Targeted info for your benefit Before we launched our new look and website, YPNextHome.ca, we brought a formal focus group of Canadians together to ask about real estate. We specifically questioned what factors in someone’s life would make them want to move. One of the top three reasons was the desire to live in a different neighbourhood. Respondents said they wanted access to better schools and amenities such as transit, shopping, greenspace and parks. With so many areas for you to choose from, we created a Canadawide resource of neighbourhood
information and listings – on a local level. At YPNextHome.ca, you’ll find statistical information on more than 2,700 neighbourhoods, featuring data, listings, fun facts and more. We’ve included interesting info on key residential neighbourhoods, including photos and video tours. Check out Yonge and Eglinton for example. We hope you’ll explore a few of the neighbourhoods we’ve curated for you on our website. Drop us a line and a photo showing what you love most about your favourite neighbourhood. We’d love to hear from you!
CMHC seeing red this fall

Canada Mortgage and Housing Corp. has issued its first red flag for Canada’s housing market, citing overvaluation and price acceleration as the key drivers behind the heightened warning. CMHC identified nine of Canada’s 15 biggest housing markets as being overvalued, with Vancouver, Toronto, Hamilton and Quebec City in the red zone, indicating “strong evidence of problematic conditions.” In its last Housing Market Assessment published in July, CMHC predicted a red rating for this fall. The quarterly report “serves as an early warning system, alerting Canadians to areas of concern developing in our housing markets, so that they may take action in a way that promotes market stability.”
If money matters are on your mind, you’re not alone. Earlier this fall, Finance Minister Bill Morneau announced changes to Canada’s mortgage rules, to cool overheating housing markets and curb overspending in this current low interest rate environment. Under the new rules, homebuyers who have less than 20 per cent to put down on a home, will have to qualify for the mortgaged amount at the Bank of Canada’s posted rate, currently 4.64 per cent. This is the case, even if the rate offered by your lender is lower. The move will take some hopeful homebuyers out of the running, but the real hope is that it will also take Canada out of the red zone.

Advice | BILD REPORT
The challenge of creating complete, sustainable, affordable communities By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
OUR GOAL AS AN INDUSTRY is to build complete communities that are environmentally sustainable, affordable and meet the housing needs of the GTA’s 100,000 new residents each year. Unfortunately, delivering on that goal is getting harder as challenges grow in number and scale. Multilayered government policies and regulatory frameworks, ever lengthening approval processes, escalating land prices, and restrictions on land supply are some of the issues that hinder the development of complete communities that are affordable for today and for the future. Building sustainable complete communities and how realistic or idealistic it is, was the subject of a recent BILD debate. And while the industry experts on the event’s panel agreed that developing thriving communities is possible, they also raised many obstacles that impede the industry’s ability to create them. The importance of creating environmentally sustainable communities was stressed by all speakers. However, it was pointed out that many of the elements that help make communities more environmentally sustainable are expensive to build. The effect of government policy on building new housing was one of the debate’s most talked about matters. The home building and
land development industry is one of the most heavily regulated with numerous policies and processes controlling where and how development happens. One of the most impactful policies is the Growth Plan for the Greater Golden Horseshoe which was introduced a decade ago. Designed to change the pattern of development in the GTA and beyond, it mandates intensification. In accordance with Growth Plan policy, the industry is building up and not out, and today we are developing more multi-family high- and midrise condos and fewer lowrise homes especially singlefamily detached homes. As was pointed out at the debate, demand for detached homes has not dropped so we have a housing supply and affordability problem. Participants also discussed the impact of constraints on the supply of land that is serviced and ready for development. Land designated for development that is shovel-ready and serviced with sewers, water and
roads is in short supply and that is also impacting the industry’s ability to deliver complete communities. Another issue raised in the debate was rising government fees and charges and the impact those escalating costs are having on development and new home buyers. Government charges and fees amount to one-fifth the cost of a new home and they continue to increase. Development charges alone have increased between 143 and 357 per cent since 2004. As the GTA grows and changes, it is becoming more important to build communities that will last for generations to come. We need to work together and think big to come up with innovative solutions for how to do things in a different way. Our unnatural disaster: Homelessness in Canada By Mitchell Cohen
Join the shared mission to end homelessness by supporting the 20,000 Homes Campaign. Visit 20khomes.ca
We have come together as
compassionate Canadians on several occasions over the past 12 months. We opened our hearts, homes and communities to thousands of Syrian families seeking refuge from a devastating civil war. We also opened our hearts and wallets to contribute over $165 million to the Red Cross to help fellow Canadians re-build their homes and lives after wildfires destroyed most of Fort McMurray. We are, in fact, very good at disaster relief. When faced with a disaster, Canadians act. We seize ideas, find untapped strengths. We use what we have and become resourceful. We don’t wait for a perfect plan. We don’t seek permission. In the face of disaster, we rise up and take a stand, reflecting a spirit that “we’re in this together,” that if a member of our family or a guest in our house is in trouble, we’re all in trouble. Unfortunately, we have yet to rise up to address the unnatural disaster of homelessness that afflicts over 235,000 Canadians every year. Somehow we’ve grown accustomed to seeing fellow Canadians sleeping rough on the street. We walk around. We step over. We look the other way. Today, with “The 20,000 Homes Campaign,” we have an opportunity to look homelessness in the eye, and to put an end to an everyday disaster that has been swept under our
MORE TRENDING ONLINE ypnexthome.ca/news
collective carpets for decades. Today, this formidable grass roots campaign is unfolding across the country, a campaign that isn’t simply about counting the number of homeless people. It is about getting to know each and every person by name and understanding each personal story. It is then about wrapping our arms around every person with the support needed to make the difficult transition from street to home. Most importantly, it is about taking action. The incredibly successful “100,000 Homes Campaign” south of the border demonstrated that fulsome community engagement works, that chronic homelessness can be eliminated. This campaign has clearly shown that the key to success is not about adding shelter beds to an already challenged system. It is, rather, about a “key” to a front door, a place to call home, a safe and private place to re-group with support from new friends, neighbours and health care workers from the local community. The 20,000 Homes Campaign is building on the success achieved in the United States, and is currently unfolding in 36 communities
across the country. The campaign’s manifesto tells it as it is, calling homelessness “a national emergency requiring urgent and immediate action.” It goes on to say that “The time has come to stop managing homelessness, and start ending it.” If we’ve given any thought at all to chronic homelessness, we’ve probably concluded that this is a problem for government to solve, that we don’t have a role to play. The reality is that we do have a role, and that we all have something meaningful to contribute. There is no doubt that government funding is needed, but the path to ending chronic homelessness is a shared path, with every one of us walking hand in hand to the finish line. We’ve shown the best of our love to our new Syrian friends, and have tapped a deep well of compassion in the face of many emergencies and natural disasters over the years. It is time to show the same depth of compassion for thousands of homeless Canadians who need our help. It is indeed time to end homelessness in our communities.

Most Canadian housing markets overvalued, price growth to slow through 2018: CMHC CANADA MORTGAGE AND HOUSING CORP. (CMHC) is finding strong
evidence of problematic conditions for Canada’s housing markets. Home prices have surpassed economic fundamentals like personal disposable income and population growth, resulting in overvaluation in many Canadian housing markets. However, the combination of overvaluation and overbuilding should help slow the growth in resales and house prices and lead to a moderation in the pace of housing starts. This analysis is the result of combined insight from two major CMHC reports published concurrently for the first time: the Housing Market Assessment (HMA) and Housing Market Outlook (HMO). According to the HMA, Canada now shows strong evidence of problematic conditions overall due to overvaluation and price acceleration. CMHC’s last HMA report in July flagged the likelihood of seeing this evidence, by the fall. In addition, overvaluation continues to be detected in nine census metropolitan areas (CMAs) across the country and overbuilding in seven. The HMA serves as an early warning system, alerting Canadians to areas of concern developing in our housing markets, so that they may take action in a way that promotes market stability. Meanwhile, the HMO highlights important regional differences in housing activity which will gradually dissipate over the forecast horizon. At the national level, housing starts and MLS sales are expected to decline slightly in 2017 before stabilizing in 2018 to levels more consistent with economic fundamentals and demographic changes. The HMO is
MORE TRENDING ONLINE ypnexthome.ca/news
a forecasting tool which provides a range of possible outcomes to better help Canadians in their decisionmaking process. REGIONAL REPORTS: » The Toronto housing market is showing strong evidence of problematic conditions, in part due to imbalances between house prices and fundamental drivers like incomes and population growth. These imbalances are expected to moderate through a slow-down in home price growth in 2017 and 2018 as factors such as rising mortgage rates and modest job growth later in the forecast period lead to resales moving off their record highs. » Housing demand in Vancouver is partially supported by robust employment growth, a growing population and low mortgage interest rates. These factors are expected
to remain solid through 2018. That said, some moderation in housing starts and resales is forecast for 2017 and 2018, as the market continues to adjust to recent policy changes as well as an overvaluation of home prices. Price growth is also expected to slow, which should help to alleviate some of the imbalances currently detected by our HMA. » In the Prairie region this year, low commodity prices continue to impact investment, employment and housing demand. The result is slower new-home construction as builders focus on selling their existing stock of new homes, especially multi-family units. Housing starts are forecasted to stabilize in 2017 as inventory reduction continues to hold back growth. By 2018, reduced inventories, stronger economic and employment growth will help boost new home construction.

The Eglinton Menkes’ much-anticipated new condominium at Yonge & Eglinton
IT’S A NEIGHBOURHOOD that scores top marks in just about every category, from entertainment, eateries and shopping, to transit, employment, and even health and lifestyle. Now, this trendy Yonge and Eglinton community is getting closer to welcoming new residents. On the south side of Eglinton Avenue East, excavation is complete, concrete has been poured and the crane is installed at Menkes’ midtown tower, aptly named The Eglinton. This construction milestone brings the development another step closer to reality for those who staked their claim and are looking forward to moving into this vibrant, walkable community. “We’re very pleased with the construction progress at The Eglinton, and we know our buyers are as well,” says Jared Menkes, vice-president High-Rise Residential. “When you’re able to start seeing the project come to life right before your eyes, it’s an exciting time; especially for future residents who are looking forward to building their lives in the heart of one of Toronto’s most sought-after communities.” Also set for The Eglinton tower – and coming soon to market – is a collection of office condos available in layouts from approximately 600 to 1,200 sq. ft. Fronting on Eglinton and well-positioned on the second floor of the building, these office spaces will feature up to 14-ft. ceilings and owner-customized features and finishes. With its distinctive 34-storey glass exterior designed by award-winning firm Giannone Petricone Associates, and its stunning exterior landscape created by NAK Design Group, The Eglinton will fit in with its surrounding and also help to enhance the neighbourhood. NAK Design Group created the ideal outdoor setting for socializing and relaxing, featuring a landscaped terrace with a sun deck, lounge seating, barbecue facilities and outdoor dining area, all overlooking Forest Hill, north Toronto and the city skyline south to Lake Ontario.

nexthome.yp.ca/Yonge-and-Eg Cheers! THE HEART OF MID-TOWN, Yonge
and Eglinton is a vibrant community with a little bit of everything, like a financial centre, nightlife, businesses, entertainment, parks, dining – plus lots of upscale shopping. It’s also a great neighbourhood for strolling, as well as a perfect place to live if you are reliant on public transit. The vibe The vibe of this neighbourhood is a busy pace in the hub – right at Yonge and Eglinton – but the side streets are quiet and tranquil, with large, old trees and well-kept homes boasting manicured lawns. It’s a cool part of town, definitely attracting active and outdoorsy residents. Meet the neighbours Sometimes referred to as “Yonge and Eligible,” the neighbourhood definitely has an element of young single professionals out to enjoy their community. There’s a wide range of
pubs, lounges and shopping to meet that demand. There are also a lot of older, active adults on the move, with a lot of upscale and posh residences in the area. Affluence is definitely notable in this hood. Planes, trains and automobiles Yonge and Eglinton is right on the Yonge subway line and the station is a really busy one. The area is well served by public transit for those who don’t have a car. Mount Pleasant and Avenue Road are also great access routes to the city when Yonge Street is too busy. The good and the bad While there are still some deals and budget dining, the area is known for its upscale shopping and five-star restos. If you’re going to live here, be prepared for lots of traffic, bustle and noise – both of the car kind and pedestrian. It’s been rated very highly as a walking friendly area.

Real estate The real estate market in Yonge ‘n’ Eg is healthy if not hitting its limit. A number of new condos have been completed with an upscale feel. There are also several older buildings that have been updated and condo-ized, and a lot of storefront walk-ups, though many of those are still used for commercial purposes to take advantage of the busy Yonge Street strip.

5 reasons NIMBY advocates should start saying “yes” to development By Lydia McNutt IF YOU’RE LUCKY enough to own
a small slice of the GTA’s pricey property pie, you could find yourself among those vehemently opposed to any new development in their neighbourhood. After all, established Toronto hot spots like The Annex, Bloor West Village and Mount Pleasant are full, right? And you like your cosy little neighbourhood just the way it is. Further development? Not in my backyard! But here’s the problem with the NIMBY (not-in-my-backyard) mentality. The average detached home in Toronto now costs about $1.3 million, as per the Toronto Real Estate Board (TREB). Want to rent a small place right downtown instead? Urbanation reports that average Toronto condo rents hit a new high of $3.10 per sq. ft., or $2,145. Add to this a population that’s expected to increase by 100,000 every year. Opposition to infill development is only making the affordable housing problem worse. Furthermore, NIMBYism could actually be detrimental to the neighbourhoods you so love – and the value of your own real estate. Here are five reasons why NIMBYism is bad for business – your own property investments, and the local economy as a whole.
1. PEOPLE CAN’T AFFORD TO BUY HOMES. If you’ve chatted with a Millennial lately (or you happen to be one), you’ve likely heard (or said), “I’m going to rent forever. I just can’t afford to buy a place of my own.” The GTA’s population is rising, along with demand for homes. According to TREB’s September sales stats, the average detached home in the GTA
MORE TRENDING ONLINE ypnexthome.ca/news
(including the 905) is $1.01 million. Meanwhile, supply is sinking, due in part to resistance to development projects. The “low supply, high demand” scenario has created some serious competition that young homebuyers simply can’t contend with. So, where will the next generation of homebuyers go, if infill development in Toronto stops? Keep reading…
2. PEOPLE WHO CAN’T AFFORD TO BUY REAL ESTATE IN THE GTA WILL BUY ELSEWHERE. We all have to live somewhere. I love the famous quote from Field of Dreams, “If you built it, they will come,” as it applies to real estate in the GTA. This is true not only for homebuyers, but employers as well. Take Hamilton as an NOVEMBER 5 - 19, 2016 | NEW CONDO GUIDE 25

example. This once-sleepy and inexpensive city just outside of Toronto has in the last few years become a hotbed of activity in terms of industry, economy and housing. Big business has moved in, the job market is jumping, and home values have surged. This sounds like a golden opportunity, and new housing is popping up everywhere to support the city’s current and future population growth, which brings us to point #3…
3. IF YOU’RE NOT MOVING FORWARD, YOU’RE FALLING BEHIND. New development creates new housing and job opportunities for new buyers, but let’s not forget that it also keeps old neighbourhoods fresh, forwardthinking and ultimately, in high demand. An old neighbourhood with an aging population will not support growth. 4. DEVELOPMENT ISN’T LIMITED TO HIGH-DENSITY HOMES. Existing residents in communities under development will also reap the rewards of new businesses, services, schools, community centres and hospitals, which often accompany new housing communities. What also comes with more homes – and more homeowners – is more property tax, which is collected and used to repair Toronto’s crumbling infrastructure. Maybe we’ll finally get Bayview and Dufferin off CAA’s annual “Worst Roads” list.
5. THE GTA’S GREENSPACE IS ON THE LINE. How much do you love those Sunday drives to the country? Ten years ago, the Government of Ontario introduced the Greenbelt and Growth Plan in an effort to protect that greenspace from urban sprawl. The plan mandated that 40 per cent of new homes be built within existing communities, and that these new infill developments use less land to accommodate more people, as the GTA population continues to grow . Think about that the next time you say, “not in my backyard!”

Advice | CONDO PRO
Hit the streets! How to arrive at your ideal location
By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
DURING YOUR SEARCH for a new
condo, there is so much to think about. You want the perfect building for your lifestyle needs, and in the Toronto area, there is something for just about everyone. Location always tops the list in importance, and I encourage buyers to consider this factor from many ways. For example, it’s important to take your work commute into consideration in a realistic way. Too often, people look at a map, draw lines on it and measure distances as the crow flies. This is not a good idea, because crows fly over the road twists and turns, traffic lights and other things you have to contend with. When you are considering specific buildings, be logical and do a little homework before you sign on the dotted line. The best way to find out whether your commute is reasonable from a particular building is to start out from that location during rush hour and actually do the drive. Then drive back to that condo after work. You may be surprised at how long – or how short – the trip is. A condominium that is farther from your workplace may, in fact, be a quicker drive, depending on its proximity to major highways, GO stations, etc. You may, for instance, find condominiums in areas such as Richmond Hill, Mississauga or Pickering that are an easier commute to Toronto than some located right in the city. Those who commute from the 905 areas may also find car-
pooling an attractive solution, as they can then use the high-occupancy lanes on major highways. Shift workers who commute outside of rush hour may have a completely different outlook on location. Again, do the commute during the times when you usually drive and see just how it is. There is always the viable alternative of taking public transit. For trips in and around Toronto, whether for work or pleasure, it may make a lot more sense for you to hop onto a bus or the subway. It’s a great idea to look at the location of the condominium you’re considering in other ways as well. Start from the building and walk around. And what can you do without driving or even taking public transportation? Shop? Bank? Drop off dry cleaning? Think about the places you visit often, including the homes of family members and friends. Will those trips be a breeze? Are you taking night courses? How convenient will it be to travel to your school? There are so many things in life affected by your home’s location. For empty-nesters who are approaching their retirement years and downsizing, a condo that enables them to stay in the residential area they know and
love can be a wonderful solution. For first-timers who do not own a car, a suite in a condominium on a subway line in the hub of the city is great. And living downtown is becoming increasingly popular for families who feel that the shorter commute means more time to spend with their kids. Then again, with entrepreneurship such a popular lifestyle today, there are many condo owners who work out of their homes – and let’s face it, no commute is the best commute of all! Today’s advanced technology has even sparked some employers to have employees work from home part of the week. This means that from a work/commute perspective, they have phenomenal choice when it comes to location. Whatever your circumstances and preferences, a great condominium location is rightly at the top of your must-have list. Be optimistic and realistic, and you will make the right choices!

Advice | MORTGAGE ADVICE
How will the new mortgage rules affect first-time homebuyers? By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IF YOU’RE A FIRST-TIME HOMEBUYER,
new mortgage rules may make it more difficult for you to get into the housing market. As of Oct. 17, all homebuyers who get a high-ratio mortgage (down payment of less than 20 per cent of the purchase price) will now have to undergo a mortgage stress test by qualifying at a rate they don’t currently have to pay. This was something that only buyers getting a high-ratio mortgage with a variablerate term or a fixed-rate term of less than five years previously had to do. The best mortgage rate in Ontario was 2.29 per cent (as of writing). However, the Bank of Canada’s qualifying rate is 4.64 per cent. First-time buyers – especially in housing markets where there aren’t many affordable single-family homes available – may be priced out of the market due to the new rules, says Gregory Klump, chief economist of the Canadian Real Estate Association. Let’s use the example of a couple with a combined income of $100,000 who has saved $40,000 for a down payment and qualifies for a mortgage rate of 2.29 per cent. We’ll assume that their monthly property taxes will be $400 and their heating costs will be $150 a month. When using RateHub’s mortgage affordability calculator, they’ll be able to afford a property costing up to $521,041 because of the new mortgage rules. Under the old rules, they would’ve been able to spend $635,700 – a difference of $114,659.
The reason for the rule change is there have been concerns about rising household debt levels in Canada. The country’s debt-toincome ratio reached 167.6 per cent in the second quarter of this year, according to Statistics Canada. What that means is households have $1.68 in debt for every dollar of disposable income. One government report noted that the country has recently experienced the largest increase in household debt relative to income since 2000. There were also other rules announced that come into effect on Nov. 30 that may affect smaller mortgage lenders – the ones that often cater to first-time buyers. Those lenders will no longer be able to buy portfolio insurance for certain types of
mortgages they sell to investors. (Note that this is different from mortgage insurance, and not something consumers have to purchase.) The smaller lenders won’t be able to sell those insured mortgages for funding. As a result, they won’t be able to issue as many mortgages and will likely have to raise rates. The bottom line The rule changes will make it harder for some first-time buyers to get into the housing market. And they may also face higher mortgage rates.
Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards and deposit rates with the goal to empower Canadians to search smarter and save money.

GTA highrise sales race toward record finish Prices of new homes continue to climb SALES OF NEW HIGHRISE homes
in the GTA are on pace for an unprecedented year, while prices for all new-home types in the GTA continue to set records, according to the Building Industry and Land Development Association (BILD). Year-to-date, highrise sales reached a record 20,596, accounting for 60 per cent of the GTA’s 34,736 new-home sales as of the end of September. For the same period there were 14,140 new lowrise home sold. Average prices for both new highrise and lowrise homes continued their upward trajectory, setting new records across the GTA. The average price of new lowrise homes, including detached, semi-detached and townhomes, increased by more than $60,000 in just one month to an unprecedented $992,231 in September, up 22 per cent since last year. New detached home prices hit $1,194,771. New highrise prices in the GTA also broke records, averaging $486,605 last month, up 10 per cent from last year. BILD president and CEO Bryan Tuckey points to the GTA’s housing supply shortage as the primary driver of price increases. “We have a serious housing supply challenge in the GTA due to a significant shortage of
shovel-ready land, and long and uncertain project approval time-lines,” he says. “These factors are severely restricting the number of new homes being brought to market and are causing prices to surge month after month.” Supply of new homes available to purchase in builders’ inventory fell by more than 10,000 homes in the last year. There were 15,421 new homes and condos available for purchase in the GTA in September compared to 25,848 a year ago. Lowrise supply showed a modest increase over August, but the 1,604 homes were still down 64 per cent from last year. The slight increase is attributed to a strong number of new project launches, which is typical for September. There were just 764 detached homes available for sale across the region. That is less than one month of supply, based on recent sales trends. “New lowrise home sales year-to-date in the GTA are very similar to the situation back in 2009, before house prices started to take off, averaging about 1,500 per month,” says Patricia Arsenault, executive vice-president of Research Consulting Services, Altus Data Solutions. “What has changed dramatically is the decline in options available to buyers. Back in 2009, there were nine lowrise homes available to purchase for every home sold. Now that ratio is less than two to one. Given the sharp drop in competitive product alongside buoyant buyer interest, it’s no surprise that new lowrise home prices have doubled since 2009.” Highrise inventory in September was 13,817 homes, down slightly from August and 35 per cent less than at this time last year. “The recent increase in highrise prices can be attributed to the rise in average suite size, combined with a growing price per sq. ft.,” Tuckey notes. “This year we have seen the introduction of larger suites aimed at purchasers who have been priced out of the lowrise market.” The average size of a highrise home in the GTA was 809 sq. ft. in September compared to 767 sq. ft. last year. Meanwhile the price per sq. ft. increased to $601, up $26 from last year. September is a prime project launch month for both new lowrise and highrise development. There were 2,468 highrise units sold in September, 1,839 of them in the City of Toronto. Lowrise sales in September were up four per cent from a year ago to 1,200 with more than half of the sales coming from York Region.

SEEING THE SUN RISE above the glistening
water, watching the sailboats cruise through the harbour, and feeling the fresh lakeside breeze are just a few of the perks that residents living along Toronto’s downtown waterfront enjoy daily. As international real estate firm Hines, and Canada’s leading developer Tridel, extend the lively, cultural stretch of the city’s waterfront eastward to Queens Quay East and Lower Sherbourne, more Torontonians will soon have the privilege of lakeside living. Following an extraordinarily successful sales launch for Aqualina and Aquavista – the first two phases of the 13-acre master-planned Bayside community – Hines and Tridel released Aquabella earlier this fall. Boasting an intimate
connection to Lake Ontario, proximity to the city’s downtown core and spacious suites, Bayside’s third residential condominium, Aquabella, will be its most luxurious condominium along the lake. Designed by the internationally acclaimed Danish architecture firm 3XN, Aquabella boasts a distinct and well-defined sloping L-shaped exterior. The design of the unique form ensures that residents are put first, as the building is architecturally sculpted to promote space, lifestyle, and expansive views of Lake Ontario, neighbouring parks and the city skyline.

Among the most luxurious suites at Aquabella, are those in the newly released Terrace Collection. The hallmark of the L-shaped design, these homes feature extraordinary and expansive garden terraces that define the top floors of the building, activating the façade and enlivening it with texture, colour, depth and variety. “The ‘vertical neighbourhood’ at Aquabella offers buyers a community, spacious suites, the flexibility to enjoy personal outdoor space, privacy, and unrivaled views of the lake and the city,” says Jim Ritchie, executive vice-president of sales and marketing at Tridel. “Directly from their door, residents will be connected with nature – fresh air, sunshine, personal gardens – and the ability to entertain guests on their generous terraces.” Suites in the highly anticipated Terrace Collection range from 1,767 to over 4,000 sq. ft., and prices begin from $3 million. The contemporary interiors at Aquabella are designed by the awardwinning firm, II By IV. Boasting quality modern finishes, and expansive, open-concept layouts – perfect for families and couples that crave space, but love the condo lifestyle – residences at Aquabella have everything buyers want. “The prime lakefront location, superior finishes, distinctive architecture and spacious suites make Aquabella one of our most luxurious buildings yet,” says Ritchie. “Aquabella is a high-end residence along Toronto’s vibrant waterfront that offers buyers a wealth of amenities in the surrounding area, and right at home.” The lifestyle amenities at Aquabella include a party room, dining room, state-of-the-art fitness centre, a theatre room, a landscaped rooftop terrace, outdoor pool, and indoor and outdoor lounges, in addition to the parks and modern conveniences available within the new Bayside waterfront community. When complete, Bayside will have transformed the downtown
Toronto waterfront into a vibrant, urban community. Bayside will include a collection of residential and commercial towers, dynamic pedestrian-friendly streetscapes, a Water’s Edge Promenade, and a 0.75-acre park. It will also feature an animated mix of retail shops, restaurants, cafes, entertainment venues, and other lifestyle convenience outlets. Hines and Tridel are committed to furthering their Green building and sustainability efforts at Bayside. Like Aqualina and Aquavista, Aquabella will be pursuing Leadership in
Energy and Environmental Design (LEED) Platinum certification, while the collective Bayside community is pursuing a LEED Gold neighbourhood certification. Tridel has won BILD’s Green Builder of the Year Award seven times, most recently for Aquavista in 2016 and for Aqualina in 2015. Advice | STAT CHAT
Another record year for the Toronto new condo market. You’ve got to be kidding! By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IN 2011, there were about 26,000 new condominium apartment sales in the GTA. This crushed all previous records for transaction activity. There were a lot of investor buyers in 2011, and people worried about foreign money coming into the market. Regulators fretted about assignment activity (flipping units prior to completion), and the condo naysayers guaranteed that when all these units were completed, rents would decline, sending the highrise market into a tailspin. By late 2012 and into 2013, the condo market in the GTA began to lose some luster as new condo sales declined, unsold inventory increased and resale price growth flattened out. I personally declared that the Toronto condo boom was over. Many in the anti-development crowd were pretty confident that their dire predictions were coming true. They were wrong and so was I. Investors were not flipping their units, foreign buyers were not fleeing the market, and demand for rental condominiums continued to outpace supply (despite the unbelievable number of completed condo buildings). In 2016, the condo boom is back, and its bigger than ever. Altus Data Solutions reported that there has been over 20,000 new condo sales in the GTA in 2016 (January to September), an increase of 37 per cent annually. The number
of new units in 2016 project launches has dipped 21 per cent, while unsold supply has declined 36 per cent. Highrise prices are up 10 per cent in September over the year prior. With a strong fourth quarter, the new condo market could set another sales record – you’ve got to be kidding me! I certainly didn’t see that coming. I expected a much more modest level of transactions in the GTA moving forward. The same factors that drove the 2011 condo market are fueling the market in 2016: low interest rates, unaffordable single-family housing, investors keen on renting their units out, and a seemingly insatiable demand to live in amenity-rich locations with access to transit. With new records in the book for 2016, what’s in store for 2017? New mortgage rules will make it even more difficult for current condominium owners to move up to a townhouse
or single-detached home, while also making it difficult for some first-time buyers to get in. These two factors should keep demand for ownership and rental condos high and sales activity strong. Are you ready to buy a new condominium yet? Will you let another five years go by, worrying about the same three or four market uncertainties? Before another record year of condominium price appreciation passes you by, speak to a realtor and a mortgage broker, do your own extensive research, and most importantly, buy what you can afford. A TOTAL OF 6,677 new condominium
apartments were sold across the GTA in the third quarter of 2016, soaring 73 per cent year-over-year to reach the highest level of third quarter activity on record, according to Urbanation, a leading source of information and analysis on Toronto’s condo market. Sales were 58 per cent higher than the 10-year average for Q3 periods, and 12 per cent higher than the previous high set in Q3-2007. Total unsold inventory in development plunged by 33 per cent from a year ago to 11,485 – the lowest level since the first quarter of 2007 and representing a record low 5.2 months of supply. The average index selling price for new condo apartments continued to edge higher, rising two per cent from a year ago to $590 per sq. ft. GTAlevel price growth has been weighed down by a shift in new development activity to areas outside of the core. Within the former City of Toronto, average index selling prices grew by five per cent year-over-year to $674 per sq. ft., while asking prices for unsold units, which dropped in number by 48 per cent annually to
MORE TRENDING ONLINE ypnexthome.ca/news
an all-time low, increased by 12 per cent from a year ago to $759 per sq. ft. Price trends for new condos are beginning to follow the resale market, where average index prices grew 12 per cent from last year to $511 per sq. ft. ($667 per sq. ft. within the former City of Toronto). The pace of new condo development has fallen well below the level of demand this year. Given the low prevailing amount of available supply and diverse range of buyers, the recent mortgage insurance rule changes are anticipated to have a somewhat limited effect on market conditions for condos in the near term, says Shaun Hildebrand, Urbanation’s senior vice-president. Lack of supply and shift in demand In the year-to-date to September, a total of 19,917 new condominium apartments were sold across the GTA. Over the same period, only 12,189 new units opened for pre-sales, marking the widest divergence between sales and new supply on record. In total, 90 per cent of the 111,207 units in development were pre-sold as of Q3-2016, with 80 per cent of the 30,426 units in pre-construction already pre-sold, jumping from a 64-per-cent share last year. Among the new units that opened for pre-sales during the third quarter, 63 per cent were sold by the end of September – one of the highest opening quarter absorption rates on record. In a sign that demand among end-user buyers has been increasing, the quarterly absorption rate of remaining supply within existing projects launched in previous quarters (where owner-occupant purchasers tend to be more active) soared to a record high of 29 per cent – double its 10-year average. Furthermore, sales of more expensive condo units have also been growing quickly in the resale market, with year-to-date activity up 62 per cent annually among units selling for more than $600,000.

Toronto, get used to rising prices, more foreign buyers By Wayne Karl
PROSPECTIVE HOMEBUYERS in
Toronto should get used to one thing – rising prices. Either that or move further out in the GTA. Or rent. These are the limited options – and unfortunate unintended consequences – caused by government policy and market forces in the Toronto area, says Benjamin Tal, deputy chief economist of CIBC World Markets. And things aren’t going to get better any time soon. Speaking at the recent Building Industry and Land Development Association’s 2017 Economic Outlook Conference, Tal cited the Ontario government’s Places to Grow plan as the primary cause of skyrocketing home prices in the GTA. The average price of detached homes in the GTA has surpassed the $1-million mark for the first time. Buyers are now looking further out of the city, causing markets there to see double-digit price growth. Oshawa, for example, recently recorded the fastest year-over-year gain in average price – at 26 per cent – in all of Ontario. Places to Grow is the Ontario government’s program to plan for growth and development in a way that supports economic prosperity, protects the environment and helps communities achieve a high quality of life across the province. No one can argue with any government’s program to better plan growth and such important issues as investment in infrastructure, Tal says. But Places to Grow has had an underestimated impact on the price of housing across the GTA. “Affordability and Places to Grow cannot co-exist,” he says. It is such forces, and not foreign
investors or other factors, that are the primary source of rising home prices in the Toronto area. “The number one reason for house price inflation in the GTA is supply – which is all about government policy,” says Tal. And there is “zero chance” of that policy changing.
Nor are foreign buyers the chief cause of rising prices in Vancouver, he says. There, the cause is geography, with limited ability to expand housing supply because of the city’s waterfront location. The recent introduction of a foreign buyers’ tax in Vancouver, and

other conditions, have caused sales there to pause significantly – but not prices, at least not yet. Royal LePage, in its latest House Prices Survey, for the third quarter of 2016, says these developments could soon lead to a more balanced market in Vancouver. Royal LePage President Phil Soper
is among the experts who do not expect capital to automatically migrate to Toronto. “We are not seeing a significant migration of foreign capital from Vancouver to Toronto in the wake of the new property transfer tax,” he told YPNextHome. “Most people, whether
MORE TRENDING ONLINE ypnexthome.ca/news
they be of domestic or international origin, buy houses for the location and lifestyle, not simply based on financial investment criteria. While there has been a recent increase in foreign interest in Canadian markets like Toronto or Calgary, this has more so to do with the regions’ characteristics and prescribed lifestyles, which differ greatly from that of Vancouver. Put another way, if a Canadian had their heart set on purchasing property in Florida, a new tax would not automatically entice them to purchase property in Arizona. The two markets are completely different, and in many cases they are purchasing in Florida for a specific reason.” Tal, on the other hand, is not so sure more foreign investment is not heading east in Canada. “More money, not less, will be leaving China. The only question is where it’s going.” Vancouver, through its new tax and discussion of another levy – a “vacancy tax” – seems to be telling the world “no more.” As a result, “it’s going to be ‘Welcome to Ontario,’” especially Toronto, says Tal, as foreigners look for places to invest. “The only question is what will the government do about that,” he says, pointing to speculation that Ontario will introduce its own foreign buyers’ tax. One positive for prospective homebuyers is that interest rates in Canada are not likely to rise any time soon, as the Bank of Canada is focused on keeping the dollar low. “If anything, the Bank will cut rates, not raise them,” Tal says, citing low interest rates around the world. But this also contributes to an “affordability mirage,” as buyers are blinded by low interest rates. NOVEMBER 5 - 19, 2016 | NEW CONDO GUIDE 45

Advice | LEGALLY SPEAKING
Scratching the “no pets” policy By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE EMOTIONAL ASPECTS of buying a
condominium are often as important as the legal aspects, and the two are inexorably intertwined. This comes up due to a question posed to me recently. Why can the condominium corporation stipulate no pets when you own your condominium? The answer is simple. If the declaration and by-laws specify “no pets,” you can’t have any. This is because the Condominium Act allows a corporation to make rules to promote the safety, security and welfare of unit owners, and prevent unreasonable interference with the use and enjoyment of the common elements. For example, in January of 1997, the case of Peel Condominium Corporation No. 499 and Amy Elizabeth Frances Hogg was heard and decided in the Ontario Courts of Justice. The issue was whether she could keep her dog Jazz in her highrise condo, even though the declaration stated that no pets were allowed. Amy had a lawyer when she purchased the condo, had a disclosure statement, knew about the rule, but saw that others were breaking it. The Judge found that she had to obey the rules. An argument in equity or fairness was tried, and the Judge referred to eight considerations. The chances of qualifying on all eight of these considerations were very unlikely, and Amy had to give up Jazz. Exceptions to the rule Sometimes condominium rules may be struck down by the Court. There
have been a few decisions that ruled in favour of condo owners with a provable handicap who demonstrated that they need the pet to assist with said handicap, like a seeing eye dog. It would appear Human Rights considerations can override condominium by-laws and rules. In YCC No. 26 v Ramadani, the courts confirmed that it would not substitute its own discretion on whether a pet could be kept in a condominium but the Court would review the Board’s conduct to ensure their discretion has been used properly. In June, 2003 Justice Flynn made a decision in Waterloo North Condominium Corp. No. 186 v. Weidner, where he upheld the integrity of the Declaration and its “reasonableness” is not something that can be attacked. He found that in this case, unless the owner was dependent on the dog or needed the dog in order to live in the unit, the Human Rights Code would not assist. He said a total ban on pets is not unreasonable. However, in 2005, the Waddington decision, the landlord sought an order for the removal of Waddington’s two cats. The condominium’s rules provided that, “no pet should be permitted in the building.” The court decided that a blanket rule banning all pets was not enforceable as it was not reasonable. Another way to keep your pets may be through equitable reasons. In Staib v Metropolitan Toronto
Condominium Corp., a provision in the declaration absolutely prohibiting any pets was held by the trial judge to be unenforceable for equitable reasons. The Court found that the condominium corporation failed to enforce the no pet policy for 10 years, despite having knowledge of the cat’s presence. The judge refused to enforce the declaration due to the length of time the cat was allowed to remain, the tenants’ attachment to the cat and the age of the cat. The moral of the story The cases provide evidence that the court will decide whether the Board has been reasonable in disallowing pets. Know that owning a condominium is different then owning a freehold home. You must be prepared to be part of the community and recognize that the rules are in effect to respect all residents, and you should expect no exceptions. Consult a legal professional you trust and do not be afraid to tell him or her all of your concerns before signing the offer or during the 10day cooling-off period. Remember, buying a home is a large financial and emotional commitment, and you want to get it right.

“Everything in this model was chosen to show visitors how spacious this layout can feel. The design is modern, with a handy den just off of the living room that is perfect as an office and/or makeshift guest room with the addition of a day bed,” Davies says. “In the main living area, the modern glass tables coexist nicely with the shag area rug. Throughout, we used pieces that are simple and clean, and injected pops of texture and colour.” At the base of these choices is a palette of varying shades of grey with accents in purple, plum and mauve for a comfortably stylish look. “The light grey walls contrast with the wood-look laminate flooring that runs through the suite,” Davies says. “It’s a warm grey with browns in the background. In the kitchen, the darker cabinets have the same effect.”
Sheer draperies woven with a metallic grey thread provide privacy and catch the light to enhance the spacious feeling of the living room and bedroom. “In the bedroom, we placed a queen-size bed with a recessed bottom that also gives a sense of space,” Davies explains. “In addition, the rounded lacquered bedside tables come in single-drawer modules that can be stacked. It’s a clever way to introduce hidden storage areas.” In the ensuite, the tub/shower area is surrounded by oversized white horizontal tiles with a wavy pattern. “This minimizes grout lines, and the look is bright and open.” ME2 Condos will rise to 29 storeys, with occupancy slated for late 2020. Appointed by Tanner Hill Associates, its amenities include an interactive sports lounge, bar and plasma screens, a fitness yoga area,
demonstration kitchen, private dining area, large party room, theatre and guest accommodations. The condominium is part of Lash Group’s master-planned urban community that will eventually feature condominiums, townhomes, shops, parks, a tree-lined courtyard with a water feature, plus a landscaped podium rooftop with an outdoor pool. ME2 is located steps to Scarborough Town Centre and Scarborough’s regional transit hub offering TTC bus service, the LRT and GO buses. Access to Hwy. 401 and the Don Valley Parkway is close by, and it is also mere minutes to schools, dining, entertainment, parks, bicycle trails and golf courses. Framed by a striking contemporary exterior by Turner Fleischer Architects, the choices at ME include onebedroom, one-bedroom-plus-den, two-bedroom and two-bedroomplus-den suites in sizes from 402 to 907 sq. ft., with prices starting from just $189,990. The ME Living Condos presentation centre is located at 1151 Markham Rd. Hours are Monday to Thursday noon to 6 p.m.; Saturday and Sunday noon to 5 p.m.; Friday closed. THE NEXT SEVERAL weeks are crucial
in Canada’s housing market. No, it has nothing to do with the fall sales period, or any lull expected from the oncoming holiday season. It’s all about policy – seeing the real impact, over a longer period, of the latest round of changes to mortgage regulations – and what is to come from the federal government’s recent efforts to begin building a National Housing Strategy. Ottawa’s Let’s Talk Housing initiative (#LetsTalkHousing in social media vernacular) wrapped up consultations in late October, and is now working toward tabling the results on Nov. 22. For anyone expecting a full-on housing policy on that date – best not hold your breath. After consulting provincial bodies, industry experts and others, including everyday Canadians, Ottawa now faces a daunting task. As necessary and noble as the effort is, the near impossible challenge now is to come up with a national strategy that addresses the multiple and varied issues, and executes a vision that is equitable across differing economies, markets and conditions. From affordable housing to rental markets to home ownership, the issues are complex and far-reaching. Good luck. At least this time, the government had the good sense – as it should with a matter so comprehensive and serious – to consult with multiple sources for input and ideas on the future of housing in Canada. Topics
range from finance and data to social inclusion and sustainability. For an example of the opposite, take the latest round of mortgage rule changes. Taking effect Oct. 17, the regulations were intended to reduce housing activity, slow home price growth and mortgage indebtedness. They are also, however, making it more difficult for first-time buyers, at a time, in many markets, where it’s already difficult enough to get into home ownership. In Toronto, affordability is a serious issue, and these changes make it harder to buy a home. In Edmonton and Calgary, pile these new rules on top of an already sagging economy and housing market. Indeed, this latest round of rule changes reduce one risk but create another, says Canadian housing market economist Will Dunning. Subsequent effects could include a severe reduction in housing market activity and negative effects in the broader economy. “The government is aiming to reduce the risk of a housing market implosion,” he says. “The new policy is based on a future event that is possible, but has a low probability of occurring – that in five years,
mortgage interest rates could be more than two points higher than they are today. In so doing, it is creating a risk that is also possible, and seems to have a higher probability of occurring – that its policy could have severe negative effects for the housing market and the broader economy. It would be useful to have more public discussion on the trade-off of risks.” All of this foreshadows the challenge of developing a National Housing Strategy, when, in fact, a “national housing market” doesn’t exist. How to devise a policy that is fair and equitable across a country as vast as Canada, with regional economies and wildly varying real estate markets? Let’s Talk Housing is more than just a hashtag. It’s only the beginning of meaningful, ongoing discussion. Wayne Karl is an award-winning writer and editor with experience in real estate and business. Car-free condos: Practical? Yes. Profitable? Maybe. By Lydia McNutt
HOME OWNERSHIP IN TORONTO ISN’T CHEAP, and prices are only rising. In its latest Housing Market Assessment, Canada Mortgage and Housing Corp. (CMHC) raised a red flag, warning of Canada’s overvalued and overheating housing markets. Nine of Canada’s 15 biggest markets were identified as overvalued, with Toronto, Hamilton, Vancouver and Quebec City in the danger zone. Price has indeed been a trending topic this fall, in the wake of the Toronto Real Estate Board’s recent report revealing that the average detached home in the GTA (Toronto and 905 areas) has topped $1 million, and particularly with the recent changes to mortgage rules. Condos have become the urban dweller’s home of choice for their affordability and convenience – two factors that have actually changed the way some new condominiums are being designed and built. So, if you haven’t seen a car-free condo yet, you will soon.
“The battle lines have already been drawn between City requirements and the developers. Underground parking is hugely expensive to build and there simply is not the demand from the buyers to absorb the supply.” …continued on page 56

Given the high price of downtown real estate, many urban dwellers are opting to invest their money in a home – historically, an appreciating asset – as opposed to a car, which loses value the second you drive it off the dealership lot. Apart from the cost of the car itself, not to mention the maintenance, gas and insurance, there’s also the price of a parking spot to consider – approximately $50,000 to $60,000 in downtown Toronto, according to Barbara Lawlor, president and CEO of Baker Real Estate Inc., who oversees the marketing and sale of condominium developments in the GTA and overseas. “Adding the cost of a parking space can mean the difference between qualifying to buy or not,” Lawlor says. The questionable value of car ownership among urban homebuyers has cued considerations around parking requirements by some developers. But just how realistic is a car-free condo, really? “It’s already happening in downtown Toronto on University Avenue, just steps to the University subway line,” Lawlor points out. “The building was sold, built and already occupied without a parking space in sight!” While the City of Toronto does have a minimum parking requirement for new condos, Lawlor refers to the “Manhattanization” of Toronto. She explains, “The battle lines have already been drawn between City requirements and the developers. Underground parking is hugely expensive to build and there simply is not the demand from the buyers to absorb the supply.” Car-free condos aren’t exclusive to downtown Toronto, either. Outside of the city core, Lawlor expects smaller units with proximity to transit to be a growing trend. Just how far outside the city core? Parking-free condos haven’t made their way to the 905 yet, where a spot is still typically included in the purchase price of the unit. Though Lawlor notes that she is starting to see parking spaces being
MORE TRENDING ONLINE ypnexthome.ca/news
sold separately, at a cost of $25,000 to $40,000, depending on the location. The car-free condo is a concept that would have crashed not too long ago. “Suites were much larger when I started in the industry in the late ’80s,” Lawlor recalls. “A one-bedroom suite was approximately 800 sq. ft., and we never dreamed of selling without parking then. The compact sizes of today’s condominiums have certainly changed all of that.” Despite today’s trend toward a more walkable lifestyle, Lawlor advises condo buyers who are considering the car-free route to think “resale” before putting the brakes on that parking purchase. Condos that are more than 750 sq. ft. will be a quicker sell when they come with a parking space, because buyers of these larger, more expensive units will likely be older, more established, or families who are more likely to own a vehicle than their swinging-single counterparts. For the established buyer, no parking could be a deal breaker. But as an owner and potential seller one day, investing in a parking spot now could pay off in the end.

THE MAGIC
CARPET GUIDE By Yanic Simard | Photography by Brandon Barre
AREA RUGS HAVE been adding bold colour and exotic pattern to
floors of all forms since at least the 5th Century BC, and the hightech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their look-a-likes) have been the staple in condo design, but now I see rugs in all forms coming back in style to achieve the warmth, cosiness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! To achieve a timeless look in your condo, just follow this Magic Carpet Guide.
Man versus machine » Hand-knotting is the traditional method of creating Persian or
Oriental rugs. These rugs are hand crafted with complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the knot-count, the denser the weave, and the finer the rug. » Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine-knotted rugs better simulate hand-made versions and tend to last longer than tufting.

I see rugs in all forms coming back in style to achieve the warmth, cosiness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two!
Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the type of materials used.
Material matters » WOOL typically gives the richest look, but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. » SILK is often blended with wool in fine rugs (especially true antiques) to give a luxurious feel and look, but must be treated delicately. » SISAL gives an inviting natural look
like wool, but is rougher to the touch. It’s often used for stairs, welcome mats and other high-traffic areas. I’m especially a fan of it for a dining room. » NYLON is a very practical and cost-effective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for hightraffic areas). » POLYESTER is a synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). It resists water-based stains but is prone to oil-based stains. » OLEFIN is another synthetic option which is highly resistant to chemical
stains (although not oil). It is often used outdoors (especially around pools) as it resists sun and moisture. » LEATHER and hide rugs can come as single sheets or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug. TIP Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the quality of the texture. NOVEMBER 5 - 19, 2016 | NEW CONDO GUIDE 59

Your brand new pad » Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear. » A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!
Selecting your area rug The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: » As a general rule, budget the same for your rug and your sofa. Both will take a lot of wear and be a feature you enjoy every day, so the investment should be about the same. » Area rugs are a great way to bring a splash of colour, pattern and texture, which can be moved or replaced seasonally as a way to keep your decor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. » If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. » Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. » A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). » Rugs tend to come in standard

sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common sizes include 4’x6’, 5’x7’,6’x9’, 8’x10’, 9’x12’, 12’x14’.
Carpet tiles » If you want to avoid investing a lot of money in a temporary accommodation, or you’re simply worried about a sudden spill or animal attack taking the value out of
your investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size, which you can then replace any time you like. I have the Hide and Batik tiles in my own design studio (in grey). » Buy a few extra carpet tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or a new home) you can size it up easily.

We shoot, we score! New arenas boost real estate values By Wayne Karl
GREAT NEWS, SPORTS FANS. The common belief that
new arenas and sports stadiums are slam-dunk wins for their billionaire owners and millionaire players, but big fat goose eggs for the local economy… Well, that could be dead wrong. A new report not only suggests the opposite, but says such projects actually boost surrounding real estate values. The one key proviso is that tax increases to help foot the bill can’t be part of the plan. The Impact of Stadium Construction on Real Estate Values, from the Real Estate Investment Network (REIN), explores the effects – positive and negative – new arenas, such as the newly opened Rogers Place in the Ice District in Edmonton, have on real estate values.
Highlights of the report include: » An arena’s positive impact on housing values can be felt most within a five-kilometre radius and has the largest effect when appealing architecture, community plazas, park landscapes, retail, commercial and entertainment spaces, and the stadium’s construction itself are incorporated into its design. » A negative effect on property values is felt when the costs of a proposed stadium necessitates the increase of property taxes. » Homes in neighbourhoods close to new stadiums, on average, have premiums ranging between three and 15 per cent, depending on the different types of housing, parking options and the distance from the facility. » Housing values increase on average 1.75 per cent for each 10-per-cent decrease in distance from a stadium, with the positive price increase being highest for homes closest to the stadiums and decreasing gradually outwards within the five-kilometre radius. When a stadium is located outside the downtown core, and is not connected to any other economic development activities or urban redevelopment program, residential properties around the facility will still see a positive increase in value. However, this increase will not be as dramatic as those that are built in, or with nearby accessibility, to the Central Business District. While proximity to the stadium usually results in the largest price increases, the regular presence of fans may lead to a constant source of noise, incivilities, traffic congestion and a scarcity of parking. …continued on page 64

These are all factors with the potential to create a price depreciating effect. The conclusions are somewhat surprising, given previous perceptions that such projects yield little real economic boost, and that a city’s health depends mostly on its economic fundamentals and infrastructure. “The presence and subsequent impact on the value of infrastructure is quite unrelated to the economic fundamentals, which reign as having the most impact on real estate values in the short, medium and long term,” says Melanie Reuter, REIN’s director of research. The findings regarding arenas can be likened to the impact of transportation improvements such as LRT stations, she adds. “Think of the infrastructure findings (transportation and arenas) as a micro effect, compared to broader and deeper fundamentals. So, once you choose a place to invest based on strong fundamentals, give yourself an additional lift by investing around an arena or an LRT station.” In Canada, while hockey may be the number one sport, a project’s positive impact on real estate values is unrelated to the type of sport – or even whether a team is a winner. “Surprisingly, type of sport and whether a team is winning or losing has little impact on the results,” Reuter says. More important factors are proximity to downtown (positive), ample parking (poorly planned or non-existent parking can have a negative impact on values) and integration with the surrounding community. Incorporating mixed and constant uses – think bars, offices, shops, outdoor spaces – was also key, as was access to good transit. “Equally important is nearness to the arena,” says Reuter. “Properties within walking distance (one kilometre) saw the biggest price jumps, and the impact diminished the farther out one went, until there was no impact past four kilometres.” Edmonton’s Rogers Place, the newly opened home of the NHL’s Oilers, is a good example of a pro-sports facility with spin-off benefits to the local economy. It is being constructed in the heart of downtown Edmonton, has well laid-out urban design plans, and excellent links to public transportation, REIN says. By creating an entertainment district around the arena, hundreds of local amenities will be available for neighbouring residents.
The list of planned projects for the Ice District is “staggering,” REIN says, with $2.5 billion in downtown development directly connected to Rogers Place. 2016 projects include: » The NHL arena, with a capacity of 18,641 for hockey and 20,734 for concerts » A community arena, home to the MacEwan University hockey teams, practice facility for the Oilers and junior Oil Kings, and available for community rental » Edmonton Civic Tower – a 27-storey tower that will house more than 65 per cent of the City of Edmonton’s downtown employees » Grand Villa Edmonton Casino – 60,000 sq. ft. of world-class gaming, dining and live entertainment » New headquarters for the Oilers Entertainment Group » MacEwan LRT Station, one of three LRT stations within a five-minute walk of the district Other components are slated to open from 2017 to 2020, including more than 1,000 residential units, some of which will be premium condos located atop a four-star hotel. “Edmonton appears to have nailed it on all fronts,” Reuter says. A similar downtown project is under discussion for Calgary. “As long as Calgary follows Edmonton’s lead, it should be a successful project for property owners around the project.”

Reclaimed wood A trend we hope never fades By Jackie Marchildon RECLAIMED WOOD isn’t a new trend in interior design, but it’s certainly an interesting one that continues to gain momentum. We caught up with five wood-working companies to see what they have in store.
Zenporium Zenporium speaks to a louder issue by using only guilt-free wood, or “reclaimed, salvaged or sustainable wood,” as co-owner Serene Gebara explains it. On top of being good to the environment, this company also happens to create some stunning furniture including a desk made with pieces of wood from an old boat. Wood Anchor Wood Anchor’s vignette (right, top) showcases its windrow table and stunning imbue light above it. Based out of Winnipeg, Wood Anchor creates sculpture furniture such as using salvaged trees and in this case, aluminum for the frame of the chandelier-like fixture. Artemano Not all this company’s pieces are made using repurposed wood, as many are sourced from recycled wood from old fishing boats, railroads or home construction projects. Artemano’s furniture successfully showcases the versatility and warmth of wood in interior design. Storyboard Furniture With a “from tree to table” mentality, Storyboard Furniture designs its pieces from ill-fated or fallen trees. They are especially beautiful because they most often originate from a nostalgic piece of wood in clients’ lives — the idea is that a tree from your grandparents’ backyard can become the beautiful centrepiece in your family room.

Metalwood Studio Working with salvaged wood, Metalwood Studio regularly relies on Century Mill Lumber to source its materials. Their wood is locally sourced and often from fallen trees or trees cleared by selective logging. Pieces come in all shapes and sizes, and because no tree is the same, they are all one-of-a kind.

New retail centre coming to south Etobicoke Phase 1 of Vandyk’s master-planned development breaks ground SIX GOLD CEREMONIAL shovels dug
into the soil at 150 Berry Rd. recently, marking the start of construction of The Shoppes at Stonegate, a new 32,000-sq.-ft., two-storey retail building being developed and constructed by Vandyk group of companies. Located at the corner of Berry Road and Stephen Drive in the Sunnylea-Stonegate community of south Etobicoke, The Shoppes at Stonegate will be the retail anchor of Vandyk’s masterplanned redevelopment, Backyard Neighbourhood Condos, which launched earlier this year. In attendance were Vandyk staff members, tenants and trade partners as well as purchasers of The Humberside, the first residential building in the Backyard Condos community, which is now over 80 per cent sold. The community has been anticipating the start of construction at this historic site, which in its heyday was a neighbourhood plaza and community hub. Vandyk purchased the property in 2013 and after much consultation with the City and community, created a vision to reintegrate a new and improved anchor to the community that would include local shopping, medical services and housing. The first group of key stakeholders to hold the gold shovels were John C. Vandyk, president and CEO of Vandyk; Justin Di Ciano, Ward 5 City Councillor; Peter Milczyn, MPP Etobicoke-Lakeshore; Domenic Zita, executive vice-president at Vandyk; Richard Ma, chief financial officer at Vandyk; and Sherman Chan, vice-president of Acquisitions and Development at Vandyk.

Mr. Vandyk shared some words about the significance of this milestone celebration. “This is a momentous occasion, not only for Vandyk group of companies but for the long-standing Sunnylea-Stonegate neighbourhood. It’s the start of something really special for this community.” The Shoppes at Stonegate offers ground-level retail units starting from 1,200 sq. ft. Already leased on the ground floor is IDA Pharmacy & Clinic as well as the Berry Road Food Co-op, an initiative highly endorsed by Councillor Di Ciano and MPP Milczyn. The Berry Road Food Co-op, led by a volunteer Board of Directors, is a not-for-profit food grocer that will focus on providing local and affordable food options to the surrounding community. Also at The Shoppes at Stonegate is the Stonegate Community Health Centre (SCHC), which has leased the entire second floor of the building. “The Stonegate Community Health Centre has been in the community for 26 years providing a full range of health care to the community,” says Beverly Leaver, executive director of SCHC. “We’re really excited about moving into our new home at The Shoppes at Stonegate because it will give us a chance to have a health centre that is the size that we need it to be. We will be able to offer medical care to far more people.” Vandyk has received great interest and The Shoppes at Stonegate is over 90 per cent leased. Tenant occupancy is expected for summer 2017. Red tape Regulatory procedures costing builders – and buyers – tens of thousands of dollars, creating future challenges
THE COST OF COMPLYING with residential development regulations in Toronto is more than twice as expensive than in Hamilton, according to a survey of home builders released by the Fraser Institute, an independent, nonpartisan Canadian public policy think-tank. New Homes and Red Tape in Ontario: Residential Land-Use Regulation in the Greater Golden Horseshoe finds that typical compliance costs were $46,569 per unit of new housing in Toronto, compared to $20,961 in Hamilton. In Oakville, one of the most regulated municipalities in the region, the cost is more than $60,000. “Costly and confusing regulations,
long approval times, rezoning delays and overall uncertainty for developers both increases the costs and impedes new homes from being built throughout the Golden Horseshoe,” says Kenneth Green, a senior research director at the Fraser Institute and co-author of the study. The red tape ranking, which includes survey data from 2014 and 2016, compares municipalities in the Greater Golden Horseshoe on the length and uncertainty of construction approval times, regulatory costs and fees, rezoning prevalence and level of opposition to development. Toronto ranked 20 out of 23 municipalities, ahead of only Oakville, Ajax and King Township.
Toronto earned low marks in the survey for having the highest opposition to new housing development from city council and community groups and for requiring nearly 70 per cent of all new residential development property to be rezoned. In Toronto’s case, the rezoning process takes more than seven months (on average) to complete – nearly double the region’s average of four months. “If city councils in the Golden Horseshoe really want to increase the supply of housing and lower prices, they should consider more sound regulatory regimes that encourage, not stifle, residential development,” Green says.

Estimates of typical project approval time-lines in GGH cities range from 14.4 months in Burlington and 15.1 months in Barrie, to 22.3 months in Clarington and 24.3 months in Georgina. Toronto’s estimated time-line is shorter than the regional average, at 17.7 months. Time-line uncertainty’s deterrent to home building is strongest in Barrie. Reported compliance costs and fees add up to a low of $21,000 per home built in Hamilton and a high of $60,500 per home in Oakville. Reported compliance costs in Toronto average $46,570 per unit. The survey reports that zoning classifications need to be changed to accommodate more than 50 per cent of new residential development in 28 out of 32 cities. Estimates of rezoning’s effect on approval time-lines range from less than one
additional month in King Township to 11.25 months in Hamilton. Council and community opposition to residential development is perceived as strongest in cities where dwelling values are highest, raising questions about the causes and consequences of local resistance to new housing. The strongest opposition is reported in King Township, Toronto and Oakville. This opposition is typically not perceived as a significant deterrent to building in Brampton, Oshawa and Burlington. While market forces tend to dominate development decisions, industry professionals also expressed a range of specific policy concerns. For example, survey respondents
indicate that increasing stringency in municipal and provincial regulation limits consumer choice, and forces smaller builders out of the marketplace. The need for numerous reviews and permissions from various parties, rather than a single streamlined process, is another commonly expressed concern, and one that has grown in recent years. In addition, local real estate professionals suggest that housing affordability may be adversely affected by provincial land-use policies in years to come. The 7,200 sq. km. of rural land virtually withdrawn from development by Ontario’s Greenbelt, can pose unique challenges to future growth in the Greater Golden Horseshoe. BoC cuts economic expectations, holds key interest rate
THE BANK OF CANADA has downgraded its predictions for economic growth in its latest interest rate announcement, and has held its target for the overnight rate at 1/2 per cent. The Bank rate is correspondingly 3/4 per cent and the deposit rate is 1/4 per cent. The global economy is expected to regain momentum in the second half of this year and through 2017 and 2018. Meanwhile in Canada, the profile for growth is lower than projected in July, due in large part to slower housing resale activity and a lower trajectory for exports. The federal government’s new measures to promote stability in Canada’s housing market are likely to restrain residential investment while dampening household vulnerabilities. Recent export data are improving but are not strong enough to make up for ground lost during the first half of 2016, despite the effects of the Canadian dollar’s past depreciation. Growth in exports over 2017 and 2018 are projected to be slower than previously forecast, due to lower estimates of global demand, a composition of US growth that appears less favourable to Canadian exports, and ongoing competitiveness challenges for Canadian firms. After incorporating these weaker elements, Canada’s economy is still expected to grow at a rate above potential starting in the second half of
MORE TRENDING ONLINE ypnexthome.ca/news
2016, supported by accommodative monetary and financial conditions and federal fiscal measures. As the economy continues to adjust to the oil price shock, investment in the energy sector appears to be bottoming out. Non-resource activity is growing solidly, particularly in the services sector. Household spending continues to rise, along with employment and incomes outside of energy-intensive regions. The Bank expects Canada’s real GDP to grow by 1.1 per cent in 2016 and about two per cent in both 2017 and 2018. This projection implies that the economy returns to full capacity around mid2018, materially later than the Bank had anticipated in July. Measures of core inflation remain close to two per cent as the effects of past exchange rate depreciation and excess capacity continue to offset each other. Total CPI inflation is tracking slightly below expectations because of temporary weakness in prices for gasoline,
food and telecommunications. The Bank expects total CPI inflation to be close to two per cent from early 2017 onward, when these temporary factors will have dissipated, but downward pressure on inflation will continue while economic slack persists. Given the downward revision to the growth profile and the later closing of the output gap, the Bank considers the risks around its updated inflation outlook to be roughly balanced, albeit in a context of heightened uncertainty. Meanwhile, the new housing measures should mitigate risks to the financial system over time. At present, the Bank’s Governing Council judges that the overall balance of risks is still in the zone for which the current stance of monetary policy is appropriate, and the target for the overnight rate remains at 1/2 per cent. The next scheduled date for announcing the overnight rate target is Dec. 7, 2016.

Advice | MAKE YOUR MOVE
How to prepare for the unexpected when moving By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
MOVING YOUR worldly possessions involves a lot of organization, and if there’s one thing professional movers understand, it’s to expect the unexpected. In fact, that’s a major reason why many people choose to hand over the task of moving to companies that do this every day. Some do-it-yourself moves go well; others end up unnecessarily stressful because those completing the work don’t anticipate potential glitches. Checklists are great, but every single move is different – and nothing beats experience for transferring household and other goods quickly, safely and efficiently. For example, if you move in the winter and it’s a snowy, slushy day, how do you protect the floors from water/salt damage at both ends? What about getting large items around hard-to-maneuver corners without marking walls? What if someone gets hurt? Do you know how to pack delicate items such as lamp shades and glassware to eliminate shifting and potential breakage during a long haul? What if the truck breaks down or gets into an accident halfway to your new home? Professional movers have resources to draw upon to anticipate and/or handle any number of unexpected happenings. Training is a great preventative measure – when you shop for a mover, find out if and how the drivers and moving people are trained. Ask whether they have a “Plan B” in case of vehicle problems, and what you
can do to be as prepared as possible when the packing/moving begins. As tempting as a DIY move may be, think through the consequences. Are you prepared to deal with the possibility of friends or family members not showing up on moving day due to illness or hurting themselves trying to move heavy items? Do you have a back-up plan for extra items in case you misjudge the size of moving vehicle you need? What about plants? Hazardous liquids? Of course, there are specialty items that require an unusual level of care – pianos, pool tables, grandfather clocks, artwork, antiques and the like. The money you think you’ll save by not hiring a professional mover may end up being spent on repairs if these large and valuable pieces are not handled correctly. Worse yet, irreplaceable items may be lost forever. And have you thought through unpacking at the other end? On your first night there, you will need bedding, toiletries, towels and some kitchen items. Do you have a plan
that includes being able to find those things easily and quickly? All of these considerations and more are covered in the training that Two Men and a Truck franchisees take part in at what we call Stick Men University in honour of the company logo. Among the many things they learn is how to maneuver, wrap, pack and load items from big-screen televisions to china cabinets filled with breakables. If you do decide to move yourself, on the Two Men and a Truck website we provide moving tips, a moving checklist and even special things to consider for extremely large items. Give some thought to what might happen along the way and make contingency plans. And be realistic – hiring a professional mover can offer tremendous peace of mind and is money well spent.

Advice | QUICK TIPS
If you don’t use it, lose it By Hellen Buttigieg
MORE ADVICE ONLINE ypnexthome.ca/news/advice
DON’T HOLD ONTO ITEMS just because you have them. If something is of no use to you, it’s time to let it go. » Books collecting dust? Although I keep a collection of books that I often re-read or refer back to, I make it a habit to use the one-in/one-out rule. I love books and my house would be overrun with them if I didn’t begin this habit a long time ago. Any time I’m tempted to buy a new book, I remind myself that if I do, I will have to let one go. This encourages me to borrow books from the library when possible. I often get questions about what to do with books that are no longer used and are taking up space. Donate books in good condition to your local library, hospitals or schools. » Toy toss Put aside time with the kids to go through their old toys and decide what they want to donate. Remind them they need to make room if they want new toys. Drive to the charity together and drop off the toys. Remind the kids how kind and giving their gesture was and that other less fortunate children will truly appreciate their donation. It’s never too early to start teaching children this valuable practice. » Clean out the garage If your garage is cluttered, it’s a good time to tackle it. Empty out the entire garage, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). Place like
items together in categories: car care, tools, sporting, gardening, etc. Create a pile of things you no longer need or want. Heavy duty shelving units and clear bins work great for storing these items within their categories. Brackets and hooks work for large items. Don’t forget to take the discarded items to the dump if they cannot be sold or donated. » Have you been putting off your garage sale? Have you been storing items for years with the intention of having a garage sale, but never get around to it? Pull out your calendar today and book a definite date to have it. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the garage sale entirely and donate these items instead. » Has your clutter expired? If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a ‘best before’ date on it six months away. Put this date on your calendar as a reminder. If you don’t open that box again before the expiry date, donate it to charity without opening it again. This provides you with a cooling-off period, making it easier to detach.
» Out with the old, in with the new Is your outdated home office equipment slowing you down? Maybe it’s time to upgrade or replace it. Or, have you replaced your equipment but kept the old laptop or printer, just in case? Take back your space and give your office a fresh start by letting go of the old. Do this and I predict your productivity will increase in the years ahead! » Having trouble deciding? Clutter is the result of postponed decisions. When you are de-cluttering, make the keep/toss/donate decisions easier by asking yourself whether the item serves a purpose, adds beauty or meaning to your life. Getting organized is not about getting rid of all your stuff, it’s about honouring what truly serves you and letting go of what’s just taking up space. If you don’t love it or use it, it’s time to lose it.

Advice | DESIGNER TIPS
Shopping for your small space
1. Quality over quantity MORE ADVICE ONLINE ypnexthome.ca/news/advice
LIVING IN A SMALL SPACE comes with practical challenges – a lack of storage being the main complaint from my clients. This lack of storage often means that everything is on display – so make it count! When I am shopping for my small-space
In a small space, you don’t have the luxury to amass a great deal of stuff. Thus, I am pretty rigorous regarding what comes in and what exits a home. When selecting pieces I always ask: Will this improve my client’s quality of life? Will it enhance
organization in the home? Will it add to the enjoyment of the space? And once pieces come in, I try my best to ensure other unused things go out.
2. Be organized Professional organizers have taught me that a small space can be maximized with the right organizational tools. In a recent client’s project, we outfitted kitchen shelves with clear, stackable storage
In small spaces, I prefer to use large-scale art pieces as opposed to collections of multiple frames.

bins, which increased the usable space by 40 per cent. To do this, group like items together and then assess the size of bin that you’ll need. Retailers like Solutions and Neat offer diverse products to help increase shelf storage space.
3. Function, meet fashion If you need to purchase a product for purely a utilitarian usage, make sure it looks good. I’ve recently been introduced to the Dyson Air Multiplier. Not only a powerful fan, its slim and sleek design doesn’t take up visual space – a huge plus when square footage is at a premium. I’m also a big fan of Scandinavian and Japanese designed dishware. Mjölk is a great resource for kitchen accessories that look beautiful while serving their function.
PHOTOGRAPHY BY TANJA TIZINA-BURDI; PORTRAIT BY ARNAL PHOTOGRAPHY
4. Measure your visual weight
Dyson Air Multiplier is practical and beautiful, and takes up little floor space
Overlooking the visual weight of a piece is a large reason I get called in for design consultations. In a small space, a large sofa and a large chair will look cluttered and feel cumbersome. The same principle applies to using several dark, bulky, wooden pieces in close proximity. To lighten a space, pair a large sofa with two smaller chairs, and swap out the wooden coffee table for a glass surface. Glass or acrylic pieces can balance out some of the larger pieces in a room. For these more delicate pieces, I love retailers like CB2 and Urban Barn.
5. Go large with art in a small space In small spaces, I prefer to use large-scale art pieces as opposed to collections of multiple frames. I love the impact that is created by one piece, as it can ground the colour scheme of a room and provide a stunning focal point.

Advice | MONEY MATTERS
Why are you in debt? By Gail Vaz-Oxlade
PEOPLE WHO ARE IN DEBT often say
they no longer want to be in debt. And often they take the steps to get themselves out. But, it seems to me, just as often people who claim they want to get out of debt do little to change their behaviour and their outcome. They keep on doing the things that got them into debt in the first place. Here are four questions
you may want to ask about why you’re in the hole. 1. Do you buy stuff you don’t need? The biggest cue that you’ve got the impulse monkey on your back are the things you have bought but no used: the clothes with the tags still on, the shoes you have yet to wear, the new dishes you’ve used just once or twice
in the six months that you’ve owned them. Impulse shoppers are the first to admit they have a problem and the last to do anything about it. If you’re an impulse shopper, you need to remove the fuel for the impulse. That means cutting up your credit cards – or disabling them in some other

fashion – and limiting the amount of cash you carry. It also means leaving your debit card at home unless you’re headed out to take care of a need: gas, groceries, etc. When you do go shopping, you have to use a list and never go off-list. Window shopping is torture for the impulse shopper so don’t browse stores or participate in this female bonding ritual since you’re just teasing yourself by drooling over a bunch of stuff you don’t need. 2. Do you use credit to buy things you can’t afford to buy with cash? Hey, when you spend money you don’t have by using your credit card, line of credit or overdraft, you’re doing the wrong thing, plain and simple. If you can’t afford to pay for something in cash today, you should not be buying that thing, I don’t care how important you think it is, how great a deal you’re getting, or how desperate you feel. Using credit is no way to get out of debt. Put away all forms of credit and commit to building yourself a budget that balances. If you want something, you’ll have to give something else up to accumulate the cash you need to buy it. If you can’t come up with the cash, you must not want it badly enough. 3. Do you buy things for a one-time use that you could borrow from a friend or rent? Practically everyone is guilty of this. You need something such as a sewing machine or power washer twice a year so you go and buy one and then watch it – and the money you spent, likely on credit – sit and grow cobwebs (and interest charges?) What’s with us all? We have to own everything we ever use? In the old
