Fall is a busy time of year on the condo scene, with new project launches and grand openings galore. If you’re in the market for a new condo, now’s the time to hit the streets and see what’s out there. For most homebuyers, the search starts with neighbourhood, since the area you choose will define how much you’ll need to spend, the type of home you’ll buy, and what your lifestyle will be like.

Don’t discount those “up-andcoming areas.” You’ll often get in at a better price, and when they come into their own eventually, you’ll be well positioned to reap the rewards of your patience – sell your place at a healthy profit, or stay and enjoy the “next hot ‘hood.” Fall is quite possibly my favourite time of year. Take advantage of the season to explore this great city. You never know where you might end up!

How outdoor space enhances a community by Brian Tuckey

Advice | BILD REPORT

How outdoor space enhances a community By Bryan Tuckey YOU ARE LIKELY experiencing the

wonder and significance of landscape architecture and not realizing it. Think of an exceptional outdoor space in your neighbourhood. One that has an inviting entryway, a beautiful tree canopy, different paving surfaces or cobblestone streets and lighting embedded in a landscape of plants and flowers. Perhaps this space is connecting buildings, homes and businesses to the street below or it’s creating a bridge between two neighbourhoods. There is a science behind designing these special outdoor spaces for people to enjoy. Landscaping and public spaces are an essential part of building complete communities and in

the land development and home building industry, we recognize that communities are made up of more than just the buildings and landscape architecture is often what brings everything together. It is also valuable to the economy, with the impact of the Canadian horticulture sector pegged at close to $15 billion and Ontario the largest contributor, according to a Landscape Ontario study. Landscaping and designing outdoor space around buildings is increasingly being viewed as a way to activate the public realm and a creative way to integrate new spaces into existing communities. One unique example, designed by BILD member The Planning

Partnership, is Underpass Park in Toronto’s east end. The 2.5-acre space was an inhospitable, derelict, unused space underneath the Eastern Avenue, Richmond and Adelaide Streets overpasses. Now, it is a welcoming neighbourhood amenity featuring a mirrored ceiling and a children’s playground. There are benches, innovative lighting and public art, areas for skateboarding and basketball as well as open space for community gatherings. Most importantly, the park has created a connection for neighbourhoods that were previously divided and isolated by three major overpasses. There are many examples of these important urban resources across the GTA and it’s the development industry that designs, constructs and maintains these spaces that connect to the larger community for use by local residents and the public. One example is the large leafy courtyard nestled in between the two condominium towers on the southeast corner of Yonge Street and Eglinton Avenue built by BILD member Minto Communities. Anyone, not just the residents, can enjoy the courtyard’s fountain, have a seat on one of the benches or use the walkways encircling the space. Often the landscape serves many functions. For example, the water feature animates the space in between the Minto towers providing sound and movement. It centres the courtyard, has a cooling effect, provides privacy and masks the sound of traffic. As well, landscape elements not only improve the aesthetic, they can also help communities be more environmentally friendly by using innovative solutions to improve water conservation, capture rain run-off and use plants to help clean the air.

Bryan Tuckey is President and CEO of the Building Industry and Land Development Association (BILD) and is a land-use planner who has worked for municipal, regional and provincial governments. Advice | CONDO PRO

Upgrades and options Here’s where a small investment can really pay off By Barbara Lawlor IF YOU’RE LOOKING forward to

choosing the features and finishes for your new condo, know that many buyers don’t have to look beyond the builder’s standard features. Today’s “standard” appointments are anything but. The features and finishes that come with our condo suites in the GTA are far and beyond what builders offer south of the border. Buying new also brings with it the chance to upgrade the items that will make your home even more beautiful, comfortable, and potentially worth more in resale value if and when you decide to sell. Like what? Hardwood flooring is often an upgrade, but worth the cost. It’s easy to clean, and your options of colours and textures is phenomenal. In an open-concept space, area rugs placed atop wood flooring is beautiful and helps to delineate space.

Kitchens and baths have time and time again yielded the biggest return on investment in the long run. You’ll be amazed at the kitchen options available, which may range from paneled appliances that give them a furniture look finish, to cabinetry with glass fronts for displaying distinctive dish-ware or glassware, quiet self-closing drawers, tall upper cabinets, extended islands, cornice mouldings and even wine fridges. When it comes to bathrooms, think “spainspired” upgrades like marble flooring, luxe rainwater shower heads and soaker tubs. As for the rest of the suite, higher baseboards, built-in shelving – the list of possibilities is long and tempting. Eco upgrades that save on energy costs and help to sustain the planet are popular goals

with environmentally conscious buyers. Upgrades like natural stone countertops are both gorgeous and environmentally conscious. Your options depend on your budget, and remember that you may be able to create your perfect surroundings with standard options. As someone who has travelled extensively, I can tell you that GTA builders offer amazing choices relative to the rest of the world. If your condo suite is a stepping stone to a larger home someday, opt for neutral finishes that appeal to the masses. Do some research before your selection appointment to find out what’s new and innovative by way of finishes. Remember that when you sell someday, all things being equal between two suites, buyers will choose the one with better finishes.

Advice | INVESTOR INSIGHTS

What renters really want 5 things condo investors should look for By Andrew la Fleur YOUR INVESTMENT CONDO is only useful to you if you can find tenants to rent it out and put cash back in your pocket. Shopping for a condo from the perspective of a landlord is different than shopping as a homebuyer. Yes, you have to like it. But more importantly, renters have to want it. With an eye toward what will draw the most quality tenants, here are my top five most “rentable” qualities to look for:

1. Convenient location. Renters today more than anything are concerned about having a location that is convenient to work, shopping and pubic transit. Buy near these three, and you will have a winner.

2. Affordable price. Following location, the thing that renters look at most closely is cost. The lower the price, the more potential tenants you’ll attract. Keep in mind that most renters aren’t looking for spare rooms and fancy finishes. Buy small and buy cheap. 3. Extensive amenities. While some renters prefer a smaller building with little or no amenities, most would choose a building with plenty of amenities over one without. Topping the list? A good gym.

4. Flexible floor plan. Floor plans that allow for different uses of the space – for example a den that could double as a second bedroom or a home office – will open up your unit to a larger pool of potential renters. 5. Window coverings. This seems like a small thing, but something that is very important to tenants. Invest in a good set of window coverings and your unit will be more attractive to tenants and will rent out faster.

Advice | LEGALLY SPEAKING

MORE ADVICE ONLINE ypnexthome.ca/news/advice

The math behind Land Transfer Tax By Jayson Schwarz WHENEVER YOU PURCHASE land

in Ontario, you have to pay Land Transfer Tax (LTT). In the City of Toronto, you also get hit with a municipal LTT. The good news is that all first-time homebuyers are entitled to the first time buyers’ exemption or rebate. For the Ontario tax, the exemption or rebate will apply to the first $2,000 of LTT payable. This means that you will pay only a portion of the LTT on homes costing more than $227,500. To qualify, you must: 1. be at least 18 years old; 2. never have owned an eligible home as defined in the Ontario Home Ownership Savings Plan (OHOSP) Act, which includes condos, detached and semis, anywhere in the world;

3. not have a spouse or same-sex partner who has owned an eligible home as defined in the OHOSP Act while he or she was a spouse or partner of the home purchaser; 4. occupy the purchased property as a principal residence within nine months of purchase.

You may also qualify for the City of Toronto exemption or rebate. As an example, purchases with a price over $400,000 on resale homes must pay and then get the money back from the City. In addition the City rebate maximum is $3,725. The other difference is the method of calculation:

Doing the math: » Up to a purchase price of $55,000, LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of $250,000, LTT = 1% of the purchase price minus $275 net of HST » Up to a purchase price of $400,000, LTT = 1.5% of the purchase price minus $1,525 net of HST » Over $400,000, LTT = 2% of the purchase price minus $3,525 net of HST

» Up to a purchase price of $55,000, LTT = 1/2 of 1% of the purchase price net of HST » Up to a purchase price of 400,000, LTT = 1% of the purchase price net of HST » $400,000 to $40,000,000, LTT = 1.5% of the purchase price net of HST » Over $40,000,000, LTT = 1% of the purchase price net of HST If you don’t qualify, you will have to pay the LTT on closing.

TORONTO’S TRENDY QUEEN WEST WELCOMES

SQ2

Tridel’s newest project makes a statement in this cooler-than-cool neighbourhood FOLLOWING THE EXTRAORDINARY

success of SQ at Alexandra Park – one of the most distinctive communities to hit Toronto’s real estate market and now 90 per cent sold – Tridel has released SQ2, the second phase of this 18-acre community in the heart of Toronto’s trendy Queen West neighbourhood. Located steps from the vibrant intersection of Spadina and Queen Street West, SQ2 is one of this year’s most highly anticipated projects – and with good reason. With a flurry of international recognition by the likes of the New York Times, Lonely Planet and dubbed one of the coolest neighbourhoods in the world by Vogue, 20 YPNEXTHOME.CA 20

2015-09-08 5:49 PM

Fast facts Located within the Alexandra Park Community adjacent to SQ and SQ2, an urban farm created by Bowery Project is well underway. Sponsored by Tridel and a grant from Ontario Trillium Foundation, this hip community initiative has built a mobile 1,500 milk crate farm on an adjacent YMCA lot with all food going directly into their kitchen to feed the 40 homeless youth at the shelter and their drop-in lunch program for other street engaged youth. For more information on Bowery Project and its initiatives, visit boweryproject.ca

“SQ2’s distinctive location offers buyers everything they are looking for” Queen West boasts some of Toronto’s most fashionable boutiques, unique restaurants, and cultural landmarks, not to mention its convenient proximity to several transit lines. “SQ2’s distinctive location offers buyers everything they are looking for,” says Jim Ritchie, Tridel’s senior vice-president of sales and marketing. “Surrounded by transit, educational institutions, city parks, endless restaurant options and world-class shopping, this is an ideal place to call ‘home’.” Recognizing the trend-setting culture in Queen West, Tridel invited the award-winning team at Teeple Architects to design a visually striking building that would add dimension and character to this already hip downtown locale. Bearing semblance to SQ with a modern and contemporary façade of staggered geometric squares, SQ2’s 14-storey tower will include 169 suites available in a variety of onebedroom to three-bedroom layouts,

including 11 loft suites plus five three-storey townhomes launching later this fall. “Today’s condo buyers crave usable (functional) space,” adds Ritchie. “We incorporated feedback from buyers at SQ into the design of SQ2; this phase will include fewer suites to accommodate larger residences, including three-bedroom layouts, to address this growing demand.” Ranging in size from 538 to a spacious 1,279 sq. ft., tower suites are priced from the mid-$300s. Featuring interiors designed by the celebrated team at UNION31, the residences at SQ2 are as sleek and effortlessly cool as the building’s exterior. With thoughtful layouts, suites will feature nine- and 10-foot ceilings, premium laminate plank flooring, pocket doors, with select suites also featuring a terrace or patio. The stylish kitchens will boast a choice of three cabinet finishes, granite or quartz countertops and matching backsplash, energy-efficient

appliances, along with built-in stainless steel microwave, oven and glass ceramic cooktop. Bathrooms will include cultured marble vanity tops, soaker tubs or frameless glass shower. To complement the endless recreational and social options available in the area, residents of SQ2 will also have access to an outstanding amenity program. Whether beginning the day with a morning workout in the state-of-theart fitness centre complete with yoga and Pilates studio; entertaining guests in the party room complete with a fireplace lounge, catering kitchen and private dining room; or relaxing in the steam room or the hot tub on the outdoor rooftop terrace, residents will won’t ever have to leave home. For more information on SQ2, visit tridel.com, call 416.661.1949 or visit the sales centre at 519 Queen St. W. Advice | STAT CHAT

People who don’t live in glass houses, shouldn’t throw stones By Ben Myers

I GET A KICK OUT OF READING the

comments section on any article written about the Canadian highrise condominium market. A common statement in many of these articles is “why would anyone want to live in a glass box?” I am willing to wager a guess that most of the folks making this remark have never lived in a downtown condo. Nearly 15 years ago I lived in a basement apartment in Richmond Hill and was searching for a professionally managed rental apartment building in the suburbs. The lack of available properties led me to lease a suite in midtown Toronto. At first I hated it; too much traffic, no places to park, too busy. However, within a few months, I started to really enjoy the access to amenities, how quickly and cheaply I could move around the city via public transit, and I began to feed off the excitement and energy that a high-density municipality exudes. A couple of years later, I bought a loft condo and have never looked back – maintenance-free living in the big city is perfect for me.

For my latest Market Manuscript report (a robust bi-annual analysis of the Canadian housing market, due for release this month), I conducted a survey of Canadian residential developers and builders, asking them: What is the biggest factor influencing urban condominium activity in Canada? Forty-four per cent of respondents mentioned affordability and 36 per cent said proximity to amenities like employment and entertainment. There are probably a lot of people living in ‘glass boxes’ because it is the only housing type they can afford, but I bet a lot of them were like me, and enjoyed the highrise experience more than they thought they would. I agree with the developers I surveyed; people are putting a premium on their time and they don’t want to spend it stuck in traffic – they want to be very close to amenities. Additionally, they don’t want the huge expense of a car, which is a must when you are not close to anything. Who wants to live in a glass box? An increasing number of people according to the CMHC data. In

the Calgary CMA, over 27,000 condominium apartments have been built since 2005, 63 per cent more than the previous 10 years. In Vancouver, 84,000 condos completed since 2005, 62 per cent more than the 1995 to 2004 period. In the Toronto CMA, over 158,000 condo suites have been occupied since the beginning of 2005, an increase of 170 per cent from the 10 years prior. Anyone who spends their Friday night in Toronto’s King West neighbourhood (especially single people), can appreciate what it’s like to live ‘in the action’. Buying an affordable, modern-designed condo with quick access to your job, your friends and all of the downtown amenities are all the reasons many young first-time buyers need. Different strokes for different folks, but before you throw stones at the Canadian condo boom, realize that hundreds of thousands of domestic purchasers are seeing the benefits of urban highrise living. About time some people started thinking outside the (glass) box. Happy condo hunting.

“Pillows are one of my favourite ways to add style — they can move from living room to bedroom and beyond, and dress a room up, or down.”

1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat. TIP: Layer rugs like crazy to get a patchwork quilt look that adds huge drama – mix five to seven smaller rugs in one room (check out the CB2 photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Decoinspired vibe, so there’s no reason not

Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling moodlighting. Bronze Rose Tealight Holder (pictured top); Talis Gold Hammered Platter (pictured top). Visit YSSelected. com 3. Pillows are one of my favourite ways to add style – they can move from living room to bedroom and beyond, and dress a room up, or down. Rather than picking dramatic

new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more filled-in feel. TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. An animal print like this adds unexpected drama standing alone on your dining chairs, or slinking between the sofa cushions. Safari Tiger Print Crewel Embroidered Square Cushion. Visit YSSelected.com 4. Lush textures are great for adding warmth to the eye and the hand. A sumptuous blanket, folded neatly at

the end of a bed or tossed casually on a sofa, adds some interchangeable luxury and can move between rooms for new looks. TIP: Spread a blanket across the cushions of a sofa and tuck it in at the edges, for a noncommittal contrast-upholstery look. Pictured left: Chevron Jacquard Cotton Throw; Aspen Deluxe Faux Fur Throw. YSSelected.com 5. Don’t forget the vertical surfaces! An extra layer of drapery helps avoid heat loss through windows, so consider mixing a sheer layer with a heavy blackout-lined layer – you can keep your existing curtains and add a double rod. TIP: A lightly patterned inner sheer (try a tone-on-tone white) under a solid heavy drape, draws the eye’s attention to the layered effect by adding drama to the background instead of the foreground.

“A

lmost ready?” queried David, as he side-stepped the trio who were setting up in the gracious living room of their new penthouse. “I’m looking forward to seeing everyone before we leave for Paris tomorrow.” Their son, a young violin protégé, was debuting his solo the following day in France. His adoring wife was busy in the grand kitchen with an army of caterers. The table set for twelve sparkled, and the gas fireplace added a special glow as flames reflected in their well-loved Georgian furniture. “We’re just about ready,” said Sophia, as she poured David a single malt, and they stepped onto their terrace drinking in their spectacular view.

Luxury home sales up in Canada’s largest cities Sales of $3-million-plus homes increase 119 per cent in Toronto and 79 per cent in Vancouver SALES OF HOMES PRICED OVER $1 MILLION were up year-over-year in Toronto, Vancouver, Montreal and Victoria in the first seven months of the year. Calgary was the exception; sales in the $1-million range decreased 28 per cent over the same period in 2014. In Toronto and Vancouver, Canada’s two largest luxury markets, sales of homes priced $3 million and up saw impressive gains, up by 119 per cent and 79 per cent respectively, between January 1 and July 31. The increase of sales at the top-end of the luxury market can be attributed to two factors: overall price appreciation driven by low inventory and high demand for single-family homes; and high demand for luxury homes from foreign buyers. In Calgary, a healthy 2.3 to 2.5 months’ supply of inventory in the $1-million-plus range has brought a more balanced market to the city. “What we’re seeing in Calgary is that luxury buyers are not witnessing a notable decrease in prices, but there is less pressure and stress for buyers during the negotiation process,” says Elton Ash, regional executive vice-president, Re/Max of Western Canada. “We’re seeing that normal conditions like home inspection and financing, which were rarer when buyers were frequently in competing offer situations, have become part of the normal negotiation process again. Buyers don’t have to make up their minds on the spot.” Re/Max brokers and agents reported that foreign buyers have continued to drive demand in the Toronto and Vancouver luxury markets in the first half of 2015. These buyers, primarily from China, are typically families with children who are relocating to Canada to live. They’ve chosen Canada for its stable economy and high quality of life, and their real estate decisions are strongly influenced by proximity to good schools. Although foreign buyers are less active in Montreal’s luxury market compared to Toronto and Vancouver, Re/Max brokers and agents have reported a substantial increase in foreign buyers in Montreal during the first seven months of 2015. Its relative affordability, aided by the strength of the yuan compared to the Canadian dollar during this period, make the city a good value proposition for foreign buyers.

High-end highrise sales up The sale of condos priced over $1 million were also up year-over-year in Toronto, Vancouver and Montreal – regions where condominiums represent a significant share of the luxury market. While demand in the luxury freehold market was driven primarily by families, luxury condo buyers tend to be Baby Boomers who are downsizing during retirement. These buyers tend to spend part of their time in a second home or travelling, and choose condominiums for access to luxury amenities without the maintenance required of a house.

Property Profile | HIGHPARK CONDOMINIUMS

Picture yourself At HighPark Condominiums and move in this year! LOCATED ON BLOOR STREET, directly across from

Toronto’s largest urban park, Daniels HighPark Condominiums overlook nearly 400-acres of unobstructed, vibrant parkland and the mature streetscape of the surrounding community. Nestled on the edge of Toronto’s Bloor West Village, residents will not only enjoy the close proximity to the charming bakeries, boutique shops, and fine dining of beautiful Bloor Street, but the convenience of being steps away from two TTC stations, GO transit, Lakeshore, and the Gardiner Expressway. Buyers span the gamut from first-time purchasers seeking affordability to young entrepreneurs wanting to live near the subway to empty-nesters looking to enjoy the allure of High Park. The opportunity to live in this hot, established community is an attainable reality. The Annex and The Junction are only blocks away, and the posh homes of The Kingsway lie just to the west

of this in-demand neighbourhood. Locals who grew up in the area or are moving from a large detached home to a more maintenance free lifestyle will find HighPark Condominiums the perfect way to stay in the neighbourhood they know and love. Rising 14 storeys, this stunning, glass-clad residence will welcome homeowners with a double-height lobby designed and furnished by Tomas Pearce — one of Toronto’s most acclaimed interior design firms — and a spacious front entry courtyard with extensive landscaping. Inside, residents will enjoy phenomenal views of the park, as well as an endless array of social and recreational amenities at The Parkside Club. Featuring 18,000 sq. ft. of unique indoor and outdoor amenities on three levels, The Parkside Club will include everything from a handy dog wash station, where pet owners can clean muddy paws after a long walk in the park, to a state-of-the-art cardio

and weight training room, complete with a two-storey climbing wall and an indoor and outdoor yoga/Pilates space. Plus, there are two incredible outdoor terraces overlooking the park, and gardening plots, where residents can indulge their green thumb. Daniels also offers HighPark residents their very own bike-share program. With the help of local cycling experts, residents will enjoy participating in active biking clinics, tune-ups in the bike storage and riding prep space, and planned excursions with friends and neighbours! This program provides an easy and fun way to pick up and get around town on two wheels rather than four – explore the park, run some errands, or simply take a leisurely bike ride through some of the beautiful Bloor West Village bike paths. Three fully-furnished model suites are now available for touring by appointment at HighPark Condominiums. Designed and decorated in collaboration with Tomas Pearce and Daniels own décor team, interested buyers can tour these magnificent, theme-decorated suites, designed to suit a variety of lifestyles – from nature enthusiasts to world travellers, and even dog lovers! And, for a limited time only, Daniels is offering some pretty “suite” deals on selected suites, such as five per cent down, up to $25,000 cash back, and a parking and locker combination for only $9,800! The courtyard on Bloor Street makes for a welcoming introduction, and a glass pavilion will feature more than 15,000 square feet of retail, which will include a restaurant

and shops. Imagine having that kind of convenience right at home! Available suite choices range from studios to onebedroom + den layouts, each with an array of features and finishes, such as stainless steel appliances, quartz countertops in the kitchen, and more. Prices start from $299,900 and move-ins start this fall. The Daniels Corporation (danielshomes.ca) is one of Canada’s preeminent builders/developers, building more than 25,000 new home communities across the Greater Toronto Area for over 33 years. Among its many initiatives, Daniels was chosen to partner with Toronto Community Housing to revitalize Regent Park – 69 acres in Toronto’s Downtown East. Committed to community, Daniels offers innovative programs that help people achieve homeownership, champions neighbourhood initiatives that enhance quality of life, and supports numerous charities and non-profit organizations. Remember…the five per cent down, up to $25,000 cash back, and parking and locker for $9,800 incentives are on for a limited time only. New mailbox fee on hold Canada Post gives new homebuyers a reprieve on on $200 community mailbox payment By Marlene Eisner

IF THE THOUGHT of going outside to get your mail in the dead of winter makes you shiver – not to mention having to pay an additional fee to cover the cost of said community mailboxes – maybe this news will warm you up. According to the Canadian Home Builders’ Association (CHBA), discussions between it and Canada Post have resulted in a reprieve until January 2016 for new homeowners having to pay a $200 Community Mailbox (CMB) fee. “We are very pleased with this outcome — this is an important victory for CHBA and Canadian homebuyers,” says Kevin Lee, CEO, CHBA. “Very importantly, we also send kudos throughout CHBA at the local, provincial and national levels of our Association for the collective effort.” In late 2012, Canada Post announced its intention to charge new-home buyers a $200

MORE TRENDING ONLINE ypnexthome.ca/news

Community Mailbox (CMB) fee per mailbox that would be collected during the subdivision process in brand new residential and commercial developments. Upset by another additional cost when government charges and fees on new homes are already substantial and increasing, the CHBA and its members began a vigorous campaign against the initiative. It seemed to work, at least in the short-term. In July 2013, Canada Post agreed to suspend the CMB fee until January 1, 2014. The one-year suspension saved the industry and new-home buyers tens of millions of dollars in 2013, which prompted the CHBA to first try and convince Canada Post to reduce the fee, and eventually, actively oppose it outright. While the reprieve is welcome news for new homebuyers, the decision is not set in stone. According to CHBA, Canada Post stated that although the fee is not a necessity right now, it could become so when the crown corporation reviews its financial position in 2019. Yet another great reason to not put off buying a new home for much longer.

Advice | CONDO SENSE

Condos for the 50-plus crowd 5 great reasons why now is the time to buy new By Marlene Eisner THINK NEW CONDOS ARE ONLY FOR

young first-time homebuyers or investors? Well, think again. A 2012 Canada Mortgage and Housing Corp. (CMHC) study revealed in its 2006 census housing survey that while 17 per cent of condominium owners in Canada were under the age of 35, a whopping 30 per cent were 65 or older www.cmhc.ca/odpub/pdf/67697.pdf. This news is not really surprising considering many in this demographic have downsized from a large home to take advantage of the maintenance-free living of condo life. But why wait until 65? With so many new projects to choose from, now is a great time for anyone entering their

fifth decade to consider purchasing a condo. Whether you now own a large home or you are a dedicated renter, here are five reasons why a new condo could be for you: 1. Easier to clean. Many of the units available in new builds are small and compact, between 500 and 600 sq. ft. A smaller space is a snap to clean. 2. Accessibility. This doesn’t just mean elevators. It also means new projects are located in choice neighbourhoods close to transportation, shopping and entertainment. You can have everything you need, right outside your door.

3. No maintenance. And that’s a blessing. Who wants a lawn to take care of or a driveway to shovel? 4. Amenities. Nothing says convenience like a swimming pool, gym, doorman, security and party room at your disposal. And depending on your budget, the sky’s the limit on how many amenities are in your condo — all of which are available to you regardless of the size of your unit. 5. Affordability. With such a range of price points, a new condo is an affordable option to finally putting down roots and calling a place your own.

On its exterior, the contemporary, tiered styling of The Nest features a facade of clay brick, fibre cement composite panelling and floor-toceiling windows. The south elevation of The Nest reveals expansive outdoor spaces by virtue of its stepped design. It will include a green roof with water conservation features along with geothermal heating and cooling onsite, providing long-term benefits to residents and the environment. The Nest’s geothermal feature is also attracting energy-conscious buyers. As Jack Winberg, Rockport’s president and CEO points out, the project is attracting a majority of end users rather than investors, so energy conservation, efficiency, operating costs and environmental awareness are important factors that The Nest embraces. “We identified these buyers and took the extra step to provide what is important to them.” He

added that The Nest can also provide specialized parking for electric cars. “We pride ourselves on achieving a human scale in our projects,” explains Winberg. “We contribute to the community when we build. We’re part of it all—shopping, parks, residences. With The Nest, we’re kick-starting a resurgence to bring in new people who want to move here, to be a part of it all. We’re equally pleased to be selling to people that live in the community, like this project and want to stay here.” Hillcrest Village has seen an infusion of new restaurants and retailers eager to serve young families who are moving into this community as close to city living as they can get. Wychwood Barns is the heart of this regenerated neighbourhood — a unique and treasured complex offering artist live/work space, conference and event space, public growing areas as well as a covered street for markets and shows. Hillcrest Park and Wychwood Barns Park provide green space within a stroll of The Nest. The St. Clair streetcar is at the doorstep, offering ease and convenience to reach downtown. There is still a variety of open-

concept suites available. Rockport has been flexible in its designs by accommodating several innovative purchasers by combining two units to create a single deluxe suite of 1,300 to 1,500 sq.ft., perfect for downsizing into condo living. All suites feature European inspired kitchens with granite or quartz counters and integrated appliances, along with hardwood throughout, while all balconies and terraces are equipped with a gas connection. Building amenities include a stunning lobby, main level lounge/ flex space that includes a library and fireplace, and a spectacular rooftop terrace showcasing unobstructed panoramic city views, destined to be a gathering spot for residents living within this intimate building of only 122 suites. There will also be retail shops at street level. You’ll find the presentation centre, outfitted with vignettes of kitchen, bathroom and living area features, at 784 St. Clair West. Hours: Mon-Tues 12-6 pm, Wednesday 1-7 pm, Sat & Sun 12-5 pm. Check out www.thenestcondos.com or call 416.223.0003.

Low-maintenance living lures buyers to ‘come to their Senses’ NEW CONDO GUIDE chats with John Dukelow and Catherine Matheson, Radio Advertising Executives with Jewel 92 FM/Evanov Radio Group and recent purchasers at Empire’s Senses Condominiums in Oakville.

New Condo Guide: Why did you decide to buy a condo, versus a lowrise home? John & Catherine: We like the lowmaintenance condo living lifestyle because we travel a lot. We also don’t have to worry about cutting grass in the summer and snow removal in the winter. New Condo Guide: What other home types did you consider? J&C: We were only looking at condos; it fits our lifestyle. New Condo Guide: What were the main determining factors in your decision – location, price, amenities, lifestyle? J&C: All of the above. There’s a real sense of community here and it’s a

short walk to the lake. Senses is in the revitalized Kerr Village where there are quaint shops, delicious restaurants and all of the amenities you need. There were great incentives and for the quality, size and price, we couldn’t go wrong.

new condo at Senses? J&C: Breathing the fresh air close to the lake. We can’t wait to go on bike rides on the nearby trails, work out at the gym and entertain friends with a barbecue on the outdoor terrace.

New Condo Guide: If other similar projects were available in your selected area, what led you to choose Senses? J&C: The price compared to other condos near the lake. The Oakville GO station is also close by, and we’re excited for the continued revitalization of Kerr Village.

Empire Communities is one Canada’s largest integrated master-planned community homebuilders in Ontario. Empire has built more than 10,000 beautiful new homes and condos across Southwestern Ontario and the GTA and is also one of the only homebuilders to offer Energy Star certification as a standard for all its single-family homes. Empire Communities has received nearly 100 domestic and international awards for design, marketing, sales excellence and commitment to creating energy efficient homes, including the Green Builder of the Year Award from both the HHHBA and BILD.

Empire Communities introduces move-in incentive at Rain Condos in Oakville Move in to Oakville’s most successful condo in five months with a five percent deposit

EMPIRE COMMUNITIES is launching a limited time, movein incentive at Rain Condos, Oakville’s most successful condominium. With only a five per cent deposit, future Rain owners can move in to the master-planned community in as little as five months. The fantastic new incentive will no doubt entice first-time purchasers and empty nesters to the elegant, urban condos in the heart of Oakville’s revitalized Kerr Village community. “With only a five per cent deposit and in as little as five months, Rain owners can be in their new home before spring next year,” says Paul A. Golini Jr., co-founder and executive vice president, Industry Relations. “The success we’ve had with Rain is a testament to the trust that purchasers have in the Rain community.” Located on the corner of Kerr Street and Shepherd Road, Rain is a dynamic, luxury condo connected by a five-storey podium to Senses Condos – the second of the two towers in the master-planned community. Rain features luxury living and elegant suites that range from functional one-bedroom suites to two-bedroom-plus-den layouts from the $200s. Architects Enzo Corazza and John Chimienti, from the award winning firm Graziani + Corazza, designed Rain with suites that offer maximum access to sunlight and

panoramic views – while also giving residents privacy. All suites feature 9-ft. ceilings, granite kitchen countertops, laminate engineered flooring and appliances, including a stainless steel fridge, stove, dishwasher, microwave and washer and dryer. Suites also offer expansive glass balconies or terraces with stunning views. Amenities at Rain epitomize the benefits of a carefree lifestyle. Residents can take a rejuvenating dip in the indoor pool or go for an intense workout in the exercise room or Yoga and Pilates studio. Entertaining guests is easy in the party room highlighted by a soothing linear fireplace. There is a full kitchen and private dining area, and a landscaped rooftop terrace complete with privacy cabanas, a barbecue and seating areas. The entertainment room is perfect for meeting with friends or relaxing after a long day’s work. Rain also features a 24-hour concierge and pet wash area. Located at the gateway to the revitalized Kerr Village, residents will experience an eclectic array of quaint shops and upscale restaurants a short walk away. To the south is the charm of historic downtown Oakville with designer clothing destinations, charming cafes and gourmet restaurants. A short walk further south brings residents to the harbour and parks on the shores of Lake Ontario. Yachting, power boating, sailing and fishing are all within arms’ reach as are hiking trails that hug the lakeshore. Golf enthusiasts won’t have far to travel with the world-famous Glen Abbey Golf Club and Oakville Golf Club nearby. The amenity-rich location also offers quick access to schools and hospitals, including Appleby College and Sheridan College, and the Oakville Trafalgar Memorial Hospital. For those commuting outside of Oakville, the Oakville GO Transit and Via Rail stations are within walking distance with the commute to Union Station in downtown Toronto taking no more than 45 minutes on the GO Train. The transit-rich location also offers quick access to the QEW. To take advantage of the limited-time incentive of five per cent deposit and five month move-in, visit the presentation gallery at 70 Shepherd Rd. or call 905-845RAIN (7246). Inspiration | DESIGNER ADVICE

BIGGER is not always better By Evelyn Eshun | Photos by Arnal photograpy

2

1 LUXURIOUS LIVING IS TYPICALLY DEFINED by the size of the home.

However, without function and personal style, that big space is just that, a big space, rather than a home that provides you with easy living and style. The answer to crafting a luxurious and chic home is not size; it’s about utilizing your square footage as efficiently as possible. Tricks of the trade will get you on your way to feeling comfortable, rather than cramped. My daily life as a designer always involves creating spaces that improve our clients’ lifestyle, whether it is a renovation or a decoration project. Carefully listening to the personal lifestyle needs of each client is key to creating a successful interior. Here are some ideas for optimizing your home’s functionality.

Planning around the daily activities of your life and including items that will function for you is the key to making your space work. If you’re an avid book reader or collector of items, you can tuck a TV into a bookshelf and opt for a large side table or coffee table with a shelf underneath that can house magazines and remotes rather than bringing a media cabinet into the picture. In the image shown, we created a den/home office for our condo client with a custom-designed, built-in housing a desk, drawers, shelves, a television and even a hidden closet behind one of the bookshelves. Image 1 Measure, and measure again before you go shopping, and don’t give in to that oversized contemporary sectional that will overtake the space. The contemporary styles that are

trending these days are often too low and too firm. Keep in mind that this piece should look good, but it needs to be comfortable. On a sofa with a seat height less than 19 inches, a tall man may have difficulty getting up; these are ergonomic basics that will determine the comfort level of your sofa. There is always hidden storage space that can be found. The bench in the photo has a six-foot pullout drawer that was designed to hold our client’s tablecloths, etc. Image 2 The clever use of mirrors and reflective furnishings will expand the space, reflect light and add visual interest. Think beyond the wall when looking for places to add mirrors. Consider mirrored furniture, kitchen backsplash, a panelled wall of mirrors in a tight entry area. Feel free to place furniture in front of mirrors and use the walls opposite or adjacent to windows to bring in light. Image 3 Double-duty furnishings that can store your things will help keep the area clutter-free, which is probably the first tip to living well in a small space. After all, no matter how large a home is and how many smart storage continued on page 72

3 solutions you incorporate, there never seems to be enough space, so honestly evaluate your belongings and make the decision to keep only what is meaningful and functional or you will be overrun with useless items that are taking up space. Images 4-7 Consider adding floor-to-ceiling panelling to your space and paint it all the same colour (including the baseboards). This is a great way to add architectural detail. One of my design beliefs is that if a room is beautiful ‘naked’, meaning without any furnishings or accessories, you’ve already got a leg up to a stylish room. Lastly, consider using a small amount of large items and pattern — but just a dash. An oversized colourful canvas and geometric rug can bring a spot of chic to any space, but when you have a small space, it is a bold gesture, which brings personality and style to a room. Space-enhancing visual tricks are fun to use, but it’s the functionality that brings easy living to your home, which in turn, will pamper you with luxury and comfort.

6

7 Tips Invest in the highest quality upholstered furnishings you can; the longevity and comfort will bring luxury to your home Do not by a ‘sofa set’. You’re better off buying two sofas or two loveseats rather than a sofa and a love seat Keep your dominant surfaces light to brighten and lighten the mood (sofa, walls and floors) Floor-to-ceiling shelving adds storage and visually gives the illusion of height Hang your draperies close to the ceiling; it will give the illusion of a higher ceiling Eliminate the feeling of ‘bland’ with patterned pillows and blankets in punchy colours Furnishings with interesting shapes and finishes will double as art and express your personality

Advice

Make your condo unique By Jennylyn Pringle

CONDO LIVING, for the most part, is small-space living. Take the time to really think about your space, your needs and how you live so you can make sure that your furniture and accessories work for you. Smart planning is the key to smallspace living, and having pieces that are multi-functional is essential. Measure, measure, measure. Make sure your furniture fits not only in the space but through doorways, stairwells, hallways and in the elevator. Smaller-scale furniture is a fantastic option for small spaces and nowadays many stores cater to condo size living with fabulous style. Upcycling isn’t just a trend, it’s quite practical when looking for something “new”. Look for pieces in vintage and antique shops, or even your parents’ basement, as the scale of older furniture is generally smaller and ideal for condo living. Don’t think

of vintage pieces as a downgrade — older furniture is often much more solidly constructed and is made out of quality materials you just can’t find at affordable prices today. As a bonus, your furniture will be unique and something you won’t see in the condo above or below you. If your vintage pieces are looking a bit outdated, refreshing them with Fusion Mineral Paint is a great way to alter the character of your piece. You can make something old-fashioned look modern and create a burst of colour to accent your space, or you can take something average and add layers of paint, antiquing and distressing it to make it look like a rare antique find. Condo living does not often afford the luxury of prepping and painting your furniture outside. When working in smaller spaces, you want to minimize your exposure to harsh

chemicals. Fortunately, Fusion is a zero VOC and offers exceptional adhesion requiring minimal prep, meaning that it is safe to use inside without dealing with harsh chemicals or smells. Choose a paint palette for your space that includes walls, furniture and fabric. If you’re trying to unite a bunch of mix and match pieces, consider a monochromatic colour scheme. Opt for several shades of white and cream or even greys for a subtle, sophisticated and elegant effect. Painting can often be intimidating, but can be as simple as a one-step process using a paint with a built-in top coat. This chair was outdated, upholstered and dark looking. We lightened it up with a coat of Fusion paint using the colour Champlain, a perfect off-white with just a hint of yellow and grey. A neutral fabric to replace the floral pattern gives this outdated chair a completely new look that is now repurposed, perfectly modern vintage chic. Try painting some interesting lamps you find at a bargain store. The paint will give something mass-produced a more unique artisanal quality as lighting in condos tends to be boring and standard-issue. Paint is a great way to transform a condo kitchen — if you’re downsizing, say from a historic home to a modern ‘box in the sky’ condo, you may miss some of the homey touches you’re leaving behind. Why not paint and glaze the dark outdated cabinets in your kitchen to create a farmhouse feel or something coastal or French country instead? It will really make the kitchen feel like the heart of the home and help your condo stand out from the rest!

As the President of Homestead House Paint Co., Jennylyn Pringle is the visionary and creator of the Fusion™ brand. Her parents (Scott and Loree) bought the little paint company in 1989 and enlisted Jennylyn from the age of five to pitch in. Homestead Paints uses only high quality ingredients in the manufacturing process.

Advice | INVESTMENT ADVICE

It is time to turn my triplex over to a property manager? By Kara Kuryllowicz

AS A LANDLORD, I’ve often

asked myself if I should hire a property manager. Managing my triplex comes with a lot of other questions, too. Is the top unit leaking into the unit below? Has someone seen a mouse? Or a bug?? Did a tenant just give notice that he’s moving out? Or that he’s getting a third dog?? Am I struggling to interpret a credit report? Does my tenant want to sublet? In my 10 years as a DIY landlord, I’ve had good success: no empty

units, no missed rent payments, no evictions, no significant damage. Yet I know that I’ve made at least two mistakes: not raising the rent by the annual allowable increase, and renting one unit at less than market value. I will also admit that the only reason I didn’t rent to the tenant from hell is that I found a great tenant by fluke just two days before declaring the unit officially empty. Is it time to turn my triplex and tenants over to a property manager? “We manage properties for owners who don’t have the time or energy required to learn a brand new business and skill set,” says Sharon Golberg, president, Dash Property Management, which has been in business since 2002 and currently manages about 500 units for landlords who live in Canada and abroad. “When it goes smoothly, you think that managing your investment property is the easiest job ever, but if you have a demanding career, family life or travel a lot, you may not be as available or as accessible as you need to be.” Is being a DIY landlord that big a challenge? It can be. What does turning your asset over to a property manager really entail? More than you could ever imagine. Owners’ experiences vary widely and while I’ve had a relatively hassle-free run to date, I know one landlord whose margins are slim on some properties while another consistently shows a loss. Another investor rented a highend unit to a stripper with a substance-abuse problem, a crazy boyfriend and two Rottweiler puppies. She missed five months of rent payments and completely trashed the newly renovated unit, while he took her to court. “She seemed so nice. How could I have been so wrong?” the landlord asked, only to soon sell

that investment property, never to rent another unit. Ask yourself, “Do you have the financial stability to risk gross errors with what is arguably your most valuable asset?” Golberg says. Rather than relying exclusively on online search engines to find property management firms, Golberg and Don Campbell, a Canadian real estate investor, author and senior analyst at the Real Estate Investment Network, suggest you start by asking other property owners, realtors, lawyers and accountants for referrals. Rules, regs and responsibilities Province to province, regulations governing a property manager varies, as do licensing requirements. A property management license can help ensure relevant knowledge and skill set, and may require training updates to keep the license current. In addition, there should be best practice codes, trust conditions for deposits and cash flow, as well as insurance in the event of any issues. “Many people present themselves as property managers, with very mixed results in terms of quality and money management, so most provinces now regulate and license that industry,” says Campbell. “Due diligence is key and it is critical that investors investigate the firm’s license and any breaches.” Your property manager may let you select the tasks you want him/her to

handle with fees that reflect the scope of their responsibility, typically a percentage of the gross income. Both Golberg and Campbell also point out that simply staying current on the constantly shifting rules, regulations and management strategies pertaining to rental properties is demanding. Services may include advertising for new tenants, showing the unit, assessing applications, screening tenants, leases, handling all tenant complaints, collecting and depositing rent payments, paying all related property bills, move-in and move-out inspections, hiring and managing repair staff/ contractors, cleaning public areas, increasing rents, filing taxes for non-residents, and providing the owner with monthly reports to identify issues and trends. “You are not abdicating responsibility. You still manage the overall process, however you delegate key tasks while remaining in control of the bottom line and setting standards of practice,” says Campbell.

Advice | MORTGAGE ADVICE

How you can become a first-time buyer By Alyssa Richard NO GENERATION has had a tougher time getting into the housing market than Generation Y. Indeed, the deck is also stacked against Millennials, who are burdened with heavy student debt, challenging job prospects and limited wage growth. Housing prices have continued to surge over the last decade, fueled by record-low interest rates and booming condo sales. But first-time homebuyers still represent a large portion of the housing activity in Canada. According to the Canadian Association of Accredited Mortgage Professionals (CAAMP), an estimated 210,000 of the 425,000 homes purchased in 2014 were from first-time buyers. And these property virgins aren’t just putting down the bare minimum to get into the market. CAAMP estimates that, on average, first-time buyers make down payments equal to 21 per cent of the price of their homes. That’s no small chunk of change. With average home prices across Canada surpassing

$450,000 this summer, 21 per cent represents nearly $95,000. Where does the money come from? Here’s what the CAAMP survey found. Personal savings (40 per cent): First-time buyers are using their own savings to get into the housing market, with a reported 40 per cent of total down payments coming from the personal savings of applicants and their co-applicants. Tax-free savings accounts represent a flexible way for first-time buyers to save up for a down payment. With annual contribution limits rising to $10,000 this year, couples have the potential to save up to $20,000 per year inside their TFSAs and invest the funds in a variety of ways – from highinterest savings accounts and GICs, to stocks, mutual funds and ETFs. Gifts and loans from family (17 per cent): Funds procured from the bank of mom and dad are on the rise. Gifts and loans from family

represent 17 per cent of down payment funding for first-time buyers, up from 13 per cent five years ago. RRSPs and Home Buyers’ Plan (12 per cent): Withdrawals from RRSPs using the Home Buyers’ Plan (HBP) have declined in recent years, down from 16 per cent between 1995 and 2004. The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. But with declining savings rates, a relatively low maximum withdrawal amount (when compared to the amount needed to qualify for a home today) and the introduction of the TFSA, the HBP has become somewhat redundant in today’s market. (Prime Minister Stephen Harper recently tabled a proposal to raise the withdrawal limit to $35,000, should he be re-elected.) You have up to 15 years to repay the funds, starting the second year after which your withdrawal. First-time power Although it’s become increasingly difficult to buy a home today, it’s clear that first-time homebuyers are the engine that fuels the housing market, representing nearly half of all homebuying activity in Canada. The challenge comes when firsttime buyers can’t save fast enough to keep up with a hot real estate market. That type of pressure can lead to emotional decisions, such as buying before you’re financial ready or borrowing the funds through alternative lending, all in order to avoid getting priced out of the market forever.

Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Mikey Young At Heart APP can save lives By Marlene Eisner

MORE TRENDING ONLINE ypnexthome.ca/news

THE NEW MIKEY YOUNG At Heart APP is an educational program that teaches life-saving skills through informational videos on how to perform CPR and use a MIKEY (Automatic External) defibrillator. These skills can increase the odds of survival for a Sudden Cardiac Arrest victim by up to 75 per cent. The free APP is named for an initiative of The Mikey Network, a registered charity established in 2003 by Heathwood Homes and The Heron Group of Companies. The Network has placed more than 1,850 automated external defibrillators called MIKEYs in public places, and to date, 27 lives have been saved because a MIKEY was on hand.

The Mikey Network is offering students to earn high school volunteer hours; students can download the app, watch the videos, learn how to use a MIKEY defibrillator, then take quizzes that earn them volunteer hours when completed. Students can also sign up to be a Mikey Young At Heart Program Ambassador at their school. Sudden Cardiac Arrest can happen to anyone of any age, anytime, anywhere, and unless the person is resuscitated within a few minutes, there is little chance of survival. Nearly 7,000 incidences occur in Ontario each year, mostly in public places, and many to otherwise healthy young people. The Mikey Network places MIKEY defibrillators to offer people who collapse outside of a hospital setting a second chance at life. It’s easy to make a life-saving difference. All it takes is a little time and attention. Visit mikeynetwork.com to register, or download the APP for free to a smart phone, tablet or computer via the Apple Store or Google Play.

Adi breaks ground at Link Condos + Towns

Saud and Tariq Adi break ground on a landmark development for Burlington TOP

Guests enjoyed a variety of outdoor games at the block party

EMBRACING THE UNIQUE spirit of the neighbourhood,

on August 27 Adi Development Group’s Summer Block Party delivered uptown Burlington’s biggest celebration of the summer. Inviting the local community to join in the festivities, the pop-up event also marked the highly anticipated groundbreaking of Link Condos + Towns, Adi’s boutique residential community. “We wanted to pay tribute to uptown Burlington’s fantastic community and also celebrate the groundbreaking of one of the largest construction investments in the city,” says Tariq Adi, CEO of Adi Development Group. “Burlington’s a city with a rich culture and heritage surrounded by stunning natural landscape. It’s one of the most desirable areas to live in the country. There was no better way to celebrate the success of this unique project than with a large-scale celebration of its vibrant neighbourhood.” A playful take on Link’s contemporary contrast to traditional Burlington housing, the block party was both a nod to youthful passtimes and a look forward to the city’s future. Festivities took everyone outdoors for games and live music from local band, Grand Line. Guests snacked on delicious urban fare catered by some of Burlington’s best food trucks including Urban Express, Dirty South, and The Gelato Spot. The block party was a fantastic opportunity for local residents to socialize, celebrate their community, and embrace the final days of summer at this unique popup on the corner of Dundas and Sutton. Adding to the evening, the highly anticipated groundbreaking of Link Condos + Towns marked an exciting shift in Burlington real estate. Meeting the demand gap for contemporary urban living in downtown Burlington, the boutique residence is leading the growth boom in one of the GTA’s most sought-after postal codes. With its striking collection of urban lofts, garden villas

and condominiums, Link is bringing a sophisticated housing option to the city’ hip uptown, an area facing high demand, yet increasingly limited land availability. “In response to Burlington’s surging demand and creeping housing prices, we noticed there was still a considerable lack of luxury Burlington real estate with a realistic price point,” says Saud Adi, COO of Adi Development Group. “With Link, we wanted to meet that demand gap, while also promoting a housing solution we believe can best support the city’s growth. We’re leading the movement right now.” Nestled on the edge of Bronte Provincial Park, this award-winning community also has been recognized for bringing a clean, contemporary aesthetic to Burlington’s residential area with its suites’ soaring nine- and 19-ft. ceilings and exclusive “IntelliSpace” design. Meanwhile, its sophisticated two-storey amenity building encourages health living with a fully outfitted fitness studio and Scandinavian-inspired spa. Advice | HOT TOPIC

Top 10 mistakes First-time homebuyers make, and how to avoid them By Marnie Bennett BUYING A NEW HOME is one of the most significant decisions of your life. Be properly educated and make all the right moves to ensure your home is both a comfortable place to live and a great investment for the future. Here is a list of the 10 most common mistakes to avoid:

1. Failing to use a trusted adviser A home is the greatest asset of your life, so you need to ensure you have done the proper homework. It is critical that you work with a professional such as a trusted real estate representative and lawyer. Make sure your real estate professional is dedicated to the job full time, and that they know exactly what you’re looking for in your top neighbourhood – not their’s. Work with someone who gets you the best price and a hassle-free experience. 2. Wasting time by looking at homes you can’t afford Most buyers don’t know what they can afford. It is critical that you know both your credit rating and how much of a

mortgage you qualify for before you begin shopping for a home. Get a full mortgage pre-approval from your bank or broker, which is a commitment from the lender that states the purchase price and your interest rate – guaranteed for a specific amount of time, usually 90 to 120 days. When buying a brand new build, you will need a capped rate up to 18 months to accommodate the construction period. With this approval in hand, you can then concentrate on looking at condos you know you qualify for. 3. Buying the wrong home The first thing prospective buyers should do is make a list of priorities and outline the “must-haves” and your “wish list.” Determine the desired housing style, number of bedrooms, bathrooms, neighbourhood, parking and proximity to work or public transportation. There are so many choices, so be clear and concise, and stick to your budget. …continued on page 110

SEPTEMBER 12 - 26, 2015  |  NEW CONDO GUIDE  109

2015-09-04 2:51 PM

Resale and new homes each have their own advantages and disadvantages. Make a list and compare them. For example, with a new home you have choices such as style, finishes and the suite’s location in the building – and everything is new. 4. Trying to save money by not hiring a professional home inspector A home inspection can help distinguish a home that is a money pit from one that is a gem. Even buyers of brand new homes can benefit from a home inspection. 5. Not revisiting your target neighbourhood a few times It is critical that you view the home at different times of the day and at night. You want to ensure you made the right decision on your neighbourhood of choice – and potentially your new neighbours. 6. Giving in to fear Yes, buying a home is a scary thing and you may not feel certain you’ve found the right place. Should you buy now? Will prices fall? Will you receive any incentives? Should you keep looking? Remember, when you’re renting, you are making someone else rich and not building equity in your own home. When you become a homeowner, you have a fixed asset and you’re on your way to financial freedom. Do your homework and be ready to make the decision when you find the perfect home for you. Have confidence. 7. Not being prepared for closing costs The down payment is one thing, but there are other closing costs such as lawyer fees, land transfer taxes, utilities, insurance and others, so be prepared. You may also be eligible for government programs such as the Home Buyers’ Tax Credit and Home Buyers’ Plan, so do your research and know what your total costs will be. 8. Not understanding your mortgage This is a complex and often-intimidating topic, but what you learn (or don’t learn) about mortgages could save or cost you thousands of dollars. Key factors are your interest rate and amortization, but also find out what your

payment privileges are, whether the mortgage is portable, your down payment requirement, insurance needs, if the mortgage is open, closed, variable or fixed. Understand the terms and what they mean for you. 9. Failing to understand the differences between buying a new home and a resale home Resale and new homes each have their own advantages and disadvantages. Make a list and compare them. For example, with a new home, you have choices such as style, finishes and the suite’s location in the building – and everything is new. But you also may face construction delays, which could impact your finances or current living arrangements. With resale, what you see is what you get. Figure out which scenario is best for you. 10. Being ill-prepared for moving day It is important to establish a list of priorities and ensure you have contacted the utility companies, secured proper insurance, booked movers, rerouted your mail and finalized all financing. If you do all your homework and you’re well prepared, moving day can be the start of one of the greatest experiences of your life.
