ou’ve decided it’s time to rent a new space. Now you have another decision to make – choosing your property management company. How can you check the reputation of the company or landlord you’re considering renting from? First, find out how long the company has been in business by asking the staff or visiting the company’s website to see what information they offer online.

Most property management companies have well-established business practices in place to ensure that the customer comes first. If possible, drive around existing communities managed by the company you’re considering and speak to some of the renters in the building. Many property management companies will be able to put you in touch with people who would be happy to provide a testimonial. Get a feel for each company and the staff. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. es, it’s cold. I think we can all admit it’s cold out there. I don’t care what the statistics say, I say it’s the coldest year I’ve ever experienced. (But I say that every year.) And when it’s not cold, it’s wet. So please, just indulge me and stop reminding me that I’m Canadian. I’ll take snowy walks, go ice skating, spend a day on the ski hills – but I will not say ‘eh’ and I will not accept how awful the weather is. Windchill just depresses me. For those of you who feel the same, picking the right home is a great way to offset the whining.

Part of the problem with winter is lack of sunlight. The days are too short and it’s difficult for some of us to contend with. Pick your apartment by exposure. If you’re a morning person, an eastern exposure will get you a sunrise and morning to mid-day sun. If you’re home all day perhaps a southern exposure will max out your sunlight quotient. Opt for a community with underground parking. The less time out in the elements the better. It’s those days sitting in an ice-cold car, revving the engine with the defrost on high after battling with the ice scraper that leave you cold and miserable and Googling jobs in sunny climates. Finally, try finding a resort-like community. Something with an indoor pool, whirlpool and sauna. The outdoor pool may be a spectacular summer bonus, but in the winter, being able to luxuriate without stepping outside may add the tropical twist that your winter-resenting heart desires. With this in mind, you’re ready for a winter move, and we’re here to help. nce upon a time, Yonge St. north of the 401 was a two-lane road in the country, flanked by block after block of low-rise commercial and residential buildings. Today, North York has evolved into a city that resembles a smaller version of Toronto’s downtown. The area of North York centring around Yonge and Sheppard encompasses the communities of Lansing and Willowdale. HAVING FUN Yonge and Sheppard offers much to enjoy in the way of recreation and entertainment. There are a multitude of restaurants serving foods of all ethnicities from Thai to Japanese, Italian, Greek and French, plus pub fare, fast food and fine dining lining Yonge St. throughout the neighbourhood. Outdoor enthusiasts will enjoy the proximity to the Don Valley Golf Course, just south of the 401 on Yonge St., and Earl Bales Park at Bathurst and Sheppard with its many kilometers of scenic trails and downhill skiing and snowboarding in the winter. Thereâ€™s even a public lawn bowling court on Beecroft Rd., directly behind the Civic Centre complex.

SHOPPING The two major shopping malls in the area, the Sheppard Centre and Empress Walk, have underground access to the TTC, while the Sheppard subway line has spurred additional development along Sheppard Ave. E. Empress Walk is built around a large multi-storey cathedral-like hall and features a grocery, a business centre, liquor store and many additional businesses and professional services. The Sheppard Centre Mall at Yonge and Sheppard has more than 75 stores, shops, services and eateries, including popular chains, brand names and all the major banks.

ne of the many benefits of choosing an apartment in a rental building that bears the Certified Rental Building Program (CRBP) distinction is knowing that the owners and/or property managers have agreed to conduct business according to a Member Code of Conduct.

This brings great peace of mind to renters, and offers CRBP members a clear, concise reminder of what is expected of them once their buildings have been granted certification status.

Another aspect of the Code includes continual education, training and communication. Members agree to ongoing efforts to uphold and improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations.

The CRBP is managed and operated by the Federation of Rental Housing Providers of Ontario (FRPO) with the goal of protecting the interests of all multiresidential apartment building stakeholders – and the Code of Conduct plays a major role in accomplishing that goal. What does it mean for renters? The key word in the Code of Conduct is “professionalism.” CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure for everyone who lives and works there. Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an item that covers the agreement to not discriminate against anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income. Beyond this point, CRBP members agree to report to the Program’s administration any laws or policies that they may find unfair or prejudicial to renters or rental housing providers. Much of the Code of Conduct is based on the golden rule. For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith. Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general. THE REALITY IS THAT ONCE YOU MOVE IN

together you have to share a space, and your space ultimately reflects your style. You have to take what you both have already and determine what to keep, what will work and what won’t. Whether it be her childhood teddy bear, or that ugly thing he calls a “sofa,” the issue that arises is how to blend her past along with his, and still have an extremely welldecorated and tasteful place to go home to.

DO WE HAVE TO KEEP THAT? WHAT IS THAT? WHAT DO WE NEED TO BUY? THESE ARE JUST SOME OF THE QUESTIONS THAT WILL COME UP ALONG THE WAY Do we have to keep that? What is that? What do we need to buy? These are just some of the questions that will come up along the way. You both need to be on board, and working toward a design goal that will make both of you happy at the end of the day. Hopefully you share at least some of the same taste! Opposites attract, so pairing your pieces together can work. Mix heavier and lighter pieces together, and mix opaque with transparent. When you start mixing and matching your styles you will be surprised at how harmonious it can look. Just make sure that you listen to each other – you need to understand each other’s needs and wants. It’s a good idea to spend a weekend and analyze what you both have to determine where you stand in terms furnishings for your home. Will you be having children down the road? Children will determine a lot of things, such as what you really need to invest in. Do you really need that 52-inch plasma television, or should you spend on something else? Find common ground and choose on an overall design style and concept.

If you have a piece of furniture that you just can’t let go of, changing the look of it is the best way to hold onto it. Consider re-upholstering or painting it to match your new, blended décor. Complement your existing furniture with newer pieces that link both styles. You can take his dining room chairs, match it with her dining room table and purchase a new light fixture that will join the two styles. By combining your pieces, you can create some of the most visually interesting and appealing rooms. Merging your styles together will not happen over night. Eventually the two styles will come together, creating what will hopefully be a balanced and harmonious space. Combining the styles will take thought, and whether it be including her teddy bear, or that ugly sofa of his, it just needs to be executed in the right way, creating an extremely well-decorated and tasteful place to go home to.

eaceful, harmonious apartment living is all about treating others with respect and consideration. When you act with sensitivity to your neighbours, it’s amazing how others will respond. The following are 10 etiquette tips that make for good neighbours.

Keep the noise down. Apartment walls are notoriously thin, and at the best of times, sharing walls is bound to mean hearing your neighbours, so try to consider whether your neighbours really want to hear your activities. Keep in mind that people have different sleeping schedules. Neighbours could be working at night and sleeping when you are awake! Likewise, 10pm is not the appropriate time to vacuum or hang pictures. Avoid loud noise at all times, but particularly late at night and early in the morning, especially arguing, playing music or watching the television at excessive volumes. If you like it loud, consider getting a pair of headphones for your home entertainment. High heels on the floors, bouncing a ball and other repetitive noises will affect the neighbour below, whose ceiling is attached to your floor. The click-clacking of shoes can become quite an irritant.

Clothing is not optional! Remember to dress appropriately with at least a shirt and sandals when taking out trash, recycling, doing laundry or getting something from your car.

Respect and maintain common areas as if they were an extension of your own home. Tidy up after yourself in the laundry room. After using the barbecue or party room, take out all trash and leave as you found it.

Check up on your laundry regularly. Don’t leave it sitting in the washer or dryer after it has finished, it annoys other people who are waiting to use the machine. Invest in a drying rack and dry delicate items inside, not on your balcony.

Be aware of your neighbours but also respect their right to privacy. This means not making their business – like when they enter and leave the building, where they are going – or who they are with – your business. While some communities are friendly and open, try to avoid the gossip mill.

When cooking, open your window so that it doesn’t smell up the entire floor. Your dinner may smell appetizing to you – but not everyone needs to know what’s on the menu. And when several apartments on the same floor share their dinner aromas it can be an unappetizing sensory overload. There is nothing worse than emerging from the elevator to a pungent-smelling hall.

Be cognizant of, and promptly report any crimes or suspicious persons in the building. Be aware of your surroundings, you and your neighbours should be looking out for ear other. It’s your duty to report any signs of domestic disputes, child abuse, or suspicious persons in the building. This is not just a matter of etiquette, but of community safety. Be proactive by maintaining secure practices like locking your apartment door and not letting strangers access your building.

Ensure that your pet is a good neighbour, too. To prevent accidents, walk your pet regularly, and make sure TheRentersGuide.ca he or she isn’t howling all day or barking all night. The balcony shouldn’t be the doggy bathroom, and any accidents out there should be cleaned promptly

Be a model citizen in the parking lot. Keep the music down and drive slowly and carefully, anticipating seniors and children. Likewise, stick to your own parking space and make sure your guests do the same. Even if you know your neighbour works during the day, stay out of their assigned spot. They may have to come home for a quick break.

Waiting for a ride? Honking is just plain rude. Ask your carpool driver to give you a quick ring or text. Better yet, be waiting in front of the building and be prepared.

Etiquette is just a set of guidelines for acting in accordance with the needs of others. If you treat your neighbours with respect and courtesy, you’ll help to foster a harmonious apartment community that you too will enjoy.

After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. This is Make Do Month.

Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop your closet. And if you need a little something different, you shop a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money. When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12pack of pop and you can probably do it for $10. Now that’s making do. January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of TheRentersGuide.ca every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.

Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once a month game or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it’ll go. Try it and see if just becoming conscious save you money. I’ll bet your pleasantly surprised.

If you are renting, remember that your landlord’s insurance policy typically does not cover your personal belongings or liability. It is up to you to ensure you have coverage in place. Contact an insurance professional to discuss your specific circumstances. Renters should also keep an up to date list of their belongings in case of theft, loss or damage. 2014 RENT INCREASE CAP

SECOND LOWEST SINCE 1975 Ontario Government Committed to Affordable Housing THE MINISTRY OF MUNICIPAL AFFAIRS AND HOUSING released its numbers last summer, and they couldn’t have been more favourable for renters. In 2014 the guideline rental increase in Ontario will be just 0.8 per cent. The Rent Increase Guideline is based on the Ontario Consumer Price Index. This year’s rate will be the second lowest in history. It will help to ensure Ontario families have more money in their pockets while keeping housing affordable.” says Linda Jeffrey, Minister of Municipal Affairs and Housing. The ministry is obligated to release their number by August 31 for the following year. This gives renters the opportunity to budget for an increase – should they be given one – and the opportunity for landlords and property management companies to budget for the increased revenues – should they choose to implement the rent increase. Ministry of Municipal Affairs and Housing Ontario is capping rent increases for 2014 at 0.8 per cent for the province’s one million tenant households – the second lowest cap since the introduction of rent regulation 38 years ago. The cap, also known as the Rent Increase Guideline, is the maximum amount a landlord can increase a tenants’ rent without seeking the approval of the Landlord and Tenant Board. Under circumstances dictated by the Residential Tenancies Act, upon successful application by the landlord the rent can be increased above the guideline, but only if specific criteria are met, such as substantial capital improvements.

QUICK FACTS The average rent increase guideline from 2004 to 2013 was 2.1 per cent. The average rent increase guideline from 1993 to 2003 was 3.1 per cent. The Ontario government passed legislation in 2012 to amend the Residential Tenancies Act, 2006 to ensure that the guideline is capped at no higher than 2.5 per cent. The 2014 guideline applies to rent increases that occur between Jan. 1 and Dec. 31, 2014. A tenant must be given proper written notice of a rent increase at least 90 days before the rent increase takes effect.

The guideline is calculated under the Residential Tenancies Act, 2006, which came into force on Jan. 31, 2007. The calculation is based on the Ontario Consumer Price Index, a measure of inflation that is calculated by Statistics Canada.

The guideline does not apply to: Vacant residential units – a landlord or property management company is free to set the rent on any vacant apartment, the guidelines only apply to current tenants. Residential units first occupied on or after Nov. 1, 1991 – Apartment buildings, rental suites and rental condos occupied on or after November 1, 1991, do not have a capped annual increase. This means that, after 12 months of occupancy the rent can be increased by any amount that the management wishes to implement. Social housing units – Subsidized, not-for-profit and rent-gearedto-income are based on need an income and follow different legislation. Nursing homes – Specialized service housing is governed by different rules and fee structures. Cohabiting with homeowner – If you share a kitchen or bathroom with the owner of the home. Today there are an abundance of accessories available in multiple colours and endless styles. Accessories can range from the obvious furnishings like pillows and throws, to clocks, area rugs and even artwork and lamps. Truly, anything short of the main items in a room required for it to function can be considered an accessory. Even some small pieces of furniture such as ottomans and side chairs can be classified as room accessories, depending on the space. Accessorizing can perform multiple functions within a room, depending on the style desired. For instance, the best way to tie a colour scheme together in a room is with throw pillows, blankets and small objects in a variety of co-ordinating colours. THERE IS SO MUCH BUILDUP AT THE END OF THE

year that it can almost feel like a race to the finish line. Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If setting New Year’s resolutions is not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board TheRentersGuide.ca and start cutting and pasting images that you feel drawn to or that represent something you’d like to be or have in your life. End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action. Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.

here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg, who specializes in rental communities:

How attractive is the exterior of the building?

Finding the person who does rentals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call. First impressions are important Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts. Watch and listen to how the staff interact with one another Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees. Yes, you can predict the future! If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building? How effectively do they handle complaints? This could be you next month or next year! The lobby test After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that TheRentersGuide.ca tenants will be too!

DIRECTIONS

Heat the oven to 350°F. Break the cauliflower into medium-sized florets and put them in a pot with a teaspoon of salt, cover with water and simmer for 15 minutes until quite soft. Strain, and leave in the colander for a few minutes to cool and get rid of all the water. While the cauliflower’s cooking, prepare the batter. Halve the red onion and cut a few thin rings off the end of one side and set aside – these will go on top of the cake – coarsely chop the rest. Heat the oil in a pan and on a low heat, sauté the chopped onion and rosemary for eight minutes. Remove from the heat and allow to cool down. Once cool, whisk in the eggs then stir in the basil. In a separate bowl, mix together the flour, baking powder, turmeric, cheese, 1 1/2 teaspoons salt and many grinds of black pepper, then add it to the egg mixture, whisking thoroughly to remove any lumps. Stir in the cauliflower very gently, so that most pieces remain whole.

nspired by a recipe from Yotam Ottolenghi’s food column, The New Vegetarian, in Britain’s Guardian newspaper, this spectacular dish is part of his ongoing campaign to give cauliflower some well-earned glory. Ottolenghi’s light and wonderfully flavourful Cauliflower Cake is similar to a Spanish tortilla, but what makes it unusual is the addition of almost a dozen eggs, baking powder and the quantity of flour. The finished dish is rather like a firm omelet that slices like a cake, but instead of being humdrum, as baked egg dishes can often be, the addition of a whole head of cooked cauliflower, sautéed red onion, grated parmesan cheese, ground turmeric, minced rosemary, fresh basil – and Ottolenghi’s ever-so-clever touch of baking it all in a springform pan lined with black sesame seeds – makes this a deliciously unique and completely addictive dish. Kept chilled, Ottolenghi’s saffron-hued onion-speckled Cauliflower Cake tastes even better the next day. That is, if it lasts that long!

Line the bottom of a 9-inch round springform pan with parchment paper, and brush the sides generously with butter. Pour the sesame seeds into the pan and roll them around so that they stick to the sides, tipping out those that don’t adhere. Pour in the cauliflower batter, arranging the reserved onion rings on top, and bake in the center of the oven for 45 minutes, until golden brown and set. To remove the cake, gently release the springform pan so that the seeded crust remains intact. Serve warm or at room temperature with a light salad.
