Best builder in the bunch You’ve agreed that a new condo is the way to go, but you still have another big decision to make — choosing a builder. It pays to check the reputation of the builder/ developer before you sign. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy. Drive around an existing community built by the company and talk to anyone you run into during your tour.
Visit several sales offices and model suites, and get a feel for each company and the staff. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision, or where they are not happy to provide you with the information. When you do find the right home and the right home builder, making that big decision will be a whole lot easier and more enjoyable.
Pick a floor, any floor!

Everyone wants to live high up, a suite with a view. Everyone, that is, except those who prefer to be on a low floor so that they can easily take the stairs to and from their suite. There is some psychology behind selecting a suite. Some people simply pick by layout and size, but many are particular — wanting to know where the elevators, the garbage chute and the emergency exits will be before making their decision. All of these factors have some logic behind them. Then there’s the premium on corner suites — having two exposures
can really max out your view — and if there is a wrap-around balcony you can max out your outdoor space too. But it’s not just the view, some people are extremely particular about which exposure they’ll enjoy — whether they want full sun, morning sun or the glow of magic hour. And you thought it was all about floorplans. Enjoy this issue of New Condo Guide. We’ve got everything from pre-construction to move-in ready in this issue. Advice | BILD REPORT
Land-use regulations in GTA contribute to affordability crunch By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
A NEW STUDY by the Fraser Institute
finds that onerous municipal regulations are limiting housing supply and exacerbating housing affordability in the GTA. Supply of housing is critical, says the report, because the degree to which growing demand for homes drives price increases depends on supply. For the study, the first of its kind in Canada, the Fraser Institute evaluated the impact of land-use regulation on housing supply in 68 Canadian markets. It looked at five measures of regulation including approval timelines, timeline uncertainty, the impact of municipal councils and community groups, rezoning, regulatory costs and fees, as well as their effect on supply. Not surprisingly, the study found that those cities with the most regulation, such as Toronto and Vancouver, had less growth in housing supply and surging prices. The report says long and uncertain project approval timelines have the most detrimental impact on supply. Increasing the time it takes a builder to obtain a permit by six months reduces the growth of new housing by more than half. These findings support what BILD has been saying about delays in the approvals process. Development approvals within the GTA can take as long as 10 years and these delays add to the growing price of new homes. The industry has long pointed to simplifying and streamlining
the planning approval process by removing red tape and updating zoning bylaws across the region as some of the things that governments could do to start to address housing affordability. The report recommends reforming municipal regulation to encourage more building. It says that simplifying the building permits process where housing demand has grown could lower homebuilding costs, increase supply and help reduce home prices. As part of the research for the report, the Fraser Institute surveyed developers to gauge the impact of uncertainty in approval timelines. They found that higher than average levels of uncertainty discouraged development drastically and reduced supply of new housing by half. Opposition from council and community groups was identified by the study as a substantial contributor to decreasing supply. BILD has pointed out on numerous occasions
that much of the opposition to development in the GTA is due to a disconnect between public policy and public perception. Provincial policy mandates intensification, which there is little public understanding of and even less support for. We continue to encourage governments to educate the public on how and why their neighbourhoods are changing. The report also pointed out that housing affordability in the GTA is a relatively new issue. Prior to 2009 Toronto’s housing prices grew slower than the rest of urban Canada, said the report, whereas since 2009 prices have grown faster than any other urban centre. Neighbourhood Profile
Regent Park A new and improved neighbourhood By Joanne Keenan
In the area New to Regent Park are retail and public spaces for all. The Daniels Spectrum, Regent Park Aquatic Centre and Regent Park Athletic Grounds offer lifestyle and recreation programs. The health centre provides youth programs, immigrant assistance and social support. A new cultural centre will be home to local organizations for educational, arts and community programs. There are also two public primary schools and The Parliament Library.

REGENT PARK — tucked between Parliament, Gerrard, River and Shuter streets — proves that you can reinvent the wheel with a citybacked redux that is raising it from ashes to a vibrant community of city streets, compact blocks, businesses, condos, apartments, community services and a blend of residents across socio-economic and cultural spectrums.
Vibe Nothing says new and improved more than Regent Park. Fresh, clean and vibrant with a phenomenal sense of community as redevelopment puts in place cross streets, amenities, housing and businesses for an engaging way of life. Still in the growing stages, former residents and
families are eager to return, while newcomers long to ride the wave of growth that has begun. Meet the neighbours Residents come from a wide variety of cultural backgrounds and nationalities, which inspire artistic, cultural and educational activities. More than 60 different first languages are spoken, making Regent Park one of Toronto’s most culturally diverse neighbourhoods. Predominantly a low-income area, former residents are returning as homeowners and renters through various funding initiatives. New buyers are attracted to urban lofts in renovated buildings that offer cosmopolitan living at entry-level prices.
Planes Trains and Automobiles Streetcars travel from Regent Park providing quick access to the YongeUniversity-Spadina subway line. The Parliament streetcar connects to Castle Frank station on the Bloor-Danforth subway line. The Don Valley Parkway runs just east of the community, linking to the Gardiner Expressway and Lake Shore Boulevard, making this community very accessible — it’s also very pedestrian and bike friendly. Real estate Affordability is key for those starting out, new to the country or those of limited means, and that is the hallmark of the rebuilding of Regent Park. Throughout the metamorphosis, the focus has been on returning former residents to healthier homes geared to their incomes. Funding initiatives have made it possible for former renters to step forward to become homeowners.

Advice | INVESTOR INSIGHTS
Should I invest in a new condo this year? By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice
YOU HAVE SOME MONEY saved up
and it’s not doing any good in the bank. Investing in a condo has always been something you’ve thought about, and now you are finally ready to take action. Good! Now the question that keeps coming up in your head is, “Should I invest in a condo this year?” The question behind the question is, “Will I be better off if I wait?” Waiting for the stars to align or trying to “time the market” is a fool’s game. Instead, you should first decide you are going to invest in a new condo, then make a plan, then go out and do it. You absolutely should invest in a new condo this year but there are a few things you need to know: Everything that you’ve heard is wrong. The first thing you need to know is that everything you’ve heard about the condo market is wrong. It seems everyone has an opinion on the real estate market and whether or not there is a condo bubble in Toronto. We hear the so-called experts chiming in just about every week from New York or who-knowswhere telling us that our market is 25 or 50 or 2,000 per cent overvalued and that it’s all going to crash. Every party you go to, every family gathering, the topic of real estate seems to come up and everyone has their own opinion and reason why you shouldn’t invest in a new condo. The problem with all these opinions is the source: they are all people
who have never invested in the condo market. They have no skin in the game! Asking someone who has never invested in the condo market if you should invest is like asking a vegetarian if you should eat a hamburger! You know what the answer is going to be. So, put aside all the opinions and advice that you’ve come across and do your own research. Talk to people who are investing in the market right now and figure out what makes sense to you, then act! Good opportunities are always available. Toronto is a massive city, and we are the largest condo market in North America. Whether the market is going up, down, sideways, it doesn’t matter because there are great investment opportunities in every market. So many people believe the lie that there are only good opportunities when the market is red hot, or you should only buy if the market is severely depressed. Seasoned condo investors know this is not how the market works and they always evaluate every opportunity on its own individual merits.
Have a system and follow it. In order to be a successful condo investor, you need to have a system and a plan in place that you follow. If you are a seasoned condo investor and you have been doing this for a long time already, you likely have your systems in place and you keep following them because they have made you a lot of money. If you don’t have a system or a plan, or you don’t know where to start, don’t try to re-invent the wheel! Instead, contact a Realtor who is a specialist in the pre-construction condo market, someone who works with investors every day and can help you figure out the best spots to invest in the market and how to make the most money over the long term. When you follow the path already laid out by those who have come before you, everything becomes easy.

Advice | CONDO PRO
Be secure in your condominium choice By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
NOWADAYS, NEW HOME BUYERS of
all ages are interested in measures that can increase their safety. Those who choose condominiums enjoy elements that enhance security and contribute peace of mind to their daily routine. Some purchasers such as single women and families place security at the top of their must-have lists when shopping for a condo, especially in large urban centres such as Toronto. Condos provide a level of safety that you might not get with lowrise living. Let’s begin at the front door. Arriving home to your condo lobby and having the concierge greet you is comforting. Most condos feature 24-hour concierge service, which plays a larger role in a building’s security than you may realize. This uniformed professional offers “eyes on the street” — someone who observes the comings and goings of residents and guests. He or she is also a visible reminder to those passing by that someone is watching. It is wise to get to know the concierges in your building, as they are more likely to notice what may affect you. Let them know if you see anything or anyone suspicious. In addition, management staff members are usually in and around the residence during the daytime, which is also reassuring. That’s the personal touch. By design, modern condos are more open and bright than ever before, and they are also well equipped with security measures at all levels,
including underground parking areas. Of course, features vary from condo to condo, but most have bright lighting and require residents to use remote control access to the underground parking elevator. Visitors have to check in with the concierge to access those levels, and the exterior parking doors are monitored by the concierge via security cameras. So are secondary entrances, which call for card access. Phone systems may enable you to monitor entries from your suite. Most condo parking garages feature emergency call buttons on every level, and the condo management may provide residents with a key fob to use in case of an emergency. When shopping, be sure to find out what security features each building offers — you want to feel protected as much as possible. I often refer to condominiums as vertical communities, and in fact, they are. There is an old saying that there’s safety in numbers — well, it’s true. In a condo, there are people around in the hallways, elevators, lobby, amenity spaces, etc. If you need help, it’s usually easy to call on someone close by. Security is important to condo residents of all ages, but particularly to older suite owners, single women and families. We are used
to thinking of condos appealing to empty nesters and retirees, but over the past few years, we have seen the market broaden. Single buyers might be first-time purchasers who understand the value of owning a home, and who choose condos because of their relative affordability in the Greater Toronto Area. Some are savvy investors who appreciate the return-on-investment condos offer in today’s hot rental market. Seasoned professionals may want to live closer to where they work in the city. Other scenarios include single mothers or women who have become widowed or separated. Again, every condominium has its own set of security features, and they differ from building to building, so compare apples to apples when you shop for a suite. Remember, too, that your safety and security are best protected by common sense. Get to know your neighbours and concierge staff — then relax and enjoy!

Advice | MORTGAGE ADVICE
3 things to consider for your first mortgage By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHILE THE PROSPECT OF HOME
ownership is exciting, securing a mortgage can be overwhelming for first-time homebuyers. There are many things to consider and unraveling the process can be complicated. If you’re in the early stages of buying, ask yourself these questions to make the dream of homeownership a reality. How much can I afford? Every prospective first-time homebuyer asks the question: “How much can I afford?” While factors like income, credit history and employment play a role in the amount that can be borrowed, many lenders use two simple calculations to gauge how much to lend: The gross debt service (GDS) and total debt service (TDS) ratios. The GDS ratio is made up of potential housing costs, which includes mortgage payments, property taxes, and utility costs. The combined sum of these monthly expenses shouldn’t exceed 32 per cent of monthly income before taxes. The TDS ratio adds all other forms of debt into the GDS ratio. Loans, lines of credit, car payments and credit card balances all apply. The second rule of affordability is that your entire debt load shouldn’t be more than 40 per cent of your gross monthly income. It’s important to note that these
percentages are maximums and lower ratios result in a more comfortable lifestyle. Use these calculations to help determine your purchase price limit. A mortgage affordability calculator can help you determine how much you can afford before visiting your lender. What about the down payment? Down payments provide security to lenders and are expressed as a percentage of the total value of the home. Homebuyers are required to put a minimum five per cent down payment on any property under $500,000. For properties costing between $500,000 and $1 million, you need to put down five per cent on the first $500,000 and 10 per cent on the remaining amount (for example, on a $600,000 property, you’d need to put down $35,000). If you put down less than 20 per cent, you’ll need to pay mortgage default insurance, which is commonly known as CMHC Insurance. But if you purchase a property that costs more than $1 million, you need to make a minimum 20 per cent down payment and you don’t need mortgage default insurance. While typical down payments come from cash savings, government programs can help. If you’re a first-time homebuyer, you can take advantage of the Home Buyers’ Plan (HBP), which allows up to $25,000 saved in an RRSP to be withdrawn tax-free. If you’re buying with a partner who’s also a first-time homebuyer, they can also withdraw up to $25,000. The HBP is considered a loan and you must start repaying it two years after you withdrew the money over a 15year period. If you miss a payment, the amount you don’t pay back is considered taxable income.
Can I pay off the mortgage faster? Large down payments have the benefit of reducing monthly payments over the amortization period, or the time it takes to pay off the entire mortgage. Most mortgages are amortized over 25 years. Reducing the amortization period to 15 or 20 years will mean your regular payments will increase but you’ll pay off your mortgage faster and save thousands of dollars in interest payments. Prepayment options can help further reduce the mortgage before the full length of the amortization period. Depending on the type of mortgage, lenders will let you increase your monthly payments or allow lump-sum payments. And instead of making monthly payments on your mortgage, you can choose to make them weekly or accelerated biweekly. This can reduce the amortization period by a few years. The bottom line Debt service ratios can help to determine the right price, while a higher down payment and additional prepayments can serve to reduce the amortization period. Striking a balance between price, payments and amortization is the key to affordable homeownership. Advice | FUNDAMENTALLY SPEAKING
Window of opportunity Mortgage rates remain at historical lows, so take advantage while you can — but carefully By Wayne Karl
LOW RATES continue to dominate in
the mortgage world, after the Bank of Canada dropped its influential overnight target rate — not once, but twice — last year. In its latest announcement on July 13, the BoC again held the rate at 0.50 per cent — where it has been since the previous July. BoC had earlier dropped the rate from 0.75 per cent, where it had been since January 2015, when the Bank dropped it from one per cent. Clear as mud? Just a bunch of numbers, right? Perhaps, but some experts are now saying rates won’t begin to inch up from these historical lows until well into 2017. While the BoC may have held rates in July, it also took the opportunity in its Monetary Policy Report at the time to repeat an earlier warning about the housing market. The Bank intimated a need for action to tackle rapid house price increases in Vancouver and Toronto, citing “elevated and rising” risks. Canada Mortgage and Housing Corp. (CMHC) followed that up in its Housing Market Assessment, reporting that evidence that problematic conditions in Canada’s housing market as a whole has increased from weak to moderate. Continuing low rates mean the extended window of opportunity for those looking to buy a home remains open. But so too does the likelihood that other policy changes or adjustments to mortgage regulations are coming. The time to prepare is now. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what
your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, some markets have recently experienced cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger
down payment to taking advantage of pre-payment options to “stresstesting” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. One day, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice — now more than ever. It will prove to be time well spent. What is a mortgage cap?
By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TODAY I THOUGHT I would start by
answering a question posed by one of our readers. The question relates to the issue of mortgages, and how long a “capped” rate remains in place. Let me begin by explaining about “capped“ rates. As a new-home purchaser, it is critical that you receive a bank pre-approval of your mortgage, in the form of a written commitment, for the money that you will need to buy the property. The mortgage commitment should provide, among other things, details regarding the amount of money, the length of the loan, the interest rate, and any special terms. The commitment
should also provide for a very important item — how long the lender will guarantee the rate that has been committed to you. Okay, let me explain. Let us assume that on Jan. 1, 2016 you bought a property with a closing date of Dec. 31, 2016 and your rate commitment or “cap,” as shown on your commitment, is for a period of 14 months at 2.25 per cent. What this means is that, as long as the deal closes on or before the date that is 14 months from the date of the commitment, the bank will honour the rate they have agreed to. Sometimes deals get delayed past the time that the “cap” guarantees. What happens? Simply put, the lender no longer is legally bound to honour the original rate that was originally offered. In our example, if the rates increased to 3.5 per cent and the closing was delayed until June 30, 2017, the lender would have the option of telling you that the new rate was now 3.5 per cent.
There are more issues relating to this scenario, as you will have to decide if you still want the mortgage, and the lender will have to decide if it would still be prepared to give it to you. That is correct! Remember, if rates rise, the money needed to carry the same amount of mortgage also rises, so if you were tight on your financing before the rate increase, you may no longer qualify for the mortgage as originally agreed. The moral of the story is to ensure that you negotiate a “cap” for as long a period as possible. Quite often, the mortgages offered by the builders on-site have built-in extension protection. Ask for it as part of your purchase agreement from the builder or commitment letter from the lender. Jayson Schwarz LL.M. is a Toronto real estate lawyer and partner in the law firm Schwarz Law LLP. Advice | STAT CHAT
Will disgruntled offshore investors from Vancouver buy in Toronto? By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
I COMPLETED A LENGTHY section
on foreign buyers for my next Market Manuscript housing report in late July, and a couple days later it was announced that Vancouver is imposing a 15 per cent tax on non-resident buyers of residential real estate. I’m going to have to update that section because this announcement may be the biggest and most discussed topic in real estate over the past five years, and the fall out and repercussions are just beginning to arise. The tax was not grandfathered in, so foreign buyers not planning on paying this massive tax are backing out of their deals, disrupting sellers' plans to buy a home as well. Some domestic buyers, fearful that the lack of foreign buyers in the market would result in a major price decline, have also canceled their sales agreements, which will ultimately result in lawyers getting involved and plenty of people finding their way into the courtroom. My first thought when I heard the news is that a few of those offshore investors put off by the new tax are going to turn their attention to the Toronto market. Based on recent studies and surveys on Toronto, and results from other major markets across the globe, it is reasonable to conclude that 5 to 10 per cent of pre-construction condominium apartments are purchased by foreign buyers. They provide a tremendous service of helping developers and
projects achieve their construction financing sales targets, as well as provide much needed quality rental supply in the GTA upon completion. There may be a few extra foreign buyers in Toronto as a result of the new tax, but I believe these international purchasers really study and understand the markets they are investing in, and have a trusted realtor on the ground, so I doubt they’ll up and leave one city for another at the drop of a hat. I figure it will take some time before they jump into the Toronto market with the same gusto. As strange as it might sound to some, we actually need more pre-construction condo buyers in the GTA, as the ample supply of highrise units has kept prices from skyrocketing like single-family housing. The number of new units completed in the first half of the year was down 10 per cent year over year, according to Altus Data Solutions. In Q2-2016 resale condo sales in the GTA were up 17 per cent and active listing were down 28 per cent, while
days on market were down 11 per cent and prices were up 7 per cent, according to the Toronto Real Estate Board. Less new units completed and hitting the resale market, less listings, and higher prices. In the GTA new-condo market, Altus reported that sales in the first half of 2016 were up 17 per cent annually and prices were up 6 per cent year over year in June, near a multi-year high. If you’ve been on the fence about buying a new condominium, you might want to make that final decision now before prices get any higher and disgruntled foreign investors from Vancouver discover the benefits of owning a unit in Toronto! Happy condo hunting.

Why you should be excited about Toronto’s Rail Deck Park By Wayne Karl
PICTURE THIS: a huge swath of parkland — 21 acres — built overtop a fully active rail corridor. No, this is not in Chicago or New York. It’s Rail Deck Park in Toronto. Toronto Mayor John Tory and Councillor Joe Cressy recently announced the City of Toronto’s intention to protect more than 21 acres of land in the downtown core for the future development of the iconic city park. The initiative is part of the City’s TOCore project, a response to the rapid development and intensification of the city’s downtown that is placing pressure on physical and social infrastructure. Toronto’s western rail corridor, from Bathurst Street to Blue Jays Way, represents the last opportunity to create a significant signature park to serve the growing downtown population and create a legacy for future generations of city residents and visitors, the City says. “Great cities have great parks,” says Tory. “As Toronto grows, we need to take bold action to create public space and make sure we build a city that makes future generations proud. This is our last chance to secure a piece of land that could transform the way we experience our city.” “Such a forward-thinking initiative would be a game changer, not only for downtown Toronto, but for all of Toronto,” Jeanhy Shim, industry consultant and president of Housing Lab Toronto, told New Condo Guide. For downtown Toronto condo residents, such a park would provide a significant amount of greenspace, which is badly needed, she adds. Currently, the Toronto Islands, Coronation Park, Trinity Bellwoods or Corktown Common are the only large downtown parks, but really not enough for the explosion of condo
units and residents who live and work in the downtown core. The thousands of condo unit owners and prospective buyers in the area should definitely be excited by the prospect of Rail Deck Park, says Pauline Lierman, director of market research at Urbanation Inc., a Toronto condominium market research and analysis firm. “The potential from a real
estate perspective is strongest for resale values in the CityPlace neighbourhood as it nears buildout (about 1,536 units are still proposed there). well-loved, as are the many parks in the immediate area. This will go a long way to alleviating stress on them, plus adding further appeal to the area. It will also help bridge the areas north and south of the rail lines in a permanent way. This is one aspect that hurts the downtown — transects from both the rail corridor and the Gardiner. All this feeds into stronger demand to live nearby.”
There’s also an important lifestyle benefit, Shim says. “As condo units, (and their so-called balconies, are getting smaller downtown, parks are an essential extension of one’s living space, especially for downtown dwellers. Access to nature is important for human health and well-being, not just in the obvious physical benefits of having a place for sports and recreation, but also
important for mental and emotional well-being.” The population of downtown Toronto has the potential to nearly double to 475,000 people by 2041, the City says. This population growth is propelled by people choosing to live downtown, a part of the city that currently has one of the lowest levels of parkland. To protect the rail corridor, the City will have to secure the air rights and create an Official Plan Amendment to ensure it is developed for public use only. A long-term vision would see a park created from decking over the corridor, creating a marquee greenspace that will serve the high density surrounding neighbourhoods and help connect the city to its waterfront. “More and more families are choosing to call downtown home, and they need somewhere to play with their kids, enjoy the outdoors and relax with friends,” says Cressy. “Turning this underutilized part of our city into a beautiful and sustainable public space is truly a win-win, and will complement the transformative work being done with The Bentway and Fort York.” As for next steps, an interdivisional staff team will advance the Rail Decking Project and staff will report to the Executive Committee in September. If the plan goes ahead, Toronto would follow other cities that have successfully transformed rail corridors into iconic spaces, including Chicago’s Millennial Park, New York’s Hudson Yards and Manhattan West. In Canada, the City of Vancouver recently agreed to purchase the Arbutus rail corridor for parkland. AUG 27 - SEP 10, 2016 | NEW CONDO GUIDE 37

The Biddington Group of Companies’ heritage dates back to the 1960s. Biddington has developed numerous highrise communities, luxurious single-family homes and has partnered with some of Canada’s most respected developers on many of these communities. Both companies are known for providing innovative design, topquality construction and exemplary service, and they are well versed in waterfront development. These developers created the highly successful Riva Del Lago on the Waterfront condominium community in Etobicoke, and Mattamy completed Waterscapes, the crowning glory of the Waterview community in that same part of the city. THE SAFETY OF AN AREA IS ALWAYS
top of mind when searching for a new home. Statistics Canada recently released their study on policereported crimes in 2015. The 2015 report examines the Crime Severity Index (CSI), which measures the volume as well as the seriousness of
each crime in comparison to others. This year marked the first time in twelve years that Canada experienced an increase in the CSI — up five per cent year over year. The overall volume and severity of violent crime was up six per cent, while non-violent crime was up four
per cent. The significant increase in Alberta’s police-reported crime contributed to the national increase. On a positive note, however, the CSI is still 31 per cent lower when compared to ten years ago in 2005. This rise in the CSI is largely attributed to more incidences AUG 27 - SEP 10, 2016 | NEW CONDO GUIDE 41

of fraud, breaking and entering, robbery, and homicide. Alberta experienced the largest increase, while other provinces including British Columbia, Ontario and Saskatchewan also experienced small increases. Overall, eight out of 13 provinces and territories reported an increase in the CSI by the end of last year. Out of the 33 census metropolitan areas (CMAs), 20 reported an increase in CSI. Moncton had a 20-per-cent increase in CSI, Victoria and Edmonton both experienced a 16-per-cent increase, and Abbotsford-Mission had a 14-percent increase. Calgary was up 29 per cent — the largest yearover-year increase. This jump was largely attributed to an increase of breaking and entering, theft under $5,000 and motor vehicle theft. These types of crime were also responsible for the uptick in New Brunswick, Saskatchewan and the Northwest Territories. Saskatoon and Regina had the highest increase in CSIs, a trend that has sustained itself since 2010, with a 112.5 and 107.6 CSI respectively. These cities also experienced an increase in traditional crime rate, which looks at the volume of police-reported crime relative to the population size, and led to a national increase of three per cent. The highest increases were found in Calgary, with a 25-percent increase, and Moncton, experiencing a 21-per-cent increase. However, similar to the CSI, crime rates have also been on a downward trend since the early 90s. In light of all these increases, what cities came out on top? The chart shows the top ten safest cities based on CSI. Interestingly, the safest cities all reside in Ontario and Quebec.

Trending | PUBLIC ART
Connecting people to public spaces through art In addition to creating places to live, work and shop, these Toronto developers are enriching public spaces and adding culture to daily life THE CITY OF TORONTO is filled with public spaces
that people visit, gather and pass through each day, whether they’re rushing to work or simply out for a stroll. But some of these spaces are certainly more welcoming than others, as they possess something special that attracts attention, intrigues audiences and becomes part of the identity of the area.
Toronto developers understand the value of creating public spaces that connect people to their neighbourhood and their city, and enrich their daily experience. These forward-thinking developers have been working with talented local visionaries to bring accessible artwork and installations to the streets of Toronto.
Freed Developments and Capital Developments — In the City at Art Shoppe Lofts + Condos This initiative is driven by ‘the art of change’ — a core value so intertwined with Freed and Capital Developments’ iconic Art Shoppe Lofts + Condos project. The developers partnered with The Patch Project — a charitable community art agency that transforms underdeveloped spaces across the City into ongoing curated exhibitions — to prominently feature a six-piece, mixed-media art exhibit. The colourful panels span across approximately 3,300 sq. ft. of construction hoarding at the Art Shoppe Lofts + Condos development site at Yonge and Eglinton, which is The Patch Project’s largest hoarding art installation to date. Created by local and internationally-renowned artist Chikonzero Chazunguza, the artwork pays homage to the act of standing motionlessly, which Chazunguza perceives as “a significant act of fortitude.” No doubt this colourful art piece, as well as the iconic, design-driven 28-storey Art Shoppe Lofts + Condos itself, will encourage passersby to pause in their day and take it all in.

Lifetime Developments and CentreCourt Developments — Frieze and Sconces at INDX Condos The core feature of the design of INDX Condos’ new frieze is a carved ribbon element that runs impressively unbroken along the full length of the building’s 277-ft. art site. Designed by Canadian company 4 Point Chisel Inc. with artists Carl Taçon & Lyn Carter — who were selected by Lifetime Developments and CentreCourt Developments to create the art through a competition — the frieze’s ribbon imagery is meant to mimic hand written script. Rather than singling out any specific language, the “writing” implies the shapes and forms of multiple languages; a fitting concept for a city so full and embracing of diversity. The ribbon element is carved in Indiana limestone and backed by a horizontal stripe that’s inspired by the carved background stripes in the decorative details of the Bell Telephone Building across the road. Nineteen bronzecast light sconces also adorn the INDX podium and echo the ribbon imagery used in the frieze, all of which adds a stunning new feature to Toronto’s Temperance Street near Yonge and Richmond streets.
Menkes Developments — ‘Wired’ as part of The Brain Project at One York
Camrost Felcorp – York Wilson ‘The Story of Oil’ Mural at Imperial Plaza
The Brain Project is an initiative that’s raising awareness for brain health and aging, as well as collecting funds to benefit Alzheimer’s and dementia research at Baycrest Health Sciences. High-profile individuals, sports teams, large corporations and artists from across the city and around the world were asked to put their creative minds to work and design 100 3D brain-shaped sculptures, to be placed as art installations in 50 public locations around Toronto. Drawn to the cause, Menkes Development became a sponsor of a brain by Toronto artist Ken Gangbar entitled ‘Wired,’ which is now featured in the PATH at the base of the developer’s new One York office tower. The sculpture draws the attention of tenants, locals and visitors alike, and gets them talking, which aligns perfectly with the objective of this mental-health-focused Toronto initiative.
While the York Wilson’s Story of Oil mural isn’t new, developer Camrost Felcorp made the preservation and presentation of this iconic art piece a priority at its Avenue and St. Clair Imperial Plaza site. The mural consists of two panels, each 32 ft. long and 21 ft. in height. As its title suggests, the subject is the story of oil. It begins with its formation in prehistory and ends with its subsequent discovery and use for purposes of industry and recreation. The mural is a strong focal point in the development’s polished and dramatic two-storey lobby, and it’s a piece of history from the original 23-storey Imperial Oil Headquarters building — one of this country’s greatest modernists buildings, says Camrost President and CEO, David Feldman — that will now continue into the future.

Rodeo Drive Condominiums Toronto’s truest live-work-shop-play community THE WORLD-RENOWNED RODEO DRIVE in Beverley Hills is famous for its ritzy shops, A-list clientele and chic window displays. And now, the introduction of a new residential condominium to the stylish and elegant CF Shops at Don Mills is combining that Beverly Hills luxury and panache with Toronto’s trendy influence. Meet Rodeo Drive Condominiums. Cadillac Fairview, owners of the open-air shopping and lifestyle centre CF Shops at Don Mills, has partnered with Lanterra Developments, one of Toronto’s leading condo developers, to introduce this new, elegant and contemporary condo to the community. flooring in principal rooms, and ensuite laundry. Studio Mungedesigned kitchens will feature stainless-steel and panelled appliances, granite countertops and ceramic backsplash. Rodeo Drive Condominiums offers an excellent location with an upscale village ambience. While other developments have boasted about the incorporation of casual food or retail outlets as an amenity for residential purchasers, Rodeo Drive will anchor the existing CF Shops at Don Mills — Ontario’s first, and finest, open-air lifestyle destination — providing a true (and expansive) amenity option for residents. Chic shops, one-of-a-kind boutiques, cafes, chef-inspired restaurants, services, a cinema and more, will be right outside their doorstep. “With the abundance of retail and restaurants available outside their doorstep, residents and visitors to Rodeo Drive will feel an intimate connection to the community and
conveniences at the CF Shops at Don Mills,” says Mandelbaum. “This sense of connection was vital; creating a relationship between the Shops and the building, and between the Shops at Don Mills and the residents wasn’t merely an item on our architectural checklist. Instead, it was the foundation for every design and architecture decision we made.” Perfectly positioned within the CF Shops at Don Mills, at Lawrence Avenue East and Don Mills Road, Rodeo Drive sits close to some of Toronto’s best residential neighbourhoods including the famed Bridle Path community and the Don Mills and York Mills neighbourhoods. Rodeo drive is also in close proximity to numerous parks including Sunnybrook Park, Windfields Park, Serena Gundy Park and Edwards Gardens, prestigious schools, Sunnybrook Hospital, the Ontario Science Centre and the architecturally stunning Aga Khan Museum. In addition to the amenity-
rich neighbourhood surrounding Rodeo Drive, residents will also have exclusive access to a wealth of amenities right at home. The condominium offers a 24-hour concierge, pet spa, and a fitness room, sauna, lounge, dining room and kitchen, games room, bar lounge, as well as an outdoor rooftop pool, hot tub, lounge deck and BBQ area on the eighth floor. With so much available to residents both at home and within the surrounding CF Shops at Don Mills, buyers at Rodeo Drive will find cars to be optional. The site is accessible by TTC with multiple stops within the community, and is just minutes away from the Lawrence subway station. For those who prefer to drive, Rodeo Drive is near the DVP and Highways 401 and 404. “Rodeo Drive Condominiums was designed to cater to the lifestyle desires of its residents, and be a place where they truly have it all,” adds Lanterra’s President and CEO Barry Fenton. “A litany of state-ofthe art amenities, a premier location, luxurious finishes and first-class services. We’re bringing the luxury of Beverley Hills to Don Mills.” For your opportunity to live where fashion, luxury and entertainment intersect, visit rodeodrivecondos.com to register for more details, or visit the presentation centre on O’Neill Road, south of Clock Tower Road. Scoop Condos gains momentum with support from St. Clair West community
SCOOP CONDOS WELCOMED its new
neighbours into its sales centre to celebrate the launch of the project. Residents from the community and local business people joined Graywood to learn more about the first condo in the emerging West St. Clair West neighbourhood. The collision of the established and the emerging is what attracted Graywood Developments to the area. With Corso Italia and Wychwood Barns to the east and the Junction to the south, West St. Clair West is one of the last transit-oriented residential neighbourhoods still accessible to first-time homeowners and those searching for a cost-effective entry into the multi-residential market. The strip is thriving with new restaurants, art galleries and businesses opening between established boutiques, local watering holes and neighbourhood

staples, making it a very attractive area for families. “The momentum of surrounding areas like Wychwood and the Junction means West St. Clair West is primed to be among the city’s next great neighbourhoods,” says Adidharma Purnomo, director of development for Graywood Developments. The six-storey boutique midrise condominium was conceived like a puzzle piece, fitting perfectly into its surroundings. Architect Daniel Cowling of SMV Architects delivers a significant statement along St. Clair with a contemporary façade and retail at grade. At the same time,
the building respects the singlefamily residential homes in the area, stepping down to three storeys along Osler Street to fit more harmoniously into the neighbourhood. of the city and Lake Ontario to the south. “159SW will change the way people experience life at the corner of Sherbourne and Wellesley,” says Robert Cooper, president of The Alterra Group of Companies. “While the stylistically prominent tower may define the district amid the City’s skyline, it’s the residents who will define a distinct and vibrant community culture at 159SW.” The well-designed suites will be
available in one- and one-bedroom plus den, and two- and threebedroom layouts, ranging in size from 470 sq. ft. to 872 sq. ft. Prices will begin from the low $300s. The modern and sophisticated interiors at 159SW are being designed by Toronto’s celebrated U31. Suites will feature smooth ceilings, floorto-ceiling windows and wide-plank laminate flooring in the main rooms. The kitchens are designed with custom European-style cabinetry, under-cabinet LED lighting, quartz countertops, soft-close door and drawer systems, integrated panelready fridge and dishwasher, and a stainless-steel panel glass top range stove. Boasting amenities over three floors, 159SW will have everything residents want, and more. Fitness enthusiasts will be impressed by their options to exercise both indoors and outdoors without ever leaving home. In addition to the fullyappointed indoor fitness studio with a yoga room and zen-inspired sauna, 159SW will feature a wrap-around 360-degree outdoor running track above the podium, as well as an outdoor fitness equipment park. Whether hosting guests or enjoying the impressive amenity spaces with their neighbours, residents will be sure to take advantage of the loungestyle Games Zone, complete with billiards, foosball and ping-pong areas, not to mention the outdoor barbecue space, dining and lounging
areas, and two party rooms. 159SW will feature a business centre/study lounge complete with private meeting and study rooms, library and conference areas, and a plug-in WiFi lounge. The condominium will also include a 24hr concierge, a pet washing station, a bicycle repair centre, and WiFi access throughout select amenity areas. While the neighbourhood is extremely walkable, residents will be able to visit and explore other areas of the city quickly and conveniently by bicycle. The neighbourhood surrounding 159SW boasts a Bike Score of 100, and the site is integrated into the City’s extensive cycling path network. Alterra has also made an effort to prioritize cycling as a means of transportation and has designed extensive bicycle parking for residents and their visitors. For those who need to travel a little further, 159SW will also be located just a short walk from three TTC routes, including the Yonge subway line (at Wellesley station), the Bloor subway line (at Sherbourne station), and the streetcar route along Carlton/ College (at Sherbourne and Carlton). If residents prefer to drive, 159SW will also feature an on-site car share program, and will be just minutes away from the Don Valley Parkway, which offers direct access to Toronto’s Gardiner Expressway and Highway 401. “159SW will have everything residents are looking for and more; this is a residence designed specifically with our residents and their dynamic lifestyles in mind,” says Cooper. “With a signature design, convenient access to transit, and an excellent neighbourhood rich with restaurants, shops and parks, your future home at 159SW awaits.” To receive more information about 159SW, Alterra’s exciting new project, register at 159sw.com or visit the sales centre at 527 Parliament St. You can also call 416.323.1500 or email info@159sw.com to schedule an appointment.

4 The Kingsway Offering residents a balance of traditional luxury and modern design BUYERS SEARCHING for that elusive luxury condominium in the west end of Toronto can breathe a sigh of relief as the new development, 4 The Kingsway, gets underway this fall. With the sales centre nearing completion, buyers won’t have to wait long to get a feel for what life at 4 The Kingsway will be like. One of three new developments by North Drive in Toronto’s west end, 4 The Kingsway is located at the apex of Kingsway and Bloor in a prime residential location that marks the eastern gateway to the prestigious Kingsway community. “4 The Kingsway offers residents a truly iconic legacy building. We wanted to deliver a product that embodies what life in a modern Kingsway is all about,” says Jordan Morassutti, principal, North Drive. “It was important that the property complements the strong architectural character of the community and gives residents a stylish and exclusive space with every modern convenience.” “Our sales centre at 3109 Bloor St. W. is going to give purchasers a tactile understanding of what they can expect. And we’re excited to begin construction on 4 The Kingsway in the fall,” adds Morassutti. Designed by renowned architect Richard Wengle, the distinctive brick and stone-clad condo blends a sophisticated Beaux-Arts aesthetic with the iconic look of New York’s Flatiron Building. Architecturally notable features such as the subtle turret capped with a zinc-clad dome, add a touch of opulence to the clean design of the building. The eight-storey neoclassical condominium only offers 30 suites and four street-level townhomes, adding to the exclusivity of the building. Stepping inside the spacious

porte cochere, the entranceway and lobby make a statement with a soft palette and traditional styling, speaking to the quiet good taste and effortless elegance of its residents. With interior design by Brian Gluckstein, 4 The Kingsway balances traditional luxury with modern design, boasting 13-ft. ceilings, open principle rooms and large five-piece ensuites in its well-appointed suites. Thoughtful details like marble mosaic floors in washrooms and Wolfe and Sub-Zero appliances in the kitchen add to the desirability of these new homes. “The suites feel like home,” says Gluckstein. “Each suite is designed to make you feel like you’ve arrived to a warm, welcoming place of your own.” Tasteful, traditional houses line the winding streets surrounding 4 The Kingsway, offering a sense of seclusion in the predominantly residential community. Both Bloor West Village and the Kingsway Village are short walks away, offering convenient access to excellent neighbourhood restaurants and the freshest produce and flowers from small boutiques. 4 The Kingsway will rise eight storeys with 30 suites and four townhomes. Suites range from one plus den layouts to two plus den/library layouts. Sizes range from 1,200 sq. ft. to more than 3,000 sq. ft., and prices start from $1 million to more than $3 million. Canvas Condominium Bringing modern midrise style to Danforth Village WHEN IT COMES to purchasing real estate, the very best values are near transit and in respected neighbourhoods with room for growth. Its location alone would qualify Canvas Condominium by Marlin Spring Developments as one of the best buys available in the GTA right now. But a fantastic location is far from all it has to offer. Canvas also boasts superb style, abundant suite options and incredible value with prices starting from the mid-$200s. It all starts with the site. Danforth Village is the perfect hub for a modern life. With a 97 Walk Score, the area has been deemed a “Walkers’ Paradise.” The neighbourhood is great for cyclists too, another way it caters to health-conscious residents. If you love downtown but hate traffic snarls, jump on the subway or GO train and go anywhere within minutes. Buses, the Bloor-Danforth subway line and streetcars are all nearby, so you can get anywhere in a jiffy. Toronto’s diversity is one of the features that makes the city great. Young families, urban professionals, and millennials are discovering that they can shop and dine their way around the globe without leaving the neighbourhood. You don’t have to go far to enjoy some of Toronto’s hotspots: The Beach, Upper Beaches, Greektown, and Leslieville are all nearby. Well-established amenities are already here, and the neighbourhood is becoming increasingly focused on wellness. Fresh food markets offer an abundance of vegan, organic and gluten-free options catering to all demographics, and it’s only a short bike ride along Danforth to Carrot Commons, one of North America’s largest health food stores. Greenspace is great for the body and soul, and the Don Valley Greenbelt Parklands start just north of here. Winding through lush parks

and conservation lands, a network of trails for hiking, biking or just strolling in nature extends all the way to the lake. The potential of Danforth Village has not gone unnoticed by city planners, with major infrastructure and new commercial and residential development taking place in the area. Graziani & Corazza Architects have designed a striking midrise condominium to complement the existing streetscape while helping to define the future. Articulated brick surfaces play off of the sleek glass on the eight-storey building, boasting glass balconies and terraces. Exceptional interiors by U31 are highlighted with the finest finishes throughout each suite including, quartz countertops in kitchens and baths, stainless steel kitchen appliances and wide-plank designer laminate floors. Whatever your next step is, there’s a suite to suit you, with one- and onebedroom plus den, and two- and two-bedroom plus den suites that go up to an expansive 961 sq. ft. Enjoy all of the conveniences that make condo living great with numerous amenities that will enhance your daily life and expand your living space. A fitness centre and yoga studio help keep you healthy. The rooftop terrace with fireplace lounge, a barbecue dining alcove and sun deck, plus a bocce court provide the perfect spaces to enjoy friends and family while taking in the view of Toronto’s skyline and Lake Ontario. The surrounding neighbourhoods, Greektown, Upper Beaches, The Beach and Leslieville, have seen home prices escalate dramatically. This is the perfect opportunity to take advantage of Danforth Village’s ongoing evolution and the incredible rise in real estate value that this area is experiencing. Marlin Spring is committed to creating beautiful, sustainable communities that offer superior value for generations to come, and you can be among the first to discover this stunning development in Danforth Village at Canvas Condominium. Typical GTA new lowrise home now exceeds $900,000 IN JULY, THE AVERAGE PRICE of a new lowrise home in the GTA surpassed $900,000 for the first time, according to the Building Industry and Land Development Association (BILD). The average price of new detached and semi-detached houses and townhomes was $906,508, a 12-percent increase from July 2015. Prices have grown more than $100,000 in just 12 months according to Altus Group, BILD’s official source for new home market intelligence. Semi-detached homes showed the strongest price increase, growing by $196,546 in just one year to a new record high of $771,530. For townhomes, the average price was $758,434, an increase of $122,491 since July 2015. The price of single-family detached homes in July was $1,095,910. They first surpassed the $1-million mark in March.
The average price per square foot climbed to $594, another record. Suite sizes for mid- and highrise condo units increased to an average of 801 sq. ft. “In previous years, many builders were focusing on offering smaller and more affordable units to help first-time buyers enter the market,” said BILD President and CEO Bryan Tuckey. “Recent months have seen the introduction of larger suites to meet the demands of the growing range of buyers who have been priced out of the lowrise market. “New lowrise home prices have grown exponentially due to limited supply,” he added. “Provincial intensification policies, delays in the approvals process and a lack of serviced developable land in the GTA has reduced the amount of new homes coming to the market.” Record-low supply fuels surging prices
New highrise homes grow in size and price The price of highrise homes in the GTA also reached new heights in July. The $475,764 average is a seven-percent increase from last year and the result of increases in price per square foot and larger suite sizes.
The supply of new homes in builders’ inventory fell to a 10-year low, with just 17,213 new homes available for sale in all of the GTA as of July 31. This is a 41-per-cent decrease from a decade ago. Only 1,568 of those homes were
ground-related, another record low. This is less than half the homes available in July 2015, when there were 4,550, and dramatically fewer than the 16,424 available for purchase in July 2006. Highrise supply also declined in July, falling to 15,645 units. The most significant decrease was in the preconstruction stage units, which were down 25 per cent from last year to 8,499. New-home sales peak in 2016 Sales of new homes and condos in the first seven months of 2016 were the highest in 10 years. So far this year there were 28,208 homes sold. The Kennedys is a bright light in Toronto’s evolving east end TORONTO IS A DYNAMIC CITY
undergoing revitalizations across many of its neighbourhoods. The east end is particularly interesting as a residential destination because housing prices have not skyrocketed as much as some of the other areas in the city. Samm Developments chose the east end as the location for its upcoming community, The Kennedys, for good reason. The entire area is a hotbed of activity, with existing comprehensive amenities and access to public transit — plus more on the horizon. Within this vibrant setting, at Kennedy Road and Highway 401, The Kennedys offers the opportunity for affordable luxury in a masterplanned, multi-tower condominium community close to a wealth of amenities. Prices for suites will start from the $200s at this highly anticipated condominium address. The Kennedys is immersed in one of the most multicultural and beautiful areas of the Greater Toronto Area. With striking cliff formations along the shore of Lake Ontario, beautiful Rouge Park and the scenic adjacent Glamorgan Park, breathtaking nature vistas are mere minutes away. Practicality looms large in the area as well. The Kennedys residents will be able to hop onto the bus and reach the TTC subway with a quick ride down Kennedy Road, and the Midland and Ellesmere LRT stations are only blocks away. The extension of the Bloor-Danforth subway eastward is causing great excitement in the area as well. Long recognized for ease of commuting to the expensive downtown core, the east end will be handier than ever — and even more desirable — when the transit plans materialize. For those who travel by car, Highways 401 and 404 are also nearby. So are major malls, big-box stores, schools, a prestigious hotel, restaurants, entertainment and much more.

Phase one of The Kennedys includes two towers designed by Page + Steele/IBI Group Architects that carry the sophistication its name implies. The design incorporates a European-style, open-air landscaped courtyard. Interiors by Tomas Pearce Interior Design offer stunning amenities such as the hotel-style lobby, indoor pool and hot tub, gym, gaming room, billiards lounge and karaoke club. Adding even more convenience, the condominium will encompass retail spaces and a landscaped outdoor barbecue terrace. It’s amazing to think that all of this can be yours for prices starting from the $200s! The time to get in on this incredible value is now, before the east end develops even more, and home and condo prices spike. To be among the first to explore what this impressive new community has to offer, register online at kennedycondos.com.

RUSTIC CHIC INSPIRED BY SUMMER By Jo Alcorn
WHEN SUMMER ARRIVES, everyone’s thoughts turn to a great outdoor retreat. But as summer winds down and the weather cools, why not enjoy that lovely, summery rustic style indoors? Here are some sure-fire tips on how to create an easy, breezy outdoor feel right in your own home. When you can’t always enjoy the great outdoors why not bring some of it inside? Get creative! Tree branches or beautiful stones are budget friendly and look beautiful on display. Sometimes it’s all about creating a cozy natureinspired space inside that really sets the tone. Try creating a cozy quiet escape where you can put your feet up and relax with a good read. This year, change up some of your artwork to be nature inspired. Posterjack.ca is my go to for great photo options. At the click of a mouse, I can have

an entire nature-inspired feature wall created. Best of all, they deliver to your doorstep so you can spend more time enjoying a summer siesta. I love the light and breezy look of white seating contrasted with greenery to really capture that rustic feel. Grab a Mason jar or large vase, add some greenery and you’ve brought the outdoor feel right into your home. Fresh flowers are a staple in any nature-inspired decor. I bring fresh flowers into my home weekly, all year round. It’s a great way to bring the outdoors inside.

There is nothing like a cold drink on a hot summer day. A bar cart is a great idea but if you don’t have space for one, you can still set up a nice bar area on your counter. Add some faux greenery and you’ve got your own little sipping station. Nothing says summer like a picnic table. I love how many people can fit around it and it really brings me back to summer time as a kid.
Get creative! Tree branches or beautiful stones are budget friendly and look beautiful on display.
Adding some durable, comfy and fashionable pillows to your space is sure to brighten it up. Try a few from my new Jo Alcorn Pillow collection, available on Etsy.

Toasting the next chapter of The Pasadena HAMILTON-BASED METRO Partners opened the doors of The Pasadena as potential purchasers flocked to get a preview of the elegant residence that closed in early 2014. One of the city’s architectural treasures, The Pasadena will be restored to its former elegance as an upscale, boutique condominium by early 2017. Ideally located in one of the city’s most desirable neighbourhoods, The Pasadena has an envious vantage point; nestled among tree-lined streets, art galleries, and intimate restaurants all surrounded by an aesthetic of neogothic architecture. Under the careful stewardship of local businessman Paven Bratch, The Pasadena is set to be another successful endeavor in a long list by the Hamilton-based entrepreneur. “The Pasadena captures a moment in time and with development flourishing around it we saw an opportunity to bring this unique building back to its glory,” says Bratch, founder and managing partner of Metro Partners and owner of the neighbourhood restaurant Radius. “We worked closely with Hamilton’s heritage committee to ensure the legacy of this property.” Guests were whisked up the grand red oak staircase to the new rooftop patio to toast the next chapter of the century-old building. From the rooftop, residents were treated to expansive views of the tree canopy, Durand neighbourhood and Pasadena grounds, designed by celebrity landscaper and Marilyn Denis gardening expert Owen Reeves. “I was born and raised in Hamilton so I love this city, but The Pasadena is more than just a passion project,” says Bratch. “I’ve returned home to be a part of Hamilton’s renaissance. Not only does The Pasadena have gorgeous heritage character, we’ve ensured that the luxury upgrades on

interiors and finishes are standard for the building. In the quiet, upscale Durand neighbourhood in the middle of the restaurant district and a minute away from the GO station, The Pasadena is one of the best residential offerings in the Greater Toronto and Hamilton region.” The Pasadena, located at 27 Bold St., is a three-storey condominium with 32 units. Suites are available in one- and two-bedroom plus den layouts. Sizes range from 544 sq. ft. to 791 sq. ft., and prices start from the low $300s.
