Getting good advice When you tell people you’re shopping for a place to buy, you’ll find almost everyone will want to share their own experience. Some will offer personal advice while others will frighten you with details about a “friend’s” disastrous experience. With so many variables, it can be hard to figure out what’s actually good advice. It’s always best to get advice from the experts, especially when it comes to buying a home. No matter what your Uncle Joe says, when you’re

equipped with the right expert advice for your situation, you can move forward by making confident decisions that are right for you and your family. Much of what you’ll want to know about the road to finding the perfect place is right here in this magazine. If you don’t find what you’re looking for, write to us and we’ll help get you an answer from one of our experts. Let us know how your search goes. We’d love to hear from you.

How can we help?

+ get social

Deciding where to live can be difficult. Do you want that perfect location? Is there a neighbourhood you’re attached to? Do you want to be near certain amenities? And do you have the budget to match your ideal community? Or do you want to max out your space? Are square footage and finishes your priority? Do you focus on your living space? Especially if you’re just getting into the real estate market, you may find that your budget and your ideals don’t match up — or you may find that you can stretch your budget a whole lot further by compromising on location.

So what do you do? Decide on priorities, and keep that in mind while condo shopping. You may find that you have to compromise on your first investment, but as you build up equity, it becomes easier to finance your next move and get more of what you want, with less compromise between budget and desire. With that in mind, enjoy this issue of New Condo Guide. We’ve got everything from pre-construction to move-in ready in this issue. Visit us online at YPNextHome.ca.

Advice | BILD REPORT

Building industry creates jobs and drives economy By Bryan Tuckey

MORE ADVICE ONLINE nexthome.yp.ca/news/advice

THE BUILDING, DEVELOPMENT and professional renovation industry is one of the largest employers in the GTA, creating thousands of jobs every year. Just last year alone, our industry employed 196,603 people in new home construction, renovation and repair, according to estimates prepared for the Canadian Home Builders’ Association based on Statistics Canada and Canada Mortgage and Housing Corp. data. That’s an increase of more than 40,000 jobs since 2014. The number of jobs in the new homes industry is directly influenced by new housing starts, the number of new homes breaking ground. In 2015 there were 44,092 new housing starts across the GTA, up 47 per cent from the previous year. More new homes under construction mean more jobs for GTA residents. Building new communities is a multi-faceted process involving the hard work of hundreds of industry professionals. In fact, every construction crane represents up to 500 jobs. The development process begins long before the shovels break ground, which means there are many different professions involved. Urban planners, lawyers and architects plan and design the development. Marketers, designers and salespeople help bring the project to market. Framers, plumbers and electricians carry out the on-site construction.

Last year in the GTA alone, $11.4 billion in paid wages were earned by industry professionals, which was used to purchase groceries, clothes and cars. This supports growth in other industries and contributes to the economic prosperity of our region. Statistics Canada estimates that the industry contributed more than $30 billion to the GTA economy, resulting in billions of dollars in tax revenue collected by all levels of government. These resources will be put toward repairing existing infrastructure like roads, sewers, schools and hospitals, all things which improve GTA residents’ quality of life. The industry’s economic impact spans beyond the GTA. Earlier this year, Ontario Premier Kathleen Wynne cited housing starts as the biggest driver of GDP growth in our province in 2015. In addition to building new homes, residential renovation is a

key component of the industry’s economic contribution, responsible for half of the jobs in the industry in 2015. The renovation industry contributed nearly $15 billion in renovations to the local economy through home improvements, alterations and modifications. This helps maintain and improve the largest single wealth-builder for many GTA families. A healthy new-home construction, renovation and repair industry is a significant contributor to the GTA economy and is critical to the economic well-being of our region, province and country. It’s essential to all of us. HHHBA Divisional Court win protects new-home buyers Smaller unit types will now pay less — keeping them more affordable By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

ONTARIO’S DIVISIONAL COURT

recently ruled in favour of the Hamilton-Halton Home Builders’ Association (HHHBA) over an appeal made by the Region of Halton which would have charged all multiple and apartment residential units the same fee. Prior to this, the Region disproportionately charged newhome buyers who purchased smaller units the same fee as larger units which places additional unnecessary strain on affordability. HHHBA had originally won at the Ontario Municipal Board (OMB) on the Region’s Development Charges (DC) Bylaw, which Halton contested and brought before Divisional Court. “Everyone sees how quickly the price of all homes is increasing. More and more people entering the new home market will do so by purchasing a smaller unit, and they should not be required to pay more for their unit than is fair, while benefiting buyers of larger, more expensive units,” says Suzanne Mammel, executive officer at the Hamilton-Halton Home Builders’ Association (HHHBA). “We are advocating for the new-home buyer, who is not always aware of how policy changes like this affect housing prices.” The three-judge panel found that HHHBA’s positions on affordability and fairness are important mandates of

the Region. The panel determined that the Region had failed to justify how its fee structure properly and reasonably divided the costs between large and small units (one- and two-bedroom, versus three-plus bedrooms). DCs are incorporated into the price of a new home and new neighbours pay this fee when they purchase their home. HHHBA note that new neighbours should pay their fair share but should not be additionally charged to make up costs appropriately attributed to larger units. HHHBA originally appealed the Region of Halton’s 2012 DC Bylaw on the basis of two issues: the inclusion of a DC on behalf of conservation authorities, and the bundling of unit types as was heard at Divisional Court on June 7. The OMB and Divisional Court had previously found in favor of HHHBA’s position regarding the inclusion of a charge on behalf of the Conservation Authority. This latest ruling ensures that smaller, more affordable unit types are not unfairly “taxed” by the Region.

“As our region continues to grow, all levels of government must ensure that the policies that are in place do not undermine housing affordability for Ontarians,” says Mammel. “We have to work together to make sure these policies work together and must do a better job educating the public so that people in the housing market understand the impact of government policy choices on the price of their new home.” HHHBA looks forward to continued work with the Region of Halton on the upcoming 2017 Development Charges Bylaw and will work to ensure this region remains a desirable and growing location where people can work, live and play. Advice | INVESTOR INSIGHTS

Five things to know about closing costs when investing in a pre-construction condo By Andrew la Fleur

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN IT COMES TO CLOSING costs

on pre-construction condos, there is a lot of misinformation out there. You may have heard horror stories of buyers being hit with closing costs of $40,000 on final closing, and you start to wonder, if this is true, why are 20,000 people buying preconstruction condos every year in the GTA? The reality is that if you are educated and prepared when buying a new condo, closing costs are nothing to be worried about. These horror stories of $40,000 closing costs are from buyers who were given bad professional advice, or worse, no professional advice when they were signing their condo contract. Here are five things every condo investor should know about closing costs for pre-construction condos: 1 | Closing costs are different for every pre-construction condo. There is no set amount of closing costs for every condo. There is no rule of thumb that closing costs should be this much or a certain percentage of the price. It really depends. That being said, usually, if buying a pre-construction condo in Toronto in 2016, you can expect unrecoupable closing costs for most condos to be approximately $8,000 to $15,000 for a studio or one-bedroom condo, and

approximately $12,000 to $18,000 for a two-bedroom or larger condo. Here are the major items that you can always expect to pay for when purchasing a pre-construction condo: » Land Transfer Taxes (Toronto has provincial and municipal land transfer taxes). Approximate cost for units less than $450,000 is one per cent for provincial and one per cent for Toronto land transfer tax. » Development charges (these can include levies, educational levies, section 37 levies). These amounts can vary wildly from project to project and builder to builder. Assuming you have them capped, Toronto averages right now are $5,000 to $7,000 for one bedrooms and $8,000 to $10,000 for two bedrooms. » Legal fees to your lawyer. Depends on who your lawyer is. Fees including everything will usually be somewhere between $1,500 to $2,000 » Utility hook ups. When you purchase a new condo, the utilities have to be connected for the first time.

» Tarion Warranty. Yes, you get a warranty with your new home, but you have to pay for it. Usually around $600 to $1,000 for most investment units. Check out this blog post for more information about Tarion Warranty Enrolment Fees: truecondos.com/tarion-enrolmentfees-2. » Miscellaneous ($500 each or less) fees and charges (these include law society fee, deposit cheque administration fees, mortgage discharge fees, status certificate fees). These usually amount to approximately $1,000 for a typical condo contract. 2 | Development charges should always be capped. Development charges (or development levies) are fees put on the developer of any new home or condo by the local municipality. These should always be capped in your agreement. Let me state that again — JULY 2 - 30, 2016  |  NEW CONDO GUIDE  17

TCG 07-02-16_Master.indd 17 017-018 Advice Andrew la Fleur-5 Things To Know About Closing Costs When Investing In A Pre_MC-SB.indd 2

2016-06-28 3:23 PM 6/28/16 11:04 AM

development charges should always be capped. If the developer you are buying from says they will not put a cap on your development charges, run away! Development charges are supposed to pay for the many things associated with building new residential units like sidewalks, lamp posts, streets, parks, schools, hospitals, etc. The problem with development charges is that they are charged by the city on closing. So you don’t know what the city is going to charge because the building won’t be completed for three to four years after you sign your contract (assuming you are buying preconstruction). It’s really these fees that you need to watch out for in your contract and most importantly, they should always be capped. When you cap your development charges, this means that they cannot exceed the capped amount. If you don’t have a cap, and the city decides to double or triple the development charges between the time you buy your unit and the time the building closes, you could be on the hook for any possible amount. It could be in the tens of thousands of dollars for this one thing alone. 3 | Development charges are rising every year in pre-construction condos. Development charges are a huge source of revenue for municipalities. New development is a golden goose that keeps on giving, and as such, cities across the GTA are constantly pushing the limits on developers and raising these charges. Just recently fees nearly doubled in Toronto, for example. Developers all protested, but at the end of the day, if the market is willing to pay for it, the city will keep increasing them. This underscores the point that you must always have your development charges capped in your agreement, but it also means that just because you have a cap of $5,000 this year, doesn’t mean you will the next time you buy. Five years ago, a cap of $2,000

to $3,000 was normal in most agreements. Today it’s $7,000 to $10,000. On the bright side, these charges are an inflationary pressure on prices which ensures that real estate values will continue to rise across the GTA. Investing in hard assets like real estate is a great hedge against inflation. 4 | Is HST included in the purchase price? It is and it isn’t… Most developer price lists will say “prices include HST.” And if you ask most developer’s sales reps, they will tell you that the prices include HST. But here’s the thing, the prices only include HST if you are moving into the suite yourself or someone in your immediate family is moving in. If you are an investor and you will not be moving in, then you will be required to disclose this fact to your lawyer at final closing and you will no longer qualify for the built-into-theprice HST rebates. In short, investors should expect to pay approximately 7.8 per cent of the purchase price on final closing as HST. This money is sent to the CRA by the developer, and it is up to the purchaser to apply for the HST rebate to get it back. The good news is that if you purchase an investment condo that is less than $350,000, you should get 100 per cent of the HST rebate back (as long as you are renting out your unit) and it only takes about one month to get the money back after applying to the CRA. If your purchase price is between $350,000 and $450,000, you should

get most of your HST money back, but not all of it. If your purchase price is more than $450,000, consult a tax expert for your specific situation. HST is something you need to budget for on final closing, but it’s not really a “cost” because in most cases you get all or nearly all of this money back. For more information on HST and condo investing, I strongly recommend you check out the many other articles, podcasts, and videos we have on this site: truecondos. com/tag/hst-rebates. 5 | You may be asked to pay for other things at time of final closing. Developers may also ask you to pre-pay for certain expenses at final closing. These are not necessarily closing costs, because you have to pay them anyway, but you do need to budget for the possibility that you have to pay them. The biggest example of this would be property taxes. The developer has the right to make you pre-pay up to two years of property taxes up front on final closing. This money is remitted to the municipality, but purchasers need to be aware of this. Again, you should not consider this a closing cost, as it is an ongoing expense of owning any property that you would have to pay now or later no matter what. Menkes Celebrating construction at 365 Church WHEN TEMPERATURES BEGIN to

rise in the city, so do the newest condominium towers. With the harsh winter conditions firmly in the past, Menkes Developments and its professional trades teams are ready to celebrate their hard work and construction at the highly-anticipated 365 Church Condominiums. The award-winning developer is proudly pouring concrete for the tenth floor of 365 Church, located in the city’s east end at the corner of Church and Carlton streets.

“This is a very exciting time — not only for the team at Menkes, but also for our purchasers,” says Mimi Ng, Menkes’ vice president of sales and marketing. “Our savvy purchasers recognized the neighbourhood’s growing appeal and potential early on and have eagerly anticipated construction since we launched.” When complete, 365 Church will be a contemporary, 31-storey glass tower, boasting distinctive and modern balcony designs, created by Wallman Architects.

“This is a very exciting time — not only for the team at Menkes, but also for our purchasers.” With an overwhelmingly successful sales launch, 365 Church is nearly sold out and has limited inventory left. Thoughtfully designed to maximize space and increase its livability, suites at 365 Church offer spacious layouts with separate living and dining areas, walk-in closets and sophisticated finishes, including custom-designed cabinetry, stainless steel Energy Star appliances, and quartz countertops, selected by Studio Munge. Menkes is also preparing to release two townhomes along McGill Street as part of the 365 Church community this fall. The two townhomes will

be 1,160 and 1,420 sq. ft., and will feature two bedrooms. One of the townhomes can be customized into a three-bedroom home, if desired. 365 Church offers an unparalleled opportunity to live in the heart of vibrant downtown Toronto, within close proximity to every convenience the city has to offer. Shopping along Yonge Street and at the Eaton Centre, live entertainment at Yonge-Dundas Square, the former Maple Leaf Gardens reimagined as a mixed-use retail and sports centre featuring Loblaws, as well as a wealth of restaurant options, parks, theatres and

concert halls are just a few nearby neighbourhood favourites. “The neighbourhood is extremely walkable, but for residents who need to travel a little further within the city, streetcar transit is accessible along Carlton, and College Station on the TTC’s Yonge subway line is just steps away,” says Ng. Despite the myriad of neighbourhood amenities, 365 Church features its own compelling mix of resident amenities including a 24-hour concierge, reading lounge, theatre room, fully-equipped gym with cardio and weight areas, yoga room, and a luxurious hotel-style guest suite. 365 Church also features a stunning rooftop terrace with spectacular city and park views. The terrace includes a sun deck, lounge, barbecue facilities and dining areas, as well as a gourmet demonstration kitchen adjacent to a media room and lounge, complete with a walk-out entrance to the landscaped rooftop. “With construction well underway, it’s a strong visual cue to purchasers that they are one step closer to enjoying all 365 Church offers, including a prime location, dynamic neighbourhood, and amazing amenities,” adds Ng. Occupancy of 365 Church is anticipated for May 2017. For your chance to be part of the 365 Church community, visit the Menkes condo centre at 770 Bay St. Open from noon to 6 p.m. on Monday to Thursday, closed Friday, and open on weekends and holidays from noon to 5 p.m. For more information, call 416.591.7700 or visit menkes.com.

Advice | CONDO PRO

Turn your balcony into an urban oasis By Barbara Lawlor

MORE ADVICE ONLINE ypnexthome.ca/news/advice

ARE YOU A GREEN-THUMB living in

or moving into a condominium suite? The great news is, you can still live out your passion for gardening as long as you have a balcony or terrace. The Southern Ontario growing season is upon us, and condo owners are planting containers in full force with everything from flowers to herbs and veggies. Yes, veggies. Imagine stepping out onto your balcony and plucking cherry tomatoes fresh from the vine! Oh, and is there anything better than fresh-picked basil for the perfect pesto sauce, sage to enhance the flavour of turkey dressing, mint to go into a refreshing summer drink, or oregano to take an Italian meal from good to spectacular? And let’s talk aesthetics! Nowadays, nurseries carry a kaleidoscope of pots and containers in styles from traditional to contemporary, made from a variety of materials. And the containers are just the beginning — choose from trellises, flower boxes, decorative fencing, water features and a multitude of other ‘eye candy’ that can transform your personal outdoor space into a glorious extension of your living area. Perhaps you dream of an English garden? Cluster annuals of varying colours in ornate planters and intersperse them with greenery. Maybe you prefer a modern minimalist look? Opt for planter boxes with clean lines and add ornamental grasses with an occasional feature flower. Be sure to ask the professionals at garden centres which plants will do

well in highrise elements. Consider the direction your balcony faces and when it gets sun as well as how windy it is at your height. You will be amazed at how many hardy plants there are that will thrive in the face of partial shade and high winds. A south-facing balcony, for example, may be an excellent spot for growing geraniums and other annuals. If you face north, ferns and decorative grasses can add lovely greenery. Have fun exploring your options. The condo gardening trend has expanded to include rooftop oases with barbecue and dining areas. Some even include full-size trees to create a true backyard effect for residents. Of course, these amenities also feature incredible views of the city and/or lake. Rooftop gardens offer a natural retreat and add to the greenery of Toronto’s urban landscape. They can even help reduce air pollution. Rooftop gardens have a cooling effect on the building during the summer, and they can help to insulate it during the winter months. Green roofs are also beneficial for stormwater runoff. Taking the concept even further, some condominium communities include actual garden spaces where owners can grow flowers, vegetables and fruit in larger plots. You can’t eat more locally than that!

Condo developers continue to add elements that enhance the green aspects of condominiums. It all contributes to reducing the buildings’ carbon footprint, and creating a more convenient and comfortable lifestyle for suite owners. Remember that the food items we grow at home are fresher and healthier, and our efforts help to reduce the natural resources used by having to transport food over long distances. The point is that highrise condominium residents can still feel an intimate connection with nature through gardening. It is wonderful to plant something in soil and watch it grow. I always say that condo amenities are extensions of your living space. Decades ago, who would have thought that someday these would include areas for planting and harvesting? Today’s possibilities are endless. By all means, if you live in a condo or will be moving into one, consider furnishing your balcony or terrace with more than a table and chairs. Join hands with Mother Nature and create your own urban oasis. Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. A member of the Baker team since 1993, Barbara oversees the marketing and sale of condominium developments in the GTA and overseas.

Liberty Development’s Successful master-planned communities lead the charge in the GTA’s thriving real estate market THERE’S MORE THAN JUST A LITTLE EVIDENCE to show the

GTA condo boom is heading north, and as more buyers begin to see the benefits of making their home in the 905, it’s a trajectory that shows no sign of slowing down. Liberty Development is a 30-year veteran in the development industry, and it’s leading the charge on building a thriving condo culture in the York Region.

“We are overwhelmed by the support for our products at this time,” says Marco Filice, senior vice president. “We’ve been focused on creating sustainable, master-planned communities in the York Region since the Places to Grow Act, 2006. People are being drawn to developments that are highly functional and that support the growth of their families and their community.”

The recent record-breaking sales success of Liberty’s Cosmos Condos in downtown Vaughan’s new Metropolitan Centre is a prime example of the interest and excitement building in the 905. After launching early in May, Cosmos sold 780 suites in less than a month. Liberty also boasts the biggest condo community in Vaughan with its Thornhill City Centre – a 25-acre mixed-use project that has seen 11 residential towers, 61 townhomes and a variety of commercial spaces in a little over a decade.

The community’s location was once just a vacant field and strip motel. Today, thanks to the vision of Liberty, and the enthusiasm and confidence of thousands of new residents, Thornhill City Centre is one of the GTA’s great success stories. Liberty’s Legacy Park development is the current and final phase of this master-planned community, and there are only a handful of suites still available. Designed by Liberty Development in conjunction with Kirkor Architects, the elegant, 25-storey Legacy Park

tower at Bathurst and Centre features large, well-designed suites ranging from 563 to 878 sq. ft., with one- and two-bedroom layouts. Residents will enjoy an incredible selection of state-of-the-art amenities, including a modern fitness facility, a sauna and whirlpool, and a party room with sleek loungestyle seating and a modern bar. The community is also surrounded by lush green park space; and exceptional location gives residents access to some of the best that Thornhill has to offer, including the fashionable Promenade Centre and nearby golf courses, modern public transit and community facilities. “Legacy Park is a wonderful community that truly offers something for everyone,” says Shawn Richardson, director of Sales & Marketing. “Whether you’re a first time homebuyer or you’re looking to downsize, this is a great option, and now is a great time to take advantage of this final opportunity to be a part of Thornhill City Centre!” For more information on how you can live at Legacy Park, go to www.legacyparkcondos.com, call 905.731.8302 or email info@legacyparkcondos.com. TORONTO’S HIP AND TRENDSETTING

Queen West has been described as “a neighbourhood like no other” by renowned international publications such as the New York Times and Lonely Planet. Even Vogue dubbed Toronto’s West Queen West one of the coolest neighbourhoods in the world. With its chic boutiques, trendy restaurants and rising acclaim, it’s understandable why this neighbourhood is home to two of Tridel’s most successful condominium projects yet. “We knew that this vibrant location

demanded a signature design,” says Jim Ritchie, Tridel’s senior vice president of sales and marketing. “To deliver a distinct building that would make a lasting architectural impact in this unique area, we had to turn to an exceptional architect who would understand our vision and the culture of the neighbourhood.” Tridel selected the award-winning team at Teeple Architects to design SQ and SQ2, the first two phases of its revitalized Alexandra Park community. Located steps from the bustling intersection of Spadina Avenue and Queen Street West, both towers are

visually striking with a modern and contemporary façade of staggered geometric squares, adding dimension and character to this already hip downtown locale. Hot on the heels of the sales success of SQ and SQ2, this summer Tridel is releasing The Lanes at SQ2, an architecturally sophisticated, exclusive collection of garden suites and townhomes, accessible via a private landscaped laneway. The 11 two-storey garden suite lofts will be located within the podium of the SQ2 tower. Available in twobedroom layouts, the garden suites

range in size from 1,023 sq. ft. to 1,180 sq. ft. and are priced from the $700s. The garden suites will boast a manicured front patio accentuated by green garden spaces and the inside will feature nine- and ten-ft. ceilings, premium plank laminate flooring, and pocket doors. The stylish kitchens will offer a choice of three cabinet finishes, granite or quartz countertops and matching backsplash, and all units will include built-in energy-efficient appliances. The five three-storey townhomes will sit just west of the 14-storey

SQ2 tower. These townhomes are available in 2,053-sq.-ft., threebedroom layouts and begin from $1.49 million, featuring private rear patios and natural gas barbecue connections, front walkways accented by greenery and hedging, and views into the landscaped courtyard. The interiors will be as sleek and effortlessly cool as the building’s exterior. Designed by U31, the townhomes will feature nine- and ten-ft. smooth ceilings, engineered hardwood flooring in the main areas, central vacuuming and ample storage spaces. The kitchens will boast designer-selected cabinetry with extended upper cabinets, granite or quartz countertops with polished double square edges, stainless steel sink, as well as integrated and energyefficient appliances. While the Queen West neighbourhood and nearby Alexandra Park offer plenty of recreational, dining, social and entertainment options, residents of SQ2 will also have access to an outstanding amenity program. They’ll enjoy working out in the state-of-the-art fitness centre complete with yoga and Pilates studios; entertaining guests in the party room with a fireplace lounge, catering kitchen and private dining room; and relaxing in the steam room or the hot tub on the outdoor rooftop terrace. “Residents of The Lanes will truly get the best of both worlds, ground-level living and the perks of a condominium lifestyle,” says Ritchie. “With SQ2’s prime downtown location, rich amenity program and convenient access to transit, residents have everything they want. Planning for millennials at home By Olivia Bowden YOUR SON in his mid-20s is living at home to save on the high rental rates in the city. Or your daughter is so straddled with student debt that even with her job, she needs to live at home while she pays off loans. “It’s a much more common occurrence these days that adult children are at home later or need financial support, including to buy their own home,” says Jason Heath, managing director at Objective Financial Partners Inc. in Toronto. More people need to be better prepared for the costs associated with children living at home for a longer period of time. Forty-two per cent of adults 20 to 29 were living with parents in 2011, up from 27 per cent in 1981. Half of Ontarians in their 20s live at home, according to Statistics Canada’s 2011 National Household Survey. The StatCan survey also found more than half of those living with parents attended school in the previous nine months, and more than two-thirds were employed. New graduates who are able to find good jobs still may not be able to

afford housing in hot markets such as Toronto and Vancouver, says Heath. Understanding this and saving for some financial assistance could be a viable option.

“Start with a basic budget to account for increased costs in food and utilities” “To what extent (parents) actually do help out may be based on ability to save as well as personal choices. Not every parent who can afford to pay for a child’s post-secondary education chooses to do so,” he says. Parents should consider creative methods to aid their adult children financially, such as paid chores, Heath says. Or for someone who owns a corporation, one option could be to add a child as a shareholder and pay them tax-free dividends. “There are no rules of thumb. But from experience, I can say that a safety net may not necessarily be that motivational,” he says.

Toronto real estate agent Mark Savel says he knows what living with parents is like, having spent a portion of his 20s living at home. There are positive aspects, as relationships can be strengthened. “(It) came in handy for them when heavy chores needed to be done. For me, these years brought us closer together,” he says. An agent at Sage Real Estate, Savel says planning in advance for adult children to be at home is key. “Start with a basic budget to account for increased costs in food and utilities. Be realistic about the situation,” he says. “Have a plan in place to not only facilitate them while staying at home, but also to save for the eventual move-out.” Savel bought a pre-construction property in his mid-20s, using a line of credit for the down payment and skipping nights out to save for mortgage payments. “My parents trained me from the time I was receiving an allowance to always save a portion of my pay,” he says. Like Heath, Savel has seen parents …continued on page 41

pursue innovative methods to help their kids enter the market. “I’ve seen some parents purchase commercial properties with rental units above in anticipation of their children taking the upper floor,” Savel says. Parents building a smaller house on their own property, so their married children in their 30s can take the original house, are some of the more far-out methods that investment advisor Sophie Salcito has seen. The Royal Bank’s latest quarterly report on housing affordability found Vancouver to be the least attainable market in the country, with rates set to worsen. For a millennial couple between the ages of 25 and 34, buying a home at market price in the city will result in no discretionary income and $2,745 a year in debt, according to a recent report by credit union Vancity. Even buying a home in Toronto would result in some discretionary income, however minimal — $3,379. As a result, finding new ways to speed up homeownership — such as handing over property pre-retirement – could become more common. “That’s a way to effect a property transfer, they’re doing something earlier rather than later,” says Salcito, an advisor for Vancity. In the effort towards owning substantial property, a client of Salcito’s engaged in a full on property switch — the parents moved into the condo of their thirty-something daughter and son-in-law, and they opted to take the parents’ pricey West Vancouver home. Sixty-one per cent of Vancouver millennials aged 18 to 24 currently lived with parents, and 23 per cent of those aged 25 to 35 were still living at home, according to a May Vancity report. Most millennials surveyed said they had considered leaving Metro Vancouver, but admitted they still planned to be living in the area in five years. Some parents have withdrawn large amounts money to help their kids with a down payment, but that’s not always advisable, says Salcito.

be sure to update parents on the plan, Salcito says. “What we’re seeing here is that there’s going to be a shift of expectations for that demographic,” she says. “It’s pointless to focus your energy on a negative discussion. You need to focus on what’s possible.” JULY 2 - 30, 2016  |  NEW CONDO GUIDE  41

Property Profile | PLAZA

The Met Located in the heart of the Vaughan Metropolitan Centre SUBWAYS PLUS EXCELLENT service have proven to be a winning formula for Plaza, a leading Toronto residential condominium construction and development company. Well known for its condo projects in downtown Toronto’s most soughtafter locations, Plaza ventured into the 905 with the launch of The Met, a new 35-storey condo that marks a partnership with Berkley Developments. Located in the heart of the Vaughan Metropolitan Centre at Highway 7 and Jane Street, it’s another triumph for Plaza, with more than 500 of its 573 units sold in just a few weeks. It’s shaping up to be a busy year for Plaza, with three other condominium buildings under construction in downtown neighbourhoods and several exciting projects coming soon. While Plaza was confident The Met in Vaughan would go over well with the market, Plaza’s Senior Vice-President Scott McLellan admits his company was a little surprised by how quickly buyers snapped up more than 80 per cent of the suites. But it makes sense in this 905 location, he says, when one considers what The Met has in common with other Plaza sites — its proximity to the subway and to a university. With track work complete on the Toronto-York Spadina Subway Extension and stations almost finished, the subway will soon extend from its present terminus at Downsview Station to the Vaughan Metropolitan Centre, which will be served by two stops. With transit literally at their doorstep, The Met residents will be one stop from York University or can be downtown in 40 minutes. 44 YPNEXTHOME.CA

2016-06-28 3:23 PM

“Downtown amenities are important. When people see the subway coming to Vaughan and are looking at the plans for the Vaughan Metropolitan Centre, they believe it’s going to happen. It’s not a pie-inthe-sky thing,” says McLellan. “The subway will create the lifestyle part of the vision.” The Vaughan Metropolitan Centre is the most ambitious project in the city’s history. Set on 179 acres, it will be a transit-oriented downtown core with office and condo towers, shops and restaurants, where people can live, work and play. McLellan says for most buyers of Plaza condo suites, the subway is the top priority. “The subway is number one, the traditional underground Line 1 and Line 2,” says McLellan, who says while buyers consider light rail transit (LRT), they prefer subways. “The second driver in terms of amenities is proximity to universities. Our 50 Wellesley project that’s now under construction is close to Ryerson and the University of Toronto, and The Met is close to York University.” One interesting marketplace trend McLellan notes is a growing demand for two-bedroom suites. “A lot of value engineering is going into designs and the 650- to 700-sq.ft. suites that used to have one bedroom and a den 10 years ago,” he says. “The two-bedroom suites have

become very attractive to every single market segment, including the empty nester, the investor and the firsttime buyer. These suites give people the flexibility to stay for a long time. Many buyers are purchasing for their children who are attending university, and they’ll have the option of renting out the second bedroom. Residences at The Met range from 510-sq.-ft. one-bedroom units to 875-sq.-ft. two-bedroom plus den suites in the tower, with prices ranging from $265,000 to $499,000. The project also includes 62 townhouses, from 1,250 sq. ft. to 1,453 sq. ft., priced from $675,000 to $899,990. All townhouses are three-bedroom units with private rooftop terraces. Next on the company’s project list are more condo developments on or near transit lines in sought-after neighbourhoods including Yorkville, Lawrence Park, Harbourfront, Mount Pleasant Village and the Yonge Street corridor. With every project, Plaza brings a sterling reputation for customer service and a commitment to zero deficiencies. Plaza was a finalist in the highrise category of Tarion’s prestigious 2016 Homeowners’ Choice Awards. The awards recognize home builders who provide consistently high quality of construction, design and customer service. “We really staff up our customer care department and have more

From purchase to construction to move-in, Plaza’s team works closely with buyers to ensure a satisfying experience and to create a suite they can be proud of. “We want to have zero deficiencies and that’s our goal,” says McLellan. “We want to leave our suites hotel-ready.” Currently on the drawing boards for Plaza are another three projects planned to launch late this year or early next year. In keeping with their pattern of building on the TTC, these will be located at Yonge and Finch, Bloor and Jane and at 170 Spadina. LIVING HIGH IN THE SKY, one of the

Drapery

best features of a condominium space is often the spectacular vistas from multiple floor-to-ceiling windows. However, when nighttime comes (or when you don’t want anyone to have a view in from outside), how do you dress your windows while still keeping that sleek, condo-chic appeal? There are actually numerous options for filtering, obscuring or exposing the outside world, working with windows of any size. Here are some tips to finding the style that suits your views.

» Timelessly elegant, condo drapery generally works best when kept simple. If possible, drape full walls to keep the lines seamless (even if there are areas of solid wall that don’t technically need covering), using a simple straight pleat on a straight track or rod. Mount the track at the ceiling, and go for an invisible hospital-style track rather than a decorative rod to let the fabric — or the view — speak for itself. » Clean white sheers are a great option for filtering light (and the view inside) without completely erasing the windows. Many spaces use just sheers, although a more opaque layer can be added over top on a separate track to give you coverage options. Keep in mind that your building will likely have regulations concerning what treatments can face outdoors. A sheer lining layer can help keep your windows “white to the street.” …continued on page 50

» To keep a modern and open look, use a material in a hue that blends into your wall colour. For a more lively accent that feels sleek and contemporary, try colour-blocking. This can be easily achieved by adding a band of contrasting material to the bottom of readymade curtains (if you’re a skilled sewer) or made by a seamstress. Ask a fabric supplier if they have solid-colour offcuts to find this small accent of fabric for a minimal investment.

Shades + Shutters » In-window shades are another popular option for condo windows, as they give a simple architectural look when pulled closed and can virtually disappear when open. Like drapery, these can be layered (with darker shades or lighter drapery) to allow for light-filtering sheers during the day and opaque screens at night. » For an architectural approach with a masculine edge, look to inspirations like the Germain family of hotels: their sleek interior shutters are finished in the same wood that dresses the built-in wardrobes and desks for a very clean and consistent (but rich and warm) look. » Shutters also look beautiful layered under sheer drapery or behind roll-down shades, for a transitional mix of hard and soft, a detail I appreciated at Le Germain Montreal. For an all-in-one option, try a product like Benjamin Moore’s Pirouette shades, which use shutter-like opaque panels bonded to an outer layer of sheer shades. » When choosing shutters, stick to quality wood, metal or durable synthetic options — inexpensive shades can quickly become dented or nicked, showing wear and tear early.

» During my recent stay at the stunning Modern Honolulu, Hawaii, I loved the louvered door treatments on the balcony doors. Echo your shutters on the doors to create the feeling of a tropical getaway even when they’re shut (and even if you’re far from the water).

Glass treatments » For a more temporary solution at a lower investment, or in spaces where a wide open view will never be desirable (such as in washrooms or where facing a neighbouring tower), consider press-on window film. When applied per the manufacturer’s instructions, these “frosting” panels can give a clean and neat look to smaller windows while permanently filtering the view — at least until you choose to peel them off! » For large windows, consider using panels to create a pattern rather than trying to perfectly connect the edges — the seams will likely show. Leaving a band of open window at eye level will give you a peak outside without really allowing a view in. » Similarly, there are now multiple options on the market for glass frosting sprays that create a removable coating rather than permanently etching the surface.

They may take more effort to scrape off in the future but they can fill any-sized area you tape off.

Inventive Options: » In the lobby of the Shangri-La Hotel Vancouver I noted their use of a large folding screen to carve out a more private space without completely obscuring the window behind. Some light can still filter in this way without giving much for prying eyes to look at. Try using a traditionally detailed screen (especially an antique) with modern furnishings for an eclectic mood. » If you don’t need total privacy but just don’t want to feel like you’re living in a fishbowl, a few tall plants will make a lush backdrop to a seating group or low media unit, giving your space an extra sense of life while breaking up the sightline. » In a client’s bathroom, I added a screen on a swing-out arm to cover a small window. You could also use a framed art piece or a mirror. » Don’t be afraid to back furniture against a window! A large bookcase style media unit, with space for the television, books, art and storage boxes will create a focal point for a seating group, and avoid glare and reflections on the TV that might occur if it were placed opposite the window instead.

Raw Shift opens shop for flash architecture installation TORONTO’S DESIGN CROWD

descended on the Riverdale neighbourhood for Raw Shift, a one-night-only flash architecture installation. Host Raw Design, known for their not-to-be-missed annual design stunts, transformed an empty storefront into a thematic exploration of the fluid nature of built spaces and showcased how a building’s use evolves over time. Blanketing a vacant computer shop with a series of modular cardboard installations, the entire space was staged to evolve as the evening progressed. As is the case with all Raw events, the theme was woven throughout each experience with a thoughtfully designed, origamiinspired backdrop that shifted to support the ever-altering aesthetic, sound, lighting, food and mixology. Nothing was static. “We were happy to see the crowd use Raw Shift elements as they pleased, customizing their experience and space as friends and colleagues came and went. We wanted to encourage their input to create larger and then more intimate spaces, reconfigure seating and change ambient lighting,” says Marnie Mosher, Raw Design. Guests weaved in between a towering forest of movable 12-ft. Sonos tubes set out on a fixed grid, while others bravely ascended the stacked Cube Mountain. Meanwhile, a series of illuminated panel sliders were suspended on multiple tracts throughout the space, providing partygoers with endless possibilities for ‘space shifting.’ Each installation was morphed and manipulated into something entirely new, a playful nod to the shifting nature of Toronto’s architecture. “As a firm, we’ve worked on numerous adaptive reuse projects over the years. Courtrooms become office spaces, factories become

studios, and churches become new homes. These conversions serve as a signpost for us. Our lens cannot only focus on the current function of a building but must also anticipate the potential for it to shift its purpose over time. As architects, we must allow for opportunities in the future while addressing the needs of the present,” adds Roland Rom Colthoff, founder of Raw Design. Libations on offer included wine from boutique winery Trail Estate from Prince Edward County, 13th Street Winery from Niagara, beer from premium craft beer brewer Muskoka Brewery and water from eco-conscious brand Flow Water. Five O’Clock Fellowship also revealed its new brand at the event, transforming a wall over the duration of the evening. Guests were wowed by Sublime Catering’s Head Chef Michael Tong, who served up cuisine that shifted

into entirely new culinary experiences highlighting beef, beet and mung bean as elemental ingredients. Meanwhile, Death in Venice Gelato Co. jolted the senses with their pairings of unexpected flavours including mustard, boozy pear and walnut, along with peanut and roasted croissant. Raw Shift, the ninth installment of Raw’s annual and highly-anticipated summertime event, stimulates Toronto’s ongoing dialogue about built form and the urban landscape. The event series also serves as a genesis for the studio’s celebrated public art installation work across the country. Raw’s installation portfolio includes Prismatica as part of Luminothérapie in Montreal and their Nuzzles design for Warming Huts in Winnipeg. Raw is also the co-creator and a key organizer for the annual Winter Stations competition in Toronto.

George Condo living with your own backyard! MOST OFTEN, CONDO BUYERS assume

they will be giving up a backyard to live downtown, but Rockport knows how important outdoor space is to homeowners so they have created The Urban Yard. These expansive balconies range in size up to 30 ft. wide and 10 ft. deep, and come finished with porcelain tile flooring, decorative custom privacy screening and your own gas barbecue. The Urban Yard is designed to expand your living space

dramatically, providing enough room to relax, cook, dine, lounge, play, entertain, grow and garden. No more cramped balconies with just enough space for two chairs! The Urban Yard comes standard with every suite at George — Rockport’s newest condominium residence located at 1331 Queen St. E. in Toronto’s Leslieville neighbourhood. An eight-storey, modern midrise building with just 83 suites and eight

townhomes, the whole project (including the name) is a nod to George Leslie, founder of Leslieville and an avid horticulturist who once operated the city’s largest nursery in the area. His love of nature inspired the large outdoor balconies, beautifully landscaped courtyard, green roofs and the custom leafmotif decorative screens incorporated into the architecture. The seventh floor building amenities are also designed to

The short-term and long-term benefits of upgrades By Melandro Quilatan & Tania Richardson

WHEN IT COMES TIME to make

standard colour, features and finishes selections after purchasing a suite in a new condominium, buyers have the option of selecting upgrades as well. Is it wise to invest in upgrades, and if so, which are the best when it comes to your living comfort and the suite’s resale value down the road? Nowadays, builders’ standard features are better than ever before — finishes that were once considered upgrades have become standard to most suites such as quartz slab kitchen countertops. However, as the level of standard material expectations have been elevated, so have the next level options. Therefore, upgrading is perhaps even more tempting. It has become a bit of a cliché, but today’s standards are the upgrades of yesterday. When buying pre-construction, however, choosing some upgrades may be a great decision on your part. Selecting an item that is of an even higher quality relates to better performance from that product. Longevity is an important characteristic of many upgrades. They may simply last longer, so having to replace them is not an issue for many years to come. They may also be more durable, which is significant if you have pets and/or children. As an example, upgraded flooring may have some protection against sun damage, offgassing and daily use. Become informed about product selection as well. Flooring, which is so important to everyday life, deserves special consideration. Hardwood is an excellent choice, but some people still cling to the outdated belief that they would have to sand and refinish

these floors in the future. Unless the hardwood floors are site stained, there is no need to refinish them in the future. Developers and designers prefer pre-finished hardwood flooring for their inherent shop-finished protection, ease of installation and incredible resiliency. When it comes to desirability and resale value, hardwood is a definite plus, especially with people who suffer from allergies. They are also easy to clean. Heated floors are also great to invest in. So are automated shades and window treatments, especially with the massive expanses of glass in today’s architectural designs. It would be cumbersome to manually open and close draperies on large spans of wall-to-wall, floor-to-ceiling windows, so accomplishing that with the push of a button is great. Speaking of automated systems, you may be able to upgrade your unit to tie in lighting, surround sound and security so that you can literally control your suite from a keypad or from your mobile. What a convenience! On the practical side, closet organization is a hugely popular upgrade today, especially with condominium suites being compact for affordability. Having a place for everything so each belonging can be in its place is a tremendous peace of mind. Today’s upgrades are also fashion forward and right in style. When it comes to return-on-investment, the focus should be on kitchens and bathrooms. Fully-integrated kitchen appliances reduce visual clutter and aesthetically expand the space. As suite designs tend to feature openconcept living areas that incorporate the kitchen, today’s appliances resemble furniture. Although stainless steel still remains a favorite finish, panel ready fridges and dishwashers provide the ‘clean-line’ aesthetic. Leading manufacturers tend to push the creative edge by breathing new life into coloured appliances — finished in unique ways. For example, Miele’s back-painted glass front faces.

Any upgrade you incorporate now adds value when it comes time to sell. Resale consideration is important, but if you are going to live in your suite for years, remember to choose features, finishes and upgrades for your own enjoyment. Choosing upgrades at your colour selection appointment before the condo is built saves you money, mess and stress from having large elements upgraded in the future. At your colour selection appointment, ask your decor consultant for advice. These professionals are familiar with the choices, and they are experts at knowing which finishes will look

amazing when combined. Certain levels of customization are necessary if your goal is to create something unique to you. Generally speaking, if you are debating whether or not to spend more on upgrades, remember that usually you get what you pay for! Advice | STAT CHAT

Facts trump opinion: Demand is far exceeding supply in the Toronto new condo market

By Ben Myers

MORE ADVICE ONLINE ypnexthome.ca/news/advice

PEOPLE DON’T REALLY WANT to live in condominium apartments, do they? A nation-wide survey by Mortgage Professionals Canada indicated that 80 per cent of respondents preferred a low-rise house (single-detached, semi or townhouse), while just 18 per cent wanted a condominium apartment. The reality in the Greater Toronto Area is that there are only so many low-rise houses to go around, and pricing has gone through the roof. If you don’t want a ghastly commute, a downtown condominium has been the choice for many cash-strapped Torontonians. Interestingly, countless condo dwellers who were once very skeptical about highrise living, have converted to loving the walkable convenience of downtown, and the maintenance free lifestyle that a condominium provides. Through the first five months of 2016, owners have taken possession of 7,613 new condominiums in the Toronto Census Metropolitan Area (CMA), while 7,126 units have been completed (per CMHC). Demand is exceeding supply. In fact the level of completed and unsold new condominiums has declined 48 per cent annually as of the end of May! The housing bears that were calling for the demise of the Toronto condo market a year ago have been strangely silent lately. There still may be some trepidation about buying pre-construction, but keep these stats in mind. A total of

4,236 new units have been launched in the GTA so far this year, and there have been 6,499 new condo sales. Demand has far exceeded supply, and the number of unsold units in the market continues to decline. New condo pricing remains on a steady and stable pace, rising 2.8 per cent annually in April per Altus Data Solutions. With the supply of new lowrise housing hitting a 20-year low recently, buyers looking for a new home are turning to condos. You can still strive for that single-detached home, but it might be a wise decision to build some equity buy starting out in a small condo and working your way up the property ladder. Quit listening to the naysayers, a condominium is a fantastic place to live and will check off almost all the boxes. Is that backyard really worth

it? It just might cost you an extra $250,000 to $500,000 in Toronto. How about a two-car garage and 1,000 more sq. ft. – that might cost you an extra million! I would guess that most of you don’t have that type of cash collecting dust in your savings account. Condos are here to stay, even if they aren’t everyone’s first choice. Do your research, find your price range and your preferred location, and start hitting those sales offices, you might just find the home of your dreams. Happy condo hunting. THEY’RE CALLING it “inspired,

iconic and individual,” because it is. Soon, Samm Developments will launch sales at The Kennedys in the much-anticipated master-planned community coming to Kennedy Road and Highway 401 in Toronto. Its design is “inspired” by its name, which brings to mind a sense of good breeding. Designed by Page + Steele/ IBI Group Architects, The Kennedys will inject a contemporary vigor into the skyline of the area, which is undergoing a rebirth. The exteriors of the two differently coloured towers will feature curved lines and continuous balconies, creating an “iconic” landmark. The Europeanstyle, open-air, central landscaped courtyard with seating and a water feature will add something new and “individual” to this significant Toronto intersection. A condominium like no other, The Kennedys will rise from a four-storey podium, uniquely designed with random squares cantilevering over the street edge – a contemporary take on a brownstone building. Atop the podium, an inviting amenity area will open onto a landscaped deck facing south with panoramic city views. The condominium’s impressive design team includes Tomas Pearce Interior Design Consulting Inc. Among the chic four-star hotel-style amenities they have designed is the lobby, which will serve both towers and will house the concierge desk and comfortable lounges. Some of the podium suites will span two storeys. Under their roof, residents will also have an indoor pool area with full accessibility and a hot tub, and a wellness centre with workout and aerobics equipment. For entertaining on a grand scale, there will be a

kitchen with a chef’s table and dining room. When weather permits, suite owners can indulge in al fresco dining and barbecuing in the outdoor lounge areas. Sometimes distinguished between eastern and western regions, the vibe varies depending on where you are within the neighbourhood. The area surrounding Yonge Street is more urban, with many restaurants, pubs and cafes. It’s also much more populated than the more residential side streets.

Advice | LEGALLY SPEAKING

Deciphering legal language Deeds, transfers, mortgages, charges, discharges and undertakings By Jayson Schwarz

FOR THE AVERAGE homebuyer,

there are some legal terms that require translation. The Government of Ontario keeps records of every piece of property in the province. These records are called the “title documents.” The document on file that says who owns the property is called the “transfer,” or “deed.” All of these documents are filed with the government — a process that is called “registering” the document. When a bank lends money and gets a record of this loan on title, the document is called the “mortgage” or the “charge.” When the charge is paid off, a new document is filed with the government office and it is called a “discharge.” If only part of the charge is paid off, a document called a “partial discharge” can be filed. There are many other documents, but these are a good starting point. Usually when a developer/builder starts a new project, he/she will go to a bank or other financial institution and just like you, arrange for a mortgage or charge. The difference, however, is that this can be a huge charge. As an example, the builder/ developer may have a $50- or $60-million “blanket” charge applied to enable him/her to create and build the project. The next thing that happens is that the house or condo is built and sold, and it is time for closing. In the Agreement of Purchase and Sale will be a clause that will relate to the discharge of that part of the

directly to the chargee. The clauses I will not accept stop with the purchaser being forced to accept the builder’s or the builder’s lawyer’s undertaking to register a partial discharge, without the other information. Now, I do not believe the builder or the builder’s lawyers who do not include this information would give the promise without meaning it, but what about things out of their control? For example, if:

MORE ADVICE ONLINE ypnexthome.ca/news/advice

blanket charge which affects the property you are buying. The builders’ lawyers (the good ones, in any case) add the clause that the purchaser will accept the promise (undertaking) of the builder’s lawyer to register the partial discharge in a reasonable period of time, but will give on closing two important things: a) a letter (“discharge statement”) from the bank or other financial institution (“mortgagee” or “chargee”) setting out how much money has to be paid to the chargee to obtain the partial discharge; and b) a direction from the builder to the purchaser, telling the purchaser to pay the amount of money needed to obtain the partial discharge

» the builder goes bankrupt » the builder has a dispute with the bank » some other party seizes the money from the builder » the builder has an internal shareholders dispute and assets are frozen » the lawyer goes to Argentina with the money » the builder goes to Tahiti with the money » If we had followed a) and b), none of that would matter. My complaint is that it does not cost the builder anything to give this peace of mind and security to the purchaser. It is just usually the fault of a lawyer trying to prove how good he or she can be. Watch for these tricky clauses and consult a lawyer, because only a lawyer can provide legal advice and care enough to catch these kinds of things.

St. Lawrence Condominiums Live in the perfect neighbourhood Location LIVING EAST OF YONGE STREET has long been a

secret of clued-in Torontonians, but a new luxury condominium in the St. Lawrence neighbourhood is starting to draw serious attention. The St. Lawrence Condominiums at 158 Front St. E. will be launching sales in July with a sales centre adjacent to the building site, and while its units will include state-of-the-art features, finishes and appliances, the real selling point is the neighbourhood. The St. Lawrence is a joint venture between Cityzen Development Group and Fernbrook Homes, two builders with a shared vision who often collaborate together. The building has been designed by one of the most distinguished architects in the city’s history, Peter Clewes of architectsAlliance. Beautiful inside and out, The St. Lawrence offers an inimitable lifestyle thanks to the location’s centrality. In fact, Front Street has one of Toronto’s lowest vacancy rates for this very reason. The St. Lawrence is nestled between a few subway stations and it is within walking distance to the Financial District, forgoing the necessity of car ownership. Additionally, the Entertainment, Theatre and Distillery districts are within walking distance, as is St. Lawrence Market, Eaton Centre, Ryerson University and George Brown College, not to mention numerous neighbourhood restaurants and pubs. The waterfront, with access to Sugar and Cherry beaches, is also minutes away. Escaping to New York City for the weekend is no tall order, as Billy Bishop Airport is a short jaunt away; and while Paris is a little further, travellers can catch the Union Pearson Express to Pearson International Airport from Union Station, which is also a stone’s throw from The St. Lawrence. With a Walk Score of 98 per cent and a Transit Score of 100 per cent, Sam Crignano, president of Cityzen Development Group, says The St. Lawrence is designed for the discerning urbanite. “The walkability aspect of this neighbourhood is key,” he said. “Today, people are paying more attention to the neighbourhood they live in, whereas in the past the focus had been on specific buildings. I always tell people, ‘It’s the same as a single-family home: First you shop for the neighbourhood, then you shop for the building.’” Crignano has long been an advocate of the

thestlawrence.ca neighbourhood, and with a home on The Esplanade, he practices what he preaches. Not only does he ritually visit the St. Lawrence Market on Saturdays, he’s a regular at Balzac’s Market Street. As an avid cyclist, Crignano only uses his car on weekends to travel to rural areas for long 100-km-plus bike rides. Closer to home, he and his family use the TTC, taxis, Uber and commuter bicycles. Few neighbourhoods are as well defined by the live-work-play trifecta than St. Lawrence. The neighbourhood offers many activities, whether it’s walking or cycling, or boating on Lake Ontario before dining at Terroni on Adelaide Street East. It is steeped in history, too. “This is where Toronto began,” said Crignano, “so what you have is rich heritage that you don’t have in most other neighbourhoods.” While Crignano almost laments the growing popularity of living east of Yonge Street, he says the neighbourhood — already replete with countless activities — will benefit from improved amenities. “I think we were one of first companies to arrive in the neighbourhood with London On The Esplanade,” said Crignano. “For a long time developers didn’t venture east of Yonge; it was a sleeper and it remained this well-kept secret, but now every major developer in the city has purchased or tried to purchase in Toronto East, but there’s very little land left. “People talk about sites on subway lines — and yeah, we have that — but you don’t need to go anywhere, because you’ve already arrived. And in the coming years, it will only get better.” For more information, visit thestlawrence.ca or call 647.351.0158. JULY 2 - 30, 2016  |  NEW CONDO GUIDE  75

Will female-only courses fill the gap in the trades? By Sonia Bell

THE SKILLED TRADES INDUSTRY are

facing a major challenge: Aging baby boomers, who currently dominate the skilled trades workforce, are retiring and leaving the industry at a rate that is outpacing those entering it, resulting in “an imminent shortage of workers that will put profound stress on the system over the next two decades,” according to a report by Dawson Strategic. In an effort to encourage women to join the trades and help fill this gap, secondary schools and colleges across Canada have started offering female-only courses to expose women to the trades, where they can learn, develop an interest, and excel in the area. John Meinen, president of the Ontario Home Builder’s Association (OHBA), told New Condo Guide, “We are [going to be] so short of skilled trades in the next ten years because of the baby boomers that are retiring in the industry, and we don’t have the people to fill those spots. Now is the perfect time to drop the attitude that it’s a male-dominated industry, and start encouraging women, who are just as capable of doing the job, to consider a career in the skilled trades, which will increase our chances 100 per cent of getting more skilled people… Now we’re not just focusing on the male end of society, we’re focusing on everyone.” The skilled trades industry has long been a male-dominated workforce, and these new opportunities arising in the curriculum may not only encourage women to at least try their hand at the skilled trades but will alter the very perception of the skilled trades being a male-only profession — or a ‘boys club,’ if you will.

…continued from page 76

Secondary schools and colleges across Canada have started offering female-only courses to expose women to the trades, where they can learn, develop an interest, and excel in the area. Danny Paolino, a technology teacher at Emily Carr Secondary School, has spearheaded their female-only construction technology course. “This semester, which is our first [semester] running the course, we have a full class of 22 girls. Twenty-two is the cap for the construction class.” Translation: The female-only classes have been a huge success, and according to Paolino, much greater than the folks at Emily Carr anticipated. “The girls who enroll in this course want to be there and have a true interest in learning… They are finishing to the highest level of quality with precision and attention to detail,” says Paolino. At first, I had ambivalent thoughts toward these courses. On the one hand, I thought it was great that these courses were encouraging young women to broaden their horizons when considering their potential career opportunities. And why shouldn’t they consider the trades? You can have a very lucrative career if you’re good at it. But, on the other hand, I wondered if these classes were potentially misleading; why put them in an environment that doesn’t mirror the real workplace? Let’s face it: Women in the trades will have to work with men, just like any other

industry. We may be giving them the skills required, but are we actually preparing them for a career in the trades? I asked this pointed question to both Paolino and Meinen, and their responses quickly put these concerns at bay. “It’s more about giving them the opportunity to take this course if it interests them. The classroom setting in itself is pretty intimidating because of all the equipment. Once they are comfortable with the environment, there is that opportunity to take the course with boys,” says Paolino. “When the school had only offered co-ed classes, each class only attracted one or two female students,” explained Paolino, “When the course started and these girls noticed that they were outnumbered by the boys, many of them felt intimidated and they wanted to drop out of the course. Creating an environment where the girls felt comfortable was very important… I think the positive outweighs the negative in this scenario…” says Paolino. And after giving it some careful consideration, I agree. I think back to when I was a high school student — a teenager, selfconscious, and hyper-aware of the

attitudes my peers had toward me. Would I have taken a trades course full of boys, where I would likely be the only, or at best, one of two females in the course? Maybe. But if I did enroll, would I have excelled to my full potential, without being a bit insecure and feeling a tad out of place? Probably not. And this is exactly the point. Meinen shared Paolino’s sentiment: “When you [have] a class with 10 men and one woman, oftentimes that one woman gets disengaged because it’s all men. I like the fact that there is 18 women in one class because they all have a common bond. It encourages women to get into skilled trades if they’re all in it together. I think there is a disengagement when you put one or two women in a class of 20 men… they [often end up leaving] to do something else.” Meinen also discussed the importance of shaking off the stigma of women in the industry. “There are [many] jobs in this industry that are very lucrative and should be taken advantage of. And with the amount of people leaving the industry, it’s the perfect time to get involved… I know for a fact that women can do this job just as well as men can. We tried for many years to get women in the skilled trades with the method of [co-ed classes] and I don’t think it was working. I think it’s great what schools like Emily Carr are doing — I condone it wholeheartedly.” Even if the young women in these courses don’t decide to pursue a career in the trades, they’re still learning fundamental skills that will help them when they enter the rental or homeownership market. Paolino notes that, “Eventually they will own a home one day, and they will be confronted with the fact that they will need to work around the house as part of regular maintenance. Something as simple as putting up a picture on the wall can be very frustrating and difficult without some basic skills around using tools.”

CentreCourt Developments celebrates a major construction milestone at Core Condos THIS EAST DOWNTOWN PROJECT has moved at an impressive pace since first hitting the market in January 2014. CentreCourt Developments’ Core Condos nearly sold out in its first weekend, it wrapped up the sales process in under a month, and just over two years later it has now reached an important construction milestone: topping off. In developer terminology, ‘topping off’ is when the concrete is poured on a tower’s highest floor. While it’s always an exciting occasion for everyone involved in the construction and development process, there’s even more to celebrate this time. “There are a lot of buildings going up around the city right now, but if you look at the construction schedule our team has been able to maintain on this project since the beginning, it’s remarkable,” said President of CentreCourt Developments, Shamez Virani. In fact, the structure of Core Condos is complete within a week to the day of when it was forecasted to be a year ago — an impressive accomplishment in an industry in which delays can often be the norm. Brookfield Multiplex’s Senior Project Manager Josh Currie credits their highly skilled team of trades with the quality and efficiency of Core’s construction. “When we have the opportunity to work with true trades professionals, it makes our work quicker and easier every day,” he said. Of course, topping off is also a noteworthy occasion for future residents. It’s a good indication that move-in dates are not too far off. Less than two years since first breaking ground, initial occupancies for Core

Condos will begin before the end of the year. Located at Church and Shuter, Core’s sleek tower designed by Page + Steele / IBI Group Architects and the high-end interiors by the awardwinning team at Cecconi Simone create a look and feel that fits the building perfectly into the stylish urban-fabric of downtown. Just north of Core Condos on Church — and just across the street from Maple Leaf Gardens — is the location of CentreCourt’s next

development. This planned highrise tower is a clear sign that the developer continues to have bullish feelings about the area in which they’ve already seen so much success. “For years CentreCourt has monitored the growth potential of Toronto’s east downtown; we’re big believers, and investors, in the area,” says Virani. “But even we couldn’t have predicted how much the area would grow. It’s quickly becoming one of Toronto’s most vibrant and exciting places to live, work and play.”

J. Davis House Davisville Village condominium already 75 per cent sold! ENTHUSIASTIC PURCHASERS are

coming from the immediate vicinity and beyond to J. Davis House. Already 75 per cent sold, this gracious midrise condominium is situated on Yonge Street in the established Davisville Village neighbourhood of Toronto. Many buyers hail from the area, which they love. Mattamy Homes and Biddington Homes selected this location for its walkability and convenient access to public transit. The condominium is only one block, or a three-minute stroll, north of the Davisville subway station, making it less than 15 minutes to downtown Toronto. Access to Highway 401 and the Don Valley Parkway is just 15 minutes away. Davisville is perfectly positioned between the hustle and bustle of Yonge and Eglinton and the excitement and prestige of Bloor Street. It offers local residents the opportunity to stroll to intriguing shops, eclectic restaurants, libraries, superb schools, recreational facilities, art galleries, spas, movie theatres, nightlife and more. A seasonal farmers’ market, the beloved Mable’s Fables children’s bookstore and a favourite with the decor obsessed, Restoration Hardware, also call this area home. Outdoor-lovers have Moore Park and Rosedale Ravine close by with greenspaces and trails for cycling, walking and birding. A testament to its desirability, Walk Score ranks J. Davis House’s location 96 out of 100 and calls it a “walker’s, rider’s and biker’s paradise.” With respect for Davisville’s heritage, Mattamy and Biddington named the nine-storey building “J. Davis House” after one of the area’s esteemed founding families. In keeping with its stature, the condominium community encompasses an entire city block. The placement of retail venues along Yonge Street and residential suites

along Belsize Drive in the base podium of architectural limestone creates an attractive anchor for the boutique condominium. Horizontal banding in precast forms glass boxes from the second to sixth floors, while burnt burgundycoloured piers call to mind the industrial history of the surroundings. To soften its impact on the street, the building is terraced back at the seventh floor. From here, glass-block balconies are recessed and glazed to create a fascinating play of light and shadow throughout the day. Residents will have appealing amenities right at home, beginning with 24/7 concierge service provided from the condominium’s stylish open-air lobby. For exercising and entertaining, they will have an equipped fitness area, yoga studio, sauna, party room, games/billiards room and guest suite. The outdoor terrace on the fifth floor has a lounge area, fireplace and water feature. Choose from well-appointed studio to two-bedroom plus den suites in sizes from 390 to 1,275 sq. ft. Prices begin from the low $300s. J. Davis House is brought to you by two companies with longstanding records of success. Canada’s largest new-home builder, multi-awardwinning Mattamy Homes is a real estate developer with more than 35 years of experience, and has built more than 65,000 homes across Canada and the United States. Family-owned real estate developer Biddington Group of Companies has a history that dates back to the 1960s. The firm’s portfolio includes more than two million sq. ft. of industrial, commercial and residential units. To find out more about J. A GROUP OF 18 DELEGATES from

across Ontario embarked on the first Ontario Home Builders’ Association (OHBA) International Housing and Study Tour to Iceland recently. Sponsored by the EnerQuality Corp., the two-day, jam-packed tour took members on an exploration of the country’s geothermal energy system, where they got an up-close look at how the country is utilizing the

technology throughout its cities and infrastructure projects. The first day started off with a guided walking tour through the city of Reykjavík, where participants learned the history of the city and country and how the geothermal energy industry put them on the map as a leader in emission-free energy production. In fact, they have such an abundance of energy

that the government is able to heat the sidewalks in Reykjavík in the winter and heat parts of the Arctic Ocean in the summer so that residents can swim. Delegates later were taken to a low- and midrise housing project, as well as the first highrise in Reykjavík, to see how the geothermal energy systems work. The geothermal system that pumps hot water, from a network

of volcanoes, heats and provides energy for these housing units. The hot water travels 32 km through above-ground pipes from the plants that store and distribute the resource and maintains a temperature of 81 C, providing ample heating and energy for the units. The second day of the housing tour began at the Hellisheiði power plant, the largest geothermal plant in Iceland,

where delegates were able to see how this intricate and innovative system harnesses hot water and energy from the volcanoes. From there, participants were treated to lunch at one of Iceland’s tomato greenhouses powered by its own Geysir, providing heating and energy 356 days a year. Tour guests later toured the famous Golden Circle where they experienced the exceptional beauty that Iceland

has to offer. The tour provided invaluable insight into how renewable resources can be utilized, and delegates gained inspiration for the future of smaller, locally-based applications for renewable energy in Ontario. Help build a family-friendly city Buy a $25 brick at Children’s Discovery Centre IN MAY 2015, Children’s Discovery Centre was launched — Toronto’s first and only children’s museum designed by a team of early childhood development professionals that gives kids aged zero to six years the chance to play, create, explore and use their imagination.

Why a children’s museum? Toronto is one of the fastest growing cities in North America, and a growing urban baby boom is changing how and where new young families want to live. Since 2006, there has been a 55-per-cent increase in the number of young families with babies living in downtown Toronto, and over the next 10 years, this number is expected to triple. Children’s Discovery Centre is helping to build a city that meets the growing needs of its newest and youngest residents who are transforming the shape and character of Toronto’s neighbourhoods. Operating as a pilot project from their current temporary location at 45 Strachan Avenue, next to Liberty Village, Children’s Discovery Centre planned to demonstrate that young families want and need an educational, fun and dynamic place specifically designed for kids. And thanks to the support of nearly 15,000 families who visited Children’s Discovery Centre over the past year, they heard loud and clear that Toronto should have a permanent children’s museum, like the ones already found in over 200 cities in North America. Children’s Discovery Centre has found a potential new permanent home, but they need your help to make it happen! Based on the success of their pilot project, City Councillor Mike Layton, School Trustee Jo-Ann Davis and the Toronto Catholic District School

Board recently invited Children’s Discovery Centre to consider opening a permanent home in a junior school that is closing in the Queen and Ossington area. Children’s Discovery Centre has an opportunity to reopen its doors in this new permanent location as early as September this year! Given how quickly everything has come together, there is not enough time for them to apply for government, big corporate or foundation funding. Instead, Children’s Discovery Centre needs your grassroots support in order to take advantage of this opportunity. You can help by supporting the 20,000 Bricks Campaign. The campaign is simple: they need to sell 20,000 bricks for $25 each before July 31. Each brick will be proudly displayed with the purchaser’s name on it, at the entry of the future permanent Children’s Discovery Centre. Bricks can be purchased in person at Children’s Discovery Centre, or online at childrensdiscoverycentre.com. Buy your brick today, and encourage friends, family and colleagues to buy their bricks too. Whether or not you have children or grandchildren today, you will be proud and happy to know that you helped bring a permanent children’s museum to the city for generations to come. Jeanhy Shim is the founder of Children’s Discovery Centre (childrensdiscoverycentre.com) and president of Housing Lab Toronto (housinglabtoronto.com).

SUCCESS STOREYS. J. Davis House is now over 75% sold. We’re almost as happy as the fine folks who have decided to call J. Davis House their home. The reasons for our success are many; we’re located on a charming section of Yonge Street just a short block to the Davisville subway station. We’re not a looming tower but, instead, a delightful boutique-style condominium built by Mattamy, a builder you can trust. The short story is this; great location, super builder and beautiful residences where you’ll get to know your neighbours as friends. Drop by our Sales Centre today.

From the low $300's.

Sales Centre 1955 Yonge Street. Mon - Thurs Noon to 8pm. Fri 1 to 6pm. Weekends + Holidays 11 to 6pm. Prices, specifications and promotions are subject to change without notice. E.&O.E. Illustration is artist’s impression. July/16.
