In a real estate market like Toronto’s, the term “get it in writing” has never been more important. In the case of a new condo purchase, your Agreement of Purchase and Sale is a contract that spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.

Since buying a new condo is more complicated than a resale transaction where a home and/or property likely already exists, there is no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, which can vary from one company to another and from province to province.

Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand it. Your next step is to take it to a real estate lawyer and have it reviewed. Once it is signed it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your condo purchase goes smoothly.

A GREAT EXAMPLE OF BUILDING FOR FUTURE Markham. The 10-acre, mixed-use project by Liberty Development Corporation is comprised of more than 1,200 condo units in four residential towers, retail shops, office space, a hotel, a landscaped courtyard and two acres of sustainable Green rooftop space.

This community was named BILD’s Places to Grow Community of the Year in the highrise category in 2011.

Liberty has aspired to create a walkable, liveable community where residents can have a lot of their needs tended to by the surrounding buildings on the site plus have quick access to public transit, highways and golf courses.

“Your friends come from out of town, they can stay at the hotel. If they need to shop, they can go to the mall. You want to work steps from home, you work at the office building. If you want to have a business meeting, you can grab a coffee and sit on a park bench for five minutes,” says Marco Filice, senior vice-president and general counsel at Liberty. “World on Yonge is a true mixed-use community in compliance with [provincial growth plan] Places to Grow 20 years ahead of schedule.”

Out of the site’s 1.6 million sq. ft. of space, about 600,000 is nonresidential. Filice says the site will achieve more than 1,000 people and jobs per hectare – nearly five times the provincial targets.

Perhaps the most impressive characteristic of World on Yonge is the Green roof on the three-level retail mall called Shops on Yonge. It is a 1.5-acre greenspace that helps reduce the heat-island effect of the surrounding buildings and plays a big role in collecting rainwater into a 60,000-gallon cistern on the site. This reservoir reuses the water for grass, plants and public toilets, and saves public infrastructure cost.

Filice adds that today’s new-home buyers are impressed with Liberty’s Green initiatives. “We try to provide a sustainable development, recognizing buyers are attuned to living in spaces that are good for the environment and provide benefits for the community,” he says. “There’s also two acres of new public parkland on site. Over 40 per cent of the site is either parkland or green roof technology.

“We want to set a proper path for our children so that we have the proper resources in place for the next generation. Maybe this project will inspire others to do similar things. It’s an example of what’s to come for a city that’s growing up.”

Filice says World on Yonge would not be a reality without the support of the City of Markham and Region of York.

The 10-storey Liberty Suites Hotel will open this summer. The last of the residential condos, Parkside Towers, will begin occupancy this fall.

Occupancy is already completed for the site’s two 31-storey towers, the tallest in York Region.

through the MLS system in the Greater Toronto Area grew by 26 per cent from last year to an all-time high of 6,708 units in the second quarter, according to the Q2-2014 rental market results released by Urbanation recently.

Listings also reached a record (9,069 units) and for the fifth consecutive quarter, outpaced the growth in rental transactions by rising 29 per cent year over year.

average of $2.37 per sq. ft. in the GTA. It was the second straight quarter that rents grew by less than one per cent, following an average rate of four per cent in 2013.

“A surge of new supply from recently registered buildings kept rents in check during the quarter. Although listings are expected to remain strong as more units complete construction, rental demand shows no signs of abating, which should keep rents steady,” says Shaun Hildebrand, Urbanation’s senior vice-president.

The average unit size rented fell to a record low of 755 sq. ft., down by 3.8 per cent, or 30 sq. ft., from Q2-2013. This led to a nearly equivalent decline in average monthly rent levels to $1,787 (-3.2 per cent year over year). Declining unit sizes have pushed monthly rents down over the past three quarters.

Of the 5,973 units registered during the quarter, 18 per cent were rented through the MLS system. The average rent for these new units was $2.37 per sq. ft., or $1,521 at an average unit size of 638 sq. ft.

83% of condo owners in Toronto and Vancouver call their suites

As land in urban areas becomes more of a rarity, developers and homebuyers are looking to the sky for a place to call “home.” But, have you considered how many of the condo owners in your building actually live in their units, versus rent them out to tenants?

If you’re in the market for a condominium, it’s an important factor to consider but one that is often overlooked.

Answering this question in Canada’s two largest condominium markets, Toronto and Vancouver, Canada Mortgage and Housing Corp. (CMHC) recently released its 2013 Condominium Owners Survey, revealing that the majority of condo owners surveyed actually live in their property versus owning it for investment purposes, at 82.9 per cent versus 17.1 per cent, respectively.

The survey found that about half of the surveyed condominium investors in Toronto and Vancouver are renting out their last purchased unit. CMHC’s survey also found that of the surveyed condominium investors in Toronto and Vancouver: » 58.4 per cent of investment condo owners expect to keep their last purchased unit for more than five years; » 17.9 per cent for two to five years; » 7.6 per cent for less than two years; » 16.1 per cent did not know or answer; » 11.9 per cent of investment condo owners surveyed said they bought their last secondary condominium unit with the intention of reselling it for a profit within a year of purchase.

Another interesting tidbit about condo owners who bought for investment purposes: At the time of the survey, 42.1 per cent of the 016 NEW CONDO GUIDE AUG 30 - SEP 13, 2014

A total of 42,426 households, which owned their primary residence in the Census Metropolitan Areas (CMAs) of Toronto and Vancouver, were surveyed in August and September of 2013. A subset of these condominium owners who own a secondary condominium unit are defined as condominium investors. Their primary dwelling can be either a condominium or a freehold unit. The 2013 Condominium Owners Survey gathered data to report on the extent of the activity of this subset of domestic condominium investor households in these two CMAs. This definition excludes households that own only one condominium unit in which they reside, as well as households that own a secondary unit but rent their primary unit.

The survey did not cover Canadian households that own condominium units in Toronto or Vancouver but do not reside in these CMAs. Foreign investors, and corporate investors are also not covered by the survey.

If you are looking forward to choosing the features and finishes for your new condo, approach your appointment with an open mind. This is your opportunity to truly make your surroundings your own, and many buyers can accomplish that with standard features.

Today’s appointments are amazing by North American standards. The features and finishes that come with our condo suites in the Greater Toronto Area are far and beyond what builders offer south of the border. One example is hardwood flooring. Your condo may come with that as a standard, but often it is an upgrade. You will be amazed at the kitchen options, which may range from paneled appliances that give them a furniture look in an open-concept space, cabinetry with glass fronts for displaying distinctive dishware or glassware, quiet self-closing drawers, tall upper cabinets, extended islands, cornice mouldings and even wine fridges.

When it comes to bathrooms, think spa-inspired upgrades such as marble flooring, fabulous rainwater showerheads, soaker tubs and anything that shouts “pampering!” As for the rest of the suite, higher baseboards, built-in shelving, the list of possibilities is long and tempting.

Another category of upgrades that makes a difference today is Green.

Saving on energy and helping to sustain the planet are popular goals with environmentally conscious buyers. Upgrades such as natural stone countertops are both gorgeous and environmentally friendly.

Of course, your selections depend on your budget, and as I said, you may be able to create your perfect surroundings with standard options. As someone who has travelled extensively with Baker Real Estate, I can tell you that GTA builders offer amazing choices relative to the rest of the world. If your condo suite is a stepping stone to a larger home someday, be careful with colour schemes. Neutral is the way to go, and you can always inject colour and character into the rooms with furnishings, rugs and accessories.

Whatever you decide, make your choices wise ones. Do some research before your selection appointment to find out what’s new and innovative in the way of finishes. I also urge you to pay attention to what the design consultants advise. These professionals are experienced in working with condo spaces. They know their builder’s designs and how to choose combination palettes and finishes that match your personality and work well with the layout.

Remember that when you go to sell someday, all things being equal between two suites, buyers will typically choose the one with better finishes.

In fact, leasing companies are specifically marketing to these businesses, as they know they’ll be successful in these spaces.

Condominium communities also use area amenities to cater to pet owners. Many marketing materials list off-leash dog parks and show furry friends playing together in parks, being walked on trails, or spending time in urban environments with their human companions.

henever a real estate agent, builder or developer references the state of the Toronto condominium market in a media article, a video, or on a website/blog and says anything other than the market is overbuilt, oversupplied, overvalued or on the brink of collapse, one of the first

comments made online is that this person should not be trusted, that you shouldn’t take advice from someone who makes money in the real estate business.

By this same logic, why does a dentist tell you to floss? Wouldn’t he make more money if you don’t? It must be difficult to trust anyone if you think everyone is out to swindle you; that everyone will lie, manipulate or bend the truth to separate you from your money. I choose to believe that people’s judgments are not solely based on their own financial gain. I too have been accused of being biased, my opinions on the market fluffed off as an attempt to persuade buyers into an uncertain condo marketplace. People who know me well, know that I’d much rather be right than rich! My commentary is my opinion. I don’t want people to have the satisfaction of waiving my incorrect predictions in my face.

If you want to know what’s happening in the condo market, go to the experts – those who study the market every day. Go to the folks who pour over the Toronto Real Estate Board (TREB) data daily when looking for condo suites for their clients. Go to people in the business who are having the conversations with buyers, mortgage brokers, construction lenders, other sales agents, developers and insurers.

It’s great to see people interested in real estate economics and the condo market data in specific locations, but better to go to someone with the experience, as opposed to that neighbour of yours who blogs about it on weekends, or that guy from Owen Sound who Tweets about the Toronto market. A person who shoots 200 free throws a day is going to be much better at it than the person who shoots 15 on the weekends.

The thing people need to understand is that there are opportunities to buy real estate when the market is booming, and there are opportunities when the market is flat. A good realtor can help you find the perfect place to live, or help identify an undervalued property for investment purposes in both instances.

The reason that realtors and I have been positive about the market, is that the data indicates that the GTA market is performing well. The Statistics Canada New Home Price Index in April 2014 is up 31 per cent in 10 years. The median price of a resale condominium as tracked by TREB as of May 2014 is up 59 per cent during that same time frame. Urbanation Inc. has indicated that the average price on a per-sq.-ft. basis for new condominiums in Q1-2014 is up 82 per cent over Q1-2005, and the average absorbed new single-detached home has increased by 89 per cent over the past decade, according to May 2014 data published by Canada Mortgage and Housing Corp.

I hope that you don’t decide if the Toronto condo market is up or down by who said it. Attack the message, not the messenger. Educate yourself on what is happening in the market, and in the neighbourhood you want to live, in addition to leaning on the experts. With that combined knowledge, you’ll never be swindled or taken advantage of.

THE DANIELS CORPORATION HELPS CREATE A UNIQUE PROGRAM PROMOTING ARTISTIC EXPRESSION Singer-songwriter Lorraine Segato is Regent Park’s first Artist in Residence CANADIAN SINGER-SONGWRITER

and social justice activist Lorraine Segato has been named Regent Park’s honorary Artist in Residence as part of the community’s new cultural program – an initiative designed to foster artistic expression across the city.

Segato, co-founder and lead singer of iconic poly-rhythmic ’80s pop band, The Parachute Club, will serve a two-year term in the honorary position. Her mandate involves helping to envision and create a template for a future Artist in Residence program to augment and enhance Regent Park’s already vibrant arts and culture scene with an active pool of creative talent.

“I am thrilled to be asked by The Daniels Corporation to become a member of the Regent Park community as the honorary Artist in Residence,” says Segato. “I come to this appointment with a deep willingness to listen, and a great enthusiasm for a community that is brimming with creative talent and rich stories. My desire to forge respectful partnerships will no doubt yield interesting collaborations that also strengthen my own practice as an artist.”

Segato is tasked with finding ways to enrich, celebrate and draw attention to the developing area, while curating cultural activities and events that further the envisioning of an international caliber artist residency program.

Six in 10 Canadians want more trees planted in community green spaces, TD Friends of the Environment Foundation invites Canadians to help plant 50,000 trees as part of TD Tree Days

THERE’S NO QUESTION CANADIANS VALUE TREES. According to recent research from TD Friends of the Environment Foundation, 96 per cent of Canadians feel that it is important to plant trees today in order to sustain a healthy environment and improve the quality of life of future generations, and the majority want more trees planted in their communities. And, while only two in 10 Canadians currently donate their time once a year to plant trees or participate in greening projects, two-thirds say they would be likely to volunteer a few hours if they felt it would benefit their community for years to come. That’s where TD Tree Days comes in.

Now in its fifth year, TD Tree Days is a grassroots community tree-planting program, where a small investment of time pays off in life-long environmental returns. leadership in environmental stewardship in their local communities. This year, throughout September and October, volunteers will plant 50,000 trees at more than 140 events from coast to coast.

All it takes is a couple of hours on one day to plant some trees with friends and neighbours, and the community and environmental benefits are instantaneous and long-lasting.”

An overwhelming majority of Canadians (95 per cent) agree that planting trees is a great way for people to get involved in enhancing the environment in their communities, and 65 per cent also believe that local volunteers should play a role in helping to maintain local green spaces.

“It’s important to me that I

contribute to making my community more livable, and planting trees as part of TD Tree Days is such an easy way to make a difference,” Joseph Kurian, veteran TD Tree Days volunteer. “Not only am I helping to make the future a little greener, but it’s a lot of fun and I’ve had the opportunity to meet some great people.”

Each TD Tree Days planting event is led by a local TD employee volunteer site leader and is supported by a team of volunteer planting coordinators. More than 50 organizations, including conservation authorities, municipalities and Aboriginal communities support TD Tree Days with technical expertise to ensure that the right trees are properly planted in the right place. In the last four years, thousands of TD Tree Days volunteers – from Brownies to bankers – have planted over 135,000 trees through TD Tree Days.

Which ones give you the best bang for your buck?

e are living in a world where customization and individuality is sought in almost every consumer product in the world. From cellphone covers to running shoes to vehicle options, there is an abundance of choice. New homes are no different, and builders have long realized that giving buyers the ability to make upgrades is essential.

Entering into a firm offer to purchase a new condominium is only half of the work. The most exciting part of a new-home purchase for a buyer is going to the design centre and choosing colour schemes, finishes and upgrades. And, to make things easier, an interior designer pre-selects all floor, tile and wall finishes/colours, grouping them into three or four beautifully coordinated packages.

However, there are rules and bylaws for condominiums that prohibit certain unit upgrades and renovations after you move in, and you will require the approval of your condo board to proceed. It is therefore recommended that upgrades be done through the builder to save time and avoid potential issues such as warranty concerns.

For instance, if you move in and then decide to replace the tiles in your bathtub or shower using your own contractor, and over time there is water leakage caused by this work, the builder and Tarion may not cover the damage. Keeping the warranty in place for all components of your condo is a major advantage of upgrading through the builder. The question then becomes: which upgrades make the most sense for your real estate investment? Whether you decide to inhabit the unit, rent it out, or flip it on a quick sale, upgrades may protect the value of your investment and increase its saleability in the future.

APPLIANCES Stainless steel appliances are the most

common upgrade. These can make your unit more attractive, and a quicker sell among your competitors within the same building. They are durable, rust-proof, non-porous, easier to maintain and aesthetically pleasing.

FLOOR PLAN MODIFICATIONS New condo units are less likely than new houses to permit interior layout changes.

However, minor floor plan modifications to a condo unit always prove to be beneficial in the long run. For example, adding a door to enclose a den enables the space to become a guest suite, nursery or private office.

FLOOR FINISHES Buyers always question why there is

space of your unit. Hard floors are more hygienic and significantly increase the resale value of the home. It is best to have the builder perform this upgrade. If you do it yourself, you may have a difficult time matching the type and colour of flooring.

KITCHEN FIXTURES AND HARDWARE The most sensible upgrades to a kitchen are material finishes and cabinetry extensions. It is certainly a plus if your unit has more cabinet space than a competitive unit. Builders also offer kitchen island upgrades that add functionality and storage space. Some other notable upgrades to the kitchen are: undermount sinks, backsplashes, stone counters like Corian, granite or quartz, and drawer and cupboard dampeners.

One of the newest and prettiest stores in Toronto to focus on organic, artisanal wares is Artemano (visit artemano.ca). The first Artemano store opened in 2002 in Laval, Quebec, offering clean-lined, Zen-inspired contemporary furnishings. A second store followed in Brossard in 2006.

Now, owners Shimon Finkelstein and Eyal Shoam have made the move into Ontario, opening a fifth store at 698 Caledonia Rd. The store is full of wood pieces — tables, stools, cabinets, consoles, desks, beds and other pieces in such exotic species as sheesham – a special variety of Indian rosewood collected in environment-friendly groves – as well as mango, suar, teak and acacia.

There are also loads of interesting accessories from as far away as India, Indonesia and Thailand. One of my favourites is a gorgeous textured table lamp made of pierced metal. It’s wonderfully sculptural and when lit, it creates magical light patterns on walls and ceilings.

ONE TIP Avoid going full-on with natural and organic pieces, unless you’re decorating a cabin in the woods. In fact, mixing those pieces with furniture and accessories with crisp, modern lines will actually let their beauty shine through more vividly.

Tips for purchasing foreign property

There are issues of law if the country does not have a British system and if it’s run on civil or Napoleonic law – Martinique and St. Martin are examples. There may be other issues of property ownership such that foreign nationals may only be able to lease, not own.

The next issues relate to the vendor. Are you purchasing from a reputable organization? If it is a condo, how are you sure the developer will be around if things go wrong? What guarantees are there on your deposits if they go broke and do not finish the project?

It sounds like a lot to think about, but it was so easy to sign up during the tour!

So, really, what are you buying? Are you buying a timeshare, outright ownership or a long-term lease? More and more questions.

HERE IS A LIST OF A FEW QUESTIONS THAT NEED TO BE ANSWERED ON A PRELIMINARY BASIS ON A RESORT OR NEW CONDO PURCHASE BEFORE YOU MAKE ANY OFFER:

1. Location – why are you choosing this location for a second home?

2. How much time will you spend in a typical year in your second home?

3. Will you typically bring friends and family?

4. What are the common fees and how are they set and controlled?

5. What are resales like for the development?

6. What is the legal structure and laws that apply in the country you are looking at purchasing in?

7. Would you rent the property out, and if yes, what are your expectations and needs on rental income?

8. What security is there for deposits and payments?

HERE IS THE LITMUS TEST FOR MOVING FORWARD:

A. How did the resort or sales centre answer those eight questions?

B. Did they satisfy you with their knowledge and professionalism?

C. Did they try to push you into signing something without the chance to consult with a lawyer?

If those questions are answered to your satisfaction, then you know you are in the right place.

If you have an intention to buy, make inquiries and find a lawyer who specializes in these types of property purchases – possibly a referral from your lawyer or friends at home. You need to understand the tax implications of a purchase, and more importantly, the tax impact if you sell for a profit or earn income. As an example, Barbados is a Canadian tax treaty partner and you may get favourable consideration on a capital gain or on rental income. Each country is unique and you need a lawyer or accountant to help you figure it all out.

Buying a second home in a warm locale is a dream many Canadians share. If the deal is properly structured, the home you purchase can bring years and years of happy memories and quite possibly a great return down the road.

ummer, without a doubt, is one of the busiest times of the year for homebuyers to jump into (or move around within) the housing market.

If you purchased a home as far back as the summer of 2009, your mortgage is likely going to come up for renewal soon. If he hasn’t already done so, your lender will start popping early renewal notices into your mailbox – usually within the last 30 to 120 days of your current mortgage term. And while the renewal slip makes the process all too easy (you just sign the offer and send it back), it’s not in your best interest to accept this offer.

For starters, the lender who had the best mortgage rate for you before is almost never the same lender who will have the best mortgage rate for you at renewal time. It’s sad – if you’re someone who stays loyal to lenders, that is – but true. On those mortgage renewal slips you find in your mailbox, lenders offer an average of only 0.25 per cent off their posted rate – that’s nothing, in comparison to the rates you can find online or from mortgage brokers across Canada. Unfortunately, lenders market their renewals as being easy and convenient, which is something most consumers are attracted to. But how much would it hurt to later find out you could’ve gotten a full one per cent or more off your rate, if you’d taken the time to shop around and negotiate?

Besides just the mortgage rate, it’s also unlikely that your current lender will be the one to offer you the best mortgage product for your needs at renewal time. Think about it this way: your financial goals from when you took on your current mortgage term were likely much different than what they are today, right? You could be at a completely different stage in your life now. Well, the same can be said for your lender. It’s convenient to stay with your current lender, but the terms and conditions your existing lender offers may no longer suit your needs. Consider all your mortgage needs – the rate and prepayment options – and go with the lender which can offer everything you’re looking for.

One thing to keep in mind: if you don’t renew your mortgage with a new lender before the date your current mortgage term expires, your lender will automatically renew you for another term with them. A week isn’t enough time for most mortgage brokers to switch your mortgage from one provider to the next, so start shopping around early and make sure you find the best mortgage rate and terms for you.

Pillow talk // BY YANIC SIMARD

To really call your condo your dream home, you have to be able to get comfortable!

The mattress and sofa are often considered the most plush investments, but there are many options of pillows to choose from, and getting the right combination is key to creating an ideal environment.

Before you stop to put your feet up, consider my guide to picking the perfect pillow, and soon you’ll be able to rest easy – and beautifully.

Pillows typically come in standard sizes, but there are still many options to mix and match. Here’s my brief outline of the essential shapes: › Basic The typical sleeping pillow comes in standard (20”x26”), queen (20”x30”) and king (20”x36”) sizes, each with a matching pillow sham size. › Euro A Euro pillow is larger and square, measuring 26”x26”. Typically these are a decorative layer not used for sleeping, but they also provide a comfortable way to prop yourself up when sitting (handy for reading in bed). › Deco Decorative pillows come in multiple square shapes, but the most common is 20”x20”. These layer well in front of your basic bedding pillows and also look great on a sofa, allowing you to switch up your scheme by moving them between rooms. › Bolster Tube-shaped bolster pillows are usually long and thin, making a sleek finishing touch to your decorative pillow collection. Though they look like they’re shaped for your neck, leave the support system to an ergonomically shaped foam pillow and save the bolsters for pure visual satisfaction (or a perfect foot rest). › Lumbar It’s long like a bolster, but rectangular and designed for supporting the back while sitting. These can easily be slipped behind your standard pillows to hide away when not in use. › Body A body pillow is an extra-large pillow that isn’t meant for the head, but rather to tuck between the legs.

This helps side sleepers maintain a leg position that reduces spinal stress for a healthier sleep. › Husband With two arm-like projections pointing outward from the base, these almost look like they’re reaching out to hug you. The arms actually help keep the pillow upright, giving you optimal support when sitting, so they’re also known as “bed rest pillows.”

MATERIAL MATTERS

Natural Natural down pillow fills are ideal

for resisting dust mites while giving a fluffy, comfortable consistency, and so have become the gold standard for quality. They can cost from $40 to $200 or more, but last five to 10 years, making them typically a smarter long-term investment.

TAKE THE TEST Fold your pillow in half and squeeze the air out with your hands. If the pillow does not regain it’s shape quickly when released, it’s time for a replacement.

Synthetic Synthetic-filled pillows can contain

various fibres, often described as “down alternative,” with the most common being polyester. Synthetic filling is generally less expensive (usually around $10 to $40), but usually attract more dust mites (up to eight times as many) and even mould, so these should be replaced about every two years.

TAKE THE TEST Fold your pillow in half, and lay a small book on top. If the pillow does not unfold back into shape under that little weight, you should start looking to upgrade.

Memory foam A separate class of synthetic

pillow, memory foam pillows are a solid form rather than a loose fill, and thus generally provide higher firmness and come in shapes designed to address specific sleep issues. They tend to be less decorative, but can be effective for neck issues and the like.

TAKE THE TEST Because memory foam is designed to maintain its original shape, it can be harder to tell when these pillows are aging (or collecting mites, so consider replacement every few years regardless). In general you should be able to compress the centre with your hand but not all the way down.

Choosing a more firm pillow will prop up your head, helping you create a more horizontal line for your spine Back sleepers Try a medium-firm pillow (also good for people who change positions frequently while sleeping) to fit with the natural curvature of the spine.

Stomach sleepers A soft, fluffy pillow will give your head more to sink into and help prevent awkward neck positions.

Side sleepers Choosing a more firm pillow will prop up your head, helping you create a more horizontal line for your spine.

A LITTLE DESIGNER ADVICE

As a designer, I always have to consider not just how a set of bedding will work at night, but also how it will look in the broad daylight. For a fresh, modern air, I typically recommend resisting the wilder prints and patterns and opting for a clean white collection, with a few decorative pillows (and a throw blanket) to add a hint of texture and colour.

TRY... A white duvet, white standard- or queensized pillowcases, two neutral-hued Euro pillows at the headboard (in a luxe texture) and two Deco pillows or a bolster at the front for a pop of colour – it’s a no-fail timeless look you won’t get tired of!

NOTE The filling of each pillow isn’t the only issue; you should consider investing in a quality cover as well. A natural fibre case with a high thread count will help prevent materials from passing into the pillow, and also keep the filling in place, extending the life of your investment.

HOW DO YOU SLEEP AT NIGHT?

Personal preference is a huge factor in determining the appropriate pillow plushness for your bedding, but don’t forget to think about your sleeping position.

oving is a very personal thing and people who hire moving companies ask for varying levels of service.

Take packing, for example.

Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

THE PROFESSIONAL PACKER Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from point A to point B in one piece. Moving companies will not be responsible for items damaged because of poor packing.

The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home. Accessories such as lamps may seem to be packed well, but may shift inside the carton, and chip or break as a result.

Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first.

Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

THE DIY PACKER Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry.

Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5-cu.-ft. box that is often referred to as a “book box” or “record box.” It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lamp shade box, which is three cu. ft. in size. The sizes go up from there, to 4.5 and six cu. ft. for lighter objects such as pillows and stuffed animals.

These are just some of the moving materials that are available today.

Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service.

ransforming a small and awkward bathroom was a challenge in this space, but the final result is a bathroom which is timeless, functional and bright. The dated vanity and dark finishes made this windowless room feel small and un-welcoming. Physically making the space larger and adding a window was not an option, so the challenge of making it feel brighter and more luxurious was overcome by adding a few strategic design elements.

obliged us to design a vanity with sliding doors for easy access to the storage area (pictured below, left) With its clean lines and aluminum feet, the wood-look freestanding vanity takes on the aesthetic of a piece of furniture and brings a luxurious look to the space.

Being the only dark piece in the room, the vanity, which is adorned with a stunning Calcutta marble counter, is an attractive focal point taking the focus away from the odd shape of the room. Choosing this classically luxurious marble was the one design splurge which instantly injected the space with luxury and a timeless quality.

WHERE WE SPLURGED: One of the best ways to visually open up a bathroom and add to the luxurious experience is with the addition of a seamless glass shower outfitted with updated fixtures. Originally, this shower was confined to a small cubical finished with a four-by-four-inch dated ceramic tile.

Creating a feature wall in Calcutta marble mosaics to match other surfaces, and a seamless shower glass installation by Hoski Glass created the illusion of space with a spa-like feeling. Details like a square drain, and contemporary, clean-lined plumbing fixtures contribute the modern edge in this bathroom.

WHERE WE SAVED: After splurging on the marble, the savings came in the choice of a porcelain tile which was installed on the floor as well as walls.

The idea of tiled walls is overwhelming for many people, but it does look great if done properly. Choosing the same tile for the walls and floor creates a seamless edge and consistency, making the space feel larger. The fact that it is easier to maintain a bathroom finished with wall tiles adds to the benefit of this design choice.

DETAILS, DETAILS: My goal was to create a bathroom which is timeless, bright and spacious in feel, at a budget the client was comfortable with. Adding chrome accessories such as a hotel-style towel rack, counter-to-ceiling vanity mirror, and contemporary light fixtures gave this space its “wow” factor.

TIPS 1. Vanity lights mounted on the wall approximately 55 inches high will

provide great light for grooming activities.

2. A large mirror above the vanity will “open” the space.

3. The style of your vanity will determine the overall look. Use this opportunity to express yourself.

4. Keeping all plumbing fixtures in their original location will save money – and in a condo, you will have limited options to move those elements.

5. Seamless glass showers are measured on site after the shower is installed. It is one of the last items installed, so expect to wait for that element well after the bathroom seems completed.

6. Seal your grout and natural stone surfaces before using the room to prevent mildew and water stains.
