Smaller household, smaller home Canadian households are definitely shrinking, according to Stats Canada.

Seven decades ago the average household consisted of 4.3 people. By 2011, the average size had dropped to 2.5 people per household, albeit, there’s plenty more of us to house.

While the majority of Canadian homes built over the last century were created to support larger households, traditionally comprised of two parents with children, nowadays one or two people make up the majority of households, which is why apartment and condo living, in urban areas in particular, has become

increasingly popular.

The impact of smaller families on the Canadian housing market has been significant, spurring a dramatic change. The introduction of more housing options of all shapes and sizes is effectively servicing smaller households who need affordable options. While larger dwellings are still a need, the next time you see another crane in the air keep this new demographic dynamic in mind.

While Canada continues to grow, new housing needs will continue to reshape the cities and homes that we live in.

In response to rising house prices and Canadians’ concerns of overspending and over-extending already threadbare budgets, Finance Minister Bill Morneau has announced new measures to ensure Canadians can afford to repay their mortgage debt.

Under the new rules, which take effect Oct. 17, borrowers will need to qualify for the big banks’ fiveyear posted mortgage rate, which currently sits at 4.64 per cent, even if the rate their bank offers is lower.

income of $100,000, property tax of $400 a month and heating costs of $150 a month, with a down payment of $40,000 at a mortgage rate of 2.17 per cent, currently can afford a home worth $665,435.

Under the new rules and higher threshold of 4.64 per cent, the maximum they can spend is $505,762.

Some might expect an influx of mortgage pre-approvals and applications before the new rule kicks in later this month. Before you sign on the dotted line, ask yourself, “Do I really want to bite off more than I can chew?”

Toronto looks to new revenue tools to fix the budget

WE ALL KNOW the City of Toronto is

dealing with a deficit, but you should be aware of some of the potential ways that are being considered to fill the budget gap.

The City is considering a wide range of proposed new revenue tools, including taxes on entertainment, tobacco and alcohol, road tolls and a municipal sales tax to deal with a projected gap of $483 million for 2017.

A new parking tax and increased development and land transfer fees are also being considered, and they could have big impacts on consumers and businesses.

BILD has been working as part of a coalition of business and real estate organizations studying the potential effects of these additional taxes.

The parking tax would not only hurt local businesses, the administration of such a tax would be complex and the tax itself likely ineffective.

The tax on parking spots would impose a per day, per spot fee to all businesses in Toronto which provide parking to their customers.

It would be a substantial business tax increase, and in fact a duplicate tax, because commercial parking spaces are already included as part of property assessments.

A tax on parking spots could negatively impact the city’s business competitiveness and economic development. Small businesses would likely be hardest hit, especially those in strip malls.

The task of identifying which

businesses are required to pay for which parking spaces would be complicated and difficult to track. Some spots are shared and others are tax exempt. It would also necessitate that the city’s inventory of parking spaces be up-to-date.

Overall, a new parking tax is unlikely to be a reliable revenue stream and it would more likely become a nightmare to manage.

Vancouver introduced a similar tax in 2006, and of the 29,600 assessment notices issued, 17 per cent were appealed in the first year at a great administrative cost to the municipality.

In 2007, the City of Toronto considered a parking tax but rejected it due to low projected revenue, administrative issues and concerns over transparency and the impact it could have on business.

Also under consideration by the City are increases to development fees and land transfer taxes. These would result in a big impact on anyone thinking of buying a home.

Today, these fees already account for a significant portion of the cost of a home. People pay provincial and municipal land transfer tax on resale homes and development fees and charges make up about one-fifth of the cost of new homes.

Toronto needs to develop a long-term plan to be financially sustainable, but needs to do it in a way that is economically competitive for our business owners, equitable and transparent and does not make the housing affordability challenge worse.

More about this will come in the months ahead. City staff will be presenting their recommendations on the tools to council this fall.

WHAT TYPE OF HOME should you

buy? This question used to be a lot easier to answer. First-time buyers would often prefer a condo or townhome. Downsizers might also like something smaller, such as a condo. Move-up buyers quite likely would go for their “forever” detached.

The answer has always depended on buyers’ situations and preferences – everything from the amount of down payment to where you work to whether you have kids.

But increasingly, people’s decisions are being influenced by factors beyond personal choice.

Government policy and the impact on prices is shaping the housing landscape in the GTA like never before. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s looking less and less likely – at least as a first choice – for many buyers.

Monthly reports from the Building Industry and Land Development Association almost routinely discuss the new record high of new lowrise home prices, thanks to scarcity of supply. Sure enough, since it was only a matter of time, the same trend seems to be occurring in highrise housing.

All of this puts increasing focus on buyers’ decision-making.

Where do you want to live?

This question is becoming more important, influenced primarily by where you work, how much of a commute you want and what

your transportation options are.

Indeed, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.

What type of home do you want?

Single-family detached, semidetached, townhome or highrise condo? While you may have a strong preference for one or the other, your realistic options might be determined by a combination of where you want to live, and, most importantly, how much you can afford. It may not be as simple as selecting the type of home you were really hoping for.

How much can you afford?

Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than they can really afford. Meeting with a mortgage broker or banker will help determine

your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

So many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

Can’t afford to buy? Well, can you afford not to?

IN LATE SEPTEMBER I appeared

on The Agenda with Steve Paikin to discuss housing affordability, and whether Toronto homes were becoming luxury goods. The entire panel was in agreement that house prices in Toronto will continue to appreciate rapidly if we continue with the status quo. We discussed the construction of social housing, rental projects, stacked townhouses and market rate condominiums.

As much as I would love to see our government focus on improving affordability, building more social housing, and making changes that assist in the development of new residential supply, I’m not holding my breath. So what does the status quo mean to you?

If Toronto and the GTA continue on the current path, we will continue to see fewer and fewer single-detached and townhouse units get completed due to a lack of land availability and the mandate from municipalities to produce higher densities like stacked towns and apartments in accordance with the updated Places to Grow Act. Both new and resale pricing for lowrise housing will continue to rise (in the absence of a recession) and there will be a lot fewer choices for these buyers. The only affordable choice left will be condominium apartments.

The average resale condominium was just under $420,000 on average in the GTA in August per the Toronto Real Estate Board, while the average

new condominium clocked in at $480,000 per Altus Data Solutions.

These prices might seem crazy to you, but there are less expensive options available if you are willing to compromise. The average resale condominium in Brampton was $290,000 in August, while our new development project with Adi Developments called The West in Burlington, has units from the $190,000s.

Despite the less expensive condominiums in Brampton and Burlington, you still might be saying that these prices are not affordable to you. With the likely continuation of house price gains, I’ll post the question: Can you afford not to buy?

I would never recommend stretching beyond your means, but maybe getting rid or your car is an option, with a number of new condominium projects located right off GO train stations in areas like Burlington,

Mississauga and Markham.

In my latest Market Manuscript report I quoted a poll from the US that showed that homeownership is still highly preferred to renting in America, despite the fact that their housing market went through a noteworthy correction. So, what are you waiting for? Realtors I surveyed for the Market Manuscript indicated the number one reason their clients haven’t purchased a home is because they think house prices will decline.

They might be right, but based on the past 20 years, they may be waiting a very long time before they do.

Rogers Real Estate Development invests $1.5 billion in downtown Mississauga

ROGERS REAL ESTATE DEVELOPMENT LIMITED, a private holding company owned by the Rogers family, is redefining the western edge of downtown Mississauga with a $1.5-billion announcement made by Edward Rogers and City of Mississauga Mayor Bonnie Crombie.

M City – a 10-tower, 15-acre, 4.3 million-sq.-ft. masterplanned community – includes over two-acres of public parkland in the downtown core. Inspired by Mississauga’s own Downtown21 Master Plan, M City will be the first major residential condominium development by the Rogers family.

The meticulously planned project has been in development since 2007, when Rogers Real Estate Development enlisted leading Canadian developer Urban Capital Property Group to manage the process of turning a long-held family asset into a legacy community.

“Rogers has an enduring history with the City of Mississauga. We believe in the city and in the vision that was set forward in Downtown21,” according to Rogers.

“With the help of Urban Capital and our development team, we aim to contribute to the evolution of Mississauga’s downtown. M City will be anchored by iconic design, it will prioritize public spaces and parkland, and it will offer residents the best technology available now and into the future.”

Key M-City community features include extending existing city streets on a unique, angular plane to create a fine-grained network of blocks, enabling a pedestrian-friendly environment. residential and commercial developments that are connected to an extensive public transit network,” Mayor Crombie adds.

New York-based urban design firm Cooper Robertson was brought on board to design the framework for M City. Cooper Robertson partner Donald Clinton was the lead designer on the project.

“Mississauga is off to a great start in establishing its downtown core. You have an identifiable eastern gateway with the Absolute Towers as well as some great public spaces in the area like Celebration Square, City Hall and the Living Arts Centre,” Clinton says. “The opportunity with M City was to define the western edge of downtown. That was our goal as we planned a walkable, sustainable mixeduse community that emphasizes the public realm.”

With frontage along Burnhamthorpe Road and connections north and south along Mary Fix Creek, the M City site enables a range of urban settings.

“We took our time to make sure we got every last detail right,” says Mark Reeve of Urban Capital Property Group, adding that the M City master plan has been fully approved by the city. “Downtown Mississauga is undergoing intense urbanization. Its citizens are young and ambitious and represent a diverse, urban

culture. That is why Rogers chose the name M City.

They wanted the project to reflect their enthusiasm for downtown. It’s an enthusiasm that we share.”

M City will launch with an iconic first tower after Rogers Real Estate Development Limited and Urban Capital Property Group held a design competition with three of Canada’s top architecture firms. CORE Architects delivered a winning design that will redefine Mississauga’s skyline with a striking, undulating tower that rotates seven typical floor plates in repetition as it rises 51 storeys.

CORE Architects is an award-winning firm that has designed over 200 million sq. ft. of residential development across North America and internationally.

“CORE’s design is a stunning addition to Mississauga’s skyline. Not only does it dialogue with celebrated architecture on the eastern end of downtown, but just as important is the way it interacts with the immediate streetscape. A lot of attention has been placed on the podium and how M City connects with its surroundings,” adds Reeve.

Cecconi Simone has been retained to handle interiors.

The award-winning firm is known for its sophisticated palate and will be designing suites, common areas and amenities that complement the unique architecture.

“It is our hope that M City acts as a catalyst for the continued evolution of Mississauga’s downtown. It’s why we have taken on the challenge of developing this property. Being able to introduce over two acres of parkland is a part of the legacy we hope to leave behind,” says Rogers.

The threat of rising interest rates, and 3 tips to protect yourself

has been the question concerning mortgage rates for a number of years now, we have to face reality – rates will rise, sooner or later. Today’s unprecedented lending rates are leaving many wondering what will happen when – not if – interest rates rise. Among them is Finance Minister Bill Morneau, who recently announced some changes to Canadian mortgage lending rules.

As of Oct. 17, all new insured mortgages (those with less than a 20-per-cent down payment) will need to qualify for the amount at a rate of 4.64 per cent – which is the big banks’ posted mortgage rate. This applies even if the rate offered by your mortgage lender is less.

This, in an effort to shield highly indebted Canadians from spending more than they can afford in a realistic rate environment.

While this new benchmark for lending qualification targets insured mortgages, it’s a good idea for all borrowers to plan ahead for the inevitable. Remember, what goes down must come up, or something to that effect. Interest rates will rise, and when they do, you’d be wise to ensure you can afford your higher mortgage payments.

So, what can you do to insulate yourself from rising rates? » Stress-test your mortgage against a higher rate before you commit

to the purchase of a home, or any big-ticket item for that matter. » Don’t spend the maximum you can afford. At press time, according to mortgage rate comparison site ratehub.ca, the best five-year fixed rate is a jaw-dropping 2.29 per cent. At this rate, your dream home may be a reality. Ask yourself, will you still be able to afford your mortgage payments at a rate of 4.64 per cent, or more? » Consider all your expenses. Do you have student loans? Do you drive a car? Do you enjoy dinners out and wintertime travels to the sunny south? Do you have kids, or are you

planning to in the future? And don’t forget about your rainy-day fund and your retirement savings!

In the meantime, rather than piling on the debt, take the current low rate environment as your opportunity to pay down your existing debt faster, so when rates do rise, you’ll have a smaller mountain to climb.

Dollars and cents In general, grocery prices are pretty affordable in this area. Restaurant dining for two can be comfortably rounded off within $40, while other ethnic and halal options could be even cheaper. On account of its proximity to public transport and the expressways, rents for one-bedroom apartments go for $1,150, while three-bedroom townhouses are available to rent for $1,500. Ownership condos and townhouses along Fairview Mall Drive and Parkway Forest Drive start at $200,000.

What insurance coverage do condo owners need?

OVER THE YEARS, new condominium purchasers have become increasingly knowledgeable about their choices, which is wonderful. Buying a condo suite is different from purchasing a lowrise home, so doing your “homework” before signing on the bottom line is critical. Knowing where you stand on all aspects of the purchase is the best way to ensure happiness with your choice.

This includes understanding what insurance coverage you need as a condo owner. Be sure to read your declaration, and ask your sales representative and/or lawyer to explain anything you find confusing.

For example, condo owners pay maintenance fees, and part of these fees cover insurance on the building itself. This amount is usually calculated at two per cent of the condo budget, but can differ among residences. Again, reading your declaration is important in this aspect.

The general rule is that condominium corporations insure from the walls of your suite out. Think driveway, exterior, roof, amenities, underground garage, hallways and other common areas. There is no standard coverage, so when in doubt, check. Make sure you ask a representative of your condo corporation as to your responsibility when it comes to contributing toward the deductible on the building’s policy. This can be substantial.

You are responsible to insure your personal space – your suite from the

walls in. If you have been renting, you are used to contents insurance, and that plays a role again when you own.

Make a list of your belongings, and remember to include what you place in your storage locker. Many people are surprised at the collective value of their items. Remember, too, that you can add riders to your policy to cover specific items such as rare antiques and expensive jewelry. Talk over with your agent what other riders might be important for you as a condo owners, such as additional living expenses if your suite becomes uninhabitable because of a loss. And you should look at personal liability insurance to cover your legal liability should someone visiting your suite suffer an injury or loss to his or her property.

When you own a condo, however, you need to go further than that. As the owner, you also want to cover the “attached” items in your suite such as vanities, cabinets and counters. If anything happens to them, it is up to you to repair or replace them. This includes what insurance companies call “betterments,” or the upgrades and improvements you make to these features and finishes. Your condo suite insurance takes effect when your unit legally closes. Investors who intend to rent out their suites

should also investigate where their insurance responsibilities lie.

Of course, their tenants should purchase contents insurance for themselves.

You can see why it is wise to deal with an insurance company that has experience with condominium requirements. The math behind Land Transfer Tax

WHENEVER YOU PURCHASE land

in Ontario, you have to pay Land Transfer Tax (LTT). In the City of Toronto, you also get hit with a municipal LTT. The good news is that all first-time homebuyers are entitled to the first time buyers’ exemption or rebate.

For the Ontario tax, the exemption or rebate will apply to the first $2,000 of LTT payable. This means that you will pay only a portion of the LTT on homes costing more than $227,500.

To qualify, you must: 1. be at least 18 years old; 2. never have owned an eligible home as defined in the Ontario Home

Ownership Savings Plan (OHOSP) Act, which includes condos, detached and semis, anywhere in the world; 3. not have a spouse or same-sex partner who has owned an eligible home as defined in the OHOSP Act while he or she was a spouse or partner of the home purchaser; 4. occupy the purchased property as a principal residence within nine months of purchase.

Doing the math: » Up to a purchase price of $55,000, LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of $250,000, LTT = 1% of the purchase price minus $275 net of HST » Up to a purchase price of $400,000, LTT = 1.5% of the purchase price minus $1,525 net of HST » Over $400,000, LTT = 2% of the purchase price minus $3,525 net of HST You may also qualify for the City of Toronto exemption or rebate. As an

example, purchases with a price over $400,000 on resale homes must pay and then get the money back from the City. In addition the City rebate maximum is $3,725. The other difference is the method of calculation: » Up to a purchase price of $55,000, LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of 400,000, LTT = 1% of the purchase price net of HST » $400,000 to $40,000,000, LTT = 1.5% of the purchase price net of HST » Over $40,000,000, LTT = 1% of the purchase price net of HST If you don’t qualify, you will have to pay the LTT on closing.

Millennials set on finding their perfect ‘YOLOcation’ despite steep city home prices, TD survey reveals

MILLENNIALS ARE APPLYING the

“you only live once” philosophy to their home-buying approach with nearly half of surveyed Millennials who commute saying they are likely to spend more money on a home in order to live closer to work, compared to only 34 per cent of Canadians as a whole, according to a new survey from TD. Most Millennials are ‘sorrynotsorry’ about compromising their housing hopes when it comes to purchasing a new home. For example, an overwhelming majority of those surveyed, 80 per cent, said that commute time is paramount when

buying a home. With location driving their decision in increasingly expensive urban housing markets, Millennials, many of whom are first-time homebuyers, may need to yield, proceed with caution, and ensure they understand their complete financial picture.

“While living close to work has many benefits, purchasing a home in expensive urban cities can come at a price,” says Pat Giles, associate vicepresident, Real Estate Secured Lending at TD. “Finding your dream location means striking a balance among affordability, your non-negotiables and your financial future.”

A city’s magnet of social activities and entertainment make it a mecca for life-loving Millennials and they are stretching their dollars to shorten commute times. According to the survey, this younger generation is unlikely to: » Move into a smaller house than they initially desired (68 per cent) » Sacrifice amenities, like convenient access to shops and services (81 per cent) » Compromise on their top choice of neighbourhood (80 per cent) » Give up a primary or secondary car (89 per cent) …continued on page 36

If an urban location is paramount, then saving for a large down payment is important. If you can accept a longer commute time, you may actually be able to afford more “you only live once” moments, like vacations, over time.”

In today’s competitive housing market, TD offers the following tips to help Millennials make the right financial decisions when finding their YOLOcation without mortgaging their financial future: Goal Setting – When you decide to buy a home, it is important to make a pros and cons list and weigh them based on their importance. If your goal is to own a home close to work, consider the sacrifices that may need to be made on other desirables such as your targeted neighbourhood, or owning a car. Be sure to seek out professional financial advice as well. Talking to a mortgage specialist to get a pre-approval can help you understand where you stand financially, and help you shop with confidence.

Grocery stores, entertainment, and recreational facilities are available in the suburbs, and in good quantity.

While commuting a long distance to work each day may be less desirable to Millennials, sometimes going out of the city by 45 minutes to one hour – an average commute time for many Canadians, according to the TD survey – could mean long-term savings on a home, and a stronger financial future.

Firm Foundation – Take the time to build up a significant down payment.

With a down payment of at least 20 per cent, buyers can also save on mortgage insurance premiums upfront. Consider setting up a savings account to regularly put aside money, which will not only help you save for your ideal home, but will also help you prepare for other costs such as lawyer’s fees and moving costs.

First-time buyers should also consider contributing to an RSP and benefit from withdrawing up to $25,000 tax-free through the Canadian government’s Home Buyers’ Plan.

Get organized this fall!

WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.

Store your seasonal clothing Before storing, ensure that everything has been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead.

Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls).

Always store the clothes in a cool, dry, dark and well-ventilated area.

What’s in your freezer?

An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first.

Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area.

Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink.

Stash items used only once or twice a month in the back of the cupboard or in labeled boxes.

For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use.

How do you file your paperwork?

Some experts suggest placing new

paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.

Luxury optional: When should you spring for the builder upgrade?

IT’S ALWAYS INTERESTING to watch new home and condo buyers as they choose their upgrades. Naturally, they’re excited about this chance to customize their homes. Some throw caution to the wind, exceeding their budgets by thousands, while others are determined to not go a penny over. Whatever your personality type, the ability to prioritize is key.

The types of upgrades available to you will depend largely on your builder. Among the most popular options are hardwood floors, finished basements and gas fireplaces. (In more exclusive communities, these may be considered standard features.)

Upgrades can be as modest as a soft-close toilet seat or as dramatic as a coffered ceiling. You may have the opportunity to select crown moulding and taller baseboards, or high-end appliances, custom cabinetry and top-of-the-line hardware. Mosaic tile backsplashes, granite countertops, elegant lighting fixtures, closet organizers, rain showerheads… the list goes on and on. As you can imagine, it’s enough to set your head spinning.

So, which features should make the final cut? Consider the following: » Which upgrades will have the most impact on your quality of life? Write down every option that appeals to you, and then rank them in order of importance. You may be surprised to find that sometimes it’s not the most expensive items that matter most to you.

» Which make the most sense from an investment point of view? While it’s hard to imagine selling a home that isn’t even built yet, there will come a day when you’ll want your home to appeal to buyers. Money spent on solid gold bathroom faucets will not be recouped, I promise you. Hardwood floors, on the other hand, tend to be a crowd-pleaser. » Which can be easily postponed for a couple of years? If you’re still having trouble allocating your budget, opt for the upgrades that are most technically difficult to install. Gas fireplaces, for instance, are a good feature to install right off the bat, while cabinet hardware can easily be replaced at a later date.

While I don’t generally advise my

clients to splurge on every bell and whistle, the right touches will make your home feel as special as you are.

without a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination.

Anyone I know who lives on a budget couldn’t get by without it.

And it seems it’s only the people who refuse to make a plan who end up bellyaching about getting to the end of the money before they get to the end of the month.

If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget.

Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow.

And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop.

A spending plan is made up of two parts: income and expenses.

Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child

If the mere mention of the word “budget” makes you groan, maybe you haven’t given this old idea a fair shake support, pension, or disability income.

It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter.

Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.)

The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — like utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average.

Add the categories together. That’s what you’ve been spending.

has marked World Habitat Day – by announcing that former U.S. President Jimmy Carter and his wife Rosalynn will be in Canada for Habitat for Humanity’s 34th Jimmy and Rosalynn Carter Work Project in July, 2017 to help build 150 homes for Canada’s 150th anniversary.

This will be Habitat Canada’s biggest build project ever and will take place in every province and territory across the country with President and Mrs. Carter focusing their efforts in Edmonton, Alberta, and in Winnipeg, Manitoba.

“It is an honour to host President and Mrs. Carter. We are grateful for their support and the many volunteers whose commitment to Habitat’s mission has helped us empower communities through affordable home ownership,” says Mark Rodgers, president and CEO of Habitat for Humanity Canada. “These are homes that provide families with the strength, stability and independence they need to build a better life.”

Things your movers can and cannot do

WHEN YOU HIRE A MOVING COMPANY, it is important to understand what services the firm can and cannot provide. At Two Men and a Truck — Canada, we pride ourselves on accommodating our clients in every possible way.

But there are some requests that pose problems.

Moving hazardous materials, containers of fuel and gaspowered items, such as lawn mowers that are not emptied of fuel: The law prohibits us from transporting these types of goods.

This is in accordance with Ontario’s Health and Safety Act and Hazard Materials Act. Moving live plants: Many movers, including our company, have their own guidelines about this. If customers need advice on how to move plants, we can help them find companies that are equipped to do so. In our experience, most customers move plants themselves.

Moving animals: Moving animals takes special care. You are best to arrange for them to be somewhere else on moving day, and then ease them into their new surroundings yourself.

Rearranging furniture: Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service.

Moving personal valuables: It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself.

Stopping the clock because there is a change on your end: If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned, but will likely extend longer than your estimate.

Moving items larger than we have the ability to do: When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy duty dollies and a truck with a lift gate. Massive walls can also present challenges. We can move them but they need to be mentioned and considered ahead of time.

at least 60 cents per pound. If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these items are itemized up-front.

Your tenants insurance policy may also have a rider for goods in transit.

Installing major appliances: If you require installation of your major appliances, arrange to have professionals help you during your moving week.

Loading pre-packed boxes and items into a pod: We do not do “load-only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination.

All of the above help ensure that your possessions arrive at the other end in one piece, with the safety of you, your family and the movers in mind. That’s our job!

Elevator etiquette: The 10 Commandments

THERE’S A CERTAIN AMOUNT OF COMMON SENSE when it comes to

elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily.

The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.

10 rules of elevator etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator.

2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

3. Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons.

5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator.

8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.

9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.

10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone.

6. When other passengers board, move a little to give everyone some personal space.

Riding in an elevator can bring out the best – or worst – in people.

Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!

7. Avoid carrying out interpersonal conversations, be they face-toface or, particularly, talking on your cellphone. The elevator is not a phone booth.

MICRO-CONDOS ARE becoming a reality in Canada’s major urban centres and while some might question the livability of spaces that start at 300 sq. ft., I know you can love living in these tiny homes, because I’ve done it.

I myself lived in a 150-sq.-ft., just-renovated studio in the Latin Quarter in downtown Paris a decade ago, long before “micro condo” was a true term. Tucked into a centuriesold, three-story structure built around a cobblestone courtyard and hidden behind a protective façade that ensured both serenity and safety, my brand-new-to-me studio was minutes by foot from every imaginable amenity as well as several Metro stations.

I could walk virtually everywhere and anywhere, which helped me saunter off the wine, chocolate and croissants but more importantly, it helped me get to know one of the world’s most extraordinary cities at street level. Outdoor markets, bistros, museums, boulangeries, mosques, department stores, gardens, hammams, and the Seine were all footsteps away.

My studio on Rue de la Clef may have been tiny, but it was truly perfect. When interior designers and developers are challenged to cram everything into such a small space, their creativity has to coordinate between functional layouts to the selection of multipurpose appliances, furniture and accessories.

Be flexible, be adaptable and you can successfully entertain in your small home. Twenty years my junior, my neighbour Zuzannah from Budapest and I hosted a romantic soiree for four, serving the appetizers at my place, taking two steps across my threshold to her mirror-image unit for the main course and back to mine for dessert.

Solo, I even welcomed six new friends (France, Sweden, the U.S., Yugoslavia, Spain) for a multicourse and incredibly cosy, but still memorable dinner without ever

leaving my own studio.

If you’re considering one of the new micro-condos coming onstream in Toronto, know that the city outside your front door may matter more than the square footage that lies behind it.

My small space forced tidiness and put the kibosh on the random acquisition of unnecessary odds and ends which freed up both time and money. As importantly, it ensured I rarely gave in to my hermit tendencies and pushed me out the door and into everything that the City of Light had to offer day to day.

Was there a downside? My heart says “No!” but my head remembers “Yes!” My splendid studio didn’t feel quite as spacious or the lofty ceiling seem quite as high once I’d deployed precise foot placement to climb the narrow ladder to my double bed. Its original, exposed wooden beams

became a little less charming each time I whacked my skull wriggling under the duvet or sat up in a panic after a dead-of-night visit from the hostile spirit resident. Soaping an ankle guaranteed my rear end would pop out of the steamy shower stall into the cool winter air and the novelty of resting my head in the sink while on the commode soon paled.

Would I choose to live small today?

Absolutely!

Small studios in superb cities like Toronto can deliver adventure, freedom and inspire a curiosity and sense of adventure that can lead to a brand new world of wonder.

When space is at a premium, your design choices can help maximize the space and the value of your property. Decorating small spaces has its challenges, but they are not insurmountable. It is particularly satisfying, when we achieve more than we thought possible, in design and indeed in life. When designing a small space, there are three key considerations. Read on to learn more.

Your walls offer a lot of space that you can use with some planning and imagination.

1. Use of colour Use monochromatic, light-coloured paint and furniture. My favorite and signature paint colour is Benjamin Moore’s OC 23 Classic Grey. The use of light colours for wall and floor coverings as well as furniture will create the illusion of a larger space. Lighter and brighter colours are used to reflect and diffuse light, while darker colours in the background will maximize the whites/ neutrals. Always paint the ceiling white, or at least a lighter shade than the walls. Using white paint will create a high degree of light reflection, thereby giving your entire room a lighter and brighter feel.

2. Use vertical space in a smart way You might have a small square footage, but look up. Your walls offer a lot of space that you can use with some planning and imagination. Get your calculators out.

A 12-by-12-ft. room gives you 144 sq. ft. of floor space. If you have an eight-ft. ceiling and four walls, you end up with approximately 384 sq. ft. of vertical space. If you used 10 ft. of vertical space on two walls, you would lose 20 sq. ft. of floor but gain 192 sq. ft. of wall storage!

TIP: You know the rule on not wearing clothing with horizontal stripes that draw the eye across? The same principle applies in small spaces – create the illusion of height with vertical lines to lead the eye upward.

TIP: Another tip is to position a mirror directly on the wall opposite to the source of natural light, like a window.

This will bounce the light back and forth while increasing the visual depth of your room at the same time.

3. Introduce see-through furniture and reflective elements The use of chrome finishes will add some sparkle to your space. In furniture, always consider using glass or the like – its transparent nature will allow light to travel though it, making it almost invisible to those viewing the room. Polycarbonate, glass and plastic are the materials to consider looking at for your small space.

“Carpeting is 4,000 times dirtier than the toilet seat. Just think about pets coming in from a walk or out of a litter box.”

The fix: Use a good vacuum, preferably with a HEPA filter or a central vac. Steam clean carpeting once or twice a year, but not more.

Too much moisture can encourage mould growth under the carpet.

AN EXPERT ON THE chemistry of

clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with us about the disgusting things we’re doing at home – and it has us changing our ways.

The first thing you need to be aware of, explains Dunn, is fomites.

“Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says.

So what are the worst culprits?

You’ll be surprised – and more than a little grossed out by the things you’ve been doing!

Disgusting thing you’re doing #1: Sponges The gross factor: A sponge has 10 million bacteria per square inch.

“It’s as dirty as it smells!” she says emphatically. “It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. The toilet seat is cleaner than a cutting board wiped down with a dirty sponge – the sponge is 200,000 times dirtier.” says Dunn.

The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you

Soak them in a concentration of one part bleach to nine parts water for at least five minutes 3. Boil them in a pot of water at 60°C for five minutes (in the microwave or on the stove).

Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.”

The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area; if you have to use one, hang it up to help it stay dry between uses.

If we want to continue with the toilet seat comparison, the TV remote is about 4,000 times dirtier than the toilet seat. And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier.

The fix: Once a week take a cloth slightly moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly.
