Reputations count You’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make — choosing your builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Visit an existing

community built by the company and talk to anyone you run into during your tour. Naturally, you should spend some time visiting several different sales offices. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” When you do find the right home and the right company, making that big decision will be a whole lot easier and more enjoyable.

Advice | BILD REPORT

Industry innovation gives a boost to affordability By Bryan Tuckey

MORE ADVICE ONLINE ypnexthome.ca/news/advice

AS AN INDUSTRY, we continue to innovate and develop ways of building homes that provide consumers with affordable new housing choices. These advances range from creating leading-edge suites and lowrise designs to launching first-time homebuyer assistance programs. SmartStudios, a micro-condo project in Oshawa by Building Capital, is a model example of creative design and the winner of this year’s BILD Award for the Best Innovative Suite. The eight-storey midrise condominium raises the bar by reducing the suite size while maximizing living space with its innovative delivery of features. The majority of units in the building are just 274 sq. ft. in size. While micro condos are a common concept in New York and Hong Kong, the design is the first of its kind in the GTA and it is aimed at entry-level homebuyers. The units reinvent smart living and offer residents everything they need in a stylish contemporary space. This is accomplished by incorporating dual-function features, such as fold-down beds that transform into dining tables, and electronic standing desks that can be lowered for additional counter space. Kitchenettes and bathrooms are smart-sized and come with compact fittings that offer organization while saving space. The 308 SmartStudios units priced from $150,000 to $170,000 sold out in just weeks.

Innovation by ground level developers are also offering consumers affordable options. Mason Homes won this year’s BILD Award for the Best Innovative Home Design for the Oakwood – Courtyard Collection in Peterborough. The Courtyard homes were designed to maximize space so that individual models could be built in townhouse, semi-detached or detached home formats, which further increases pricing flexibility. These homes are built with rear lane garages, allowing for a wider layout with lots of natural light and an open concept living design. The Courtyard Collection is ideal for firsttime buyers, people downsizing and families of all sizes. Units start in the high $200s for a 1,205-sq.-ft. townhome and the low $300s for a 1,090-sq.-ft. detached model. The Collection has been very well received and more than 70 per cent of the first two phases are sold. Homebuyer assistance programs are another innovative approach to making homeownership a reality for many. Earlier this year, BILD member Concord Adex launched Home Ownership Made Easy (HOME) — a program providing local first-time

buyers an advantage when buying their first home. The developer stopped all sales for its Toronto LakeFront and LakeShore condo developments and moved 30 local first-time buyers to the front of the line to purchase a unit. Those who qualified for the HOME program were required to pay only half of the deposit and upon closing would receive a mortgage helper gift equal to half of their mortgage payments for the first year. Buyers had to prove that they’ve lived in Ontario for at least the past two years and that they were Canadian citizens or permanent residents. These are just a few of the many ways the building and developing industry continues to innovate and help provide affordable housing choices for consumers.

Advice | INVESTOR INSIGHTS

What renters really want 5 things condo investors should look for By Andrew la Fleur YOUR INVESTMENT CONDO is only useful to you if you can find tenants to rent it out and put cash back in your pocket. Shopping for a condo from the perspective of a landlord is different than shopping as a homebuyer. Yes, you have to like it. But more importantly, renters have to want it. With an eye toward what will draw the most quality tenants, here are my top five most “rentable” qualities to look for:

1. Convenient location. Renters today more than anything are concerned about having a location that is convenient to work, shopping and pubic transit. Buy near these three, and you will have a winner.

2. Affordable price. Following location, the thing that renters look at most closely is cost. The lower the price, the more potential tenants you’ll attract. Keep in mind that most renters aren’t looking for spare rooms and fancy finishes. Buy small and buy cheap. 3. Extensive amenities. While some renters prefer a smaller building with little or no amenities, most would choose a building with plenty of amenities over one without. Topping the list? A good gym.

4. Flexible floorplan. Floorplans that allow for different uses of the space — for example a den that could double as a second bedroom or a home office — will open up your unit to a larger pool of potential renters. 5. Window coverings. This seems like a small thing, but something that is very important to tenants. Invest in a good set of window coverings and your unit will be more attractive to tenants and will rent out faster.

Advice | FUNDAMENTALLY SPEAKING

What’s in a new-home warranty? By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHAT’S IN YOUR new-home warranty? Ideally, that’s a question you’ll never have to answer for real — at least not the hard way, be it filing a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely — stuff happens. Indeed, according to Tarion Warranty Corp., nearly every new home built has some form of defect. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous — or worse, illegal — builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when there’s a problem or issue that needs to be resolved, good luck. That’s why it’s important to ensure your new home builder is registered with Tarion — to provide the peace of mind that Tarion is backing the warranty, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures are.

Because stuff does, indeed, happen. Typical examples include the following, a top 10 list of first-year claims: » Paint: inadequate application or coverage

» Doors: improperly installed or finished » Floors: Damaged, cracked or installed with gaps » Drywall: Blemishes on walls, ceilings or corners » Stairs/steps: Inadequately built » Water/moisture: Moisture inside the home » Concrete: Cracking » Baseboards: Improperly installed » Trims: Improperly installed or finished » Cabinets/vanities: Improperly installed or finished You can understand how prevalent such “defects” would be in new homes, and how action is required in many cases. Nine times out of 10, for homes backed by Tarion, they’re resolved without issue. More drastic is another example involving 23 homes by one builder in one development in Ontario, also, thankfully, backed by Tarion: » After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over a period of five years » 10 homes required major repairs — causing the homeowners to be relocated to hotels for an average of 38 days

The cost to Tarion to rectify the matter? More than $5 million. The cost to homeowners? Zero. The benefit of having the peace of mind of a Tarion backed warranty? Priceless. Think that would happen if your home was built by an unregistered or illegal developer? More and more builders, Tarion says, are improving their customer service. And it’s not just the large companies. “The advantage of using a small builder might be that you often get to know the principal,” says Tarion president Howard Bogach. “But large builders are closing the gap. “The large builders that do well are the ones that behave like small builders.” And with real estate and new home prices rising, homebuyers, understandably, expect more. So, what’s in a new-home warranty? In short, your builder is not just building your home, it’s building a relationship.

Advice | CONDO PRO

Condo registration a milestone for suite owners By Barbara Lawlor

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IF YOU ARE SHOPPING for a

condominium suite for the first time and you have owned a lowrise home in the past, you should take time to find out how condo ownership differs. One example is when you receive title and can move in. In a lowrise scenario, those both happen on closing day — when you officially own your home. With a condominium, you can move in before you receive the title to your suite. In order to be considered a condominium, the building has to be complete, and it must pass the approval processes required to register it with the Land Registry Office. At that point, the title to your suite can be transferred to you. This may happen at different times for you and your new neighbours, depending on what floor your suite is located. In a highrise, the lower floors are usually finished well in advance of the upper levels, and the approval process starts as soon as the first suite is occupied. Once the interior is complete, residents of the upper floors can move in as well. I would say the process typically takes up to six months, although sometimes it can be quicker. First, the municipal council has to approve it, then the regional planning department, and after that, the Minister of Consumer and Commercial Affairs. They are all looking at how the building upholds the elements stipulated in the draft plan and Condominium Declaration.

This system of checks and balances exists to protect condominium purchasers. Only after all of the involved parties are satisfied can condo registration be completed. So, what does that mean to your condo ownership? It means that until the condo is registered, even if you have moved in, technically you do not own your suite outright. You are in a situation referred to as “interim occupancy.” This term refers to the time between the occupancy date you were given after roof-topping occurred and when the condo is registered, and when you officially receive title to your suite. During interim occupancy, the vendor still owns your suite. During this time, you pay a fee to the developer until the condo is officially registered. Developers use a formula to determine these fees. They go by the interest portion of the balance owing on the purchase price (usually payable on the registration date), based on a one-year mortgage rate of the Bank of Canada, plus the estimated maintenance fees for the suite, plus its portion of the estimated real estate taxes. The fee you pay is not considered rent, and it is not money you can apply to your mortgage. The builder/developer

receives the money once title is transferred and you take out your mortgage. You have to take into consideration other interim closing costs besides your monthly occupancy fees, such as the funds that will bring all deposits to the required percentage of the purchase price. There are usually adjustments as well, plus enrollment of your suite with Tarion Warranty Corporation. Even though you do not yet own your suite outright, you do need to have homeowners’ insurance in place. You will also have to arrange for utility hook-ups, just as if you do own the home. Keep in mind that both your Tarion and appliance warranties begin on occupancy. What’s in it for you is the opportunity to move in before registration. It is important to understand condominium ownership and all its parameters. Be sure to ask for clarification if anything confuses you — informed purchasers are the best and happiest owners.

TOP 5 WAYS TO ORGANIZE AND DECLUTTER YOUR SPACE from Toronto designer Julia Black

IN A SOCIETY WHERE “STUFF” EASILY DEFINES US, it’s important to keep in mind what we really need in our homes. By editing your belongings you will feel refreshed with newfound space and will be highly motivated to keep an organized household.

1

BINS AND BASKETS SHOULD BECOME YOUR NEW BEST FRIEND. And I’m talking about the gorgeously stylish bins and baskets on the market today that add to your home decor. I love Toofifteen because they are simple, modern and help enhance a minimalistic lifestyle that I embrace. I also love artisanal woven baskets from places across the globe, like those from Far and Wide Collective.

2

INVEST IN A GOOD LABEL MAKER. I use labels wherever I can — containers, folders, jars for my kids’ crafting materials, medicine cabinet items, seasonal bedding, cleaning products and so much more. The trick is to use them in closed storage units (or in kids’ spaces) so the label doesn’t compromise your decor — you don’t want labels staring at you all day long! But what I love about labels is that it forces you to put things away where they belong so clutter doesn’t form, and it’s so helpful when you need to find something quick.

3

4

USE A CORKBOARD IN YOUR KITCHEN to organize family notes and plan your meals for the week. You’ll be able to see what you have coming up for the week in one place, and it will eliminate fridge clutter and notes.

MORE INSPIRATION ONLINE ypnexthome.ca/news/inspiration

5

MAKE A HABIT OF GOING THROUGH YOUR BELONGINGS and discarding the things you don’t use anymore. Every now and again, I like to get my kids to go through their things and box what we can donate to those in need. They like the activity because truthfully, we all know it feels good to give, but I also like it because it helps keep us organized and ensures we’re not being swallowed by our belongings.

ONE OF THE BIGGEST CLUTTER PROBLEMS I see is overflowing bookshelves. Not only is it an eyesore, but it’s awfully impractical for finding or putting away your books. Try switching over to a Kobo e-reader to consolidate your books, and use your open shelves to display your beautiful books and objets d’arts. I love the new Kobo Aura H20 because it has a sleek design and access to more than 4.9 million eBooks and magazines. Plus, it’s perfect for on the go, even in the bathtub or around the pool.

Advice | MORTGAGE ADVICE

Unexpected homeownership costs GST/HST New homes are subject to GST or HST on top of the purchase price. This, however, does not apply to resale properties.

By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE JOURNEY TO HOMEOWNERSHIP

takes patience and years of diligent saving. While it starts with a down payment, there can be unexpected costs that come up as a surprise. Prospective homeowners need to set aside money in addition to the down payment. Here are some unexpected costs to plan for: Inspection and appraisal fees Home inspections should be conducted to check for major issues prior to buying a new property. Inspections, which cost up to $700, assess conditions including the foundation, heating, roofing and electrical. Mortgage lenders may require an appraisal to corroborate the value of the property against the amount being borrowed. Expect to pay around $200 for the property valuation. A property survey may also be necessary to verify boundaries and measurements of the land being sold, which can cost $1,000. Legal fees Legal representation is needed to ensure that all required documentation is processed in a timely manner. A lawyer will handle mortgage details, conduct a title search to ensure that the seller of the property is the owner, register a new title, and hand over the keys. Expect to pay up to $2,500. Mortgage insurance Mortgages issued with down

payments less than 20 per cent incur a one-time insurance premium against payment default. Canada Mortgage and Housing Corp. mortgage insurance covers the lender and can cost between 1.8 to 3.6 per cent of the mortgage principal. In lieu of a single payment, lenders allow the premium to be added to the mortgage, subject to the same interest rate of the agreement. The premium can cost you thousands of dollars. If a down payment under 20 per cent is unavoidable, try to get the best mortgage rates to maximize savings on interest. Home insurance Home insurance protects the property and its contents in case of damage or theft. It also provides liability protection in case of injury. Home insurance isn’t regulated in Canada so it’s important to know what a policy covers. Depending on the provider, premiums can be paid monthly or via a lump sum for the year. Land transfer tax A land transfer tax (LTT) is charged whenever a property changes hands. While the amount varies across each province, the LTT is calculated as a percentage of the purchase price of the home. Some municipalities, like Toronto, also charge a municipal land transfer tax and will increase the final purchase price. In British Columbia and Ontario, rebates are available to lessen the impact of the tax for firsttime homebuyers.

Property taxes Property taxes can amount to a few thousand dollars. Divide the amount by 12 to gauge the impact of the additional monthly payment. Also consider a probable increase. Recurring monthly costs, maintenance, and renovations Monthly charges should be budgeted and can include utilities, condo fees and connections to services such as cable and Internet. A larger new home could cost more to heat and cool. The costs to renovate a kitchen or to repair faulty plumbing can add up quickly. While maintenance may not be necessary in a given year, repairs are inevitable. It’s a good idea to set aside three to five per cent of the home’s purchase price for ongoing maintenance and upgrades. The bottom line From an assortment of fees, taxes and insurance to regular maintenance, hidden home ownership costs can come as a surprise. Set aside extra funds to cover these expenses. The last thing you want is to come up short on unexpected charges and have a deal on a dream home fall through. RateHub’s mortgage payment calculator provides a reliable estimate of the cash needed to accommodate for extra costs. In addition to including land transfer taxes and lawyer fees, the calculator also presents a clear view of monthly expenses and payments needed to pay off the mortgage loan.

IT’S NO SECRET THAT TORONTO has been earning

international acclaim as one of the hottest cities to live in and visit. From its incredible sports teams and talented musicians to its famed architecture and eclectic cuisine options, this city has earned a reputation as one of the world’s best cities to live in, according to the Economist. In Toronto, one hip and cool neighbourhood in particular stands out above the rest and has been attracting its own attention — Queen West. Queen West is described as a neighbourhood like no other and was recently dubbed by Vogue as one of the coolest neighbourhoods in the world, which is exactly

why Tridel — one of the city’s most successful developers — has chosen the corner of Spadina Avenue and Queen Street for one of its greatest communities yet. Tridel has earned a reputation for building quality homes in highly desirable neighbourhoods that meet the needs of potential purchasers. “Today’s condo buyers know exactly what they’re looking for and come armed with a list of must-haves, from well-designed, spacious layouts to extensive amenity offerings, finishings, and more,” says Jim Ritchie, senior vice president sales and marketing at Tridel. Understanding the culture of Queen West and the widespread appeal of its neighbourhood amenities to potential condo buyers, Tridel delivered a distinctive building that will make a lasting architectural impact in this vibrant community. “We knew that we wanted to design a visually striking building, one that would add dimension and character to the area,” says Ritchie, explaining Tridel’s decision to select the award-winning firm Teeple Architects to design SQ at Alexandra Park, as well as SQ2.

Building on the successful launch of phase one, Tridel used the second phase of the Alexandra Park community as an opportunity to offer homeowners an impressive selection of suites with larger layouts and modern finishes. “To address the growing demand of spacious living in downtown, SQ2 will have fewer suites to accommodate for larger residences, including many two-bedroom layouts,” begins Ritchie. “The two-bedroom suites are well designed and functional, with no wasted space. Starting from the $500s, they are comfortably spacious.” Suites in the 14-storey tower are available in one-, two- and threebedroom layouts, many with the option of a den. Suites will range in size from 651 sq. ft. to 1,268 sq. ft. The sleek interiors at SQ2 were carefully selected by U31 to complement the tower’s contemporary exterior. Residences boast nine- and 10-ft. ceilings, plank laminate flooring, granite or quartz countertops and backsplash, and energy-efficient appliances. Many of the two-bedroom suites feature large wrap-around or double balconies. Additionally, Tridel has just released “The Lanes” at SQ2 — an architecturally sophisticated, exclusive collection of garden suites and townhomes, accessible via a private landscaped laneway. The 11 two-storey garden suite lofts are ground-related residences located at the base of the SQ2 tower and are available in two- and twobedroom plus den layouts. The garden suites range from 1,023 sq. ft. to 1,268 sq. ft., and are priced from the $800s. The five three-storey townhomes are 2,053 sq. ft., feature three bedrooms and begin from $1.49 million. SQ2 will feature an outstanding amenity offering for residents to enjoy, including a state-of-the-art fitness centre complete with yoga and Pilates studios, steam room, hot tub, outdoor rooftop terrace, and party room with a fireplace lounge, catering kitchen and

private dining room. “While SQ2 offers plenty to do without leaving home, the Queen West area is an iconic cultural hub of Toronto with rising acclaim,” says Ritchie. “Boasting a distinctive design, stylish furnishings and unparalleled location with chic boutiques and trendy restaurants at its doorstep, SQ2 is undoubtedly one of the area’s most desired buildings.”

For more information on SQ2, visit tridel.com, call 416.661.1949 or visit the presentation centre at 519 Queen St. W. The presentation centre is open Monday to Thursday from 1 1 a.m. to 7 p.m., weekends and holidays from noon to 6 p.m., and closed on Friday.

Advice | STAT CHAT

Why shouldn’t it be expensive to live in one of the best cities in the world? By Ben Myers

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE ECONOMIST INTELLIGENCE

Unit recently published a ranking of the “World’s most liveable cities” and Toronto ranked fourth behind Melbourne, Vienna and Vancouver. According to the Knight Frank Prime Global Cities Index, Melbourne residential house prices are up 11 per cent annually (fifth highest ranking), while Vancouver prices were the strongest globally, jumping 36 per cent year over year. Toronto prices were up 13 per cent over Q2-2015, ranking fourth on the Knight Frank list. It should be no surprise that the most livable cities are the ones experiencing the highest house price growth. In June, I took a course entitled Global Real Estate Trends at MIT in Boston, and we discussed the factors that can lead to high house prices. A couple of the examples were: natural boundaries like water or country borders, and man-made boundaries such as urban containment areas, environmental protection of farmland, or tight planning regulations, which are particularly relevant to Toronto. Housing supply is restricted by Lake Ontario, the Greenbelt and some questionable planning decisions. My first job after university was tracking the housing market in Dallas, Texas. I was shocked at how low house prices were. In 2001, I could have bought a brand new singledetached house for $60,000. Housing was so inexpensive because housing could expand in all directions (due to

no major boundaries), which Toronto cannot. Based on my international work experience, executive education, and my employment, I have taken a strong interest in housing prices in other markets. Let me tell you, there are a lot of people in Vancouver, London, Melbourne and Auckland that are angry about property values. Although many Torontonians like to complain about condominiums, they provide an affordable alternative to the million-dollar homes that are out of reach for the average household. With new discussions and announcements about large-scale new public parks, new bicycle infrastructure, new subway stations, and an improved waterfront, the GTA is making a commitment to making city and condo living just as comfortable and welcoming as a single-detached home. A look around the globe will tell you that high house price appreciation may take a few years off every once in a while, but it is trending upwards across the major international cities in the long run. If you have the financial resources,

feel comfortable with your career and employment but are still on the fence, I suggest you seriously take a look at buying a home in 2016. Purchasing a pre-construction condominium can provide you with the opportunity to take advantage of house price gains without the burden of a mortgage — just be prepared to wait two to three years to take possession of your unit. The GTA and Toronto are internationally-recognized as one of the best places to live in the world. I’m not saying you have to like it, but you need to accept the fact that house prices are going to be high on average. Condos can be a fantastic alternative to get access to one of the world’s premier cities. Happy condo hunting.

Property Profile | CRESFORD DEVELOPMENTS

Cresford Developments Illuminates the city with Halo THERE IS A DISTINCT DIFFERENCE between companies that erect buildings, and experienced developers that are committed to building a better and brighter city. The difference is in the superb quality of construction, the selection of triple-A locations, the pursuit of innovative architecture and the meticulously crafted residences with thoughtful designs. These are the hallmarks of the Cresford brand, a developer that, for more than 40 years, has been providing homeowners with quality, security and some of the best products on the market. Cresford Developments defines the essence of luxury condominium living. It was one of the first residential developers to collaborate with international fashion labels

on condominium decor and design. Projects take inspiration from, and are furnished with, some of the most luxurious brands in the world including Fendi, Armani, Missoni, Hermes and Van Cleef and Arpels. They work with some of the best and brightest in the industry, putting together top-tier teams to bring their exciting condominium brands to life. In fact, these are just some of the key elements in the Cresford Signature 6, an ethos that has

come to define Cresford projects and exemplifies what buyers can expect from the brand. In addition to high profile collaborations with big names in luxury fashion and design, Cresford’s buildings also deliver carefully considered floorplans, high quality amenities, exceptional market demand and an emphasis on outdoor spaces. Cresford Developments has taken a lead in the revitalization of the Yonge Street corridor, turning it into one of the city’s most sought-after real estate districts. This neighbourhood has been shaped and defined by Cresford for more than a decade, beginning with the remarkable Casa trilogy, quickly followed by Vox, Clover and the highly anticipated YSL Residences. Now the company is set to launch the latest addition to its impressive portfolio, Halo, a new illuminating force in residential luxury. Halo sits at 480 Yonge St., just north of College Street, and offers quality, convenience and an exceptional lifestyle to a fortunate few. The sleek tower will rise 42 storeys, offering stunning views of the twinkling lights of Yorkville, the charming rooftops of Cabbagetown, the downtown city skyline, and the classic architecture of Queen’s Park and the University of Toronto. Interiors draw inspiration from Baccarat, the world’s most renowned crystal manufacturer. Louis XV created Baccarat by royal decree in 1764, and today Cresford brings

a new icon of sophistication into existence with Halo. Amenities include an inviting outdoor pool, a state-of-the-art theatre room, a relaxing health and wellness space and a grand hotel-inspired lobby, lit like a jewel with a custom Baccarat chandelier. Halo is luxury at its finest. Each floorplan strikes the perfect balance between function and form. More than just a home, these are

spaces as masterful as the collection that inspired them. Designed by visionaries. Inspired by Baccarat. Extraordinary in every way. Halo Residences from Cresford is coming soon, starting in the $300s. Register today for more information and exclusive introductory pricing at haloresidences.com.

Advice | MASTER-PLANNED COMMUNITIES

The magic of master-planned communities By Rafael Lazer

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN IT COMES TO choosing a new condominium in Toronto and across the Greater Toronto Area, many buyers are opting to live in masterplanned communities. From the ground up, these neighbourhoods are designed to offer a convenient lifestyle in addition to excellent residences. They provide the opportunity for a community way of life and may increase the chances for a return-on-investment over time. By definition, master-planning incorporates a mixed-use component that allows residents to walk to a selection of services and amenities. In addition, the surroundings are taken into consideration so that traffic lights and access roads make sense for residents driving, bicycling and walking in and around the neighbourhood. Adding a building into an infill spot in a mature neighbourhood may not necessarily have this advantage. Master-planned communities typically involve enough housing options to accommodate numerous residents. This is great news for buyers, as it means the developer is committed to the community for years to come. The inherent assumption is that the neighbourhood will be completed eventually, which instills confidence in purchasers. Aesthetics play a major role in master-planning as well. When the community includes two or more condominium residences, the buildings have to coexist with harmonious architecture. In a master-

planned community, this vision may even extend to the selection of public art that enhances the cohesiveness of the community components. A prime example of a masterplanned community that satisfies all of the above criteria is Emerald City in North York. This multi-tower neighbourhood is distinguished visibly by massive cones and cylinders by Canadian artist Douglas Coupland, and building entry points match their primary colours. The community features the Parkway Forest Community Centre, which is open and in use. Among its numerous amenities are a fitness centre and daycare facility. With Emerald City’s location at Don Mills and Sheppard, it is also close to Fairview Mall, schools, parks, major highways, public transportation and other local amenities and services. Proximity to all of these provides added value. The value of the real estate where Emerald City is located has vastly increased. According to the Globe and Mail (article by Tara Perkins, dated September 12, 2014,) the value of the area exceeds many other condominium communities in the GTA. This may have potential benefits to purchasers and existing residents in surrounding neighbourhoods.

Of course, developers cannot achieve all of this alone. Developers work with City Councillors to ensure that the master-planned communities comply with municipal regulations and add to their surroundings. Emerald City occupies one of the largest blocks of land in North York, so it has to fit in well with the entire area. Everything was looked at carefully from all angles in order to create a whole that is greater than the sum of its parts. In fact, that’s a good way to sum up what a masterplanned community is all about. Each master-planned community is unique. As the developers contemplate similar neighbourhoods to Emerald City in other areas in Canada, we continue to look for ways to streamline residents’ lifestyles through meaningful amenities. Developers of master-planned communities and the municipalities where they create them need to consider society’s interests.

Rafael Lazer is Chief Executive Officer at ELAD Canada, a Toronto-based company with offices in Montreal as well. ELAD is known for its visionary approach behind the award-winning Emerald City.

Inspiration | SMALL SPACE

Five big ideas for your small home By Lydia McNutt

MORE ADVICE ONLINE

4. Focus! Plan your room around one main focal point. Emphasize your favourite feature by arranging your furniture to complement and highlight it. Maybe it’s a great view, or a cozy fireplace.

ypnexthome.ca/news/advice

IT’S TRUE WHAT THEY SAY, good things come in small packages. And even better things come in small spaces. Those who’d rather give up some square footage in the interest of a convenient urban location are in luck, with today’s sleek and stylish micro furnishings taking the spotlight. Make the most of your small home. It only takes some creativity, some advance planning, and a little good advice.

1. First impressions count When you walk into that small home, what’s the first thing you see? Is it pleasing? Inviting? Does it reflect what you want your home to say about you? You only have one chance to make an impression, so make it count!

5. Measure twice, buy once The old “measure twice, cut once” adage will save you frustration, time and money. Always make sure the door size will accommodate the largest furniture piece. And in any small home, don’t forget to take your tape measure into the stairwell and corridors too.

Lydia McNutt is an award-winning writer and editor of New Condo Guide. Lydia’s love of architecture, interior design and the written word have landed her happily at home at Yellow Pages NextHome, where real estate rules. Follow her on Twitter @LydiasTweets.

2. Pleasing proportions For furniture to serve the double duty of fashion and function, it must be well proportioned to the space. Rule of thumb: the smaller the room, the smaller the furnishings. This also applies to artwork and accessories. 3. Leave the traffic jam for the road Especially in a small home but really for any sized space, it’s important to keep high-traffic areas clear of furniture, for functional purposes as well as aesthetic ones. Ensure you can open doors without bumping them into your brand new coffee table. 52 YPNEXTHOME.CA

5th Annual Upcycle Challenge: Storage Solutions in support of Habitat for Humanity GTA By Tina Holmes

CELEBRITY EXPERTS AND EMERGING DECOR AND DIY EXPERTS

are taking part in the fifth annual Upcycle Challenge at the Toronto Fall Home Show at the Enercare Centre, Exhibition Place beginning Friday, September 23 and running until Sunday, September 25. Confirmed participants include: Evelyn Eshun, interior designer, Evelyn Eshun Interiors; Carson Arthur, international landscape designer and outdoor expert, Cityline expert and star on HGTV’s ‘Home to Win’; Leigh-Ann Allaire Perrault, DIY ninja and Cityline expert; Chris Palmer, founder of Hand Crafted by Chris Palmer, Clare Kumar, professional organizer; Jordan Spears, DIY, craftsman and carpenter; David White, designer, David White Design; Erica Gelman, designer, House Of Design; Janice Feda, colour and design specialist; Anne Renshaw, interior designer; Anna Rocoski (Toronto Home Shows); Cristina Barbosa (Toronto Home Shows); and Michael Penney, designer and owner, Penney and Company. “I love the concept of the Upcycle Challenge, taking something from a Habitat for Humanity ReStore and giving it new meaning,” says Carson Arthur. “I am a huge fan of redefining items so that they work for today’s lifestyle. Our lives are constantly evolving, so should our furniture, but it doesn’t mean that we have to throw out the old in favour of the new.” Revolving around this year’s Challenge theme of storage solutions, participants chose a piece from any of the 10 Habitat for Humanity GTA ReStores and were given free rein to be as creative and unique as their DIY minds would allow to design and upcycle a piece that will offer additional storage and organization options. “I used an old radio cabinet as the base and an old kitchen cupboard as the top,” said Michael Penney. “I added two pine shelves and a bit of trim moulding from Home Depot to make the cabinet a proper hutch. I added some beadboard panelling to the back and new knobs to add a funky touch. Then I painted the outside Lily Pond from the Penney & Co Collection and Prairie Sunset for the interior then loaded it up with dishes and kitchen items for a great storage unit!” Carson Arthur created a seat for a child with storage for shoes or toys under it from an art deco set of drawers. “I went with bright colours and bold stripes to add wow into a space but also to add a little fun into a functional piece,” adds Arthur. “My inspiration came from my nephew who can never sit still to put on his shoes. In its 28th year, the Toronto Fall Home Show is Toronto’s largest fall consumer show with more than 32,000 people attending the show annually, seeking helpful advice, solutions and new products for in and around their homes. Visit www.fallhomeshow.com for full show details.

“I love the concept of the Upcycle Challenge, taking something from a Habitat for Humanity ReStore and giving it new meaning,” – Carson Arthur.

sneakers are flattened because he just jams his feet in and off he goes.” On her trip to a Habitat ReStore, Evelyn Eshun was inspired by a wall sconce and quickly picked it up before someone else did and added a mirror and brackets to her purchase. She had an MDF board cut to create a base for the wall sconce and added a shelf that she siliconed to a mirror. “The finished product is a dressing mirror, which can be mounted in a bedroom,” states Eshun. “The shelf is perfect for perfume and make-up, and you can hang some necklaces and scarves on it as well. The mirror is ideal for checking hair and lipstick on the way out the door.” For Jordan Spear, DIY is about saving money. As a handyman and carpenter, he can upcycle used materials to create and tailor a specific project that is totally one of a kind and budget friendly! For the Upcycle Challenge, he created a great storage cabinet constructed entirely out of 2 doors and a mirror. The plan was to make it look old and retain the vintage character while still being functional, well built, and good looking. “My inspiration comes from my love of antiques and unique one-off pieces, and the fact that it’s difficult sometimes to find that right piece for the home,” says Spear. “Living in a 160-year-old farmhouse presents challenges for finding the right furniture and decor, so to build my own with vintage charm and modern function satisfies that dilemma. People tend to throw away old furniture and materials, when, with a little creativity, these materials can be saved from the landfill and live a new life as something functional and unique.” All entries will be displayed and will be on sale at the Toronto Fall Home Show, with proceeds going to support Habitat for Humanity GTA. An online voting contest will also run from September 15-23 so people can vote for their favourite upcycle masterpiece.

Advice | LEGALLY SPEAKING

The law of good faith (or the lack thereof) By Jayson Schwarz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE SUPREME COURT of Canada has said that good faith is not a requirement by either side in the negotiation of a contract. They went on to say that once the contract is signed there is an obligation to perform in good faith. What does this mean to you, the homebuyer?

1. The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side. 2. It does not matter what the agent says or promises (see 1 above). 3. It does not matter what is written in the brochure or advertised at the sales office (see 1 above). 4. Every Agreement should be reviewed by a lawyer who knows real estate before it is binding. 5. Only your lawyer has a legal, moral and ethical requirement to protect and put you first. 6. Every Agreement should be conditional on the lawyer’s review and the condition must be in writing — keep it that simple. Some Agreements have condition clauses that are all mumbo jumbo and do not let you really change anything. Also, make sure some time for review is allotted and sufficient.

Okay, the Agreement is signed, reviewed, amended and ready. Now what? The parties must thereafter act in good faith to complete the contract in accordance with the terms of the Agreement.

“The most important thing to remember is that if it is not in writing, in the Agreement of Purchase and Sale, it is not binding on either side.”

Remember, most builders and their salespeople are honest, caring individuals who want to deliver a quality product. Just be careful not to bite into the bad apple in the bunch. Happy home hunting! ‘Watson’s Dream’ joins Toronto commuters on Wilson Avenue A dynamic new public sculpture A BOLD, NEW PUBLIC ART SCULPTURE

by Toronto-based artist Clare ScottTaggart, looks to be striding toward Wilson Station. Located on the southwest corner of Wilson Avenue and Tippet Road in North York, ‘Watson’s Dream’ emerges from the ground with kinetic force into the very busy commuter corridor. The energetic sculpture was commissioned by Brandy Lane Homes and project partners Wise Group and Shiplake Management Company. “Often public art can be something that stands alone,” said artist Clare Scott-Taggart. “I wanted to create a piece that would literally be in step with the people around it.” Standing 21 ft. tall and composed of 21 spun stainless steel spheres, ‘Watson’s Dream’ is named after James Watson, the scientist who first described the structure of DNA. The sculpture is a highly-magnified and stylized DNA strand representing the rapidly growing Downsview area. “The spheres symbolize the many parts and contributions that combine to create a community,” added ScottTaggart. “It is about how we, the community’s DNA, come together to create a whole. The single green sphere contrasted against the other black and white spheres represents the individual within the greater community.” “We were so pleased to work with Clare on this project,” said David Hirsh, president of Brandy Lane Homes. “Her vision exemplifies this vibrant new Toronto village, while making a bold statement on the Wilson corridor. We are very excited about this beautiful work.” In 2004, the City of Toronto developed the Wilson Avenue

Revitalization Plan. The mandate was to make Wilson Avenue into a pedestrianfriendly street by focusing on the quality and character of the streetscape, and by “creating a positive walking experience through the shopping and living precincts along Wilson Avenue.” With the emergence of many new condos, retail and service outlets, Scott-Taggart believes her latest work has added to this positive experience.

Six-panel installation marks the ‘art of change’ at iconic Art Shoppe site AS THE DESIGN-DRIVEN Art Shoppe

Lofts + Condos prepares for construction, Freed Developments and Capital Developments have installed construction hoarding at the iconic Yonge Street site. In keeping with the project’s commitment to the art of change, the award-winning developers have partnered with The Patch Project — a public arts agency that improves the urban experience for local residents and visitors alike by transforming urban spaces into ongoing curated exhibitions — to turn the site’s construction hoarding along Yonge Street into a six-panel art exhibition, now available to the public for viewing. Freed and Capital are working with The Patch Project to create a mixedmedia exhibit featuring the work of local and internationally-renowned artist Chikonzero Chazunguza. Six of Chazunguza’s works have been selected to complement ‘the art of change’ vision that Freed and Capital have embodied for the Art Shoppe development. “We have always sought to find ways to partner in our developments with great designers and artists, and share their style,” says Peter Freed of Freed Developments. “Our goal here was to develop an iconic architectural landmark destination in the heart of Toronto, and as we work to bring our vision to life, we wanted the space to remain full of art, colour and culture.” The art installation titled, “In the City” will be prominently displayed across approximately 3,300 sq. ft. of construction hoarding. Chazunguza’s work explores urbanized environments, specifically the links between systemized consumerism and the act of queuing in urban settings. The artist pays homage to

the act of standing motionlessly, one that he perceives to be “a significant act of fortitude”. Inspired by printmaking and mixed media work, Chazunguza creates free flowing, spontaneous pieces that are built through layering of repeated painted mark making and recycled objects. Contemporary imagery, like pop cans, are laced into the pieces to symbolize consumerism. Chazunguza’s work seeks to define how happiness, freedom, democracy and identity are moulded through consumerism in urban environments. The Art Shoppe Lofts + Condos will be located at 2131 Yonge St. in Toronto. It will feature a 28-storey tower on the north side of the property stepping down to a 12-storey midrise building of lofts to the south. The residential lobbies will be designed by international style icon, Karl Lagerfeld. Suite options in the development will start from the $200s and range from studios to threebedroom layouts. The sales centre is located at 2239 Yonge St. and available by appointment only. For more information about the Art Shoppe Lofts + Condos, visit artshoppecondos.com.

Inspiration | DOWNSIZING

SUCCESSFULLY TRANSITIONING

TO SMALL SPACE LIVING By Clare Kumar

PLANNING THE SPACE Grab graph paper, a pencil and ruler and draw out each room.

I FOUND IT! AFTER SEARCHING FOR SEVERAL WEEKS, I just

signed the lease on a corner condo unit with magnificent water views. Now the fun begins. For the past eleven years, I’ve been helping my clients make the transition to smaller spaces, and it’s time for me to practice what I preach. Any move is stressful, but when you’re shrinking your real estate, there are even greater challenges. Here are a few tips to ensure you love your new place.

Choosing Your Unit To set yourself up for success, you’ll want to be clear on two things: a. How you want to spend your time. Figure out what kind of space (rooms and storage) you need to support your activities. b. How you want the space to feel. Do you prefer minimalist or densely packed, neutral or colourful, traditional or modern? Articulate your vision or simply collect images that reflect what you’re aiming for.

Along with your preferences for location, light and privacy, these become your ideal space specs that will guide your future choices.

Planning the space When you’ve locked in a unit that meets your needs, you’ll want to develop a ‘space plan’ to help you fit in your musthaves. Try to obtain the floorplan which serves as a first pass planning tool. It may not be 100 per cent accurate, so be sure to take your own room measurements as well. Don’t forget to measure ceiling heights as they often vary even within a condo unit. Next, grab graph paper, a pencil and ruler, and draw out each room. If you want to do this digitally and in 3D, try roomsketcher.com. Note which way doors open, window positions and mechanisms, the location of electrical and cable outlets, light switches and any vents. Measure your existing furniture pieces. Draw them to scale and cut the pieces out so you can test placing them …continued on page 72

in different ways. It’s much easier to move paper around than a heavy bookcase! Be sure to consider light, heat sources and power supply as you place furniture. You’ll want to maintain 30 inches for high traffic paths and allow 36 inches space for dining or office chairs to be moved comfortably. You’ll often find that a piece that worked in one space simply doesn’t fit in your new space. Don’t be afraid to repurpose furniture in a different way, especially if you love it. If there are gaps, then it’s time to source new pieces. Keep maximum measurements for furniture and storage pieces firmly in mind. Use your choices about how you want the space to feel and any overarching theme to guide your purchases.

Claire Kumar at The Toronto Fall Home Show Clare will be speaking about Savvy Strategies for Small Space Living on the Main Stage at the Toronto Fall Home Show in the Enercare Centre, Exhibition Place at 3 p.m. on Sunday, September 25.

Getting organized Maximize storage by developing a plan to make every storage area efficient and effective, from drawers in the kitchen to front-hall closets (Image 1). Remember these key principles (VAMP) for organizing your items: » VISIBLE – Keep things in sight. This will make you more likely to use them » ACCESSIBLE – Place items so you’re expending the right amount of effort to retrieve them. Store daily use items at your fingertips and holiday items in harder-toreach spaces. » MANAGEABLE – Keep pieces easy and safe to manipulate by using the right containers (bigger is not always better), and organizing tools (Image 2). » PLEASING – Choose materials in colours, finishes and shapes you enjoy, or that help you keep things visually pleasing for you, and they will be a treat to use. …continued on page 74

When you’ve locked in a unit that meets your needs, you’ll want to develop a ‘space plan’ to help you fit in your “must haves.”

TOP TIPS FOR MAXIMIZING SMALL SPACES

1 2

1

EMBRACE SPACE SAVERS – Items that compact or fold down take up less room (Image 1).

GET VERTICAL – Look for products that are modular, stack or nest so that you can best take advantage of the space you have (Image 2).

3

HEALTHY MULTI-TASKING – Clever pieces can serve you in multiple ways, for example ottomans that serve as seating, storage and a step stool (Image 3).

4

2

EASY MOVERS – Furniture on wheels gives you the ultimate in flexibility so you can easily reconfigure your space (Image 4).

5

BE CREATIVE – Think beyond a product’s intended use. For example, if your bedroom is very small, consider using a shallower depth TV stand or bookshelf as a dresser (Image 5).

Property Profile | THE MINTO GROUP

Minto Westside To take root beside massive Toronto park TORONTO’S KING WEST neighbourhood is the heart of the

entertainment district — the city’s hotspot for everything from theatre and dining to nightclubs and rooftop pool parties. And with the recent announcement of the Rail Deck Park, Minto Westside will overlook what is being referred to as Toronto’s own Central Park. While it may be known for its nightlife, King West is a true 24/7 neighbourhood. The best brunch spots, boutique fitness studios and coffee shops line the street, giving residents a taste of a truly cosmopolitan lifestyle.

With the Rail Deck Park and CityPlace Block 31 planned, it’s no surprise that the neighbourhood is growing up — with modern residential developments like Minto Westside taking root along the tree-lined streets. Minto Westside’s two towers are joined by an eightstorey podium, connected by the meticulously landscaped W Courtyard, which offers an escape from the hustle and bustle of the city. Designed for entertaining, the W Courtyard features an outdoor lounge complete with a gorgeous fireplace, bar and comfortable waterside seating.

Plush seating areas are perfect for outdoor chilling, while barbecues and a wet bar on the adjacent W2 Courtyard invite al fresco dining. Boasting a perfect Walk Score of 100, Minto Westside’s convenient King West location appeals to urban end users with busy work and play schedules. The proposed Rail Deck Park will be a natural backyard to those living in King West. Stretching 21 acres over the railway lines leading to Union Station, the park will inject greenspace into the dense urban community, promoting healthy living by providing accessible community space for recreation. “John Tory’s recent announcement regarding plans for a new park on top of the existing railway lines south of Bathurst is incredible news for people living and working downtown,” says Wells Baker, director – conservation and sustainable design at The Minto Group. “Having access to nature and useable outdoor space is really important for people’s health and well-being, especially in cities. It is really exciting that residents at Minto Westside could one day have this fantastic park right at their doorstep.” Looking east from Minto Westside, residents are already treated to expansive views of Toronto’s downtown skyscape. A central artery of the city, the Rail Deck Park will unite King West with the CityPlace and Lake Shore neighbourhoods through walking and cycling paths, green fields and more. The neighbourhood will also be getting a brand new

community and education hub with CityPlace Block 31, a mixed-use space that will incorporate a community centre, child care centre and two elementary schools. The design will maximize open greenspace and include a green roof on top of each building, further preserving the park aesthetic rarely found in the downtown core. The community centre will bring even more family-centric amenities to the neighbourhood, encouraging those growing families to stay in the area. “With such phenomenal design and an unparalleled neighbourhood experience, Minto Westside is truly a one-of-a-kind Toronto residence,” says Amanda Wilson Watkins, VP of marketing and sales at The Minto Group. “The neighbourhood is an amenity in itself, and we’re thrilled to hear about the upcoming developments to the surrounding area.” Starting from the low $200s, Minto Westside offers design-forward condos from a price point seldom seen in the downtown market, with units ranging from one to three bedrooms. The scheduled occupancy for the highrise condominium is slated for 2019. Minto Westside is located at 25 Bathurst St. The Condo Gallery is located at 700 King St. W. (entrance off Bathurst street). Hours are Monday to Thursday from noon to 7 p.m., and Saturday and Sunday from noon to 5 p.m. To book an appointment, email westside@minto.com or call 437.836.8586. Family-size suites a highlight at The Kennedys phase two THE ANNOUNCEMENT of the

first tower at The Kennedys Condominiums earlier this year garnered so much interest that plans are underway to introduce phase two. Adding something new to the residential mix at Samm Developments’ master-planned community at Kennedy Road and Highway 401 in Toronto’s east end, 60 per cent of its suites will be twobedroom layouts or larger. Twenty per cent of these will be two-bedroom plus den, and another 20 per cent will be three-bedroom designs. “Approximately 70 per cent of the suites in phase one are one-bedroom and one-bedroom plus den layouts,” says Ali Akman, president of Samm Developments. “They are being received very well by registrants, and we have also had a lot of requests for larger suites. In downtown Toronto, developers are designing smaller suites to compete on price points. A three-bedroom layout there, for example, may measure in at just 750 sq. ft., which is as small and tight as it gets. At The Kennedys tower two, three-bedroom layouts will be 900 sq. ft. and up. Most condo shoppers who want these bigger sizes have had to settle for 20 plus year-old buildings that have lackluster amenities and higher maintenance fees. We are applying the same efficiencies we have learned through the industry to create the larger layouts at The Kennedys.” This location offers the opportunity for affordable luxury close to a wealth of amenities including parks, schools, shopping and convenient access to the bus, subway and LRT, as well as proximity to Highways 401 and 404. “Once it’s completed, the extension of the Bloor-Danforth subway eastward will also add to the value at The Kennedys,” Akman says.

MORE TRENDING ONLINE ypnexthome.ca/news

“This is right in line with what we have noticed the past couple of years,” says Charles-Étienne Jaque, director at Milborne Real Estate Inc., which is handling sales. “My team within Milborne brings up to a dozen new projects to the market each year, and the demand for larger suites is growing, especially in recent months. Samm Developments is an early adopter of the trend by using the level of interest in larger suites in tower one to influence design in tower two, which will offer no one-bedroom layouts at all.” Condo shoppers realize the value in the east end, where ownership is still attainable, unlike downtown which has seen big price increases. Prices at The Kennedys will begin from $230,990 (including parking), which is remarkable for the area and their size. “If you look at Toronto, one-bedroom condos have not seen the same price increases of the larger

suites in general,” Jaque says. “There are also many more of the smaller condos available than larger suites. At The Kennedys, the spacious suites in tower two are likely to see greater and faster increases in value.” “This is a triple-A location, where you usually find mostly smaller suites that appeal to investors,” Akman adds. “At The Kennedys, the majority of our suites will attract end-users, which is wonderful. They may be first-time buyers who plan to have a family or people downsizing from a larger home in the area but still want a spacious suite. Add to that the fact that we have enlisted a dream design team, and the value is incredible. ” These prestigious firms include Page + Steele/IBI Group Architects for the tower exteriors, Ferris + Associates Inc. for the landscaping and Tomas Pearce Interior Design Consulting Inc. for the interiors. The sophisticated design incorporates a European-style, open-air landscaped courtyard. Stunning amenities range from the hotel-style lobby to an indoor pool and hot tub, gym, gaming room, billiards lounge and karaoke room. In addition, the condominium will feature retail spaces and a landscaped outdoor barbecue terrace. Don’t miss out on an opportunity to purchase well-appointed, family-size condominium suites in a hot area of Toronto. Get in on this incredible value before home and condo prices spike in the east end. Register online at kennedycondos.com.

YANIC SIMARD ON

CREATING CUSTOM By Elisa Krovblit | Photos Brandon Barre

WHEN YOU HIRE A DESIGNER the

space they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you? New Condo Guide caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.

New Condo Guide: Why custom? Yanic Simard: My idea of comfort is living in a space that feels right — a personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.

NCG: Custom can be costly. Are there cost-effective ways to get custom looks? YS: Upholstery. Custom upholstering an entire piece of furniture, such as an armchair or a sofa, can quickly add up. But focusing on something simple, like the seats of dining chairs, can be a small investment with a big payoff. This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and clear. This also provides an opportunity to use a small amount of high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).

NCG: Are there areas where you more strongly recommend going the custom route? YS: Drapery. As with upholstery, custom draperies can require investing in materials and labour. However, a custom drapery treatment is by far the best way to achieve an elegant look, especially for windows of an unusual size or walls that do not perfectly suit a pre-made panel. This is why custom drapery is generally considered worth the investment. In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect-length, colour-block statement without the full price tag. NCG: Do you recommend customizing pieces of furniture? YS: Creating a custom piece of furniture for a client is many designers’

1

dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find.

NCG: Are there any design issues that are more easily overcome with custom options, where you tend to prefer custom? YS: Mirrors for the bathroom. Custom inset mirrors solve a lot of issues in bathroom design. They expand a space visually, and they also replace a large area of tile, allowing a seamless, fully tiled look without requiring as much material to be purchased. When you use a mirror wall to wall or floor to ceiling — and skip the frame cost — you’ll save even more while getting a perfectly polished look. It’s a good idea especially in a compact bathroom, letting you splurge on a smaller amount of must-have stone and doubling the look of it. NCG: What are some of the current trends in customization? YS: There’s a big trend to upcycle, so if what you have is in good condition, customizing the finish is becoming a popular option. Beautiful, colourful cabinetry can be rare, especially in the exact hue of your choice. In fact, you’re more likely to find a dated or drab shade if you’re living in an older home. If the existing units are in good condition, having the fronts sprayed with a new finish can be very reasonable in price compared to a full replacement. The same can be said for salvaged vanities. Whether your look is eclectic, traditional, modern or rustic, a salvaged furniture piece used as a vanity can make for an excellent twist in any bathroom. A simple coat of paint (or just a sealant to keep worn-in character as is), a few cuts and a basic block vessel sink can transform nearly any furniture piece into a bathroom vanity. You can also try adding a solid slab to create a more traditional countertop, or take an inexpensive cabinet frame and replace just the doors to achieve a unique look while still providing plenty of closed storage. NCG: Are there any customizations that are particularly influenced by the client? YS: Art — this is definitely one element that needs to speak to the client on another level. In a Miami condo space I recently designed, I wanted to bring a sense of South Beach artistic flair without letting it swallow the budget. I found high-resolution images created by a local artist online and had them printed directly onto acrylic. If you want to customize art for yourself, ask a local printer what materials they can print on, and try something fun, like canvas, cloth, parchment, plastic or even wood. The result will be unique art pieces with a true artistic story, but without the art-auction price. And of course, there are also many good reasons to buy a one-of-a-kind original piece of art from your local gallery. Sometimes just a little change goes a beautifully long way.
