Neighbourhood focused One of the most exciting innovations at YPNextHome over the last few years has been creating Neighbourhood Profiles – comprising a wealth of data and information – from across the country. In every issue of New Condo Guide, we’ll show you at least one of these featured neighbourhoods. And if you look online, you’ll find more than 2,800 neighbourhoods you can search as part of your experience on YPNextHome.ca. That’s a lot of information.
Our curated neighbourhood content provides a lively snapshot of some of Canada’s more popular neighbourhoods. These profiles have been researched and compiled by a nationwide team of writers and editors, and they include photos and, in some cases, exclusive video tours with local celebrities and well-known residents. Demographics, housing types and other information... all leading to listings in the area. Check it out and let us know what you think.
The square footage factor

+ get social
You’ve got a price list in front of you as well as a stack of floorplans. A number keeps catching your attention: square footage. Not all square footage is created equal. When comparing similar-sized suites, take a look at whether there is any wasted or awkward space. Check if large bedrooms mean a small living area – or vice versa. Do any of the floorplans include the balcony’s area in the total? Square footage may seem like a bottom line – an easy way to compare prices and value. While it’s a starting point when comparing
projects, it’s not the defining factor. Figure out where you need the space and find a suite to fit. Long hallways are if you collect art and want gallery walls, but they cut into living space. Big dens may work for some, while others want more room in the kitchen. Layout and function really will mean more than square footage alone, you need to understand if the space works for you. Enjoy this issue of New Condo Guide where we’ve got everything from new releases to inventory. Visit us online at YPNextHome.ca for more listings and condo living insight.

Giving back to the communities we create By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE BUILDING, DEVELOPMENT and
professional renovation industry does more than just build homes. Members of the industry spend countless hours and many thousands of dollars every year giving back to the communities they are working to create. Among the industry’s many philanthropic initiatives is BILD’s community partnership with Habitat for Humanity GTA, the local arm of the well regarded charity that builds affordable homes for low-income families. The partnership has been in existence since 2003 and has only strengthened as the years have gone by. It’s a perfect fit — we’re both in the business of building homes. BILD members support Habitat through a series of fundraisers such as athletic tournaments, industry gatherings and more, which raise several thousands of dollars each year. Proceeds from all of these fundraising efforts help Habitat build homes for its partner families. Each year, BILD is given the privilege of presenting a family with keys to their new home. This year our partner family is the Mohammeds, a family of seven currently living in a rented poorly maintained home in an unsafe neighbourhood. Many hundreds of members took part in this year’s fundraisers, which included baseball and volleyball tournaments, two golf tournaments and a city-wide scavenger hunt. A cycling event will take place later this year.
“Among the industry’s many philanthropic initiatives is BILD’s community partnership with Habitat for Humanity GTA, the local arm of the well regarded charity that builds affordable homes for low-income families.” Our biggest fundraising event of the year was our annual barbecue in July. More than 600 people attended the social gathering to network while raising money for Habitat. Fundraising was done through ticket sales and a silent auction. All of these fundraising events are made possible thanks to member volunteers who spend a significant amount of time planning activities, calling sponsors, creating promotional materials and more. Their support is a major contributor to the success of our partnership with Habitat and a testament to our members’ commitment to giving back. Another way our industry supports Habitat is by volunteering their time on job sites and contributing to the actually building of homes. Whether they are experienced tradespeople or office workers with no construction experience, our members roll up their sleeves and work on one of Habitat’s construction sites.
This year, our group spent a very hot August day framing, putting in insulation, placing vapour barriers and installing casement windows in semi-detached homes being constructed on Birchmount Road. It was an incredible experience for them knowing that in just a few months the site will be home to nine families. Many of our member companies also have their own Habitat build days, and it’s not uncommon to hear of individual volunteers returning to a site for a second or third time. Members also support Habitat by hosting their own fundraisers, donating furniture and or building materials to the ReStore and providing expertise to Habitat. Advice | INVESTOR INSIGHTS
Why pre-construction condos are a great buy By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE ARE MANY DIFFERENT ways
you can invest and make money in real estate. Most types of real estate investing are very hands-on and require a lot of time and effort. Investing in pre-construction condos on the other hand, can be highly lucrative with minimal effort. Here are four reasons why I believe that preconstruction condo investing is the best way to invest and make money in real estate. 1. Leverage The number one reason why so many real estate investors look to the pre-construction condo market is the ability to leverage their money over time. With just 15 to 20 per cent of your own money, you can buy 100 per cent of an appreciating asset, and you get to hold that asset for three to four years without making any payments on it. Over the last decade in Toronto, thousands of investors have seen incredible returns by simply buying, waiting, then selling on completion. 2. Access to triple-A locations Condo investing allows ordinary investors to get a piece of real estate in otherwise unattainable locations. Owning real estate on Yonge Street, King Street or on the waterfront is made possible for average investors only through the power of condo investing. And with many developers offering flexible deposit structures, you can own in these prime locations
for a fraction of what it would cost to buy a commercial property, a house, or a small apartment complex in the same locations. 3. Low maintenance New condos are perfect for the busy professional or self-employed business person because you can own multiple units with little to no monthto-month property management. Many of my clients tell me that they are so busy with their full-time jobs or their businesses, they don’t have time to start a part-time business as a landlord. Compared to buying a house or a commercial property, new condos offer the lowest maintenance with the highest rentability which means there’s nothing to fix or maintain and your unit will rent out very quickly, saving you time for what really matters in your life.
4. Rental demand Since the end of the highrise apartment construction boom of the 1960s, there have been almost no purpose-built rental buildings in the City of Toronto. Yet our city keeps growing by tens of thousands every year. The need for new rental units is now filled almost entirely by new condominiums and tenants always want to live in the latest and greatest buildings. Buying pre-construction guarantees that you will own the newest apartment on the block when the building is complete and condo investors know that renting out a unit in a brand new building has been a very lucrative experience. Andrew la Fleur is an award-winning realtor with Re/Max. Andrew’s expertise is in helping investors make money in the Toronto condo market. Contact Andrew at 416.371.2333 or andrew@truecondos.com.

Advice | QUICK TIPS
“Fall” into your organizing groove By Hellen Buttigieg
WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.
What’s in your freezer? An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths.
Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and wellventilated area. Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or
MORE ADVICE ONLINE ypnexthome.ca/news/advice
twice a month in the back of the cupboard or in labelled boxes. For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.

How much is too much for a Toronto condominium? By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
ACCORDING TO CONDO research firm Urbanation Inc., the average price for a resale condominium apartment in downtown Toronto was $740 per sq. ft. as of Q2-2016, while a new unit will set you back $890 per sq. ft. Average values have doubled in seven years. Are you willing to spend that kind of money on a home? Unfortunately, the alternative isn’t much better, bidding wars are breaking out for rental units, with the average condominium lease rate jumping five per cent annually in the second quarter. For Fortress Real Developments’ latest Market Manuscript, a robust report on the key issues facing the Canadian housing market, I conducted a survey of Realtors and asked them about their clients. Realtors in the Greater Toronto Area (GTA) indicated that 72 per cent of their first-time buyer clients were looking at condominiums between $200,000 and $400,000. At the high end of that range, these prospective buyers could afford a 540-sq.-ft. resale condominium or a 450-sq.ft. new condominium in downtown Toronto. If you think those unit sizes are too small and want to push your budget, keep in mind the additional down payment you’ll have to save. According to the Realtors surveyed for the Market Manuscript, 47 per cent of their first-time buyer clients put down more than 10 per cent on their home purchase. According
to Genworth Canada, the average homeowner with an insured mortgage in the GTA spent just under $460,000 on their residential property, and made a 10.2-percent down payment on average. The Genworth data also shows that the average income of these homeowners is $105,000. So buyers were comfortable paying for a home that was 4.3 times their income on average. Keep in mind that most new condominium projects will require you to make a down payment of 15 to 20 per cent in installments prior to completion of the building, and likely another five per cent at occupancy. With these average figures in mind, take some time to determine what your budget is and stick to it, perhaps putting 5 per cent down on a home six times your income is not a smart decision. The Realtors I surveyed indicated that 7.8 per cent of their
clients on average are over leveraged, and shouldn’t have bought the home that they did. Advice | CONDO PRO
Condos: finding the best fit A good first choice for a first home
By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TIME AND AGAIN, owning real estate
has proven to be a wise investment. If you have not yet entered the homeownership marketplace, now would be a good time. Mortgage interest rates continue at low levels, and this single-digit rate phenomenon will come to an end some day. When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle. Spend some time online checking out builders and communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to get to shopping, schools and other amenities, to
your work commute. Explore each building’s proximity to public transportation and highways. Will the condo feature a car-share program and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford. Consider the architecture as well. You need to feel comfortable coming home to your building. Pay careful attention to the amenities included in the building. Remember that amenities are one of the major reasons why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and/or a raft of other common areas that are uncommonly beautiful. These amenities expand on your living space and eliminate the need to leave home to entertain, exercise and socialize. When you are deciding what you can afford in a condo, be careful to count square footage as only one of the parameters. The layout of your suite will actually be more critical to
how livable it is for you. If the builder has provided a model suite or two, all the better! Walk through models in person whenever you can to get a true idea of the suite’s practicality and potential. When it comes to the bottom line, ask questions. Is the builder offering any special incentives, capped mortgage rates or bonus offers? Take advantage of every financial opportunity that comes your way. Whatever you decide, my advice is to buy new and buy now. Your options depend on your budget, and remember that you may be able to create your perfect surroundings with standard options. Remember that when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes.

7 tips for improving indoor air quality this fall season By Dina Vieira
IF YOU THINK ALLERGIES affect Canadians in springtime only, think again. Late summer and early fall produces mould blooms and ragweed, which can heighten allergies and worsen respiratory problems for those who suffer from asthma. It is estimated that 3 million Canadians suffer from asthma. Allergy and asthma sufferers are not the only ones that can benefit from clean indoor air. Almost anyone these days is sensitive to dust, mites, renovation/construction debris, second-hand smoke, pet dander, particle matter and re-circulated air from closed loop HVAC systems. All this stuff we can’t see in the air can potentially lead to a cold and flu brew, particularly in closed or windowless spaces. Not to fret, there are a number of things you can do to improve the quality of the air you breathe in your home (and office) right now. Here are seven easy steps: 1. Open windows and doors regularly for air circulation 2. Invest in a True HEPA air purifier 3. Limit use of non-organic home fragrance products (candles, room sprays) 4. Dust and clean your home regularly 5. Do a major clean twice per year (fall and spring) to wash large items that collect dust regularly like curtains, bed covers, pillows, rugs 6. Add living plants to naturally clean air and add oxygen 7. Limit use of products containing VOC’s (volatile organic compounds)
If you do invest in a good quality air purifier, make sure it contains a True HEPA filter (high efficiency particulate arrestance). True HEPA means the filter was manufactured, tested,
MORE TRENDING ONLINE ypnexthome.ca/news
certified, and labeled in accordance with stringent True HEPA filter standards. Filters using True HEPA standards are used in medical facilities, automobiles, aircraft, homes, and offices. Many new homes have air purification systems built in, but if you are buying or renting an older home or condo without True HEPA filtration, investing in a True HEPA air purifier will be worth it, especially if you or your loved ones are affected by asthma, allergies, respiratory issues, pet dander, second-hand smoke or VOC’s. If you are renovating or building your home, VOC’s might be more of an issue since volatile organic compounds are usually found in paint, flooring, carpets, and other chemicals used in construction. A True HEPA air purifier with a VOC indicator will help reduce harmful chemicals in the air that the human eye or nose cannot see or smell. They are very subtle, but an air purifier like the Honeywell HPA250C with Bluetooth technology will indicate when VOC’s are present and will work hard to help reduce them automatically. For more information on how you can improve the air quality in your home or office, visit honeywellcleanair.ca.

We’ve been focused on building sustainable, master-planned communities in York Region since the Places to Grow Act, 2006.” Richardson, commenting on the staggering success of Cosmos specifically, says “it’s the combination of a great location, seamless access to transit, and the exceptional amenities within the master-planned community and the surrounding area that will continue to drive the massive interest in this project.” Situated in the heart of downtown Vaughan, residents of the upcoming Cosmos III will not only enjoy the benefits of belonging to their own community with relaxing, shared greenspaces and countless option for entertainment, but they’ll also be steps from an exciting urban centre that will feature a dynamic mix of arts, culture and commerce. Accessing the rest of the GTA and beyond will also be a cinch as the Cosmos community is located just 350 metres from the new Vaughan Metropolitan subway station—the start of the (nearly complete) new
TTC subway extension – and dedicated bus transit routes with VIVA and YRT. Additionally, the community’s Jane and Highway 7 location puts it just minutes from York University campus. The 35-storey Cosmos III will house 366 suites in a range of well-designed layouts sized from an efficient 485 square feet to over 1,500 sq. ft. Inside Cosmos III, units feature smooth ceilings, sleek laminate flooring and elegant quartz or granite kitchen countertops. Residents will also enjoy ceramic tiling and a built-in Bosch oven in the kitchen, and quartz countertops and a luxurious soaker tub and choice of vanity cabinets in the bathroom. Outside of their suites, residents of Cosmos III will be able to stroll through their stylishly designed lobby lounge with 24-hour concierge service, and easily access the litany of state-of-the-art amenities located within the building as well as the Cosmos community. Advice | MAKE YOUR MOVE
Avoid being penny wise and pound foolish when planning your move By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE’S AN OLD SAYING about being
penny wise and pound foolish, and I see this play out often in the moving industry. When anticipating moving your home or business, you have the option of hiring a moving company or doing it yourself. Although people assume DIY is the economical way to go, hiring a professional mover can, in fact, save you time, stress and even money. Think about it. By doing it yourself, you have to rent a truck, determine supplies/moving equipment and other incidentals. You need to transfer your possessions from point A to B safely and efficiently, and find helpers. Few are qualified or willing to get behind the wheel of a moving truck, so likely what you end up with is a cargo van, which requires more than one trip. You ask a few friends and/ or family members to help with the reward of cold beverages and pizza, but at the last minute, some of them do not show up. Those who do are probably not trained in things like how to lift boxes without hurting their backs. There is much more chance of injury when people move themselves. The most common reason why people opt for DIY is expense, because they assume that longtime, recognized, national brand movers are expensive. Relocation specialists offer skilled, trained, bonded, uniformed and experienced movers who have the same goal in mind as you — to move your items as quickly and as safely as possible.
Many movers such as Two Men and a Truck Canada offer a free, no obligation in-home estimate so you know exactly where you stand should you choose to hire them. Many people don’t realize what it takes to move; you may be surprised at the cost and what it covers. If you hire professionals to pack as well, we have all the supplies that ensure safe travelling for all categories of possessions, from heavy books to fragile lamps. Our boxes, for example, come in standard sizes so they can be stacked in the moving van to maximize space. We have dollies, stretch wrap, blankets and ties for securing items to the van walls. The goal is to get everything in the truck secured, so it does not shift during travel. DIYers likely lack the know-how to do this effectively. Even if you do decide to pack your own belongings, consider purchasing professional packing materials from a reputable mover. Whether you are moving your residence belongings or transferring
office furniture, equipment and files, moving specialists know what to plan for and how to arrange the logistics. You may have a narrow window of opportunity because of booking elevators in a condominium, for example. We make it our business to take on the headaches of the move for you. Moving is one of the most exciting — and stressful — life steps you can take. Enlisting a professional mover is a fabulous stress reducer. If you are planning a move, think through the steps needed and keep an open mind to your options. Sure, you can do it yourself, but do you really want to? Doing it yourself will likely cost you more in time, money and aggravation. When you look at the big picture, hiring professional movers may be one of the best relocation decisions you could make!

Advice | FUNDAMENTALLY SPEAKING
Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can — but carefully
By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
LOW RATES continue to dominate in
the mortgage world, after the Bank of Canada dropped its influential overnight target rate — not once, but twice — last year. In its latest announcement on Sept. 7, the BoC again held the rate at 0.50 per cent — where it has been since July 2015. BoC had earlier dropped the rate from 0.75 per cent, where it had been since January 2015, when the Bank dropped it from one per cent. Clear as mud? Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until well into 2017. While the BoC may have held rates in September, it also took the opportunity in its Monetary Policy Report in July to repeat an earlier warning about the housing market. The Bank intimated a need for action to tackle rapid house price increases in Vancouver and Toronto, citing “elevated and rising” risks. Canada Mortgage and Housing Corp. (CMHC) followed that up in its Housing Market Assessment, reporting that evidence that problematic conditions in Canada’s housing market as a whole has increased from weak to moderate. Continuing low rates mean the extended window of opportunity for those looking to buy a home remains open. But so too does
the likelihood that other policy changes or adjustments to mortgage regulations are coming. The time to prepare is now. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing.
Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice — now more than ever. It will prove to be time well spent. TORONTO’S LIVELY, CULTURAL WATERFRONT
stretch offers year-round entertainment for Torontonians – whether its sailing boats across the harbour, soaking up the rays at the beach, sampling international cuisine or even sipping hot chocolate while ice skating outdoors. Its intimate connection to Lake Ontario, proximity to the city’s downtown core and development potential made Toronto’s East Bayfront the ideal location for international real estate firm, Hines’, and one of Canada’s leading developers, Tridel’s, 13-acre master-planned Bayside community. Located at Queens Quay East and Lower Sherbourne along the city’s eastern waterfront, Bayside is transforming this waterfront edge into an energetic, vibrant and cultural
neighbourhood. Aqualina and Aquavista, the first two phases at Bayside, both experienced an overwhelmingly successful sales launch. Now, with the first two phases under construction, Hines and Tridel are preparing to launch their latest residential waterfront project, the highly-anticipated Aquabella at Bayside. Aquabella is designed by internationally-renowned Danish design firm 3XN. After visiting the Toronto Islands and witnessing the relaxed, outdoor cottage lifestyle by its residents, architect Kim Herforth Nielsen was inspired and knew he had

to bring this concept to Aquabella. Aquabella is defined by its uniquely contoured shape, generous garden terraces, vertical neighbourhood concept and the extraordinary, panoramic views of Lake Ontario, neighbouring parks, and the city skyline offered from its suites. The 12-storey building has been designed to put residents first, and great attention was given to the quality of views, spacious living and lifestyle amenities throughout the design process. The luxurious interiors at Aquabella are designed by the award-winning firm, II by IV. They boast spectacular views, quality modern finishes and expansive, open concept layouts.
Suites are perfect for families and couples that crave space, but love the condo lifestyle – residences at Aquabella have everything buyers want. Suites in the coveted Lakeview Collection start from $1 million and range up to over 4,300 sq. ft. in size. Aquabella will also feature an exclusive collection of townhomes. “With the combination of lakefront location, superior finishes, and well-designed spacious suites with expansive terraces, Aquabella will be one of our most luxurious buildings yet,” says Jim Ritchie, senior vice president, sales and marketing for Tridel. “We are offering a high-end luxury location along Toronto’s waterfront that offers buyers a wealth
of amenities surrounding Aquabella, and right at home.” Residents at Aquabella will have access to their own party room, dining room, state-of-the-art fitness centre, theatre room, landscaped rooftop terrace, outdoor pool and indoor and outdoor lounges. Those are in addition to the incredible amenities within the new Bayside waterfront community. When complete, the 13-acre master-planned Bayside community will include a collection of residential and commercial towers, vibrant pedestrian friendly streetscapes, a Water’s Edge Promenade, a 0.75-acre park and feature an animated mix of retail shops, restaurants, cafes, entertainment venues, and other lifestyle convenience outlets. Both Hines and Tridel are committed to furthering their Green building and sustainability efforts, and Tridel has won BILD’s Green Builder of the Year Award seven times, most recently for Aquavista in 2016 and for Aqualina in 2015. Like the first two phases at Bayside, Aquabella will be pursuing LEED Platinum Certification while the collective Bayside Community is pursuing a LEED Gold neighbourhood certification. “We are honoured to be continually recognized for our Green building practices and sustainable developments. Our work on Toronto’s waterfront is pivotal to the revitalization of East Bayfront, and demonstrates our commitment to building a better city, as well as to the province’s program for a smarter future,” says Ritchie. “Aquabella will be a shining example of indulgent living on Toronto’s waterfront, offering the perks of lakeside living without sacrificing the convenience of urban amenities,” Ritchie continues. Register now for luxurious lakefront living at tridel.com or visit the presentation centre at 261 Queens Quay East. The presentation centre is open Monday to Thursday 11am to 7pm, weekends from noon to 6pm and closed Fridays.

Sonic Condominiums at Eglinton and Don Mills is well over 50 per cent sold WHEN A CONDOMINIUM development breaks through the sizzling hot Toronto residential real estate market to be categorized as an unqualified success, the project must possess three key ingredients — location, quality and pricing. Those are the advantages of Sonic Condominiums, with the first tower now more than 50 per cent sold while still in its pre-construction phase. The two-tower project by Lindvest is conveniently located at Eglinton Avenue and Don Mills Road. Despite the initial sales success, a great selection of suites between 331 and 941 sq. ft. are still available at preconstruction pricing, starting from the low $200s. Many of those who have purchased a suite have seen the change in this neighbourhood and realize the exceptional long-term value of Sonic. Its location in the geographic centre of the GTA as well as transit are key drivers behind the emergence of the Eglinton and Don Mills area, and provide tremendous potential for long-term growth. The Metrolinx Eglinton Crosstown LRT has sparked the transformation of the area. The Crosstown LRT fills the gap between Eglinton and Don Mills, and stretches 19 kms across the rest of the city. This connects Sonic residents to the major TTC transit interchange of Yonge and Eglinton, providing easy access via public transit to downtown Toronto and the rest of the GTA. Sonic will also be steps away from the new Crosstown Ontario Science Centre LRT station. Sonic will be the first highrise condominium in the area, surrounded by nearby parks and trails of the Don Valley, the Shops at Don Mills and Loblaws Superstore and easily accessible to the Don Valley Parkway and Highway 401.

Designed by Page+Steele/IBI Group, the two sleek and contemporary towers stand above a shared three-storey podium in a park-like setting designed by award-winning landscape architect Nak Design. Perhaps the most outstanding feature of the development will be the impressive indoor and outdoor amenities that amount to more than 25,000 sq. ft., featuring a fully equipped fitness centre, men’s and women’s steam rooms, party and games room, theatre room, dining room and private entertainment spaces. The generous fourth floor outdoor terrace overlooks a surrounding large landscaped outdoor park which will be a key feature of the development. The terrace features private cabanas, barbecue, dining areas and a water feature. Noted Toronto interior design firm U31 has created suite designs which are fluid and functional with little wasted space to maximize efficiency in everyday living. Suites are available in studio, one- and one-bedroom plus den, twoand three-bedroom suites, boasting stainless steel appliances and the finest features and finishes, along with views of the surrounding greenery. Advice | CONDO SENSE
Elevator etiquette: The 10 Commandments
By Jane Herman
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE’S A CERTAIN AMOUNT of common sense when it comes to elevator etiquette. If you live in a highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.
10 Rules of elevator etiquette: 1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator. 2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled. 3. Hold the door for others who are running to catch the elevator — especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face! 4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons.
5. If you are first on the elevator or closest to the control panel, ask other riders what floor they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator. 6. When other passengers board, move a little to give everyone some personal space. 7. Avoid carrying out interpersonal conversations, be they face-toface or — particularly — talking on your cellphone. The elevator is not a phone booth. 8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.
9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around. 10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone. Riding in an elevator can bring out the best — or worst — in people. Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride! Advice | LEGALLY SPEAKING
Closing costs 101 By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN YOU CLOSE on your new home,
there are three groups who will come a-knockin’ looking for payment — the builder, the government and the lawyer. Your lawyer generally collects all of the necessary money from you and your mortgage company, doles it out to the builder and government, and keeps his cut. The builder will get paid the purchase price of the property from your mortgage company, less the deposit — which you’ve already paid. You may even get a credit for certain items called “adjustments” which will be reflected on a document called the Statement of Adjustments. HST payable, the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges are but a few examples. Review this document carefully and ensure you understand all the charges that you are required to pay. This is the final figure owed to the builder. The Ontario and City of Toronto governments also want their share, in the form of land transfer taxes and sales tax. There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Speaking of the lawyer’s account... First of all, you have to
“Remember, a large part of your closing costs is based on what you negotiate at the beginning of the purchase process.” pay the legal fee, whatever the amount you agreed to. You did have a pre-agreed fee, didn’t you? Then come disbursements, those monies expended by your lawyer on your behalf necessary to close the transaction, like registration charges, title insurance, couriers and searches. Be careful — it is here that someone may try to take advantage of you by charging high fax, mail and photocopy fees. Have your lawyer
justify all expenditures that don’t make sense. Remember, a large part of your closing costs is based on what you negotiate at the beginning of the purchase process. Advice | MORTGAGE ADVICE
The 5 biggest mortgage mistakes to avoid By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of
between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around for a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make
monthly payments, your mortgage won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than expected. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to anywhere between 1.5 and four per cent of the property’s purchase price. Alyssa Furtado is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Advice | BEFORE YOU BUY
5 things to know when buying a new condo By Greg Donnelly
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN BUYING A NEW CONDO, make
sure you do your homework. Here are five helpful suggestions when choosing a new place to call home. Get your money in order Get your mortgage pre-approved before checking out model suites so you have a better idea what your budget will allow. Don’t just take the lowest rate either. “Keep the completion date in mind,” says Realtor Warren Berg. “Independent brokers can usually only hold your rate for 90 days. Banks can lock in a rate for much longer. If your home won’t be ready in 90 days or less, you may be better off dealing with your bank.” Find the right area Location, location, location are still the three most important things in real estate. “While design trends will come and go, location is forever,” says Berg. Look for amenities like parks, shopping, and entertainment that are either in place or planned for your area. But also think of future resale value. “There are negative factors like overhead power lines and external noise that could discourage potential buyers.” Look past the lipstick “Just as you shouldn’t choose your spouse based solely on appearance, you shouldn’t choose your home without looking beneath the surface,” says Berg. Looking past the granite countertops and hardwood floors may
lead to more important discoveries. Does the heating system meet your needs? Is there a parking spot? Don’t let your wants distract you from the needs of day-to-day living. Rome wasn’t built in a day Good builders rely on quality tradespeople. The problem, especially in a booming market, is that good tradespeople are in high demand so it may take longer to get to your home, but it is well worth the wait. “A reputable builder knows taking extra time to do the job right will save you headaches and themselves money in warranty and service costs,” says Berg.
Cheapest may not be best “Price and value are completely different concepts,” says Berg. “When I was a kid, buying the cheapest bubble gum seemed like a no-brainer. I saved 10 cents on every pack of gum. At the time, 10 cents was enough for me to choose gum that tasted a lot like soap.” Taking the cheap option in your home may lead to doling out more cash in replacement costs down the road. Greg Donnelly is a former broadcast journalist and TV producer who now does freelance writing while doing his main job — being a stay-at-home dad to his two daughters.

The development industry prepares to get smashed at 2016’s hottest fundraiser CRISP YOUR TENNIS WHITES, grab your paddles and start practicing your backhand because this year’s Smashed Ping Pong Tournament and after party is just around the corner. Presented by Zancor Homes and Lifetime Developments, the fifth annual Smashed fundraising event will be held on Friday, September 30 at a brand new location. Smashed will take place at Rebel Complex — Toronto’s hot new entertainment venue at the site of the former Sound Academy, located at 11 Polson St. in the Lower Don Lands, just south of Toronto’s historic Distillery District. “After an extremely fun and successful event in 2015, the industry has been buzzing about Smashed for months now; with all this excitement, this is sure to be our biggest and best year yet,” says Brian Brown, co-chair of the Smashed Charity Ping Pong Tournament and Event, and Lifetime Developments’ vice president. “We are really excited about the new, neverbeen-seen before Rebel Complex location. It will be a refreshing change up and the bigger venue will allow us to have more people joining the fun for a great cause.” General Admission tickets can be purchased in advance for $200 or for $300 for those competing in the Ping Pong Tournament; all ticket prices include an open bar.The Smashed event dress code is Tennis Whites. Doors will open at 6pm, and the Ping Pong Tournament will begin promptly at 6:30pm. Once the balls stop spinning and bouncing, the after party will open up at 9pm. The Smashed Ping Pong Tournament is one of the development industry’s hottest events, and has seen an incredible amount of support from the building

community over the last few years, having raised over $350,000. “We are extremely impressed by, and grateful for, the participation of so many who have helped make Smashed such a hit, year after year,” says Brian Brown. “The generosity of those supporting the event, including members of the development industry and friends of Lifetime and Zancor, has always been overwhelming and demonstrates a shared concern for Torontonians in need.” While the event has been a resounding success thus far, Lifetime and Zancor are just getting warmed up. The developers are going bigger than ever this year and have set this year’s fundraising goal to $250,000, hoping to smash their record from last year. The proceeds raised at this year’s Smashed event will benefit the Lifeline Foundation, Make a Wish Foundation, and Free the Children. Lifeline was founded by Lifetime Developments in 2014 with the goal to provide aid and support for Toronto’s vulnerable and at-risk communities by raising awareness and funds, and by facilitating various hands-on initiatives and on-the-street activities to improve the lives of those at risk. Lifeline is dedicated to building healthy communities and uses the funds raised to support local organizations and initiatives with an emphasis on homelessness, at-risk youth, food bank services, counselling, and educational services. If you’re unable to attend Smashed this year, donations can still be made to Lifeline by visiting www.lifelinecares.ca. A variety of sponsorship opportunities for this year’s Smashed event are still available. Please visit the Smashed Ping Pong website to find out more and download the sponsorship package. Visit www.smashedpingpong.com for further details on the event and to buy your tickets now. See you at Rebel on September 30th!

Advice | VALUE ADDED
These home upgrades are your best return on investment you can include in your build that may seem appealing at the outset. These items may include several cool and innovative features and products that appeal to the average home or condo owner due to the instant gratification of enjoying such an item. Unfortunately, these are not always value-based upgrades for the build. Instead, these upgrades focus on the final finish as opposed to the addition of another desirable feature or best practice construction. In order to avoid losing sight of value in the whirlwind of selections and upgrades, check the accompanying list of home improvements, based on return on investment. Keep these returns in mind as they can help you start with a solid base when completing investment projects.

UPGRADING YOUR HOME IS, without doubt, an endeavour undertaken with the intention of producing a higher standard of living for yourself and your family. This process is always an exhilarating and creative one that allows you to customize your living space into exactly what you dreamed of. As you review the countless home magazines and home style blogs, the choices will start to pile up leaving you with a long list of options that

At resale, for example, the difference in the quality of your selection can be quickly recognized and reflected in the final sale price. These figures represent the typical return on invest for different areas of your home and despite being very simple, can lend a good train of thought when completing your next home improvement project. As you can see, there is a clear path to success that you can follow within this information as you can simply select to upgrade the items that provide the highest return. That plan can work and, despite the fact you receive a significantly smaller return on investment for some of the less apparent upgrades, these features are often equally apparent as a whole when considering the sale of the home you are renovating. It is because these features support a clean and crisp final product that many buyers will be looking for to ensure the renovation was not completed in the cheapest manner possible. This may include upgrading the insulation to today’s building code if you have the opportunity before enclosing the walls with drywall. There is a fine line to walk when choosing the finishes to invest in that will provide you with the best return for your money through both the sale of your home and the creation of equity for a “forever home.” Regardless of your vendor, ensure that you consult a professional design-builder who is able to provide you with a clear plan to achieve these value based goals.

STAFF AT GEMTERRA Developments Corporation raised more than $15,000 in donation for the Princess Margaret Cancer Foundation, one of the top five research facilities in the world. Motivated to make a significant contribution to the world leading cancer research facility headed by Dr. Tak Mak, the charitable team at Gemterra took to the streets of Toronto for a 25-km walk, braving the rain, and walking collectively for 175 km at the OneWalk Toronto. “The research centre means a great deal to our team, many of whom have been affected by cancer, in one form or another,” says Yan Wang, president of Gemterra Developments Corporation. “Raising

money for this cause and participating in this walk has been extremely rewarding, and we’re excited to make this a Gemterra tradition.” “We are extremely grateful to the community of walkers, sponsors, donors, crew and volunteers for their dedication and support,” says Paul Alofs, president and CEO of The Princess Margaret Cancer Foundation. “We have been walking 14 years to conquer cancer, and our walkers have helped raise an amazing $162 million for the Princess Margaret Cancer Centre. This year, in the second annual OneWalk to conquer cancer, 3,555 walkers have raised $6.5 million.” Gemterra Developments Corporation is a family owned and operated Canadian Company established in Ontario in 2010. DESIGNING YOUR
CHILD’S ROOM FOR TODAY AND TOMORROW
By Jo Alcorn
DESIGNING A CHILD’S room can seem like a daunting task that comes with a hefty price tag. Add in the belief that a child’s room needs to re-done every few years as they grow and their tastes change, and this task goes from daunting to discouraging. But it doesn’t have to be! First and foremost, think long term. The design should incorporate elements and furniture that can grow with your child through their years, carrying them from childhood to tweens to their teen years. Don’t get carried away with a character themed room; think more generic, with colour choices and include small, replaceable (read: economical) objects to incorporate their latest character obsessions. In each of the tween rooms that I recently worked on I created reading zones. In the girl’s room I included a great HomeSense find – this chair and pink puff will be ideal for entertaining friends when that time comes; but for now, we’ve added a faux sheep skin to make it the ideal spot for her curl up with a favourite book and drift off into fantasy land. I also added in a great reading light from Bouclair. In the boy’s room, I wanted to add a zone where he could read, play games, hang out with friends,
and act as an extra sleeping spot for guests (pending their age and size). This lounge chair from IKEA was the perfect fit and durability for a child. It provides a relaxing spot to kick back with his feet up, for reading alone, or for curling up with a parent. This chair’s purpose can be transformed as he grows up, and might even move out with him! Storage for kids is key. They have

so many little toys, gadgets and books that it’s great to be able to stow them away so the floor doesn’t become a clutter zone. In the girl’s room I chose chest storage with pull …continued on page 74

out bins and doors from IKEA. This is another piece that is really timeless. You can fancy it up in the early years to be a dress-up station, while in later years it can be used for clothing storage, art supplies and more. The bed I selected for the boy’s room has a desk under it and tons of storage (Stuva Loft Bed from IKEA). There is open shelving where we
added in bins for toys and books – and a side closet that can be used for clothing or more toys. Play with textures and colours – don’t get stuck on the traditional. Allow smaller accessories to be the themed items so they can easily be changed and updated as your child grows. Patterned baskets allow for quick clean-ups and add some
fashionable elements to the space. Fun pillows and throws are budget friendly and can transform the design and mood within seconds. For instance, in the girl’s room I chose HomeSense bedding from their adult line, which is feminine by not childish. Also, going with the double size instead of twin means the bedding doesn’t have to be changed when she’s ready for a bigger bed. For the boy’s room, I chose to work with a light gray paint from Para, knowing that this room will need to age well and be cool for many years to come. The natural grey is a colour that allows the room to feel warm but is not the focal point in the room. Using a lighter colour on the walls allows the pieces within to standout. As he grows and refines his tastes, these grey walls will coordinate with future room modifications. I love to bring colour and life into a room through artwork; it’s an easy way to update and refresh any space. It also adds a personal touch by including drawings and artwork created by the room owner. For kids who love to draw or paint, having a home for their masterpieces, and one that can be updated at whim, adds a touch of their own personality to their room. Have fun shopping and creating your child’s ideal room for now and the future. This is the space where your child will dream, read, dress and grow, so go ahead and enjoy designing this space for them.

FOR THOSE OF YOU WHO lived as
adults through the 1980s, you may view wallpaper as a thing of the past. But, if you are buying a new home, or faced with the challenge of decorating a new space, wallpaper may be front of mind. Wallpaper is coming back, but not in the way you may think. It has been reinvented and has become trendier than ever. As we said goodbye to balloon curtains, high hair and neon colours, we thought wallpaper was on that list as well. It turns out, wallpaper manufacturers are very savvy marketers, and their efforts are reflected in today’s interior design. Wallpaper has moved past chicken boarders in the kitchen, large and bold floral patterns, or entire rooms covered in the same look. We are seeing wallpaper used in new and exciting ways. There is now textured paintable wallpaper, wallpaper for focal walls, or fun designs that can be used in small spaces. The powder room is the best place to have fun and experiment with colour, texture and new designs. It is
a place where you can shut the door and walk away, but your guests will love your efforts. One of our favourite powder rooms was done in all-black wallpaper with trendy light and bathroom fixtures. Because powder rooms are on the smaller side, going with a dramatic colour or pattern is not too overwhelming. We also use wallpaper a lot to create a focal wall. Again, we are seeing things in wallpaper we have never seen before. There are large shapes and patterns that can be applied to the wall individually. Also, the focal wall doesn’t have to be a full wall, it can be a section or maybe it is a design that carries over slightly to the adjacent wall. Anther trend in wallpaper is the introduction of metallics. Gold has been huge for the last couple of seasons and this has also been evident in wallpaper. There are endless examples from neutral wallpaper peppered with gold geometric shapes to black wallpaper with large gold fans. And, since wallpaper is no longer themed, these can be used in just about any room in the house! Faced with the task of decorating a completely new space, sometimes it pays off to take risks and think outside of the box. Using wallpaper lets you do both. Not only have there been advancements in the wallpaper

In this powder room, we went with a strong wallpaper from Graham and Brown (grahambrown.com), that features large horizontal lines to create visual contrast. ABOVE RIGHT

patterns, but also in the product itself. Most companies have prepasted wallpaper that lasts longer and is more durable. A nice added bonus is the grid on the back that a lot of companies are using. This allows the homeowner to ensure straight cuts when lining up to an edge or matching the pattern on the next sheet. If you are unsure of your abilities, you can always hire a professional to apply it as well. However you decide to decorate your new space, just make sure it is something that you love and that speaks to you, after all, you have to live in it.

Advice | MONEY MATTERS
Guide to building a budget By Gail Vaz-Oxlade
PEOPLE TELL ME they don’t know how to make a budget. Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things. So I’ve created a step-by-step plan. Using this plan and Gail’s Interactive Budget Worksheet (gailvazoxlade. com/resources/interactive_budget_ worksheet.html), you can build a budget that will tell you how you’re doing and how much to stick in the jars if you’ve decided to live on cash.
Okay, here we go. 1. On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto for your monthly net income. If you’re paid on any other schedule, you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like).
2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular — like an annual bonus — do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras — things you don’t have to pay for if the bonus doesn’t materialize. …continued on page 82

…continued from page 80
5. Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/ lease. Put it under “debt repayment.” 6. Now look at the bottom line on the budget — the line that says Income – Expenses. What do you have left? Whatever it is, that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: You can go back and cut expenses. Yup, even in fixed expenses you can find places to cut like cell phone or cable. You can make more money. Work harder, work smarter. Get a second job, a third job, a better job. That’s your budget.
Two more things: 7. You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash.
MORE ADVICE ONLINE ypnexthome.ca/news/advice
3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account. 4. We’re going to skip down to
“saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and is the minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100.
8. You’ll also see your percentages automatically calculated. The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing. (That includes mortgage/rent, condo fees/ maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line. It’s your money. You can do anything you want with it except spend more than you make.

HOW TO BUY A NEW COUCH:
Tips from an EQ3 pro By Jackie Marchildon
DO YOU REMEMBER THE FIRST TIME you bought a new
couch? For me, the time came when the pull-out couch I stole — I mean, was given to me by my parents — finally wore out. The seams had split on one of the cushions, the metal pull-out section sat so low under the couch that it scratched the floor and we had pillows shoved under the cushions to try to make it more comfortable. The couch had survived multiple moves, including a twohour drive from Penetanguishene to Toronto in light rain. Even at that point, it had already been stitched up by my stepmom and was something like 15 years old. It had a good run. But it was time to go. Of course, shopping for a new couch is no easy feat. What kind of frame should you opt for? Should you choose fabric or leather? What size is suitable for your space? How do you buy on a budget? There is a lot to consider when you’re looking for a new couch. This is where Clifford Goodwill comes in. Clifford is EQ3’s
director of interior design and store planning. He looks after the floor plans for stores across Canada and the United States, and takes care of the interior design for upcoming store openings and helped me out with a few tips. » What is the first thing to think about when buying a new couch? How do you want your space to function? Is it primarily a room for entertaining guests, being entertained in front of the TV, or does it need to function as both? Fabric or leather? Leather might be more cost up-front, however, it can be easier to care for — especially if you entertain or have kids. My biggest suggestion is to not restrict yourself to what you think you want or need — start shopping and see what is available. Talk to the sales associate and learn about all your options because they are often not all shown on the floor. …continued on page 86

» What do people often overlook? I think people often overlook the options available and select a sofa without considering other configurations. It’s not like walking through a clothing store and not buying something because the size isn’t there — ask questions! Think about how you want to use your space — and your new sofa — to best suit your needs. Many of our sofas come in two widths, apartment sofas, love seats, chaises, or completely configurable sectional components. Because of these options, EQ3 provides free in-home consultations to help our customers make that final decision with an expert. Secondly, people often forget to ask, “Where is this made?” or “What type of foam construction is used?” and “What is the frame made of?” It can be easy to focus on the look of the piece and forget about the construction details inside. » What kind of couch frames exist? What’s the difference? A sturdy frame means a longlasting sofa — which is why EQ3 has a lifetime warranty on all of our hardwood frames. Soft woods are low cost, but can warp and crack over time. Joinery is key — make sure never to buy a sofa held together solely by staples, nails or glue. » What fabric do you suggest? Last year we introduced Jet, our Italian performance fabric in eight colour options. This fabric is made of an inherently flame retardant polyester — removing the need for chemical treatments. With our supplier, we developed herringbone and houndstooth patterns that are exclusive to EQ3. These patterns are perfect for custom pillows or accent pieces like ottomans. We also recently introduced Lana — a 70 per
cent reclaimed wool blend in eight colours. It’s like wrapping your sofa in a sweater.
Clifford says: • Avoid purchasing a sofa if you don’t know how it is constructed • Avoid purchasing a sofa based purely on price or looks • Avoid purchasing a sofa that is too big for your space
» What do you suggest for small spaces? A smaller space does not necessarily limit your choices — many of EQ3’s upholstery collections come in two sofa widths, apartment size sofas, and loveseats. Avoid pieces with larger arms or a deep seat and select lighter fabrics or leathers. Our Eve collection in the 22-inch seat depth is perfect for smaller spaces. Chairs can take up too much room in a smaller space. Instead, pair your sofa with an upholstered ottoman with storage that can double as seating if needed. If you live in an apartment with a small elevator or a home with a narrow staircase, consider purchasing sectional components instead of a single sofa.
effect. It’s incredibly comfortable. Note: Because the pieces are sectionals, you can basically purchase as many as you want so there’s no limit to how long you can make your sofa!
» What do you suggest for bigger spaces? For a big space, I would go with the Morten collection sectional, it’s a completely configurable sectional so all the pieces are movable. In our recent catalogue, we show it in three different colours, so there’s a tricolour
» What can you suggest for someone on a tighter budget? Our Stella sofa in fabric starts from $799. This collection has a low profile and compact design perfect for smaller spaces. Like all our sofas, the pieces are made and designed in Canada.

Inspiration | DESIGNER ADVICE
The fully furnished
BATHROOM By Yanic Simard
WANT THAT PEACEFUL SPA
atmosphere in your highrise urban home? Modern furnishings and minimalist design are a good starting point for a blissful bathroom. However, when we go too clean with our ensuite treatment, sometimes the space can begin to feel less calming and more clinical. With these tips for introducing inviting furnishings, you can add a little warmth to your washroom space and rediscover true relaxation.
Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form which can tuck away when not in use to save space.
Chair » Similar to a stool, a chair placed in the bathroom helps tie the space back to other areas of your home, with the added benefit of providing the perfect place to drape clothing or a towel. » Choosing a transparent plastic, polished aluminum, clean white or an open shape (like a classic bentwood bistro chair) will help
88 YPNEXTHOME.CA
TCG 09-24-16_Master.indd 88
2016-09-20 3:27 PM
keep the look light and airy. As with stools, choosing an outdoorfriendly design will ensure the piece can handle a little ambient moisture, and many outdoor options come in powder-coated metal or tinted acrylic for a hint of colour. » If you have room, a small sofa, club chair or chaise creates a look of true luxury, dramatically blurring the lines between spaces and evoking the atmosphere of an elite spa.
Cart » A multi-layered cart is an excellent place to store toiletries and other bathroom essentials in a way that’s both beautiful and convenient. It’s another design-approved idea I put to the test in my own home! A cart can easily move out of the way or pull closer to the vanity, and perches perfectly under a window or in a corner without blocking elbow room like a full-height cabinet would. » Use simple jars, drinking glasses or open vases to store items like cotton swabs and toothbrushes, and baskets or boxes for items you want hidden, with space left for rolled towels and an occasional fresh bouquet. » To get that unexpected charm, skip the “bathroom carts,” opting instead for a metal bar cart (especially a vintage find) or a wellsealed butcher-block kitchen cart and boldly repurposing it.
Chest » If you have room for nothing else, you can always create a furnished look in your bathroom by replacing a minimal or built-in vanity cabinet with a chest of drawers or vintage console.
MORE INSPIRATION ONLINE ypnexthome.ca/news/inspiration
» Since a sink can be installed in virtually any furniture piece with the right height and basic structural shape, think outside the box for items that can work, such as a writing desk or old wine barrel (with an added stone top). Just ask the shop to hold the item while you confer with your plumber!
» Look to places like Habitat for Humanity ReStore or other second-hand stores for furniture pieces with a story that just need a little refinishing (which you can then have applied in the form of a bathroom-friendly paint or sealer) rather than extravagant antiques.
