Neighbourhood facts, before you buy If the number one rule in real estate is “location, location, location,” then making sure your next place is in the right “neighbourhood, neighbourhood, neighbourhood” is where we come in. At YPNextHome.ca we have taken “neighbourhood” to the next level. Finding a home is about more than just location; it’s about the micro details of the neighbourhood. To that end, we’ve collected data from across the country, right down to the details of who lives there.
We invite you to explore more than 2,700 neighbourhoods we have on our website to find out not only lives there, but what their favourite activities and hobbies are, and even how they commute to work. Essentially, your neighbourhood is an extension of your home. Get the facts before you decide. This issue profiles Mississauga City Centre, which we’ve explored and defined ourselves. It’s a small sample of what’s available online. Check it out and let us know what you think!

The GTA real estate market has its ups and downs: currently, housing supply is down while demand and prices are up. This puts many young homebuyers in one of two places: up (think vertical), or out (that’s right: suburbia). But according to realtors’ latest sales and price stats, the “out” is getting farther out of reach. The Toronto Real Estate Board’s September figures revealed that the average detached home in the GTA is now $1.01 million. While Torontonians are no strangers to seven-digit price tags, this puts 905 home hunters in a
whole new, more expensive ballpark. Enter the condo. More than just a “box in the sky,” condos can deliver the best of both worlds – desirable locations, urban conveniences and affordability. And here you thought you couldn’t have it all. If you’re in the market for a new home this fall, explore all avenues – downtown and out-of-town – to see what your budget can buy. Wherever you find yourself, don’t forget to look up. You’re sure to find a home you’ll love.

Advice | BILD REPORT
The GTA grows up, not out – and our neighbourhoods are changing By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
MANY COMMUNITIES across
the GTA are changing. They are developing by growing up and not out as mandated by provincial policy. However, many of the people in those existing communities don’t want change because they like their neighbourhoods the way they are. As a result, there is more opposition than ever to development projects. Not-in-my-backyard sentiments, or NIMBYism, is not new. But today it’s stronger because Toronto and the rest of the GTA are intensifying. The growing chants of NIMBY affect more than just developers. They are problematic for all of us, especially new-home buyers, as they add to the GTA’s housing supply shortage, creating delays and additional costs which are ultimately passed on to the people buying new homes. Developers don’t just build what they want and where they want it. There are numerous government policies and plans at all levels that dictate where and how development happens. When the Ontario government introduced the Greenbelt and Growth Plan 10 years ago, it changed how development happens in the GTA. The plan mandated that 40 per cent of all new homes be built within existing communities to house our rising population, which grows by
about 100,000 people each year. In accordance with this policy, our industry now builds as many highrise condos as single-family homes. However, there is little public understanding and even less support for intensification. When these policies were first introduced, our industry encouraged the government to educate residents about how and why their neighbourhoods will change, but to no effect. “Not in My Backyard” can be heard on everything from condos near subway stations to townhomes projects in Scarborough to semis in Burlington. Developers are now increasing their efforts in working with community stakeholders by engaging residents earlier and working together to create projects that benefit everyone. By communicating with residents in the early stages of the development process, community stakeholders can properly respond to the proposed changes. It’s important to help them understand the goals and benefits of intensification and specific projects. New development and neighbourhood renewal can help our communities thrive, which is something we all want. Bringing
more homes and housing choices can bring new life to established neighbourhoods. With more people come more amenities like shops and restaurants. All this leads to higher property values and means local governments collect more property taxes, which they can invest in things like parks and transit. The GTA continues to grow, attracting people and businesses. We need to build new housing to accommodate this growth, and work together to create thriving complete communities. It’s time to turn NIMBY to YIMBY and say “yes-in-my-backyard.” BILD recently create a couple of animated videos on NIMBYism to raise public awareness of this important issue. They help show why are our neighbourhoods are changing and how development can benefit everyone. Check them out at youtube.com/bildgta. rented through the MLS system during the third quarter in the GTA fell nine per cent year-over-year to 7,651 units, Urbanation has reported in its third quarter 2016 rental report. Activity was held back by a 13-percent drop in listings as the number of units in new projects registered dropped 30 per cent compared to Q3 of 2015. The ratio of leases-tolistings hit a new high of 89 per cent, while available listings at the end of the quarter fell to a five-year low of 930 units. Market conditions tightened up with the average condo rental spending only 12 days on the market, and the number of units renting above asking price more than doubling from this time last year, to $2.71 per sq. ft., or $1,986 per month. “The rental market has become severely under-supplied, which is likely to worsen following the latest
MORE TRENDING ONLINE ypnexthome.ca/news
round of mortgage insurance rule changes” says Shaun Hildebrand, Urbanation’s senior vice-president. “Notably higher qualification standards for first-time buyers and reduced credit availability for investors should put even more pressure on the market, even as more rental units are being built.” Condo rental market Average monthly rents surpassed the $2,000 level in the City of Toronto for the first time, reaching $2,044 in Q3-2016 based on an average unit size of 717 sq. ft. at $2.85 per sq. ft. In Toronto proper, average rents shot up 10 per cent year-over-year to $3.10 per sq. ft., or $2,145. Growth was nearly as strong in the 905 region, where rents increased by seven per
cent from last year to $1,749, or $2.14 per sq. ft. Purpose-built rental survey Urbanation’s survey of purposebuilt rental apartment projects completed across the GTA since 2005 (46 buildings totaling 8,293 units) revealed a vacancy rate of just 0.6 per cent, unchanged from a year earlier. Rents across the sample averaged $2.45 per sq. ft., up five per cent annually. The inventory of purposebuilt projects under construction totaled 25 buildings and 5,678 units in Q3-2016, down 676 units from the previous quarter as four projects began occupancy. The total proposed inventory increased to 20,226 units, double the level from a year ago.

Advice | HOME SWEET HOME
Can’t afford that $1 million price tag? Drive till you qualify. By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
HOME HUNTERS are well acquainted with the seven-digit price tags attached to houses in Toronto, but the latest data from the Toronto Real Estate Board (TREB) shows that the 905 is quickly catching up. According to the Board’s September stats, the average detached home in the GTA (which includes Toronto and surrounding 905 areas) is now $1.01 million. A detached home in the 905, (excluding Toronto, which is believed to skew the price of homes in the GTA) is now $928,414. The proverbial gap between 416 and 905 is getting smaller and smaller. What was once a haven from inflated Toronto prices – and a hot-spot for first-time homebuyers – is now pricier than ever. Dream home? More like pipe dream. Have the suburbs officially become “move-up” territory? There’s an old saying in the real estate industry: Drive till you qualify. Can’t afford a home in downtown Toronto? Maybe look a little further from the core – perhaps Etobicoke, or Mississauga, or Milton, or… Just how far are young homebuyers willing to drive? Not very far, according to a recent TD survey which revealed that Millennials have a YOLO (you only live once) attitude when buying a home.
According to the survey, Millennials are unlikely to: » Move into a smaller house than
they initially desired (68 per cent) » Sacrifice urban amenities (81 per cent) » Compromise on their top choice of neighbourhood (80 per cent) » Give up a car (89 per cent) So, what gives? “Of course we want it all when it comes to finding our dream home,” says Pat Giles, associate vicepresident, Real Estate Secured Lending at TD. “But it’s important to know what trade-offs you’re willing to make based on what you can afford and where you are willing to live. If an urban location is paramount, then saving for a large down payment is important. If you can accept a longer commute time, you may actually be able to afford more ‘you only live once’ moments, like vacations, over time.” If history has taught us anything, it’s that real estate prices are rising – and
fast. What the future holds is anyone’s guess. In the meantime, whether you’re looking to purchase property in the 416, 905 or elsewhere, know that prices are continuing on their upward trajectory, and so is demand. Supply, meanwhile, is getting slim in those established hot spots – which now include Toronto suburbs. Here’s some sound advice for those thinking about buying a home: get in while you still can, buy what you can afford, and be willing to compromise. You can’t always have your cake and eat it too – or you just might bite off more than you can chew. Lydia McNutt is an award-winning writer and the editor of New Condo Guide. FORTY YEARS AGO Mississauga was
little more than farmland. Today, it is among the fastest-growing areas of the GTA. And while for downtown Torontonians, this west-end ‘hood may still be considered a sleepy suburb, Mississauga City Centre is far from it. And like any notable “downtown,” the area boasts eyepopping architecture in the form of the Absolute World towers, whose sultry silhouettes have made their mark on Mississauga’s skyline, and the international architectural stage. The first thing that jumps out at you as you stroll the streets of Mississauga City Centre are its gleaming glass towers which mingle with lush, leafy trees on the jagged skyline. While you may need a car to get here (unless you’re lucky enough to call it “home”), once you’re here you’ll find that downtown Mississauga is highly walkable and livable, with employment, shops, services, dining and entertainment within a short stroll. For trips further afield, Mississauga City Centre is also a public transit hub, and boasts easy
access to Hwy. 403, the 401 to the north and the QEW to the south. The vibe Mississauga City Centre immediately evokes that feeling of “new,” reflected in glistening glass towers (and seemingly ever-present cranes and construction), young trees lining the streets, and the young residents to match – ‘new’ either in age, or in Canadian residency. Meet the neighbours Young single professionals, couples just starting out together, downsizers and empty-nesters, as well as some small families (think one kid and maybe a little dog). Culturally speaking, it’s a potpourri. In the area The neighbourhood boasts some of Mississauga’s better-known landmarks, like Square One Shopping Centre, the Living Arts Centre and Celebration Square. It’s also home to a wide range of cultures which flavour its leisure landscape with a veritable

world-tour of restaurants and festivals to take in. Planes, trains and automobiles The City Centre Transit Terminal is the hub for Mississauga’s MiWay public transit. You can also catch a Zum bus into Brampton, or connect to the TTC Islington subway station. GO Transit from the Square One terminal takes you beyond the city limits. Driving? Hurontario is the living spine of the city, and Hwy. 403 marks the neighbourhood’s northern boundary. Dollars and sense Mississauga is still relatively affordable when you compare its downtown real estate to that of downtown Toronto. And the gap between lowrise homes in the 905 and 416 is even greater. Aside from price, you get more bang for your buck out west, where the homes generally offer more square footage than its Toronto counterparts. OCT 22 - NOV 5, 2016 | NEW CONDO GUIDE 17

Menkes charity event brings grand total to over $1 million 18th Annual Golf Classic raises funds for three Toronto rehabilitation hospitals EIGHTEEN HOLES, 18 YEARS, and more
than $1 million raised. September’s Charity Golf Classic at the Lionhead Golf Club in Brampton was the 18th annual event hosted by Menkes Developments. Always well-attended by family, friends, employees and sponsors, the tournament has continued to be a success. This year, after stepping off of the green, Menkes Developments has even more to celebrate. Thanks to the generosity of its donors, sponsors and volunteers, Menkes was able to raise $165,000 to benefit Holland Bloorview Kids Rehabilitation Hospital, Toronto Rehabilitation Institute (part of the University Health Network) and West Park Healthcare Centre. The funds raised this year increased Menkes’ cumulative fundraising efforts from its Charity Golf Classic to over $1 million since its inception. “Menkes Developments is more than just a city builder. For decades we have found ways to support various organizations within the City of Toronto, from arts and cultural events to important health and wellness initiatives,” says Steven Menkes, president, LowRise Residential Division. “The rehabilitation facilities we have selected as a beneficiary of the funds raised from the Golf Classic are providing life-changing care, and helping those suffering from severe injury or illness to really get their lives back.” For the second year in a row, Holland Bloorview Kids Rehabilitation Hospital – a leader in applied research, teaching, learning, and pioneering treatments and therapies that provide children with

disabilities the tools to live an enriched life – will receive a portion of the funds raised at this year’s event. As Canada’s largest children’s rehabilitation hospital, they continue to create a world of opportunity for children with disabilities. In addition, this year Menkes will also donate funds to two new organizations: The Toronto Rehabilitation Institute (part of the University Health Network) and West Park Healthcare Centre. Both organizations are dedicated to helping their patients overcome the challenges of disabling injury, illness or age-related health conditions. These restorative facilities provide the tools to help patients adapt to new circumstances in order to live increasingly active and independent lives. Reflecting on yet another successful event filled with fun and unwavering support, Steven Menkes is already anticipating the arrival of next year’s Golf Classic event. “Thank you to everyone who helps to make our event such an
overwhelming success year-afteryear. We could not do it without the extensive support network of friends and volunteers,” says Menkes. The pre-delivery inspection The PDI provides an opportunity to record your home’s condition before you move in
By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE PRE-DELIVERY INSPECTION, or PDI, is a small but incredibly important part of the new-home buying process. Included in the adjustments when you are closing your new home or condo (but not a conversion) is the cost of your Ontario New Home Warranty Program enrolment, which covers defects in the completion of your new home. Any item that is damaged, incomplete, missing or not operating properly should be noted on the builder’s PDI form to verify that these conditions existed prior to occupancy. Most Agreements of Purchase and Sale make the deficiency list prepared as part of your final inspection the only basis for repairs, subject to the major items such as foundation cracks. What does this all mean? When it’s time for the PDI, know that if you don’t list it, you may not be able to compel the builder to fix it. It’s critical to list everything! The following list will help you make sure you are covered. Visit Tarion.com for a more definitive checklist.
1. Insist on having enough time to do the inspection and allow yourself enough time with no need to be anywhere else. 2. Write everything down yourself. Don’t let the builder’s representative take charge. 3. If something has not been installed or completed, this should be noted.
4. Don’t rush! Do not let the builders representative push you. Insist on moving at you own speed.
10. Check out the condominium’s common areas – lobbies, garbage rooms, parking areas, gym, lockers, pool, tennis court. Remember, you own part of the common areas and if parts are incomplete, wrong or defective, list it!
a defect happened after possession. Make sure you check carefully. On Tarion’s website, it says: “The PDI provides an opportunity to record your home’s condition before you move in. Any issues should be noted on a PDI Form and ideally your builder will correct them right away. The PDI Form does not represent a request for warranty service, so if you fail to note an item this does not necessarily impact your warranty coverage. However, if the problem concerns a damaged or missing item, it may be difficult to establish that this condition existed before you moved in if it is not noted on the PDI Form.” Some readers ask what happens if the builder rushes them or something happened so they did not get the opportunity to finish their PDI. The answer is to immediately complete your list and send it to the builder and to Tarion. Don’t forget that you have an opportunity to raise these issues in Tarion’s 30-day form, which is submitted to Tarion during the first 30 days of possession. According to Tarion, “It should list any unresolved warranty items from the Pre-Delivery Inspection and any new items that have come up since you obtained possession of the home.”
There is probably more, and I do not warrant that this list is complete, but I hope it helps. Remember, this inspection is extremely important to establish your position as it relates to deficiencies, so that no one can say
Jayson Schwarz LL.M. is a Toronto real estate lawyer and partner in the law firm Schwarz Law LLP. Visit schwarzlaw.ca or email info@schwarzlaw.ca and give us your questions, concerns, critiques and quandaries.
5. Write everything down, no matter how seemingly small or insignificant. 6. Do not accept promises of repair during inspection. If something is not right, mark it down. 7. Try every light, socket, tap, drain, toilet, door, lock, window, appliance – everything that could be defective now or go wrong later. 8. Watch for stains on carpet, scratches on wood floors, cracks in paint or drywall, areas where they forgot a second coat of paint, etc. 9. Look for water stains or spots, and if you see them insist on knowing why they’re there, and where they came from.

Advice | STAT CHAT
Condo sales and prices are booming, and it’s all about supply and demand By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IN MY LATEST Market Manuscript
report I wrote about housing supply in great detail, as no one else seems to be. The media likes to focus on demand from foreign buyers, local investors, move-down Baby Boomers, up-and-coming Millennials, and downtown stroller-pushers. The stories always focus on how demand is driving up prices, but what about supply? In the resale condominium apartment market, the number of active listings was down 40 per cent annually in the GTA at the end of September, and the average condo has increased in value by 9.3 per cent year-over-year, per the Toronto Real Estate Board. In the City of Toronto, listings are down 41 per cent, while prices are up 6.6 per cent. Keep in mind that average unit size continues to shrink, when per-sq.-ft. prices are examined, condo prices are nearly growing at a double-digit rate. According to Canada Mortgage and Housing Corp., almost 28,900 condominium apartments were completed during the first nine months of 2015. During the first nine months of 2016 there were just 12,200, a decrease of 58 per cent year-over-year. In the third quarter of this year, 98.7 per cent of the condominiums that were completed were already sold, and unsold developer inventory has fallen 68 per cent since the May 2015 peak! If you were hoping for a quick closing on a never-lived-in new unit, don’t hold your breath. There isn’t much out there.
Overall unsold inventory held by developers (pre-construction, under construction and occupied) has decreased 22 per cent annually per Altus Data Solutions. The average asking price for a new condominium in the GTA has increased 6.7 per cent annually. Resale supply is down, prices are up. New supply is down, prices are up. It really makes a lot of sense, if several people are competing for the same units, it will drive the prices up, or at the very least, prevent price reductions. Contrary to my forecasts, the number of new condominiums starting construction in 2016 is down 22 per cent from last year, so less relief in the form of newly completed buildings is on the horizon. What does it mean to you? It likely means higher prices. Despite new mortgage rule changes and a push to reduce the number of over-leveraged buyers, the data suggests that these folks are fewer
in number than people think, and a lack of supply will continue to fuel pricing in the resale market. Firsttime buyers will continue to find the GTA condo market expensive, and find themselves renting again in 2017. The growth of potential tenants will continue to fuel investor buyers in the new condo market. It is important to not only follow the current trends in the housing market, but examine the forward looking data as well. The numbers suggest the demand will continue to outstrip supply in the high-rise condominium market in Toronto. Do your research, buy what you can afford, and enjoy your new home. Happy condo hunting! Fortress Real Developments partners with builders across Canada, and Ben assists in evaluating the market and projects that Fortress engages in. Advice | CONDO PRO
Why family-friendly condos just make sense in the GTA By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN I SAY that condominiums across
the GTA offer something for everyone, I mean everyone – including families. More developers are including threebedroom suites in their condo projects to accommodate the demand for family-sized layouts. In fact, the City of Toronto now requires developers to include a certain percentage of these suites, which simply makes sense. Around the globe, apartment-style living is standard practice, and Toronto is taking its place as one of the most cosmopolitan cities in the world. I started in the business in 1987, and at that time, large condominium suites were the choice of emptynesters and seniors moving from lowrise homes for a more maintenance-free lifestyle. Today, condo buyers come in all ages. Whether suite owners are raising young kids or older children, living in a condo brings with it many advantages over the lowrise lifestyle. For one thing, with the prices of lowrise homes having skyrocketed, condominiums are an affordable alternative for families who want to own a home and build equity. Location, location, location constitutes one major advantage; living in the midst of urban amenities and close to public transportation and major highways frees up driving time. Many families from the suburbs are opting for condo living in the city to eliminate long commutes. In addition to having more time to spend with family, this means saving on gas,
vehicle maintenance, wear and tear. Toronto and the GTA are home to incredible amenities for residents of all ages. Among these are excellent schools, beautiful parks, fascinating museums and art galleries, eclectic restaurants, plus sports and entertainment venues. Older children can walk, hop on a bus or the subway for outings on their own, enjoying more freedom than they might in the suburbs. You will even find condos that include retail and services on the ground floor, for the epitome of convenience. Another major draw is the fact that today’s buildings usually contain family-friendly amenities. Imagine being able to barbecue and dine in the rooftop garden, do laps in the pool, invite friends over to watch movies in the theatre room, and entertain a crowd in the party facilities. In some buildings, you will also find kid-friendly amenities and even daycare facilities. Wouldn’t it be wonderful to leave for work and drop off the wee ones right in the building? I believe that as the condominium market evolves, we will see even more family-oriented amenities added. Now, let’s talk security. The condominium lifestyle includes the peace of mind of built-in security measures. Concierge service provides the irreplaceable “eyes on the street”
that help to protect residents of all ages. That uniformed professional is a continual reminder to passers-by that someone is watching. Modern condos are also more open and brighter than ever before, and are equipped with security measures at all levels, including underground parking areas. Every condominium has its own set of security features, and they differ from building to building, so compare apples and apples when you shop for a suite. At Baker Real Estate Inc., we see a lot of family members purchasing separate suites in the same building. This enables parents, children and grandchildren, and other relatives to live close to each other while still enjoying privacy. It can be a pleasure for them to visit and help each other without having to drive long distances. They say it takes a community to raise a child. Condominiums are essentially vertical communities, so it is only natural that families are opting for this lifestyle across the GTA.

Office condos: Why this real estate trend should be on your investment radar By Sonia Bell
TORONTO HAS ESTABLISHED itself as a hot market for residential condos, but more recently, the office-condo trend has started to make waves through the city, potentially becoming the next big investment opportunity. Toronto has the lowest downtown office vacancy rate in North America. According to a recent report by commercial real estate firm CBRE Group Inc., Toronto’s office vacancy rate continues to decline, dropping to 4.9 per cent in the second quarter of 2016, compared to 5.3 per cent in the first quarter. …continued on page 34

A key takeaway for investors is that not only can you buy an office unit at lower cost, typically you can also demand higher rent
The steady decline of available office space has sparked a new trend in real estate development – builders and developers are increasingly starting to incorporate office space into their projects, allocating a certain number of units for commercial use. The demand for office condominiums is mainly coming from small- to medium-size business owners who hope to spare themselves monthly rent cheques and build equity in their business by owning office space in a bustling market such as downtown Toronto. But the low supply of commercial real estate and the growing demand for this space raises the question: Does this present a potential opportunity for savvy real estate investors? The short answer is yes. Office condos follow the same rule of thumb for all real estate – premium location means higher prices. “The ones I’m selling at 117 Peter St. – they’re attracting some tech companies… they are roughly $500 per sq. ft.,” says Jim Burtnick, broker and senior vice-president of sales at Sotheby’s International Realty Canada. “But the Yorkville project I’m selling, because of its location and exclusivity, is running at $1,000plus a sq. ft.” Investors can typically snap up an office condo at a lower price than a residential condo, for several reasons. For one, you don’t always get a finished product. In the two
projects Burtnick is selling, for example, buyers are purchasing a concrete shell with plumbing and hydro. This allows a business to easily redesign the space that is cohesive with their brand identity. Another reason you might pay less for an office condo is the lower construction costs. In a residential unit, owners require their own kitchen and bathroom, but in an office setting, such facilities are usually shared – for example, bathrooms are often located in the hallway. A key takeaway for investors is that not only can you buy an office unit at lower cost, typically you can also demand higher rent. Burtnick explains that “(Residential) condos are renting anywhere around $2.50 to $3 per sq. ft. on a monthly basis. By that I mean if you have a 1,000-sq.-ft. condo unit, it would rent anywhere from $2,500 to $3,000 per month. Whereas office space could land a higher price per sq. ft. – depending on location. There are office spaces that rent for more than $100 per sq. ft.” Additionally, with office condos, investors would deal with a different type of tenant, one who is potentially more reliable. When renting a residential condo, you get a wide range of tenants – students, first-time
renters and families. However, when renting to a company, your tenant has cash flow and is generating income on an ongoing basis. Office condos do have their risks – one of which is the mere newness of this product. “The concept is a bit newer in Toronto. Everyone understands residential condos here, but office condos require a bit more education... they’re very popular in Europe and in Asia – they’ve had them for a long time and people understand them. Office condos are treated just like residential condos, in the sense that they understand the ownership of them and the condominium rules, and how they operate.” There’s also the issue of higher property taxes on commercial spaces, Burtnick points out. “Residential is approximately one per cent of the assessed value, and it’s almost three per cent on the assessed value of commercial space.” While business owners have been the first to jump on this opportunity, slowly adopting the age-old homeowners’ “Why rent when you can own?” mentality, individual investors might be the next in line to tap into the office-condo trend. Says Burtnick, “the tale will be told over time on what type of ROI they’re getting.”

2016 fundraiser another ‘smashing’ success Zancor Homes and Lifetime Developments raise $300,000 for local charities WITH MUSIC PUMPING, paddles
swinging and balls bouncing, the fifth annual Smashed fundraising event was – yet again – a smashing success. Presented by Zancor Homes and Lifetime Developments, Smashed was held on Sept. 30 at Rebel Complex – Toronto’s hot new entertainment venue at the site of the former Sound Academy – before it opened to the public in October. Donned in their tennis whites, more than 500 guests attended this year’s Smashed event. The annual ping pong tournament had 32 players competing for the winner’s title, trophy and grand prize, but only one lucky winner took home $1,000 and first place bragging rights. Following the tournament, the after-party started rockin’ at Rebel Complex. Special guests included Toronto Maple Leafs Nazem Kadri and James van Riemsdyk. The stars donated a pair of tickets to an upcoming 2016 season Toronto Maple Leafs game, as well as Maple Leafs jerseys. With a new, never-been-seen location and an ambitious fundraising benchmark to beat from last year’s Smashed event, there was a lot of excitement leading up to the event this year. Thanks to the incredible support from the building community through corporate sponsorships, ticket sales and donations, Lifetime and Zancor were able to significantly surpass their fundraising goal. “I never cease to be amazed by the impressive generosity and participation of the many people who have helped make Smashed such a hit, year after year,” says Brian Brown, co-chair of the Smashed Charity

Ping Pong Tournament and Event, and Lifetime Developments’ vice-president. “Without a doubt, Smashed has become one of the development industry’s hottest events, and each year the event is growing and becoming more successful than the last.” Over the last five years, more than $650,000 has been raised from Smashed for a number of invaluable charities. This year’s Smashed event raised $300,000 – exceeding the developers’ fundraising goal of $250,000 – and proceeds will generously be donated to Lifeline, the Lifetime Charitable Foundation, Free the Children, and the Make a Wish Foundation. “The generosity of those supporting the event, including members of the development industry and friends of Lifetime and Zancor, has always been overwhelming and demonstrates a shared concern for Torontonians in need,” says Brown. Lifeline was founded by Lifetime Developments in 2014 with the goal to provide aid and support for Toronto’s vulnerable and at-risk communities by raising awareness and funds, and by facilitating various hands-on initiatives and on-the-street activities to improve the lives of those at risk. Lifeline is dedicated to building healthy communities and uses the funds raised to support local organizations and initiatives with an emphasis on homelessness, at-risk youth, food bank services, counselling, and educational services. With the funds raised this year and in the past through Smashed, Lifeline is able to continue to support, and work alongside some amazing programs and charitable organizations within Toronto including Second Harvest, Breakfast for Learning, Baycrest, The Children’s Book Bank, Eva’s Initiatives, Covenant House and many more. If you were unable to attend the Smashed fundraising event this year, donations can still be made directly to Lifeline by visiting lifelinecares.ca.

Advice | FUNDAMENTALLY SPEAKING
6 tips for first-time homebuyers By Wayne Karl
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
PLANNING TO BUY YOUR FIRST home
and not sure where to begin? Here are six home-buying tips to help you prepare. 1. Get with the programs There are various government programs available to help you buy a home. Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2. Explore your options First-time buyers can purchase a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a condo or townhome, instead of a detached home.
3. Check with the bank of mom and dad If your parents are Baby Boomers who have had the good fortune of building equity over the years, as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did. 4. Become tech savvy Mortgage consumers are becoming very tech savvy. In the Canada Mortgage and Housing Corp. (CMHC) 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And these figures are growing. 5. Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use a broker or a banker to secure a
mortgage, you’ll likely come to value the relationship. In the same CMHC survey referenced in Tip 4, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6. Research, research, research These days, with prices rising as they are and uncertainty in some markets, research is a must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Don’t rush anything. Anything. Wayne Karl is an award-winning writer and editor with experience in real estate and business. Property Profile | CAMROST FELCORP
Imperial Village Camrost Felcorp delivers spacious, luxurious residences in a desirable, established neighbourhood IMPERIAL VILLAGE is not just another masterplanned condominium development. Set atop the escarpment along St. Clair Avenue West, Camrost Felcorp’s 2.9-acre master-planned Imperial Village community is the new, luxurious nucleus between Toronto’s most sought-after neighbourhoods, including Forest Hill, Yorkville, Rosedale and Summerhill. Surrounded by quaint shops, chic restaurants, top public and private schools, lush parks and natural ravines, Imperial Village boasts unrivalled panoramic views of the city and access to the TTC at its doorstep. Living atop the escarpment in the city’s most desirable neighbourhoods has been a longtime dream for many Torontonians, and a dream it was, until Camrost Felcorp began making the option a reality for first-time buyers, empty nesters and families alike.
Designed to highlight the neighbourhood’s historical architecture, rival the existing luxury of its midtown location, and offer the conveniences of condo living with the amenities of a five-star resort, Camrost Felcorp brought to life an unparalleled vision for its Imperial Village community. Once complete, Imperial Village will boast over 900 residences between its luxury residential towers and three-storey townhomes. The development began with the retrofit and restoration of the historic 23-storey former Imperial Oil headquarters at 111 St. Clair Ave. W. – “one of this country’s greatest modernist buildings,” says Camrost

Felcorp president and CEO David Feldman – into a mixed-use luxury condominium. Imperial Plaza is taking occupancy and select residences, including the Imperial Suites (675 to 1,675 sq. ft.) and Imperial Lofts and Flats (710 to 1,090 sq. ft.), are available for immediate move in. Prices start at $500,000 and range to over $1.7 million. A select few of the ultra-luxurious 3,000+ sq. ft. Sky Penthouses remain available; prices begin at $4 million. Next door at St. Clair and Foxbar Road, the internationally renowned Diamond Schmitt Architects is designing Imperial Village’s second phase, a 26-storey tower called Blue Diamond. The sleek, glass tower will rise behind an open-air public courtyard enclosed by the original exterior walls of the historic decommissioned former Deer Park United Church. “In an established, amenity-rich neighbourhood like this, even the smallest homes are priced at well over $1 million,” says Feldman. “With suites at Blue Diamond starting from the mid-$300’s, we are offering firsttime buyers a unique opportunity
to live in one of Toronto’s finest neighbourhoods, without sacrifice.” In addition to the functional oneand two-bedroom layouts available in the tower, Camrost has released the Foxbar Collection – a selection of spacious condominium suites on the upper floors of Blue Diamond, and six modern townhomes nestled along the charming Foxbar Road. Foxbar Collection suites are available in two-bedroom, twobedroom-plus-den and threebedroom layouts, and boast exquisite views. Ranging from 1,150 to over 2,000 sq. ft., suites are priced from $874,900. For buyers seeking the convenience of condo living, but desiring more space and immediate street-level access, the three-storey Foxbar townhomes are a perfect option. The townhome layouts feature three bedrooms, two bathrooms and an office, as well as backyard terrace, third-floor terrace, fully finished basement and car garage. The townhomes start from $2.48 million, and range from 2,600 to 2,985 sq. ft. “There’s an unparalleled attention to every detail in our Foxbar Collection, as in all our projects,”
says Feldman. “These residences have an elegant design and ample space to live and entertain, offering the ultimate in luxury and lifestyle, all within an excellent community.” To complement the luxuriousness of its residences, Camrost has created an amenities package that ranks amongst the finest in the city. Residents of Imperial Plaza and Blue Diamond – including both the condo suites and the Foxbar townhomes – will have full access to the Imperial Club. This shared amenity complex boasts over 20,000 sq. ft. of stateof-the-art offerings, including an indoor pool and whirlpool spa, squash courts, a fitness auditorium, a yoga/ Pilates studio, screening rooms, a golf simulator room, sound-insulated music room, and much more. The grand restored marble lobby of Imperial Plaza also features The Market by Longo’s with a Starbucks, and an LCBO. “It’s transforming the neighbourhood, and the community is building relationships with one another through these offerings,” Feldman says of the retail component. “Imperial Village represents a gold standard in luxury condominium living. Our residences in this community deliver buyers a premier location, luxurious amenities, spacious suites and modern conveniences. And rather than erase the culturally rich and architecturally significant heritage of the area to start anew, we chose to celebrate it. Imperial Village has maintained the most significant elements of the former Imperial Oil Building and the Deer Park United Church, while adding modern conveniences, luxuries, and finishings as we write the next chapter for the entire neighbourhood.” Call 416.925.2501 to book an appointment to visit Imperial Plaza, Blue Diamond, or the Foxbar Collection. Market Report
Going Global Foreign buyers really, really love luxury real estate in the GTA. Here’s why. By Wayne Karl
THE LUXURY HOME MARKET in the GTA is not just
booming, it’s quickly becoming one of the hottest in the world. And a key driver of this growth? Foreign buyers. You can thank Canada’s stable real estate, financial and political systems, as well as openness to immigration and cultural diversity for much of the luxe love shown by wealthy international purchasers. “Canada is a trading nation, and our prosperity has always been linked to our ability to connect with the rest of the world through commerce,” Phil Soper, president and chief executive officer, Royal LePage, told YP NextHome. “Canadians in large numbers buy real property in places like California, Arizona and Florida without a second thought. And the world views Canada as a safe and fair place to invest their capital today.” And unlike offshore investors, who are front page news these days due to their appetite for parking their cash in Vancouver and Toronto investment properties, the wave of foreign luxury buyers is here to stay. A recent Royal LePage survey, in fact, estimated that at least 25 per cent of luxury property purchases in Canada are by foreign buyers – with 84 per cent of these used as primary residences.
Cachet vs cash In the luxury market, then, it’s less about cash, and more about cachet – buyers want these homes more for the lifestyle they represent than the investment aspect.
Christie’s International Real Estate and Canadian affiliate, Chestnut Park Real Estate of Toronto, report that Toronto’s luxury housing category is the second hottest in the world. Auckland, NZ had the largest luxury sales growth last year, with a 63-per-cent increase year-over-year, while Toronto grew by 48 per cent. Another Canadian city, Victoria, posted the third-largest increase out of 100 markets surveyed worldwide. And Toronto luxury is not slowing down. On a national scale, the city is expected to further demonstrate its place as the top destination through the balance of the year.
Luxury leadership The GTA is positioned to lead Canada in $1-million-plus residential real estate sales this fall, with sales of luxury properties of more than $4 million expected to significantly outpace gains in other cities, according to Sotheby’s International Realty Canada. In Vancouver, luxury sales were beginning to taper off even before the 15-per-cent foreign buyers’ tax came into effect on Aug. 2, 2016. “We are going to see a clear divergence between (the Toronto and Vancouver) performance this fall,” says Brad Henderson, president and CEO of Sotheby’s International Realty Canada. “Vancouver’s record-setting sprint will return to a more moderate pace, but Toronto’s market cadence is set to accelerate.” …continued on page 48

Rise in fall Coming off a soaring first half of 2016 and a more active summer market than anticipated, the Durham, Halton, Peel and York regions, as well as Toronto, are expected to show the strongest sales gains and price increases in Canada this fall. And again, escalating interest from foreign buyers is a key contributor, Sotheby’s says. Luxury single-family homes, naturally, are the most sought-after luxury product, but condominiums priced over $1 million are also expected to continue to surge, the company says. And while some of the foreign interest in GTA luxury
may come because buyers in Vancouver are turned off by the new tax there, Soper, for one, cautions against Toronto imposing a similar levy. “While market conditions and economic outlooks matter, we have found that luxury property ownership is predominantly driven by the desire to create a happy family home,” he says. “Ninety-seven per cent of our advisers characterize foreign buyer purchasers as couples looking for a safe place to raise a family. Frankly, that’s no different than what the typical Canadian family is looking for in a home and a neighbourhood.”

Ontario markets gathering steam in house price gains By Wayne Karl
MORE TRENDING ONLINE ypnexthome.ca/news
SOME HOUSING MARKETS in Ontario – that aren’t Toronto – are gathering steam, while the Vancouver area continues to dominate nationally with surging house price gains. Based on the latest Royal LePage House Price Survey for the third quarter of 2016, BC markets dominate the top five. The usual suspects of Vancouver, West Vancouver and North Vancouver are right up there, but Richmond and Coquitlam are also showing strong double-digit increases of 34.3 and 26.4 per cent, respectively, year-over-year. And in Ontario, Toronto is still posting strong gains, but Oshawa, at 26 per cent, and Richmond Hill, at 25.7 per cent, are far outpacing Toronto’s 12.1-per-cent growth. BC’s new 15-per-cent property transfer surtax on foreign nationals and foreign-controlled corporations, introduced early in the quarter, is causing sales to slow, but is having little impact on Greater Vancouver home prices, which led the country with 30.6 per cent appreciation year-over-year. Ontario, which is said to be considering a similar tax, saw house price increases in the GTA of 13.6 per cent. Overall for Canada, the Royal LePage National House Price Composite shows that the price of a home increased 12 per cent yearover-year to $545,414 in the third quarter of 2016. The price of a twostorey home rose 13.7 per cent to $649,635, bungalows increased 11 per cent to $459,481, and condominiums 5.8 per cent to $360,679.
“In what may be a final hurrah for this expansionary cycle, Greater Vancouver posted another quarter of unsustainably high price appreciation,” says Phil Soper, president and chief executive officer, Royal LePage. “The median value of homes in the tiny West Vancouver suburb increased by nearly 40 per cent – or an astonishing million dollars – year-over-year. That said, relief appears to be on the way. For months, the number of homes trading hands has been slowing on eroding affordability. And, slower sales volumes lead to moderating prices.”
Nationally, real estate markets remain healthy, with home values showing modest to strong price appreciation in almost every Canadian city. “Even in the hardest hit oil patch regions, prices have held up well, with small single-digit declines, year-overyear,” says Soper. New measures introduced by the federal finance ministry on Oct. 3, designed to cool the housing market primarily by curtailing foreign buying activity, have led to a decline in sales in Vancouver. “Consumer confidence suffered a direct hit when the federal government introduced new, more restrictive regulations in early October,” says Soper. “While it is too early to say definitively, it appears Canadian homebuyers are adjusting quickly, and that fears of a hard correction were unwarranted. While the changes are significant, major lenders may already be using similar criteria when writing mortgages in sensitive regions like Alberta and BC, so the additional drag on the market resulting from the new legislation won’t be as great as it appears on the surface.” Vancouver continues to attract foreign interest, he says, and capital is not expected to automatically migrate to Toronto as a result of the new tax in BC. “It is important to remember that most people buy houses for the location, lifestyle and family needs, and not simply upon financial investment criteria.”

Geranium homeowners Celebrate back-to-school with a community barbecue GERANIUM HOMES recently held
its annual community-wide Family Event and Barbecue for residents and owners-in-waiting at The Neighbourhoods of Cardinal Point in Stouffville. More than 400 adults and children gathered in the large, central park for a fun-filled afternoon of delicious food, live music, children’s activities, Stouffville Fire Department and a visit by Reptilia. Now in its ninth year, this free event is also the kickoff to Geranium’s annual food drive in support of the Whitchurch-Stouffville Food Bank. “This annual event is a great way for everyone in the neighbourhood to come together, to enjoy a barbecue
lunch and different activities within a few minutes’ walk of their home. For Geranium, it really defines the concept of building community, which we believe transcends the bricks and mortar of a house”, says Stephanie Lane, marketing and sales manager. Later in October, Geranium will release Vista Flats and Towns, the final phase of this master-planned ravine community. An innovative neighbourhood of condominium one-level flats and two-storey townhomes set atop of an underground parking garage, Vista offers an affordable ownership opportunity for new homebuyers who desire the best of town and country living! Four distinct designs range from 894 to approximately 1,200 sq. ft. and are priced from the low $400’s. Visit geraniumhomes.com for sales centre hours and locations.

Advice | MONEY MATTERS
Coming clean By Gail Vaz-Oxlade
SO YOU’RE GETTING MARRIED. Have you been completely honest with your partner about your finances? Now’s the time to ‘fess up. If you aren’t prepared to talk about your money, about the mistakes that you’ve made, about your successes, about your dreams for the future and your hopes for your life together, then just call it off now! Still getting married? Okay, now gather up all your financial papers, grab a notebook, pencils, a calculator and some file folders. As you do this, you might as well get your money organized, if you haven’t already done so.
What You Have Get your latest statements (or if you’re planning to do this, save your next statements) for your: » chequing account(s) » savings account(s) » investments (GICs, term deposits, mutual funds, brokerage account) » pension (corporate and RRSP) » equity in any property (the value of the property less the
mortgage amount) » ownership in a business » any other property you may have an interest in (like a family cottage) If you’re just starting out financially, you may only have one or two pieces of paper to work with. Lucky you. If you’ve already established yourself financially, you may have scads of paper. List the financial institution(s) and your balance(s) for each of the statements you’ve gathered. What You Owe Now it’s time to look at your debt, if you have any. Gather up your most recent statements for your: » credit card(s), including store cards and gas cards » line(s) of credit » loan(s), including car loans and student loans » mortgage » buy-now-pay-later purchases » pay advance loans » taxes (last year’s tax return)
Again, list each company to whom you owe money, your balances, and the interest rate you’re paying. If you have an account that’s in overdraft, you’d put the overdraft amount on this list. Other Financial Stuff Next, make a note of the following: » How much do you earn gross and net? What benefits do you have where you work? Whose job will take priority (if, for example, you have to move for a career opportunity)? » Do you own a car (or other vehicle)? How old is it? When will you likely need to replace it? » If you didn’t do it before because you didn’t owe the tax man any money, find a copy of last year’s tax return now. » Do you have any insurance (through work, or purchased)? Who’s it with? What’s it for (life, disability, medical, critical illness)? What’s the insurance benefit? Who is the beneficiary? Will you be …continued on page 60

changing the beneficiary once you marry? Do you have a will and powers of attorney? (Once wed, you’ll have to re-do your will.) Get a copy of your credit report to see how you look to lenders. The worse your credit history, the more you’ll pay in interest since you’re a higher credit risk. How will you deal with interruptions in income as they come (which they, undoubtedly will) if one of you loses a job, you have children, if a family member becomes ill, or you decide to continue our education? What other financial responsibilities do you have (like a commitment to support a family member, child support or spousal support, aging parents, needy siblings and the like)?
Now that you’ve each sketched a picture on paper of your financial realities, it’s time to talk. One of the first questions you’ll want to address is: “Will we pay off debt before we get married?” If yes, then you have to make a plan for your debt repayment. Decide how long you have till you’re getting married and then divide the amount you owe by the number of months until you tie the knot. It’s not perfect, but it’ll give you a good idea of how much you’ll have to shell out to dig yourself out of the hole before you plunge into wedlock. If you decide to tackle the debt together once you’re married, how? Will it come from your current joint
cash flow? Will one or both of you get a second job to pay down the debt? Don’t even think about having kids until you’ve paid off all your consumer debt. Since one or both of you will likely want to spend time at home with your “Mini Me,” you’ll have less income to live on. Maternity or paternity leave isn’t a right, it’s a privilege, and one you exercise only if you can afford it. You won’t be able to make ends meet on less income if you’re still repaying stupid debt. If one of you has a bad credit history, what will be done to fix it so when the time comes to buy a home (or a new car), there are no surprises (and no whopping interest costs)? If one of you is an on-again-offagain money manager, remember that if you have a joint account, any missteps going through that account will be reported on both your credit histories. While money is the number-one way to mess up a perfectly good relationship, I have met couples for whom relationship issues lead to
money problems. While you’re in questioning mode, why don’t you answer the following 12 questions too? 1. How are we going to divide up the household chores? 2. How much time will we spend at work, at home together, doing our own thing? 3. What are our expectations about how we will spend our free time? 4. Do you believe that we should be doing everything together? 5. What role will religion/spirituality play in our lives together? 6. Can we each pursue our own interests? 7. Do you need time alone? 8. What role will our families and friends play in our lives? 9. What’s your philosophy on having/ raising children? 10. How will having a child change the way we live? 11. How would you feel if I want a night out with my friends? 12. How will we make sure we have quality time together? Now that you’ve come clean, you should be ready to move forward together without too many big surprises. Marriage requires constant attention. Just when you think everything is going smoothly, your significant other will say or do something that takes your breath away. Know, also, that no matter how well paired you seem at first, as time goes by and you each change, you won’t be the person you were when you married and neither will (s) he. Give each other room, and revisit the questions you sense may have different answers. For while it may feel safer ignoring your differences, that’s a fool’s game. So communicate, don’t disintegrate.

North Drive’s new presentation gallery opens on the Kingsway BUYERS SEARCHING FOR that elusive luxury condominium in the west-end of Toronto can now visit the new 4 The Kingsway presentation gallery this fall. The gallery opened this October just down the street from the site at 3109 Bloor St. W. With interiors by acclaimed designer Brian Gluckstein, visitors arrive to an immaculately puttogether space that showcases the thoughtful details for which Gluckstein is known. From the beautiful grey veins in the marble kitchen countertops, to the structured crown molding framing each space, every subtle detail lends itself to creating an atmosphere of effortless elegance. “4 The Kingsway fills a void in the luxury west-end condominium market,” says Jordan Morassutti, principal, North Drive. “We want to create a legacy building that lives up to the surrounding neighbourhood and makes residents feel like they’ve arrived home.” Located at the apex of The Kingsway and Bloor Street West, the eight-storey neoclassical midrise will mark the eastern gateway into the prestigious Kingsway community – one of the most recognizable neighbourhoods in Toronto’s west end. One of several developments by North Drive in Toronto’s west end, 4 The Kingsway will house 30 suites and five street-level townhouses. The site sits beside a park where The Kingsway and Bloor Street West intersect, steps away from Old Mill Road and Old Mill station. Designed by renowned architect Richard Wengle, the sophisticated brick and stone-clad condo blends the sophisticated Beaux-Arts esthetic with the iconic look of New York’s Flatiron Building. added architecturally notable features like the subtle turret capped with a zincclad dome, adding a touch of opulence to the clean design of the building. Stepping inside the generous port cochere, the stylish entranceway and lobby make a statement with a soft palette and traditional styling, speaking to the quiet good taste of its residents. With interior design by Brian Gluckstein, 4 The Kingsway balances traditional luxury and modern design with 13-ft. ceilings, open principle rooms and large five-piece ensuites in its wellappointed residences. With construction currently underway, now is the best time to register to become a part of the exclusive community at 4 The Kingsway. 4 The Kingsway rises eight storeys and consists of 30 units and five townhomes, offering one-, two- and three-bedroom layouts ranging from 1,291 to over 3,000 sq. ft., priced from $1.2 million to more than $3 million. Advice | MORTGAGE ADVICE
The 5 biggest mortgage mistakes to avoid By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of
between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage
won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price. Alyssa Furtado is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

HOMEBUYERS LOOKING outside the
city limits to save a few bucks are going to have to look beyond the 905, according to the latest data released by the Toronto Real Estate Board (TREB). September saw the average price of a detached home in the GTA surpass the $1-million mark – a new record for the GTA region as a whole. Detached homes in the GTA – which includes Toronto and the 905 – averaged an unprecedented $1,013,788 in September, up 23.6 per cent over September 2015. In fact, all housing types across the region saw price gains with semis up 18.8 per cent to $699,968, townhomes up 21.8 per cent to $569,343, and condos up 9.3 per cent to $422,002.
The average home in the GTA (detached, townhomes and condos combined) was $755,755 in September. To break it down, detached prices in Toronto were up 23 per cent, to $1.29 million. In the 905, the average price of a detached home rose 26.6 per cent to $928,414. Meanwhile, condominiums in Toronto rose by 6.5 per cent to $446,729. Hot on their heels in price, condos in the 905 area reached $367,260, an increase of 19.4 per cent year-over-year. September sales keep pace with price tags GTA realtors reported 9,902 sales in September throughout the 416 and 905 regions – up 21.5 per cent year-over-year. Almost all housing types across the GTA saw an increase in sales with the exception of Toronto’s semi-detached segment, which dipped 3.5 per cent year-over-year, attributed by the Board to a dip in new listings. “We continued to see strong demand for ownership housing up against a short supply of listings in the Greater Toronto Area in September,” says TREB president Larry Cerqua. “The sustained lack of inventory in many neighbourhoods across the GTA continued to underpin high rates of price growth for all home types.”

Framing alternatives for your artwork By Jackie Marchildon
ABOUT FIVE YEARS AGO, I came
up with the bright idea to pick up something for my walls every time I traveled. Great idea, right? Art would cover my walls with travel memories and it would make for interesting decor. What I didn’t think about was how hard it would be to bring artwork home on a plane or while roadtripping. Needless to say, my idea was shut down pretty quickly. But, I remained confident that I would one day start doing this. So, when I went to Chicago a couple years ago, I picked up a beautiful print that I hoped to hang above my fireplace. It’s an unconventional size but I opted against buying the frame with the print since we were driving back… what a mistake that was. Custom framing for this piece was priced at more than double the cost of the actual print and its unique size made it difficult to find anything else. Luckily, I discovered some great framing alternatives that don’t break the bank and that are also useful if you’re just looking for a new way to hang things on your wall. Use an easel Granted this look isn’t for everyone because the easel will take up some space, but it adds personality to any room it’s in, and can help bring together the overall look and feel of a room, too. Different easels work for different rooms, but generally speaking there is something for everyone. Use clips This can definitely feel reminiscent of a dorm room if you don’t choose the appropriate clip or suspending

material, but there are ways to make this classy, easy and unique. This works for prints, photos and even children’s artwork. You can hang clips simply with wire on a nice background or you can make a sort of frame-clipboard out of wood and take advantage of being able to change the photos you hang. You can also use an iron rod, string or even branches as the base for your clips and customize the look you want.
around that you can’t bring yourself to throw out, but that is collecting dust in storage, this is the perfect solution. You can utilize the clips mentioned above and hang a print within the frame on the wall. Antique stores will often have old windowpanes for sale and they create a great vintage look when placed over a photo. Plus, they are normally quite big so they work well for large scale photos you might want to display in a unique fashion.
Recycle an old frame or windowpane If you have a vintage frame lying

Housing starts up in most provinces, down in Ontario SEPTEMBER BROUGHT A STEADY
increase in housing starts across Canada with the exception of Ontario, where a drop in construction of condos and multi-unit homes brought the pace of construction more in-line with the actual rate of growth of households. The trend measure of housing starts in Canada was 199,503 units in September compared to 196,465 in August, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of Canada’s housing market. In some situations, analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly from one month to the next. The standalone monthly SAAR for all areas in Canada was 220,617 units in September, up from 184,201 units in August. The SAAR of urban starts increased by 19.7 per cent in September to 201,848 units. Multiple urban starts increased by 22.3 per cent to 137,803 units in September and single-detached urban starts increased by 14.5 per cent to 64,045 units. In September, the SAAR of urban starts increased in British Columbia, Quebec, the Prairies, and in Atlantic Canada, but decreased in Ontario. Rural starts were estimated at a seasonally adjusted annual rate of 18,769 units.

Advice
12 STEPS TO
SQUEAKY CLEAN
1
TO SOFTEN SPLATTERS...
to a quality window/glass cleaner, all-purpose cleaner, tile/grout cleaner and a toilet bowl cleaner.
inside the microwave, fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot.
In each room, clean from the top to bottom starting on the left and moving right. This really is the quickest and most efficient way to thoroughly clean your home.
2
ALWAYS USE THE MOLLY MAID SYSTEM FOR CLEANING.
3
8
DISH CLOTHS AND SPONGES CAN BE INCUBATORS FOR GERMS.
Wash dish cloths regularly, and microwave damp sponges on high for several minutes to kill bacteria. Even better, toss the sponge and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs.
USE A TOOTHBRUSH...
ALWAYS DUST THE ROOM FIRST, AND THEN VACUUM.
4
To dampen, hold the cloth by a corner and lightly mist with clean water from a spray bottle. The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface.
10
WINDOW STREAKS ARE TRICKY TO ELIMINATE.
When cleaning windows, wipe the inside of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside.
ARE THERE COBWEBS... in hard-to-reach corners and crevices? Get rid of them quickly and easily with a feather duster, which can reach into difficult places to dislodge cobwebs and dust. Another tip: use the feather duster on lamp shades, which can look a bit grey and dustridden in the daylight.
IF THERE’S PET HAIR ON UPHOLSTERY... a damp microfibre cloth or rubber glove will easily remove it.
BEFORE DAMP MOPPING...
9
for hard-to-reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain).
That way any bits of dust or dirt that fall to the floor as you’re dusting will be picked up by the vacuum cleaner.
THE BEST DUST CLOTH IS A DAMP, CLEAN, MICROFIBRE CLOTH.
5
7
LIMIT YOUR CLEANING PRODUCTS...
6
sweep or vacuum floors first to collect crumbs and dirt. Then, always start washing the floor in the farthest corner of the room and work your way toward the door. Use a damp cloth on the end of a mop handle to reach the narrow space between appliances. This will also help to get rid of cobwebs.
HERE’S A SIMPLE WAY TO DE-SCALE THE KETTLE:
11
12
Fill the kettle half-andhalf with white vinegar and water and leave it to soak overnight. Using an old toothbrush, dislodge any stubborn bits of lime scale. Rinse out thoroughly a couple of times and then boil some water to eliminate any odour of vinegar.

Backyard Neighbourhood Condos Top floor amenities designed for you THERE ARE MANY THINGS that make it onto a homebuyer’s “must-have” list when condo hunting in the GTA. Accessible location, spacious layouts and design-forward features are usually at the top of anyone’s list. In the age of carefree condo living, homebuyers also want more space outside of their suite where they can stay active and entertain guests. They want great amenities that make sense. A new condominium project in the GTA that has been recognized for its smartly designed amenity spaces is Backyard Neighbourhood Condos in south Etobicoke. This masterplanned community, being developed by Vandyk group of companies, has
been the talk of the town ever since launching The Humberside, its first midrise residential building, back in May of this year. A unique feature about the amenities at The Humberside is that they are all conveniently located on the top (seventh) floor of the building. “We wanted the amenities to be separated from the rest of the building,” says Vicki Schmidt, vicepresident of sales at Vandyk group of companies. “Having all amenities on the top floor creates a central social space where residents can be free to enjoy their down time without any hesitations or disruption to their neighbours.”

For a limitedtime only, condo hunters can take advantage of a special fall offer with a low down payment of only 10 per cent on all remaining suites. It’s home ownership made possible. Terms and conditions apply. PARTY LOUNGE: More space to be social The contemporary U31-designed party lounge encourages quality time with friends, family and new neighbours. Residents can catch the game on the wall-mounted TV and with plenty of seating areas, everyone is invited. A kitchen bar area with an extended countertop is the perfect place to host a festive gathering. Friends need a place to stay after the party? No problem. The Humberside has a private guest suite conveniently located on the first floor. The party room also has direct access to its own private outdoor rooftop terrace. FITNESS CENTRE: A workout with a view The fitness centre at The Humberside has a tranquil atmosphere. Floor-to-
ceiling windows lift spirits by letting natural light in. What’s better than looking over verdant treetops during a morning run on the treadmill? The fitness centre has sound-absorbing flooring surfaces and offers topof-the-line cardio and weight equipment, ideal for anyone with an active lifestyle. YOGA/STRETCH TERRACE: Sun salutations Residents of The Humberside can take their workout outside on the gym’s adjoining yoga/stretch rooftop terrace. With durable astroturf flooring, an outdoor workout in the warmer months is made possible. Glass railings provide unobstructed views of city skylines and the Humber River’s mature treetops. ROOFTOP TERRACE: Take entertaining to new heights The rooftop terrace lounge offers sweeping views of Toronto’s cityscape and the natural beauty of the meandering Humber River as it flows into Lake Ontario. Residents can unwind with a glass of wine around the fire pit or cook up a gourmet meal
and dine at the alfresco table. The possibilities are endless. So are the views. Green is good Also on the top floor are two passive green roofs, included to improve the environment while also beautifying the building’s design. In addition to the rooftop greenspace, Backyard Condos has an abundance of streetlevel greenery, such as the one-acre park in the centre of the community. The park is a wonderful outdoor amenity complete with an artistic play structure, interactive splash pad and artificial turf for year-round enjoyment.

Canadians jumping into mortgages too quickly: survey
The majority of Canadians are simply not shopping around before signing a mortgage, potentially costing them $30,000 or more, over the lifetime of a mortgage LOOKS LIKE CANADIANS spend almost
as much time shopping for a new sofa as they do shopping for their mortgage. A new Ipsos survey commissioned by LowestRates.ca, a personal finance comparison site, shows Canadians are jumping into their mortgage way too quickly. While smart financial decision-making is perceived to be very important, the survey found Canadians’ financial behaviours are actually on auto-pilot. Sixty-seven per cent of Canadians believe their mortgage is a very important life decision, but embarrassingly, Canadians spend nearly as much time deciding on a new piece of furniture for their home (4.5 hrs) as they do their mortgage (5.75 hrs), and significantly more time planning their next vacation (7.75 hrs).

Advice | MAKE YOUR MOVE
When moving, everyone wins playing by the rules By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN HIRING A professional mover,
you expect to have your possessions packed and/or transported safely. It is a common expectation, also shared by your movers. However, sometimes movers may be unable to take some of your belongings onto their truck. Federal and provincial regulations prohibit movers from transporting hazardous materials such as, but not limited to, propane canisters, flammables and gasoline cans unless they are empty of fuel, as well as paints, solvents, firearms or anything deemed to be a “hazardous material.” It is important for consumers to understand what can and cannot be moved beforehand. Movers also establish their own guidelines. At Two Men And A Truck – Canada, it is challenging for us to secure plants on our trucks and we prefer not to move valuables such as jewelry, stocks, bonds and cash, as examples. Common sense dictates that these are items you would want to take yourself. If you have items of extraordinary value such as paintings, sculptures and antiques, let your mover know ahead of time. The issue here is insurance, and the basic package your mover offers may not cover these exceptional goods. Although we don’t offer additional insurance to cover these at our company, we can arrange for it. You can also check with your own insurance company about covering these special items; your homeowner’s policy may have a rider
Another “rule” to be aware of if you live in a condo highrise is arranging with your property manager to reserve the elevator for the day and time of your move. Right up front, you should determine how this process works. for goods in transit. If it does, there’s no need to reinvent the wheel. It is still critical to know and understand how much insurance your moving company carries. Ontario’s Conditions of Carriage, part of the Highway Act, requires movers to insure at least $0.60 per pound at a bare minimum. At Two Men And A Truck – Canada, we insure items up to $250,000, which is far higher than the minimum. We also offer replacement cost with a $250 deductible. Extremely large items and toughto-move items such as pianos, pool tables and massive wall units are a challenge. We do move them every day. We use a piano board that makes it easier to move a baby grand, but it is much harder to move an upright piano, which takes muscle power, heavy-duty dollies and a truck with a lift gate.
Another “rule” to be aware of if you live in a condo highrise is arranging with your property manager to reserve the elevator for the day and time of your move. Right up front, you should determine how this process works. Let your mover know where the loading/unloading zone is, or whether they will have to walk items through the lobby to get to the elevator. The more your mover knows ahead of time, the more accurate their estimate will be. No one likes moving day surprises – including your mover. Communication is key. Once we all know where we stand, we can work together for a successful move.

“Pillows are one of my favourite ways to add style — they can move from living room to bedroom and beyond, and dress a room up, or down”

1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat. TIP: Layer rugs to get a “patchwork quilt” look that adds drama to your space. Mix five to seven smaller rugs in one room (check out the CB2 photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Decoinspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate. TIP: Bronze tealight votives reflect an extra-warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling mood-lighting. Bronze Rose Tealight Holder (pictured top); Talis Gold Hammered Platter (pictured top). Visit YSSelected.com 88 YPNEXTHOME.CA

3. Pillows are one of my favourite ways to add style – they can move from living room to bedroom and beyond, and dress a room up, or down. Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more filled-in feel. TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. An animal print like this adds unexpected drama standing alone on your dining chairs, or slinking between the sofa cushions. Safari Tiger Print Crewel Embroidered Square Cushion. Visit YSSelected.com 4. Lush textures are great for adding warmth to the eye and the hand. A sumptuous blanket, folded neatly at the end of a bed or tossed casually on a sofa, adds some interchangeable luxury and can move between rooms for new looks. TIP: Spread a blanket across the cushions of a sofa and tuck it in at the edges, for a noncommittal contrast-upholstery look. Pictured left: Chevron Jacquard Cotton Throw; Aspen Deluxe Faux Fur Throw. YSSelected.com

5. Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod. TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape, draws the eye’s attention to the layered effect by adding drama to the background instead of the foreground.
