You’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. Start by finding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into during your tour. Naturally, you should spend some time visiting several different sales offices and model suites. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right home builder, making that big decision will be a whole lot easier and more enjoyable.
Small, sweet and smart!

If you’re condo hunting in the big city, you’ve probably come across some small but sweet spaces you’d love to call “home.” While the micro condo trend is nothing new to cities like Hong Kong and New York, it’s finally catching on a little closer to home with new compact suite designs that are making big waves in terms of style, and lifestyle. The more of these mini dwellings you tour, the more you’ll realize that it’s not always the size that matters, it’s how you use it. Modern home builders incorporate efficient layouts that make the most of every inch. Built-in shelving and storage systems, clever kitchens and open floor plans deliver fashion and function. Add to this modern innovations like dual- and even triple-purpose furnishings, and your 500sq.-ft. suite all of a sudden offers room to spare. Interior designer and New Condo Guide’s design editor Yanic Simard offers some tips: ›› Think vertical. A 12-by-12-ft. room gives you only 144 sq. ft. of floor space. But consider an eight-ft. ceiling and four walls, and you now have approximately 384 sq. ft. of vertical space. ›› Use light colours. Bright walls will bounce light around the room, creating the illusion of more space. ›› Reflect. Add a large mirror to visually double the size of the space! With some thought and creativity, you really can live large in your small home!

oday’s condo builders and developers have sky-high standards to meet, and many exceed them. There’s still no shortage of demand for new condos: about 60 per cent of all new homes sold in the GTA in the last five years were condos. New Canadians and first-time buyers are among those moving to the GTA and often look for a condo because it is more affordable than a detached home. Our industry has built and continues to build well-planned, well-designed, complete communities that people can afford to purchase. The GTA’s leading condos are built with the latest in energyefficiency technology, including: ventilation and air handling systems that recover energy from stale air before it is exhausted from the building; green roofs; solar-powered

fibre-optic lighting systems; Energy Star appliances and compact fluorescent lighting; double-glazed, gas-filled, air-tight windows; and individual meters for electricity to ensure that residents only pay for what they use. When it comes to safety and quality on the job site, each condo is inspected by a host of professionals, said Michael Steele, director of technical standards at RESCON, a safety association for home builders. They include design professionals (architects, mechanical engineers, electrical engineers and structural engineers), municipal inspectors, fire departments and Tarion, the Ontario new home warranty program. According to Steele, we have the most regulated environment for constructing highrise residential buildings in Canada. The City of Toronto requires all condo builders and developers to build according to the Toronto Green Standard (TGS). Most of them build at Tier 1 of the TGS, about 15 per cent above the requirements of the Ontario Building Code (OBC), while others over-achieve by building at Tier 2, about 25 per cent above the OBC. Architect Enzo Corazza, a principal with Graziani + Corazza, said the TGS is demanding on builders and developers, but it’s an achievable standard that sets a good example for other municipalities.
New Canadians and first-time buyers are among those moving to the GTA and often look for a condo because it is more affordable than a detached home Corazza added that Toronto’s design review panel has enhanced the quality of design excellence, for condos and complete communities, throughout the GTA. This panel is comprised of architects, urban designers and engineers who advise City staff on how to preserve uniqueness of place, ensuring new development is compatible with its surroundings, and accounting for safety for private and public projects. And while today’s condo builders and developers are striving for excellence, one key industry player sees a need to take building standards to another level. EnerQuality is a company that designs voluntary Green building programs for the residential construction industry. This year, EnerQuality is launching a condominium standard certification called Level to transform the market, improve building performance and raise sustainability benchmarks across the province. Given a condo’s long development time lines, EnerQuality’s Kirk Johnson said it will take 10 years before it will have the market penetration that the company enjoys for lowrise homes. The company has certified about 25 per cent of Ontario’s new lowrise homes in the last two years through the Energy Star for New Homes program, which they introduced to Ontario in 2006. Yet another example of how our industry strives for excellence.

arion has continued to evolve over the past few years to help us better serve the hundreds of thousands of homeowners who have purchased new homes across Ontario. Owning a home comes with a great deal of responsibility, and keeping track of all the tasks involved can be complicated. This is why we are always striving to make managing your home’s warranty more convenient. Tarion is constantly updating our online service, called MyHome, which is designed to help homeowners stay on track when it comes to their warranty coverage. Just about all new houses and condominiums in Ontario come with a mandatory warranty that begins when you sign a purchase agreement, and lasts seven years from the date of first possession. This means that if you are a new homeowner, you have warranty protection, guaranteed by Tarion Warranty Corp. MyHome is the simplest way to manage your warranty. As soon as you take possession of your home, you can 014 new Condo Guide jul 5 - aug 2, 2014

new home warranty register. The service allows homeowners to securely submit 30-Day, Year-End and Second-Year Forms. You can also view any submitted forms and official correspondence. Tarion will send you automatic email alerts so you don’t miss any important deadlines. This is crucial, because timing is essential when submitting warranty forms. Missing a deadline may delay – or even jeopardize – a claim. This is not a new service – it has been in place since 2009. However, Tarion recently implemented a number of enhancements to MyHome. These include the ability to upload supporting documents to an account, such as photos, receipts and agreements, and a feature allowing homeowners to schedule a conciliation inspection online. Tarion’s Accessibility for Ontarians with Disabilities Form is now available on MyHome for homeowners to complete and submit electronically. A live-chat customer support function was also added to help homeowners navigate MyHome as they use the site. Over the years, we’ve seen a steady increase in homeowners using our electronic services to manage their warranty. Recent numbers tell us more and more homeowners are choosing MyHome, with the number of users jumping from 50,000 in 2012 to 73,731 in 2013. In total, 61 per cent of all warranty forms received last year were through MyHome. MyHome isn’t the only way Tarion has been improving and updating its services. In the past few years, we have been moving from a primarily paper-based organization to a more electronic-based one to effectively serve the needs of all our stakeholders. We have launched multiple social media channels as a way to engage new-home buyers. Our Facebook page offers valuable updates, educational materials about the warranty process, and industry-related information that is relevant to new-home buyers. Tarion’s YouTube channel includes online videos to help new homeowners navigate the warranty process. We even offer the Homeowner Information Package electronically, which helps ensure homeowners are always accessing the most recent version of this document. So, if you’ve purchased a new home, sign up for MyHome to make managing your warranty easier. New home purchasers can register for MyHome by visiting tarion.com and following the MyHome link on the homepage. You will need to provide your home’s enrolment number and original date of possession (which is the warranty start date). This information is on the Certificate of Completion and Possession (CCP), provided by the builder. If you have purchased a new home and your builder has not informed you about the mandatory new home warranty that you are entitled to, contact Tarion as soon as possible. You may be dealing with an unregistered builder, which is illegal in Ontario. As always, if you have a question or would like more information about Tarion, visit tarion.com or find us at facebook.com/TarionWarrantyCorp. Finally, if you have some suggestions on how to improve our services, contact us through one of our various channels. Tarion welcomes your comments on how we can continue to improve our services.

ight on track with what is the busiest moving day across Canada, my own family is packing up and moving out. Over the past couple of months, my columns have documented my experiences in the home selling and buying process, and now I find myself at the peak of all the excitement. I’ll admit that I haven’t changed homes very many times in my life. I can count my moves on one hand. And after going through the process of packing, clearing and cleaning a whole house worth of stuff – or “junk,” as my husband affectionately calls it – I can honestly say that moving officially tops my “most-hated things to do” list. The fact that my husband and I opted for a do-ityourself move doesn’t help matters.
016 new Condo Guide jul 5 - aug 2, 2014
What also complicates things is the fact that my sale and purchase close on the same day. So, between running to my lawyer’s office, renting vans – yes, plural – packing up the last of our “junk,” moving out and moving in, it’ll be a hectic day to say the least. I must say, my husband and I are on track with it all, but I can certainly see why many choose to go with a pro rather than taking the DIY route. Sure, doing it yourself gives you some control – of your stuff, your timing, and your costs. Unless you’ve made errors in judgement, in which case, all that goes out the window. You’ve “eyeballed” your house and its contents, and you’ve chosen a truck that “should be big enough.” But half-way through loading it, you realize you’ve only packed a quarter of your stuff and now your options are to rent a second truck, run about 20 loads of boxes to Mom and Dad’s place, or get rid of a lot of stuff. It’s not a decision you want to make at the last minute, which is when the realization that you’re not properly prepared usually sets in. If you’ve ever moved, you’ll likely agree that using a professional moving company is worth every penny. Many moving companies offer services far beyond just loading the truck and driving it across town. Movers can help you plan your moving day, pack, and even unpack for you. They will assess the size of truck you’ll need, the amount of packing materials and what kind, and they know how to handle awkward and heavy pieces that might otherwise leave you scratching your head. Professional movers know to expect the unexpected, ensuring you’re not stuck at crunch time. When you’re shopping for a moving company, don’t expect to find one at the last minute – especially if you’re moving at the end of June or July, like many other Canadians also are. Do your research and hire a reputable company well in advance. The Canadian Association of Movers offers some tips when shopping for a moving company: » Find reputable movers through the Canadian Association of Movers. » Check with the Better Business Bureau (BBB), and/or your provincial government’s consumer protection agency. » Ask three movers for estimates in writing. » Get the terms and conditions of your move in writing. » Ensure you know how your goods will be protected for loss or damage. The next time we move – which won’t be for a very, very long time – we will seriously consider hiring a professional mover to literally shoulder some of the burden.

Sales of new homes remain stable in the GTA
New home sales in the Greater Toronto Area have rebounded from a slow 2013 and returned to healthy levels, according to the Building Industry and Land Development Association (BILD). According to RealNet Canada Inc., BILD’s official source for new-home market intelligence, there were 3,526 new homes and condominiums sold in the GTA in May, with increases in both the highrise and lowrise sectors. Highrise sales were up 22 per cent from 2013, making it the third-highest May in the last decade and 11 per cent above the 10-year average. Meanwhile, lowrise sales rose 27 per cent, sitting seven per cent below average. “Sales through the first five months of 2014 have shown that new-home buyers have confidence in the may ’14 Lowrise
market,” says BILD president and CEO Bryan Tuckey. “This will result in the creation of hundreds of thousands of jobs in the coming year for GTA residents.” The building and development industry is a major engine in the regional and provincial economy, creating more than 207,400 jobs in construction and related fields last year. According to the RealNet New Home Price Index, prices in the lowrise sector grew five per cent to $675,074. Highrise pricing increased slightly by one per cent to $437,773.

hey say it takes a community to raise a child, and it is gratifying to see how many more families are choosing urban condo living in the GTA. Where in the world can you find a better place to raise children? Toronto is a wonderful city with excellent schools, beautiful parks, fascinating cultural venues and other amenities for all ages. This relatively new trend for Toronto is standard practice in much of the rest of the world, where
026 new Condo Guide jul 5 - aug 2, 2014
condo and apartment living is the norm for families. In New York and other major international cities, it’s common to find suites with three bedrooms, two bathrooms, a powder room and family room that are within the financial reach of average buyers. In the past, the larger suites in Toronto condominiums were usually snapped up by luxury-loving empty nesters moving from lavish lowrise homes. Now, these spacious suites are being purchased by families as well. And with the demand on the rise, developers are including a bigger selection of larger suites that are reasonably priced. It makes sense, because with the prices of lowrise homes having risen so much over the past decade, condominiums are an affordable alternative for those who want to own a home and build equity. Condo living can save money for families in other ways, apart from just the price of the suite itself. Even in the GTA, most condominiums are situated close to public transit to reduce the amount of vehicle use necessary. When you consider the pressure and expense of vehicle maintenance, gas and the time it takes to commute, why not buy a condominium suite closer to where you work? Living in or close to an urban centre means older children can walk, take the subway, and enjoy more freedom than they generally do in the suburbs. Today’s buildings usually contain family-friendly amenities such as rooftop barbecue areas, swimming pools, theatre rooms and party rooms. And developers are beginning to introduce kid-friendly amenities like playgrounds, too. I believe that, as the condo market evolves, we will see more family-oriented amenities and even day-care facilities added. Imagine how convenient it would be for a couple to leave for work and drop off their children right in the building! As for the suites, those in sizes from 1,500 to over 3,000 sq. ft. are far more popular today than they were a few years ago – both for families and for grandparents who enjoy having their grandchildren visit them at their condo. And this trend isn’t just for established families. Young couples who choose to raise a family in a condominium could purchase a one-bedroomplus-den suite and convert the den to a nursery when they have their first child. Plus, condo owners often find that their suite offers them more usable space than a townhome or detached home of the same size. This is because in a condo there is no wasted space with hallways, and design advancements have introduced things like linear kitchens and lofts that add to their functionality. Whatever your family configuration, consider condominium living. From Mississauga to Richmond Hill to Pickering and throughout Metropolitan Toronto, you will find exciting choices that offer a high quality of life for residents of all ages.

Capital expenditures & deductible expenses A
Real estate rental deductions are always contentious, and Canada Revenue Agency frowns on expenditures that should be capitalized as opposed to being expensed immediately. As an accountant who deals with real estate investors on a regular basis, I can tell you your concern is not isolated. The Income Tax Act does provide guidance with regards to capital items and current expenses. Capital expenditures Generally, these are expenditures that will

I recently purchased a rental investment property. Fortunately, the home was rented quickly. However, last summer because of several days of the heavy rainfalls and floods across the city, my roof leaked terribly and the ceilings were water damaged. I had to re-shingle and replace the entire roof and repair the ceiling and floors. It also cost me more than $1,200 for a new fridge and stove. I have an individual who prepares my income taxes who has advised me that these are capital items and I could not deduct them for my income taxes. Is this true? provide benefits and a useful life for several years – such as appliances, air conditioners and dishwashers. The Income Tax Act provides for Capital Cost Allowance (CCA) deduction for capital expenditures that can be expended over the useful life of the asset. Deductible Expenses Generally, these expenditures may be deducted in the year they are incurred. They would include all expenditures directly related to the property such as property taxes, insurance, utilities, mortgage interest, advertising cost, legal cost, accounting fees, and repairs and maintenance.
It would appear your repairs were performed to maintain the property to its original condition and would therefore be considered a current expense. However, the fridge and stove must be capitalized. Investors should always have a good accountant who deals with real estate investments on a regular basis to ensure the right advice is given.
Q
I recently started my own small business, which is registered as a non-incorporated business. I earned approximately $34,000, less expenses. Additionally, I am employed full-time, as is my wife. What is my final date and can I choose my own year-end for my company? Yves, Oakville
A
Congrats on joining the ranks of entrepreneurs. Many individuals talk about starting their own business but are reluctant to do so for various reasons. The primary obstacle is finances, followed by lack of knowledge about where to start. Individuals who are strictly T4d – that is, employed full- or part-time – should typically file their year’s personal tax return on or before April 30 of the following year. Self-employed (including non-incorporated businesses) taxpayers and their spouse have until June 15 to file their tax return for the previous year. However, any income taxes owing would have to be remitted on or before April 30 of the filing year. Therefore, you should have your tax returns prepared before the end of April to avoid any interest penalties.

ortgage interest rates, still at historical lows and expected to remain so until later this year and maybe even into 2015, represent a window of opportunity for those looking to buy a home. The Bank of Canada, in its latest rate announcement on June 4, once again held its influential overnight target rate at one per cent – where it has been since September 2010. Indeed, the mortgage industry remains ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of

any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances.
The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and selecting interior finishings. But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent.

Rental Applications:
When can landlords retain deposits?
Musilla v. Avcan Management Inc.

f you are reading this article you may currently own or may be considering acquiring a residential investment property. Ownership of such properties typically involves the vetting of prospective tenancy candidates via a rental application process followed by the negotiation of a formal lease. This article discusses a decision by the Ontario Court of Appeal which explored the meaning of the term “rent deposit.” The court’s decision may surprise you.
034 new Condo Guide jul 5 - aug 2, 2014
In this case, Sarah Musilla filled out a rental application form for a one-year tenancy and provided it to the landlord along with the required deposit cheque equivalent to one month’s rent. Six weeks before the tenancy was to have commenced, she backed out of the agreement and refused to sign the lease as contemplated in the rental application. She never took possession of the property. Ms. Musilla then sued to get her deposit back. This would seem like an easy one for the landlord, but not so. At the Landlord and Tenant Board (the “Board”) and the Ontario Divisional Court, Ms. Musilla relied on subsection 107(1) of the Residential Tenancies Act (“RTA”) which states that a landlord “…shall repay the amount received as a rent deposit in respect of a rental unit if vacant possession of the unit is not given to the prospective tenant.” Ms. Musilla argued that she was entitled to a refund because she had not taken possession of the unit – regardless of the reason why. The Board and Divisional Court disagreed and held that tenants cannot unilaterally terminate tenancies prior to taking possession and then claim the deposit back. It makes sense for the landlord to keep the deposit. Well, not for Ms. Musilla, who appealed to the Ontario Court of Appeal. The Court considered whether the deposit provided by Ms. Musilla actually represented a “security deposit.” The Court reasoned that the rental application signed by Ms. Musilla was not a lease; this was confirmed by the wording on the very application form which contemplated that an accepted prospective tenant would execute a formal lease prior to moving in. Moreover, the RTA states that payment of last month’s rent is the only circumstance where a landlord can retain a security deposit. As such, the deposit provided by Ms. Musilla with her rental application did not constitute a “security deposit” as there was no tenancy established at that point, given that no lease was signed. The result in this case was that Avcan Management Inc. was not authorized under the RTA to keep Ms. Musilla’s money for her failure to enter into the lease. Conclusion
Rental application forms such as the one considered in this case are commonly used by landlords as a way of vetting potential tenants; deposit cheques are typically provided with such applications. As you can appreciate, the Court’s decision in this matter has potential to create problems vis-à-vis this established practice. Deposits are required so as to establish that prospective tenants are serious in applying to rent a unit as well as to incentivize landlords into holding the desired units. It will be interesting to see how this decision affects matters going forward. If you are a prospective residential landlord, it may not be a bad idea to have your rental application form reviewed by a lawyer experienced in this field, as it seems that the Court’s decision applies only to situations where it is unclear whether a deposit may be returned if a lease is not entered into.

investor advice
Top 10 new condos to get in on // by andrew la fleur
When it comes to investing in condos,
not all projects are created equal. Some are more profitable than others, some provide investors excellent return on investment, while others do not. Here are my Top 10 picks for condo projects that offer great prospects for condo investors in the Greater Toronto Area.
ĂŚ
1. River City 3 Investors love getting into master-planned neighbourhoods in the early stages. River City 3 by Urban Capital in the West Don Lands is one such opportunity.
Essential elements of a great condo investment Here are four tried and true ingredients for a successful condo project to invest your money:
2. The Code Condos The Code is Lifetime Developments' latest building in the uber-chic Forest Hill neighbourhood. Exclusivity is key here, with only 118 units in the building.
3. Menkes Yonge and Eglinton While this project doesn’t even have an official name or release date yet, you can be sure that the developer who sold more condos in Toronto than any other developer in 2013 (Menkes) will have another hot property on their hands.
4. The Academy Condos Great for Students & investors!
The Academy promises to address the huge and growing demand for high-quality housing options for students at the University of Toronto’s Scarborough Campus at Morningside and Ellesmere.
î Multi-phase projects Projects that are not just one-off buildings, but rather contain multiple phases rolled out over time as part of a bigger master plan, are great for investment. If the project is successful at the start, prices always go up for subsequent phases. Getting in early in a multi-phase project is a proven method of making money in condo investing. î Location with upside potential You can't go wrong when you invest in an established triple-A location, but it takes a little more foresight to see the greatest opportunities are in areas that are still in transition. Ten years ago, no one wanted to live at King and Bathurst. Now this area is one of the hottest in the city. î Areas with high rental demand When evaluating potential condo buildings to invest in, be sure to study the rental market in the immediate vicinity to see how much demand there is to live in the area. Look especially for two things: are rents increasing, and how many days on the market does the typical rental listing last? Areas with rapidly increasing rental rates and low time on the market are more likely to outperform other areas. î Developer history On this point, I’m not referring to whether the developer has a solid history of building good product and finishing on time (while that is important). I’m referring to their history with their investor buyers. The best condo projects for investment are often those where the developer understands and puts a high value on the role of the investor buyer in the sales process. They reward their early investors with great prices, and this translates into strong asset appreciation by the time the building is complete.
jul 5 - aug 2, 2014 new Condo Guide 039
8. Daniels Erin Mills There is huge anticipation for this project, probably because Daniels has already played such a huge role in building the Erin Mills community over the years.
9. 50 Wellesley 5. YC Condos From the developer (Canderel) that brought you the tallest condo in Canada (Aura) comes another very tall tower, this time right at Yonge and College.
This project by Plaza is right beside the Wellesley subway station, and steps from what is probably the hottest street in Toronto for condo development: Yonge Street.
10. The Cove
6. Alter Condos Tridel has a huge following of investors who keep coming back, probably because Tridel has one of the best reputations in the industry. Alter Condos near Church and Carlton promises to be a winner.
When it comes to waterfront living, it doesn’t get any closer than this. The Cove by Conservatory Group in Etobicoke is a boutique building in the booming Etobicoke waterfront neighbourhood.
7. 11 Wellesley on the Park
Park-side living
Lanterra’s latest building offers downtown highrise living with a twist: a 1.6-acre park on your doorstep.

very industry has its lingo, acronyms and phrases exclusive to those ‘in the know’. The new-home industry is no exception. There are plenty of acronyms associated with the planning process that you’ll likely never hear about but may very well affect your home. Some examples include ZBA (zoning by-law amendment), C of A (Committee of Adjustment), NOAC (Notice of Approval Conditions), EP (Environmentally Protected Lands) SPA (Site Plan Agreement/ Application), SOG (Slab on Grade) HVAC (Heating, Ventilation and Air Condition), and the list goes on and on. On the other hand, there are acronyms and terms that every new homeowner should know and 042 new Condo Guide jul 5 - aug 2, 2014
understand, as they’ll come up throughout the buying process. For instance, new condominium buyers need to be familiar with interim occupancy, which splits your closing into a two-step process. During occupancy, you move-in or ‘occupy’ the suite and you must pay the developer a monthly amount equivalent to the maintenance fee, interest on the deferred purchase price and the estimated property taxes. This is then followed by the final closing, when you actually own the suite. Conversely, the closing on a lowrise home conveys immediate ownership. The first walk-through of your new home is during your pre-delivery inspection, or the PDI. While this acronym isn’t exclusive to us – the car industry also uses the term – it’s important to understand what to look for during this inspection. While you want to use your PDI to ensure the installation of all selected finishes and any upgrades, you also want to ensure that the little details have been looked at. Your PDI is governed by Tarion – a private corporation that was established in 1976 to protect the rights of new homeowners and regulate new-home builders. Interestingly enough, Tarion isn’t an acronym as one might assume at first glance. It’s actually an anagram of the word Ontario (how clever is that!). The laws that protect consumers and regulate builders are outlined in Ontario’s New Home Warranties Plan Act (ONHWP). Tarion and its associated laws under ONHWP make it one of the most comprehensive new home warranty programs in North America.
The first walk-through of your new home is during your pre-delivery inspection, or the PDI As a new homeowner in Canada, you might also find yourself dealing with Canada Mortgage and Housing Corp. (CMHC). CMHC is Canada’s national housing agency. Established in 1946, it addressed Canada’s post-war housing shortage and has since grown nationally. It’s the premier provider of mortgage loan insurance, mortgage-backed securities, housing policy and programs and housing research. While established almost 70 years ago, CMHC is constantly evolving to address the housing needs of Canadians and contributes to the overall stability of the market. If you encounter any terms throughout the home-buying process that are foreign to you, be sure to ask for clarification. Buying a home will be one of the biggest purchases you make in your life – likely the biggest. It always pays to be an educated purchaser.

Severe thunderstorms cause damage to homes across Ontario
What consumers need to know about insurance
with heavy rains and strong winds that caused severe damage across southwestern and southern Ontario recently serve as a strong reminder to consumers about the importance of home insurance. The Insurance Bureau of Canada (IBC) is informing consumers about what they need to know if their property was affected. “First, make sure your family is safe,” says Ralph Palumbo, vicepresident, Ontario, IBC. “Any property damage to homes and personal property will likely be covered by home insurance policies.” Consumers should contact their insurance representative as Violent thunderstorms

soon as possible to discuss coverage and deductibles, and to report damage claims. To facilitate claims processing, homeowners should document all property losses. And, if safe to do so, they should protect their property from further damage. IBC reminds consumers that: ›› Most home and business insurance policies will cover damage caused by wind, including broken windows and removal of debris. ›› Auto policies cover wind damage if comprehensive coverage has been purchased. ›› Marine insurance policies will usually cover damage to boats from wind. ›› Homeowner’s and tenant’s policies usually provide coverage for additional living expenses if a home is uninhabitable resulting from an insured peril. Affected residents can also call IBC’s Consumer Information Centre in Ontario at 1.800.387.2880 for answers to insurance-related questions.

Go vertical or go home
Use the wall to store it all
Go vertical or go home. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them. Clear up valuable tabletop space. We all have a limited amount of counter Hellen Buttigieg is a certified professional organizer, life coach, TV host, owner of We Organize U and author of the best-seller, Organizing Outside The Box. learing clutter and putting everything away can be a challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities.
and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look.
Running out of kitchen-cabinet space? If your kitchen supplies exceed your cabinet space, consider mounting a metal rail to your wall. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to your items and utilizes previously unused wall space. Make the most of ceiling space. Rather than putting up a wallpaper border,
install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, yet still allows the kids to enjoy them. Adjust your storage systems. A common misconception is that once you
have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you experience a lifestyle change.
Avoid shampoo overload in the bath. For a more streamlined look in your
bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space.
Store magazines creatively. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

Mixing It Up // by blima ehrentreu
The colours, patterns, materials and textures in a
space create impact and can enhance the feel of any room. To add visual interest and achieve an inviting atmosphere, consider combining these elements to achieve a well-balanced space. When deciding on the colour palette, start with a piece of wall art you really love, or a rug or chair that has a beautiful colour, and seek inspiration from it. Find patterns and prints that embody your focal point piece, or that complement it in colour and style. This will ensure you love the space you design. Think in threes. Incorporate an odd number of
patterns into a room’s design, using a minimum of three, and focus on their scale and colour when combining them. The first pattern should be a large, dominant one.
Next, select a fabric with pattern that includes similar colours, but is smaller in print size. The third pattern needs to unite the first two, either through colour or print. Try three patterns, in a range of scales, such as a bold floral, a wide stripe, and a small geometric. The more variety of scale in your patterns, the more comfortable and welcoming the space will feel. print, colour, repeat. Try repeating colours from
pattern to pattern as well as in other parts of the room. This creates continuity in the space and enhances the overall look. It is best to accentuate underplayed, shared colours in different prints. If you use one pattern, such as a geometric, repeat it somewhere else in the room, even if the colour and scale change. Choose prints that have a monochromatic design and that do not compete visually with the bold colours around it. continued on page 58‌

Size matters. Often, a large-scale
print can be too big for a pillow or for a small room, so be sure to select a print that works well with the space. Using a large print on an area rug is a great way to add pattern to any room, while not overwhelming the space. Using large, bold patterns help in visually enlarging the room. The larger the pattern, the bigger the room can appear. Style matters. For a modern,
clean look, stick to geometric patterns and straight lines. It is okay to mix different geometric patterns, as long as their sizes and colours vary. I like to add different textures to a space because it helps mix up patterns and brings life to a room. For a more traditional look, select patterns that have more curvature and floral prints. Too much of one colour, pattern or texture in a room can look overwhelmingly busy. The trick is to blend patterns well. Solid fundamentals. Whether
designing a more contemporary or traditional space, always include solids when mixing prints, to balance out the patterns. Solids add a sense of calm to any space. Always include solids in a room with a bold colour palette or strong features. Great patterns stand out brighter in a room where the eye has a place to rest, such as a solid chair or a neutral wall. Using varying shades of chocolate brown, grays, white and beige can mix and match patterns easily because the outcome is a mixture of varying levels of impact. 058 new Condo Guide jul 5 - aug 2, 2014
5 simple tips to playing up patterns: › Play with pattern size: offset a small-scale pattern with a large-scale one nearby
› Repeat colours in patterns

he age of retirement comes upon us in the blink of an eye. Many retirees have certainly been saving up for most of their lives in order to live comfortably in their golden years. A survey conducted by BMO suggests that the average amount needed for Canadian Baby Boomers to retire comfortably is $658,000. Surprisingly, they have only saved an average amount of $228,000. This $430,000 shortfall makes most Baby Boomers in Canada unprepared for the future. The selling of prized possessions and a lower standard of living are typical things that await Baby Boomers to compensate for this shortfall. That means no more golf club memberships, vacations, new cars and the newest models of electronics. The biggest compensation is downsizing homes. Anyone who has owned a home the past decade in Toronto has likely seen its value appreciate between 50 to over 100 per cent. As retirement approaches, the decision to downsize your home may be one of the smartest choices you make without sacrificing your standard of living. I had the pleasure of working with a retired couple who owned a house in a neighbourhood that was predominantly inhabited by empty nesters. Like many other families, their children had flocked away to the jobs and busy lifestyles of the city. The couple wanted to recoup some of the equity from the house sale and place a portion of it into a less-expensive home, while saving the rest in a retirement fund. The two of them explored the option of moving to a centrally based location with a reliance on public transportation. It would also mean a different lifestyle than they had been used to for the past 30 years – condominium living.

JUL 5 - AUG 2, 2014 NEW CONDO GUIDE 061
Developers have realized that condo residences should not close themselves off from the outside world. They are, on the contrary, a place of social gathering where residents can mingle or find a quiet spot for some rest, relaxation, and sun. Our standards of living have evolved.
The condo lifestyle does away with back-breaking yard work, snow shoveling, eavestrough cleaning, window washing, furnace maintenance, air-conditioner breakdown, and higher property taxes. Throw all that away and replace these obstacles with a long list of amenities including security and concierge, spa lounges, tranquil outdoor spaces, large-scale party rooms with gourmet kitchens, golf simulator, pool table room, and gym complete with professional exercise equipment. Now, give me a chance before you shoot me down and scream “maintenance fees!” The fact that you pay monthly maintenance costs to cover part of these utilities (typically gas, water and security monitoring) and all the necessary grounds keeping such as yard and snow shoveling is well worth the money for hasslefree living in retirement. On top of this easy lifestyle, new condominium projects are incorporating specialized amenities. Back in the ’80s and ’90s, condominium living was more about your private living space. You arrive at the building, go up the elevator, and lock yourself in the unit. Some older condominiums have an exercise room, a swimming pool, and perhaps a small party room that no one ever uses. The old 062 new Condo Guide jul 5 - aug 2, 2014
condo lifestyle was quite contained and amenities were never at the forefront. When you step into a condominium nowadays, it is a bustling community. Today’s developers have realized that condo residences should not close themselves off from the outside world. They are, on the contrary, a place of social gathering where residents can mingle or find a quiet spot for some rest, relaxation, and sun. Our standards of living have evolved. Condo developments are incorporating new amenities such as cooking classes in the party room’s gourmet kitchen, wine-tasting bars beside sun lounges, rooftop gardens, and tranquil spa services to complete the experience. Exercise rooms have also been upgraded with well-stocked professional equipment. Best of all, the 24-hour on-site concierge will keep an eye out on your unit with an integrated security system when you leave on an extended vacation. If you are on the cusp of retirement and downsizing is an option, explore all the various condominiums and what they have to offer. I know my clients did, and they have no regrets of making that leap.

chool’s out for summer! For the kids, July marks the start of some hard-earned down-time. But if you’re moving, then fun and play can quickly be overcome by stress. The change can be overwhelming for kids. However, there are ways to make moving easier on them.
Moving is a family process, so share the excitement and responsibilities with every member of the family by assigning ageappropriate tasks
064 new Condo Guide jul 5 - aug 2, 2014
It’s important to inform your kids about the family’s plans to move as soon as you can. The more time they have to prepare, the easier it will be for them, say child psychologists who suggest it’s good for children to participate in the decision-making process. If kids feel included and take ownership of their new-home decision, the transition will be much easier. Moving is a family process, so share the excitement and responsibilities with every member of the family. Give everyone an age-appropriate responsibility. Kids will enjoy decorating their moving boxes. And when you are in your new home, it will be easier for them to find their stuff. Throughout the move, stay as upbeat and calm as possible. Give your children a chance to express their feelings and try to be honest about your own feelings. Children may feel some anger, sadness, or they may worry about the move. Reassure them that they aren’t alone, and that it’s okay to have these feelings. Involve your kids in the packing process and start packing items you will not need ahead of time. Sentimental items your children treasure, such as special blankets or beloved stuffed animals, should be kept in a separate bag or box. That way, they can have them on hand on moving day and on arrival in your new home. Plan a date to tour your new neighbourhood with your family. If it’s not a long distance, ride your bikes and scope out your children’s favourite activities and even fast food locations, new neighbourhood tennis courts, soccer clubs and baseball associations. Check with the local school’s parent-teacher association to determine if there is a welcome wagon program, arrange a tour of their new school, and meet the teachers ahead of moving day. Make sure children say goodbye to the important people in their lives. Help them prepare a list of phone numbers, emails and addresses to stay in touch. Prepare cards that have their name and new address on them to hand out to friends. If you are moving within the same city, try to schedule a few play dates with their friends before you move. Give your kids an inexpensive digital camera to take as many pictures as possible of their friends prior to moving day. This way, they’ll have a reason to stay in touch as they share the photos. Keep them involved with the sports teams they were associated with until the end of the season, so they can maintain their friendships while they make friends in their new neighbourhood. Child psychology experts agree that if kids know they can stay in touch with friends and loved ones, it will make the move less traumatic.

If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs. 4 Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think.
5 Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills and remember to deduct them from your spending journal at bill payment time each month. 6 Set up your “in-baskets” Create an in-basket with two bills folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and file the bill in the appropriate folder. Recycle all the marketing materials in the envelope. Create a second in-basket with three folders labelled “bank statements,” “bills paid” and “tax receipts.” Weekly 7 Make a date with your money
On the 12th and 28th of each month to pay bills, set aside the time in your schedule – you’ll need about 30 minutes, depending on your bills – to pay your bills. Always pay your bills in one place that you’ve equipped with your bill paying system, spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler and return address labels and recycling bin. When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill. Put the paid bill in your “bills paid” file. Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your bills folder so you don’t forget it.
When you pay a bill, write the cheque or transaction number, amount paid, and the date you paid it on the bill Monthly 8 Reconcile your bank statements
When your bank statements come in, put them in your in-box folder. Make a date when all your statements are in (it’ll depend on when you receive them) to: » Review your statements to make sure there are no mistakes. » Reconcile your spending register; clearly mark the cheques that have been returned to you and highlight the ones in your spending register that haven’t yet cleared the bank. A cheque that is taking a long time clearing the bank can lull you into thinking you have more money than you do. finances
Are you financially ready
to buy a home? your home is probably the most important investment you will ever make. But how do you know if you are financially ready for all the responsibilities that come with home ownership? To help you avoid any unpleasant surprises, Canada Mortgage and Housing Corp. (CMHC) offers the following tips on how to assess your current financial situation, calculate your monthly expenses and determine how much home you can afford. If you’re like most Canadians,
First, calculate your net worth. Your net worth is the total of all of your assets (including any investments, savings, properties, vehicles and other assets you own) minus your liabilities (such as any mortgages, car loans, personal or student loans, and credit card or other debts). Your net worth will give you an accurate snapshot of your current financial situation, as well as an idea of how large a down payment you can afford. Next, calculate your current monthly expenses to determine what kind of mortgage payment could comfortably fit into your budget. Your monthly expenses include your current housing expenses (such as rent, utilities, parking and other fees) as well as all other regular, non-housing related costs (such as cable TV/Internet, debt payments, insurance, car fuel and repairs, clothing, medical and dental costs, child-care expenses, groceries, entertainment and other expenses). Once you have a clear picture of your financial situation, figure out how much you can afford in monthly housing costs. As a general rule, your total monthly housing costs (including mortgage principal and interest, taxes and heating) shouldn’t exceed 32 per cent of your gross household monthly income. In addition, your entire monthly debt load (including mortgage payments, car or student loans and credit cards) shouldn’t be more than 40 per cent of your gross household monthly income. If you have made all the necessary calculations and feel you are ready, it can be a good idea to select a lender and ask them to pre-approve you for a mortgage. Getting pre-approved lets you know in advance what price range you should have in mind when you are shopping for your new home. For more than 65 years, CMHC has been Canada’s national housing agency and a source of objective, reliable housing expertise. For more information, visit the website at cmhc.ca or call CMHC at 1.800.668.2642.

Buying a home? It’s not just about location anymore // By wayne karl
Location, location, location is the time-tested,
oft-repeated first rule of real estate. But as you set out to buy your first condo, there are other factors to consider
as part of your selection process. Location
Yes, it is important. No doubt you’d love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not possible. So what do you do? For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the property’s appeal and ultimately, its value.

Homebuyers’ help
continued…
Like any financial instrument, real estate can fluctuate in value, and your timing can determine how good of an investment it is
Is home ownership right for you? Buying your first home is one of the biggest emotional and financial decisions you’ll ever make, so prepare yourself to make a knowledgeable decision. Although buying a home almost always seems like a great idea, it is important to understand what home ownership involves. Of course, being a homeowner is something to be proud of, but it also means having to invest money, time and energy, and taking on added responsibilities. So, before you decide to buy a home, make sure you’re ready.
Here are some things to consider: Financial security If housing prices rise, your home can provide you with some financial security due to capital appreciation.
Timing
Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and when you sell is also important. Like any financial instrument, real estate can fluctuate in value, and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or regional – it’s very specific. You don’t buy the Canadian market, and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood.
074 new Condo Guide jul 5 - aug 2, 2014
Stability You’ll have a place of your own. Financial stress Coming up with the down payment, meeting regular mortgage payments and other ongoing costs will tie up a lot of your cash and can put considerable stress on your finances. Maintenance Keeping your home in good shape requires time and money. Responsibility You alone are responsible for payments, repairs and maintenance. Flexibility You can decorate or renovate your home to meet your own family’s personal tastes and needs. Source: Canada Mortgage and Housing Corp.

LAKESIDE LODGE
gives buyers a chance to own a piece of Deerhurst’s past, present and future In 1896, Charles W. Waterhouse opened a quaint summer retreat on a prime four-acre lot along Peninsula Lake that would later become the iconic Muskoka resort and desirable Canadian vacation destination – Deerhurst Resort. Originally only accessible by steamship, Deerhurst was the first major summer resort on Muskoka’s northern lakes. With 18 bedrooms, a dining room, a smoking lounge and a verandah, early guests paid just $3.50 a week which included three meals daily. Vacationers, mostly elite Torontonians, were able to completely relax at Deerhurst; set against the backdrop of the rugged Canadian Shield. Guests spent their days playing croquet, enjoying the beach and lake, and hiking the trails. Deerhurst quickly became a Muskoka landmark and favourite of families and resort goers. Over three generations of the Waterhouse family, Deerhurst grew to include more than 700 acres, several multi-bedroom condominium suites and the Pavilion sports and conference complex. When the resort opened Deerhurst Highlands Golf Course and redesigned the Deerhurst Lakeside Golf Course in that same period, it laid the groundwork for Muskoka’s later emergence as a major Canadian golf destination. In June 2010, Deerhurst made history as host venue for the 36th G8 Summit of world leaders, including Barack Obama, Stephen Harper and Angela Merkel, among others. Shortly after, the property joined the Skyline Hotels & Resorts collection. Today, the original lodge, where guests got their first glimpse of Muskoka, is the site for the newest addition to Skyline Resort Communities, Lakeside Lodge. The first new construction condo project at Deerhurst since the late 1980s, Lakeside Lodge pays homage to its predecessor. Featuring 163 units, designed by architect Richard Wengle 076 new Condo Guide jul 5 - aug 2, 2014
and inviting interiors appointed by renowned firm DesignAgency, the combination of exterior and interior brilliance takes owners and residents into the 21st century in style, who will be able to enjoy breathtaking views of Peninsula Lake and Sunset Bay. Lakeside Lodge suites will start in price from just $169,900. Skyline is a leading Torontobased developer of hospitality properties and destination communities. The company owns over 2 million sq. ft. of real estate, has more than 2,600 acres with development rights for more than 7,000 residential units at communities such as Deerhurst, Horseshoe, and most extensively, at the historic lakefront of Port McNicoll, Ontario. Cottage
inspired dĂŠcor // by Yanic Simard // photos by Ted Yarwood 078 new Condo Guide jul 5 - aug 2, 2014
Whether or not you can find the
time for a true cottage getaway this summer, a sense of relaxed living can be infused into homes of any form, from traditional to modern. To get the look of lake-side living, even in your urban abode, here’s my guide to the essential details of cottage-inspired décor:
Even in the most humble cottage, a bit of sparkle usually appears in the form of an eyecatching kitchen faucet
Cottage colours It’s hard to imagine a cottageinspired colour scheme without the calming essence of fresh white. > For an earthy, Zen atmosphere, pair white with off-white neutrals (greys, beiges or both) and let texture and materials become the focus. The palette recalls the simple beauty of sandy shores and pebbled paths without feeling too stark. > For a livelier nautical vibe, blue can’t be beat as a cottage-inspired favourite. In general, a cottage interior tends to choose a limited palette and stick to it, so pick one hue to repeat in smaller or larger doses from room to room (and if you want a little extra punch in a key area, try adding small pops of red). Let wood reign Naturally, wood is one of the first materials you think of when you think “cottage chic” – but you must know how to use it right. > To create a feeling of consistency, run wood floors throughout – even into the kitchen. Wood can survive the occasional spill if you treat it properly. Embrace wood with visible graining, such as Mir Hardwood’s Reclaimed Parquet collection (which mixes woods for rich character). >F or those who prefer a hard surface, consider an inset tile “mat” for the kitchen, entry, or other wet areas. It keeps the floor flush (and there’s no sisal rug to try to wash the mud or red wine out of).
> Plank walls give the textural look of a cottage cabin interior, but unless you live directly on the water, you may find this much wood a bit overwhelming. Paint it out in a white or pale colour to maintain an airy relaxed vibe, or go for a deep espresso stain and break up the wood with white accents such as art and drapery. jul 5 - aug 2, 2014 new Condo Guide 079

Timeless tile Subway tile is a versatile classic that can appear either modern or traditional, depending on the details. > The most popular form of contemporary subway tile is crisp white porcelain, but you don’t have to go so minimal. Consider a tile with a more organic surface shape and subtle, uneven colouring, to bring in some traditional warmth, or choose a style with a bevelled edge for a sleek touch of class. > A cottage-inspired kitchen is a great place to play with the colour of your tile grout – the geometric patterns of subway tile (or any other shape) can be highlighted with dark, contrast grout, or you could even choose one with a colour infused to add a playful accent. Focus on faucets Even in the most humble cottage, a bit of sparkle usually appears in the form of an eye-catching kitchen faucet. > W hether your goal is a transitional or traditional style, a “bridge” faucet (which sits above the counter on two widespread arms rather than one in the centre) adds an uncommon graceful touch with classic country flair. > If you find yourself filling oversized pots often (for soups or pastas, for example), a wall-mounted faucet placed over the stove is extremely practical, and makes the fixture even more of a focal point. Soft and strong Seating in a cottage-inspired home tends toward two timelessly practical (and beautiful) categories: wood and slip-covered. > Sturdy wood bar stools, dining chairs and benches make perfect options for bringing in a sense of natural strength, as their open frames still allow for an airy and relaxed look, and they contrast soft upholstery beautifully. > Slip-covered furniture is practical for its ease of washing and for the ability to swap out looks between seasons. Plus, a skirted front on a sofa or chair communicates the relaxed cottage vibe – especially in a heavy natural fabric, like a linen blend. 080 new Condo Guide jul 5 - aug 2, 2014
Everyday beauty Cottage décor celebrates the basics, such as beautiful plates, vintage serving ware, and stunning pots and pans. > Open shelving is a popular trend which suits the most rustic of spaces (think simple wood-plank shelves) or more modern schemes (try vanishing floating glass). However, if you prefer to keep your storage behind closed doors, consider varying the heights of your cabinets – this creates neatly framed niches at the ceiling where you can display occasional serve ware, such as elegant porcelain pitchers. > If you have precious plates you won’t use often (or even favourite ones that you do!) an artful arrangement over your dining table makes a classic cottage-inspired display. How to Find the best builder
Choosing the development and suite is important, but what about the team behind the condo? // By lydia mcnutt
There are so many advantages to buying a brand new home. Starting with the obvious, everything is new. There are no scratches on the floors, no dings in the walls, no funky smells, no signs of life before you. Buying new also means you get your home, your way – you choose the floor plan, finishes and features you’d like it to have. And if you’re lucky enough to be among the first buyers in a new development, you also get to choose the view! If you’re looking for the latest and greatest, new-home builders today include innovative materials and energy-efficiency technologies to ensure your home operates to its maximum potential for many years to come. Buying new gives you yet another distinct advantage over resale – you have the opportunity to hand-pick the builder. Before you jump into your condo purchase, remember that a little

research goes a long way. Different home builders have different specialties. Some focus on sky-high homes, while others build more intimate midrise and townhome communities. Some condo builders have an eco-friendly agenda, while others are all about the ultra-luxury features. Take note of what you’re looking for in a new home, and then do your research to find a builder who can deliver.

With so many builders out there, how do you choose the right one? Canada Mortgage and Housing Corp. offers some tips: To start your search, find out which companies are building in your
area, the types of homes they offer and the prices you can expect to pay. (Editor’s note: New Condo Guide is a great place to start!) Ask friends, family members and co-workers for names of reputable builders they have dealt with. You can also check the website of your local home-builder’s association.
When you meet with a builder, ask how long they have been in
business, how many homes or condos they build each year, and what kind of background and experience they have.
Make sure the builder is licensed
with the proper registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the homes they bought and the service they received. Once you have narrowed down your list, visit the builders’ models.
Go through each one in detail, taking note of what you like and what you don’t. Take your time, and if you feel you don’t know enough about construction, bring someone with you who does. Read through each builder’s website and other information
materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a condo that is currently under construction. If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come. Always bring a notebook or a camera with you. Ask as many questions as you can think of, and write down the answers to review later. After all, you’re choosing the place your family will call “home” for the next five, 10 or perhaps many more years.
Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, taking note of what you like and what you don’t.
A home is the biggest purchase you’ll make in your lifetime. It can be tempting to buy on a whim, but look before you leap. Some careful consideration on your part will help to ensure you make a wise move that will enhance your lifestyle for today, and make a great investment for tomorrow! jul 5 - aug 2, 2014 new Condo Guide 091

The Academy
Successful Toronto condominium sells out ‘overnight’ is now sold out after its VIP Preview Sales Event! Savvy purchasers lined up around the block to make the smart investment of buying a condo in one of the ‘Next 20 Big Neighbourhoods’ in the city, as noted by Toronto Life Magazine. The Academy is a new 26-storey condominium project by Lemine Investment Group and Devron Developments, bringing 339 suites to the University of Toronto Scarborough Campus (UTSC), an area bursting with more than 12,000 students, but currently only providing on-campus residences for 769 students. With all of those residences allocated to firstyear students, and the campus population projected to grow by more than 400 students per year over the next 20 years, The Academy was the perfect investment for purchasers who wish to rent or lease out to students or faculty. The stunning success of The Academy was a combination of many things: the strength of Toronto’s housing market (one of the hottest in North America), current low interest rates, the location and price point of The Academy, and a compelling and informative marketing campaign with suites priced from just $188,800. In a way of giving back to the community, the developers are making a donation for each person who attended the VIP Preview event, and have reached their goal of a $30,000 donation to SickKids Hospital. Smart investors in the Toronto condominium market have higher standards in quality, suite designs and amenities, and The Academy has delivered on all three. Suites are designed to maximize efficient everyday living, with functional, flexible floorplans and no wasted space. Close to 20,000 sq. ft. of amenities are also featured at The Academy, including a study lounge and outdoor terrace, along with a fully equipped fitness The Academy at Morningside Avenue and Ellesmere Road

centre and yoga room. One indoor theatre and one outdoor theatre are also included, along with a private lounge with coffee bar and fully equipped kitchen. All the amenities at The Academy are designed to be gathering spots to promote social engagement within a vertical living environment. Making an investment in The Academy even more attractive to purchasers was the fully furnished suite option. These furnished suites, ranging from one- to threebedroom designs, come fully equipped with couch, chairs and coffee table, TV, dining room table and chairs, and complete bedroom furniture. The Academy’s location at Morningside and Ellesmere puts it close to schools, parks, shopping and transit. This is a thriving neighbourhood now benefitting from a large investment in infrastructure projects from both UTSC and multiple levels of government. The City of Toronto is investing heavily in the area, collaborating with the University of Toronto and major retailers. Surrounded by a permanent and growing student population, with variable suite prices and furnishing options, The Academy offered purchasers the reassurance of long-term demand and positive cash flow from day 1. It is this combination that has made The Academy such a success. To learn more about the companies behind The Academy, visit online at academycondos.com.

hen a developer makes the decision to go to market with a new condominium project, he/she needs to prepare a disclosure package containing legal and financial information pertaining to the development. When the purchaser signs the Agreement of Purchase and Sale, the developer must provide the purchaser with the disclosure statement, including the first year budget, which is often prepared by a management company. While some developers have their own management firms, most will engage a third party who is independent of the developer. It is sometimes confused by owners that the management company is influenced by the developer, which is not the case. When the City has determined that the development is ready for occupancy, the developer
094 new Condo Guide jul 5 - aug 2, 2014
will advise the purchaser of the interim closing. The standards for interim occupancy by the City may cause an inconvenience to the purchaser due to ongoing construction, or improper completion of the unit itself. This is a cause for frustration among owners who bring the deficiencies to the attention of management. The management company is not in a position to resolve any of these issues, as they are only serving in an administrative capacity as a go-between with the owners and the developer. In order for the developer to be able to register the development as a condominium corporation, the City must approve that the development has met all the requirements. The City conducts the inspection during the construction period to ensure the work meets the plans that were submitted and approved by the City’s building department. Once the City has provided the developer with the condominium registration, within 10 days the declarant (developer) appoints the first board of directors, which is referred to as the declarant board. They also sign various contracts, among them being the contract with the management company. Once the developer has closed the sale of the majority of the units (50 per cent, plus one unit), he is required to call a Turnover Meeting of the owners. The purpose of this meeting is to hand over the affairs of the condominium to the owners, who now elect their own board of directors to carry the responsibility for the condominium corporation. In actuality, it is normally the property management company that coordinates and administers the calling of the meeting, simply because owners deem the property management to be an extension of the developer. Once the new board is elected, it assumes the responsibility of directing the management company to carry on the day-to-day operation of the condominium. The management company serves the owners, not the developer (despite the fact that they were appointed by the developer). The first major task of the board is to retain a person with certification by the Professional Engineering Act or the Architect Act to conduct an audit of the common elements, to be done between the sixth and 10th month after the registration of the condo. The auditor must inspect the major components of the building and property like foundation, parking garage, walls, ventilation, windows, elevators, roof, mechanical systems, fire protection system, as well as landscaping to the extent that it is described as a common element. It is also a requirement to conduct a survey of the owners to check for evidence of damage to the unit caused by defects in the common elements, and defects in common elements that may cause damage to the units. Purchasers of new condo units should attend the “Living in a Condominium” seminar conducted by ACMO. This seminar may help clarify the various duties of the parties involved in the daily life of a condo corporation. Also helpful is a seminar titled “How to Service Condominium Residents.” Finally, the developer should be held to a high standard of construction, which forces him to be liable through Tarion (not as an arbitrator) to the owners.

DANIELS FIRSTHOME AURORA A RESOUNDING SUCCESS
Affordable new-home value in Aurora

Purchaser number one, jumping for joy as she tours her new home
i
f you were in Aurora recently and noticed a line-up of eager potential new home purchasers, you witnessed yet another incredibly successful community opening by The Daniels Corporation! The crowds were excited at the prospect of owning a top-quality, fully-built condominium townhome at Daniels FirstHome Aurora – the company’s newest community designed to help people realize their dream of homeownership. If you hurry, you will still find a great selection of homes available in two great locations: FirstHome Aurora Lewis Honey at Bayview Avenue and St. John’s Sideroad; and FirstHome Aurora John West Way, south of Hollidge Boulevard on John West Way. Finding townhomes within the financial reach of first-time buyers is a rarity in Aurora, and these new home collections proved popular with individuals, couples and families alike. “We were really pleased with the response,” says Daniels vice-president Don Pugh. “Clearly, there is a pent-up demand for affordable homes in York Region,
106 new Condo Guide jul 5 - aug 2, 2014
and people really responded to the choices that FirstHome offered. Prices begin from the mid $300,000s for two- and three-bedroom townhomes, which offer amazing value. Plus, purchasers get to tour a model of every home design. Our build-itfirst philosophy is a favourite with first-time buyers, because they can actually experience in person what the various designs live like. It helps them pick the best layout for their needs, and they get to move in within 30, 60 or 90 days. We always enjoy seeing how excited homeowners are once they realize they own a home!” In addition, Daniels makes it incredibly easy to buy within their FirstHome communities, says Pugh. “Our Gradual Deposit Payment Plan requires new homeowners pay only $2,500 with the Agreement of Purchase and Sale, and another $2,500 within 10 days of the purchase, and then $1,000 every month until they reach five per cent of the purchase price or final closing on their new home. At Daniels we work with BMO to cap the mortgage rate at a low level, and we even throw in some lifestyle incentives– including five free appliances, window coverings, air conditioning, and a free Rogers cable bundle for a full year. Firsttime buyers won’t find anything else like this in the GTA.”
neighbourhood buyers choose, they will live close to shopping, parks, schools, golf courses, recreation centres, and Hwy. 404 is only a few moments away.” The Daniels Corporation
Daniels FirstHome Aurora follows hot on the heels of the sold-out Lewis Honey Towns & Semis community in Aurora Anyone thinking of buying should also check into other financial options. First-time homebuyers who meet certain criteria can withdraw up to $25,000 from their personal RRSP to use toward their downpayment, and many buyers also qualify to receive the First-Time Home Buyers’ Tax Credit of up to $750 in tax relief toward closing costs. The 14th community in Daniels’ innovative FirstHome program, Daniels FirstHome Aurora follows hot on the heels of the sold-out Lewis Honey Towns & Semis Community in Aurora. Daniels also offers condominium townhomes at The Highlands in Newmarket. “In York Region, Daniels is becoming known for producing excellent homes in tremendous, amenityrich locations,” Pugh says. “Whichever Daniels FirstHome Aurora
(danielshomes.ca) is one of Canada’s preeminent builders/ developers, building more than 25,000 new homes across the GTA for over 32 years. Daniels was named Tarion Warranty Corporation’s 2012 Ontario High Rise Builder of the Year and the recipient of the 2012 Toronto Arts and Business Award presented by the Toronto Arts Foundation. Among its many initiatives, Daniels was chosen to partner with Toronto Community Housing to revitalize Regent Park – 69 acres in Toronto’s Downtown East. Committed to community, Daniels offers innovative programs that help people achieve homeownership, champions neighbourhood initiatives that enhance quality of life, and supports numerous charities and non-profit organizations. The time to act is now, before the two FirstHome Aurora communities sell out! Visit the Daniels FirstHome Aurora presentation centre at 15917 Bayview Ave. Hours are Monday to Wednesday from noon to 8 p.m.; Thursday and Friday closed; Saturday and Sunday from noon to 6 p.m. For more information, visit danielsfirsthome.ca or call 905.821.0822. You can also stay up to date on this exciting new community on Facebook and Twitter (@Daniels1stHome). jul 5 - aug 2, 2014 new Condo Guide 107

projects, is celebrating summer with an exciting new offer. The Mark is offering a special promotion featuring The Mark’s suite of the month, The Slate. EMPIRE COMMUNITIES’ investment ownership program
gives homebuyers the chance to earn
e
mpire Communities has announced its Investment Ownership Program being offered exclusively to new buyers of its two condominium projects – The HUB condominiums located in Toronto and Rain Condos in Oakville. As part of this exclusive program, Empire will pay eight per cent on individual buyers’ standard deposit until either the earlier of final closing or 30 months. “This program will allow buyers to actually earn while they’re waiting to move into their new home,” says Paul A. Golini Jr., Empire Communities executive vice-president and co-founder. “They will also have the ability to earn on the capital appreciation of their unit from the time they buy until the time they move in.” The Investment Ownership Program provides buyers with a new method of investing their money rather than through a savings account, a REIT, the stock market or other options but with eight per cent on their deposit. 114 new Condo Guide jul 5 - aug 2, 2014
Homebuyers who take advantage of this program will be earning while they wait to move into their new home at The HUB condominiums or The Rain Condos, which are both located in dynamic areas of expanding growth and opportunity in Toronto and Oakville, respectively. The HUB is a sleek midrise condominium that will rise 16 storeys at the corner of Oakwood and Eglinton Avenue, which will be a prime location with the new Eglinton Crosstown LRT. This new transit corridor spans from Black Creek to Kennedy Station and will link to 54 local bus routes, three TTC interchange subway stations and GO Transit. In addition to its appealing location for transit, the vibrant neighbourhood offers an opportunity to savour Caribbean fare to Middle Eastern Cuisine and even Montreal-style bagels. The Yorkdale Mall shopping destination is a mere three subway stops away via TTC, while outdoor enthusiasts will appreciate the expansive and scenic Cedarvale Park, located a few blocks from The HUB. The HUB is comprised of 220 suites including one-bedroom, one-bedroom-plus-den, twobedroom and two-bedroom-plusden suites, and seven townhomes. Prices at The HUB start in the mid-$200,000s. For more information on The HUB, visit EmpireTheHub.com or call 905.784.3482 and you can also stay connected by following on Facebook @EmpireTheHub or Twitter @EmpireTheHub.
Rain Condos is comprised of different suite types from one-bedroom homes to spacious two-bedroom-plus-den designs. Prices at Rain Condos start from the $200,000s. Rain Condos, which is currently under construction, is an elegant two-tower master-planned community located in the heart of Oakville at the northeast corner of Kerr Street and Speers Road, that will become the northern gateway to the vibrant and revitalized Kerr Village. Residents at Rain will enjoy everything from luxury brand-name fashions and one-of-a-kind antiques to fine dining establishments, charming cafes and grocery stores, due to its enviable location, which is a short distance to Oakville’s sophisticated downtown core and the quaint waterfront Village of Bronte. Rain Condos is comprised of different suite types from one-bedroom homes to spacious two-bedroom-plus-den designs. Prices at Rain Condos start from the $200,000s. For more information about Rain Condos, visit RainCondos.com or call 905.845.RAIN (7246). Get regular updates on Facebook @EmpireRainCondos or Twitter @EmpireRain.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Determine the appropriate 5-year fixed mortgage rate, which is easiest to qualify for. 02 Look down the left column of the table on the opposite page to find the rate (round to the nearest 1/4%).
122 new Condo Guide jul 5 - aug 2, 2014
03 Choose your desired amortization period across the top of the table (25 years has lowest payment and is easiest to qualify for first-time buyers).
04 At the intersection of the column and row is your mortgage payment per month per $100,000 borrowed.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
