Giving back GTA builders & Habitat for Humanity By Bryan Tuckey WHEN THE OPPORTUNITY came

along to help build a home for Habitat for Humanity GTA recently, I couldn’t resist. Every year, BILD members volunteer to spend a day on a Habitat construction site building homes for partner families. It’s a very rewarding experience, and I felt privileged to join this year’s group of 20 volunteers at Habitat’s Brimley Road in Toronto’s east end, where 15 townhomes are under construction. I was thrilled that most of the volunteers belong to our association’s “yBILD” segment – industry professionals under the age of 40, who dedicated a full day away from their busy schedules to give back to the community. Many of us had limited construction experience and some of the group had never used power tools before. Luckily Habitat’s team of crew leaders was quick to assign us tasks that best fit our skillsets. We were broken up into

groups and tasked with painting, trim work, concrete mixing and pouring, rebar cutting and fire stop installations in the underground garage. It was a lot fun, but it was also hard work. The experience really made us appreciate the amount of effort it takes to build a home. This is something all Habitat partner families learn on their way to homeownership. Each family is asked to contribute a minimum of 500 hours of volunteer “sweat equity” towards the construction of their home, or on a variety of other Habitat projects. Partner families also attend educational workshops to learn about the responsibilities that come with homeownership. One of those is making timely mortgage payments. Habitat does not give homes away

for free. In addition to sweat equity, families must pay a fair marketvalue mortgage. What’s different about these mortgages is that they are owned by Habitat GTA, have no interest and require no down payment. BILD is proud of its partnership with Habitat for Humanity GTA, and our members have been building homes for partner families since 2003. We do this because we are strong believers in the value of homeownership and the benefits it brings to families and communities. A recent study conducted by Habitat for Humanity Canada showed that owning a home contributes to a Habitat family’s improved economic stability, children’s education and overall health. Research has shown that after becoming homeowners, a large majority of families reported improvements in their children’s school grades and social lives. Many families also began to help give back to their community through volunteering.

Condos: finding the best fit A good first choice for a first home By Barbara Lawlor

TIME AND AGAIN, owning real estate

has proven to be a wise investment. If you have not yet entered the homeownership marketplace, now would be a good time. Mortgage interest rates continue at low levels, and this single-digit rate phenomenon will come to an end some day. When you shop for a condo, think ahead and do some research so you find the best fit for your budget and lifestyle. Spend some time online checking out builders and communities in the area where you would like to live. Location is important in so many ways, from how convenient it is to get to shopping, schools and other amenities, to your work commute. Explore each building’s proximity to public transportation and highways. Will the condo feature a car-share program

and facilities to store bicycles? Even better, can you walk to local shops and services? If you do not have to own a vehicle, that leaves a lot more potential for how much condo you can afford. Consider the architecture as well. You need to feel comfortable coming home to your building. Pay careful attention to the amenities included in the building. Remember that amenities are one of the major reasons why condominium living is so much fun. You can access fitness facilities, party rooms, theatres, pools and/or a raft of other common areas that are uncommonly beautiful. These amenities expand on your living space and eliminate the need to leave home to entertain, exercise and socialize. When you are deciding what you can afford in a condo, be careful to count square footage as only one of the parameters. The layout of your

suite will actually be more critical to how livable it is for you. If the builder has provided a model suite or two, all the better! Walk through models in person whenever you can to get a true idea of the suite’s practicality and potential. When it comes to the bottom line, ask questions. Is the builder offering any special incentives, capped mortgage rates or bonus offers? Take advantage of every financial opportunity that comes your way. Whatever you decide, my advice is to buy new and buy now. Your options depend on your budget, and remember that you may be able to create your perfect surroundings with standard options. Remember that when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes.

Two-thirds of Canadians fear an interest rate hike WITH THE BANK OF CANADA, in its Sept. 9 rate announcement, holding its benchmark interest rate at 0.5 per cent, higher lending rates and growing debt may be top of mind for some Canadians. But perhaps it should be. According to BMO’s Annual Debt Report, almost two-thirds of Canadians carrying debt (64 per cent) would be stressed if interest rates rose two percentage points. One-quarter (25 per cent) would be “very stressed.” Despite the distress, Canadians remain optimistic about the pace at which they can pay off their debt, and almost half plan to increase their debt in the coming year.

Canning adds that managing debt is a simple concept, but can be much more challenging in practice. Working with a financial planner to help assess your spending patterns and determine priorities, such as paying down debt and saving for other goals, can make the process easier.

4 TIPS to pay down debt faster Choose a shorter amortization. The shorter the borrowing period, the less you’ll pay. Do your homework. Research to find the best rates on products such as mortgages and secured lines of credit to ensure you keep costs as low as possible. Build a realistic budget. Developing a detailed budget that incorporates everyday expenses and debt repayment helps provide a clear picture of your financial standing. Building in funds for contingency spending can help you stick to a plan and avoid getting discouraged. Manage credit card debt. Pay down credit cards, beginning with those that carry the highest interest rate, and consider using a low rate card for purchases. Getting your house in order By Jayson Schwarz WHETHER YOU’RE purchasing a

home for the first time, are a seasoned buyer moving in the market or purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider in order to ensure that your house is in order. 1. How will I hold the title? If more than one person is buying the property, it is necessary to decide how they will share the title. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” This means that upon the death of one of the parties, the remaining party automatically

becomes the owner of the whole property without having to inherit it or have it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” Here each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage of the ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go to see your lawyer. 2. What about a will? If you have a will, is it up to date and does it represent your current situation or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something

happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of your assets, and will allow you to determine how you are to be buried. A power of attorney is used when you are physically or mentally incapacitated – there are two kinds. The first is for your body (what care will you or will you not receive?). Your representative will determine that. The other is for the management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. What about insurance? You will need insurance for the house. This is a great time to look at life and disability insurance, and determine if you should be insuring your mortgage in case something happens to the major wage-earner.

AT FIRST GLANCE, walking away from your condo for a holiday or business trip may seem as simple as that, but if you skipped a few key steps, your return could be financially crippling. In a real-life nightmare, a Toronto condo owner returned after a vacation to discover she was on the hook for tens of thousands of dollars because her washing machine had flooded the five units below her and she hadn’t complied with her insurance provider’s stipulations. Intact Financial Corporation, Toronto, notes each building has a standard unit bylaw that specifies what is covered by the condominium and owner’s respective insurance policies in addition to detailing what the builder included as standard in terms of flooring, cabinetry, fixtures, etc. Always check your particular

building’s standard unit bylaw before obtaining insurance, which might include coverage for betterments and improvements to the unit (e.g. marble countertops, appliances) as well as additional unit protection if the condominium corporation is inadequately insured. Unit owners may also consider loss assessment coverage in case the building’s coverage is inadequate and will always require contents coverage. Intact notes that an extended absence due to vacations does not affect coverage on losses due to burglary, theft and fire, however, there could be limitations regarding waterrelated damage. A regular review of the policy wording, including limitations, exclusions and responsibilities, and checking with the insurance broker/ agent is strongly recommended.

Water-related damage — for example, leaks, burst pipes, overflows and drain back-ups — tends to be more common than issues related to fire, wind, smoke, hail or explosions. During the usual heating season, many insurers who follow the IBC’s recommended practices require homeowners who will be away from their units for more than four consecutive days take one of the following precautions to ensure their coverage remains in force: » arrange for someone to enter the unit daily while the owner is away to check that the heating is working and that there are no leaking, frozen or burst pipes, or » shut off the water supply and drain all the pipes and domestic water containers, or » arrange for the plumbing and heating system to be connected to a monitored alarm station that provides 24-hour service

To-do before departure 1. Be informed: Find out from your property manager and insurance broker how soon after your departure the insurer requires the checks to start and what they need as proof the checks took place. Get it in writing. 2. Pre-trip shut-offs: Turn off the main water supply to the unit and drain all pipes and water tanks. 3. Unit checks: If your building doesn’t offer unit checks, ask a neighbour or friend to do it. Tell them what they need to check and how to record it..

Cityline expert and colour aficionado Leigh-Ann Allaire Perrault this year joined forces with Glen Coyle, a contractor at Mike Holmes “Make It Right” to create an adult colouring book table using Rust-Oleum’s clear dry erase paint and Chalked Paint in linen white and charcoal. They even cut out holes to hold pots for the weterase markers and dry-erase crayons. Melissa Davis, the interior designer from HGTV’s Income Property, took a traditional metal legged dining table and transformed it into a something whimsical and a place where children would love to eat. She painted the legs gold and used white paint to refresh the table before adding the outline in gold for four place settings.

David White of David White Designs selected a traditional oak table and after repairing and reinforcing it, he transformed it into a rustic farminspired table using sandpaper and Rust-Oleum Chalked paint. A French Neoclassical style mahogany dining table, its Louis XVI design evident by its six tapered column legs with crested decorative metal capitals and brass casters, was a true ‘catch’ when interior designer Evelyn Eshun found it on her first trip to Habitat for Humanity ReStore in search of the perfect Table-tastic piece. She gave this classic beauty a mod/glam look while staying true to the period. The traditional design proves to be timelessly perfect in a traditional or contemporary styled interior even with a fresh coat of white and grey paint from Rust-Oleum. To clean and degloss the table surface, Nicholas Rosaci, designer and DIY expert from Cityline started with Rust-Oleum’s Krud Kutter with light sanding before priming the surface with Painter’s Touch sandable spray primer. He also painted the back and underneath of the table. The table base and top were painted in wide and narrow contrasting stripes using Rust-oleum’s Painter’s Touch Hi Gloss white and black latex paint and the daring diagonal X pattern on the table top was complemented with details of liquid metallic gold spray paint for an extra elegant edge. He reinvented his table by incorporating two of the season’s hottest trends – classic black and white stripes and gold for a graphic and fashion forward esthetic. The end result is a beautifully finished dining table that makes a grand first impression that seamlessly integrates into almost any décor. All entries will be displayed at the Toronto Fall Home Show from October 1 – 4, at the Better Living Centre, Exhibition Place and the winner will receive the grand prize of a $500 Visa Card, which will be selected based on public voting prior to the show. The table will be sold in support of Habitat for Humanity GTA and ReStore.

Multi-media art exhibition installed at HighPark Condominiums By Marlene Eisner

conception to completion, but on Sept. 17, HighPark Condominiums finally become home to an innovative multi-media public art installation. Builder/developer Daniels Corporation unveiled a permanent threecomponent art project called We Are All Animals, created by Elle Flanders and Tamira Sawatzky of the Public Studio, a collective art practice of Flanders, who is a filmmaker, and Sawatzky, who is an architect. “The opportunity to work with Toronto’s arts community is near and dear to our hearts at Daniels,” says executive vice-president of the Daniels Corporation, Niall Haggart. “Through an intense consultation process and competition, we selected Public Studio for its brilliant interpretation of this special setting, and for its mentorship component, which involved working with OCAD University students. Public Studio went above and beyond to create a stunning interpretation of the HighPark Condominiums lifestyle that engaged the greater community by involving emerging artists in the process.” Commissioned as part of the City of Toronto’s Public Art Program, the installation, located at 1830 Bloor Street West, is designed to serve as a bridge between the HighPark Condominiums courtyard and neighbouring High Park, all while reflecting the relationship between urban environments and nature in a hyper-connected digital world. The integrated work consists of three pieces that address the confluence of ecology, urbanism and technology: A large LED screen (22ft x 9ft) that is a landscape tableau of trees, animals and terrain depicting a High Park scene that has been modelled and rendered in digital gaming software.

Expressed in a real-time environment, changes occur at the same speed as they would in nature; three slightly larger-than-life coyotes, hand-carved from limestone and shaped with hard edges, as a digitally-rendered model would be in its first stage of construction; and a long bronze bench inscribed with the name of the installation. The lighted bench highlights the words from within and at both ends. Students from OCAD University collaborated on the project, allowing them a unique experiential opportunity. For Public Studio, the project reflects

a true integration of what’s real in relation to the virtual world in which we live. “As an architect and filmmaker duo, we wanted to find a way to integrate current technology and the prominent role screens now occupy in our culture, merging the real world with the virtual,” explained Flanders and Sawatzky of Public Studio. “Like the city around it, We Are All Animals is constantly changing — we felt we wanted to create a new kind of public art work that moves beyond the sculptural and that will never be viewed the same way twice.”

But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities are among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Canadian home sales little changed in August By YPnexthome staff

CANADIAN HOME SALES activity posted a small monthover-month increase in August 2015, according to statistics from the Canadian Real Estate Association (CREA). The national average sale price rose 8.7 per cent on a year-over-year basis in August; excluding Greater Vancouver and Greater Toronto, it increased by 4.2 per cent. The number of homes trading hands via MLS systems of Canadian real estate boards and associations edged up 0.3 per cent in August 2015, compared to July and remains near levels that have changed little since reaching a fiveyear high in May. Sales were little changed on a month-over-month basis among all local markets in August, with an even split between markets posting increases and those with declines. “August marked the fourth month in a row for strong and stable national sales activity,” says CREA president Pauline Aunger. “While home prices increased in British Columbia and in the Greater Toronto Area, they have been holding fairly steady in many other parts of the country for some time now. All real estate is local and realtors remain your best source for information about sales and listings where you live or might like to in the future.” “Prices continue to rise in Ontario and British Columbia, where listings are either in short supply or heading in that direction,” says Gregory Klump, CREA’s chief economist. “August also provided early evidence that modest price growth is re-emerging in some markets in Quebec and New Brunswick. The continuation of low interest rates is supporting home sales and price trends, and is likely to keep doing so for some time.” Actual sales were up from year-ago levels in a little over 60 per cent of all local markets, led by the Lower Mainland region of British Columbia and the Greater Toronto Area. Sales in Calgary continued to post the largest year-over-year declines after having run near record levels there last year. The number of newly listed homes edged up by 0.5 per cent in August compared to July, led by gains in Edmonton and the GTA. The national sales-to-new listings ratio was 56.7 per cent in August, down slightly from 56.9 per cent in July. A sales-to-new listings ratio between 40 and 60 per cent is generally consistent with balanced housing market conditions, with readings above and below this range indicating sellers’ and buyers’ markets respectively. The ratio was within this range in a little under half of local housing markets in August. More than one third of all local markets breached the 60 per cent threshold in

August, comprised mostly of markets in British Columbia together with those in and around the GTA. Two-storey single-family homes continue to post the biggest year-over-year price gains (8.8 per cent), followed by one-storey single-family homes (6.09 per cent), townhouse/row units (4.3 per cent) and apartment units (3.1 per cent). Year-over-year price growth varied among housing markets tracked by the index. Greater Vancouver (11.96 per cent) and GTA (9.9 per cent) continue to post by far the biggest year-over-year price increases. Year-over-year price growth in the Fraser Valley accelerated to about seven per cent, while Victoria and Vancouver Island prices logged year-over-year gains of about five per cent in August. Prices in Calgary were flat on a year-over-year basis in August, marking the first month since September 2011 of no year-over-year price growth. Prices in Saskatoon also ran roughly even with year-ago levels. Elsewhere, home prices were up from August 2014 levels by about 1.5 per cent in Greater Montreal, by about one per cent in Greater Moncton, and by about 0.5 per cent in Ottawa. Prices fell by about 3.5 per cent in Regina, extending year-over-year price declines there that began in 2013. The national average price for homes sold in August 2015 was $433,367, up 8.7 per cent on a year-over-year basis. The national average price continues to be pulled upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s most active and expensive housing markets. If these two markets are excluded from calculations, the average is a more modest $338,755 and the year-over-year gain is reduced to 4.2 per cent.

Debt: 10 things you should know By Ben Myers

GETTING INTO DEBT CAN BE A scary thing, but I truly believe there are good debts and bad debts. I’ll never regret taking on a student loan to get my university degree, and I don’t regret my mortgage, as I need a stable and reliable place to raise my family. I’m sure many of you are like me when it comes to credit cards, a little too happy-go-lucky with the plastic – that’s the bad debt. That is why it’s hard to determine if the high debt-to-disposable income figure that is paraded about on a monthly basis is a sign of impending doom for the Canadian economy, or prudent Canadians using credit and debt wisely to invest in their future. Here are 10 things to take into consideration: 1. Many of these studies on debt ignore interest rates. Canadians can take on more debt and keep their monthly costs the same with lower borrowing costs. 2. The net worth of Canadians is rising much faster than their debt liabilities. 3. The average credit score for Canadians seeking debt financing has been trending upward for five years. 4. Better technology has created a system that can better access the credit risk of borrowers and allowed more folks on the margin to qualify for loans, which increases the debtto-income ratio. 5. Fifty-six per cent of Canadians reduced their debt in 2015 according to a recent study, up from 49 per cent and 51 per cent in the previous two polls.

6. Demand for mortgage and consumer credit has slowed over the past four years to one-third of the level prior to the 2008/2009 global financial crisis. 7. The Bank of Canada stated that the percentage of household disposable income allocated to required payments on mortgage debt has been relatively stable for seven years. 8. Mortgages with loan-to-value ratios above 80 per cent have fallen since the last recession, and the average first-time homebuyer is now putting down 21 per cent on a resale home in Canada. 9. Only three per cent of the Canadian mortgage market consists of non-prime borrowers. The

large sub-prime market was one of the culprits behind the US housing meltdown. 10. We weary of comparisons to the United States — different tax implications, very different country. There are plenty of countries that have had much higher household debt levels than us for nearly a decade. In a poll conducted by Fortress Real Developments of other residential housing developers in Canada, none of the respondents indicated that high household debt was a top concern of theirs regarding the health of the domestic real estate market. “Fall” into your organizing groove By Hellen Buttigieg

WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.

What’s in your freezer? An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths.

Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and wellventilated area. Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or

twice a month in the back of the cupboard or in labelled boxes. For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.

In a city where launching a new neighbourhood has become sport, this savvy, young start-up is instead targeting iconic, supply-constrained ‘hoods, steadfastly taking on the heavy lifting of slowly modernizing classic pieces of Toronto. North Drive’s premise is straight-forward: create high-quality real estate directly for end users; control the sales experience; select locations close to transit; and focus on improving the local urban fabric. “We know Bloor West, having spent our whole lives here, and we believe that if we

estate industry with ingrained backgrounds in finance and development before joining together officially. Now having zeroed in on new-build residential, North Drive shows no interest in following industry trends. It’s not the first time this upstart trio has operated outside the box. In 2013, the young partners gave themselves a unique challenge with their first development, The High Park, which was to sell all 103 units in the 11-storey building themselves. It was a bid to control the sales experience out the gate, a practice that has only been slightly modified for PICNIC, with the introduction of an internally-trained sales team. “We’ve been very careful to select the right sites and work with the best architects and designers, as well as local residents, to ensure our buildings become integral to the urban story,” says Robert Fidani. “It’s our mantra to be contextually responsive because we know that in the neighbourhoods that we’re targeting, this is what residents want.” Some may think it’s daunting to launch four projects in their first few years, but construction on The High Park has

already begun and after receiving unanimous approvals from the city, North Drive’s third development, 4 The Kingsway, is slated to begin construction later this year. A joint partnership with Minto on Yorkville Park is also currently under construction and PICNIC is looking to have shovels in the ground next spring. “We have a very clear vision of who the North Drive customer is and have tailored PICNIC specifically for them,” says Morassutti. “It’s a demographic that is interested in single-level living; wants to be near the subway, who is used to luxurious finishes; who wants to be in the city’s classic neighbourhoods, and who is attracted to a more convenient lifestyle.” With a vivid understanding of the Bloor West purchaser, North Drive continues to enlist high-end designers that fit perfectly with their projects. Toronto firm Quadrangle is handling both interiors and architecture for PICNIC after splitting duties with Cecconi Simone on The High Park, while Richard Wengle and Brian Gluckstein are tapped for North Drive’s 4 The Kingsway development. “North Drive really has an idea that Bloor West and other classic neighbourhoods around the city are untapped markets. And I think they’re right. We wanted to help realize their vision, delivering a building for PICNIC that is sensitively inserted into the streetscape, that elevates its surroundings and that continues to set a precedent on the strip,” says Richard Witt, principal at Quadrangle. Rising eight-storeys, PICNIC consists of 68 tailored units with custom-inspired finishes, including walk-in closets modelled after high-end retail showrooms, drawing on Quadrangle senior associate George Foussias’ awardwinning work in retail and hospitality. Five-piece en suites and outdoor balcony space are standard in every unit, while kitchens offer bold, clean aesthetics including millwork, integrated fridges and a balanced mix of closed and open upper cabinetry. Harbour partnership ConDrain Group, Geranium Corporation, Optus Capital and Pemberton Group welcomed more than 3,000 guests Sept. 12 to a milestone celebration at the $1.5 billion Friday Harbour Resort in Innisfil. The event marked the completion of one of Canada’s largest inland marinas. “Thank you to Friday Harbour partners for believing that Innisfil was the place for this magnificent resort, which has already provided tremendous economic benefits to our town,” said the town’s mayor, Gord Wauchope. Some of the benefits include approximately 1,000 permanent jobs on the resort and 1,500 off-site upon completion, along with almost 8,000 person years in employment during construction. The excavation of the marina basin and construction of the marina is an engineering milestone, where approximately 170,000 truckloads of earth was moved within the 600-acre site to sculpt The Nest, the 18-hole championship golf course now under construction. Friday Harbour Marina is nearly filled with water and will provide 4.5 kilometres of newly created waterfront and berths for up to 1,000 boats. BATHROOM SPACES are often small and people tend

to think they need to be decorated like most other rooms - when they just don’t! Bathrooms often speak for themselves with beautiful tile work, finishes and fixtures. Don’t cover that beauty up with artificial flowers and fuzzy rugs! I wanted to have fun with this and so many comical thoughts came to my mind while writing. You’ll notice that this time I decided to focus on the Don’ts instead of the Do’s – enjoy! DON’T decorate your toilet I can not believe that seat, lid and bowl covers are still on the market. DON’T use coloured toilets or tubs Remember when pink toilets were in? Well, rest assured knowing that will never come back.

DON’T display your toilet paper Just because it’s in a cute basket doesn’t make this a cute idea.

DON’T keep your toilet cleaning brush by the toilet Everything has its place, and when it comes to cleaning supplies it’s in the closet. DON’T make the focal point your shower curtain If you can switch out the curtain for a clean sheet of glass, that would be my first option. If not, something white with a subtle texture or pattern that seems to disappear would be second. DON’T mix and match your towels This just looks messy. DON’T try and match whites It’s best to get your tub and toilet at the same time from the same place and the same manufacturer to be sure they each are in the same shade of white. If one is even a little off from the other, one will look more yellowish (translating into looking old and dirty). DON’T position your toilet in the sight line If you’re starting from scratch, never have your toilet be the first thing you see when you walk in. Lay out the room so you see anything else first (ie. vanity, shower). DON’T have sconces as your main source of lighting Always try and have overhead lighting such as pot lights, a flush-mount or pendant because for getting ready (applying make-up or shaving) this alone will not do a good enough job. DON’T exhibit your toothbrushes Keep these in your vanity where they belong – no one wants to see the pieces of broccoli left over from dinner last night. DON’T mix fixture finishes Keep the look consistent with one finish – polished chrome being my favourite and a classic. After going through the full list of don’t’s, maybe if you do them all – you’ll have the perfect bathroom space!

renovations and design, spending money is easy! However, saving money while still achieving luxe results is decidingly more difficult! No matter how big or small a reno project may be, I instinctively tend to keep a tight grip on the budget, which often forces me to challenge my creative boundaries and truly think outside of the box. It becomes a virtual teeter-totter of strategic spending vs. frugal saving that often finds me scouring clearance sections, scouting consignment stores, pursuing yard sales and even doing a little “curbside shopping” to create a unique space. I particularly love the thrill of the hunt for pennywise furniture finds that are oozing with potential to work a little DIY magic on. Here are my five upcycling tips for transforming your own diamond-inthe-rough.

1 Make sure the piece has great bones As much as I love a great bargain, I will never sacrifice quality or style to save a few dollars. When I’m searching for a piece with DIY potential, I always ensure that it is well constructed and that it doesn’t have any major structural flaws. Sure, the fabric may be dingy and the colours outdated, but if you can see past the cosmetic imperfections and spot a piece with great bones, then the sky is the limit for style possibilities. 2 Set a realistic timeline for your project As the saying goes, “Rome wasn’t built in a day”. Well neither are most DIY furniture makeovers! All too often, I chat with homeowners who start off a project full of gusto, but with unrealistic timelines. They set aside a few hours to complete their transformation only to feel deflated when they realize that those few hours

may actually turn into a few days. It’s important to think about each step of the makeover process and even budget time for things like wood filler and paint to dry, because there’s nothing worse than running out of time and leaving a project incomplete. 3 Know your limit and DIY within it I have a motto: know your limit, and DIY within it! Not every DIY project can be completed simply with an inspired idea and a little elbow grease. If the thought of sanding, sawing or soldering is outside of your comfort zone, consider whether you need to call in the pros or perhaps simply rent or invest in a few pro tools that will make your project run smoothly. 4 Prep, prep, prep If you plan to add a splash of paint to your furniture find, the most important step in the makeover process is preparation. In fact,

thorough prep will not only ensure quality results, it will also add to the longevity of your piece. It’s important to sand or de-gloss all surfaces if necessary, followed by a thorough cleaning and then you’re ready to add a coat of primer before a layer of paint. I’m a fan of spray primers and paints from Painter’s Touch that get into small detailed areas and help avoid brush and roller marks to create a seamless, factory-finished look. 5 Personalize to suit your taste and style Whether your furniture find is a thrifty table or an aged armoire, the likelihood of it perfectly coordinating with your existing finishes and wood tones is probably quite low. When in doubt, paint it! The easiest way to unify several different pieces of furniture is to paint them all a consistent colour, and it’s simple to achieve a quick and unique finish with RustOleum’s new Chalked Paint. Not only is it easy to use, but it doesn’t require prep or priming, and needs only one-coat coverage. Chalked paint can also be distressed by rubbing fine grit sandpaper to the edges and corners then clear coated for a more custom vintage look. Although the style of your furnishings may be different, a fresh coat of paint in a hue of your choice will not only help to harmonize your décor, but also instantly transform your furnishings from bland — to grand.
