The Regional Municipality of York is calling on postsecondary students to answer that question by entering the Make Rental Happen Challenge.

“Housing is a top priority for York Regional Council, and addressing the rental shortage before us requires collaboration from all levels of government, the private-sector and larger community,” said York Region Chairman and CEO Bill Fisch.

“To foster innovation and build momentum to increase housing options, the Make Rental Happen Challenge calls on students to explore, rethink, question and experiment with new ideas for rental housing.”

The Human Services Planning Board of York Region is hosting the Make Rental Happen Post-Secondary Student Challenge between February 10 and April 18, 2014, inviting students from across Ontario, Canada and the globe to submit bold, innovative and achievable solutions to increase the supply of rental housing in York Region.

Registration for the Make Rental Happen Student Challenge is now open, and submissions will be accepted until April 18, 2014. Submissions will be judged by a panel of industry experts. Winners will receive one of three prizes of $5,000, $3,000 and $2,000.

To warm up the look, you can decorate the underneath area. Try sliding in two small ottomans or stools, and decorating the tops of them. 04 TEX TURE Playing with texture is a very important trick when it comes to a well-decorated space. It’s not only about experimenting with different fabrics, but different finishes as well. 06 THE COLOUR BLUE You can never go wrong when accessorizing if you stick with a blue colour pallet. Keep it simple and stay monochromatic, using different as many shades of it as you want.

07 HEIGHTS When styling, be sure that the pieces you are using come in varying heights. Having everything at the same level creates less interest.

08 ART WORK When it comes to artwork, people often step away because they are unsure of how to position it on the walls. The general rule of thumb is that the middle of the picture should be at eye level. Artwork should be hung no more than seven to 10 inches above a table, and five to eight inches above a sofa. If you’re still not confident, you can always rest your artwork on a surface and have it lean up against the wall. If you’ve got a lot of small art pieces, consider grouping them together. If you’ve got large pieces, they should be hung separately.

09 MIRRORS Adding mirrors to any décor is a great way to finish off a room. Mirrors make the room appear larger, reflect light and add a hint of sparkle to the space. The larger the mirror, the greater the affect will be.

10 LIGHTING Lighting can always make or break the overall ambience or impact the décor in a room. Adjustable lights on a dimmer switch are always a good option because they can be positioned to highlight or draw the eye away from a particular area. H&R BLOCK CANADA ANSWERED MORE THAN 3,000 TAX questions online in 2013. Here are the most popular questions from the past year: 1. How much can I earn before I start paying tax?

In 2013, you can earn at least $11,038 federally before you begin paying income tax.

2. I worked on contract this summer. How do I report the income?

You are considered self-employed for tax purposes so you will need to complete a T2125 Form as part of your personal tax return. You will be able to report your business income as well as reasonable expenses you incurred to earn your income. Remember, you have to pay both the employer and employee portions of the Canada Pension Plan (CPP).

However, you can claim a non-refundable tax credit for the employee portion and a deduction for the employer portion.

3. I started university in the fall. How much will my refund be?

In order to receive a tax refund, you have to have paid income tax during the year. If you didnâ&#x20AC;&#x2122;t work during the year, your tuition credits cannot create a refund on their own. However, you can carry the credits forward to use in future years when you are earning more income.

4. When can I file my 2013 return?

The Canada Revenue Agency begins accepting returns electronically starting February 10, 2014 when the Netfile system opens. We always recommend that you wait until all your slips and receipts arrive before you file your return.

5. My father gave me $6,000 to help with bills. Do I need to report it on my tax return?

Gifts are not taxable and do not need to be reported on your tax return. However, if you deposit the gift into a savings account or investment, the income earned by the money would be reported on your tax return.

6. If I moved from one province to another in December, which province do I file in?

Your province of residence is determined on December 31 of the tax year. So, for example, if you are living in Saskatchewan at the end of the year, you need to file a SK return.

7. I have been living with my boyfriend since July TheRentersGuide.ca 2013? Do I file as common-law?

You are not considered common-law for tax purposes until you have lived together for 12 continuous months.

But if you have children, you are considered common-law as soon as you begin living together. Your marital status is determined on December 31 of the tax year. Once you are common-law, you continue to file individual returns, but with spousal information. There is no joint filing option in Canada.

8. Do I have to claim common-law if we keep our finances separate?

Once you live together for 12 continuous months, you are considered common- law for tax purposes and you need to report it correctly on your tax return. It does not matter how you structure your finances.

9. How do I claim stock that has lost its value?

Unless you have sold the stock and realized the loss or the stock is no longer listed, you cannot claim a stock value drop. If you have sold your stock, you need to report your capital loss on a Schedule 3. Capital losses can only be used to reduce capital gains.

10. I was born in the U.S. but I became a Canadian citizen 20 years ago. Do I need to file a U.S. tax return?

Unless you went to a U.S. embassy and officially renounced your citizenship, you are considered a dual citizen no matter how long you have lived outside of the U.S. If you are a U.S. citizen, the IRS expects you to file a Form 1040 TheRentersGuide.ca and FBAR every year if you meet the requirements.

RENTING WITH KIDS YOU’RE FACED WITH THE DECISION TO RELOCATE: WHETHER YOU’RE DOWNSIZING OR CHANGING LOCATIONS completely, the questions are in the back of your mind. Is renting worth it for my family? Am I going to lose money if I rent? There is no right or wrong answer, it just depends on your family, lifestyle needs and budget. Here are some common questions I’m asked about renting with kids.

Jodie Gilmour: People with kids are looking for exactly the same thing buying parents look for: good schools, safe neighbourhoods, friendly communities, parks, easy access to amenities such as groceries and extra-curriculars, swimming and skating lessons, guides and scouts … the list goes on. Renters are looking for the things that make family life fun and convenient.

RG: What are some advantages for parents to rent instead of own?

JG: Renting is usually less expensive than owning, so parents can spend more on other things (like Disneyland!), or save up for other major purchases (like a puppy!). Renting definitely makes you more mobile, so for parents who anticipate needing to move again in less than three years, it’s certainly a good option.

RG: How can parents maximize their savings when they are renting?

JG: When couples are hoping to buy in the future, I always help them figure out what their monthly costs would be if they were homeowners. We make sure their rental costs less than 75 per cent of their imaginary house costs, and they bank the extra 25 per cent to put toward a down payment. Any renter saving up for any expensive goal could take this approach! Just play with the percentages until you’ve saved up what you need by the time you wish to accomplish your goal.

RG: What amenities and features do apartment complexes have that appeal to parents?

JG: Kids are usually thrilled to hear that their new abode boasts a swimming pool.

Parents, on the other hand, focus more on the convenience and community aspects of highrise living. If they don’t have to shovel snow and cut grass, they have more time to spend with their kids (at the pool). I have clients who share a nanny with another family in their building, a savings for them and friends for their kids. In most buildings there is at least one stay-at-home mom who’s open to doing day care. Ask other moms when you’re previewing apartments.

RG: What types of buildings are not that suitable for parents?

JG: Some buildings are not designated retirement residences, but the core population is seniors. Parents of little noisemakers might find themselves less-than welcome in this living situation. Parents should consider the demographic of a building before joining the community.

RG: How can parents get along with their neighbours who may not like kids?

JG: You can’t really force people to like your kids. Best to just try to keep the noise level down and stay out of your cranky neighbour’s way. Every street has that lady

Other Financial Stuff Next, make a note of the following: How much do you earn gross and net?

What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)?

Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it?

If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now.

Do you have any insurance (through work, or that you bought)? Who is it with?

What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit?

Who is the beneficiary? Will you be changing the beneficiary once you marry?

Do you have a will and powers of attorney? (Once you wed you have to remake your will if you already have one.)

Get a copy of your credit report so you can see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk.

How will we deal with interruptions in our income as they come (which they, undoubtedly will)? For example, if one of us loses a job? When we have children? If a family-member becomes ill? If we decide to continue our education?

What other financial responsibilities do we each have (i.e., commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)?

Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk.

One of the first questions you’ll want to address is this:“Will we pay off debt before we get married?”If yes, then you have to make a plan for your debt repayment.

Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not TheRentersGuide.ca perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock.

from your current joint cash flow? Will one or both of you get a second job to pay down the debt?

Don’t even think about having kids until you’ve paid off all your consumer debt.

Since one or both of you will likely want to spend time at home with your Minime, you’ll have less income to live on.

Maternity or parental leave isn’t a right.

It’s a privilege. And one you exercise only if you can afford it.You won’t be able to make ends meet on less income if you’re still repaying stupid debt.

If one of you has a crappy credit history, what will (s)he do to fix it so when the time comes to buy a home or a new car, so there are no surprises? And no whopping interest cost.

If one of you is an on-again-off-again money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories.

While money is the number-one way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too?

How are we going to divide up the household chores?

How much time will we spend at work, at home together, doing our own thing?

What are our expectations about how we will spend our free time?

Do you believe that we should be doing everything together?

What role will religion/spirituality play in

our lives together?

Can we each pursue our own interests?

Do you need time alone?

What role will our families and friends play in our lives?

What’s your philosophy on having/raising children?

How will having a child change the way we live?

How would you feel if I want a night out with my friends?

How will we make sure we have quality time together?

Now that you’ve come clean, you should be ready to move forward together without too many big surprises.

Marriage requires constant attention.

Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away.

Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s)he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate.

MOVING AN ELDERLY LOVED ONE CAN BE TOUGH. No one wants to upset that person and everyone wants the move to go as smoothly as possible.

This can seem like ‘mission impossible’.

Census Canada data suggests Canadians approaching retirement age are now the fastest-growing demographic in Canada and experts predict 28 per cent of the United States population will reach retirement age within the next TheRentersGuide.ca five years.

The children and families of the ‘Baby Boomer’ generation - people born between 1946 and 1960 are already helping their loved ones move into downsized or elderly assistance

Senior loved ones can be very set in their ways and often are not well equipped to express their emotional frustrations in a constructive way as moving day draws closer.

It all can seem like a daunting task.

Over the years, we have packed and moved many seniors and the important thing is to stay organized, be patient, calm and respectful throughout the move process.

If you are moving a senior loved one into a retirement facility or an apartment, you should first contact the management to find out what they TheRentersGuide.ca are allowed to bring in, appropriate moving hours and if they have any tips specific to their facility to help smooth the moving process.

REMEMBER: Organize and Start packing several weeks in advance.

If your loved one is moving from a large home to a one bedroom apartment, there will be more furniture than needed. Get a floor plan of the new space and help your senior plan the space with their favourite furnishings, then help them decide what to do with the extra furnishings. If the item is a family heirloom and can’t be accommodated in the new space, suggest giving it to a close family member like a child or grandchild.

Sort before you pack.

Seniors tend to collect things they don’t need or use. Be sensitive when suggesting to get rid of possessions. Ask if they use the item and if they would mind if you donated it to raise money for the Salvation Army, for example. Start packing early so you won’t be overwhelmed as moving day draws near.

Pack and clean as you go.

When helping sort and pack your senior’s belongings keep in mind that their eyesight and reduced mobility prevents them from doing regular chores and can result in poor housekeeping habits. Instead of commenting, offer to clean as you pack and try not to be judgmental.

You’ll will need more time than you think.

Allow enough time so your loved one doesn’t feel rushed. Sorting through years of stuff is difficult and sometimes emotionally painful. Allow your loved one time to say goodbye. If they take longer to clean out the desk drawer because they found a stack of pictures, let them take the time to walk down memory lane. This is a very important part of the process. Be patient and listen to their life stories, there will come a time you will be glad you did.

Make their new space feel familiar.

Take pictures and colour samples of the inside of their current home. Try to decorate the new space and place objects in a similar way, so that their new space will feel like the old one. Be as detailed as you can from arranging the bedroom furniture to placing family pictures on the bureau. This will help make the new surroundings feel like home.

Wrap small items in coloured paper.

The brigtly wrapped paper is easy to see. This prevents items like small knickknacks from becoming lost or thrown out.

Label boxes on top and sides.

Make sure to mark the top and sides of boxes as they’re packed and write in large letters to make it easier for your loved one to read. Make sure to label boxes containing breakable or sentimental items as ‘fragile’.

Pack all electronic equipment in their original boxes.

If the original boxes aren’t available, use low-static bubble wrap when packing these items.

Seal all boxes with packing tape.

This makes it easier to stack and protect your senior’s belongings.

Use boxes designed for the items you are packing.

Dish packs for dishes and wardrobe boxes makes it easy for seniors to access their clothing on hangers.

Check clothing before donating.

It’s a good idea to sort unwanted clothing for donation prior to moving.

Before donating any gently worn unwanted clothing, check pockets for valuables. Seniors often hide small valuable items like jewelry or cash in the pockets of suit jackets or shoes and forget where they hid it.

LUSCIOUS SPINACH GRATIN DIRECTIONS Preheat oven to 425°F. Melt butter in a large heavy saucepan over medium heat and cook onion until translucent, about 15 minutes. Add flour and nutmeg and cook, stirring, another two minutes. Add cream and milk and cook, stirring, until thickened.

Squeeze spinach and add to sauce, mixing to combine. Add 1/4 cup of the parmesan and mix well. Add salt and pepper to taste.

Transfer spinach mixture to a large baking dish and sprinkle with remaining parmesan and all of the gruyere on top. Make 20 to 25 minutes until bubbling hot, and serve hot.

One of my all-time favourite dishes, I make this Spinach Gratin over and over again, and always look forward to the next time – as do my friends and family!
