enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that comes with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the renting process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease — before you break it.

love ringing in the new year. I especially love the countdown – everything stops for that 10-second count. It’s the end, and then it’s the beginning. I’ve always put a lot of stock into it, and that first second of that first day is transformative. Not everyone feels the way I do, but at least my friends and family indulge me! One of the things I always reflect on is my home. Have I been storing things – holding onto possessions, clutter, the past – unnecessarily, or is it all still part of my life? Have I outgrown my space or has it outgrown me? Do I need to plan for a change? Storage? Decor? Organization? Relocation? I moved a lot more when I was younger – a new city, different roommates, growing my family. Not that I’d necessarily start looking at rental ads on January 1, but I’d identify my needs, and put them in my plan for the new year. I’m not a ‘New Year’s Resolution’ person, but I guess you could call me a ‘New Year’s Organization’ person. I invite you to join me and think about all the things you’d like to leave behind in 2014 and all the new you’d like for 2015. If you’re ready to make a move, we’re here to help. Moving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money. Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive. Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service. With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows. • Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it. • Keep cozy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately. • Remember your items will be in a non-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold. • Allow extra time on the move day – cold weather slows things down. Slipping can not only lead to dropped boxes and broken possessions but also personal injury. • Quality movers will use floor runners to protect your floors in high traffic area but for extra protection inside, cover your floors to protect them from tracked-in snow, mud, and salt. • Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, flashlight, food), blankets,

and shovels. Drive slowly with extra caution. • Be certain that your heating company for your new home is aware of your move in day. Wintertime moving doesn’t have to be wet and miserable. With these reminders, you’ll be packed up, moved and basking in the warmth of your new home before you know it.

CANADA’S PURPOSE-BUILT RENTAL VACANCY RATE INCREASES IN THE PRIVATELY INITIATED PURPOSE-BUILT RENTAL MARKET, the average rental apartment vacancy rate in Canada’s 35 larger centres1 increased slightly, to 2.8 per cent in October 2014, from 2.7 per cent in October 2013, according to the fall Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC). “Between October 2013 and October 2014, the supply of purpose built rental housing units rose by 2.7 per cent. Overall, this increase in supply outpaced the rise in occupied units, slightly pushing up the national vacancy rate,” said Bob Dugan, Chief Economist at CMHC’s Market Analysis Centre. “That said, demand for rental housing was supported by net migration and steady levels of full-time employment in the 15 to 24 age group”. The results of CMHC’s fall survey reveal that the highest purpose-built rental housing vacancy rates among the country’s larger centres were in Saint John (9.0 per cent), Moncton (8.7 per cent), Ottawa-Gatineau (Que. part) (6.5 per cent) and Charlottetown (5.9 per cent), while the lowest vacancy rates were registered in Vancouver and Kelowna (1.0 per cent), Guelph (1.2 per cent), Calgary (1.4 per cent) and Victoria (1.5 per cent). Overall, the average rent for two-bedroom apartments in existing structures across Canada’s 35 larger centres increased 2.5 per cent between October 2013 and October 2014. The average rent for a two bedroom apartment in new and existing structures was $941 in October 20143. CMHC’s October 2014 Rental Market Survey also covers condominium apartments offered for rent in 11 large urban centres, including Vancouver, Toronto and Montréal. In this particular segment of the secondary rental market, rental RentersGuide.ca condominium vacancy rates ranged from a high of 3.4 per cent in Montréal, to a low of 0.7 per cent in Vancouver. Average monthly rents for two-bedroom condominium apartments were highest in Toronto ($1,818) and lowest in Québec City ($1,070).

To address this need CMHC has, for the first time, asked property managers to provide information on the total number of condominium apartment units owned by people whose permanent residence is outside of Canada as part of its survey. The condominium foreign investment information was collected in 11 Census Metropolitan Areas (CMA) in Canada. They include: Vancouver, Victoria, Calgary, Edmonton, Regina, Saskatoon, Winnipeg, Toronto, Ottawa, Montréal and Québec. The results of this additional question indicate that the percentage of foreign investment in condominiums in Victoria is 1.1 per cent, Vancouver 2.3 per cent, Calgary 0.2 per cent, Edmonton 0.1 per cent, Saskatoon 0.3 per cent, Regina 0.1 per cent, Winnipeg 0.1 per cent, Toronto 2.4 per cent, Ottawa 0.7 per cent, Montréal 1.5 per cent and Québec 0.6 per cent. With respect to location, the city core in Canada’s largest rental markets (Montréal, Toronto and Vancouver) experienced larger foreign condominium ownership. CMHC’s Rental Market Survey is conducted twice a year, in April and October, to provide vacancy, availability and rent information on privately initiated structures in all centres with populations of 10,000 and more across Canada. Reports are released in June and December.

The fall survey covers apartment and row structures containing at least three rental units and, unlike the spring survey, reports information on: a) Smaller geographic zones within centres; b) The secondary rental market (rented condominium apartments, single detached, semi-detached, duplexes or accessory apartments). Year-over-year comparisons of average rents can be slightly misleading because rents in newly built structures tend to be higher than in existing buildings. Excluding new structures and focusing onRentersGuide.ca structures existing in both the October 2013 and October 2014 surveys provides a better indication of actual rent increases paid by tenants.

THERE IS SO MUCH BUILDUP AT THE END OF THE

year that it can almost feel like a race to the finish line. Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If New Year’s resolutions are not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and RentersGuide.ca pasting images that you feel drawn to or that represent something you’d like to be or have in your life. End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what you’ve been procrastinating on, you will find the inspiration to take action. Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.
