Buying a brand-new condo offers an opportunity to get the home you really want. It can be a dream come true and an investment for the future, but don’t forget, it’s also a legal transaction. The term “get it in writing” has never been more important, since it outlines everything your new home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was originally promised. Since buying a new condo is much more complicated than a resale transaction where the property likely already exists, there is no set Agreement of Purchase and Sale or standard contract. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, so these can vary from one company to another and from province to province. Before you sign a contract, review it carefully with the builder representative, and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

2 NEW CONDO GUIDE AUGUST 1 - 29, 2015
Real estate prices in the GTA have been on a steady incline and those homebuyers who were waiting for a break have been priced out of the market, with the average detached home in Toronto now exceeding $1.05 million as per the Toronto Real Estate Board’s June figures. Add to this an anticipated interest rate hike in mid-2016, according to RBC’s latest Housing Trends and Affordability Report, and you can see how time is money. There’s an explanation behind this insatiable demand for housing. The GTA is consistently internationally recognized as one of the best places to live, work and play. As more people flock to the area, it’s expected that home sales will continue to outpace listings, and prices across the GTA will keep climbing. Those who purchased their home 10 years ago are seeing great returns. On the other hand, many first-time homebuyers are feeling financial frustration. But there are still ways to get in on this historically lucrative real estate action. Condos and townhomes provide a great alternative to the high prices of single-detached houses, and their locations close to amenities and transit hubs are hard to beat. On the other hand, going a bit outside of the city core can give you the space you want at prices you can afford. If history teaches us anything, it’s that housing costs will continue to rise in the foreseeable future. If you’ve been among those putting off your home purchase, what are you waiting for? By sitting on the fence, you could end up on the wrong side of it.

Communities benefit from Pan Am Games By Bryan Tuckey
T
he Pan American Games have come to a close, and the Parapan Am Games follow this month. Long after the athletic records have been broken and the medals won, the sports venues will live on as legacy facilities to be enjoyed by local residents. Take the velodrome in Milton, for example, completed earlier this year. The site for cycling events during the Games, the Mattamy National Cycling Centre is one of just two internationally sanctioned velodromes in Canada. After the Games, it will be used as a training facility for cyclists, as well as a recreational facility for the community. A considerable portion of funding for the $56-million velodrome came from development charges, which were paid by new-home buyers in the Town of Milton as part of the price of their new homes. In addition, BILD member Mattamy Homes provided $2 million in a naming rights sponsorship, while the company founder and avid cyclist Peter Gilgan donated $7 million to the project through his foundation. One of the most important sites during the Games is the Athletes’ Village, which will be a home away from home for 10,000 athletes, coaches and officials. Located near the waterfront, in the evolving east side of downtown Toronto, it features numerous buildings and amenities. During the Games, it will be a complete community for athletes to live, train and have fun when not competing. After the Games, the Village will be part of the Canary District – a complete community where people will live, work, shop and play. Developed by BILD member Dundee Kilmer, the Canary District was awarded our Places to Grow Highrise Community of the Year accolade last year – part of BILD’s annual industry awards program recognizing community developments that best exemplify the Province’s smart growth policy objectives. In addition to serving as the Athletes’ Village during the Games, the Canary District development is transforming a brownfield site into a highly walkable, sustainable, well-designed community that will feature a range of housing and services for people at all stages of life and income levels. Most of the buildings used to house athletes during the Games were designed and built as the first phase of the Canary District. They will be complemented by a second phase of condominium residences in the near future. The residential component of the development features a mix of smaller, more efficient condominium suites to preserve density. The suites are configured around courtyards, which results in shallower, wider homes to maximize residents’ access to daylight, fresh air, views and the outdoors.
After the Games, the Village will be part of the Canary District – a complete community where people will live, work, shop and play 12 NEW CONDO GUIDE AUGUST 1 - 29, 2015
During the Games, the village features special dining facilities to feed hungry athletes. Post Games, the Canary District community will feature lively street-level retail and dining options for everyone to enjoy. The Places to Grow Community of the Year is just one of many awards our association presents to recognize excellence in design, construction, sustainability and marketing. Check out this year’s winners by visiting bildawards.com

More than $60,000 raised by BILD members for Habitat for Humanity GTA
M
embers of the Building Industry and Land Development Association (BILD) raised more than $60,000 for its community partner, Habitat for Humanity GTA, through three major events in just one week. Habitat Week included BILD’s annual Race for Humanity, Charity BBQ and Stephen’s Ride for Humanity. All three took place between July 8-13, and members came out in droves to support the cause. “We are proud of our community partnership with Habitat for Humanity GTA and since 2003, BILD members have raised more than $825,000 for Habitat and have helped 12 partner families realize their dream of home ownership,” says BILD president and CEO Bryan Tuckey. “BILD members work hard every day to build complete communities across the GTA, and this is another way we can work together, with our Habitat partners, to make sure that anyone who wants to own a home, can do so.” During the sixth annual Race for Humanity, 23 teams competed in the scavenger-hunt fundraiser through the streets of Toronto. Teams had to channel their inner-architect to build a structure taller than the shortest team member, score high at balloon archery, and win a sumo wrestling match held in a public park. The event, presented by the Toronto Star and In2ition Realty, has been recognized with numerous international awards since its inception. The Race finish line was at BILD headquarters, where the 23rd annual BILD barbecue was being hosted. More than 500 builders, developers, renovators and service professionals attended the fundraising event on BILD’s front lawn and helped to raise money by participating in the silent auction and balloon burst contest. New this year was a dunk tank, sponsored by YP NextHome, and BILD’s volunteer senior executives and members helped to raise another $540 for Habitat. Finally, members gathered at Bowmanville’s Canadian Tire Motorsport

Park in for the fifth annual Stephen’s Ride for Humanity. The four-kilometre outdoor racing track was ideal for cycling enthusiasts who participated in an open ride, followed by a team relay. Team registrations and sponsors were the key to raising funds for Habitat during this event. “BILD’s Habitat Week is a true testament of their dedication and ongoing commitment to Habitat GTA’s mission of providing affordable home ownership to families living in need across the GTA. Our 12-year partnership has created a profound impact and we congratulate all BILD members on the active support this week and each year,” says Ene Underwood, CEO, Habitat for Humanity GTA. BILD thanks Humanitarian Champions Bell and Caesarstone, event sponsors, auction donors, volunteers and guests for their support. Member-driven volunteer committees plan and organize these successful events every year.

HOME SWEET HOME
Buyers warring to get into GTA’s hot housing market By Lydia McNutt
J
une was another record-breaking month for Toronto’s housing market, according to recent sales figures from the Toronto Real Estate Board (TREB), affirming what we already know – Toronto is hot, and it’s become a battle to get in. In fact, it’s a downright war. Bidding wars have become commonplace in our hot housing market, and it’s easy to see why. Toronto regularly tops international charts for livability (named “most livable” by The Economist), our humming economy (with gains forecast for the coming quarters, according to The Conference Board of Canada’s Provincial Outlook: Spring 2015), and for investment opportunities (CMHC’s top 10 list of Canadian cities for investment was dominated by Ontario, with Toronto showing a 1.8-per-cent rental increase year-over-year). Add to this today’s ultra-low mortgage interest rates, and it’s clear why Toronto real estate is such a hot commodity. Indeed, TREB recorded 11,992 sales in June – up 18.4 per cent over June 2014. The average price of a singledetached home in the 416 is also up, now at $1,051,912 – a 14.2-per-cent increase from a year ago. Meanwhile, condos in the 416 were up seven per cent to $418,599. But the rapid price growth isn’t limited to the 416, with the 905 seeing increases across all housing types. Detached homes rose 15 per cent year-over-year to an average of $738,016, while condos here saw a 4.6-percent hike, to $324,388. If you’re already a homeowner in Toronto or surrounding areas, you might consider yourself lucky. Logically, we know the real estate market was upswings and downturns. But if history teaches us anything, the steady price growth over the years hints at a golden nest egg. Ask your parents how much they paid for their home 30 years ago. Chances are, you’ll be pleasantly surprised at the increase in value. If you’re thinking about buying a home in the GTA, and you can afford to do so, you’d be wise to jump into the market – while you still can.

Title insurance: What it is, and why you need it By Jayson Schwarz
T
itle insurance provides comprehensive insurance coverage for title-related risks associated with home buying, like zoning issues, claims of mental incapacity, lack of up-to-date survey, and the legal services provided by your lawyer like title certification. It insures against defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages and consents. It will cover compliance and access issues like work orders, permit violations, fences, boundaries, tenancies and rights of way. It is in force so long as the purchaser or his heirs own the property, and will outlive the lawyers’ certification, whose insurance stops if they die or cease practicing law. So what happens when there’s a problem with the purchase? The insurer will pay out in accordance with the policy or, if possible, repair the defect. Title insurance protects from vendors that won’t re-adjust or misrepresent things like real estate taxes paid, and again, remains in effect as long as you own the property. In addition, lawyers’ insurance is time-of-incident related, which in plain English means if your lawyer dies, retires or stops practice and you subsequently make a claim, you’re not covered. We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on properties or sell houses they do not own. Title insurance indemnifies you against these occurrences. Another benefit of title insurance is it saves you money. Disbursements – money paid to third parties for items like building compliance letters, subdivision compliance letters and deed registration – are lower. We estimate $200 to $300 on a deal after the cost of the policy. Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken title insurance courses, is familiar with Terranet, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it, and how it works. Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go. Think through your options carefully and choose wisely. 22 NEW CONDO GUIDE AUGUST 1 - 29, 2015
4 reasons why title insurance is better than lawyers’ insurance through Law Pro: » gives better coverage as to the quality of your ownership than a lawyer’s insurance » lasts forever, where lawyers don’t » saves $300 to $400 in disbursements » protects from mortgage and title fraud

ith new residents already enjoying summer living at Chaz.Yorkville, this spectacular new community presents its second stunning model suite. For anyone considering embracing the ultimate urban lifestyle, the 1,048-sq.ft. Vista model suite is where the dream comes to elegant life. Every inch of this corner unit – from the convenient foyer with powder room and studio nook,

through the integrated kitchen and open-concept dining and living space, to the full-sized second bedroom, beautifully appointed master bedroom and balcony beyond – has been staged by Toronto Condo Staging founding partners Darren and Lucie Brand to complement its unparalleled location and spectacular scenery. “What’s really overwhelming here is the view,” Darren says. “This incredible woodland vista; it’s unmatchable, with all the dynamics of city buildings, but overlooking the serene Rosedale Valley.” The suite layout is distinctively Chaz, one of the eight corner units on each floor that offers views in two directions. The Brands used the interesting angles of the walls to lay out the space in a way that demonstrates that this is a space to be lived in, to gather family and friends,
“The look is clean and simple-lined, to add light but not obstruct anything. Everything points to the view.” and to revel in the Yorkville surroundings. They credit Toronto’s esteemed Cecconi Simone design firm for laying a gorgeous foundation for their staging, including the cool Bellair Collection palette that informed their choice of materials. Darren says that putting the focal-point sofa, which he describes as “low, sleek, and sexy, like a sports car,” against a wall of windows should help people think about the kind of bold furniture placement that makes a distinctive layout like this really shine. “People tend to want to put their big pieces up against a wall, but this shows both the furniture and the space itself to their best advantage.” Using glass and chrome in the dining room, where six can eat together in comfort, makes the furniture practically disappear. “All of our decisions
were based on upscale luxury with functionality,” Darren says. “The look is clean and simple-lined, to add light but not obstruct anything. Everything points to the view.” “Significant” pieces of bedroom furniture, including a queen-sized bed in each bedroom, embody the clutter-free lifestyle so appealing to many condo dwellers while demonstrating just how much space is available. Mirrored pieces “with presence” and sleek headboards, instead of platforms or bulky bed frames, keep the look sophisticated. There was little to be done in the bathrooms, which the Brands describe as “fantastic.” “That recessed medicine cabinet behind the towel bar is brilliant, and they did a lovely job using the tile throughout,” Lucie says. Rounding out the lifestyle experience exemplified in the Vista model suite is a range of amenities that simply must be experienced. Indoor and outdoor flexible entertaining spaces are numerous, including a Zen-inspired garden, billiards room, and three purposedesigned media lounges for movielovers, sports fans and gamers respectively. The piece de resistance is Chaz Club, the residents’ club cantilevered out from the 36th and 37th floors. Pet spa, on-site Zipcar parking, fully equipped fitness facilities including his and her steam rooms, yoga/ Pilates space and massage chairs, 24-hour concierge, lightning-fast Internet speeds, the Bazinga! community-building platform — Chaz. Yorkville by Developer 45 Charles Ltd. and Project Manager Edenshaw Homes is contemporary urban life at its best.

INVESTOR ADVICE
Four upcoming condo investment gold mines By Andrew La Fleur
T
he best time to invest in a neighbourhood is before the area is built-out and established. Here are four of my favourite up-and-coming areas to consider for investment in 2015: 1. East Bay Front If you go visit the East Bay Front area today there are already signs of big changes like the Corus Quay building, George Brown College, Sherbourne Common, and Sugar Beach to name a few highlights. In five years time it will be unrecognizable with several highrise condos, office buildings, restaurants, retail and schools coming into the area. After decades of neglect, the waterfront is making a big comeback in Toronto! In the area: Monde (Great Gulf Homes), Aqualina (Tridel and Hines), Daniels Waterfront (The Daniels Corporation)
4. Erin Mills Erin Mills has come a long way from its humble beginnings. With lowrise housing prices out of reach for most buyers, and many more who bought in the first wave looking to downsize, look for the condominium trend to continue. Erin Mills Town Centre is finishing up a $100M renovation, the Credit Valley hospital keeps on expanding, and the Mississauga Transit is expanding rapid transit into the ‘hood. In the area: Daniels Erin Mills, Downtown Erin Mills (Pemberton),
2. West Don Lands The eyes of the world are on the West Don Lands with Toronto playing host to the Pan American Games, and this area is home of the Athletes Village. This neighbourhood has been built from scratch over the last few years and is starting to show signs of the potential it holds. And have you heard? The secret is starting to spread west of Yonge about what is quite possibly the best park in the city in Corktown Common – a stunning 18-acre greenspace. In the area: Canary Park (Dundee Kilmer), River City 3 (Urban Capital) 3. Downtown Pickering Population growth is one of the best predictors of real estate appreciation and Pickering’s population is expected to double over the next 15 years from 95,000 to 190,000. Much of this development will be centered around the new Downtown Pickering, which is defined roughly as Bayly street to the south, Liverpool to the west, Kingston Road to the north, and Brock Road to the east. Downtown is just 26 minutes away by GO Train from here. In the area: San Francisco by the Bay Phase 2 (Chestnut Hill Developments)

Condos: A first-time buyer’s paradise By Barbara Lawlor
game in the theatre room. And of course, the federal government is helping first-time buyers get into the market by offering the first-time Home Buyers’ Plan (HBP), which allows you to withdraw $25,000 – tax free! – from your RRSPs to put toward a downpayment and other purchase-related costs. If you’re a couple, you can each use that amount, for a total of $50,000. Don’t forget about the first-time Home Buyers’ Tax Credit (HBTC) of up to $750 in tax relief. Remember, the economy and real estate roll in cycles. Mortgage rates will rise again, and so will the prices of condominium suites as labour, materials and other building costs increase. If you can buy your first home now, you have a lot going for you that may not be available in six months or a year. Think ahead and act now!
I
’ve been involved in the new-condo industry for years, and I have never seen conditions as favorable for first-time buyers as they are right now. Anyone thinking about taking this major step should seriously consider buying soon for a multitude of reasons. For one thing, it’s absolutely incredible that interest rates have stayed so low for so long. Whatever age people are when they enter the market today, they’re getting rates far lower than what their parents had. And when you consider the length of time it takes to pay off a mortgage and the amount of interest you pay during that time, every percentage point – or even fraction of a point – lower represents many thousands of dollars saved in the long run. Also on the financial angle, prices are extremely competitive – mainly because there is a phenomenal amount of choice out there aimed at the firsttime buyer market. As the price of lowrise homes skyrockets, condominiums are a refreshingly attainable choice as a first home. As a first-time buyer, you may have to choose one of the more compact designs, but remember, you have wonderful amenities that are an extension of your living space. For example, with a fitness room in the condo building, you don’t need space in your suite for exercise equipment. If you want to entertain a crowd, you can book the party room or have friends over to watch the big 34 NEW CONDO GUIDE AUGUST 1 - 29, 2015

Low interest rates affecting sales, says CREA By Olivia Bowden
C
anadian home sale levels remain strong this summer, with only a slight decrease in the rate from May to June 2015. Markets in Greater Vancouver and Greater Toronto are shown to pervert the national home price average, with prices there being the highest in the country. The national home sales rate declined by 0.8 per cent from May to June 2015 according to recently released statistics by the Canadian Real Estate Association (CREA). But, the market shows no signs of slowing down with May and June sale levels being the highest in more than five years. Sale levels in June saw an increase in a number of markets such as Hamilton-Burlington and the Durham region in the GTA. Those increases were balanced out by a fall in sales within Ottawa and Montreal. CREA president Pauline Aunger said in a press release that low interest rates are an important factor in increasing home sales in the summer months. Yet, she said some regions benefit more from low interest rates than others. “All real estate is local, with trends affected by a combination of local and national factors,” she said. A strong demand for housing in the GTA combined with a lack of listings contributes to an increase in home prices, says Gregory Klump, CREA’s chief economist. CREA’s recently released statistics also showed that the MLS Home Price Index (HPI) rose 5.43 per cent year-overyear in June. Statistics also showed a national sale price increase of 9.6 per cent ($453,560) on a year-over-year basis in June. With the exclusion of Greater Vancouver and Greater Toronto, the increase appears much more modest at a growth of 3.1 per cent. “Low interest rates are helping sales activity set new records in and around the Greater Toronto Area, which is boosting national sales activity,” Klump says. Sales levels (not seasonally adjusted) for June rose year-over-year, up 11 per cent higher over June 2014, and 14 per cent higher than the 10-year average for June. For two-thirds of all local markets, sales levels (not seasonally adjusted) were up on a year-over-year basis. The Canadian Housing Market remains balanced overall, with a sales-to-new listing ratio between 40 and 60 per cent, and prices hovering just above and below 38 NEW CONDO GUIDE AUGUST 1 - 29, 2015
the average level. Half of all local markets were within this range in June. One-third of local markets surpassed a 60-per-cent mark, which included areas like British Columbia and the GTA. On average, there CREA reports 5.6 months of inventory nationally by the end of June, which remained stagnant from previous readings in May 2015, and the lowest seen in three years. What kind of properties are seeing the largest gains in price? Two-storey single family homes come out on top, with the highest year-over-year gains of 7. 65 per cent. Other single-family homes saw a 4.43-per-cent increase, followed closely by townhouse/row units which saw gains of four per cent. Apartment sales saw a small increase of 2.64 per cent. Both Greater Toronto and Greater Vancouver saw high year-over-year price gains at 8.94 per cent and 10.26 per cent, respectively. Markets such as Fraser Valley, Victoria and Vancouver Island saw smaller year-over-year gains of four per cent. A slow-down is seen in Calgary, with a year-over-year increase of 0.48 per cent in June. Indicating the smallest gains in almost four years, Calgary’s rates correlate with a full year of rates decreasing. By comparison, Saskatoon and Ottawa’s rates remained steady year-over-year while Greater Montreal saw a slight rise. Regina and Greater Moncton saw prices fall at three percent and two per cent.

LIFETIME DEVELOPMENTS CAPTURES TORONTO’S ENTERTAINMENT DISTRICT Developer unveils captivating multimedia tribute to the future home of The Bond
J
ust as Torontonians might start to think that the iconic Entertainment District couldn’t be any trendier, Lifetime Developments proves otherwise with its new, engaging and artistic multimedia campaign for The Bond Condominiums. To celebrate the release of the Connected Collection, the final selection of suites at The Bond, Lifetime’s campaign highlights the Entertainment District and some of its most stylish and successful citizens in an eightweek series called The Collective. In a spotlight-style video, Lifetime releases a weekly video via Facebook and YouTube featuring influencers in the business, fashion, dining, and lifestyle industries, 40 NEW CONDO GUIDE AUGUST 1 - 29, 2015
whose personal brands are inextricably linked to the Entertainment District. The video series profiles Zark Fatah of Capture Group, Charles Khabouth of INK Entertainment, and Hanif Harji of Icon Legacy Hospitality, among other high-profile individuals. To conclude the video series, Lifetime will present a documentary-style video that walks the viewer through the neighbourhood from day into night, connecting them with the cultural landmarks and exciting attractions of the area. “The Entertainment District is Toronto’s most thriving neighbourhood. We want our residents to feel connected with the neighbourhood right from the beginning,” says
Lifetime Developments is inviting submissions of photos that show people’s bond and connection with the Entertainment District. Photo by Danya Maclean
Brian Brown, vice-president of Lifetime Developments. “The Bond is located right in the heart of this lively District, so that connection between our development, our purchasers and the neighbourhood… it’s the foundation of our campaign.” While The Collective videos explore the connection between people and Entertainment District, and the documentary will connect viewers to the sights and sounds of the area, the creative campaign’s final element has people capturing their personal connection with the Entertainment District through photos. Lifetime Developments is inviting submissions of photos that show people’s bond and connection with the Entertainment District, and include a human element, to its Instagram Photo Contest using the #BondTO hashtag. Each week a photo will be selected for a chance to win great prizes such as a tequila tasting for two, gift certificates to local restaurants, passes to tour the Steamwhistle Brewery, or the grand prize of an iPhone6. “We have long known that the Entertainment District was an area on the rise and given the right attention to detail and design, would be appealing to buyers,” says Brown. “The transformation of this neighbourhood over
the last decade has been unprecedented, and the photos submitted through Instagram really capture and illustrate this vibrant and lively community.” Designed by Core Architects, The Bond Condominiums is currently under construction at the corner of Adelaide and John Street, and one of the area’s most successful and highly anticipated projects. The exclusive selection of suites in the new Connected Collection will include the recently added top two floors of the 42-storey tower, as well as a limited number of newly released terrace suites. The stunning suite interiors are designed by Thomas Pearce Interior Design Consulting, and feature nine-ft. ceiling heights, floor-to-ceiling windows, and spacious balconies in each suite that amplify the panoramic views of the city and lake. Residents will have access to two levels of amenity space on the seventh and eighth floors. The Urban Retreat features a private lounge complete with a wet bar, event kitchen and dining room; billiards lounge; golf simulator; and an outdoor terrace. Upstairs, the Fitness Retreat features a weight and cardio training room, double-height yoga studio, outdoor pool and hot tub, plus a sun lounge equipped with a juice bar. “The Entertainment District has transformed into an exciting place, where people can live where their life is. The Bond is surrounded by restaurants, theatres and lounges, and is close to many offices, shopping, and transit options,” says Brown. “With a landmark location and desirable amenities, this new collection of suites won’t be available for long.”

Why is smart money getting into apartment ownership? AND SHOULD YOU JOIN THEM? By Ben Myers
I
headed down to Boston recently to take my second real estate course at MIT. One of the key themes centred on how large pension funds and institutional capital is allocated by their money managers and key executives. I’d be lying if I told you I understood everything about the betas, alphas, correlation coefficients, and derivatives swaps discussed in class, but it did provide me with a better understanding of how these large organizations evaluate risk when determining how to allocate their investment dollars. Why this subject is topical is because of the renewed interest among institutional capital, opportunity funds and REITs in investing in the development of large rental apartment buildings in Canada. With the exception of a few projects, the number of large-scale rental apartment towers developed in this country over the past decade is nearly non-existent. Most of the new rental supply has come in the form of private landlords who rent out their condos. The returns these individual investors have seen in the past 15 years has caught the eye of insurance companies, hedge funds, mutual funds and high net-worth individuals, who are buying up huge sites in Toronto to build their own buildings. The MIT professors are the smartest real estate academics in North America. The guy wrote the textbook! He consults the largest public investment trusts in the U.S. and it puts me at ease knowing that folks like him are green-lighting more apartments in select U.S. cities and in downtown Toronto. The same folks have been trying to sell you on condominium apartment oversupply for a decade, too many units, too many investors, not enough renters, and in 2015 they have been wrong again, despite the record high unit completions. In fact, June data from the Toronto Real Estate Board 42 NEW CONDO GUIDE AUGUST 1 - 29, 2015
shows that the average price of a condo apartment is up six per cent annually! Some individual investors might be nervous about competing against these huge, professionally managed rental buildings with their one condo unit. I don’t blame them. The strategy is to go boutique, smaller projects in neighbourhoods, instead of mega towers on the subway. Give your prospective tenant a different experience than what a large tower on a main thoroughfare might offer. You can keep listening to that anonymous blogger, or some analyst from Europe about the future conditions of the Canadian housing market, or you can follow in the footsteps of the billion dollar investment capital!

LIGHTHOUSE TOWER ARRIVING THIS FALL A residential beacon at Daniels Waterfront – City of the Arts
R
ecently, The Daniels Corporation held the exciting unveiling of Daniels Waterfront – City of the Arts, a master-planned, mixed-use community that will become the gateway to Toronto’s East Bayfront. The community is bordered by Lake Shore Blvd., Richardson St., Queens Quay East, and Lower Jarvis, right next to Lake Ontario, Canada’s Sugar Beach, the Water’s Edge Promenade, Sherbourne Common, and the 44 NEW CONDO GUIDE AUGUST 1 - 29, 2015
St. Lawrence Market. It is steps to dedicated bike lanes, TTC, Union Station, Billy Bishop Airport, the Gardiner Expressway and the DVP, and only minutes from the Entertainment, Financial, and Distillery Districts. Daniels’ commitment to take the revitalization of the East Bayfront to the next level has already captured the interest of artistic and cultural organizations, and businesses that will be calling Daniels Waterfront – City of the Arts “home.” This live-work-play-learn-create community will combine office, retail, cultural and residential components, as well as The Yard – a charming pedestrian lane way linking Jarvis and Richardson streets, with retail venues, cafés and eateries, and Sugar Beach North, a prominent, tree-lined public amenity for outdoor gatherings, music, dance and celebration. Lighthouse Tower, the first condominium residence, will go on sale this fall with suites priced from just $279,900.
Located on the southeast corner of Lower Jarvis St. and Lake Shore Blvd., the 45-storey Lighthouse Tower was designed by one of Toronto’s most renowned architecture firms, Giannone Petricone Associates Inc., to take advantage of breathtaking lake and city views. Daniels also enlisted award-winning Cecconi Simone Inc., to bring the condominium interiors to life, where a fusion of industrial elements and spaces meets New York-inspired loft designs. The Lighthouse Tower combines a stylish welcome with smart suite layouts, contemporary appointments, and an unprecedented array of unique amenities. Enhancing the “City of the Arts” component of this incredible neighbourhood is an exclusive Interconnectivity package, giving special access to arts organizations within the community, plus some of the city’s most prominent cultural organizations such as Artscape, TIFF and NXNE. Similar to Daniels’ past successes at Festival and Cinema Towers, this value-added benefit at Lighthouse Tower is sure to be popular. Suites will range from studio to two-bedroom layouts, topping off with distinguished penthouses featuring expansive views of Lake Ontario and the city skyline. Registrations are pouring in from people who recognize the anticipated lifestyle potential in this community, surrounded by creativity, inspired by culture, and driven by innovation. To ensure the very best chance to purchase a suite in this incredible location, registrants can join the Lighthouse Tower Inner Circle, a Daniels program offering members the opportunity to be among the first to choose their suites, floors and views, before the general public. A one-time $500 registration fee is applied to the purchase of any Lighthouse Tower suite. This fee is fully refundable at any time should the member decide not to purchase. It’s a win-win.
The Daniels Corporation (danielshomes.ca) is one of Canada’s pre-eminent builders/developers, building more than 25,000 new homes across the Greater Toronto Area over 33 years. Committed to community, Daniels offers innovative programs that help people achieve home ownership, champions neighbourhood initiatives that enhance residents’ quality of life, and supports numerous charities and non-profit organizations.

Condo rental demand hits new high in the GTA: Prices up, unit sizes down By Lydia McNutt
C
ondo rental prices are up and unit sizes are down, but despite this shift, condos remain a hot commodity in the GTA’s rental market, with leases spiking 22 per cent year-over-year to 8,200 units, according to the second-quarter rental market survey results released by Urbanation recently. The rate of growth has doubled that of the previous few quarters. Demand has outpaced supply, with condo rental listings up 14 per cent, putting the leases-to-listings ratio at 79 per cent, up from 74 per cent a year earlier. The average condo rental listing took 24 days to be scooped up. Echoing the upward trend were condo rental prices which rose for the first time in almost two years, up 1.7 per cent to $1,817. The rate of price growth accelerated to 4.6 per cent after averaging less than one per cent since the start of 2014, boosting rents to a new high of $2.48 per sq. ft. “Rental demand in Toronto continues to defy expectations,” says Shaun Hildebrand, Urbanation’s senior vice-president. “Absorptions have grown in tandem with record levels of condo supply and rents
46 NEW CONDO GUIDE AUGUST 1 - 29, 2015
have proven remarkably resilient. It’s actually surprising there hasn’t been more action on the purpose-built rental development front.” Activity in the second quarter was impacted by an increased share of leases in the core, boosted by a large volume of rental absorptions in newly registered projects. The 1,807 units leased within new projects represented a 28-per-cent rental turnover, averaging $2.62 per sq. ft. at a 90-per-cent leases-to-listings ratio. What’s down, however, is the size of the average condo rental now at an all-time low of 734 sq. ft. Meanwhile, in examining the GTA’s purpose-built rental market, Urbanation found average rents of $2.34 per sq. ft. – lower than the condo rental market – with higher average unit sizes of 822 sq. ft.

Q&A
The King of King West moves in to Yonge & Eg By Lydia McNutt
T
wenty years ago, nobody wanted to live in King West. Today it’s the hottest ticket in town. YP NextHome chats with Peter Freed, the man behind Freed Developments who’s also gained notoriety as “the King of King West,” about his development and transformation of the neighbourhood, and what the future holds for Toronto’s next hot spot – Yonge and Eglinton.
the liveliness of Queen Street. Armed with an instinct that told me the area had great potential, we acquired our first property in 2002. Originally intending to test the waters with just one project, what we were doing felt great. We could see the potential ahead, and so we decided to proceed with another site; but at the time, even I couldn’t have expected the dramatic transformation that King West would undergo. Over the last decade and a bit, we’ve finished close to $1 billion in development, including 12 projects and approximately 3,000 new condominium units. At street level, we’ve built 150,000 sq. ft. of commercial and retail space, which has been an integral component to changing the face of the neighbourhood, with the introduction of the Thompson Diner, the rooftop pool bar at the Hotel, Wilbur, The Keg and Brioche Doree, to name a few. YPNH: With the stunning success of King West’s transformation largely to your credit, what’s your vision for the future of Yonge and Eglinton?
YP NextHome: Tell us about Freed’s investment in – and transformation of – Toronto’s King West, which is today considered one of the most desired neighbourhoods to live, work and play? Peter Freed: I used to visit the King West neighbourhood a lot in the ’90s. It was down and out, but I had always appreciated the older buildings and the proximity of the neighbourhood to the lake, the city’s financial core, and 48 NEW CONDO GUIDE AUGUST 1 - 29, 2015
PF: Unlike King West, Yonge and Eglinton is already an established neighbourhood and it will only continue to evolve into a more intense and vibrant cross-section community. Within the next 12 to 15 years, the neighbourhood will probably see about 30,000 people move in, and along with that, the calibre of retail and commercial offerings will grow and improve. The area is going to become a main transit hub in our city with the Yonge subway line and the completion of the Eglinton Crosstown LRT. Ultimately, this neighbourhood will have a much different feel than King West, but it will be a thriving live-work-play destination that caters to an increasingly fast-paced lifestyle, with the conveniences of downtown, that people will be eager to live in. YPNH: How has the Yonge and Eglinton neighbourhood/lifestyle (or should I say, your vision for it) influenced your project at 150 Redpath? PF: We took a strategic approach to the design of 150 Redpath and really paid attention to the
“There is always something new to learn, a new direction to go in. There is an enormous amount of opportunity and potential, and having the courage to chase a vision can go a long way.” neighbourhood, the lifestyle of the people who live there, and how condo buyers actually live their lives. We designed 150 Redpath to exemplify the ‘always on’ lifestyle of this vibrant neighbourhood that’s bustling 24 hours a day, seven days a week with people living, working and entertaining in the area. The 24-hour diner is a symbol of the ‘always on’ lifestyle that will emerge. We want 150 Redpath to be a central hub of activity, and the design of the diner will be a really fun part of that.
150 Redpath, by Freed Developments
YPNH: How long have you been a developer, and what is the one thing you’ve learned from your experience? PF: I have been in the development industry for nearly 25 years. I started as a labourer, worked on construction sites, then learned the development side, so it has really been a groundup experience. I’ve learned a lot of things in my career, however above all, I have learned that this business is constantly changing. There is always something new to learn, a new direction to go in. There is an enormous amount of opportunity and potential, and having the courage to chase a vision can go a long way. YPNH: What does the future hold for Freed Developments? PF: Right now we are currently planning for a number of creative mixed-use projects along strategic avenues in the downtown core. I can’t say much more than that right now, but it’s very exciting and there’s definitely lots to come. AUGUST 1 - 29, 2015 NEW CONDO GUIDE 49
MORTGAGE ADVICE
What will Bank of Canada’s interest rate cut mean for the economy, housing and you? By Alyssa Richard
O
n July 15, the Bank of Canada (BoC) announced it would cut the target for the overnight lending rate from 0.75 per cent to 0.50 per cent. This was just the second such rate cut since 2010, with the BoC most recently cutting rates from one per cent to 0.75 per cent margin in January. January’s rate cut came as a surprise, but this latest move had been anticipated in the weeks leading up to the announcement. Lower oil prices have led the Canadian economy into a slump, prompting debates over whether we are in a recession. That argument has mostly come down to the definition of the word – a recession is technically defined as two consecutive quarters of negative GDP growth. The BoC was careful not to use the “R” word in its announcement, but acknowledged the economy is under-performing and an interest rate cut was necessary to “help return the economy to full capacity and inflation sustainably to target.” The rate cut has mixed effects, however. BoC Governor Stephen Poloz recently compared January’s rate cut to “life-saving surgery,” noting that the positive benefits outweighed any side effects such as increased levels of consumer debt. Since mortgage rates are closely tied to the BoC’s overnight rate, the housing market will also be affected. In Toronto and Vancouver where prices have been skyrocketing, a rate cut may only make the situation worse, putting ownership further out of reach for first-time homebuyers. Prior to the announcement, it was unclear what a rate cut would mean for an already overstimulated housing market. But in the hours following the announcement, it became clear that homebuyers were eager to take advantage of lower mortgage rates. Traffic to ratehub.ca surged 300 per cent as Canadians searched for better mortgage deals in the hours following the announcement. Mortgage brokerage Butler Mortgage lowered its five-year variable mortgage rate by 0.10 per cent almost immediately, to 1.88 from 1.99 per cent. The drop translates to $1,320 savings in mortgage payments over a five-year term. TD was the first of the major banks to lower their prime rate, cutting it by 0.10 per cent. Within a day, many banks had lowered their prime rate by to 2.70 per cent. Some remain unconvinced the cut will do enough for the average Canadian to save any money, or to stimulate the economy. Others worry the impact on the Toronto and Vancouver housing markets would increase disparity between those hot markets and the rest of the country, where real estate has been relatively stable. So what does BoC’s latest announcement mean for you? If you have a variable rate mortgage, you can expect to save a few dollars a month when your interest rate drops. Interest rates on other variable-rate loans (such as lines of credit) are also likely to drop, freeing up some cash. If you’re shopping
50 NEW CONDO GUIDE AUGUST 1 - 29, 2015
for a house, your overall affordability will likely increase due to lower mortgage rates, but you may find that higher house prices quickly negate any advantage you might have had. We’ll have the summer to find out what effect the cut has on the housing market and the economy as a whole. The next rate announcement is Sept. 9.

Ontario rules top 10 Canadian cities for investing By Wayne Karl
I
f you’re like many Canadians, you may be thinking of investing in real estate. It’s been a top performing asset class for a number of years now, and a proven place to make your money work for you. We’ve put together a list of 10 top Canadian cities for investing in real estate, and one thing is clear – Ontario rules. First, let’s be clear about what type of real estate investment we’re talking about – a technique known as “buy, hold and rent.” This method involves buying a property, holding onto it and renting it out over a period of five to seven years. You benefit in three ways: » Positive cash flow, meaning investors rent it out for an amount that exceeds expenses (mortgage, taxes and other costs) » Tenants pay down your mortgage » The property value, hopefully, appreciates over time There are other investment strategies, including: Fix and flip – popular as a TV show, but rife with risk in real life Buy, reno and hold – similar to buy, hold and rent, but involves renovating the property to command a higher rental rate Pre-construction condos – you buy a condo before it’s built, and either sell your “assignment” before it’s completed, or rent the unit to a tenant Buy, hold and rent, many experts agree, is well suited to firsttime investors. Among of the key things to learn about, as an investor-landlord, are vacancy rates. Canada Mortgage and Housing Corp. (CMHC) summarizes these, along with average rents, in twice-annual rental market reports. 64 NEW CONDO GUIDE AUGUST 1 - 29, 2015
A vacancy rate between two and three per cent is considered a balanced market, so anything below that is ideal. An increasing rate means rental supply is growing, and renters have more units from which to choose. Declining vacancy rates mean supply is tightening and your property may be in higher demand. As an investor, you’re looking to select areas where: » The vacancy rate is low and ideally tightening further » The economic fundamentals are strong » The area is desirable for renters and the building type is suitable for the local tenant profile » Tenants in the area will pay what you have to charge for rent The key things to look for are a solid and a growing local economy, stable employment conditions and minimal new apartment construction. These combine to produce a tight rental environment, which is what you want. You may think only large Canadian markets offer opportunities to buy investment property. But as you can see from the list below, that’s not necessarily the case. You’ll also notice that towns or cities in Ontario dominate the top 10 for Canada. Indeed, the Ontario economy is to pick up steam in the coming quarters, according to The Conference Board of Canada’s Provincial Outlook: Spring 2015. Overall, real gross domestic product (GDP) is forecast to expand by 2.6 per cent in 2015 and 2.3 per cent in 2016. Here are 10 Canadian real estate markets to consider investing in, based on the latest Rental Market Reports from CMHC, for two-bedroom units:

purchasers a boost when buying at the master-planned community of 1,500 homes plus shops and services within five sleek towers just west of Kipling Avenue and Dundas Street West. Purchasers will receive two years of free common expenses plus a two-year Metropass. “Both are very attractive,” says Diraison. “Purchasers can use the enviable amenities at no extra cost, plus get two years of free public transit with the Kipling subway station a five-minute walk away. They could use these savings to buy new furniture to enhance the already hip, urban interiors of their home; it’s really up to them.” Situated near the western edge of the Etobicoke City Centre, The Kip District is Concert’s largest multi-phased residential development in Toronto and is bringing a chic, downtown aesthetic to the vibrant and rapidly evolving neighbourhood. With a transformative community revitalization underway, the area will become a residential, commercial and transportation hub that is pedestrian- and community-oriented with a distinctly downtown vibe. The hyper-connected community is a five-minute walk to Kipling station,
which offers easy access to both the TTC Bloor subway line and GO Transit. Metrolinx’ plans to establish Kipling as the area’s main Mobility Hub will see an expanded inter-regional bus terminal incorporating Mississauga bus transit (MiWay). Ongoing redevelopment of the nearby Six Points Interchange will result in a mixed-use, pedestrian-friendly street network with protected bike lanes, tree-lined public boulevards and patio space. A little closer to home, a 10,000-sq.-ft. parkette, an expansive central square and landscaped pathways with lush greenery will connect all five of The Kip Districts’ towers. As the first building within this master-planned community, The Kip District: One will feature enviable amenities, modern architecture and hip interiors. Built to Leadership in Energy and Environmental Design (LEED) Gold and Tier 2 – City of Toronto Green Standards, the suites aren’t short on style featuring Euro-style stainless steel appliances, quartz and marble countertops, generous mirrored closets and eight-ft. six-in. ceilings throughout principal living areas. Amenities within The Kip District: One include a theatre, pet spa, outdoor terrace with barbecues and a rooftop party room with dining room, wet bar, fireplace, billiards and soaring views of the city. The Kip Club – a planned central amenity building – will include a gym and swimming pool among other amenities. Now available for purchase, The Kip District: One rises 28 storeys and features one-bedroom, one-bedroom-plus-den and two-bedroom suites from approximately 500 to 1,000 sq. ft. MONEY MATTERS
Owning versus renting By Gail Vaz-Oxlade
Location, location Buying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home.
T
he housing market has gone wild with people panting for good investments opportunities. Slow down and consider all the angles before you dive into home ownership.
There’s something about money Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also a ways smaller than the typical down payment on a home. Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s miniscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money earned is tax-free. It’s a wonderful life When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence – assuming you have a decent landlord. Home ownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. 68 NEW CONDO GUIDE AUGUST 1 - 29, 2015
Steady as she goes Your employment prospects should be stable before you consider buying a home. Home ownership requires a number of regular payments – mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors to consider when it comes to the buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an home owner, and overall I like ownership more.

Condo living – family style! By Kara Kuryllowicz
W
hat’s it gong to be? A family-sized condo with child-friendly amenities perched high above Toronto; or, a small, shabby $1-million-plus semi in the urban core; or the traditional suburban detached with the backyard and white picket fence? It’s the dwelling debate facing Toronto families looking to make their next move That was a no-brainer for Jeanhy Shim, president of independent housing research and consulting firm Housing Lab Toronto, who grew up in the suburbs but has been living in downtown condos for close to 20 years – even following the birth of her now six-year-old daughter. Why? Her husband walks to work, they don’t need two cars or that much space, and they have no interest in a “million-dollar fixer-upper” or the stress of a bidding war. “There is a subtle shift in values, behaviours and lifestyles with consumers placing more value on their time than on the big backyard,” says Shim. Indeed, more and more families are now opting for larger downtown condos

and all the conveniences that come with them, than ever before. “When we first moved into the Quay West condos, we were the only ones with a baby – now there are families in 10 per cent of the 350 units here.” According to Pauline Lierman, director of market research at Urbanation, the largest share of the condo market is still investor-driven, particularly in the downtown area. However, more recently, downtown projects like Garrison Point, The Eglinton, and River City 3 are being marketed to family buyers. As of Q1 2015, there were 405 condo sites in development in the GTA with 122 (roughly 30 per cent) of those projects offering three-bedroom or larger units, of which 59 per cent are in the former City of Toronto. Of those 405 condo projects, 325 (80 per cent) had two-bedroom-plus-den units, of which 40 per cent are in the former City of Toronto. “Condos make sense for the younger generation Continued on page 72

“When the amenities pull people out of their suites into the common areas, it encourages interaction and helps build a sense of community,” says Ng. “We were inspired by how vertical living in Hong Kong had been adapted for families with children.” River City 3, where the large twoand three-bedroom units have been the most popular with buyers, is close to good schools, greenspace and parks, and will also have a 600-sq.ft. children’s playroom, because developer Urban Capital has seen more young parents with kids calling its other buildings “home.” “Young families in downtown condos is a more recent phenomenon,” says David Wex, partner, Urban Capital. But with the proliferation of condo living the world over, families are becoming a highrise fixture.
that wants the upscale finishes without the commute, the grass-cutting or the snow-shovelling and is challenged by the profound lack of affordable, singlefamily inventory downtown,” says Jamie Johnston, owner, broker of record, Re/Max Condos Plus, Toronto. Increasingly, developers are offering larger suites with family-specific amenities such as indoor play rooms and outdoor playgrounds, because they’ve seen their properties’ demographics evolve as single condo dwellers find love and start families. “In the 30 years that Menkes has been building and managing condo buildings, we’ve seen the demographics evolve with increased interest in family-friendly amenities,” says Mimi Ng, vice-president of sales and marketing, Residential at Menkes Developments Ltd., which is responsible for both The Eglinton with its two-bedroom units measuring 871 sq. ft., and Harbour Plaza Residences with three-bedroom units at 1,126 sq. ft. and penthouses up to 1,907 sq. ft. The Eglinton’s “old-school” children’s playroom incorporates highly tactile elements to encourage children to play and develop fine motor skills. At the Harbour Plaza Residences, the outdoor terrace spaces will also include a children’s play area.

NEIGHBOURHOOD PROFILE
Walking Willowdale By Sonia Bell
W
illowdale is an affluent community in North York that has gained momentum over the past decade. While the area surrounding Yonge and Finch is largely characterized as “suburban,” it offers a true taste of urban living.
FAST FACTS
The vibe The neighbourhood can be divided as east and west, and the vibe varies depending on what side you’re on. Willowdale East is more urban with an abundance of restaurants, pubs and cafes. It’s also more densely populated than its western counterpart.
Own or rent: 65% own versus 35% rent
Meet the neighbours Willowdale is home to more than 79,000 people, the majority of which fall within the 25 to 54 age bracket with a skew toward 44 to 54. The area has an extremely diverse population, with two-thirds of its residents being first-generation Canadians. The area also attracts families in search of highly regarded schools, such as Cardinal Carter and Earl Haig. In the area The diversity of the area is reflected in the many ethno-cultural restaurants lining Yonge Street. Empress Walk is a mixed-use building and a staple in North York. The first three floors comprise of retail space containing Loblaws, Staples and a Cineplex theatre. The North York Civic Centre features the Douglas Snow Aquatic Centre, the North York Central Library and Mel Lastman square. Dollars and sense Demand for homes is high in Willowdale, which is reflected in the prices here. It’s common to come across custom-built houses listed in the $2-million to $3-million range. Builders or homebuyers will often purchase smaller homes on large lots, and tear them down to create new luxury homes. 76 NEW CONDO GUIDE AUGUST 1 - 29, 2015
Average household income: $89,578 Family structure: 37% families, 32% couples, 31% singles
Commute: 37% commute by car, 10% by public transit, 3% by foot, 1% by bike On tap: Corona (21%), Heineken (18%) and Alexander Keith’s (18%) Source: Environics
Planes, trains and automobiles Willowdale gets a huge nod for its accessibility. Buses run frequently and will connect you to the Yonge-University-Spadina subway line as well as the Bloor-Danforth subway line. Viva and York Region Transit also serve Willowdale. The TTC subway station and GO Transit bus terminal are located on Yonge Street and Finch Avenue. If you’re planning on parking at the station, be prepared to add to your daily commuting costs – parking is $5 a day. The good, the bad and the rest Although everything you need is right at your fingertips, getting where you need to go can be a hassle if you’re traveling by car. While many people take public transit, traffic still accumulates along the main arteries of the neighbourhood, and the ongoing construction in the area contributes to the issue. Visit YPNextHome.ca for more photos and neighbourhood profiles.
FINANCES
Two-thirds of Canadians fear an interest rate hike
W
ith the Bank of Canada’s recent move to lower its benchmark interest rate, higher lending rates and ballooning debt may be the furthest thing from many Canadians’ minds. But as they say, what goes down must come up. Indeed, when rates do rise, the majority of Canadians fear they’ll feel the strain. According to BMO’s Annual Debt Report released recently, almost two-thirds of Canadians carrying debt (64 per cent) would be stressed if interest rates rose two percentage points. One-quarter (25 per cent) would be “very stressed.” Despite the distress, Canadians remain optimistic about the pace at which they can pay off their debt, and almost half plan to increase their debt in the coming year.
Survey says… ⊲ $92,699 The average household debt in Canada ⊲ 46% Canadians who feel some stress about their current debt load, down from the past two years (54 per cent in 2014, and 57 per cent in 2013). ⊲ 5 years The amount of time expected to pay off their debt ⊲ 46% The number of debt-holders who plan to take on more debt this year “The sizeable number of indebted households that would feel very strained by a relatively moderate increase in interest rates is concerning,” notes Sal Guatieri, senior economist, BMO Capital Markets. “This is a worrisome side effect of a prolonged period of low interest rates and needs to be closely monitored, especially if rates continue to fall.” “Interest rates have been hovering around historic lows over the past few years, so many Canadians may have become more comfortable over time with managing their debt,” says Christine Canning, head of Everyday Banking, BMO Bank of Montreal. “That said, rates will inevitably rise to normal levels, so it’s becoming increasingly important that Canadians stress-test their ability to afford the debt they currently have so they can effectively manage their finances in a higher rate environment.” “I would be stressed if interest rates rose by 2 percentage points!”

Canning adds that managing debt is a simple concept but can be much more challenging in practice. Working with a financial planner to help assess your spending patterns and determine priorities, such as paying down debt and saving for other goals, can make the process easier.
78 NEW CONDO GUIDE AUGUST 1 - 29, 2015
4 TIPS TO PAY DOWN DEBT FASTER:
Choose a shorter amortization. The shorter the borrowing period, the less you’ll pay. Do your homework. Research to find the best rates on products such as mortgages and secured lines of credit to ensure you keep costs as low as possible. Build a realistic budget. Developing a detailed budget that incorporates everyday expenses and debt repayment helps provide a clear picture of your financial standing. Building in funds for contingency spending can help you stick to a plan and avoid getting discouraged. Manage credit card debt. Pay down credit cards, beginning with those that carry the highest interest rate, and consider using a low rate card for purchases. For those with multiple cards, try to limit yourself to one credit card that you pay off in full each month.

o we have to keep that? What is that? What do we have two of, and what do we need to buy? These are just some of the questions that will come up. Reality sinks in once you move in together. You have to share a space, and your space ultimately reflects your style. Weather it’s that childhood teddy bear collection, or that ugly thing that resembles a sofa, the issue that arises is how to blend two pasts, and still have a unified, welldecorated, tasteful place to call “home.”
Opposites attract, so pairing your pieces together can work. Mix heavier and lighter pieces together, and combine opaque with transparent. When you start mixing and matching your styles, you will be surprised at how harmonious it can look. AUGUST 1 - 29, 2015 NEW CONDO GUIDE 83
Old is new again: If you have a piece of furniture that you just can’t let go of, changing the look of it is the best way to hold onto it. Consider re-upholstery or painting it to match your new blended décor. Complement your existing furniture with newer pieces that link both styles. You can take one set of dining room chairs, match it with a dining room table from another set, and purchase a new light fixture that will join the two styles. By combining your pieces, you can create some of the most visually interesting and appealing rooms. Merging your styles together will not happen overnight. Eventually the two styles will come together, creating what will hopefully be a balanced and harmonious space. Combining the styles will take thought. It just needs to be executed in the right way. Photo by Brandon Barre
So, what’s the secret to success? You both need to be on board, and working toward a design goal that will make both of you happy at the end of the day. Hopefully you share at least some of the same taste! Opposites attract: Pairing your pieces together can work. Mix heavier and lighter pieces together, and combine opaque with transparent. When you start mixing and matching your styles, you will be surprised at how harmonious it can look. Just make sure that you listen to each other – you need to understand each other’s needs and wants. It’s a good idea to spend a weekend and analyze what you both have to determine where you stand in terms furnishings for your home. Kiddie corner: Children will determine a lot of things, such as what you really need to invest in. Do you really need that 52-inch plasma television, or should you spend on something your hard-earned money else? Make a wish list that is prioritized, starting with what you really need and where your money needs to go first.

CONDO PROFILE
STUNNING VIDA CONDOS BRING EXCLUSIVE LIVING TO BAYVIEW VILLAGE Urban architecture and hospitality design combine at this prestigious address 90 NEW CONDO GUIDE AUGUST 1 - 29, 2015
N
estled in an exclusive location just east of Bayview Avenue and set back from Sheppard Avenue East, the urban and contemporary architecture of Vida will help it to stand out while fitting seamlessly into the surrounding upscale neighbourhood. This luxury, midrise boutique condominium, which is just steps from Bayview Village and the Sheppard subway line, will feature a three-, six- and eight-storey stepped design. “Vida is very unique,” says Mona Bhamani, president of awardwinning Castle Group Developments. “At Castle Group, we envisioned a condominium that would ‘wow’ purchasers and those in the community while setting it apart.” Having worked with architect Harry Christakis of HCA Architecture before on Bellair Gardens, The Palm and Tuscany Gates, Bhamani knew Christakis would bring that vision to life. Christakis, who describes Vida as “a beauty with personality,” also brought his hospitality design expertise to Vida. Christakis’ portfolio includes restaurants, spas and hotels, including the Park Hyatt on Avenue Road in Yorkville. Vida’s stepped design allows for a range of suite sizes and creates a seamless flow between the building and the surrounding outdoor space. Its iridescent glass façade accented by geometric bands of concrete stone resemble the links of a jewel-like bracelet wrapping around the building. Further adding to the distinctive design is the dramatic arched entrance way that creates a strong
sense of arrival and a lush, landscaped central courtyard inspired by a European palazzo. The lobby’s welcoming atmosphere features seating, a fireplace and lounge. Amenities at Vida take fine, urban living with a strong sense of hospitality to the next level. Residents can entertain guests in style in the multi-purpose party room with chef’s kitchen or the sports bar, which overlooks a beautifully landscaped outdoor space with barbecue area. For overnight guests there’s a welcoming master guest suite. Vida owners can get their heart pumping in the fitness centre, equipped with the latest weights and cardio machines. The impeccable suites at Vida offer soaring nine-ft. ceiling heights, expansive windows and layouts, spacious closets and high-quality laminate plank flooring. Designer kitchen features include granite countertops, Europeanstyled cabinetry and full-sized stainless steel appliances. Luxurious bathroom features include deep soaker tub or stand-up shower and custom cultured marble vanity counter. All suites feature balconies or terraces. Suites range in size from 328 to 1,000 sq. ft. and are available in studios, one-bedroom, one-bedroom-plusden, two-bedroom and two-bedroom-plus-den designs. Prices start from $199,990 to over $700,000. Vida is at the centre of a plethora of amenities, including main-floor retail shops and services, parks and scenic walking trails, golf clubs, schools, hospitals and Bayview Village. As one of the city’s most upscale shopping destinations, Bayview Village offers a selection of more than 100 luxury retailers, gourmet grocers, restaurants and cafes. Shops at Don Mills, Fairview Mall and the Yonge Street corridor with endless culture, cuisine and entertainment options are all close by. At Vida, the subway is at your door with Bayview station on the Sheppard subway line a short walk away that gets you downtown in minutes. Access to Hwy. 401 and the Don Valley Pkwy./404 is virtually instant, offering the convenience of getting around the city easily and effortlessly.

East United responds to demand for smaller units in the east end
A
fter a successful VIP launch revealed an overwhelming demand for smaller, more affordable units in the downtown core’s east end, the team behind East United Condos has unveiled three new floor plans for purchasers. The layouts, which were made possible by a strategic redesign that raised the overall unit-count from 279 to 289, are all priced in the $200’s. “We knew the smaller units were going to be popular,” says Sebastian Mizzi, vice-president of SigNature Communities. “Given all the changes happening in Corktown, with this infusion of culture, amenities and commerce, these were the units that best fit the new urban lifestyle.” Even though Mizzi and the rest of the developer group, which includes Berkshire Axis Developments and Andiel Homes, were anticipating demand for this inventory, the depth of that demand blew them away. 94 NEW CONDO GUIDE AUGUST 1 - 29, 2015
“We realized pretty quickly that this size and price point is what the market was asking for. We are a nimble team, so we were able to make some small changes to the overall design in order to better serve market demand,” adds Mizzi. The new layouts measure 435, 450 and 480 sq. ft., and range in price from $239,900 to $290,900. Like all of East United’s units, purchasers will be able to select from thematic design packages based on east-end neighbourhoods: choosing between the earth-toned, rustic finishes of the Distillery District, the sleek, minimalism of the Design District, and the eclectic, playfulness of the St. Lawrence Market. “We wanted to create a bespoke, curated experience that reflects the artisanal nature of each neighbourhood,” says Matt Davis of Design Agency, the firm behind all of East United’s interior spaces. East United is located at 95 Berkeley St., with prices from $199,900. The building rises 21 stories and consists of 289 units, offering one-, two-, three- and four-bedroom layouts ranging from 350 to 1400 sq. ft. The sales centre is located at 95 Berkeley.
