NORTH YORK Uptown’s got it all!

NORTH YORK IS THE CENTRAL NORTHERN AREA OF THE GTA. It’s bound by Steeles Avenue to the north, Eglinton to the south, and runs from Hwy. 400 in the west to Victoria Park in the east. It covers a huge amount of land and is the secondlargest municipality in the GTA, with a population of about 700,000 and a wide range of lifestyle options. The landscape is a great contrast of urban and suburban. There’s both urban sprawl and vertical sprawl to accommodate the ever-growing population.

North York is extensively serviced by public transit, and the infrastructure continues to grow. Subways run into and out of the city via both the Yonge Street line and the Downsview/ Dufferin/Spadina line. The Sheppard line services Sheppard from Yonge east to Don Mills. There is also a huge network of city routes including extensive 24-hour routes. North York also has great highway access. The Allen Expressway runs from Finch to Eglinton in the west end near Dufferin and Hwy. 400, at the western border runs south right to the Gardiner. The Don Valley Parkway and Hwy. 404 run north/south near North York’s eastern border while Hwy. 401 runs right through the middle. Many are drawn to North York because of its efficient urban plan, which is easy to navigate for the commuter.

Students will find that there’s no lack of schools. While York University is central to North York as well as campuses of Sheridan and Centennial Colleges, it’s easy to access The University of Toronto and Ryerson, as well as the other campuses of Sheridan, Centennial and George Brown.

North York is a gateway to the countryside and offers a lot of suburban living. There are numerous parks and greenspace, but Downsview Park is definitely the most spectacular and an incredible asset to the community. It’s got extensively

Midtown, from York Mills to Eglinton is a great mix of old and new. The upscale area features boutique shopping and epicurean dining options. It’s a trendy and interesting area to tour around. A growing financial centre has made it a great alternative to downtown.

AS ONTARIO’S LEADING ADVOCATE FOR QUALITY RENTAL HOUSING, the Federation of Rental-housing Providers of Ontario (FRPO) is continually looking for ways to improve the quality of life of apartment dwellers and staff.

FRPO created the Certified Rental Building Program (CRBP) to help apartment seekers locate professionally operated and maintained buildings. Landlords and apartment managers whose buildings are enrolled and qualify agree to maintain stringent standards.

Tenants also have responsibilities in keeping their quality of life healthy and vibrant. The push for environmental friendliness and healthier living has a place in today’s rental residences, and can be achieved in many ways with the help of renters.

Obeying the Smoke-Free Ontario Act of 2005 is one example. Under this Act, smoking is not allowed in the common areas of apartment buildings including elevators, hallways, stairwells, parking garages, laundry rooms, lobbies and amenity spaces. Smoking in individual apartments is not regulated, but some renters today are choosing to smoke only outdoors on their balconies or outside the building.

“Respecting the rights of everyone – smokers and non smokers alike – leads to a healthier, safer and more harmonious living environment for all,” says Mike Chopowick, director of Policy Matters, Federation of Rental-housing Providers of Ontario.

To avoid this scenario, tenants can do simple things such as switch to unscented cleaning products, and if they paint their walls, they can use low-VOC paints.

As time passes, we see new materials and techniques on the market that contribute to Greener, healthier, more sustainable living. Looking to the exterior, some buildings now have Green roofs with plant material that absorbs water and is easier on the city’s storm system.

Low-growing succulents are one example of plant life that helps. On some of these roofs, rainwater is collected to use for irrigating the landscaping. Plants and trees have a great impact on the environment in filtering toxins.

There may be spots around apartment buildings where well-placed trees can even provide shade and reduce cooling costs in the summer months, and switching to non-toxic pesticides, herbicides and fertilizers for the building’s landscaping is to everyone’s benefit.

FRPO and the Greater Toronto Apartment Association (GTAA) have been assisting the Centre for Equality Rights in Accommodation (CERA) to develop voluntary guidelines and associated educational resources to promote healthier apartment buildings.

As these guidelines are developed, they will be added to the Certified Rental Building Program (CRBP) that provides apartment-seekers with a tool to help find professionally operated and maintained buildings. Based in Toronto, the GTAA represents the interests of active and concerned firms participating in the multi-family rental housing industry.

TIPS FOR living together

CONTRARY TO WHAT YOU MIGHT THINK, there are similarities between living with a roommate and someone you’re involved with romantically. Your approach should reflect what it would in any interpersonal relationship. Be considerate of the other person’s needs, and strive for good communication to encourage equity and fairness in your living arrangement.

FURNISHING: The first issue you’ll need to address if you decide to live with someone is how the apartment will be furnished. One – or both – of you may have furniture.

Whose stuff do you keep and whose stuff gets stored or sold?

Conversely, you may need to acquire a lot of the furnishings and housewares you’ll need to live in your apartment. Discuss how you will make decorating decisions and purchases. If you provide something, and your roommate or a guest damages something, who would be responsible? If you share the costs, who gets it if and when you move on?

EXPENSES: As roommates, discuss how you will pay the rent.

Will one person make the payment each month and the other pay the roommate half the amount? Will the landlord take cheques from each? Or will you use another arrangement? If a last month’s rent deposit is required, it’s easier if each tenant puts up half, in case one person wants to move out before the other. And moving out should have its stipulations too, like enough notice that nobody is scrambling to find a new roommate, and notice to change things up with the landlord.

There are legal obligations when all parties are listed on the lease. What about your hydro, Internet and cable? Will one person be responsible for paying all the bills? How will they be split up? If you’re a couple and there is disparity in your incomes, clarify the financial expectations before signing your lease. PERSONAL SPACE AND PERSONALITY: Everyone needs some private space and time. When looking for a roommate, let them know if you are the type of person who has the TV on all the time, if you always have music on, or if you like to spend your evenings curled up with a good book and a glass of wine in the living room. Are you a noisy night owl? What about guests? Be sure to discuss your lifestyle preferences with your roommate so there won’t be any surprises. For example, do you like to have a lot of friends over regularly, or are you the type of person who goes out after work and tends to come home late in the evenings? Would you be put out if your roommate had their boyfriend or girlfriend over all the time, or a friend occupying the guest room regularly? Having constant guests can wear on the roommate relationship because a guest will enjoy the living area and use the home without having any financial responsibility.

Ground rules are a good idea.

FOOD AND INCIDENTALS: This is more of a challenge between roommates rather than those who have blended finances. Will you share the cost of food – and the work involved in preparing and cleaning up meals? It can be highly impractical to have two containers of everything. If you are a vegetarian or have food allergies, it would be pragmatic to cohabit with someone who is sensitive to your situation. Do you share leftovers? Do you have a strict ‘replace what you take’ policy? Are you going to have a ‘communal kitty’ where you each put a specified amount each week to cover the cost of frequently replaced items you share, like toilet paper, dish soap and light bulbs? Decide before issues arise.

A secret to successful cohabitation is understanding the other person’s goals and expectations, and being like-minded on some of the issues that can become major problems. THE AVERAGE MONTHLY RENT IN THE GTA FOR PURPOSE-BUILT APARTMENTS INCREASED 2.7 PER CENT IN OCTOBER 2014, according to the Rental Market Survey conducted by Canada Mortgage and Housing Corporation (CMHC). The average rent, however, increased at a slower pace when compared to the same time period in 2013, which increased 3.1 per cent.

Key factors causing rental rate increase The demand for rental accommodation increased in 2014. Millennials, the population falling within the early twenties to mid-thirties age bracket, are increasingly choosing to prolong their stay in the rental market as opposed to purchasing a home. The average first-time home buyer age in Toronto is now 37 as individuals are holding off on entering the homeownership market due to slow wage growth and rising home

Rent variations The average monthly rent in the GTA was $1,158 and varied depending on location. Rent was the highest in Central Toronto with an average monthly rent of $1,402. Areas in the inner suburbs (Etobicoke, Scarborough and North York), were more affordable than Central Toronto. Among the inner suburbs, North York is the most expensive area, with the average cost of rent being $1,140. Etobicoke follows closely behind, with an average of $1,134.

Scarborough is the most affordable area within the inner suburbs with the average cost of rent being $1,028.

The outer suburbs had similar rates to the inner suburbs. With an average monthly rental rate of $1,189, the Halton region is the most expensive area in the GTA. The area boasting the cheapest RentersGuide.ca rent is the Durham region, with an average monthly rent of $1,000.

YOU PROBABLY DON’T WANT TO SINK A FORTUNE INTO YOUR RENTAL, especially if you don’t plan on staying for the long term. However, you don’t have to make do with eggshellRentersGuide.ca painted bare walls either. PAINT. If you really can’t stand the neutral wall colour, try asking your landlord if you can paint, even if it’s only one feature wall (if you promise paint it back when you leave it may help). If they say no, there are still plenty of options when it comes to adding personality into your space.

A VARIETY OF STORES. Mix and match your furniture pieces, don’t purchase everything at once. My general rule of thumb is to shop at a minimum of three different stores when furnishing your home. You don’t have to buy everything at the same time, shop around and turn your place into a story.

ART. If your landlord doesn’t want holes in the walls, you’ve got a few options when it comes to artwork and wall-hung accessories. You can purchase pieces that are free standing, such as my personal favourite, large floorstanding mirrors. Mirrors are a great way to make a room look larger and feel more upscale. Your second option is using stick-on hooks (you can find these at any home improvement store) that are guaranteed not to create surface damage and can hold quite a lot of weight. There is a wide range of sizes and styles available that will suit your undressed-wall’s needs!

VISUAL INTEREST. Create some visual interest in your rental unit by placing a large, floor-to-ceiling, free standing book shelf to cover one of your empty walls and to make use of your vertical space. This can easily be a feature wall, and a great way to show off your belongings. Make sure whatever you place on the shelves are at varying heights. Book shelves aren’t only for books anymore- you can dedicate a shelf for your glassware including vases of different colours and sizes, and you can also purchase baskets to place on a couple shelves that serve as great storage and a great place to hide clutter.

COLOURS, PATTERNS AND TEXTURES. Liven up the space with different colours, patterns and textures. When mixing patterns, make sure the scales differ, for example, match a large-scale floral with a small-scale stripe. You can bring in these elements in varying ways. Throw cushions, area rugs, bedding and upholstery are just a few options.

Be creative and let your style shine through.

You may feel frustrated at first when it comes to decorating your rental unit. No paint, no holes and no major changes doesn’t mean no style. Weather you are staying for the short-term or the long run; you can still make your rental an inviting, warm and cozy place to call home.
