editor’snote

What rules your new-home choice? Lifestyle increasingly influential for buyers

N

ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find is to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

Tax time – embrace it

Preparing for this unsavoury topic earlier helps reduce the sting at deadline time

W

e’re approaching February already – a period we often associate with blahs, but also a month worth celebrating, given that it’s the shortest of the year, and March and spring soon follow. And while the deadline for 2012 Registered Retirement Savings Plan contributions isn’t until March 1, and April 30 for filing your 2012 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, coming up in our two February issues is our Tax Matters content; the idea was to explore this topic in advance of filing deadlines, to help readers learn about opportunities to take advantage of while they still can. But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions to comparing RRSPs and tax-free savings accounts to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

Mise en place is something that every professional kitchen demands. It means ‘Everything in place’. It’s a principle we practice when designing our Mattamy Kitchens. We start with an efficient work triangle and then add the features that make it easy to cook, enjoy each other’s company and dine. In many Mattamy kitchens you’ll find a pantry for dry or canned goods, a chef’s desk for meal planning and an island or breakfast bar for meal prep and morning chit chat. A Mattamy Kitchen is a great place to start the day and regroup at the end of the day. MILTON

Jayson Schwarz LL.M. is a Toronto real estate lawyer and senior partner in the law firm Schwarz Law LLP. If you have a topic in mind, email info@schwarzlaw.ca and give us your questions, concerns, critiques and quandaries.

THE IMPORTANCE OF

offer review by Jayson Schwarz One of the most serious issues facing a

homebuyer and it doesn’t matter whether you buy a house, apartment, townhouse, new or resale, is the Agreement of Purchase and Sale or Offer. Over the last few months I’ve had a number of people bring me their Offer long past the time when they can have a lawyer comment on it, and they were stuck with the terms and extra expense. Let’s review a couple of things. Condominiums The Condominium Act provides that you

have 10 days from the date you receive the disclosure statement and the date you receive an Agreement of Purchase, executed by the builder, to rescind the deal. This gives you an opportunity to see your lawyer, get suggestions, changes and explanations, and then within the 10 days, return to the sales office and negotiate for those important items that are usually left open. New freehold homes, resale homes and resale condos

No time is allowed after you sign, unless you have ensured that there is a schedule or clause making the transaction conditional for a given period of time on your lawyers review and approval, or other conditions. Here are a number of items, primarily for new homes, to look out for so you have an idea, but recognize this is not a comprehensive list, just a sampling: 01. Hydro and water installation and subdivision charges – get written maximums put in; 02. D evelopment charges and levies – get deleted or written maximums; 03. T he vendors lawyers’ Law Society Levy – get it deleted – you pay yours, they can pay theirs;

04. Driveways – they say it is paved, does that mean base and finish coat or only a base coat?; 05. Damage deposits – get a maximum and make sure there is a process for obtaining a refund; 06. Mortgage clauses – are you stuck with the builder’s mortgage and terms? – is there a clause requiring you to accept the builder’s lawyers undertaking to discharge the mortgage without a discharge statement or direction to pay funds to the lender? – is the builder trying to make you pay to obtain partial discharges of a blanket mortgage; 07. Condos – do you own your parking and storage locker or is it only exclusive use?; 08. Ensure you get a chance to review the status certificate and any reserve fund issues; 09. Survey – who pays? When do you get it? 10. Extensions – how long? Have you selected your option under Tarion for new homes? 11. Title – is there a clause that says you have to accept the builder’s undertaking to give you a deed if one is not available on closing; 12. W hat about home inspection and inspections prior to closing?; 13. Ensure you are getting the appliances and fixtures you think you are. There are many more issues that arise in an Agreement of Purchase and Sale or Offer. This document is the most important in the whole process because it sets the rules for you and the vendor. This becomes critically important when you realize that you need independent legal advice that will properly help you deal with this document. Only a lawyer can do this. Perhaps the most difficult part of writing these articles relates not to the actual writing, but thinking of a topic to address. Visit schwarzlaw.ca or email your questions, concerns, critiques and quandaries to schwarz@ schwarzlaw.ca. I will try to deal with them in print or electronic form.

Increasing job numbers point to our industry by Bryan Tuckey

I often say that this industry

is the glue that keeps our province’s economy together. I truly believe it has been one of the strongest economic contributors over the last decade, if not longer. I was pleased to see the latest employment numbers released by Statistics Canada, pointing to the construction industry as a major contributor to the fourth job increase in five months. According to a Statistics Canada report, employment rose by 40,000 across the nation in December, and the declining employment rate is at its lowest in four years. Construction jobs rose by 18,000 in December across Canada, the report states, and the industry has shown steady growth throughout the year. In Ontario, specifically, the number of full-time jobs increased across a number of industries, but the Statistics Canada reports point directly to the construction industry as a top employer. We are awaiting final 2012 numbers, but we know that in 2011, there were

The provincial forecasts tell us that by 2031, we’ll have 3.7 million more people living in the Greater Golden Horseshoe and we will have to accommodate 1.8 million more jobs.

Bryan Tuckey is President and CEO of the Building Industry and Land Development Association (BILD) and can be found on Twitter (twitter.com/bildgta), Facebook (facebook.com/bildgta), Youtube (youtube.com/bildgta) and BILD’s official online blog (bildblogs.ca).

193,000 jobs created in new home construction, renovation and related fields in the GTA. Those jobs generated $10 billion in wages that later appeared as purchases across the local economy. I would argue that this number doesn’t take all of the spin-off jobs into account, which are difficult to calculate. The analysis is complicated by the fact that the type of construction project – from a home renovation to a townhome complex to a 400-unit condominium community – will produce a different economic ripple effect. With a home renovation, economic impact is greatest within about a 100-kilometre radius, since most businesses operate locally and buy equipment and product locally as well. In the lowrise sector of our industry, typically 200 people will work on a single home, and in the highrise sector, each crane represents 300 to 500 jobs for about four years. You probably have neighbours, friends or family in the industry, because many fields of work bring a home from plan to reality. All of this to say that our industry meets the demand of selling and building an average of 35,000 to 40,000 new homes annually, so that the 100,000 people who come to the GTA every year have a place to live. The provincial forecasts tell us that by 2031, we’ll have 3.7 million more people living in the Greater Golden Horseshoe and we will have to accommodate 1.8 million more jobs. Our industry is meeting this challenge by planning, designing and building complete communities where people can live, work and play. It takes a lot of people to make it happen and it’s a lot of hard work, but we’re up to the task.

Home entertainment systems keep step with modern lifestyles

In mid-2012, I was introduced to

Omar Ales, national sales manager of Yamaha Canada Music Ltd. (yamaha.ca). Following a very interesting conversation about the home entertainment industry, I consulted with interior designer Bryon Patton, to incorporate a digital piano into one of our three new model homes we were working on in The Village at Sally Creek adult lifestyle community in Woodstock. People of all ages and at all stages of life are purchasing digital pianos for their homes, and we felt this was the ideal opportunity to demonstrate how easily the new Yamaha models can blend like furniture pieces into homes designed for downsizing buyers. What also struck me as unique was the fact that they actually function as a complete music entertainment system, one that does not require tuning or regular maintenance and is not sensitive to humidity and temperature fluctuations as a traditional acoustic piano. “People today want their home entertainment products to be both multi-functional and aesthetically pleasing which has greatly affected our industry,” says Ales. He pointed out options such as playing CDs, onboard music lessons, karaoke and recording functions as ways the company has augmented its digital pianos. We discussed the challenges builders face to design new homes and condominiums that make the most efficient use of space. When people move

A Yamaha Clavinova digital piano is a beautiful addition to Geranium’s furnished model home.

from a larger home into a smaller space, they don’t want to compromise their lifestyle. He explained that Yamaha is addressing this trend by introducing models that can be accommodated in modest room sizes. “Our Arius, Clavinova and MODUS lines have slimmer, sleeker models designed to fit into smaller living spaces and some models even transform into a table surface when not in use.” The addition of multi-function features has generated a broader base of interest. When we discussed prices, I expected to hear that buying a new digital piano could be a sizeable investment, but was happy to learn that the prices are quite affordable: the least expensive, which has 88 fully weighted keys like an acoustic piano, actually starts at less than $700. Of course, if one has the inclination and the bank account to match, Yamaha’s top of the line models with all the bells and whistles can be purchased for $250,000. Just as a new-home buyer benefits from purchasing from a builder with years of experience behind them, so does the consumer who chooses a product from a company with 125 years in manufacturing pianos, researching and developing home audio systems, stereos and other electronic and digital components. This is part of a series of articles on topics of interest to new-home buyers, authored by Sue Webb Smith, marketing director for Geranium Homes.

skyline to acquire interest in

Blue Mountain Village Skyline International Development Inc. has

announced it will acquire a strategic retail and land development interest in Blue Mountain Village. Skyline, a leading Toronto-based developer of hospitality properties and destination communities, has entered into a binding agreement of purchase and sale and will be investing $20 million to acquire both retail and undeveloped residential land interests in and adjacent to Blue Mountain Village. The Village is at the base of Blue Mountain Resort which offers ski, golf and lodging. Under the agreement, Skyline will acquire 50 per cent of existing commercial retail space within Blue Mountain Village from current owner Intrawest ULC. In addition, Skyline will manage the remaining 50 per cent of the Village’s retail space. Skyline will also acquire the land to build an additional 20,000 sq. ft. of retail space to expand the Village retail. Skyline will acquire all remaining developable land in and adjacent to the Village, and plans to double the current residential and condo-hotel footprint. The company plans to

develop more than 1,200 residential and condo-hotel units, townhouses and singlefamily homes in the years ahead. “This agreement reinforces our vision to be the leader in the Canadian destination-community industry,” says Skyline Chairman and President Gil Blutrich. “With this acquisition, Skyline will become the largest owner of resort and destination communities in Ontario.” He says Skyline will now own properties in the province’s five fastest-growing hubs – Toronto, Collingwood, Midland, Huntsville and Barrie – giving them 7,000 future residential units and homesites. The anticipated closing date for the acquisition is late February 2013. “Blue Mountain Village and real estate development is an ideal fit for our organization given Skyline’s experience as an owner and manager of other well-known Ontario resort properties such as Deerhurst and Horseshoe Resorts,” says Skyline CEO Michael Sneyd. “This acquisition not only makes financial sense and aligns with our long-term growth strategy, but strengthens our market position and creates opportunities for Skyline’s continued Canada-wide expansion.”

Not all lines of credit are

created equal by peter kinch

The minister of finance and the Bank of

Canada have both expressed concerns over the amount of debt Canadians have been carrying. Indeed, a predictable result of an economy wherein the government is forced to keep interest rates low for an extended period is that consumers will find it hard to resist the temptation of borrowing beyond their means. Although there is an increased trend among Canadians accessing equity in their homes, it is important to note there are two differences between those who borrow to support lifestyle and those who leverage to increase wealth. Over the past few years, the number of Canadians who have taken out a line of credit on their home for anything from home improvements to vacations has increased to the point that the government has raised a red flag. Real estate investors need to be aware of who the government is really targeting – and that is the homeowner who is using his home equity to subsidize his current lifestyle. This is a valid issue, and the government should be concerned about this behaviour. However, this should not be confused with the prudent investor who uses home equity to increase his net worth. While the government worries over the “lifestyle subsidizer,” the savvy real estate investor recognizes that this extended period of historically low rates creates a unique opportunity to leverage home equity into wealth, creating real estate investments. Investors understand that in order to purchase cash-flowing rental properties, they will need to either come up with the down payment themselves or attempt to put together a joint venture partner. The simplest and least expensive source of capital (outside of cash on hand) is home equity. As such, it is common for almost every investor to set up a line of credit on their home in addition to their mortgage as a way of converting home equity into increased net worth. But what a lot of investors don’t understand is that not all lines of credit are created equal. There two different types of lines of credit (LOC) in

the Canadian mortgage market and it is critical for a savvy real estate investor to understand the difference. One is a traditional “static LOC” and the other is a “re-advanceable mortgage LOC combination.” On the surface, they may appear similar, but what makes them different is critical to the savvy real estate investor. A static LOC is the LOC that most homeowners are familiar with and one that the majority of banks and lenders have been offering up for years. It is, quite simply, a line of credit that is placed behind the first mortgage. If a homeowner has more than 80 per cent of equity in their home they can apply to access that home equity (up to 80 per cent) in the form of a line of credit. The challenge with a static LOC – also known as a Home Equity LOC or HELOC – is that it is static, meaning that if the amount of equity you have in your home were to increase over the course of the mortgage, the maximum amount of money that you would be able to draw out would remain the same, regardless of how much you may have reduced the original mortgage amount by. For example: Home Value Mortgage Amount 80% of Home Value Amount of accessible Home Equity

= $400,000 = $250,000 = $320,000 = $ 70,000

In the above example, a HELOC can be arranged for $70,000. This in itself is a fairly straight-forward transaction and one that the majority of Canadians undertake when arranging for a LOC. However, let’s assume that the homeowner in the above example took advantage of every prepayment privilege available and also had excess cash available through employment bonuses or commissions. Let’s further assume that this homeowner was able to pre-pay as much as $50,000 of their mortgage over the next two years and were now at a point where they wanted to access some of the additional $50,000 in built-up equity to purchase an

The difference is simple that access to money for down payments is one of the biggest obstacles to and obvious, but unfortunately many the real estate investor. It is for this reason that investors looking to access potential equity for the purposes of investing should always use this tool instead of refinancing with a Mortgage LOC brand new mortgage. If the entire amount of equity were to be accessed in $250,000 $130,000 the form of a mortgage, then you would be paying principal and interest $50,000 payments on the entire amount from the very start of the mortgage. $200,000 $70,000 When used for the purpose of making an investment that has the intention of making money, not only is this a prudent tool for tax purposes but it is also a tool that will help add to your net worth. Mattamy invites you to ring in the new year with

a big January sale in Salisbury Square

M

attamy’s newest Brampton community of Salisbury Square has become known for its handy location in a well-established area of the city. And to get you in the homebuying mood, the company has a very special, very limited time opportunity to own a detached home in Salisbury Square and receive $50,000 in Design Centre upgrades! Because of the unique way Mattamy builds its communities, the company sometimes offers homes for early move-in. Mattamy builds one street at a time, so each street is complete and more livable sooner. The company calls it “even flow” construction, and it helps cut down on construction traffic, noise and debris. It also allows the builder to keep a clear eye on quality. So, from time to time, there are opportunities to buy a home ready for early construction and early move-in. This is one of those times. During the month of January, Mattamy has a select number of 30- and 36-ft. detached homes available with a very generous Design Centre upgrade package. Mattamy’s detached homes in Salisbury Square start at a very accessible $394,990. Right now for the month of January, only these select detached homes will include oak staircase and nine-ft. ceilings on main floor. Now with this additional $50,000, you can get some other impressive upgrades in several rooms of the home, allowing you to customize to your specific needs. Want high-end cabinets and surfaces in the kitchen? They’re yours. Looking for

distinctive architectural features that enhance the formal rooms in your home? Now you can have them. Just say the word. It’s a chance to have things you’ve always dreamed of in a home you’ll love. Salisbury Square has an urban flavour, which works perfectly given its location. The Queen and Chingacousy area is close to all the downtown amenities, as well as offering easy access to major routes. Local schools, shopping and businesses are well established in this area. It’s the kind of place that still has corner stores, local barbers and restaurants. In Salisbury Square, you benefit from having a modern, urban, affordable home in a well-established, convenient location. You are also close to many of the great recreational areas available in Brampton. So if you have an active family lifestyle and enjoy being outdoors in all seasons, Salisbury Square is a great choice. You’ll also find an affordable range of impressive townhome designs starting at $286,990. Mattamy offers a nice variety of exterior styles and interior floor plans that are worth a look in Salisbury Square. This diversity in location Brampton housing type 30- and 36-ft. detached homes, as well as townhomes sales centre 709 Queen St. contact 905.456.0228 mattamyhomes.com

home styles make the streets of Salisbury Square more interesting, and the public gathering places such as parks and playgrounds give the whole neighbourhood a friendlier atmosphere. Mattamy has built more than 20 communities in Brampton, so if you want to get a reference for how a Mattamy community serves the needs of the people who live there, or just have a look at the sheer variety of architecture, you’re never far from a Mattamy neighbourhood. Mount Pleasant Village would be a good place to get a complete idea of what you will experience living in a Mattamy community in Brampton. You can see all of the features that make life enjoyable and friendly. If you’d like to own a new home in Salisbury Square sooner rather than later and have the added benefit of $50,000 in upgrades from the Design Centre, you really should visit right now because when January ends so does opposite this great sale.  A grand fireplace can really make a statement The presentation centre is located at 709 Queen St., Brampton, 905.456.0228. amortization period for government-insured mortgages was recently reduced to 25 years from 30. In addition, Canadians can now withdraw in refinancing only 80 per cent of their home’s value, down from 85 per cent, while down payment requirements remain at five per cent for primary homes and 20 per cent for investment properties. Some experts feel these changes may leave some first-time buyers sitting on the sidelines. However, these issues should not be the primary factors to influence your decision to buy. Some considerations to reconcile before making the plunge include:

Find your dream home at BROOKFIELD HOMES’ FIELDSTONE COMMUNITY

T

here’s a new master-planned community that provides the perfect setting for your family’s dreams to materialize. It’s Brookfield Homes’ Fieldstone community, and it’s now open in the charming, historic town of Mono, steps away from the Island Lake Conservation Area in the Orangeville area and a short drive to Brampton and Toronto. Featuring grand, estate-style homes on 60-, 70- and 80-ft. homesites, Fieldstone’s designs infuse Colonial, Gothic and Craftsman architectural influences into an eclectic blend of Ontario heritage styles, boasting majestic interiors and striking façades. Modern Green features allow you to save money by making your home airtight and efficient. Built for family living and entertaining, the modern designs with open-concept layouts feature details such as gleaming hardwood and nine-ft. ceilings on the main floor and a luxurious spa-inspired master ensuite with Corian countertop, as well as separate his and hers walk-in closets (depending on the home design of your choice).

As for the Fieldstone kitchens, they come complete with granite or quartz countertops, decorative kitchen islands and extended height upper cabinets. Since great views make life more enjoyable, also included with every Fieldstone home is the Panorama View Window, which opens up the rear of your home by allowing more natural light to shine through, not to mention a fantastic view of family and nature in your backyard oasis. At Fieldstone, life extends past the four walls of your home and into the community. Explore the many trails and attractions within and around the community, and enjoy recreational pursuits from hiking, dog walking and biking to fishing, skiing, playing volleyball and more.

416 or 905 a buyer’s tug of war by anthony jong In real estate, price and location go handin-hand. Aside from personal reasons such as existing family

structure or willingness to commute to work – which quickly predetermine the area in which you decide to live – buyers are forced to make a decision based on price. However, for most buyers budget remains static and location becomes one of the most crucial variables. When affordability is such a big factor of influence in the choice of housing and location, buyers begin to ask these questions: ›› W hat more can I get for the same amount of money in the 905 as opposed to the 416? ›› W hat less will I get for the same amount of money in the 416 as opposed to the 905? Toronto’s economy tops the nation in CIBC rankings For the second year running, Toronto

has taken the top spot among the country’s major cities in CIBC World Markets’ latest Canadian Metropolitan Economic Activity Index rankings. “What’s so impressive about Toronto’s performance is that the city has topped our ranking for more than a year,” says CIBC Deputy Chief Economist Benjamin Tal in his latest Metro Monitor report. “Given that our index measures momentum as opposed to a level of activity, Toronto’s ability to maintain momentum for such a long period is impressive. Also note that Toronto ranked in the top five for more than seven consecutive years, with the only exception being the 2009 recession when the city’s ranking slipped to seventh place.” While Toronto did not lead the pack in any of the bank ’s sub-measures of economic momentum, it ranked high enough in many categories to place it in top position overall. “Simply put, the multi-channel nature of Toronto’s economic engine is the secret not only behind its current top position, but also behind its ability to maintain a relatively high grading over the past two years,” says Tal. “This can be easily seen in the robust activity of the city’s economy during the economic recovery, with the city outpacing the national average by a wide margin.” CIBC notes that during the past year, Toronto has benefited from a recovery in the manufacturing sector, helped by the positive spin-off of the improvement in U.S. auto demand. The construction sector, spurred on by activity in both the residential and non-residential segments of the industry, also played an important role in the city’s consistent outperformance. As of the third quarter, housing starts in the city rose 30 per cent year-over-year with 99 per cent of this growth coming from the condominium market. Population in the city is rising at a strong pace of just over two per cent on a year-over-year basis, while employment growth is hovering around its strongest showing in more than a decade. Calgary ranked second in the analysis, up from ninth last year. This reflects strong population growth and a healthy labour market. The city of Regina also showed strong growth moving up to third from eighth a year ago. Winnipeg’s fourth place ranking reflects strength in both the construction and the manufacturing sectors.

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

IT’S NEVER TOO EARLY TO BEGIN YOUR

tax-planning by WAYNE KARL

ment for only less than five years before leaving the workforce. More than two-thirds (69 per cent) of retirees say, in hindsight, they should have saved for retirement for 25 years or more » A recent BMO study found that more than a third (40 per cent) of Canadians are unclear on the differences between an RRSP and a tax-free savings account. » If, like many Canadians, you believe that you pay too much tax, then taxplanning, and thinking of ways to minimize tax, should be a yearround task. IF “NOTHING IS CERTAIN BUT DEATH AND TAXES,” AS SEVERAL

SOME SUGGESTIONS, COURTESY OF A VARIETY OF SOURCES: Meet with a financial advisor to devise your strategy, including plans to buy a home, reduce debt and save for retirement. Contribute to RRSPs regularly, even if smaller amounts throughout the year to avoid having to come up with a large lump sum at deadline time. Manage and budget your spending, to better control where and how you spend and identify opportunities to save. Remember that your finances are connected. Making progress on one aspect of your goals can lead to an CONSIDER, FOR EXAMPLE: opportunity to improve in others. » A recent CIBC poll conducted by Harris/Decima shows that many CanaTaxes are indeed certain, so plandians across a wide range of ages say they do not feel financially prepared ning to minimize what you pay, while for their retirement. maximizing your assets and develop» According to a new TD Retirement Realties Poll, too many Canadians ing the discipline to do both, is a procrastinate in saving for retirement; 15 per cent plan to save for retire- sound strategy.

famous authors have waxed in various forms, it seems Canadians have a curious way of preparing for the inevitable. While the deadline for contributing to one’s Registered Retirement Savings Plan (RRSP) for the previous tax year is March 1, and for fi ling a return April 30, many Canadians take it right down to the wire – especially on the fi rst point. With these deadlines not too far around the corner, it’s an appropriate time to discuss how consumers tend to begin most of their tax planning. Indeed, as many experts suggest, the best tax planning should begin during the year – not at tax deadline time. But, like death, perhaps Canadians just don’t like to think about taxes, viewing them as an equally unsavoury topic. How else would you explain that, looking at the bigger picture, we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught to any depth in our public education system. David Chilton lamented this fact in his 1989 best seller, The Wealthy Barber. More than 20 years later, the challenge still exists – for Canadians of every age.
