editor’snote
The big decision
A little extra research pays off with peace of mind
Y
ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Be prepared
This adage is never more true than when buying your first home
T
he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step. Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending. As exciting as all of this is, it’s also important to not let your emotions get carried away – to buy more with your heart than your head. This is why you should take your time, do your research and conduct due diligence on every development, builder and home you consider. This issue of New Home Guide, like all editions we put together, contains a variety of content to guide you through this process. Our goal is to help identify subjects, neighbourhoods, communities, housing types and builders for you to consider – in short, to help you prepare. With this knowledge, and your own enthusiasm, you’re well on your way!

legallyspeaking
The law of good faith (or the lack thereof) by Jayson Schwarz
The Supreme Court of Canada has said that good faith is
not a requirement by either side in the negotiation of a contract. They went on to say that once the contract is signed there is an obligation to perform in good faith. What does this mean to you, the homebuyer?
Jayson Schwarz LL.M. is a Toronto real estate lawyer and senior partner in the law firm Schwarz Law LLP. If you have a topic in mind, mail, deliver or fax letters to the magazine or to the firm, email (info@ schwarzlaw.ca) and give us your questions, concerns, critiques and quandaries.
01 The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side. 02 It does not matter what the agent says or promises (see 1 above). 03 It does not matter what is written in the brochure or advertised at the sales office (see 1 above). 04 Every Agreement should be reviewed by a lawyer who knows real estate before it is binding. 05 Only your lawyer has a legal, moral and ethical requirement to protect and put you first. 06 Every Agreement should be conditional on the lawyer’s review and the condition must be in writing, and keep it that simple. Some Agreements have condition clauses that are all mumbo-jumbo and do not let you really change anything. Also, make sure some time for review is allotted and sufficient. Okay, the Agreement is signed, reviewed, amended and ready. Now what? The parties must thereafter act in good faith to complete the contract in accordance with the terms of the Agreement. Remember, most builders and their sales people are honest, caring individuals who want to deliver a quality product. Just be careful not to bite into the bad apple in the bunch. Happy home hunting!

Calculating
Where did this tax come from? You say, many countries do not have this! Canadians were first introduced to capital gain tax in 1972. The Canadian government claims this was necessary to finance our social security programs and create a more equitable taxation system. Almost 40 years since and it is still around. Don’t you feel more secure about your social security and equality in our tax system? Some countries such as Belize, Barbados, Cayman Islands, Egypt, and Hong Kong have no capital gains tax. On the other hand, there are many countries with similar taxation to Canada’s such as Bulgaria, Denmark, France, Finland and Iceland. Regardless, if you actually move in or not, you will be subject to capital gains tax on your sale in the year the transaction is completed. Individuals that purchase new or resale homes are treated no differently. Mr. Harper wants his share of the profit.
capital gains tax by Henry Choo Chong
Q.
I recently purchased a new home from a builder in north Toronto. Occupancy is this November and expects to complete transaction in March of next year. My sale price was $40,000 more than the initial purchase price. I have never lived in the property. Thus far, it has all been handled by my lawyer. Will I have to pay capital gains tax on this? How much and can I claim the lifetime exemption? Brian, Scarborough
A.
Capital gains tax is charged on the profit realized from the sale of noninventory assets. Most common assets are stocks, bonds and real estate. Currently, the income inclusion rate is 50 per cent. The taxable inclusion rate has bounced from inception 50 to 75 per cent, to 66 per cent, to its current rate. Therefore, an individual with capital gains must include in his/her personal tax return, 50 per cent of the capital gain. Yes, this can add up to be a large chunk of change and reduces your actual after tax rate of return on your investment.
42 New home guide GTA | apr 27 - may 11, 2013
Using a marginal tax rate of 40 per cent in the example; » Capital gains $40,000 » Taxable capital gains (50%) $20,000 » Tax rate: 40% » Taxes payable: $20,000 x 40% = $8,000 Under certain circumstances the lifetime capital gains exemption can be claimed to reduce or eliminate capital gains. An individual that disposes of qualified farm or fishing property and small business corporation shares may claim an exemption up to $750,000. Your particular transaction does not qualify for this exemption. Some other issues you should ponder and discuss with a lawyer and/or tax professional: » GST/HST – how will investment be treated on closing? » GST/HST – are rebates available? » Land Transfer tax – How will this be managed at closing? » Is builder okay with this assignment? » A ny issues with occupancy? Who takes? » Have you considered the cost of occupancy period?

How to safely
move pool tables & pianos When it comes to moving households, handling
large, bulky items is a challenge, especially if you decide to do it yourself. Here are a few tips that can help Pool Table A pool table must be disassembled before moving it. Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed. Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the trick and should not come into contact with anything else during transport. When it’s time to reassemble the table at the other end, it’s important to realize just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on floor-bearing capacity. Ideally, pool tables should go into a basement on a concrete floor. Pianos It takes a minimum of three people to move a piano. The process begins with removing the pedal system, which must happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection. The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap and stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled. Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and secured to the 46 New home guide GTA | apr 27 - may 11, 2013

sled to prevent pressure points while being moved. Then it becomes easy to remove the final leg. We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which becomes part of it during transport. We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling. Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move. Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.
The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off.

Marathon Expo direct energy centre
A popular Toronto tradition since the 1970s, the Goodlife Fitness Toronto Marathon gets you in the mood beforehand with a free, two-day expo for the public. Taking place in Hall D of the Direct Energy Centre, the Marathon Expo includes dozens of booths offering health and fitness information and products. The Toronto Marathon consists of several races, such as a marathon, halfmarathons, a five-kilometre run and a relay, in different areas throughout the downtown Toronto area. torontomarathon.com

First-time homebuyers
showing their rational side According to a national survey
conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their financial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent first-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder

to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more first-time buyers finding it easier to save money (nine per cent, up from five per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home. “Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.” Among first-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent. This appears to indicate that fewer first-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months. “There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are financially prepared to enter and maintain substantial investments, such as homeownership.”

O
akville, one of the most desirable communities in the GTA, has fallen for The Neighbourhoods of Oak Park. Ballantry Homes has obviously pinpointed the needs and aspirations of the market with this amazing concept, so much so, that 50 per cent of the residences were sold during the grand opening. Located in an established community in North Oakville, The Neighbourhoods of Oak Park seems to have universal appeal. It’s diverse offerings are attracting singles, young families and those headed for retirement. What seems to be cutting across the broad demographics is the idea of maintenance-free living in a great location, with the added benefits of quality construction, contemporary finishes and unique designs.

First-time buyers expect to spend
$300,000, with average down payment of $48,000: BMO Home Buying Report According to the BMO First-Time
Home Buyer’s Report, the average amount Canadians planning to buy their first home in the next five years plan to spend is approximately $300,000, with an average down payment amount of $48,000 (16 per cent). The report also revealed:
›O n average, first-time homebuyers expect to be mortgage free in 20 years, with 20 per cent estimating it will take between 10 and 19 years › T hose planning to enter the real estate market for the first time are twice as likely to choose a fixed rate over a variable rate mortgage (46 per cent versus 20 per cent) › F urthermore, first-timers who expect interest rates to stay the same or decrease over the next five years, still prefer fixed rate over variable rate mortgages (39 per cent versus 23 per cent)
“Buying a home is one of the most important financial decisions one can make,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “It’s crucial that those planning to enter the market are well prepared – not only to manage their costs, but also to pay off their mortgage as soon as possible. Determining what your mortgage payments and overall costs of home ownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.”
Average Spend on First Home $300,000
Parsons adds that it is encouraging to see that buyers say they are in a position to pay down their mortgage in 20 years or fewer. “Homebuyers can shorten that timeline further by choosing a shorter amortization and taking advantage of accelerated payment options.” According to the report, two-thirds of first-time buyers (66 per cent) say the latest changes to mortgage regulations – which included reducing the maximum amortization for government-insured mortgages to 25 years from 30 years – have not affected their buying timeline, while one-in-five (19 per cent) say they will have to wait longer before buying as a result. “A shorter amortization is the most responsible approach to home financing; it’s something BMO has been encouraging their customers to consider for years, as it means becoming debt-free sooner,” says Parsons. Additional findings include:
› Six-in-10 (63 per cent) first-time buyers have made cutbacks to their lifestyle to save for their first home, with just one-in-four (27 per cent) expecting their parents or other family members to help them pay for their first home › The majority (59 per cent) of first-time buyers have had to hold off buying their first home because of increasing housing prices › The same number (59 per cent) wish they had bought their first home five years ago.
Average House Price by Province NS $211,772

75 Ontario secondary schools
achieve academic improvement in Fraser Institute rankings
The GTA boasts seven public schools
and six Catholic schools that are among the top 20 fastest-improving secondary schools in Ontario, according to the Fraser Institute’s annual school rankings. Three secondary schools in Southwestern Ontario, three in Eastern Ontario, and one in North Central Ontario also rank among the top 20 fastest improvers province-wide. “Our report card consistently shows that school improvement is occurring all over Ontario, from Timmins in the north to Chatham in the south and from Sault Ste. Marie in the west to Hawkesbury in the east,” says Peter Cowley, Fraser Institute director of school performance studies. “Every school is capable of improvement, regardless of its geographic or socioeconomic challenges. With individual school results going back five years, the Fraser Institute’s annual school rankings help parents and educators measure improvement in specific subject areas and prioritize improvement plans for the year ahead.” The Report Card on Ontario’s Secondary Schools 2013 rates 725 public, private and Catholic secondary schools based on seven academic indicators using data from the annual province-wide tests of literacy and math managed by Ontario’s Education Quality and Accountability Office (EQAO). The report card also includes important information about each school’s make-up, including parents’ average income, the percentage of ESL students and the percentage of special needs students. The complete results for all 725 secondary schools are available at compareschoolrankings.org Of the 20 Ontario secondary schools showing the fastest academic improvement over the past five years, 10 are public schools where the parental income is below average. environment is growing and it’s time for each of us to rethink our everyday actions and what that means for our planet in so many ways. Try calculating your environmental footprint to assess your personal impact on the environment and see where you can make small changes to help better the planet. With the plethora of environmentally smart ideas and products on the market, going green can be easy.

According to Pollution Probe, “If every Canadian motorist had properly inflated tires, 375,000 tonnes of CO2 would be prevented from entering the atmosphere.” That’s because under–inflated tires create drag and reduce your car’s fuel efficiency.

You can refill it with water from your tap or f rom your water filter dispenser. Don’t Purchase bottled water. Bottles expend energy in the manufacturing pr o ce ss, t r a n s p or t at ion a nd distribution. There are also the costs of garbage pickup, recycling or taking waste to the landfill.

Do Learn about the small changes you can make to help
the environment. Try using P&G Future Friendly products such as Tide Coldwater – a product you know and trust, and that can help you reduce your energy use. Don’t Overuse your products. Many cleaning products are available in concentrated forms so that you can use less for the same results. Be sure to read product labels for recommended use. Do Recycle and compost. Be sure to check your local
municipal recycling guidelines because different cities may or may not recycle certain items. Don’t Buy Styrofoam products or overstuff your garbage can. Recycling and composting leftover food and paper products will help reduce garbage build-up, and ultimately the greenhouse gases emitted from landfills. ornell Rouge by Madison Homes is a community unlike any other. Located just east of Cornell Centre Boulevard and stretching north of Hwy. 7 up to 16th Avenue, Cornell Rouge embodies the success of new urbanism with more than 900 families calling this community their home. Drive or take a stroll along gently winding avenues as you enjoy the pleasing curb appeal of this uniquely pedestrian-friendly, master-planned community, where garages are tucked around back but yet attached to the homes and accessed via laneways. Cornell Rouge is offering a wide range of home designs to those that want to be part of Markham’s most desirable neighbourhood, including semi-detached and fully detached homes. In keeping with the communities of old, many of these homes also feature delightful covered porches for long, summer chats with neighbours. Simply put, Cornell Rouge offers classic homes with all the right amenities in a streetscape featuring families, rather than family cars. In terms of community, Madison’s Cornell Rouge is “striking just the right chord with buyers looking to live in an ideal Markham location, close to both nature and modern amenities,” says Nelly Zagdanski of Madison Homes. Nestled carefully beside the natural beauty of Rouge Park – a 12,000-acre natural urban

park – Cornell Rouge is rich in natural beauty – providing residents with a community that is nurtured by nature and peaceful tranquility. Cornell Rouge enjoys a splendid locale, with highways, schools, shopping, a hospital, business and services, all mere minutes away. With three large woodlots and a multi-purpose park within the immediate masterplanned community, Cornell Rouge is sure to please the entire family. Residents will also be steps away from the neighborhood’s exceptional new Cornell Community Centre and Library. The community centre’s impressive facilities include a triple gymnasium, aquatics centre, library, health and fitness centre, indoor track, indoor children’s playground and adult centre –all of this spanning more than 70,000 sq. ft. Madison Homes has also just recently released a new 36-ft. model called the Silkwood. This newly designed model utilizes functionality for the growing family yet still keeping with a design that would surely make you the envy of the neighbourhood. At 2,521 sq. ft., this 36-ft. wide home has it all, including a spacious living/dining room, brightly lit kitchen with a breakfast bar, a generously sized
family room, a spacious master bedroom with a luxurious ensuite that boasts a cathedral ceiling, three additional bedrooms that either have an ensuite bathroom or a conveniently located Jack-and-Jill bathroom. What’s more, Madison Homes does not just give you an attached two-car garage – rather you have the option in some models to add an incredible 524 sq. ft. second-storey Coach House above it! With your choice of three different floor plans (finished loft, a studio apartment or a full onebedroom apartment), your Coach House will provide you with additional living, working or entertaining space. Each Coach House comes with a parking pad and its own private entrance with interior staircase. Homes range in size from 2,004 to 3,237 sq. ft. on 30-, 36- and 40-ft. wide lots priced from $544,990. All this and more can be viewed at the Cornell Rouge presentation centre, where a scale model gives you a birds-eye-view of this master-planned community and three fully furnished and decorated models allows you to truly appreciate the designs of a well-crafted Madison Home! Cornell Rouge sales office hours are Monday to Thursday 1 to 8 p.m., weekends and holidays from 11 a.m. to 6 p.m., and Fridays by appointment. I’m approaching choosing colours for my own kitchen renovation in a similar manner to the way I assist my clients. I’m asking the questions: “Will this colour make me feel great to come home to? Conquer clutter this spring
Tips for a tidy home
Spring is traditionally a time to freshen
your house from top to bottom. This year, the cleaning and organizing specialists at Molly Maid have some easy and inexpensive ideas to get your home clutter free and organized. Before cleaning, try these tips: Hanging shoe organizers make great storage for cleaning supplies, k ids’ toys, toiletries and yes, even shoes! In the kitchen, these handy organizers can hold spice jars, even small utensils. No more mismatched sheets. Keep sheet sets together by tucking top and fitted sheets into their matching pillow case.
Cleanse your closet. Spring is a great time to give your closet the once over. Decide if you want to keep, toss or donate items that are seldom or never worn.
92 New home guide GTA | apr 27 - may 11, 2013
Cleanse your closet. Spring is a great time to give your closet the once over. Decide if you want to keep, toss or donate items that are seldom or never worn. Storing belts, scarves and ties is easy when you attach round shower curtain hooks to hangers. Belts won’t fall down and fabrics will be crease free. Decorate and organize at the same time. Attach stuffed toys to a strip of velcro in the play room to create a fun way to display kids’ favourite plush toys. Corral metal clippers, nail files, and hair elastics in one handy place - secure a magnetic strip inside the medicine cabinet. Voila! Store rolls of wrapping paper in a garment bag and vow to never juggle loose rolls again. Packing a suitcase? Stuff shoes with socks or other small items. Then put each pair of shoes inside a shower cap to prevent clothes from getting dirty. For more organizing and de-cluttering tips, visit mollymaid.ca

Menkes
wins Community of the Year at DRHBA 2013 Awards of Excellence
Menkes Developments, one of the GTA’s top
builders, claimed one of the most prestigious prizes at the 2013 Durham Region Home Builders’ Association (DRHBA) Awards of Excellence on April 11. The celebrated Somerset community in Ajax at Salem Road and Taunton Road was awarded the highly coveted Community of the Year accolade by offering the highest combination of overall product quality, site selection, advertising, promotion, on-site presentation and architectural design, as determined by the panel of industry experts. Aesthetic merit, innovation and effectiveness in design/planning were also key criteria. In addition, Menkes was thrilled to take home the award for Best Interior Decorated Model Home. The home deemed to be the finest in all of Durham Region is the breath-taking Alabaster model at Menkes’ award-winning Somerset community. The Alabaster corner design is a spacious 42-ft. two-storey home, offering an abundance of windows that immerse the house in warmth and light. The home was designed with families in mind, offering ample living, bedroom, washroom and closet space to satisfy virtually any growing family. The design itself is functional, enhanced with exquisite features like Caesarstone countertops, fine kitchen cabinetry with tall uppers, sumptuous ensuites, hardwood flooring and much, much more. Clean lines, modern décor and elegant window treatments showcase the home’s livability. The chosen colour pallet creates an inviting-yet-calming atmosphere that allows potential homeowners to relax and take in all the possibilities the home has to offer. Menkes has just released the final lots in Somerset and after hundreds of new homeowners and a warm sense of community; the 100 New home guide GTA | apr 27 - may 11, 2013
grand finale is upon us. The master-planned community has been widely appreciated for its brilliant planning and masterful design, maintaining a pleasant and cosy atmosphere with lovely streetscapes featuring a wide variety of home styles and designs. Charming streets lined with trees and greenspaces keep residents connected by creating the atmosphere of a smalltown Canadian community within a larger and amenity-rich area. A major attraction within walking distance of the community is Somerset Plaza, a dynamic shopping destination by Menkes featuring a 50,000sq.-ft. Metro grocery store, a large-format Shoppers Drug Mart, a TD Canada Trust with drive-thru instant tellers, an LCBO and more. Other lifestyle amenities a short drive away include the Durham Centre and the McLean Community Centre. With Somerset’s award-winning designs and ideal location, it’s no wonder this community has been such a spectacular success. Now under construction, Phase 4 has sold quickly and there are a limited number of lots still available for fall 2013 closings. Visit the Somerset model homes and sales office, located at the south-east corner of Salem Road and Williamson Drive East, just north of Rossland Road and South of Taunton Road, Monday through Thursday from 1 to 8 p.m., closed Fridays and open Saturdays and holidays from 11 a.m. to 6 p.m. and Sundays from noon to 6 p.m. For more information, please call 905.428.0500 or visit menkes.com Founded almost 60 years ago, Menkes has established a long history of success on the pillars of building to the highest quality and craftsmanship, utilizing efficient space-enhancing design and offering sophisticated appointments that provide lasting value and a timeless sense of style. Today, Menkes continues to raise the standard for outstanding design and exceptional value as a fully integrated, multi-disciplinary real estate development company. Menkes’ comprehensive real estate portfolio includes elegant single-family homes, exclusive luxury condominiums and highly coveted office, retail and industrial premises.

125
Follow these steps to see if you’ll qualify for a mortgage on your dream home
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 104 New home guide GTA | apr 27 - may 11, 2013
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl
Long-term view of your new-home buy produces a brighter picture by Wayne Karl It’s early SPRING, WARMER WEATHER IS HERE and
summer approaches. It’s annual meeting time for much of corporate Canada, the economy is expected to gather momentum through the second half of the year and the real estate market is entering its busy season. Various housing agencies, realty firms, major banks and other stakeholders continue to release reports of months passed and forecasts for those about to unfold. Meanwhile, there’s interest rates and prices of consumer goods to monitor, with the Bank of Canada recently once again holding its influential overnight lending rate at one per cent. There are now even reports that the BoC may not raise rates until 2015. How to make sense of it all? Welcome to the first steps of becoming a homebuyer. Yes, pay attention to them all and file them as part of your research, but it’s more relevant to watch local developments that truly affect you and your market. Experts suggest you take a long-term view – five to seven years – of your home-buying decision. This will likely produce a brighter and more stable picture than anything caused by short-term vacillations.
