When you buy brand new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. » Shop the mortgage market to see what you can afford before you start your hunt; » Find a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high-pressure sales tactics while you’re out shopping; » Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process.

2 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
A big draw to condominium living is the luxury that comes with a maintenancefree, worry-free home. The lock-and-leave lifestyle is instantly attractive to jetsetters, busy professionals, first-time homebuyers who aren’t prepared for all the maintenance that comes with a freehold home, and those who just aren’t interested in mowing the lawn, shovelling snow or dragging trash to the curb. Granted, condo dwellers pay a monthly maintenance fee, but think about what that covers. How would you like to spend your free time swimming in your rooftop pool, working out in your home gym, relaxing in the sauna, or enjoying a quiet moment to yourself in the perfectly manicured gardens – none of which you have to maintain yourself? A concierge greets you and your guests as you come and go, and an integrated security system helps you sleep soundly at night, whether you’re at home or half-way around the world. All of these wonderful extras contribute to the attractive condo lifestyle while you live there, and if you ever choose to sell, they can also boost your bottom line. After all, you’re not the only one who wants a rooftop pool at their disposal and a gym right under their roof. Consider your condo an investment, and those monthly fees ensure all the elements that attracted you to condo living in the first place remain attractive to prospective purchasers down the line.

Creative solutions for environmental protection By Bryan Tuckey
T
his fall, 185 families will be moving into one of the most environmentally sustainable communities in the GTA. Located in the Town of Newmarket, the water-conscious and energy-saving community is called The Vales of Glenway and it is raising the bar for innovation, and overall environmental performance and sustainability for new homes. BILD members Bazil Developments Inc. and Mosaik Homes are transforming what was a 30-acre farm into a community featuring innovative technology and building techniques that have received nods from local, regional and conservation authority officials. Bazil principal Paul Bailey says they didn’t set out to be an example, but rose to the challenge presented by town officials as part of a pilot project aimed at speeding up approvals for low-impact development. The project team included staff from the Town, York Region, Lake Simcoe and Toronto Region Conservation Authorities, and everyone worked together to come up with innovative solutions to conserve energy and water inside and outside the homes and throughout the overall development. It wasn’t always easy, Bailey says, but they overcame a number of obstacles and learned a lot. The project has since been recognized by the Lake Simcoe Conservation Authority as a model of environmental sustainability. For indoor water and energy conservation, every Vales of Glenway home is designed to exceed Ontario Building Code requirements by at least 25 per cent. The homes will be outfitted with newly designed low-flow toilets, Energy Star appliances, water-saving whole-home furnace-mount humidifiers, programmable thermostats, additional insulation and more. The team also undertook a seed-and-sod study on the site to determine the best way to use soil and plants to help conserve water, and participated in Enbridge’s Savings by Design program, a Green building initiative that helps builders design and construct homes that will help homeowners save on energy costs. The team is also working to reduce the phosphorus that is going into Lake Simcoe by more than required by provincial regulation. Two fascinating strategies used to accomplish this are bioswales and rain gardens, which will look like nice landscaping, but functionally will be doing amazing things to capture roof rain runoff and eliminate the need for storm sewers. When the community at the corner of Bathurst Street and Davis Drive is complete, it will be the first of its kind within the Lake Simcoe watershed to use these water and energy conservation measures, according to the Conservation Authority. For the innovation and incorporation of Green infrastructure, the Conservation Authority presented Bailey with a Conservation Award of Merit in 2013 for his leadership. Across the GTA, BILD members and community builders take the environment into account every day when making planning, design and construction decisions. The industry is meeting strict regulations, like the 12 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
Building Code and others, and many exceed them. For those who are pushing to have their teams do things differently than they have in the past, they know that new homebuyers will reap the benefits and as a greater region, we all will too.

Toronto housing market edges into high-risk territory By Wayne Karl
T
he Toronto housing market, until now one of Canada’s hottest but also one of only moderate risk, has officially moved into high-risk territory, according to Canada Mortgage and Housing Corp. (CMHC). CMHC’s latest House Price Analysis and Assessment (HPAA) framework, designed to identify problematic conditions, says the national overview is still low-risk. A significant change, however, is that Toronto has joined Winnipeg and Regina as the country’s high-risk markets. “Nationally, CMHC continues to detect a modest risk of overvaluation,” says Bob Dugan, CMHC’s chief economist. “However, our overall assessment of the risk of problematic conditions varies from centre to centre due to regional differences in housing markets. Imbalances in local housing markets could be resolved with further moderation in house prices or improving economic conditions.” In Toronto, the high-risk rating – up from moderate risk in April’s HPAA – reflects a combination of price acceleration and overvaluation. “In the case of Toronto, strong price acceleration in 2015 reflects a larger share of sales of pricier homes,” he says. “The rise in house prices has not been matched by growth in personal disposable income, giving rise to a modest risk of overvaluation.” The number of completed and unsold units – notably in the highrise category – has risen significantly from the last quarter and is now above its historical average, CMHC says. However, the situation is not yet problematic because the number of condo units under construction has slowed due to rising completions. In addition, condominium resale and rental markets remain tight, suggesting unsold inventories could be steadily absorbed provided that builders manage inventories well. “Toronto is a dichotomy of housing markets,” says Dana Senagama, CMHC’s senior market analyst for the GTA. “Lowrise inventories are very, very low, while highrise supply growing, and price growth is slowing.” Toronto has seen average price growth of about 10 14 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
per cent year-over-year in the lowrise category, “and less than half that in the condo sector.” Vancouver – Canada’s most expensive market – has so far managed to escape rising risk factors, and remains in the low-risk category. This is somewhat surprising, given the price of housing in the city, and the rapid price growth. “There’s a high degree of segmentation in this market,” Dugan says. “There’s quite a variety, a significant segment of the market that is more closely tied to incomes.” Despite high home prices in Vancouver, demand for housing across the price spectrum is supported by a growing population and growth in personal disposable income, as well as by the limited supply of land. First-time homebuyers focus on lower-priced options in suburban locales, whereas at the high end of the price spectrum, demand is supported by high net-worth residents or repeat buyers with significant equity in their homes. MAJOR CENTRES IN CANADA The HPAA is a comprehensive framework designed to assess housing market conditions by taking into consideration the economic, financial and demographic drivers of housing markets. Risk factors are: overheating, acceleration in house prices, overvaluation, overbuilding. » Calgary: Low risk » Edmonton: Low risk » Halifax: Low risk » Hamilton: Low risk » Moncton: Low risk » Ottawa: Low risk » St. John’s: Low risk » Vancouver: Low risk » Montreal: Moderate risk » Regina: High risk » Toronto: High risk » Winnipeg: High risk

Closing costs 101 By Jayson Schwarz

W
hen you close on your new home, there are three groups who will come a-knocking, looking for payment – the builder, the government and the lawyer. Your lawyer generally collects all of the necessary money from you and your mortgage company, doles it out to the builder and government, and keeps his cut. The builder will get paid the purchase price of the property from your mortgage company, less the deposit – which you’ve already paid. You may even get a credit for certain items, called “adjustments” which will be reflected on a document called the Statement of Adjustments, like HST payable, the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges, to name but a few. Review this document carefully and ensure you understand all the charges that you are required to pay. This is the final figure owed to the builder. The Ontario and City of Toronto governments also want their share, in the form of Land Transfer Taxes and sales tax. There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Speaking of the lawyer’s account... First of all, you have to pay the legal fee, whatever the amount you agreed to. You did have a pre-agreed fee, didn’t you? Then come disbursements, those monies expended by your lawyer on your behalf necessary to close the transaction, like registration charges, title insurance,
16 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
couriers and searches. Be careful – it is here that someone may try to take advantage of you by charging large fax, mail and photocopy fees. Have your lawyer justify all expenditures that don’t make sense. Remember, a large part of your closing costs is based on what you negotiate at the beginning of the purchase process.

Condo inventory drops as demand rises across the GTA By Lydia McNutt
T
hose fearing a wave of unsold condo inventory in the GTA can breathe a little easier, with supply down 13 per cent year-over-year according to Urbanation’s latest condo data released recently. A total of 17,709 units were up for grabs in the second quarter of 2015, which would take 10.2 months to sell off – a drop from 13.5 months a year earlier, and figures that Urbanation classifies as “balanced market conditions.” Completed and unsold condo inventory fell from a high of 1,647 at the end of March, down to 1,425 units by the end of June. » Units at the occupancy stage: 94% sold » Units under construction: 87% sold » Units in the pre-construction phase: 67% sold Between April and June, 6,297 new condominium apartments were sold across the GTA, an 11-per-cent year-over-year increase attributed to a spike in sales of units under construction or those recently completed. New projects that launched sales in the second quarter were also in high demand, with 56 per cent of the 5,737 new units scooped up in the period, compared with 54 per cent during the same period a year ago.
18 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
“The Toronto condo market remains highly absorbed as demand is showing strength across the board. From higher-end product in the core to more entry-level units in the 905 region, sales and rentals are trending higher,” says Shaun Hildebrand, Urbanation’s senior vice-president. While new condo sales swelled, price growth remained slim, showing year-over-year growth of two per cent to an average of $566 per sq. ft. Meanwhile, the resale condo sector saw meatier gains in sales and prices, with sales up 21 per cent to a record of 6,443 units in the second quarter, and price increases of 6.8 per cent to an average of $453 per sq. ft. The condo rental market echoed its resale counterparts, showing leases up 22 per cent from a year earlier to a new high of 8,200 units, and average rents increased by 4.6 per cent annually to $2.48 per sq. ft.

Great Gulf raises over $1 Million for The Sunnybrook Foundation
T
he 20th Annual Great Gulf Invitational presented by Formacon Construction, held at the Cardinal Golf Club in Kettleby on Aug. 14 raised more than $154,000 bringing the total funds donated to Sunnybrook’s Centre for Youth Bipolar Disorder (CYBD) to over $1 million. With a Wild Wild West theme, 375 golfers also had an opportunity to participate in the Mechanical Bull competition in true western spirit. “Since 2006, Great Gulf has been committed to supporting the important work of Dr. Benjamin Goldstein at Sunnybrook’s CYBD and the need to remove barriers for those struggling with mental illness so that they do not face prejudice or discrimination,” said Great Gulf’s president Christopher Wein. “It is especially gratifying that all those involved in the tournament – including our sponsors, golfers, employees and organizing committee – embraced the importance of this cause. We extend a heartfelt thank you for their continued support and generosity in making this annual tournament an outstanding success and in helping bring awareness to youth bipolar disorders.” Dr. Benjamin Goldstein, associate professor of Psychiatry and Pharmacology at the University of Toronto, director of the Centre for Youth Bipolar Disorder, Sunnybrook Health Sciences Centre and a scientist at the Sunnybrook Research Institute, was on hand for the cheque presentation. 22 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
“Sunnybrook’s CYBD came into existence on the strength of Great Gulf’s support, and since that time has become a hub of clinical care, education, and research on the topic of youth bipolar disorder. In recent years, teenage patients from CYBD and their parents have attended and spoken during the tournament dinner. You can see the impact of these personal perspectives in the eyes of attendees, and you can hear it in their applause. “Teens with bipolar disorder, and their families, need hope and they need a place that they can turn to when it matters most. CYBD is dedicated to making scientific discoveries that will invent a better future for youth with bipolar disorder. CYBD is also dedicated to providing timely assessments and care, and to expanding the scope of our services to span both the physical and mental health needs of our patients,” said Dr. Goldstein. NEIGHBOURHOOD PROFILE
Yonge & Eglinton By Elisa Krovblit
T
he heart of mid-town, Yonge and Eglinton is a vibrant community with a little bit of everything, like a financial centre, nightlife, businesses, entertainment, parks, dining – plus lots of upscale shopping. It’s also a great neighbourhood for strolling, as well as a perfect place to live if you are reliant on public transit. The vibe The vibe of this neighbourhood is a busy pace in the hub – right at Yonge and Eglinton – but the side streets are quiet and tranquil, with large, old trees and well-kept homes boasting manicured lawns. It’s a cool part of town, definitely attracting active and outdoorsy residents. Meet the neighbours Sometimes referred to as “Yonge and Eligible,” the neighbourhood definitely has its share of young, single professionals out to enjoy their community. There’s a wide range of pubs, lounges and shopping to meet that demand. There are also older, active adults on the move, who call the upscale and posh residences in the area “home.” Affluence is definitely notable in this ‘hood.
FAST FACTS Average household income: $102,433 Cheers! The majority of residents prefers red wine Own or rent? 71% rent versus 29% own What’s on? The most-watched TV shows in the ‘hood are documentaries Source: Environics
With one-way streets and no turns, the area is best traveled without a car, and it’s a neighbourhood that is easy to navigate by foot or bike. And thanks to the subway, a car isn’t a necessity here. Yonge and Eglinton is right on the Yonge subway line and the station is a really busy one. The area is well served by public transit for those who don’t have a car. Mount Pleasant and Avenue Road are also great access routes to the city when Yonge Street is too busy.
In the area The area has a large shopping centre and business complex at Yonge and Eglinton. The library and several schools – both public and private – are in the area, including the prestigious Havergal College for girls and Upper Canada College for boys. Eglinton Park is massive, with everything from tennis and baseball diamonds to a playground and winter ice skating.
The good, the bad and the rest While there are still some deals and budget dining, the area is known for its upscale shopping and five-star restos. If you’re going to live here, be prepared for lots of traffic, bustle and noise – both vehicular and pedestrian. On the up side, it’s been rated very highly as a walker’s paradise.
Planes, trains and automobiles Yonge and Eglinton offers it all, but it can be a bear to navigate at rush hour.

Canadians taking on more debt, but relax – it’s “good debt” By Lydia McNutt
A
bout 80 per cent of Canadians are carrying some kind of debt – and given today’s low lending rate environment, it’s not surprising that the amount of debt we’re taking on is on the rise. The results of the 2015 annual debt poll released recently by BMO and conducted by Pollara show Canadians owe on average $93,000 – up from $76,140 in 2014, and $72,045 in 2013. While this sounds like a hefty number, particularly compared to just two years ago, Sal Guatieri, senior economist at BMO Capital Markets, notes that it is “good debt” – investment debt that creates value. Topping the list were home purchases, home renovations and education expenses.

interest rates rise,” Guatieri says. Note he said “when,” not “if.” So, what can you do to insulate yourself from this looming threat? It comes down to common sense. Here are some tips: » Stress-test your mortgage against a higher rate. If you can’t afford an interest rate hike of two or three per cent, then decrease your homebuying budget. » Don’t spend the maximum you get approved for by your mortgage lender. This will be the top end of your budget. » Factor your other debts and lifestyle into your budget. You want to live in your house, not live for your house.
“Given the angst about high debt burdens, it’s somewhat comforting to know that Canadians are generally accumulating good debt to finance investments in their homes and educations, as opposed to bad debt such as discretionary spending on vacations and entertainment,” says Guatieri. Can Canadians handle their debt? Half of Canadians (49 per cent) said buying a home was a major contributor to their debt. Thirty-four per cent said it was the main factor. Indeed, home sales have been up across the country, with the Canadian Real Estate Association recently reporting a 3.4-per-cent increase in sales in July year-over-year, marking the second-highest July sales stat on record since 2009. Activity stood 12.6 per cent above the 10-year average for July. Today’s low interest rates have prompted many who have been sitting on the sidelines to jump into home ownership, while those who weren’t able to carry a mortgage at a higher rate can now do so with the hard-to-resist rates offered by mortgage lenders today. And therein lies the potential problem. “Rapidly rising house prices in [Toronto and Vancouver] could encourage some households to take on larger mortgages than they can handle when 32 NEW CONDO GUIDE AUG 29 - SEP 12, 2015

FUNDAMENTALLY SPEAKING
How might foreign economic woes affect Canadian real estate? By Wayne Karl
T
he recent collapse of the Chinese stock market and subsequent economic woes may seem like a world away, but the effects are being felt globally – including here in Canada. What might it all mean for the Canadian housing market? It’s early days yet, and the assumption is that ongoing woes in China will hurt us. True, a troubled Chinese economy hurts Canadian shipments to that increasingly important export market, particularly from BC and Alberta. But when it comes to Canadian housing, there may actually be a benefit. It’s well known that Canada is a popular destination for Chinese real estate investors, and Canada Mortgage and Housing Corp. (CMHC) has said the number of foreign investors in Canada may be higher than documented – meaning there is continued strong interest in the Canadian housing market. “We know it is common for foreign nationals to invest in Canadian real estate,” Alyssa Richard, founder and CEO of ratehub.ca told YP NextHome. “Because Canada’s market is more stable than China’s, it has become common in large cities, especially Vancouver, for Chinese nationals to invest.” The economic downturn in China could affect Canadian real estate in a few ways, Richard says. “Because investment in China is uncertain at best, sometimes yielding only losses, Chinese investment in Canadian real estate could increase. “If these Chinese investments in Canada are short-term, however, that could cause significant corrections if there is a collective divestment in the future when the Chinese economy turns around.” It is also possible, Richard says, that Chinese investment in the Canadian housing market will not see much change. “Chinese investors will not likely withdraw investments here right away, as there’s no real alternative back home to supplant their assets. Many investors will also be hurting back in China, not allowing them to further invest overseas. With no funds for new investments, the Canadian market could stay relatively level.” CMHC’s deputy chief economist Jeffrey Harris told YP NextHome that it is “difficult to determine the effect foreign buyers may be having on the price of housing, as the available information on foreign buyers is largely anecdotal. Immigrant demand for housing should not be confused with sales to foreign residents.” CMHC’s October 2014 Rental Market Survey included questions on foreign ownership of Canadian condominiums. Specifically, property managers were asked to provide information on the total condominium apartment units owned by people whose permanent residence is outside of Canada. “Foreign condominium investors represent just 1.7 per cent of owners across the eleven centres surveyed,” Harris says. “The CMAs with the highest percentage of foreign investment in condominiums are Toronto at 2.4 per cent, Vancouver at 2.3 per cent and Montreal at 1.5 per cent.” 34 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
The CMAs with the smallest percentage of foreign investment in condominiums are Edmonton, Regina and Winnipeg, all at 0.1 per cent, followed by Calgary at 0.2 per cent and Saskatoon at 0.3 per cent. In theory, this could mean these markets are less exposed to risks associated with any divestment by foreign owners.

What is interim occupancy? By Barbara Lawlor
Unless you move in after the condo is registered, you will not yet own your suite outright. You enter into what is referred to as “interim occupancy.”
C
ondominium ownership differs from lowrise homes in many ways – especially where fees are concerned. Those entering into condo ownership for the first time will do well to understand exactly what these costs are, and what they cover. One of the most misunderstood expenses is the interim occupancy fee. When your lowrise home closes and you move in, you officially own it. With a condominium, depending on when in the sales and construction process you purchase, you will most likely enjoy occupancy long before you receive title to your suite. Unless you move in after the condo is registered, you will not yet own your suite outright. You enter into what is referred to as “interim occupancy.” This is the gap between the occupancy date given to you once roof-topping has occurred, and when the condominium is registered and you receive title. Until that time, the suite is still owned by the seller (the developer). In Ontario, a “condominium” is not formed until construction is completed and passes the approval processes that enable it to be registered with the Land Registry Office. In highrise condos, the lower floors are finished long before the upper levels, but the approvals process begins once the first suite is occupied. It typically takes up to six months, although sometimes it can be quicker. During this time, you will pay an occupancy fee to the developer. The occupancy fee encompasses three elements. First, it is determined by the interest portion of the balance owing on the purchase price (usually payable on the registration date) based on a one-year mortgage rate of the Bank of Canada. Second, it includes the estimated maintenance fees for the suite, and third, its portion of the estimated real estate taxes. There are also other fees such as the enrollment of your suite with Tarion Warranty Corp. You may think of it as rent, but it’s not rent, nor is it money that can be applied toward your mortgage. Once the title is transferred, you take out your mortgage and the builder/developer receives the money. The benefit to the 38 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
suite owners is that you get to move in sooner and not have to wait until registration. You will get substantial notice before your occupancy date. Remember that during interim occupancy, you must have your homeowner’s insurance in place, and you have to arrange for utility hookups as if you own the home. Your appliance warranties kick in upon occupancy because you are actually using them, and your Tarion warranty is officially in place.

“A
lmost ready?” queried David, as he side-stepped the trio who were setting up in the gracious living room of their new penthouse. “I’m looking forward to seeing everyone before we leave for Paris tomorrow.” Their son, a young violin protégé, was debuting his solo the following day in France. His adoring wife was busy in the grand kitchen with an army of caterers. The table set for twelve sparkled, and the gas fireplace added a special glow as flames reflected in their well-loved Georgian furniture. “We’re just about ready,” said Sophia, as she poured David a single malt, and they stepped onto their terrace drinking in their spectacular view.

STAT CHAT
Can you buy a condo without “love money”? By Ben Myers
T
he term “love money” is typically defined as seed money or capital given by family or friends to an entrepreneur to start a business. I’ve adopted the term in a real estate context – giving cash to your offspring to buy a home. We are seeing a lot of parents assist their adult children with down payments on homes and condominiums, a figure as high as 25 per cent in Canada overall, 35 per cent in Toronto and 40 per cent in Vancouver. Ten years ago by grandmother gave me $10,000 toward my first condo. Without it, I wouldn’t have been able to get into the market. However, perhaps your family is not so fortunate and doesn’t have that kind of money to gift, or maybe they do but they are just not giving it to you! Can you make it happen without love money? The answer is “yes,” but you have to get creative. It may involve renting out a room to help offset your monthly carrying costs. For those who are tired of the “roommate thing,” I wouldn’t compromise on location, I’d compromise on size. Live in your neighbourhood, not your suite. There are tons of spacesaving and condo-efficient furniture designs, appliances and storage systems. Put your winter clothes in your locker, or your parents’ basement. Small spaces require constant decluttering. Take stock of what you really need. You might find the purge refreshing. Live on transit and get rid of your car. Buy in a building with a fitness centre and don’t bother with the gym membership. Forget cable and Internet, get free WIFI at the local coffee shop! Get on your condo building’s social network, share transportation, share dog-walking duties, set up play dates for the kids, borrow a pair of shoes, or find someone with that missing ingredient for your meal. If you think you’ll save money by waiting for the market to correct, well, get in the long line. People that have been waiting for this to happen since 2003. Some say Canada is on the brink of a recession; record condo units have completed over the last 12 months; investor-held units are at an all-time high. Yet the Toronto condo market continues to defy sceptics. The 6,297 new condominium sales in Q2-2015 was the third-highest quarterly sales on record for the GTA market according to Urbanation, and highrise prices have increased for both new and resale condos. If you can get in the market, get into now, as there appears to be no break in sight. 42 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
Buying a new condominium can be daunting without financial assistance, but don’t let a lack of love money stop your dream of home ownership. You will have to get very creative, and make a lot of sacrifices, but once you grab the bottom rung of the property ladder, the climb is much easier from there.

he cost of homes in the GTA keeps rising. Both brand new lowrise and highrise prices hit an all-time high in July. What’s trending downward, however, is the size of new condos, which hit a record low, according to the latest figures released by the Building Industry and Land Development Association (BILD). The average price of a new lowrise home in the GTA hit an unprecedented $806,391 in July, according to the RealNet New Home Price Index. Prices in the lowrise market, which include detached and semi-detached homes as well as townhomes, have increased by 109 per cent in the last decade. “In July 2005, the average price of a ground-related home in the GTA was $386,133. Today it is more than double that,” says BILD president and CEO Bryan Tuckey. “This means that many first-time buyers have been priced out of the lowrise market.” New highrise prices have also increased 57 per cent since July 2005, when the average price was $284,598. In July 2015, it was $446,398. The price per sq. ft. for highrise homes reached a record high $570 in July, while average unit size fell to a record-low 783 sq. ft. “The industry is using innovating architectural design to make new homes more affordable,” Tuckey explains. “By maximizing living space and reducing overall suite size, our

members are able to keep prices within reach for many first-time buyers.” The price gap between brand new highrise and lowrise homes has grown to $359,997, which BILD attributes to limited supply of new ground-related homes due to lack of development-ready, serviced land across the region. “Homes are being purchased faster than they can be brought to market,” Tuckey says. “Sales have been strong but a lot of them are coming from older, unsold inventory because new project launches can’t satisfy demand.” There were 13,259 lowrise homes sold across the GTA so far this year, while remaining inventory of lowrise homes fell to 4,550 – a new record low. “Lowrise inventory has fallen below record low levels several times this year and will continue to do so until we have an adequate supply of serviced land designated for development.”

INVESTOR ADVICE
Investors getting schooled on studentoriented rental condos By Andrew La Fleur
S
tudent-oriented rental condos are booming. Should you consider adding one to your portfolio? I’m getting more and more requests these days from my clients for student-oriented investment opportunities. The fact is that student rental condos are very hot right now. Projects like University Suites in Kingston (Queen’s University), The Academy Condos in Scarborough (University of Toronto Scarborough Campus) and more recently Grid Condos in Toronto (Ryerson) were among the best-selling condos in the country over the last year, and many of my investor clients took advantage of these opportunities. 4 reasons why investing in student rental condos has never been more popular: 1. Student housing can provide great monthly cash flow. Students are more inclined to share space and therefore, as a landlord, you can charge by the room instead of by the size or the unit type. 2. Student housing gives you a very predictable and steady rental pool – especially if your property is located in close proximity to a major university campus. 3. Students actually make very good tenants from a rental payment standpoint because 90 per cent of the time, it’s not the student who is paying the rent - it’s mom and dad. And mom and dad are increasingly wealthy, and want to put their children in the best possible environment for success. 4. Higher education is a booming industry in Canada. University enrolments are up exponentially over the last decade and they continue to grow every year. Demand for student housing is far exceeding the current supply in cities across Canada, and the current housing stock in most University areas is aging and woefully inadequate. Student rental condos are filling in this gap. The future of student housing The old stereotype of student housing being dilapidated old houses with six to eight students sharing four bedrooms and one shower is slowly going away, as students are more discerning and are paying more than ever for their education.
46 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
Just like anyone else, students prefer to live in beautiful spaces that are clean and modern, with great amenities and located as close as possible from where they need to be every day – their school campus. Upon graduation, students are entering a marketplace more competitive than ever before and having just an undergraduate degree is no longer good enough to get a good job. As a result, graduate schools are seeing huge growth too, as students are staying in school longer and longer. This is why student-oriented rental condos are so popular. They address the growing need for high-end accommodation for the discerning student looking for every advantage they can get, and this is why every condo investor should consider adding some of this product type to their portfolio.

Toronto housing starts fall for first time in five months
H
ousing starts in the Toronto Census Metropolitan Area (CMA) trended lower at 36,810 units in July compared to 39,108 in June, according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “Toronto housing starts decreased for the first time in five months, due to contracting apartment starts. However, strong sales of pre-construction condominium apartments over the past two years will convert to more starts as the year progresses,” says Dana Senagama, CMHC’s principal market analyst for the GTA. “Lowrise starts remained robust. A tighter resale market also resulted in demand spilling over into the new-home market.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market.
48 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
In some situations, analysing only SAAR data can be misleading in some markets, which are largely driven by the multiples segment of the markets, and can be quite variable from one month to the next. The stand-alone monthly SAAR was 23,657 units in July, down from 30,623 units in June. This was the result of a decrease in apartment starts this month. The City of Toronto maintained the highest number of starts, most of which were apartment units, but also a large number of single-detached and row starts. The City of Vaughan and Brampton had the next highest number of starts, which was made up of mostly single-detached homes.

TAXING ISSUES
Don’t try to time the market... By Henry Choo Chong
Q
This year, my wife and I would like to get into our first home. We have saved almost $65,000 for a down payment. This was three years of eating mac and cheese, and no vacations. Is now the right time to buy? -Steve and Kathy, North York
A
First-time homebuyers should not try to time the market, but buy when they are ready and able. Remember: a home used as your primary residence is always a great investment. First of all, in Canada, the sale of a family home is tax-free. When you sell your principal residence at a profit, that income is tax-exempt. Secondly, through home ownership, you pay yourself first – not a landlord! Mortgage payments are a way of “forced savings.” Thirdly, you can decorate and enjoy the home as you please. No money saved, but gratifying to the soul. Before venturing into the land of home ownership, do some homework: » Buy what you can afford. Many times, the heart is bigger than the pocketbook. Know what price range is comfortable and try not to deviate. » Get the best interest rate and terms. Shop for the best rate and terms. A half point rate differential can cost you thousands. So can a mortgage that is closed or not portable. » Put down as much as possible to avoid a high-ratio mortgage. » Ensure your monthly mortgage payments are manageable and will continue to be so even if interest rates rise as early as next year and payments increase. ›› Consider closing costs Set aside an additional two to three per cent of the purchase price of the home to cover closing costs like Land Transfer Tax, legal costs and moving expenses. You do not want get caught short several thousand dollars on closing day in order to complete the deal. Speak to a real estate lawyer and he or she will give you some ideas.
54 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
›› HST, Land Transfer Tax Under certain circumstances, first-time homebuyers can qualify for Toronto Land Transfer Tax and HST rebates. Remember, you pay 13 per cent HST on new homes, not resale. If you’re buying a new home, check if HST is included in price quoted. What happens to the HST rebate? Who gets it? » Use your RRSP as part of the down payment. Under the federal government’s Home Buyers Plan (HBP), an individual and their spouse, provided they qualify, may withdraw up to $25,000 each, tax-free, from their RRSPs. You then have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal. The opinions and views expressed herein are those of the author and not those of New Condo Guide. New Condo Guide does not necessarily endorse or encourage any specific tax strategies. Please consult a tax professional for advice specific to your particular situation.

Canadian home sales dip, but still strong in July
N
ational home sales dipped slightly month-overmonth in July, down by 0.4 per cent according to the Canadian Real Estate Association (CREA). While this marks the second consecutive month showing sales declines, activity in May, June and July reached its highest monthly levels in more than five years. Sales stats Year-over-year, national sales were up 3.4 per cent, marking the second-highest July sales figure on record after 2009. Activity stood 12.6 per cent above the 10-year average for July. Sales were up from July 2014 in just over half of all local markets, led by B.C.’s Lower Mainland and the Greater Toronto Area. While Calgary continued to post the largest annual declines in sales compared to last year’s record levels, activity there is still in line with fiveand 10-year averages for sales during the month of July. “National sales activity remains solid, fuelled by strength in British Columbia and the Greater Toronto Area, where listings are in short supply or trending that way,” says CREA president Pauline Aunger. “It’s fair to say that the strength of national sales is still a story about two cities, but it’s equally about how trends there are spreading out in their respective provinces,” adds Gregory Klump, CREA’s chief economist. “Trends in British Columbia and Ontario have a big influence on the national figures, since they account for about 60 per cent of national housing activity. As a result, the national picture reflects how demand is running high for the short supply of single-family homes in and around the GTA while the balance between supply and demand is tightening in B.C.’s Lower Mainland. These remain the only places in Canada where home prices are growing strongly.” Talking dollars The national average sale price was $437,699, up 8.9 per cent year-over-year in July. The jump was largely attributed to increases in Toronto and Vancouver. Excluding these two markets, prices were up 4.1 per cent to an average of $341,438. Year-over-year price growth picked up in July for all home types. Two-storey single-family homes
58 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
continued to post the biggest year-over-year price gains (up 8.16 per cent), with comparatively more modest increases for one-storey single-family homes (up 4.88 per cent), townhouse/row units (up 4.49 per cent) and apartments (up 2.96 per cent). Greater Vancouver and Greater Toronto continue to post the biggest year-over-year price increases, up 11.23 and 9.39 per cent respectively. Price gains in Calgary continued to slow, with a year-over-year increase of just 0.14 per cent in July. This was the smallest gain in nearly four years, with July’s reading down about 0.7 per cent from the peak reached in November 2014 and up by about an equal percentage compared to the recent low point reached in April 2015. Prices continued running roughly even with year-ago levels in Saskatoon. Elsewhere, home prices were up from July 2014 levels by just under two per cent in Greater Montreal and by just under one per cent in Ottawa. By comparison, prices fell by about three and a half per cent in Regina and by about one and a half per cent in Greater Moncton. Sales versus new listings The number of newly listed homes has been sitting steady for the fourth consecutive month now, New supply was up in a little more than half of all local markets, led by rebounds in Calgary and Edmonton which offset a small step down in the GTA. The national sales-to-new-listings ratio was 56.8 per cent in July, down slightly from June but on trend for sales this year as new supply has remained stable. A sales-to-new-listings ratio between 40 and 60 per cent is generally consistent with balanced housing market conditions. Readings above and below this level indicate sellers’ and buyers’ markets, respectively. The ratio was within the balanced range in about half of local housing markets in July. One-third of all local markets breached the 60-per-cent threshold, mostly in B.C. and the GTA. There were 5.6 months of inventory on a national basis at the end of July 2015, unchanged from the previous two months and at a three-year low. The figure represents the number of months it would take to liquidate the current inventory of homes for sale.

NEUTRAL

I recently had the pleasure of designing my own relaxing Miami retreat! With the mercury soon going south in Canada, you too can reap the rewards of some South Beach style with a neutral tone-on-tone interior. Here are some ideas for a total overhaul or a quick refreshing update.

1 / Picture perfect palette Sometimes the best colour scheme is no colour at all! To capture the South Beach spirit and keep this space feeling open and fresh, I used a white-on-white palette based around Benjamin Moore’s #OC-65 Chantilly Lace, and then added pops of other neutrals for variety.
Tip To add some neutral sparkle to your space, try the Glass Duo Tealight/Taper Candle Holder. $13. Visit YSSelected.com
2 / Lively lodgings Speaking of cool tones, it’s important to add some warmth into a white-on-white space if you don’t want it to feel too chilly. This is why this space primarily consists of warm woods and beige accents, over cooler grey tones, and comforting accents such as the sheepskin rug in the bedroom (and exposed storage for extra bedding).
Tip Faux fur and shearling is a huge trend — incorporating the Aspen Deluxe Faux Fur Throw gives a chic lodge look to any space. $132. Visit YSSelected.com 3 / Tasteful texture A minimal palette puts the focus on texture, so it’s key to have contrast between soft and hard, smooth and rough, shiny and matte. The sleek glossy floors practically demanded a soft cowhide, but other furnishings use leather, ceramic and fabric upholstery (with mix-andmatch pillows) for tons of tactile sensations. Tip Sculptural accents such as the Carved Divot vase (pictured right) adds a rich punch of texture. Visit YSSelected.com continued on pg. 64 62 NEW CONDO GUIDE AUG 29 - SEP 12, 2015

4 / Tried and true Taking the texture even further is the combination of wood and metal. Blended with white, they form a timeless trio. Balancing all three in roughly equal proportions helps the galley kitchen look coordinated despite combining so many materials – and each is picked up again throughout the space for a harmonious vibe.
Tip Don’t be afraid to mix metals, especially in a neutral space. A piece such as the Talis Hammered Gold Platter plays well next to cool silver tones. $70. Visit YSSelected.com 5 / Crystal clear Finally, to keep the space feeling open, I balanced some of the heavier items with light touches, such as clear acrylic nesting tables and transparent ghost chairs on the balcony. Beachy sea glass vases finished off the look for a perfect retreat in paradise!

Do you need a power of attorney? YOUR LAND IN LIMBO By Kara Kuryllowicz
T
he term “power of attorney” isn’t something typically on the mind of the young and the restless. But if you have assets and debts, and don’t have a power of attorney, the results can be frustrating and financially crippling. People mistakenly assume that a spouse, parent, sibling or trusted friend can act on your behalf if you were incapacitated due to an accident, suffered a medical mishap or otherwise. But legally, nobody has the authority to access your funds to pay your bills, or sell your investments and real estate in order to care for you.
“We don’t think anything bad will happen, but catastrophic accidents and illnesses can and do happen at any age,” says Natalie Schernitzki, an associate lawyer specializing in wills and estates/commercial litigation, Morrison Brown Sosnovitch LLP. “If you haven’t assigned a power of attorney for property, which includes assets such as real estate, bank accounts and investments, the results can be pretty catastrophic on a number of levels.” A power of attorney of property may be appointed for a limited purpose or on a continuing basis. A “limited power of attorney” becomes effective as soon as it is signed, and can save you cost and inconvenience. For example, you live overseas. A limited power of attorney could give the appointed person (“the attorney”) the ability to sign property purchase documents on your behalf, and you never have to get on a plane. However, a “continuing power of attorney” becomes effective in the continued on pg. 68

event that you are incapacitated, and allows the attorney to manage your assets during your incapacity. Is not having a continuing power of attorney for property really that big a deal? Yes! In dire circumstances, it could render your estate in limbo, leaving your loved ones to pay your expenses out of their own pockets until you regain consciousness, or until they are granted guardianship by the court – both scenarios posing a potentially long waiting period. Power of attorney versus guardianship Guardianship provides the same authority as power of attorney, but the attorney is selected by the individual while they are still capable whereas a guardian, for example a family member or friend, must apply to the court for guardianship after the individual has been deemed incapable by a government-certified capacity assessor. “In my experience, nine out of 10 people don’t have a power of attorney and without one, if something goes wrong it’s an absolute horror show,” says Gerry Miller, managing partner of Toronto law firm Gardiner Miller Arnold. Your attorney for property has the power and freedom to make decisions on your behalf and take actions concerning your property and financial affairs. This can include everything from collecting debts to paying bills, buying goods and services, selling, storing or disposing of personal belongings, and maintaining or selling property or conversely, buying it. Lawyers will typically charge about $350 for a single Power of Attorney and about $450 for spousal POAs that essentially mirror one another. Gardner Miller Arnold offers 68 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
A power of attorney of property may be appointed for a limited purpose or on a continuing basis a will package, for a straightforward will, that includes the power of attorney for $500, while a single POA will cost $150. MBS also offers a package of wills and powers of attorney for property – $1,000 for one person and $1,200 for a couple. Is it worth the price? The capacity assessor’s fee will likely be $1,000 or more, while having a lawyer prepare and present the guardianship application will typically start at $5,000 and can be double or even triple that price. If you have assets and bills to be paid, you need a power of attorney for property, whether you’re in your 20s or your 60s, are single, married or in a long-term, committed relationship. As both Miller and Schernitzki point out, if you’re incapacitated, the people who care about you are already facing significant emotional and even practical challenges without adding the psychological and financial burden of your land in limbo.

72 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
Gemterra also unveiled the core of this vibrant community – a sustainably landscaped Green roof terrace offering over 4,000 sq. ft. dedicated to enjoying the outdoors. An active track borders the large urban garden and open space for group exercise and activities. “Today’s ground breaking marks our commitment to continue with our high-quality projects in this bustling pocket of Scarborough. Once complete, Joy and Love will be home to hundreds of new families and residents establishing their roots in this area, which we are very proud to be a part of,” says Yan Wang, vice-president of Gemterra Developments Corp. Many community leaders were on hand for the ground breaking. They were joined by Baker Real Estate’s president, Barbara Lawlor, and Norm Kelly, councillor of Scarborough-Agincourt Ward 40. “The Scarborough community is continually evolving and Joy Condos plays a key role in shaping its future. With developers like Gemterra bringing modern and affordable residential options in our area, we are building communities for the next generation,” says Councillor Kelly. The completion date for this project is scheduled for fall 2018. For more information, visit joycondos.com.

Ottawa’s Capital Hall answers student need for housing near Carleton University
R
eal estate investing is a tried and true method of simple math: what is the actual investment and what is the anticipated rate of return over time? That basic equation has never made more sense than at Capital Hall Condominiums, now being developed by Ottawa’s Ashcroft Homes. The two-tower, 500-plus unit project in the heart of Little Italy, one subway stop from Carleton University, will deliver first-class affordable residences while filling a need for student housing in one of the country’s fastest-growing metropolitan areas. One of the towers, Capital Hall, will be a stunning 26-storey brick and stone tower overlooking Dow’s Lake, downtown Ottawa and Carleton University. The residences are just two minutes from the Carling Station subway stop, and a four-minute ride on the newly expanded O-Train to Carleton University. The condos will also be near restaurants, bars, bistros and shopping, as well as fitness-friendly greenspace with jogging and bike trails, along with the recreational amenities of Dow’s Lake. While the Ottawa-Gatineau National Capital Region is home to more than one million people, with population growth of 8.8 per cent well above the Canadian average, student housing at world-renowned Carleton University has failed to keep pace with the growth of this vibrant and diversified metropolitan area, which now boasts the highest median income in the country. Carleton University has enjoyed 18-per-cent growth in its student population over the past 10 years (including a 43-per-cent increase in international student enrollment) with a current total student population of close to 28,000. Capital Hall will benefit by this continuing stream of new students attracted to the prestige and reputation of Carleton, and will supply furnished condominiums and amenities specifically designed to appeal to students, and their parents. The project represents an income-driven investment with the security of real estate, and provides a positive cash flow opportunity in addition to the steady growth in Ottawa real estate prices. Suites at Capital Hall range from studios to twobedroom units with two washrooms, and are thoughtfully designed with livability in mind, with functional and 74 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
flexible floor plans for efficiency in everyday living. The fully furnished suites at Capital Hall make this turn-key ownership and ready to rent, including beds, side tables and lamps, living room and dining room furniture, chairs and television. Capital Hall also features 8,000 sq. ft. of student-friendly amenities designed to promote a socially engaged lifestyle, including a fully equipped fitness centre, party room, lounge with secluded study areas and a landscaped outdoor courtyard. “Most important, Capital Hall has been designed as an environment where students will thrive in a safe and secure atmosphere,” Says Ashcroft Homes’ CEO David Choo. “Ashcroft Homes’ ‘Envie Brand’ is a lifestylefocused approach to student condos designed the way students wish to live. Envie features a lifestyle program manager to help students balance university work and social lives, and Capital Hall also features 24-hour security, closed circuit cameras, on-site housekeeping services, and 4,000 sq. ft. of ground-floor retail featuring a grocery store and coffee shop.“ The real estate investment formula at Capital Hall speaks for itself – a safe and secure, first-class environment that addresses the significant shortage of housing for a burgeoning student population. e can enlighten and entertain you with original music, inspire your appetites with exotic flavours or sit in judgement of culinary failures on TV. He’s Roger Mooking, and he’s got a lot on his plate. He has four young kids, a gig as a judge on Canada’s most popular Food Network show, and an ambitious new restaurant venture that aims to make airport food fresh, delicious and fast – Roger Mooking 76 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
is a very busy man. The Trinidad-born and Edmontonraised chef has an impressively varied résumé, including: as MC Mystic in the Juno award-winning R&B trio Bass is Base; as a solo recording artist; cookbook author; third-generation restaurateur, and star of popular Food Network shows such as Everyday Exotic, Heat Seekers, Man Fire Food; and now as a recurring judge on Chopped Canada. So how does the celebrated chef and television
“ ...every now and then I’ll build a little fire on some stones in the backyard and cook on that. I’ll have a broiler going…sometimes they’re all going at once. I have a little bit of a fire obsession.” personality deal with the sometimes-questionably prepared and strangely flavoured concoctions presented by the contestants of Chopped Canada? “People come into the Chopped Canada kitchen and they think, ‘Oh, I’ve seen a hundred episodes of this show, I know what to do with pop rocks and beef tenderloin…’ but when they actually get there, they have 20 finite minutes, and everything changes. It is a very hard challenge, and, as a result, we do sometimes have to put some fairly frightening things past our lips.” Airport food is also a scary thing sometimes, and the task of serving rushed, often stressed out passengers equally so. This daunting challenge has proven to be no problem for Mooking’s latest eatery, Twist, located in Terminal 1 of Pearson International Airport in Toronto. “I go through a lot of airports, and as someone who loves and works in the food industry, I know the airport presents unique challenges. I also know that it could be better. When the opportunity was given to me, I knew what I would like to see, and I did those things.” Being located in the airport means serving a broad spectrum of people, from a three-year old to a 93-year-old, vegans, gluten-intolerant people and so on. This led to the design of a kitchen and serving process with significant changes from the typical airport kitchen, allowing Twist to serve fresh, made-toorder meals from an innovative mix-and-match menu, all in a very short amount of time. “Everything from the décor, the suppliers to the pacing of the service was examined to make an experience that I think is really much better, one that matches the standards I have for myself.” One thing that’s not a challenge for Mooking – putting fire and meat together with delicious results. Though he never cooks the same thing twice, the host of Man, Fire, Food has some good advice on how to put on the perfect patio party this summer. A self-confessed barbecue addict whose backyard is home to a plethora of fire-based cooking contraptions, Mooking explains, “I’ve got a Green Egg, a big steel keg, I have a propane barbecue, every now and then I’ll build a little fire on some stones in the backyard and cook on that, I’ll have a broiler going… sometimes they’re all going at once. I have a little bit of a fire obsession. “I like to cook a variety of things and present it to my guests. I let them serve themselves.” Sometimes

this extends to even cooking the food. “One time I threw a pizza party, where I made a lot of dough, fired up the Green Egg outside, and let everyone make their own pizzas. The kids loved it. There were 30 different toppings, including spicy béchamel, six different cheeses – everyone gets exactly what they want.” The theme of the perfect party at the Mooking residence usually revolves around the food itself. “I like to go to the store and see what looks good, and then take it from there. My perfect party is pretty casual.” At the home of a professional musician you know the music is going to be good, but Mooking says he just takes care of the delicious food and lets the kids be the DJs. “I have a couple of iPods kicking around, one with kids’ music, as well as good old party classics like Duran Duran and Bob Marley. I put it on shuffle and you often hear Frozen followed by No Woman No Cry. It’s pretty eclectic.” With all this much fun and fabulous food going on, how do you ever manage to get anyone to leave? “Well, with our four little kids and all their friends and cousins running around, early bedtimes usually bring the night to a close. We’re all exhausted.” AUG 29 - SEP 12, 2015 NEW CONDO GUIDE 77

Minto Westside Block Party celebrates the west end
M
into Westside in partnership with Scadding Court Community Centre, recently invited the public out for a massive celebration of Toronto’s west side with the Minto Westside Block Party. Hosted at the Westside Market, a collection of bright and bold shipping containers at the corner of Front and Bathurst, the event treated guests to a taste of life on the west side with live music, gourmet urban food fare, local crafts and vendors, all locally sourced from the neighbourhood, as well as an interactive pop-up Minto #WestsideTO photo booth. Hosted during the Toronto 2015 games, guests also had the opportunity to meet and mingle with star Team Canada who were honoured on stage during the evening. The Pan Am Team Canada athletes included Mandy Bujold, gold medal winner, Pan AM 2015 Women’s Flyweight Boxing and Sasha Gollish, bronze medal winner, Pan AM 2015 Women’s 1500m Running. “The games ignited a phenomenal energy in this city,” says Amanda Wilson Watkins, vicepresident of marketing and sales for Minto. “We wanted to bring the community together to celebrate that true Toronto culture and spirit.” Elected politicians, MP Adam Vaughan and MPP Han Dong were also on site to address the crowd about the importance of initiatives like the Minto Westside Block Party for celebrating the unique culture and community of Toronto’s neighbourhoods. Starting from the high $200,000s, Minto Westside offers design-forward condos from a price point seldom seen in the downtown market, with units ranging from one- to three-bedroom layouts. Strategically situated close to

Raising the design bar for the lower-Bathurst corridor, Minto Westside’s striking white facades stand apart from anything in the downtown core. A dynamic public art piece at street level features towering pickup sticks as a 3D element against bands of vibrant colour. “With such phenomenal design and an unparalleled neighbourhood experience, you won’t find a downtown residence come along like this again,” says Wilson Watkins. “Minto Westside is the new benchmark in the Toronto condo market.” Minto Westside is located at 25 Bathurst St., with prices from the high $200’s. The first phase includes 345 suites in an 18-storey tower, with one- to three-bedroom suites ranging in size from 501 to 950 sq. ft. QUICK TIPS
Four organizing myths that keep your life in disarray By Hellen Buttigieg
I
t’s time to dispel some organizing myths that may be keeping you stuck in your mess:
1. Multi-tasking is always productive. False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multitasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the habit of trying to do two things at once. 2. Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view. 3. You have to toss everything to get organized. False. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you. 4. If you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour-coded and categorized, yet she 98 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
was frustrated and overwhelmed at how many things on the list were not getting done. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.

MAKE YOUR MOVE
To pack or not to pack? By Chuck Resnick
W
ith moving comes packing, and with packing come decisions. Some people want to pack their own items, while others prefer to leave the task to a pro. There are, of course, advantages to each approach, so it is important to weigh the pros and cons. The Professional Packer Most who choose to pack themselves do so because it saves money. This is true only if your items make it from Point A to B in one piece. Moving companies will not be responsible for items damaged due to your poor packing skills. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes during transit. Consumers often underestimate just how much jostling their items will endure on the road. Accessories like lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers make it their business to know what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide tips on how to mark your boxes for ease of unpacking, and advise on the items to pack last and therefore, unpack first. Having your mover pack your stuff offers the peace of mind in knowing that if the damage happens, your possessions will be repaired or replaced. The DIY Packer If you are willing and able to pack yourself, ensure you have the proper materials and containers to help with a successful move. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry.
100 NEW CONDO GUIDE AUG 29 - SEP 12, 2015
There are also significant considerations to keep in mind, such as not packing explosive or flammable items. Your list of essentials will include tape dispensers, packing paper, markers, pads/blankets and bubble wrap, and or course, there are many sizes and strengths of boxes available. A 1.5-cu.-ft. box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs and the like. The next size up is a lamp or lamp shade box, which is three cu. ft. in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects like pillows. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service.
