Much like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call “home.” Not only do townhomes and condos afford you the opportunity to live in a prime neighbourhood at a great starting price, but when it’s time to up-size your home, you can often opt to remain in the same neighbourhood, which isn’t always the case for buyers in the single-detached market. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the spectrum. Many builders and developers are celebrating grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

2 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

A home is one of the biggest financial investments you’ll make in your lifetime, so it’s understandably intimidating for first-time buyers. But it doesn’t have to be. Get some professional help to ease the stress. Start the process by speaking with a financial adviser to determine how much home you can realistically afford. This does not necessarily mean spending the amount you get pre-approved for by your bank or mortgage broker. If you enjoy dinners out or travels abroad, factor your lifestyle into the budget. Next, think “location.” Where you choose to settle down will impact your lifestyle while you live there, and it will also affect the resale value if you ever choose to sell. Condos are king across the GTA, from central downtown locations to the suburbs, so the pickings are plentiful. Again, factor lifestyle into your decision. Do you rely on public transit to get around? Do you wish for greenspace nearby? Perhaps you’d like to live close to family, or your workplace. Choose wisely – while you can change the look and layout of your home relatively easily, you can’t change its location. And speaking of layout, study the floor plans and tour the model suites to evaluate the flow of space. If the layout doesn’t suit your lifestyle, either keep looking, or see if changes can be made. The beautiful thing about buying preconstruction is that your suite hasn’t been built yet, which means your preferences can often be built right in. There are many more advantages to living in a brand new home. Read on and discover everything that new condo living has to offer!

BILD REPORT

Building communities where people play By Bryan Tuckey

I

n every complete community, there are special places where people play. Whether it’s a trail system to cycle on, parks where children run and climb or recreation centres that allow a range of activities for all ages – these spaces are major hubs and often the heart of their communities. Let’s take a look at places where people play and explain that many come as a result of newly built communities. There is a common misconception that new parks, trails and recreation centres are paid for by current residents through their property taxes. However, in most cases across the GTA, that’s just not true. They are often funded through development charges, and other government fees, paid by new-home buyers when they purchase a new home. Development charges are a tax imposed by local municipalities, as well as GO Transit and education boards, and are paid for by new-home buyers to help offset capital costs of growth-related municipal services like roads, sewers and parks. BILD advocates for fair and reasonable government fees and charges, and increased transparency and accountability around how the funds are collected and applied. The building and land development industry also designs and builds, and in some cases pays for, play spaces for people to enjoy in the communities that are constructing. For example, The Daniels Corporation’s City of the Arts project on Toronto’s waterfront will feature new arts and cultural spaces for businesses and non-profit organizations, as well as new shops, restaurants, a new pedestrian promenade and park that will provide a public gathering space for markets, festivals and more.

12 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Committing space and dollars to recreational projects is not confined to the city core. In the western GTA, the Town of Milton is now home to the new Mattamy National Cycling Centre and it’s one of two internationally sanctioned timber tracks in Canada. The track will first be used as a venue during the Toronto 2015 Pan Am Games and then open for public use. The capital costs for the facility were primarily funded through development charges, federal grants and private donations, including a $2 million donation by Mattamy Homes. Specifically, about 25 per cent of the $56-million project budget came from development charges generated by new-home buyers, Mattamy Homes and other local developers and builders.

HOME SWEET HOME

An affordable alternative to the GTA’s detached dilemma By Lydia McNutt

H

ouses in Toronto and Vancouver have become very expensive, and according to RBC’s latest Housing Trends and Affordability Report – or ‘Unaffordability Report,’ as of late – prices for singledetached homes in these markets continued on their upward trajectory through the first quarter of 2015, with no end in sight. But that’s not the case across the map or for all housing types. The trend? The hotter the market, the cooler the affordability rating. Albertans, Quebecers and Maritimers are faring better than Ontarians and our west-coast counterparts. So are condo buyers, including those in Canada’s hottest markets. The ups and downs There were two big stories that dominated the headlines with a ripple effect on the housing market: “Oil prices hit the floor” and “Mortgage rates reach record lows.” The oil slump softened home prices and eased affordability in oil-producing provinces, particularly in Edmonton and Calgary, says Craig Wright, senior vicepresident and chief economist at RBC. Low lending rates coupled with lower prices are making these markets a buyer’s paradise. Meanwhile, in Toronto and Vancouver which are showing strong price gains, affordability took a hit as a result of increased activity and high demand due, in part, to low lending rates. RBC expects an eventual normalization of monetary policy, starting in Q2 of 2016, which means costs will rise and the affordability rating will continue to fall. Affordability in Ontario RBC’s housing affordability index captures the proportion of pre-tax household income required to own and operate a home at current market value. The greater the measure, the worse the affordability. For example, a measure of 50 per cent means owning a home – including mortgage payments, utilities and property taxes – will eat up 50 per cent of a typical household’s pre-tax income. The higher the measure, the worse the affordability. In Ontario, the measure for bungalows and two-storey homes rose by 0.3 percentage points to 45.5 and 51.7 per cent, respectively. Condos dropped by 0.2 percentage points, to a much more affordable 28.9 per cent. Translation: Owning a two-storey home in our province will eat up 51.7 per cent of your budget. According to Canada Mortgage and Housing Corp., 14 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Affordability Rule #1 is that your monthly housing costs shouldn’t exceed 32 per cent of your gross monthly income. RBC attributes the affordability gap to the increase in multi-unit construction, “with about half as many single-family homes being built compared to 10 years ago. The relative scarcity of single-family homes in the face of growing demand, therefore, has fuelled stronger price increases compared to the well supplied condo segment.” An affordable alternative With lending rates expected to rise and single-detached homes “inching towards risky levels,” as RBC notes in its report, what does this mean for homebuyers in Toronto? You’d be wise to buy now, while you still can. And with an affordability rating of 28.9 per cent, condos provide a viable, affordable alternative to the over-priced, overcoveted and increasingly out-ofreach single-detached.

Live the vacation lifestyle, all year round By Barbara Lawlor

I

f buying and maintaining a cottage or vacation property outside of the GTA is financially and physically out of the question, consider purchasing a condominium instead. Yes, a condo can serve as a wonderful second home, whether it is nestled adjacent to a lake or golf course, or in an urban setting. Use it as a pièd-a-terre for special times with family and friends, minus the worry and hassle of maintaining the property and its amenities. And oh, the amenities! In addition to being the affordable choice in real estate, today’s new condos offer magnificent extensions of your living space in the forms of fitness facilities, theatres, party rooms, landscaped terraces, indoor and/or outdoor pools, games rooms. You get the beautiful picture. And remember that even if you purchase a compact suite, you have equal access to these common areas as the penthouse dwellers. Imagine being able to host a baby or wedding shower, birthday or anniversary party, or any other celebration in a glorious multi-purpose room right under your roof. There is no need to plan space for exercise equipment in your suite, when professional machines and aerobics/yoga/Pilates spaces are but an elevator ride away. Most condos even have a guest suite if you invite family or friends to stay over. Vacation mentality reigns in the spectacular rooftop terraces many buildings feature nowadays. These urban oases can include anything from pools to outdoor kitchens, lounge chairs, cabanas, barbecues, dining areas, trellises, water features and more. Standing on a condo rooftop looking out over a lake, golf course, forested area, people bustling in and out of stores and restaurants, or brilliant city lights is magical. Taking resort-style living to an all-time high, you might even choose a condo atop a five-star hotel as your vacation home base. How luxurious it is to tap into hotel amenities such as food delivery, valet, turn-down service, etc. from your own home! Where to look for a condo? You will find condominiums going up close to highways and public transportation routes, which means they are likely a lot easier to get to than fighting cottage and airport traffic throughout the seasons. Once you are at your condo, chances are, you will be able to walk to the very attractions that attract you, whether they involve playing a round of golf, sailing into the sunset, or indulging in dinner and a show in downtown Toronto. At the most, these fabulous venues are a quick cab or subway ride away. Think of a condo as your home base for fun. The condo you select can also be a great home base for your furry friends, and let’s face it – many people consider their pets part of the family and would not consider holidaying without them. Most condominiums are situated close to parks and green spaces where you can take your dog for walks, and many even offer pet grooming rooms and spas among their amenities. It’s great to clean off your pet’s paws before entering your suite. You can own the luxury of a condo for affordable prices, which is especially important if this is your second residence. Check out what a detached home anywhere in the GTA, a cottage in Muskoka, a residence on the beach in 16 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Taking resort-style living to an all-time high, you might even choose a condo atop a fivestar hotel as your vacation home base Florida or a ski chalet in Whistler would cost you. Best of all, a condo in the GTA affords you more opportunity to enjoy whatever leisure time you have, rather than eating it up with traveling, mowing lawns, shoveling snow, cleaning pools, etc. It’s the perfect vacation property!

But their latest project, 11 Wellesley on the Park, is redefining downtown living with a bit of colour – green to be exact. Located in the heart of Toronto’s Bay Yonge Wellesley District, Lanterra teamed up with Toronto City Councillor Kristyn Wong-Tam and local residents on a unique development agreement that allowed for the creation of a 1.5-acre urban public park at the base of 11 Wellesley – a striking new 60-storey tower designed by KPMB Architects and Page + Steele/IBI Group Architects. Prior to the Lanterra acquisition, the site on Wellesley between Yonge and Bay was the focus of tremendous effort by local residents and politicians who advocated for the vacant lot be dedicated as park land. As a result of the unique development agreement, Lanterra was able to utilize a small portion of the site for its condo tower while allocating the majority of the land into a lush, urban green space. The result? The best of all worlds – a satisfied developer, happy councillor and thrilled community. “The ability to deliver a park of this magnitude in the heart of the city is a rare victory,” says Barry Fenton, president and CEO of Lanterra Developments. “Working hand-in-hand with the local community and City staff, we were able to create what will one day be the crown jewel of this exciting neighbourhood and the downtown core.” The recent start of construction at 11 Wellesley marks the first step toward realizing the park as it embarks on the design process, which will feature input from the developer, its landscape architecture firm NAK Design Group, as well as the councillor’s office and local stakeholders. Once complete, the urban park will feature an elegant public promenade and beautifully landscaped pathways surrounded by flower gardens and open lawn space. Ground-floor retail will animate the space and create a harmonious relationship between the park and the building. Launched in early 2013, 11 Wellesley was one of the most successful condos of the year. Its distinct exterior 18 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

boasts curved corners and a series of sloping balconies that gracefully transition to the space below. From above, residents will enjoy one-of-a-kind views of the park and open sightlines to the city. With interior designs by Munge Leung, each of the 739 suites will feature open-concept layouts with organic finishes and access to the uniquely curved balconies or terraces. 11 Wellesley on the Park offers a wide variety of suite layouts, ranging from a functional 300-sq.-ft. studio to a spacious 924-sq.-ft. two-bedroom-plus-den design. In addition to the inviting park right outside their doors and the endless entertainment options along Yonge Street, residents at 11 Wellesley on the Park will enjoy access to an abundance of amenities including a fitness centre complete with a yoga and aerobics studio, a spa facility with dry sauna and steam rooms, an indoor pool, and a pet spa to name just a few. “11 Wellesley on the Park sets a new standard for downtown living,” adds Mark Mandelbaum, Lanterra Developments’ chairman. “Its striking design, modern interiors, upscale amenities, and access to a notable greenspace has left other buildings envious and made potential buyers take notice.” For your chance to live the park life, visit the presentation centre at 925 Bay St., or go to 11wellesley.com

COVER STORY

Designer Model Suite at Royal Gardens by Liberty Development

Liberty Development launches The GTA’s Greatest Condo Home Show website CONDOHOMESHOW.CA OFFERS PURCHASERS A SECOND CHANCE AT THEIR FIRST CHOICE

LIBERTY DEVELOPMENT IS AMONG the leading developers of new condominium communities in the GTA, with multiple industry awards, and thousands of pre-construction sales. Liberty’s buyers have seen the benefits of buying brand new while enjoying the security and peace of mind that builder warranties and Tarion certification provides. However, while Liberty continues to enjoy record sales figures for pre-construction units, the developer recognizes that some of today’s 20 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

potential buyers looking for shorter occupancy schedules remain reluctant to buy. These buyers often see the resale marketplace as their only option, despite knowing that with resale, they sacrifice the consumer protections available only through builder sales. “Unfortunately, there are still some potential buyers looking for immediate occupancy that are willing to risk the protections that come with buying direct from the developer,” says Marco Filice, senior vice-president and general counsel at Liberty Development. “We believe that those seeking immediate gratification – the ability to buy and move into their new homes within days – shouldn’t be forced into the secondary market to find satisfaction. “Liberty is in the unique position of having a variety of prime suites – ready for immediate occupancy – in some of the GTA’s most desirable locations. Brand new, never occupied residences that offer the protections and warranties buyers deserve.”

With an unparalleled selection of move-in ready product at its World on Yonge, Royal Gardens, and Terrace on Danforth communities, Liberty is making the process for those ready to move even easier by introducing a unique, web-based platform, called The GTA’s Greatest Condo Home Show (condohomeshow.ca). A content rich, multi-media website for new homebuyers and sales agents alike, The GTA’s Greatest Condo Home Show allows potential buyers to ‘virtually’ visit a range of Liberty developed condos, all ready for occupancy. With easy navigation, the userfriendly site acts as a ‘virtual’ sales centre, giving visitors an intimate glimpse into their future home. With actual photos and video clips, The GTA’s Greatest Condo Home Show offers potential buyers all the information they may need, including suite sizes, layouts, pricing data and incentive or promotional information, combined with real-time capabilities to book an appointment with a trained sales professional. “Move-in ready suites were the condo industry’s best kept secret, until now,” says Jeanne Kim, a sales associate at Liberty’s award-winning World on Yonge site. “With Liberty’s new site, the secret is getting out! “Those of us in the condo sales industry know that there’s a segment of the market that wants to touch and feel the product, negotiate their purchase, and occupy right away. They also want to enjoy full new home warranty protections. For this type of buyer, The GTA’s Greatest Condo Home Show represents a tremendous opportunity.” Pointing to World on Yonge, Jeanne Kim explains that while construction is finished “there are still a handful of amazing suites to buy. Through the Condo Home Show, interested purchasers will be able

Visit condohomeshow.ca for more information on Liberty Development’s ‘move-in ready’ suites to virtually tour the community, connect with a sales representative, buy and move in… within days!” With a large selection of move-in-ready Liberty Development condo suites on the website, visitors to condohomeshow.ca will be provided with a wealth of information upfront. Upon making an inquiry or booking a showing, Liberty intends to have a dedicated senior sales agent respond within hours, ready to help buyers purchase their new home immediately. “Liberty Development is committed to helping individual buyers and agents succeed,” says Anita Woo, broker of record of City Plus Realty Inc. Brokerage. “Their new website delivers electronic registrations and booking requests directly to their experienced sales agents, provides detailed suite information to customers within hours, and offers customized appointments.” To help celebrate the launch of The GTA’s Greatest Condo Home Show, Liberty Development will offer $500 toward moving truck expenses to the first 10 purchasers who use the site.

IN THE NEWS

Gibson Square now home to a beautifully landscaped park and garden

M

enkes Developments has earned a reputation for being a leading Green developer, committed to innovative and sustainable environmental initiatives – and now, they’ve taken green building to the next level. At the corner of Yonge Street and Park Home Avenue, the award-winning developer has created a spectacular 0.75-hectare public park as part of the successful Gibson Square development. Set against the vibrancy of Yonge Street, this spectacular greenspace adds much-needed tranquility to the heart of North York. “It’s not every day that you get the opportunity to create a lush and inviting park in one of Toronto’s most sought after neighbourhoods,” says Alan Menkes, president of Highrise Residential, Menkes Developments Ltd. “We recognized how important greenspace is for urban homeowners, and working together with City staff and the local community, we managed to deliver a magnificent public space that exceeds expectations.” Designed by Sibylle von Knobloch and her team at award-winning landscape architecture firm NAK Design, Gibson Park is comprised of a parkette at the corner of Yonge and Park Home Avenue, and a larger park and garden space to the west. As an ode to the site’s history as a former apple orchard, the original Tolman Sweet Apple tree now sits at the centre of the parkette, surrounded by ample seating. The larger park situated along Park Home Avenue features pathways meandering through three distinct spaces: an apple orchard that acts as a forecourt to the Gibson House Museum; a central plaza that features colourful perennial gardens and heirloom roses; and an open lawn ideal for family picnics or an afternoon break. And while this beautiful greenspace was created for the enjoyment of the entire neighbourhood, it is the residents of Gibson Square who will reap the greatest rewards. “Outdoor space for residents at Gibson Square won’t be confined to their balcony, but instead will have a park as their backyard,” adds Alan Menkes. “More importantly, homeowners will enjoy spectacular views overlooking the park and gardens – especially from impeccably designed penthouse suites.” Designed by Rafael Bigauskas Architects Inc., the two 42-storey towers bring the ultimate in penthouse living to the heart of North York. Boasting superior features and finishes and stunning panoramic views overlooking Gibson Park and the Toronto city skyline, the penthouse collection at Gibson Square includes some of the building’s best layouts and will be buyers’ last chance to join the community. Located on floors 35 through 42, penthouse suites will feature soaring nineand 10-ft. ceilings, expansive terraces or balconies, a choice of plank laminate flooring in principal rooms, top-of-the-line appliances, and ensuite stacked washer and dryer, with superior interior finishes to complete the upscale suites.

32 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Ranging in size from a spacious 1,313 sq. ft. to an expansive 1,926, sq. ft., prices for this exclusive collection range from $836,990 to $1,350,990. In addition to more than 20,000 sq. ft. of recreational and entertainment amenity space available within the condominium and the public park, Gibson Square is at the centre of a vibrant and cosmopolitan city centre. Surrounded by restaurants, cafes, banks, shopping and more, Gibson Square boasts convenient underground access to the North York Centre subway station making getting around the city a breeze. INVESTOR ADVICE

Risks and rewards of buying pre-construction By Andrew La Fleur

You are effectively buying a contract with the hope that one day this contract will become a piece of real estate that is worth more than the price you paid for it

I

nvesting in a pre-construction condo is not without risk. You are effectively buying a contract with the hope that one day this contract will become a piece of real estate that is worth more than the price you paid for it. A lot can happen in three to five years while your condo is being built. Here are two tips to help ensure your investment is a successful one. 1 | Always buy below market value Your goal should always be to buy something that will increase in value, and the best way to do that is to buy something that is priced below the current market value of a similar resale property. For example, if a one-bedroom across the street in a brand new completed building sells at $300,000, and you can buy a similar one-bedroom in a pre-construction condo at $285,000, then you are well insulated from any market fluctuations over the next few years and you are positioned to have a property that is worth more when completed than when you bought it before construction start. 2 | Always buy cash-flow positive Investing in real estate is not a get rich quick scheme, but it is how most of the world’s wealthiest people have earned their fortunes. The best real estate investors always buy for the long term. I always encourage my clients to take the long-view approach when buying pre-construction and to plan on renting their unit out for at least one year (preferably more) after the completion of the building. Flipping before project completion (assignment) is a highly risky strategy and should be considered only as a back-up plan. With this in mind, you should only buy a pre-construction condo that will provide you with positive or break-even cash flow with the standard 20 to 25 per cent downpayment. If at the current valuation and given current market

rates for rents, you cannot reasonably expect to cover all your expenses, then stay away! If you do your homework before buying by following these two tips you will be in great shape for years to come.

HOMEBUYERS’ HELP

Buyers of condo conversions beware By Wayne Karl

C

ondo conversions can be an inviting purchase – often beautiful, old and dormant heritage buildings with lots of character brought back to life as modern condominiums. But buyers of these units should beware – you are not covered by Tarion Warranty Corp. Toronto has plenty of examples of condo conversions, from the Tip Top Lofts to the Toy Factory Lofts to the Union Lofts. Even Guelph and Hamilton are getting in on this increasingly popular housing option. There are lots of benefits – including retaining the historical context and unique characteristics of a building. But there can also be challenges – from limitations in design to approvals and construction issues. And even though recent proposed changes to the Condominium Act may provide some protection in the future, there’s no guaranty that will happen. “The recent proposed changes to the Condo Act, announced in May, include that Tarion will be providing limited coverage on condominium conversion units in the future (if and when proclaimed),” Howard Bogach, president of Tarion, told YPNextHome. “As an increasingly popular homebuying option that contains many new components, Tarion believes that these homebuyers should also receive protection, similar to that of all new homes in Ontario. We will work with the government on this initiative.” 34 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Currently, many buyers are not aware that Tarion doesn’t cover condo conversions. So when owners call the organization’s contact centre looking for assistance, there’s very little Tarion can do – other than recommend they discuss the issue with their builder, and failing that, a condominium lawyer. There are protections in the Condo Act that may apply to condominium conversions. “It depends what stage of ownership they are at,” Bogach says. “If they are considering a condo conversion unit, they should read all agreements carefully. We recommend working with an experienced real estate agent and a lawyer. “If they have recently moved in, owners should always contact their builder for assistance first. They may also contact their lawyer in certain circumstances if it appears a satisfactory resolution to an issue can’t be achieved.” It’s important for buyers of any new home to research their builder, but especially so for those thinking of buying a condo conversion. “Although there is currently no statutory warranty coverage for conversion projects, check the Ontario Builder Directory on tarion.com to see if your builder is registered,” says Bogach. “You may also want to speak to other homebuyers and ask about the builder’s after-sales service. Finally, homebuyers should ask their builder if they provide their own warranties on these projects.” Buyers should also inquire about what aspects of the building are new and which will incorporate existing features. Ask about reserve funds – money set aside for special, unknown expenditures in the future – and whatever is set aside to address depreciation. “I would always recommend you review your Agreement of Purchase and Sale with an experienced condominium lawyer prior to the mandated cooling off period expiring.”

MAKE YOUR MOVE

10 commandments and one golden rule By Chuck Resnick

E

ven at the best of times, moving day can be stressful for everyone involved. Whether you are moving into or out of a condominium, lowrise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you. Think of the following tips as your 10 commandments on moving day: 1. Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property. 38 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

MAKE YOUR MOVE...continued

8. Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. 9. As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to find the place you are moving into and act accordingly. Some people hire cleaners to come in and work their magic before turning in the keys over to the landlord or the new owners. You may even want to check your lease – some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old home when leaving.

2. If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience. 3. Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture.

10. Keep your cool. By moving day, you are likely to be tired and worried about all your items arriving at your destination without any damage. So, it’s all about common courtesy – treating others the way you would like to be treated – and it works both ways. That’s why at Two Men and a Truck we follow the golden rule. We treat everyone the way we would want our grandmothers to be treated.

4. Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings. 5. If the movers are playing a radio, ask them to keep the volume down to avoid bothering small children or elderly neighbours who may want peace and quiet. 6. The physical nature of moving means that your movers will get thirsty and hungry. Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. Cold water and pop during the summer can go a long way to keeping movers refreshed and energized. 7. Most people wonder about whether to tip movers. Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service. 40 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Q&A

Making tracks in midtown By Lydia McNutt

M

idtown is the talk of the town, thanks to its roster of amenities, employment, transit links, and the rising value of real estate. Yonge & Eglinton’s transformation has been nothing short of awesome, and even so, it’s still in its infancy. YP NextHome chatted with Todd Cowan, managing partner at Capital Developments, about this new development hot spot, traffic and transit, and what lies ahead.

YP NextHome: Why has Yonge & Eglinton become so popular for new condo and office development? (Capital Developments should know, with three projects now in the works.) 42 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Todd Cowan: It’s become such a hot spot as a result of a convergence of a few factors: • Public transit: The Eglinton Crosstown is the cornerstone of the $8.4-billion investment being made by the Government of Ontario. Once complete, it will make Yonge & Eglinton one of few anchor transit hubs in the GTA, and will significantly elevate and transform its level of importance within the City of Toronto. • City planning: Yonge & Eglinton is one of few areas planned as an urban growth centre, whereby the planning guidelines support significant intensification. • Vibrant neighbourhood: While many other parts of the city poised to experience significant population growth may lack the necessary neighbourhood infrastructure to support the boom, Yonge & Eglinton is one of Toronto’s most established neighbourhoods. It is home to some of the city’s greatest public and private schools, community centres, public parks, and a wealth of entertainment, retail and service amenities. • Employment growth: Yonge & Eglinton is already home to many significant Canadian employers, and this number will continue to grow as new office builds are developed in the area. When the Eglinton Crosstown is completed, the neighbourhood will be easily accessible from anywhere in the city. YPNH: Do you foresee traffic issues with all this new high-density development coming soon? TC: The density associated with the future development at Yonge & Eglinton will be significantly less than other parts of the city, including the downtown core, which exist without major traffic problems. The typical residents of the newly built condos in the Yonge & Eglinton area are not heavily dependent on cars for their personal transportation. The completion of the Eglinton Crosstown, in addition to the existing Yonge-University subway line, will further alleviate this situation and we don’t foresee any longterm traffic problems. YPNH: How do you envision the neighbourhood in 10 years? 20 years?

TC: I forecast Yonge & Eglinton to be considered the new Toronto midtown hot spot, especially as it is far closer to the rapidly growing suburban areas north of Toronto in the GTA. There will be major improvements in the caliber of retail, restaurants and services operating in the area, and stronger vendors will continue to open new locations to capitalize on the growing population. A great example of this is Loblaws opening a large-format store at Eglinton, just east of Yonge Street. This is just the beginning. YPNH: Why did the company – originally CD Capital – decide to rebrand as Capital Developments? Is anything else changing for you, beyond your name? TC: The strategy is part of an overarching initiative that places “people

Midtown is the talk of the town, thanks to its roster of amenities, employment, transit links, and the rising value of real estate and relationships” at the core of our business. Capital Developments is a people-first company and the brand’s tag line, “Relationships Matter,” clearly articulates this and differentiates the brand in a crowded market. The addition of “Developments” better explains who we are, which is a company with a strong financial background and track record (critical in the industry), as well as extensive experience accumulated through the development of significant mixed-use developments in Europe (the root of our development organization) and North America, where we have been active for many years. We forecast Capital Developments to continue its rapid growth as we become one of Canada’s leading development companies with a reputation of placing “people and relationships” at the core of our business.

MORTGAGE ADVICE

What first-time homebuyers need to know before getting a mortgage By Alyssa Richard

C

ontinuing low interest rates present a window of opportunity for first-time homebuyers, but before you begin touring homes and hiring a real estate lawyer, you need to get pre-approved for a mortgage. Once you’ve been pre-approved, remember that this is the absolute maximum amount a bank or mortgage broker would be willing to give you – and the mortgage payment at that top price is often outside of people’s comfort zones, when it comes to their personal budgets. To ensure you’re not strapped for cash and become house poor, try to buy something at a lower price point. Your budget will especially thank you when – not if, when – interest rates go up. Finance officials and economists have said for years that an interest rate hike was on the horizon. Since our economy follows the U.S.’s, the Bank of Canada will watch what the Federal Reserve does then go from there. It’s predicted that our prime rate could go up by as much as 1.25 to 1.50 per cent, though, which would affect anyone who had a loan attached to prime (variable mortgage, bank loan or line of credit). First-time homebuyers thinking of taking advantage of a low variable mortgage rate this year, should first run the numbers to see if you could afford this potential increase. According to the Canadian Real Estate Association, the average home price in Canada is slightly more than $413,000. If we plug that number into a mortgage calculator, put down 20 per cent and choose a five-year variable rate (2.09 per cent, for example), your monthly mortgage payment would be $1,413. Now, if prime went up by 1.50 per cent, so would your mortgage rate. If yours went up from 2.09 per cent to 3.59 per cent, your monthly mortgage payment would go up to $1,665 – that’s $252 per month or $3,024 per year extra that you’d need to find in your budget. Imagine how difficult that would be to come up with, if you’d already purchased something at the top of your max budget. And fixed-rate mortgage holders won’t be immune to the interest rate increase, either – those will likely go up, too, but you’d be protected from that until your mortgage came up for renewal. Still, I wouldn’t be surprised if we saw more people go fixed this year, in light of this potential

44 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

interest rate increase. Even if it weren’t on the horizon, it’s always best to stress test a mortgage before you buy. A good rule of thumb: if you can’t afford a two-per-cent interest rate hike, you may want to look at a home within a more appropriate price range.

Price gap between lowrise and highrise continues to widen By Lydia McNutt

T

he price gap between new lowrise and highrise homes in the GTA has broken a record, again. This, after hitting a 10-year high in April – an indication that demand for lowrise is outstripping supply, according to the Building Industry and Land Development Association (BILD). The price difference between lowrise and highrise in the GTA is now a staggering $343,492. Just one year ago, that gap was over $100,000 less, at $237,301. “As the price of ground-related housing continues to grow at a record pace, it’s becoming increasingly difficult for GTA residents to afford a lowrise home,” says BILD president and CEO Bryan Tuckey. The average price of a lowrise home (detached, semidetached and townhome) reached $783,955 at the end of May – up 16 per cent over May 2014, and an increase from April when the average price was $775,419. Meanwhile, highrise homes saw a slight dip in price month-over-month, averaging $440,463 in May over $448,760 in April.

As Tuckey notes, these prices are reflective of availability. At the end of May, there were 5,198 new lowrise homes available for purchase across the GTA, representing just 20 per cent of total new-home inventory in the region. That’s a lot of condos up for grabs. “The effect of new-home pricing is also trickling down to resale homes, which is something that affects all homebuyers,” Tuckey adds. “As inventory borders on record low level, we need an adequate supply of lowrise homes to ensure healthy levels of housing choice that are necessary to accommodate the needs of our expanding region.”

BOND WITH TORONTO’S MOST THRIVING NEIGHBOURHOOD AND CONNECT TO COMMUNITY, CULTURE, CONVENIENCE, AND AN ADDRESS THAT’S PLUGGED INTO EVERYTHING.

THE BOND UNVEILS THE CONNECTED COLLECTION LIFETIME DEVELOPMENTS OFFERS ONE LAST CHANCE TO OWN IN THE COVETED ENTERTAINMENT DISTRICT

T

oronto’s Entertainment District has been through a dramatic evolution. Beginning as a booming industrial district, then developing into a lively neighbourhood with a dynamic nightlife, the Entertainment District has just undergone what may be its most significant transformation yet. Beckoning residents to the city’s core, Toronto’s decade-long condo boom has replaced clubs with condos, and the Entertainment District has been redefined as one of the city’s most sought after locations to live. Surrounded by cultural landmarks and exciting attractions, the Entertainment District now offers people the opportunity to live where their life is. “The transformation of the Entertainment District has been spectacular. The area has exploded with new restaurants and an evolving nightlife scene, as well as the services and features of a residential neighbourhood” says Brian Brown, Vice President of Lifetime Developments. “Being able to live where you work and play has become increasingly important to buyers, and we are thrilled to be able to offer this opportunity in one of Toronto’s liveliest neighbourhoods.” Located at the corner of Adelaide and John Street, The Bond Condominiums by Lifetime Developments is one of the area’s most successful and highly anticipated projects. Offering buyers a final opportunity for home ownership in this energetic neighbourhood, Lifetime has just announced the release of the Connected Collection – an exclusive selection of suites on the two top floors, and a limited number of newly released terrace suites. “This will be buyers’ last chance to live at The Bond,” adds Brian Brown. “Steps away from the John Street Cultural Corridor, The Bond really offers residents the chance to live at the centre of it all with an excellent pricing offer.” To celebrate the release of the Connected Collection and the final suites at The Bond, Lifetime is offering a limited time promotion for $15,000 cash back on the purchase of

studio, 1-bedroom or 1-bedroom plus den layouts, and $30,000 cash back on the purchase of 2-bedroom and larger layouts. Purchasers can also look forward to only a 15% deposit. Designed by Charles Gane of Core Architects, the tower’s 42-storey dramatic glass and steel façade will be anchored by a bold geometric podium. The stunning suite interiors are designed by Thomas Pearce Interior Design Consulting, and feature 9’ ceiling heights, floor to ceiling windows and spacious balconies in each suite – amplifying the suite’s panoramic views of the city and lake. Kitchens boast custom-designed cabinetry, a choice of natural stone or quartz countertops, tile backsplash and state of the art European appliances. Bathrooms will also feature custom-designed contemporary cabinetry and the choice of natural stone or quartz countertops in addition to a 5’ white soaker tub and a glass shower stall adorned with chrome fixtures. With two levels of amenity space on the seventh and eighth floors, residents will enjoy the Urban Retreat featuring a private lounge complete with a wet bar, event kitchen and dining room, elegant double sided fireplace; billiards lounge; golf simulator; and an outdoor terrace. Upstairs, the Fitness Retreat features a weight and cardio training room, double-height yoga studio, outdoor pool and hot tub, plus a sun lounge equipped with a juice bar. “We have long known that the Entertainment District was an area on the rise and given the right attention to detail and design, would be appealing to buyers,” says Brian Brown, “With a landmark location and desirable amenities, this new collection of suites won’t be available for long.”

Record unsold condo units? There’s more to that story By Ben Myers

I

f you follow me on Twitter (@BenMyers29), you know that I’m a big baseball fan. Imagine for a second that Toronto Blue Jay Jose Bautista hits three home runs and strikes out once in a game, and the Jays win by five runs. The next day the headline in the newspaper reads: “Bautista strikes out in Jays win.” Of course that would never happen. However, strangely, this type of news reporting actually happens all the time when it comes to residential real estate in Canada. A new housing report comes out or new statistics are released, and the major focus of the report or data trend is ignored, while a smaller negative piece of information becomes the main focus. For example, the May 2015 Canada Mortgage and Housing Corp. (CMHC) housing figures for the Toronto Census Metropolitan Area (CMA) were released showing that housing starts were up 57 per cent in May and 24 per cent year-to-date (YTD), condo absorptions were up four per cent in May and 133 per cent YTD, and pricing for new single-detached houses were up six per cent annually. Much of the coverage did not focus on this data. Instead the focus was on the increase in the completed and unabsorbed condominium supply (to 2,803 units). Although this is a record high, it represents less than 10 per cent of the completed condo supply over the past 12 months, well below many other major cities in Canada on a percentage basis. The context for those 2,800 units was not mentioned, and there were more issues with the way the data was reported. In certain instances these units were listed as vacant, which is not necessarily the case, as many developers rent out their unsold units. CMHC also noted that just 69 per cent of CMA condominium apartment units that completed construction in May were sold. That seems very low, and it is. A condo absorption rate of under 85 per cent has only occurred in four months over the past 10 years! Condominium market research firm Urbanation pointed out that the CMHC numbers must be miscalculated, because the area of the Toronto CMA they claim had a big jump in unsold units, actually had no completed condos in May! It is true that even a high-quality organization like CMHC can make an error now and then. Keep in mind many developers have no problem having unsold inventory at completion, as they believe that can achieve a price premium for a unit that a potential purchaser can walk through. Other developers keep units and rent them out, as they want to grow their stock of rental properties, knowing they can sell them at any time for more than it cost to build them. My goal in writing this article is for the readers to think more carefully about what they read and the conclusions that are made, as there may be a lot more to the story.

48 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

The Toronto condo market has done much better than my beloved Toronto Blue Jays over the past decade, but the statistics actually point to a strong finish for both of them in 2015.

LEGALLY SPEAKING

Why foreign investors love Canadian real estate By Jayson Schwarz with files from Evonne Finnegan LLB and Ernest Wong LLB

T

oronto was the “hottest” city in the world last year, among the growing number of rich and sometimes famous looking to purchase real estate. According to Christie’s International Real Estate, the luxury housing market in Toronto saw a staggering 37-per-cent surge in purchases from so called “high-net worth” individuals in 2014. Toronto was tops for growth among desirable urban destinations from more than 80 global markets examined by Christie’s. Toronto was capitulated into the Top 10 “Best of the Best” cities in the world along with Dubai, Hong Kong, London, Los Angeles, Miami, New York, Paris, San Francisco and Sydney. Home prices here continue to soar with an average detached house price of $1.04 million. For many foreign investors familiar with the cost of real estate in New York, London or Hong Kong, this demonstrates that values in Toronto have not yet reached their peak. What do you need to know about purchasing property in Canada and Toronto in particular? First and foremost, there is no restriction on foreign individuals purchasing property in Canada, unless it affects the national interest. Let’s take a closer look: Tax treaties Depending on your country of residence, there may be an international tax treaty in place between your country and Canada. In that case, there will be provisions governing the effect of income Continued on page 50 JUL 4 - AUG 1, 2015 NEW CONDO GUIDE 49

LEGALLY SPEAKING...continued

Depending on your country of residence, there may be an international tax treaty in place between your country and Canada earned on rental and sale proceeds of property in Canada. This translates to withholding tax and other questions being answered, and allows you to avoid double taxation. This also allows you and your advisers to properly plan and structure your transaction. Legal structures There are various legal structures available to foreign investors in Canada: » Real Estate Investment Trust – this is a trust established to consolidate capital for the purpose of investment in real estate. » Joint Venture – these are advantageous due to flexibility in allowing for varied and non-proportionate sharing of profits. » Partnership, Limited Partnership » Corporation » Personal Ownership In order to ascertain which structure is best for you, consult your lawyer or accountant with expertise in real estate. Getting taxed in Ontario... A purchase of new residential property in Ontario is subject to a 13-per-cent HST. Rebates are available for resident Canadians that either will occupy the premises or rent them out. Non-residents may not qualify in all situations for the rebates, so check with your lawyer or accountant. The purchase of new residential property in Toronto is also subject to LTT from two levels of government, Municipal and Provincial, and average about 1.5 per cent each. Outside of Toronto, only the Provincial LTT is payable. Non-residents should consult their lawyer or accountant with expertise in real estate law and tax to reduce or avoid withholding tax.

The double taxation treaty means that subject to certain criteria, investors will not be taxed on income gained in one of the contracting states. If tax rates are different in the two countries, you get credit for tax paid, and an adjustment if the tax in your home country is less than where you are earning the income. A company resident in Canada which receives income from interest, royalties, pensions or purchased annuities from UK sources may be able to apply for relief from UK tax and vice versa. With the benefit of double taxation treaties, companies can take advantage of the booming real estate market in Canada.

Real estate brokers For those wishing to buy or sell property, a qualified real estate broker is essential. Real estate brokers are subject to special regulation in Canada. In Ontario, the Real Estate Council of Ontario is responsible for regulating real estate and administering the Real Estate and Business Brokers Act, 2002. A broker can assist in identifying a target for acquisition, preparing offers and negotiating the deal. Once a qualified broker understands his client’s requirements, he has access to one of the best multiple listing services in the world and can quickly hone in on the right property. UK investors, for example… Tax treaties between Canada and the UK make Canada an attractive investment prospect for UK developers. The 1980 Convention between Canada, the UK and Northern Ireland prevents double taxation, exempts a resident of one of the contracting countries from Capital Gains Tax, when the tax has been paid, exempts in the other country on the disposal of assets. 50 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

TARION REPORT

Common concerns of new-home owners By Howard Bogach

I

t’s a fact that new homes and condos are not perfect. The home building process is the work of craftsmanship, where many tradespeople collaborate to bring your new home to life. This is why it isn’t uncommon for a new home to have some imperfections. While an imperfection in a new home is no cause for concern, a defect in construction is something your builder should repair. All new homes in Ontario come with a warranty that lasts seven years from the date of the first possession, guaranteed by Tarion. The warranty was created to ensure homeowners receive a new home that is constructed in a workmanlike manner, is free from defects in material, is fit for habitation and is constructed in accordance with the Ontario Building Code. Let’s have a look at the most common issues that homeowners are concerned about, and whether they are considered defects that fall within the new home warranty coverage. Flooring One of the most common concerns raised by homeowners is issues with flooring. Homeowners mention uneven finishes, visible gaps between boards, scratches, crowning or cupping (creating an uneven floor). Hardwood floor problems can arise from defects in material or poor installation. Often, however, deficiencies can be traced back to moisture content. Builders can avoid such problems by acclimatizing the wood and ensuring that the subfloor is not wet before installation. Homeowners also need to do their part to ensure that hardwood flooring problems do not arise because of excessive or insufficient humidity levels in the home. Maintaining a proper interior climate is essential to the health of your hardwood floor. If your new home includes hardwood flooring, I encourage you to speak to your builder and visit Tarion’s website to view our videos on how to control the moisture levels in your home. If you notice any flooring deficiencies or damage during your Pre-Delivery Inspection (also known as the PDI), note them in the PDI Form. If deficiencies become apparent later, contact your builder as soon as possible. It is also a good idea to keep photographic records with date and time stamps if you start to see damage on your floors after you move into your new home. Interior finishing New-home owners commonly complain about paint – streaks and brush marks, poor quality paint, poor workmanship, and drips and splatters. Generally, paint is covered under the one-year warranty. Where paint finish is specified, exposed surfaces are to be properly painted. Doors are another common issue with new-home owners. The most common complaints include doors that are inadequately installed, sticking or improperly finished. Defects in doors and improper installations are covered under the one-year warranty. Managing interior climate control Controlling a home’s moisture level is an essential part of keeping your new home healthy. Today’s energy-efficient homes are built tightly to seal out the cold weather in winter and keep in the air 64 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

conditioning in summer. However, lack of proper ventilation or humidity control by the homeowner can lead to damage that would not be covered by the statutory warranty. The good news is that as a homeowner, you can follow some simple steps to keep your interior climate healthy. At your PDI, it is a good idea to ask your builder how to maintain proper moisture levels in your home. As a general rule, the healthy range is 30 to 50 per cent. You can also visit Tarion’s website to view videos on how to control moisture, and tips on how to maintain your new home. And remember, Tarion is always here to help. If you have any questions about your new home warranty visit tarion.com or call 1.877.9TARION.

Emerald City unveils pencil-crayon inspired art By Sonia Bell

E

merald City is bringing a whole lot of colour to the Parkway Forest community with its pencil crayoninspired public art display. ELAD, the developer behind Emerald City, unveiled the art installation at a public event on Jun. 20. The master-planned community, located at Don Mills and Sheppard Avenue, is now another step closer to completion. The public art displays, created by world-renowned artist, Douglas Coupland, are big, bold and incredibly colourful. The first collection, deemed “The Four Seasons,” includes a 60-ft. “fall” cone with autumn colouring situated at the corner of Sheppard Avenue East and Don Mills Road. The other three cones stand 48 ft. high, and represent the remaining three seasons – spring, summer and winter – and are positioned in a line through the Emerald City site. The second collection, dubbed “Cylinders,” consists of seven cylinders spanning between 24 and 48 ft., which 68 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

are located throughout the various facilities and towers. Emblematic of Laurentian pencil crayons, the art instillations create a playful and upbeat atmosphere throughout the entire neighbourhood. Adding character to the community, the public art is one of the final touches to the entire vision for Emerald City. According to Len Abelman, principal, WZMH Architects, “The public art has really complemented the master-planned vision that we set out to create. [It] enhances the neighbourhood, [and] fits in and blends in beautifully. “Now with this public art in place, I don’t think it could’ve looked any better ... Toronto can be proud to have another really successful public art installation in the city.” Emerald City has something for everyone, and the new art installation is just one facet that will draw people to the developing Parkway Forest neighbourhood. Ori Belavin, manager of development and planning, notes “Emerald is part of the larger community of Parkway Forest. We’ve revitalized the neighbourhoods adding condominium projects, rental buildings, 50,000-sq.-ft. community centre, day care facility, aquatic centre, outdoor pool. We also have townhouses, so we really do cater to every kind of buyer or renter in the neighbourhood.” To find out more, visit online at emeraldcitylife.ca or call 416.492.0001.

$60K – what Canadians pay in mortgage interest By Wayne Karl

I

t’s a scary question many homeowners are afraid to answer: how much will your mortgage interest total over the lifetime of your mortgage? Well, wonder no more – a recent poll from BMO Bank of Montreal has the answer: $60,000. But that’s the average for Canada. Some will pay more, some less. » While the average amount Canadians expect to pay in mortgage interest is $57,938, the figure rises to its highest in Canada for residents in BC at $95,891. Homeowners in Atlantic Canada expect to pay the least, at $35,454 » Canadians expect an increase in interest rates over the next five years (60 per cent), with 48 per cent expecting a small increase and 12 per cent a large increase » Most Canadian mortgage holders (67 per cent) currently hold a fixed-rate mortgage, sheltering them against any potential upswings “It’s quite telling of the extended low-rate environment that a sizeable percentage of respondents [40 per cent] do not expect interest rates to go up in the next five years,” says Sal Guatieri, senior economist, BMO Capital Markets. “Hopefully, many have not been lulled into thinking that rates will never go up, as they could be tempted into taking on too much debt.”

It’s not surprising that British Columbians are paying the most mortgage interest, as house prices in that province are the highest in the country, he says. The average was $623,000 in April, compared with $437,000 nationwide and $456,000 in Ontario. “In any interest rate environment, it’s important that Canadians stress-test their mortgage against a higher rate to ensure they can afford it over the long term,” says Martin Nel, vicepresident of personal lending and investment products, BMO Bank of Montreal. Average age of mortgage freedom inches higher: On average, Canadians expect to become mortgage-free by the age of 59 – up from 58 in the last two years. One-third (31 per cent) expect to still be making mortgage payments on their 65th birthday.

3 tips to become mortgage-free faster:

1

Think carefully about fixed versus variable: While variable-rate mortgages have been a winning strategy over the long term, fixed-rate mortgages (currently near historic lows) come with the peace of mind of being insulated against rate increases.

70 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

2

Stress-test your mortgage: Gauging the stability of your mortgage by stress testing it against a higher interest rate can help establish a plan to ensure longterm affordability.

3

Understand every step of the homebuying journey: The BMO Home Buyers Guide provides advice and information to guide buyers through the process of financing, choosing and buying a new home. Visit bmo.com for more information.

Canadians choose the cottage over city getaway By Olivia Bowden

C

anadians may be looking to trade in those plane tickets for a long weekend up north, according to a new survey from ReMax. When given the option, Canadians choose the cottage. The 2015 ReMax Recreational Property Report showed almost 68 per cent of Canadians were in favour of spending their weekend at the cottage or cabin, as opposed to a big-city getaway. Canadians were also willing to make sacrifices to afford their dream recreational property, with 21 per cent responding they would downsize their current home to afford a second one. Recreational property markets across Canada are seeing the benefit of the low Canadian dollar, which is motivating Canadians to keep their spending within the country. 74 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Some Canadians are also following a trend of selling their U.S. recreational properties, which may have increased in value since the 2008 recession. The report highlighted price appreciation in some recreational property markets year-over-year including an increase in sales. Markets such as Muskoka, Whistler, Peterborough and The Kawarthas, Haliburton and Wasaga all saw a rise in median market prices, with Peterborough and The Kawarthas experiencing a 27.9-per-cent increase. The explanation for these increases is a hike in sales in the upper-end of the market, with GTA buyers looking to less developed areas such as Stony Lake and Clear Lake instead of Muskoka. Looking to the east and west coasts of the country, the low price of oil has had some effect on markets where many purchasers are oil industry employees. However, some Newfoundland waterfront properties outside of St. John’s are seeing steady sales giving the market a fair start. According to ReMax, the buying market for recreational properties this season has begun strong and is expected to continue into the summer due to low interest rates and high demand.

DESIGNER ADVICE

Cottage country in the city By Yanic Simard photos by Ted Yarwood

W

hether or not you can find the time for a true cottage getaway this summer, a sense of relaxed living can be infused into your home through the power of decor. To get the best of lake-side living, even in your urban abode, here’s my guide to the essential details of cottage-inspired decor:

Let wood reign: Naturally, wood is one of the first materials you think of when you think “cottage” – but you must know how to use it right. ⊲ To create a feeling of consistency, run wood floors continuously throughout, even into the kitchen. It can survive the occasional spill if you treat it properly. Embrace wood with visible graining, such as Mir Hardwood’s Reclaimed Parquet collection (which mixes woods for rich character). ⊲ For those who prefer a hard surface, consider an inset tile “mat” for the kitchen, entry, or other wet areas – it keeps the floor flush (and there’s no sisal rug to try to wash the mud or red wine out of). ⊲ Plank walls give the textural look of a cottage cabin interior, but unless you live directly on the water, you may find this much wood a bit overwhelming. Paint it out a white or pale colour to maintain an airy, relaxed vibe, or go for a deep espresso stain and break up the wood with white accents such as art and drapery. 78 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Continued on page 80

DESIGNER ADVICE...continued

Cottage decor often comes down to celebrating the basic essentials, such as beautiful plates, vintage servingware, and stunning pots and pans Timeless tile: Subway tile is a versatile classic that can appear either modern or traditional, depending on the details. ⊲ The most popular form of contemporary subway tile is crisp white porcelain, but you don’t have to go so minimal. Consider a tile with a more organic surface shape and subtle, uneven colouring, to bring in some traditional warmth, or choose a style with a bevelled edge for a sleek touch of class. ⊲ A cottage-inspired kitchen is also a great place to play with the colour of your tile grout. The geometric patterns of subway tile (or any other shape) can be highlighted with dark, contrast grout, or you could even choose one with a colour infused to add a playful accent. Focus on faucets: Even in the most humble cottage, a slight hit of sparkle usually appears in the form of an eye-catching kitchen faucet. ⊲ Whether your goal is a transitional or traditional style, a “bridge” faucet (which sits above the counter on two widespread arms rather than one in the centre) adds an uncommon graceful touch. ⊲ If you find yourself often filling large pots (for soups or pastas, for example), a wall-mounted faucet placed over the stove is extremely practical, and makes the fixture even more of a standout feature. Cottage colours: It’s hard to imagine a cottage-inspired colour scheme without the calming essence of a clean, fresh white. ⊲ For an earthy, Zen atmosphere, pair white with off-white neutrals (greys, beiges, or both) and let texture and materials become the focus – it recalls the simple beauty of sandy shores and pebbled paths without feeling too stark. ⊲ For a livelier nautical vibe, blue can’t be beat as a cottage-inspired favourite. In general, a cottage interior tends to choose a limited palette and stick to it, so pick one hue to repeat in smaller or larger doses from room to room (and if you want a little extra punch in a key area, try small hits of red for spice). Soft and strong: Seating in a cottage-inspired home tends toward two timelessly practical (and beautiful) categories: wood and slipcovered. ⊲ Sturdy wood barstools, dining chairs, and benches are perfect options for bringing in a sense of natural strength, as their open frames still allow for an airy and relaxed look, and they contrast soft upholstery beautifully. ⊲ Whether or not you find yourself regularly tracking sand inside, slipcovered furniture is practical for its ease of washing and for the ability to swap out looks between seasons. Plus, a skirted front on a sofa or chair communicates the relaxed cottage vibe, 82 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Everyday beauty: Cottage decor often comes down to celebrating the basic essentials, such as beautiful plates, vintage servingware, and stunning pots and pans. ⊲ Open shelving is a popular trend which suits the most rustic spaces (think simple wood plank shelves) or even more modern schemes (try vanishing floating glass). However, if you prefer to keep your storage behind closed doors, consider varying the heights of your cabinets – this creates neatly framed niches at the ceiling where you can display party serveware you use occasionally (such as elegant porcelain pitchers). ⊲ If you have precious plates you won’t use often (or even favourite ones that you do!) an artful arrangement over your dining table makes a classic cottage-inspired display – choose all white pieces if you want to keep the look modern. Similarly, cool copper pots hung on an open rack make a trendy metallic statement in between recipes.

HOMEBUYERS’ HELP

What all new home buyers need to know

O

ne of the many advantages of buying a new house or condo – aside from the benefits of being able to pick and choose the features and finishes to suit your taste – is that almost all new homes in Ontario come with a warranty. In fact, the province’s new home warranty program offers coverage up to a maximum of $300,000 on each property. This warranty is administered by Tarion Warranty Corp. and covers your new home for up to seven years. In the event a sale can’t be completed, there is also deposit protection up to a maximum of $40,000 for new houses and $20,000 for new condos. (Excess deposit amounts are also protected by the trust provisions of the Condominium Act.) The warranty is broken out over one-, two-, and seven-year coverage periods during which time purchasers can apply to Tarion and their builder to remedy any problems that may have arisen since taking possession of their new home.

84 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

The one-year warranty protects against defects in workmanship and materials and any violations to the Ontario Building Code. The two-year warranty protects against defects in the electrical, plumbing and heating systems, any water penetration issues, and defects in the exterior cladding. During the seven-year warranty period you are protected against major structural defects that could affect the safety of the dwelling, such as the failure of a load bearing wall. A complete overview of the home warranty program is found in a document called the Homeowner Information Package. You can access this document anytime at tarion.com. Your builder is also required by law to provide you with access to a copy of it before, or at, the closing of your new home. The law dictates that all new homes in Ontario come with this mandatory warranty coverage. It is also required by law that all new home builders in the province be registered with the Tarion Warranty Corp. Every registered new home builder in the province is listed on the Ontario Builder Directory pages at tarion.com. If your builder does not readily provide you with requested warranty rights information, and you do not find their name on the directory, you are advised to think twice about purchasing that home. More information is available online at tarion.com. NC

FUNDAMENTALLY SPEAKING

Toronto’s SmartTrack transit gets a big boost with federal funding By Wayne Karl

M

ajor John Tory and the city of Toronto received a big boost to the SmartTrack transit plan yesterday, with the federal government committing $2.6 billion to the expansion. Ottawa’s contribution amounts to about one-third of the cost for SmartTrack transit, a regional express rail surface line intended to provide relief for the overcrowded Yonge-University-Spadina subway line, and connect Toronto to major employment centres in Mississauga and Markham. The funding is to come from the new Public Transit Fund, the federal government’s largest dedicated, permanent infrastructure program, announced in the Economic Action Plan 2015. What is SmartTrack? » SmartTrack transit is a Regional Express Rail (RER) surface subway, providing service from the Airport Corporate Centre in the west, southeast to Union Station and northeast to Markham. It will have 22 new station stops and five interchanges with the TTC. The line is scheduled to begin service in 2021. » All-day, two-way, frequent express service across the city, reducing a commute from Kennedy subway to Union Station to less than 30 minutes, from the current 40 via subway. » An estimated ridership of 200,000 per day, equivalent to about half the daily ridership of the existing Bloor-Danforth line. » 53 kilometres in length, and is mainly a retrofit of two existing GO lines operated by Metrolinx. Approximately 90 per cent of its length will be on existing GO trackage. It will not displace any existing roadway. » The same fares as regular TTC rides, and will have integrated faring with TTC. No new fares will be needed at interchange points with the TTC network. » Will use new electric multiple unit vehicles (EMUs), and no diesel locomotives.

» $265 million for a new LRT line between Waterloo and Kitchener, as well as a rapid bus transit from Kitchener to Cambridge. » $600 million for the construction of the Confederation Line in Ottawa, a 12.5-kilometre electric light rail system that will cross the city, currently under construction and scheduled for start up in 2018. » $416.7 million for the construction of the Evergreen Line in Metro Vancouver, currently under construction, to link to the existing Millennium Line, with connections to other transit lines and regional bus networks. » $400 million for the construction of the Edmonton Valley Line (Stage 1) Southeast LRT in Edmonton, integrating into existing LRT and other transportation networks.

Since 2006, Ottawa has provided support for a number of major public transit projects across Canada: » $697 million for the Toronto-York Spadina Subway Extension project in Toronto. This project is extending the current Spadina line by 8.6 kilometres into the city of Vaughan, connecting to GO train services and six new subway stations, including one at York University in North York.

Ottawa’s contribution amounts to about one-third of the cost for SmartTrack transit... 92 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

Empire Communities reaches new heights at Rain Condos in Oakville

E

mpire Communities has marked a significant milestone in construction at its Rain Condos in Oakville. Empire celebrated construction reaching the top of the building with a toppingoff event that saw guests ride a construction elevator to the top level to take in the views of surrounding Oakville. “Rain has already proven to be Oakville’s most successful condo community,” says Paul A. Golini Jr., co-founder and executive vicepresident, Industry Relations. “The success of Rain Condos is a testament to the trust that purchasers have in the communities we build, and we’re excited to mark this occasion and bring to life our first project in Oakville.” Rain is a dynamic, urban design of two towers at 19 and 21 storeys, connected by a five-storey podium. The master-planned community located on the northeast corner of Kerr Street and Speers Road will become the northern gateway to the vibrant, revitalized Kerr Village. Elegant suites range from functional studios to luxurious two-bedroomplus-den layouts. Senses Condos is the latest release of Empire’s successful Rain Community. Architects Enzo Corazza and Domenic Biase, from the award winning firm Graziani + Corazza, designed the community to provide suites with maximum access to sunlight and panoramic views, while

also giving residents privacy. All suites feature expansive glass balconies or terraces and high-quality features and finishes. Amenities at Rain Condos epitomize the benefits of a carefree lifestyle with a 24-hour concierge, indoor pool, exercise room, and a yoga and Pilates studio. Residents will enjoy entertaining guests in the beautiful party room highlighted by a soothing linear fireplace. There is a full kitchen and private dining area, and a landscaped rooftop terrace complete with privacy cabanas, a barbecue and seating areas. The entertainment room is perfect for meeting with friends or just relaxing after a long day’s work. Located in the revitalized Kerr Village, residents will experience an eclectic array of quaint shops and upscale restaurants. To the south is the charm of historic downtown Oakville with designer clothing destinations, charming cafes and gourmet restaurants. For those commuting outside of Oakville, the Oakville GO Transit and Via Rail stations are within walking distance with the commute to Union Station in downtown Toronto taking no more than 45 minutes on the GO Train. The transit-rich location also offers quick access to the QEW. Prices for suites at Rain and Senses start from $229,990. NEIGHBOURHOOD PROFILE

Mississauga City Centre By Lydia McNutt

F

orty years ago Mississauga was little more than farmland. Today, it is among the fastest-growing areas of the GTA. And while for downtown Torontonians, this west-end ‘hood may still be considered a sleepy suburb, Mississauga City Centre is far from it. And like any notable “downtown,” the area boasts eye-popping architecture in the form of the Absolute World towers, whose sultry silhouettes have made their mark on Mississauga’s skyline, and the international architectural stage. The first thing that jumps out at you as you stroll the streets of Mississauga City Centre are its gleaming glass towers which mingle with lush, leafy trees on the jagged skyline. While you may need a car to get here (unless you’re lucky enough to call it “home”), once you’re here you’ll find that downtown Mississauga is highly walkable and livable, with employment, shops, services, dining and entertainment within a short stroll. For trips further afield, Mississauga City Centre is also a public transit hub, and also boasts easy access to Hwy. 403, the 401 to the north and the QEW to the south. The vibe Mississauga Village Centre immediately evokes the feel of a new city, reflected in glistening glass towers (and seemingly ever-present cranes and construction), young trees lining the streets, and the young residents to match – ‘new’ either in age, or in Canadian residency. Meet the neighbours Young single professionals, ‘new’ couples just starting out, downsizers and empty-nesters, as well as some small families (think one kid and a little dog). Culturally speaking, it’s a pot pourri. In the area The neighbourhood boasts some of Mississauga’s better-known landmarks, like Square One Shopping Centre, the Living Arts Centre and Celebration Square. It’s also home to a wide range of cultures which 108 NEW CONDO GUIDE JUL 4 - AUG 1, 2015

flavour its leisure landscape with a veritable world-tour of restaurants and festivals to take in. Planes, trains and automobiles The City Centre Transit Terminal is the hub for Mississauga’s MiWay public transit. You can also catch a Zum bus into Brampton, or connect to the TTC Islington subway station. GO Transit from the Square One terminal takes you beyond the city limits. Driving? Hurontario is the living spine of the city, and Hwy. 403 marks the neighbourhood’s northern boundary. Dollars and sense Mississauga is still relatively affordable when you compare its downtown real estate to that of Toronto. And the gap between lowrise homes is even greater. Aside from price, you get more bang for your buck out west, where the homes generally offer more square footage than its Toronto counterparts.
