Where will we find the ‘missing middle’?

SO MUCH HAS BEEN MADE and written about the growing affordability crisis in the GTA. More and more people, declining supply of new homes, even fewer housing options – all of it leading to skyrocketing home prices.

Make that, prohibitive price growth, at least in terms of future generations being able to buy a home in Toronto.

So, what’s the answer?

Builders continue to lobby government to loosen up policy to allow more new homes – particularly lowrise – to be built where they’re needed. The province seems to be listening, but this type of change will not happen overnight.

According to a new report by the Canadian Centre for Economic Analysis (CANCEA), part of the solution involves facilitating the increased supply of the “missing middle” – more semis, townhomes and multi-plexes.

Even a minor increase in intensification of these property types, CANCEA says, would slow the rapidly rising housing costs in the GTA.

3 reasons Americans won’t be gobbling up Canadian homes

AS DONALD TRUMP continues to

make friends all over the world (insert winking emoji here), Americans may still be dreaming of moving to Canada and buying up homes here.

BUT, THEY SHOULDN’T BANK ON IT The “possibility” was well publicized leading up to the election last November, with search terms such as “How to move to Canada” and “How to become a Canadian citizen” skyrocketing on Google.

Royal LePage Canada and others more recently fanned the flames even more.

“American web traffic on royallepage.ca, has been highly correlated to recent U.S. political events. U.S.-originated sessions surged 329 per cent the day following the election and climbed 210.1 per cent year-over-year the week after Donald Trump’s victory,” a release from the realty firm said earlier this year.

We can’t blame Royal LePage for publicizing the web search trend. It’s the company’s job, after all, to sell homes.

But it’s a bit of a stretch that Canadians should batten down the hatches and prepare for an onslaught of Americans offering wheelbarrows full of U.S. greenbacks for their Canadian homes.

Here’s why: IMMIGRATION LAWS “We have express entry, and each

province has numerous programs,” Robin Seligman, a Toronto-based a specialist in Canadian immigration law, told New Home Guide. “As well, we have options for work permits if the person has an employer in Canada, or under NAFTA if they are on the professional list.

“We also have the labour market impact stream, so employers in many cases must first try to hire a Canadian or permanent resident for the job,” she says. “However, there are many exemptions, including intra-company transfers and NAFTA exemptions.”

TAX ISSUES “For U.S., citizens, they will need to deal with various U.S. tax issues as a result of their U.S. citizenship,” says George Dube, a partner at BDO Canada LLP, Waterloo, Ont. “And, they will need to abide by different tax regulations while considered a non-resident of Canada versus as a resident, such as withholding taxes, filing requirements, eligibility for

deductions and credits.

“Owning a home for personal use, versus investing in a rental property, from a tax perspective, is easier to deal with. There are still issues such as changes to the principal residence exemption rules that came about last fall.”

MORTGAGE REGULATIONS “Foreign buyers – including Americans – will have a more difficult time qualifying for a mortgage than Canadians,” says James Laird, cofounder of RateHub and president of CanWise brokerage. “The down payment requirement is higher, and there are additional challenges around proving income.”

development industry is always innovating and working to provide new-home buyers with choices that are both desirable and affordable.

Last year, BILD introduced two special innovative design awards as part of its annual BILD Awards program that recognize such efforts.

The Best Innovative Suite Design and Best Innovative Home Design categories distinguish excellence and innovation in suite design and in the design of single-family homes that increase home choices for entrylevel consumers. Detached or semidetached houses or townhomes are eligible for consideration in the home design class, while suite design award is open to condo apartment units smaller than 750 sq. ft. in midrise and highrise developments.

Functionality and use of space are key judging criteria for both categories, since affordability often come in smaller spaces.

This year, we also had many great submissions in both categories and our judges did not have an easy job selecting winners.

The winner of the Best Innovative Home Design was presented to Arista Homes for its Briarwood unit in Boxgrove Village in Markham, 10 YPNEXTHOME.CA

Designed by Hunt Design Associates, the 4,000-sq.-ft. design’s commercial space could be used for anything from a hair salon, to a dental practice or an office for a lawyer or accountant. While its separate second suite could house family members or caregivers, or it could be used as a rental unit. Both of the design’s open-concept living spaces have two bedrooms and two terraces.

The award for Best Innovative Suite Design went to Laurier Homes for its Kingwood unit at Upper Beach Club, a 41-unit six-story midrise building that the company is developing on Kingston Road in Toronto.

Designed by OneSpace Unlimited, The Kingswood is a 705-sq.-ft. one-bedroom unit that maximizes all available space. The corner unit

on a compact floor plate is open and airy with the bedroom off to one side. It has an open kitchenette and the major appliances are neatly dovetailed into a niche created by the structural walls. A key feature is the bank of windows that run the length of the unit and look out on to the unit’s 480-sq.-ft. private terrace.

Savings options for buying a home

IF YOU WANT TO SAVE for a home in the next five years, you should avoid stocks because you could lose money.

Instead, you should use no-risk options like a high-interest savings account or GICs. But what type of savings vehicle should you use?

There are three different types of accounts to choose from and each has its own advantages and disadvantages.

Here are your options:

RRSP An RRSP allows the money you save to grow tax-free. If you qualify as a first-time homebuyer, you’ll also be able to take advantage of the Home Buyers’ Plan (HBP).

Using the HBP, you can withdraw up to $25,000 from your RRSP as long as the money was deposited more than 90 days ago. If you’re buying with a spouse or partner who’s also a first-time buyer, you can each take out $25,000 for a total of $50,000. The money you withdraw has to be taken out no later than 30 days after the closing date.

You must repay what you borrowed the second year after the year you withdrew the funds. You have up to 15 years to repay that amount.

For example, if you borrow $24,000 from your RRSP, you’ll need to pay $1,600 a year ($24,000 divided by 15, equals $1,600).

You can pay more than the $1,600 towards your HBP in any given year and your annual payments will decrease. If you decide to pay $9,400 in the second year, then you’ll only need to pay $1,000 a year thereafter.

The great thing about the money you withdraw from your RRSP for the HBP is it’s tax-free. However, if you can’t afford to make the annual payment, you’ll have to declare it as RRSP income on your tax return.

TFSA Like an RRSP, a TFSA also allows your money to grow taxfree. But there aren’t as many restrictions as there are with an RRSP. If you’re buying a home for the second or third time, you can still make a tax-free withdrawal from your TFSA. There aren’t any first-time homebuyer restrictions.

You’re not restricted from borrowing just $25,000 because you can withdraw as much as you want from a TFSA. You also don’t have to pay the money back over a specific timeframe. In fact, you don’t have to repay the amount you took out and there aren’t any tax penalties.

The other good thing about using your TFSA is you keep your RRSP intact and allow your money to compound over time so you can save more for retirement.

However, you won’t get a tax refund if you save using a TFSA instead of an RRSP. If you were to get a refund, you could use that extra cash for your down payment and be able to save even more money.

Non-registered account You could use a non-registered account to save for a house but this isn’t the best option because you’ll be taxed on any interest earned.

The only reason you might use this type of account is if you don’t have any RRSP or TFSA contribution room, which is highly unlikely.

However, you can withdraw as much money as you want from a non-registered account and you never have to pay it back.

Which one to choose?

RRSPs and TFSAs allow your money to grow tax-free while a non-registered account does not. A TFSA has fewer restrictions while a saving in an RRSP will provide you with tax refunds, which can increase your savings.

The best option might be to use a combination of both.

Troubling trends in debt and homeownership among Canadian seniors THERE’S A TROUBLING TREND on the

horizon: as Canada’s population ages, the ability to retain and maintain a home is progressively compromised by record household debt levels, modest long-term savings, the decline of defined-benefit pensions and extended life expectancies.

HomEquity Bank, provider of the CHIP Reverse Mortgage, recently published the findings of a national research study, The Home Stretch: A Review of Debt and Home Ownership Among Canadian Seniors.

The data shows that 15 per cent of Canadian seniors have a mortgage (compared with 34 per cent of nonseniors) and 17 per cent have car loans (compared with 34 per cent of non-seniors). But when it comes to unsecured lines of credit (LOC), that gap narrows: 30 per cent of seniors carry this form of debt compared with 33 per cent of non-seniors, and 10 per cent of Canadian seniors have a home equity line of credit (HELOC) compared with nine per cent of non-seniors.

“HomEquity Bank has long called for an honest, national conversation regarding the financial health of Canadian seniors. This study further solidifies that need,” says Steven Ranson, president and CEO of HomEquity Bank.

“But it’s not all doom and gloom,” Ranson adds. “Canadians are privileged to be living in a country of relatively strong and stable fiscal health. We must use this type of data as a foundation for launching an informed, national conversation with Canadian seniors. We can’t rely on a status quo approach. Collectively, we will have to think about finances, home ownership and debt in new, strategic ways to ensure seniors can plan for a stable, worry-free retirement.”

latest stats didn’t do much to calm the nerves of hesitant homebuyers.

Surging listings and double-digit sales declines will do that.

But, prospective purchasers, this may be the perfect window of opportunity for you to be out there looking for your next home.

“Get out and buy,” Christopher Alexander, regional director, ReMax Atlantic Canada, told New Home Guide. “You have a lot more to choose from. You don’t have as much competition and you can make a more thoughtful decision when it comes to purchasing.”

At least until the end of July. But let’s come back to that.

TREB announced on June 5 that sales in the GTA fell 20.3 per cent in May 2017, compared to the same month last year. Sales of detached homes were down by 26.3 per cent; condos were down 6.4 per cent.

The supply of listings was up strongly over the same period. Active listings – the number of properties available for sale – at the end of May were up by 42.9 per cent compared to the record low a year earlier.

“Homebuyers definitely benefited from a better supplied market in May, both in comparison to the same time last year and to the first four months of 2017,” says TREB President Larry Cerqua Even though active listings showed a robust increase, inventory levels

remain low. “At the end of May, we had less than two months of inventory. This is why we continued to see very strong annual rates of price growth, albeit lower than the peak growth rates earlier this year,” says Cerqua.

The MLS HPI Composite Benchmark price was up by 29 per cent year-over-year in May. The average selling price for all home types combined for the TREB Market Area as a whole was up by 14.9 per cent to $863,910.

“The actual, or normalized, effect of the Ontario Fair Housing Plan remains to be seen,” adds Jason Mercer, TREB’s director of market analysis. “In the past, some housing

policy changes have initially led to an overreaction on the part of homeowners and buyers, which later balanced out. The increase in active listings suggests that homeowners, after a protracted delay, are starting to react to the strong price growth we’ve experienced over the past year by listing their home for sale to take advantage of these equity gains.”

For buyers, this means choice.

“More inventory, meaning more choice and a more educated buyer,” says Alexander. “People have more caution right now after the Ontario Fair Housing Plan was announced; they don’t want to jump in and pay too high a price when there is a lot of

discussion around the government trying to cool the market. The activity we saw in Q1 was not sustainable – while things may have slowed a bit, there is still a lot of activity happening in the market, and it is still a very healthy market.”

While price growth in the GTA from May 2016 to May 2017 topped 14 per cent, with average prices surging from $752,100 to $863,910, the pause in sales may slow price gains to between six and 12 per cent. “Still healthy appreciation,” says Alexander.

As for the real effect of the Ontario Fair Housing Plan, Alexander says we may start to see it by end of July, after three months of market activity since the plan was unveiled.

“I don’t think it will have a significant impact overall, but it may hurt the speculators’ market more than anyone, which is what the tax was designed to do,” he says. “There may be pockets across the GTA where you will see these effects more drastically, but those are yet to be determined based on the regulations at this point.”

And for sellers?

Sellers need to understand there is still very healthy price appreciation in the market, depending on when you bought. “Most importantly, consult a professional to price your home appropriately, as it is not the same market as a couple months ago.”

YOU’RE GETTING READY to buy a new home; to embark on what may be your single largest purchase – ever.

But you find yourself confronted by daily doses of economic doom. You may ask yourself, “What do I do?”

Don’t be afraid — take your time, do the necessary research to identify your neighbourhood, the services available to you and to ensure there are no hidden matters that could affect your decisions.

What do I mean? You don’t want old dumps or train tracks close by, commercial malls to be built next door or unknown amenities for the home you’re considering. Go to the local municipal offices and check with the planning and zoning department to ensure you know exactly what your neighbours and neighbourhood will be.

Next, take an honest look at your job, speak with your supervisor, research how the company is doing and make sure you (and, if applicable, your significant other) feel secure about your employment.

Then, speak to the mortgage specialists at your bank and consult a reputable mortgage broker. Find out how much money you’re able to borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can actually afford. Get a preapproval in writing so you have something to rely on.

Lawyers are next. Start your search by reviewing various media outlets – such as New Condo Guide! Go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice, whether they provide pricing up front and whether they make you feel comfortable. Call the Law Society of Upper Canada Lawyer Referral Service, which maintains lists of lawyers and refers members of the public to lawyers who practice in the area requested.

However, this just helps you locate

someone in your area; you need to really check them out further.

Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted.

Once you’ve found the right neighbourhood, type of home and lawyer, it’s time to find the right builder. Be careful — you want someone who will work within your budget and area, with local expertise.

Drive around, check out signs, read the papers and speak to your lawyer.

THERE’S NO SHORTAGE OF GREAT BURGER JOINTS IN THE 6, which is why it would be crazy to hit up a fast-food chain when you’ve got local quality to enjoy. From secret menus to old-school favourites, with vegan and organic options too, here are the top burger joints in Toronto.

1. Rudy 619 College St. If you’re craving a good, no-nonsense burger for less than $10, Rudy is the place to hit. The saying, “stick to one thing and do it well” fits the menu of this Little Italy burger joint. It has only three burger options: The Rudy (a classic cheeseburger), Rude Dude (a double cheeseburger) and Valentino (a fried chicken sandwich). Tattoo your burger with some bacon and/or get a side of fries, good ol’ Canadian poutine, deep-fried pickles or coleslaw. 7. Top Gun Steak 251 Augusta Ave. If you’re craving a mean steak burger, Top Gun is your saviour. And if you’re a fan of the movie Top Gun, then you’ll appreciate the menu’s references to the film. Try the chipotle kick Take My Breath Away beef burger or go for a classic steak burger, the Eagle.

Also on offer at this Kensington joint are chicken burgers, veggie options, side of fries (including poutine and onion rings) and milkshakes to wash everything down.

8. No Bull Burgers 1019 Kingston Rd. This hamburger joint is known for organic beef burgers that are made without the bull (additives). The chickens they use are free-range, grass fed and all their meats are naturally raised. If a beef burger doesn’t suffice, they have pulled pork and brisket burgers, too. For sides, they offer a series of poutine creations, fries, onion rings and mac and cheese balls. And don’t forget the milkshakes! If you’re still not full by the end of your meal, they also have ice cream. Note: they only take cash and debit.

9. Woody’s Burgers 383 Jane St. What sets this joint apart from the rest is the wood-fire grill, which give the patties a smoky flavour, similar to a campfire. Woody’s has specialty burgers that pay tribute to international flavours such as Greek (which includes feta cheese and tzatziki sauce, amongst other things) and Tokyo (with its addition of pickled ginger and wasabi mayo). Also, quite unique to this place is the frozen custard ice cream, so don’t forget to try that, too.

10. Burgarnator 269 Augusta Ave. This Kensington joint serves up halal burgers, with a whole lot of options, including one vegetarian and one vegan burger. If come brunch o’clock and you’re craving a hefty burger, there’s two options that include fried egg. Got a sweet tooth? Try the deepfried Mars bar with ice cream or the salted caramel milkshake – can you say #YUM!?
