These days, bigger isn’t always better. Builders and developers are offering smaller suite layouts, but more in terms of amenities that take living well beyond your unit. When looking for a new home, think about how you use your space. Sure, bedrooms are a must-have, but how do you spend your precious waking hours? Many condos offer an interesting selection of amenities such as a
swimming pool, library, gym and party room. The opportunities are endless for quality “me” time, without ever leaving the comfort of home. In terms of your actual suite, spaces are designed and equipped to make the most of every square inch. From open-concept living areas and furniture-style cabinetry to multifunctional furnishings, the space you do have, though perhaps small, will be the sweetest space of them all.

MORE ADVICE ONLINE ypnexthome.ca/news/advice
Public art is a placemaker for neighbourhoods By Bryan Tuckey ACROSS THE GTA, PUBLIC ART
is enhancing buildings and communities and making them more attractive and inviting to residents, visitors and passersby. The art can take many forms, such as large playful or modern sculptures, intricate lighting installations, coloured and etched glass embedded into the fabric of buildings or even patterns and words integrated into pavement. Some pieces of public art are not only decorative but also functional and provide illumination or a place to sit. Many pieces of public art help create a sense of place and some give a nod to the history of their location.
Much of the public art in the region was created through collaborations of land developers, municipalities and artists. In the city of Toronto, public art is funded as part of a new development. Through its Percent for Public Art policy, the City requires developers to spend one per cent of the overall construction value of their new developments to create public art. There are more than 200 public art installations that have come as a result of the public art policy. Famous Canadian novelist and artist Douglas Coupland has created a number of them. He has worked
with the development industry to create pieces such as Canoe Landing Park’s large red canoe and the colourful fishing bobbers that anchor Concord Adex Development’s CityPlace neighbourhood in downtown Toronto. The park is enjoyed by residents and employees in the surrounding buildings, as well as visitors who come to experience interactive art. In this case, in particular, the public art has also created and reinforced a sense of community in a newlydeveloped area where there wasn’t a permanent community before. Coupland also created the soldier sculpture entitled Monument to the War of 1812 at Fleet and Bathurst streets, which was commissioned by BILD member Malibu Investments. Outside the city, municipalities such as Markham and Mississauga have policies and programs that encourage developers to include public art in their development plans, but they are not mandatory. In Mississauga, one BILD member embraced the idea and voluntarily commissioned a work of art that is now establishing a sense of place for a new neighbourhood. A sculpture by Canadian artist David James called Heaven and Earth was unveiled in July outside HOT Condominiums by Great Gulf. The landmark sculpture funded by the developer is located at the corner of Winston Churchill Boulevard and Eglinton Avenue West. Sitting at the gateway to the new community, this sculpture is topped with a mirrored sphere can be enjoyed by residents, visitors and anyone who travels through that major intersection.

Advice | TARION REPORT
How does your builder rank? Let’s find out By Howard Bogach
HAVE YOU BOUGHT a new house or
condo in the past year? We want to hear from you! Every fall, Tarion sends out surveys to all new homebuyers across the province. It’s our chance to hear from you about your new home experience and your chance to have your voice heard. Let us know if your home and builder met your expectations, and how you rate your experience with the new home warranty. As a recent new-home buyer, your feedback is essential to us as we constantly look to improve the new-home buying experience in Ontario. Buying a new home is an exciting time – but having a good experience can greatly depend on your builder.
MORE ADVICE ONLINE ypnexthome.ca/news/advice
How did you find the whole process, from signing the deal to finally getting the keys? Did your new home have everything you agreed to and signed for? And if not, did your builder listen to your concerns and fix the problems? Your opinion matters to us – it not only helps determine if your builder will be recognized with a customer service award, but it also helps us make important improvements to Tarion’s services. Every year, builders that have enough responses to their surveys
are provided with individual reports that compare their results to the average (without identifying the participants, of course). We also meet with builders to help explain and analyze their scores and offer advice on improving customer service. If necessary, we also deliver customer service training to low performing builders. So, if your new home buying experience did not meet your expectations, let us know. We always want to help make the experience better for everyone. Your participation also has a direct impact on your builder’s reputation. We use the results of this survey to determine finalists and recipients of the Tarion Awards of Excellence. These are the only awards in the province that recognize builders solely on the basis of their customer service. As we say, it’s the only builder award that is earned, not won. If a builder becomes a finalist or recipient of this award, it will be placed on their official record on the Ontario Builder Directory (available at tarion. com) for everyone to see. For anyone researching a new-home builder, this is great way to find out how their customers feel about them. So, if you have taken possession of a new house or condo in the past year, keep an eye out for the Tarion survey by email or mail this month. This is your chance tell us about your home-buying experience and influence whether your builder should be recognized for their customer service. And remember – your opinion matters, so please take the time to share it with us!
Howard Bogach is President and CEO of Tarion Warranty Corp. His column appears monthly in New Home Guide. For more information about how Tarion helps new-home buyers, visit tarion.com or find us on Facebook at facebook.com/TarionWarrantyCorp.

and always will be, location, location, location. Nowhere is this more true than at Riva del Lago, the midrise boutique property set at the edge of the Lake Ontario waterfront, just west of the Humber River. While any waterfront living offers its own obvious appeal, all waterfront options aren’t necessarily equal. A visit to the Mattamy/Monarch sales centre on the Lakeshore will quickly reveal that Riva del Lago is beautifully positioned directly across the road from the Humber Bay Butterfly Habitat. These extraordinarily lush grounds are preserved by the city for the benefit of its resident butterfly,

fowl and waterfowl species. And yet, it warmly welcomes anyone who wishes to stroll through its green and calming pathways. Imagine what mornings or evenings could be like for you when a few steps can transform you from an urban city dweller to a nature hiker. And that’s really the point; the paths that cross your front steps may also carry you directly into the heart of the city if you choose to walk, jog, or cycle to work. The positioning of the park and paths along the water’s edge ensure that no other development will ever obscure your exceptional view of the city skyline. Yes, the Humber Bay is courteous enough to curve at such

an angle that positions your view to precisely profile the impressive towers and structures of the city. Access into and out of the city is also simplified by the strategic positioning of Riva del Lago. At the opposite end from the water runs the TTC Lakeshore streetcar tracks that will carry you east into the core, or west to the edge of the city. For drivers, Lakeshore Blvd. is also a handy artery into the city, as is the Gardiner Expressway with its eastbound on-ramp just meters away. Being a boutique condo inspires a more intimate, casual way of life. Entry and exit to and from the building is less time-consuming
and cumbersome. And, with fewer residents in a specific place, it’s always easier to get to know your neighbours. Monarch has recently become a part of Mattamy Homes. Wellrespected builders in their own rights, this new partnership assures a superior standard of quality will be carried forward in a greater, more exciting variety of living styles. Ultimately, the builders’ strategic approach to community planning shines through yet again. Known for thoughtfulness in the design of their communities, as well as of their homes, Mattamy & Monarch once again deliver for their homeowners.
Of course, this condominium provides all the wonderful conveniences of contemporary urban living. But the insight to position Riva del Lago so smartly provides incalculable value in terms of breathtaking views — and immediate access to the natural dimensions of a satisfying home life within a major metropolis. Condos range in size from 616 sq. ft. up to 1,188 sq. ft. and are priced from $358,990. The Mattamy Monarch sales centre is located at 2167 Lakeshore Boulevard West, Etobicoke. “A
lmost ready?” queried David, as he side-stepped the trio who were setting up in the gracious living room of their new penthouse. “I’m looking forward to seeing everyone before we leave for Paris tomorrow.” Their son, a young violin protégé, was debuting his solo the following day in France. His adoring wife was busy in the grand kitchen with an army of caterers. The table set for twelve sparkled, and the gas fireplace added a special glow as flames reflected in their well-loved Georgian furniture. “We’re just about ready,” said Sophia, as she poured David a single malt, and they stepped onto their terrace drinking in their spectacular view.

Make the condo move with ease Some handy tips to help By Barbara Lawlor
MOVING INTO A CONDOMINIUM
allows suite owners to leave behind the worries of maintaining a large property and embrace a more carefree lifestyle. Nonetheless, a major move can also be stressful – especially if you are coming from a large home with countless possessions. A little pre-planning can make moving day go smoothly. Even if you purchase at the very beginning of sales and your condo will not be ready for occupancy for a couple of years, start thinking now about paring down. Why move items that will just clutter your space and add the hassle of trying to sell or give away after you’ve settled in? Here are a few tips that can help: » Take a good look at your floorplan and figure out what furniture can go where. Pay attention to the room
dimensions and be reasonable. Ask yourself what you already own that you will want in your new environment. Flag pieces that will not be part of your condominium lifestyle and start the process of finding homes for them. » When you pare down possessions, remember that the amenities in the building are like extensions of your living space. There’s no need for that elliptical trainer if you have an equipped fitness room an elevator-ride away. » Consider hiring an organizer to help you envision your new space and decide what is appropriate to move with you. These professionals have an eye for looking at a room and knowing exactly how to maximize the area.
» If you need to purchase furniture, take heart – today’s manufacturers have gone all out to design multipurpose items that can help you make the most of your space. From Murphy beds to coffee tables that swivel up to become dining surfaces and armoires that can house entertainment systems or computer nooks, there are items available in just about any colour and style you would want. » Are you a plant fanatic? Here’s where your floorplan can come in handy again. Which directions do your windows and balconies face? What plants do well in those natural light conditions? And give some thought to container gardening on your balcony or terrace. » Be sure to ask your developer early on about the procedure on move-in day. You may have to book elevators well in advance. And of course, this needs to be co-ordinated with your moving company. Moving day is a lot more pleasant when there are no surprises. » Leave children and pets with someone else on that day. Having to keep track of toddlers or dogs will add unnecessary stress. When it comes to moving into your new condo, a little foresight goes a long way to achieving your beautiful vision. Even if your occupancy date is well into the future, start your move now – mentally. Then enjoy your fabulous new home!

Advice | STAT CHAT
Are you ready to buy? By Ben Myers
ARE YOU ON THE FENCE ABOUT
buying your first condominium? Some people put a lot of stock in the market data, and according to the Toronto Real Estate Board, the average resale condominium apartment sold in August was about $380,000 in the GTA, an increase of 7.6 per cent annually. The ‘416’ area increased by 9.5 per cent annually, one of the biggest jumps since the last major condo surge in 2011. Apparently, that glut of condo units that was going to depress the market seemingly had the opposite effect — the improved neighbourhoods and modern projects got people more excited about highrise living. If you hadn’t heard, nearly 30,000 condo apartments have completed construction in the Toronto metro area over the past 12 months, matching how many Vancouver has completed over the past four years! Despite much of the market evidence that the condominium market is on solid footing, people like to get their friends’ and colleagues’ opinion on taking the plunge into home ownership. First-time buyers put a lot of stock in the views and attitudes of their peers. According to September 2014 data by Bloomberg/ Nanos, 44 per cent of Canadians surveyed felt real estate prices would increase, 44 per cent felt they would stay the same, and 11 per cent felt they would decrease. In the most recent Bloomberg/Nanos Canadian Consumer Confidence report, 34 per cent felt real estate values would increase, while 45 per cent felt they
MORE ADVICE ONLINE ypnexthome.ca/news/advice
would stay the same, and 17 per cent expect prices to drop. Does the declining share of Canadians that expect housing prices to increase bother you? Or does the fact that twice as many Canucks feel prices will increase versus decrease satisfy your need for peer approval? Although I’ve always advocated for investing in real estate (with a longterm hold outlook), the likelihood is that a majority of the people that will read this article are looking to buy a condominium to live in. The market data is positive, and the majority of surveyed Canadians don’t anticipate prices going down — so you will ultimately have to decide what you
can afford and if homeownership is currently right for you. Get a good realtor, ask your condoowning friends a bunch of questions and if you think you might not be ready quite yet, consider buying a new pre-construction condo and plan your move for a couple years down the road. Advice | INVESTOR INSIGHTS
Keep your eye on the prize 5 things condo investors should look for By Andrew la Fleur SO YOU’VE DECIDED TO BUY
an investment condo in 2015. Congratulations! As a first-time investor, there are five questions you need to ask yourself before buying a new condo. 1 | What are your goals? Figure out what your goals are. Are you looking to make a short- or longterm investment? What kind of return are you looking to achieve? Are you more interested in income or capital gain – or both? Deciding what your goals are up front will better help you achieve them in the long run. 2 | What can you afford? Talk to your mortgage broker or lender and get a mortgage preapproval before you start your search. This will help you figure out what you can afford, and will help you start to narrow your search. Also, make sure you are prepared for the developer’s requirements with respect to financing. Most new condos will
MORE ADVICE ONLINE ypnexthome.ca/news/advice
require a 15 to 20 per cent deposit up front, as well as a mortgage approval letter showing you can afford the unit you are purchasing. 3 | What is your exit strategy? Will you buy, hold and rent for the long term before selling? Will you buy preconstruction and then flip (assign) your unit prior to the final closing? Will you buy pre-construction, close on the unit, rent it out for one or two years, and then sell it? Will you buy, wait for completion, and then refinance and re-invest the proceeds? Take time to assess the risks and rewards associated with the different exit strategies. 4 | What should you buy? Some units make better investments than others. Questions to consider include: Which locations are likely
to experience the most growth in the next few years? What type of unit is the most attractive to renters? Which type of unit tends to appreciate faster than others? 5 | When should you buy? When buying for investment, it is generally best to buy when a new building launches. This is when prices are the lowest, and availability of investor-grade suites is highest. But there are other great opportunities to buy, including right before the developer meets the sales target to secure construction financing, or during the occupancy stage. In both of these instances developers tend to be highly motivated to sell and this is when they often introduce great buyerincentives or cash discounts.

East end resident parties with Young Empires By Marlene Eisner
EAST-ENDER BRITTANY ELDRIDGE
threw a party for 30 of her friends with music supplied by indie rock band the Young Empires — and it didn’t cost her a cent. Eldridge was the winner of a contest held by East United to find the best Instagram photo that reflected love for living on the east-side. On Sept. 26, the team at East United celebrated the culmination of its East vs. West campaign and the launch of its new condo development with a pop-up concert headlined by Young Empires, with Eldridge as the honouree. “It was so much fun to be able to invite my friends for a private concert with Young Empires,” says Eldridge. “The band put on a great show and the space behind East United ended up being the perfect venue.” The one-hour set, which took place in the lot outside of the East United sales centre, seemed to fit with East United’s overall efforts to showcase how great life can be east of Yonge St., and was a nod to the building’s amenity spaces, which lists a jam room for musicians among its eclectic offerings. “For so long the west has been the default district for arts, culture and shopping in Toronto, but that’s starting to change,” says Leslie Marlowe, president of Berkshire Axis Development, who introduced the band on stage. “The east end has its champions and we wanted to reward one with a private concert. This is a celebration of the east side and the people who live here.” Mirroring the unique fabric of the east end, both sides of the 50 YPNEXTHOME.CA

development’s façades pay homage to the neighbourhood’s heritage and contemporary aesthetics. While the five-storey podium on Parliament exudes a stylized modernism, the preserved heritage building along Berkeley, a former row of stables, gives the residences an historical depth. The interior’s aesthetic pulls inspiration from the intermingling characters of the building’s vibrant locale. From the St. Lawrence Market, King East Design District to the historic cobblestone streets of the distillery, Corktown’s eclectic identity is embedded into East United’s design. East United Condos is a 21-storey development consisting of 289 units located at 93 Berkeley St., with prices from the mid $200,000s. The building offers one- two- three- and four-bedroom layouts ranging from 350 s.f. to 1,400 s.f. Open to registrants as of Sept. 26, the sales centre is located at 95 Berkeley. Senior pares down from a home to a new condo in the Upper Beaches By Marlene Eisner
SHARRON ROBARTS HAS BEEN A
homeowner in the Beaches for more than 35 years. Recently, she decided to downsize and bought herself a two-bedroom condo in the Upper Beaches in Phase 2 of Streetcar Developments’ Southwood Ravine Collection. New Condo Guide spoke with the 68-year-old to ask her how she went about making the decision. NCG: When did you decide to start looking for a condo? Robarts: I started thinking about it in February [2015]. I was finding that the house was getting to be too much work and I wanted to pare down. NCG: Where did you start looking? Robarts: I knew I wanted something in this area. I didn’t want to live downtown in a huge highrise. I wanted something that was still homey, a smaller building with hopefully local people who are buying and investing in the community. I wanted a balcony where I could see trees. NCG: Did you look at many places? Robarts: I had read some articles about the developer and this project in the newspaper and there were some articles locally. They were very positive. There were others [projects] being built, but not on the street that I wanted. In some cases, I just didn’t feel they would be as nicely done and in as nice a location. There was one that looked lovely but had amenities that I won’t use. I do not want to pay for something I will not use.
54 YPNEXTHOME.CA
NCG: How did you make your decision? Robarts: I was here at the Ravine several times. I looked at phase 1, but was not ready to make a decision, even though it was in the back of my mind that if I would get a condo, this would be a good place, with a good developer. The location is a big factor for me. I bought a two-bedroom, 980sq. ft. unit with a balcony that is 140 sq. ft. in Phase 2. There is a drawback; it will not be ready until 2017. NCG: What advice would you give other people looking to buy a new condo?
Robarts: Look for the location you want, the size of the building and unit, the price, but also the amenities. Decide what you want and what you’re willing to pay for in amenities. One place had a dog spa; I don’t have a dog and didn’t want to pay for that. I didn’t want a pool or 24-hour security. NCG: How are you feeling about the purchase? Robarts: It’s a big decision, but it’s exciting. There are times I think ‘what have I done?’ but that applies for anything. I’ll miss my garden, but I’ll do a little on the balcony.

Talking about ‘capped’ rates By Jayson Schwarz
TODAY I THOUGHT I WOULD
answer a question posed by one of our readers that relates to the issue of mortgages, and how long a “capped” rate remains in place. Let me begin by explaining about “capped “ rates. As a new-home purchaser, it is critical that you receive a bank pre-approval of your mortgage in the form of a written commitment for the money you will need to buy the property. The mortgage commitment should provide, among other things, details regarding the amount of money, the length of the loan, the interest rate, and any special terms. It should also provide for a very important item – how long the lender will guarantee the rate that has been committed to you. Let me explain. Let us assume that on Jan. 1, 2015 you bought a property with a closing date of Dec. 31, 2016
and your rate commitment or “cap,” as shown on your commitment, is for a period of 14 months at 2.25 per cent. What this means is that as long as the deal closes on or before the date that is 14 months from the date of the commitment, the bank will honour the rate they have agreed to. Sometimes deals get delayed past the time that the “cap” guarantees. What happens? Simply put, the lender is no longer legally bound to honour the rate that was originally offered. In our example, if the rates increased to 3.5 per cent and the closing was delayed until June 30, 2016, the lender would have the option of telling you that the new rate was now 3.5 per cent. There are more issues relating to this scenario, as you will have to decide if you still want the mortgage, and the lender will have to decide if it
would still be prepared to give it to you. That is correct! Remember, if rates rise, the money needed to carry the same amount of mortgage also rises, so if you were tight on your financing before the rate increase, you may no longer qualify for the mortgage. The moral of the story is to ensure that you negotiate a “cap” for as long a period as possible. Quite often, the mortgages offered by the builders on-site have built-in extension protection. Ask for it as part of your purchase agreement from the builder or commitment letter from the lender.

A 1.85 per cent mortgage – but read the fine print By Wayne Karl
OCTOBER BEGAN WITH A BANG ON
the mortgage front last week, as Meridian, Ontario’s largest credit union, announced that it is offering a five-year closed variable rate mortgage at 1.85 per cent APR. “Meridian wants to ensure we are offering our members a full suite of mortgage products at competitive rates,” says Bill Whyte, chief member services officer for Meridian. “This variable mortgage rate is currently one of the lowest offers on the market today.” Meridian’s mortgage specialists work closely with members to keep them well-informed of all the financial aspects of home ownership, ensuring their mortgage payments fit into their overall budget and financial plan. However, prospective borrowers should read the fine print. As like most discounted mortgage products, there are conditions, spokesperson Diane Medeiros told New Condo Guide. Some are standard to all mortgage approvals. » Cannot apply to “blend and extend” mortgages » For high-ratio borrowers, you must qualify at the Bank of Canada qualifying rate 62 YPNEXTHOME.CA
» Must be the principal residence (in personal name) » Applicant must be income-qualifying » Limited time offer Are these mortgage products too good to be true? “Not at all,” Alyssa Richard, founder and CEO of ratehub. ca told New Condo Guide. “As of Oct. 2, we have four Toronto mortgage brokers on ratehub.ca offering five-year closed variable rates of 1.84 per cent, which is lower than Meridian’s offer.” Besides reading the fine print, what should homeowners and buyers look out for when it comes to such discount mortgages? “Variable rate mortgages are directly tied to prime rate, which is currently 2.70 per cent,” Richard says. “What Meridian is advertising is actually prime minus 0.85. If prime rate goes up or down, Meridian’s rate will change in lockstep. Right now, prime is at its lowest point since 2010. “Another thing to consider with variable rate mortgages is you have to qualify at a much higher rate to prove you can continue to afford your payments if rates go up. Currently, even though you can get a rate of 1.84 per cent, you have to qualify for the mortgage as if the rate were 4.64 per cent. On a $500,000 mortgage, you need to show you can afford a monthly payment of about $725 more than you’ll actually pay.” Meridian says it has more than 250,000 members, including more than 21,000 business members. The company has $11 billion in assets under management and delivers a full range of financial services online, by phone, by mobile and through a network of 71 branches and seven business centres.

THE PARKWAY FOREST Community Centre officially opened last month and included a ribbon-cutting ceremony, entertainment and activities that highlighted the different spaces in the community centre and its programming. The 50,000-sq.-ft. building — designed by Diamond Schmitt Architects and part of the masterplanned community Emerald City — was built by Elad Canada at a cost of $20.5 million as part of a Section 37 agreement with the City of Toronto. “Facilities like Parkway Forest Community Centre are invaluable, as they provide the local community and youth with opportunities to realize the many benefits of recreation,” said James Pasternak, councillor for Ward 10 York Centre and chair of the Community Development and Recreation Committee. The community centre, which will serve approximately 13,000 people a year, is staffed by eight full-time employees and at peak season, up to 75 part-time staff. There is a wide range of registered and dropin programs offered for a variety of ages and at various fees. There are also free, drop-in areas, such as the youth space. The cost of building the community centre was absorbed by the developer, and the city will pay

Local artist paints history on Etobicoke’s Royal York Road underpass By Marlene Eisner | Photos by: John Stevenson
TWO COLOURFUL MURALS AT THE ROYAL YORK RD.
north of Dundas Street West underpass that depict the history of Humber Valley Village were unveiled Sept. 19 by StreetARToronto (StART), a program of the Transportation Services’ Public Realm Section that supports and promotes street art. The murals were created by Etobicoke resident and artist, Emilia Jajus. New Condo Guide caught up with Jajus to find out about the project and the inspiration behind her work.
From left to right, Emanuel Ciobanica, Emilia Jajus, De Anne Lamirande.
NCG: How did you come to being the artist involved in doing these murals? Jajus: StreetARToronto has a roster of artists who qualify for projects of this scale. I was short-listed with two other artists and competed. Our designs were displayed at Humbertown Plaza for the public to provide feedback. Afterwards, the jury made the final decision. NCG: Do you live in Etobicoke? Jajus: Yes, I have lived in Etobicoke for over 17 years. Most of my family and friends live here. Etobicoke is my home. When I was first married, [my husband] Arek and I lived within walking distance from the Royal York and Dundas underpass. NCG: How did you decide on the themes of your murals? Jajus: I conducted extensive research of the area surrounding the mural site. Living in the community helped me a lot. I researched online and visited local landmarks. I learned that the local community appreciated the historic background of the area. Robert Home Smith was a financier and visionary who wanted to create “A Bit of England Far from England”. He was behind the restoration of the Old Mill, and the bridge next to it, as well as the style of houses in The Kingsway and Humber Valley Village. The west wall portrays a collage of Dundas St. W, Bloor St. and Royal York with important landmarks such as The Kingsway Theatre, Montgomery’s Inn, James Gardens park and even Humbertown Plaza … The diversity in the mural was very well received by the community. One older lady said she originally came from a small town in B.C. but she moved to Toronto because she wanted to see diversity and she was happy to see it reflected in the mural. 72 YPNEXTHOME.CA
NCG: How long did it take you to complete the murals? Jajus: The work started on June 1 and was completed before Labour Day weekend. I had three assistants; Emanuel Ciobanica, De Anne Lamirande and Sara Sader. NCG: What do you hope the public will take away when they see your artwork? Jajus: My objective for this project was “for the community to see themselves in the mural”. I had many great experiences with the public while painting the mural. This is my favourite one: On the east wall, there is a fisherman by the Old Mill bridge. Two days after sketching him, I received an email from a total stranger who asked me to send him a photo reference. I asked him what was his concern. He responded that last year he was fishing by that bridge and he remembered that someone took pictures of him. He believed it must have been me and that I used a photo of him, since the image in the mural looked just like him. I said I was sorry to disappoint him, but the model was actually my husband... But I thanked him for providing evidence that my objective had been reached!

Advice | MAKE YOUR MOVE
Read & Understand your contract for a successful move By Chuck Resnick
THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING
was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money—two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to

explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. At Two Men and a Truck Canada, we follow The Grandma Rule: we treat everyone the way we would want our grandmothers to be treated….with dignity, courtesy, respect, honesty and trust. We all want everything to go smoothly on moving day — and when we communicate and work together, it does!

Insurance basics What you need to know By Kara Kuryllowicz HOW MUCH ATTENTION DO YOU
really pay to the insurance policy that will protect your property and contents? “Most home owners put more time and effort into researching the big-screen TV than the policy that protects what is likely their most valuable asset and every single thing in it, from their furniture and electronics to their dishes and clothing,” says Pete Karageorgos, director, Consumer & Industry Relations, Ontario, Insurance Bureau of Canada, the national industry association whose private home, auto and business insurers represent 90 per cent of Canada’s property and casualty insurance market. Before you start looking at insurance providers, you need to decide whether you’ll use a broker (works with multiple insurers), an agent (represents a single insurer), or
a direct writer (supports one insurer online or by phone). “It’s about how you like to shop,” says Karageorgos. “Do you want to comparison shop multiple insurers or have your broker do the work for you? Will you value the relationship you’ll develop with a broker? Will having a history with the broker or agent save you time?” Ask family, friends and neighbours if they’re happy with their insurers, and research consumer reports, but always take responsibility and do your own due diligence. Most consumers are price-oriented, but as with most products and services, you get what you pay for, so once you’ve got the quotes, be absolutely sure you’re comparing apples to apples. To fully understand why one policy costs $85 or $523.18 less than another one, you will need to pay attention to all of the details and fine
print pertaining to coverage, limits, exclusions and more. “Ultimately, the homeowner has to assess the cost against the possible risk,” says Karageorgos. “It’s highly personal and everybody is different. Mercedes, GM, etc… they all make vehicles that will get you from point A to point B – consumers decide what meets their unique needs, preferences and budgets – insurance is much the same.” A few key points to consider: 1. Guaranteed replacement cost (what it would cost to rebuild your home, taking into account current material and labour costs, or to replace contents at today’s prices) or actual cash value (what you originally paid less the year-to-year depreciation because everything from a sofa to flooring and shingles will decrease in value over time). Of course, guaranteed replacement cost is infinitely preferable, but it costs more. …continued on page 82

2. Named perils (which lists the perils covered, typically fire, weather, theft) or an all-risk policy (which lists only the perils not covered such as war or nuclear hazards). All-risk is best but again, the cost is higher. 3. How much is enough? Most insurers use a formula or industry calculator, generally tied to square footage, to determine the cost to replace a structure, detached structures (e.g. garage, shed) and contents. If your home has a particularly unique envelope (roof, exterior cladding), an unusual number of 4K flat screen TVs or high-end leather, goose-down stuffed sofas, original artwork or jewellery, discuss it with your representative and be prepared to pay a higher premium for more coverage. Be sure the coverage on the detached structure is appropriate. Even if your furniture and contents are low-end to mid-range, you might be surprised at just how much it would cost to replace every single item you own if you crunch the numbers: sofas, chairs, end tables, dining tables, mattresses, beds, duvets, sheets, towels, small and large appliances, dishes, pots, pans, cutlery and much more. “Some policies will cover contents, including jewellery or art to a certain amount, but beyond that you may need to involve a professional appraiser, who will value and may even photograph the items,” says Karageorgos. “If you make a claim, you need to prove ownership and value.” Insuring for less than the guaranteed replacement cost may save you money over the years, but is it worth the risk of financial ruin if your home and everything in it is destroyed?
Ask family, friends and neighbours if they’re happy with their insurers, and research consumer reports, but always take responsibility and do your own due diligence. 4. Deductible — $500? $1,000? More? “A thousand dollars might not seem like a lot on a $30,000 repair, but for some families, that might be a lot all at once, so it might be worth the extra you’d pay annually to drop the deductible to $500,” says Karageorgos. 5. Policy exit strategies. If your circumstances change, for example, you decide to rent your primary
residence for four months while travelling or on a work contract, you can generally change insurance providers at any time. “If you pay the full amount rather than installments, you won’t get 100 per cent of it back due to administrative charges, but the bulk of it, which is known as the short rate, will be reimbursed,” says Karageorgos. 6. Reassess your policy and provider annually. If the price to renew has increased, find out why. Replacement costs likely rise year over year as labour and material are more expensive. If you’ve made changes to your home or contents, inform your provider to ensure your coverage remains adequate.

KNOWN AS ONE OF Yorkville’s most
coveted new addresses, Pears on the Avenue boasts more than just a posh location and luxury features – it has set a new precedent for elegance thanks to a robust Canadian art collection that delights residents from the moment they enter the building. “We’ve always incorporated artful accents in our projects, but we wanted it to make a statement at Pears,” says Jared Menkes, vice president, highrise residential for Menkes. “Not only do residents want to take pride in their personal spaces, but also in the shared spaces of the building.” Assembled by Grace Zeppilli at GZ International Inc., who worked closely with interior designer Alessandro Munge, the collection includes 19 hand-selected and thoughtfully arranged sculptures, large-format 84 YPNEXTHOME.CA
photographs, prints, paintings and mixed-media workings. To set the tone for the entire collection, Zeppilli selected a vibrant 17x14 ft. abstract set of prints by Vancouver photographer Norm Stelfox to welcome residents to the grand three-storey lobby, along with two ornate wooden sculptures by Saskatchewan artist Rod Mireau that complement the signature spiral staircase. From there, residents and visitors are met with a series of captivating abstract, minimalist and graphic pieces throughout the building’s corridors and mezzanines that lead them toward many of Pears’ amenity spaces. A great deal of thought went into selecting the private art collection at Pears on the Avenue, and no detail was overlooked when it came to designing the building’s
remarkable architecture and equally impressive interior. Designed by Page+Steele/IBI Group Architects, the modernist tower sits on a three-storey brick-and-glass podium punctuated by metal and stone accents, rising 20-storeys at 164 Avenue Road. Advice | FUNDAMENTALLY SPEAKING
Why we need context, not just data, on foreign investors By Wayne Karl
IMAGINE A HOUSE OF CARDS – OR A
game of Jenga – where one wrong move could cause everything to come crashing down. This is the fear some have when it comes to foreign investors in Canadian real estate. The concern is that foreign buyers– those who live elsewhere but buy properties in Canada and rent them out – are driving up home prices, particularly in hot markets such as Vancouver and Toronto. This offshore demand is leading to an artificial, unsustainable market, some believe, which could cause a crash if for any reason these owners pulled out or sold their homes en masse. “People are concerned that foreign buyers are coming in and buying too many properties and driving the prices up,” Ben Myers, senior vice-president, market research and analytics at Fortress Real Developments, told New Condo Guide. “That is the big concern.” Canada Mortgage and Housing Corp. is taking steps to address this “data gap,” by scheduling meetings with industry stakeholders and other measures. Some of these foreign buyers are paying cash – given that Canadian properties are a relative bargain compared to prices back home for Chinese buyers, for example. This means they’re not borrowing from Canadian banks or requiring insurance from CMHC, further contributing to the dearth of data. Without such transparency, it could fall on real estate agents and lawyers to report such transactions.
MORE ADVICE ONLINE ypnexthome.ca/waynekarl
The problem with this scenario, points out Don R. Campbell, well known real estate investor and author, is that “data without action or policy is just knowledge.” There is nothing currently in place preventing foreigners from purchasing Canadian real estate. “I’m a stats guy,” adds Myers. “I’d love to see the information, but I think we have a pretty good idea that residential real estate sales activity to non-domestic buyers is pretty isolated to Toronto and Vancouver. Should Canadian taxpayers in every other metro area be on the hook for the cost of collecting this info?
“If we find out foreign buyers own 1.2 per cent of Canadian residential dwellings – 3.5 per cent in Toronto units and 6.1 per cent in Vancouver – then what? How much will it cost to take the next steps? “Even if you had the proper data and the world’s best econometricians, you could never know what a home would have sold for if a foreign purchaser didn’t buy it,” says Myers. Campbell says any such data would be “incredibly inaccurate, given the many ways in which the ultimate purchaser can hide who is buying.” He also points out that The Personal Information Protection and Electronic Documents Act (PIPEDA) could limit any disclosure. PIPEDA sets out ground rules for how private sector organizations may collect, use or disclose personal information in the course of commercial activities.

INTERNATIONAL SHANGHAI-

This exciting, mixed-use development embodies the vibrancy and energy of the entertainment district by combining historic and contemporary elements in a synergistic manner. The completed project will include amenities that reflect the vibrant and sophisticated lifestyle for which King Street West is known. Modern units range from 300 – 1,400 s.f. and will include luxurious interiors complete with the finest finishes. 88 YPNEXTHOME.CA
During a groundbreaking ceremony in May, the Greenland Group (Canada) announced ambitious plans to build a marquee condo-hotel in Toronto’s Theatre District, and the first theatre museum in the country, Theatre Museum Canada. The completed King West development will include Primus Toronto, a 122-room luxury boutique hotel, 44- and 48-storey residential highrise towers featuring views of the skyline and lake, and the revitalization of the highest heritage facade ever retained in Canada. The Westinghouse building is currently being prepped to ensure it is secure and safe during construction.
Greenland Group (Canada) president, Henry Cao says: “Canada has proven to be a strong real estate market for many years now and we envision a future here that allows us to contribute to this economic prosperity. Not only are we pleased to launch real estate projects in Canada, but also to create jobs such as the opening of a new downtown hotel. Canada has been very welcoming and we are pleased to bring our expertise to this market.” Primus Toronto will be fully owned and operated by Greenland Group (Canada) and will employ approximately 120 permanent staff. The Theatre Museum Canada will aim to become a new centrepiece for Toronto’s Theatre District, attracting theatre and culture enthusiasts. MIRRORS,
MIRRORS ON THE WALL By Yanic Simard
MIRRORS IN INTERIOR DESIGN are an important, functional item that virtually all of us have, and yet we sometimes manage to overlook the many ways (outside the morning get-ready routine) they can beautify and visually enlarge our spaces, often in ways you might not expect. Forget the flimsy closet doors you may have had in the past, and keep your mind—and your space—open to mirror finishes with these eight-plus ideas.
Mirror Wall To do a full wall of mirror the modern way—and avoid any 1970s flashbacks—use oversized mirror tiles (24”x24”) with a bevelled edge, making the wall itself decorative while doubling the apparent size of the space. To take the look up another notch, choose a smokey grey glass to add an air of moody sophistication. 90 YPNEXTHOME.CA
Use it: to open a tight foyer or hall, behind the bed (as a striking layer to a headboard), or to back the TV.
Mirrored Niche Rather than a full wall, applying mirror to a niche (or a partial wall between awkward bulkheads) can still have a powerful deepening effect. Hang art or display an interesting objet in the space to make it a feature, while giving the eye the sense that a whole other room exists on the other side. Use it: on an awkwardly broken-up wall to create a feature.
leave a room feeling a little boxed in. Furniture in a mirror finish appears visually lighter to the point of virtually disappearing. Try a mirror-faced nightstand or buffet, or a wardrobe in a polished metal finish for a similar effect in a more industrial look. Use it: in the bedroom to add drama without adding a loud colour to keep you awake at night.
Antiqued Mirror
MORE INSPIRATION ONLINE ypnexthome.ca/news/inspiration
Use it: on any bathroom, big or small, to get a huge look.
Layered Mirror Love the style of a traditional frame for your vanity mirror? Try layering a small ornate mirror (or empty frame) over the glass surface. A professional can drill a hole in the existing mirror, or you can suspend a small frame from the ceiling on invisible wires or a decorative chain for an art gallery appeal. Use it: over each sink to define individual stations and add personality.
Mirrored Backsplash Inset Mirror When retiling a bathroom, double the effect and save money simultaneously by replacing a large, floor-to-ceiling (or vanity-to-ceiling) area of tile with inset mirror (rather than applying a framed mirror over the tile itself). The look is still perfectly polished without the bulky frame, and the cost of the mirror is offset by the material savings on tile. Just adding a mirror? Go wallto-wall for the biggest impact—the small splurge is worth it.
Mirrored backsplashes are back in a big way, and are especially effective in condo kitchens, giving you a sense of a larger space as you work at a compact counter. A quality glass will be easy to wipe clean as well, for a look that’s both durable and practical. Use it: as the main backsplash over the counter, or as a backing to the major appliances (like the fridge or oven) as I did in my own kitchen!
Mirrored Furniture
To add an extra sense of history and stately sophistication to a sleek new condo, introduce some antiqued mirror glass using one of the tips below. For the DIY expert, a faux aging effect can be applied to mirror or tiles using glass paints, vinegar, a splatter brush or sprayer, and a little effort, creating just the right hint of character and a truly unique home detail. Use it: in a powder room or foyer to add textural richness and a subtle story. For more design inspiration, visit tidg.ca/interiors, or find me on Instagram or Twitter at @ yanicsimard.
Other DIY Ideas:
» Use three or four inexpensive full-length mirrors and hang them horizontally over a desk or foyer console for a big look at a fraction of the price of an oversized floor mirror. » Use an elegant mirror as a stylish version of a dry-erase board in your office area or kitchen, making it feel more like home and less like work. » Anchor a seating area with a decorative mirror over the sofa instead of artwork, and get a sense of depth and a focal point at the same time.
Sometimes fitting in all the essential furniture (especially storage) can

Advice | QUICK TIPS
A place for everything and everything in its place By Hellen Buttigieg
RANDOMLY TUCKING things away in spots that are convenient at the moment just won’t do. If things don’t have designated homes, they never get put away properly, making them all but impossible to find the next time they’re needed. Find the right spot for everything that comes into your home, share the organizational tactics with your family and stop being a human directory for everyone and everything in your home. Organizing your home Designate a basket or drawer as your household’s “lost and found” area. Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects. What did i do with that manual? Have you added new appliances and electronics to your home recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. Where’s the remote? Use Velcro to attach the remote to the side of the television set when not in use and never waste time searching for it again. Or, consider purchasing an electronic remote finder that makes a loud, distinctive sound to help you find it (this also works for keys). Where are my keys? Choose a “home” for your keys and get into the habit of always keeping them in that spot. Hang them on a designated hook or toss them in a bowl. Leave a copy of your keys with a trusted neighbour. Everything needs a home Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) will you use it. Store similar things together, and store items near their place
MORE ADVICE ONLINE ypnexthome.ca/news/advice
of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldomused items can be stored in out-of-the-way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. Organizing your life Time spent relaxing is not time wasted. Give yourself permission to enjoy several agenda-free days. B.streets Condo wins at Toronto Urban Design Awards LINDVEST‘S RECENTLY COMPLETED
B.streets Condo project has won another prestigious award for architecture. B.streets Condo was recently recognized at the Toronto Urban Design Awards (TUDA) in the category of Private Buildings in Context – Midrise. Lindvest commissioned Hariri Pontarini Architects and Cecconi Simone Interior Design to envision a building that complemented the neighbourhood while remaining architecturally inventive and design savvy. The Award of Merit at the Toronto Urban Design Awards ceremony presented by Jennifer Keesmaat, chief planner and executive director at the City of

Toronto, highlights just how well this goal was realized. “We are proud that this distinguished jury, on behalf of the City of Toronto, awarded our team effort to design and deliver this well-loved building that pushes the envelope of design and engineering,” says Michoel Klugmann, vice-president at Lindvest. “We asked David Pontarini to fashion a building that had personality and embraced its surroundings, yet kept a contemporary look. It’s gratifying to have been recognized by the OHBA, BILD and now by TUDA for how well it shows as a prototype of great design.” The TUDA jury praised B.streets Condo for its charm. “This project
applies the city’s mid-rise guidelines in a sculptural manner, breaking up the building’s mass with a series of cutouts and with a division in materials between the dark lower half and the white upper half,” the TUDA jury said. “The series of townhouses facing a rear laneway, too, sets an example for how to add activity to such spaces. The jury appreciates the quality and imagination of the architecture.” This award joins other B.streets Condo acknowledgements including: Project of the Year (highrise) from BILD 2012; Project of the Year (highor midrise) from OHBA 2012; and a Silver Award for Community of the Year (Urban) at the NAHB Nationals.

With the beach, cool shops, great restaurants, cafes and practical services, this community has it going on. Vibe Think beach town meets city living. On any given weekend, you can find the community getting together for a charity event or street party of some kind. In the Area It’s a coveted area to live, which ultimately drives up house prices. The average detached home is more than $874,922. But, being such a desirable area, buying real estate here is a very smart investment. The Good, the Bad & the Rest The main hub along Queen Street East is always hopping, as a haven for great shops, restaurants and cafes. The social centre of Toronto Beaches is Kew Gardens, which hosts the annual Jazz Festival and has an amazing kids’ play park. Several kilometres of boardwalk allow you to walk the sandy beaches. Real Estate The community comes alive in the summer, and you’ll feel like you’re holidaying in your own neighbourhood. But since this area is so popular in the warmer months, you will have to contend with throngs of tourists along the streets and vying for your favourite patio spot along Queen.

DUNDAS SQUARE GARDENS marked its status as the fastest-selling condominium project in Toronto with a groundbreaking event at its future location at the corner of Jarvis St. and Dundas St. E. Steve Gupta, chairman and CEO of Easton’s Group and COO Reetu Gupta, developers of the condominium project, hosted dignitaries and leaders of Toronto’s real estate industry at the event to launch the two-tower development. In a testament to its new neighbours and this new emerging downtown neighbourhood, Easton’s Group is donating $1,000 to Ryerson University for each unit sold at Dundas Square Gardens, and has committed to personally top up that generous donation to $1 million. The success of Dundas Square Gardens is based on its location at the northeast corner of Dundas and Jarvis, and on its design, unique to any central city condominium. Perhaps the most stunning architectural feature of the development is the more than 16,000 sq. ft. — a third of an acre — of five impressive, expansive and landscaped rooftop gardens and terraces, all located on different levels of the project. The project itself consists of a 47-storey tower on the western edge of the site, complemented by a boutique-styled 17-storey tower, each with its own separate entrances, but interconnected within the site through public spaces and generous amenities. Those amenities include water features, BBQ areas, lounge and entertainment areas, outdoor secluded seating sanctuaries and paths to walk pets. 116 YPNEXTHOME.CA

Times Group introduces
Uptown Markham condominium community
RISING MAJESTICALLY ABOVE THE
Rouge River Valley, Uptown Markham is one of Markham’s most prestigious master-planned condominium communities. Times Group Corp. is proud to introduce the newest phase to the successful Uptown Markham community — Riverside. A pair of elegant eight- and 28-storey residences, Riverside offers residents a carefree condominium lifestyle featuring the ultimate in modern luxury. With its sleek and contemporary exterior of brick and stone finish, large luminous windows and beautiful roof gardens, Riverside will be situated alongside the community’s expansive park; the new residence will also act as a “bridge” connecting the Rouge River to Highway 7 – a beautifully landscaped venue for local festivals and municipal events, outdoor markets, exhibits and public art. Ten per cent of the suites at Riverside are designed with accessibility features such as barrier-free washrooms to accommodate people with disabilities who may be using a wheelchair, electric scooter or walker. 118 YPNEXTHOME.CA
Offering a vast array of social and recreational amenities, Riverside is the first building on Highway 7 to feature an outdoor swimming pool perched on the rooftop of the building’s 10th floor. The expansive pool will feature a spacious sun deck and landscaped terrace with BBQs, an indoor Lounge with a bar and TV screens and guest suites. Inside, residents will find a well-equipped fitness centre, ping pong, billiards and card rooms, a library/Wi-Fi lounge, and a spectacular party room complete with dining area and bar, servery, and access to a quiet outdoor patio facing the Rouge River. Following the principles of sustainability, environmental preservation and smart growth, Uptown Markham is built to the highest energyefficient LEED Gold standards. Nearly 50 of the 88-acre site will remain naturally preserved, featuring natural and landscaped parkland, bike trails and the beautiful Rouge River. Through planned enhancements, residents will also enjoy the expansion of existing trails and bike routes.
Other energy conservation measures include compartmentalized suites, integrated fan coil units, BTU meters, hot and cold water meters, LED lighting, sustainable building materials, and 21 charging stations for electric cars. Times Group’s Uptown Market has rapidly become the retail destination in the Markham-Richmond Hill area. Situated right in the heart of Uptown Markham in Markham Centre, the Market features a European-style plaza that harmoniously blends residential with retail. Surrounding Riverside is a wealth of other amenities, including a myriad of shops and restaurants, many parks, and top-ranked schools as well as the new York University campus located in the heart of the Markham Centre. York University is projected to complete about the same time as Riverside in 2019 and will be a 15-minute walk from Riverside. Well-connected in every way, Riverside is in close proximity to the picturesque Main Street of Unionville - with direct access to all major traffic arteries and public transit stations. VIVA, TTC and GO Trains are all conveniently close by, with a BRT system coming soon across Highway 7. For more than a quarter of a century, Times Group Corporation has been constructing premium-quality residential and commercial properties throughout the Greater Toronto Area. With a focus on exceptional quality, enduring value and green living, Times Group pioneered sustainable development standards – a reflection of the company’s environmental conscience and commitment.
