Get it in writing The saying “get it in writing” has never been more important in the case of the new-condo purchase, since such a document outlines everything your home will have in it, on it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms and conditions between you and your builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon.

Before you sign a contract, review it carefully with the builder. Ask questions. Fully understand what it contains. Then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document and an agreed-upon contract, so seeking the services of an experienced real estate lawyer is an important step toward ensuring that your dream home becomes a reality. Let us know how it goes. We’d love to hear from you!

+ get social

Most of us look forward to summer for nice weather and the opportunity to get out and enjoy life. But for many, summer means moving. In fact, June 30/July 1 is often touted as “the busiest moving day of the year.“ It makes sense. Nobody wants to slug it out in the rain or snow, making a mess of new floors and bringing all possessions through the elements. Parents often arrange a move outside of the school year to cause the least disruption possible, giving time to settle into the new place. A summer move is an ideal buffer before the back-to-school rush in September.

With all of this moving, it also means that competition is fierce. Moving resources like moving companies, truck rentals and friends that “owe you one” from their last move may be in short supply. Ordering new furniture and getting quick delivery can be tricky, too. Book early. Start wrapping it up as soon as you confirm a closing date. With that in mind, enjoy this issue of New Condo Guide. We’ve got everything from pre-construction to move-in ready in this issue. Visit us online at YPNextHome.ca.

Advice | BILD REPORT

Transit for today and tomorrow By Bryan Tuckey

MORE ADVICE ONLINE ypnexthome.ca/news/advice

EVERYONE IS ON BOARD with building more transit in the GTA, but it must be planned and delivered so that we maximize the return on our public investment for decades to come. The question is: How do we do that? Transit has to be built with a longterm view. It has to be the right kind of transit in the right place and it has to have a sustainable funding source beyond its construction phase. Everyone who benefits has a responsibility to help pay for it and the most sustainable model encourages development and intensification along the transit corridor so that the maximum amount of people and businesses benefit and use it. BILD recently participated in a roundtable discussion with representatives from the development, commercial, university, community and transportation sectors to examine barriers to development along major corridors where transit projects are being planned. Everyone agreed that transit needs development to be viable. The biggest obstacle to the promotion of development occurring along a transit corridor is the lack of zoning to support the type of intensification needed to bring enough people and jobs to the area. To make it even more challenging, there are often development disincentives such as high fees and taxes and long timelines. Community pushback can also derail development projects. Right now, new homebuyers

are paying their fair share for new infrastructure projects, like transit, through development charges and other government fees paid as part of a home purchase. On average across the GTA, these fees and charges amount to one-fifth of the cost of a new home and the largest contributor is development charges. Sometimes there are development charges specifically for transit. It is important that new homebuyers don’t pay a disproportionate amount, especially because the surrounding neighbours stand to benefit from new transit infrastructure. For any new transit projects going forward, the provincial government has put a mechanism in place so that municipalities have to analyze the need and justify the cost to build and operate new transit and transportation infrastructure now and in the future. Called asset management plans, they will bring accountability and transparency

to how public funds will be spent, more certainty that comes with a viable transit plan and better decision making around building, operating, maintaining, renewing and replacing infrastructure. Some other municipal sectors already use these types of plans, such as the water sector and the social housing sector. It’s now time for the transit planning sector to do so as well because as part of creating these plans, municipalities are required to examine a variety of funding options. It’s not a time for small plans and every funding mechanism available should be considered to ensure that these large transit investments are maximized to the fullest. Bryan Tuckey is president and CEO of the Building Industry and Land Development Association and a land-use planner who has worked for municipal, regional and provincial governments. The Sumach by Chartwell breaks ground Welltower Inc., and The Daniels Corporation unveiled plans and broke ground for The Sumach by Chartwell, a new urban rental residence for active retired adults located in the revitalized Regent Park neighbourhood in downtown Toronto. Located at the corner of Sumach and Shuter Streets, The Sumach by Chartwell will be a 12-storey residence with 332 units geared towards active retired adults seeking social engagement with like-minded individuals based on their interests, activities and abilities. With occupancy scheduled to take place in September 2018, the residence will offer a maintenancefree, adult lifestyle just steps away from diverse dining options, a range of nearby arts and entertainment venues, and health and fitness centres. All suites in the residence will offer generous living spaces and will be equipped with full kitchens. The residence will also include 82 underground parking spaces, 100 bike racks, a pet spa, close to 5,500 sq. ft. of retail space, an outdoor terrace and a barbecue area for entertaining. The residence will also feature a restaurant with informal and formal dining areas, and a cafe/bistro for informal gatherings open to the broader community. The partners will invest more than $100 million to bring this state-of-the-art development to Regent Park. “The Sumach by Chartwell is our first large-scale development in Ontario offering a wide variety of amenities and activities on an à la carte basis, making this living option much more affordable in comparison to an all-inclusive retirement living model prevalent in the province today,” said Brent Binions, president and CEO of Chartwell Retirement

Residences. “We expect that this state-of-the-art, urban development located in the vibrant Regent Park neighbourhood will generate significant interest as we continue to expand Chartwell’s service offering.” The Sumach by Chartwell represents the latest initiative in the 69-acre Regent Park revitalization, which is being led by a partnership between The Daniels Corporation and Toronto Community Housing. “The Daniels Corporation is proud to partner with Chartwell Retirement Residences on its first large-scale independent living project in the GTA,” said Martin Blake, vice president, The Daniels Corporation. “Chartwell’s innovative approach will be a very valuable addition to the neighbourhood and complements our dedicated efforts of revitalizing Regent Park into a dynamic and inter-generational community.” “This private venture is the newest addition to Regent Park’s revitalization that is transforming this community into a diverse, mixed-use neighbourhood with new amenities and community services,” said Greg Spearn, president and CEO (Interim) Toronto Community Housing. “Now in its 10th year, the Regent Park revitalization is ramping up, with nine active construction sites in 2016, with more to come as we work hard to complete transforming this community as soon as we possibly can.” In revitalizing Regent Park, The Daniels Corporation and Toronto Community Housing are undertaking the largest mixed-income development in Canada, with eventually more than 17,500 residents living in 7,500 units when the project is completed over the next 10 years. Among the hallmarks of the revitalization is the transformation of the 69-acre neighbourhood to include new amenities and community services as well as employment and capacity building opportunities for local residents.

Advice | MORTGAGE ADVICE

The 5 biggest mortgage mistakes to avoid By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:

1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get preapproved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of

between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around for a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make

monthly payments, your mortgage won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lump-sum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than expected. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to anywhere between 1.5 and four per cent of the property’s purchase price. Alyssa Furtado is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

neighbourhood of Sunnybrook is an old and well-developed community. There is a great mix of old and new, with many distinct amenities. Sunnybrook stretches from Highway 401 in the north to Eglinton Avenue East in the south. The eastern boundary is the Don Valley Parkway. The western edge of the neighbourhood runs down Leslie from the 401 to York Mills and down Bayview from York Mills to The Bridle Path. The vibe Sunnybrook is a family-oriented and largely residential neighbourhood. The area is fairly quiet with the exception of the Shops at Don Mills, a popular shopping spot with some stores and restaurants that remain open until late hours. There are lots of parks and greenspaces which are popular with joggers, cyclists and families with children.

Planes, trains & automobiles Sunnybrook is a very easy neighbourhood to drive in. The Don Valley Parkway on the eastern boundary and the 401 in the north provide fast, easy routes to other parts of the city. Multiple bus routes run through the neighbourhood, including several 24-hour routes. The Oriole GO rail station is at the northwest corner of the neighbourhood, near Leslie and the 401. In the area Sunnybrook has lots of schools and parks to serve the families that live within its boundaries. The Ontario Science Centre is on Don Mills and south of Eglinton, near the area’s southern boundary. The Shops at Don Mills is the main shopping area, although there are plenty of other stores in plazas and strip malls in other parts of the neighbourhood. Advice | CONDO TIPS

How to beat condo gym germs By Mark J. Stables

MORE ADVICE ONLINE ypnexthome.ca/news/advice

YOUR CONDO GYM is a great place

to work out. Unfortunately, it can also be a great place to spread germs. It’s easy to see how exercise improves health — it lowers blood pressure, reduces stress, boosts your energy and builds your immune system. On the flip side are the germs and illnesses lurking in your condo gym. Your favourite place to break a sweat can quickly become a breeding ground for bacteria. Here are some tips to make sure your efforts to get healthy don’t get sidelined by germs. Don’t touch your face. Your eyes, ears and nose are vulnerable to infection, so during your workouts, keep your hands away from your face. If you feel a tickle in your nose or have an itch that needs to be scratched, use the back of your hand, which is likely to have come in contact with less germy surfaces. Wipe down equipment pre- and post-use. When most people use their condo gym, they do their best to leave it the way they found it, which means wiping down equipment after use. We all know it’s not cool to leave a sweat puddle for the next guy. But not everyone is so courteous. Hedge your bets and make sure you wipe down before and after you use a machine. Most gyms supply disinfecting spray and paper towels, but if yours doesn’t, consider tossing a package of wipes in your gym bag. Lay out your towel. For yoga, Pilates, and other activities that require

mats, place a towel on top of the mat before you lie down. Then make sure to use a different towel later on to wipe your face, otherwise you’ll just be spreading those dirty mat germs all over your mug.

Cover up cuts. If you’ve got any broken skin, cover it with a bandage. Open wounds are far more susceptible to infection, not to mention the germs you’re spreading if you’re infected. No shoes, no service. Want to avoid athlete’s foot? Don’t go barefoot in your condo gym, pool, hot tub,

sauna and showers. Always wear flip flops and dry your feet (including the skin between your toes) after showering. Remember — your mother doesn’t live here, so clean up after yourself to ensure your condo gym remains a beautiful space.

L.A. luxury meets trendy Toronto lifestyle at Rodeo Drive Condominiums Lanterra Developments and Cadillac Fairview’s new Don Mills condo offers excellent design, location and value IN BEVERLEY HILLS, THERE IS ONLY one name

synonymous with luxury, fashion, and an elegant lifestyle, and that’s Rodeo Drive. Famous for its ritzy shops, Toronto has its own outdoor shopping and lifestyle centre — the CF Shops at Don Mills. While both outdoor shopping and lifestyle centres speak to elegance and style, the Toronto site has traded the palm trees of L.A. for the Canadian maple, and spells “A-list” with an “eh.”

Determined to not just make the CF Shops at Don Mills a great place to work, shop and play, the centre’s owner, Cadillac Fairview, has partnered with one of Toronto’s leading condo developers, Lanterra Developments, to add to the community by introducing a new, contemporary and elegant condominium to the site — Rodeo Drive Condominiums.

According to Lanterra’s Chairman Mark Mandelbaum, “Rodeo Drive Condominiums will bring a distinctive and luxurious residential accent to this award-winning lifestyle facility. Offering iconic architecture, inspiring interior design, dynamic amenities, and smart suite layouts, Rodeo Drive Condominiums will fit seamlessly into the CF Shops at Don Mills neighbourhood, creating a one-of-akind place to live, work, shop and play.” Designed by David Pontarini, founding partner of Hariri Pontarini, the first 32-storey tower will feature 425 suites, with prices beginning from $280,900. Suites at Rodeo Drive will be available in a variety of oneto two-bedroom plus den layouts, ranging in size from 479 sq. ft. to 1,013 sq. ft., offering buyers a unique array of options in this exquisite community. Rodeo Drive’s amenity landscape design will be planned by the award-

winning team at Nak Design Group, while the interiors will be artfully designed by Alessandro Munge of Studio Munge. The luxurious suites at Rodeo Drive will feature nine-ft. ceilings, laminate wood flooring in principal rooms, and ensuite laundry. Studio Munge-designed kitchens will feature stainless steel and panelled appliances, granite countertops and ceramic backsplash. Rodeo Drive Condominiums offers an excellent location with an upscale village ambience. While other developments have boasted about the incorporation of casual food or retail outlets as amenities for residential purchasers, Rodeo Drive will anchor the existing CF Shops at Don Mills — Ontario’s first and finest open-air lifestyle destination — providing a true (and expansive) amenity option for residents. Chic shops, one-of-a-kind boutiques, cafes, chef-inspired restaurants,

services, a cinema and more will be right outside their doorsteps. Perfectly positioned at Lawrence Avenue East and Don Mills Road, Rodeo Drive sits close to some of Toronto’s best residential neighbourhoods (including the famed Bridle Path community and the Don Mills and York Mills neighbourhoods), numerous parks like Sunnybrook Park, Windfields Park, Serena Gundy Park and Edwards Gardens, prestigious schools, Sunnybrook Hospital, the Ontario Science Centre and the architecturally stunning Aga Khan Museum. Beyond the wealth of amenities surrounding Rodeo Drive, residents will also have exclusive access to incredible amenities within the building, including a 24-hour concierge, pet spa, fitness room, sauna, lounge, dining room and kitchen, games room, bar lounge, as well as an outdoor rooftop pool, hot tub, lounge deck and barbecue area on the eighth floor. With so many lifestyle options nearby, as well as access to the TTC, residents at Rodeo Drive will find cars to be optional; but for those who choose to drive, the DVP, with access to the 404 and 401, is just minutes away. “L.A. and Toronto are more alike than one may think,” adds Lanterra’s President and CEO, Barry Fenton. “We have A-list celebrities, a thriving film industry, and people who want luxury and convenience at their fingertips. Rodeo Drive Condominiums was designed to cater to the lifestyle desires of its residents, and be a place where they truly have it all. We’re bringing Beverley Hills to Don Mills.” For your opportunity to live where fashion, luxury and entertainment intersect, visit rodeodrivecondos.com to register for more details.

Advice | STAT CHAT

The 905 is alive — the suburban condo market is hot again By Ben Myers

MORE ADVICE ONLINE ypnexthome.ca/news/advice

ONE OF MY MAIN roles at Fortress Real Developments involves understanding the housing market at a macro and micro level so that when we are presented with a new development opportunity, I can assist in the due diligence and ensure we’re getting into a project in a market that has good prospects. When I started at Fortress in 2013, I wasn’t too bullish on the suburban condominium apartment market in the GTA. The reasons I gave our stakeholder team were that plenty of new supply had been added in the years prior, prices had risen very quickly, and investors were fatigued. The slowdown in new condo sales in the 905 area code municipalities was evident in 2013, and few new sites were launched. The lack of new launches in 2013 is now being felt in the resale condo apartment market in the 905 this year. The combination of rapidly rising prices for single-family homes and less new-condo supply resulted in a 22.5-per-cent annual increase in resale condo transactions in May and an 8.7-per-cent year-over-year jump in prices (well above the five-per-cent increase in condos in the 416 area as per data from the Toronto Real Estate Board). Several new condo launches in the 905 have experienced tremendous sales success. Four buildings in Markham are already 95 per cent sold or greater after launching over the past 12 months, and a Vaughan condominium that

opened in January of this year has already sold more than 450 units! At Fortress, we’ve seen the pick-up in demand first hand — we sold out a highrise project in Markham, had tremendous success with Adi Developments at two sites in Burlington, and are ramping up for a launch of an ultra-modern tower in Oakville with Symmetry Developments and Engine Developments this fall. We’ll be introducing a condominium in Woodbridge with Cityzen and Fernbrook in 2017 as well. We expect to continue to see long-term investors purchase in our projects, as the condominium rental market remains very strong in the 905 area. Average rental rates are up in the first quarter as per Urbanation Inc., the average ‘days on market’ has declined, and the lease-to-listings ratio has moved higher in comparison to Q1-2015. Landlords have had little trouble finding tenants in York Region and Peel Region, as a lack of newly built rental projects has prospective

renters seeking out condos as alternatives. These prospective renters are looking for a high standard of interior finishes, plentiful amenities, and access to transit or highways. In conclusion, we are not observing the same conditions that led to a slight slowdown in the condominium market in the 905 area in 2013. We expect the suburban condominium market to stay hot in 2016, as buyers and renters seek out quality accommodations that don’t break the bank. My advice as always is to buy what you can afford, consult experts like realtors and mortgage brokers, do a lot of research, and ask a lot of questions. Happy condo hunting!

Lifetime Developments unveils two public murals at the Liberty Market Building LIFETIME DEVELOPMENTS has

unveiled Love Liberty and Hustle — two new public murals by celebrated Toronto artist, Ben Johnston — in the galleria of the Liberty Market Building (LMB), located at 171 East Liberty St. The LMB, situated in the heart of Liberty Village, was among the first adaptive reuse projects in the neighbourhood, and helped spark the reurbanization of the area that turned it into the creative, cultural hub it is today. “Lifetime Developments acquired the Liberty Market Building in 2004 when the area was still raw and undeveloped, before its evolution into a thriving and vibrant community,” says Brian Brown, vice president of Lifetime Developments. “Liberty Village has experienced tremendous growth in the last decade and has changed dramatically from when we started building here. It exudes an incredible energy and a lot of life, yet maintains its historical roots through the architectural style of the buildings within it.” To capture the essence of what the neighbourhood represents, Lifetime commissioned Johnston to design and install the two murals on large vacant surfaces within the LMB. “We challenged Ben to create a strong statement for the neighbourhood that would capture its urban vibrancy, industrial history, entrepreneurial culture, and the resounding sense of pride within the community,” explains Brown. “It’s very much a work hard, live well community.” “Our goal for these murals was to stylize the text in a way that interacts with each wall face — the red brick for Love Liberty and the freight

MORE TRENDING ONLINE ypnexthome.ca/news

elevator doors for Hustle — and plays into the raw, industrial feel of the Liberty Market Building,” says Johnston. “We wanted the verbiage and aesthetic for each mural to stand the test of time and pay homage to the Liberty Village community and the people who live, work and play here.” Both murals will reflect Johnston’s

bold, typographic, vintage-inspired flare, and once complete, will attract a significant interest from the surrounding community and offer a trendy and urban local photo backdrop. “We created these murals in a way that is intended to bring the words and sentiment to fruition in the most captivating way possible,” describes Johnston. “The process for each piece from start to finish is always unique and organic. Different surfaces, materials and obstacles bring new challenges and complexity to each piece, but at the end of the day every mural has its own original way of coming to life.” The murals will include #LoveLibertyTO, a hashtag created by the developer to celebrate Liberty Village and stimulate a conversation about why residents and visitors alike love Liberty Village and its unique charm.

Advice | HOME SWEET HOME

Downsizing sale: Getting the biggest buck for your bang By Lydia McNutt

MORE ADVICE ONLINE nexthome.yp.ca/news/advice

IF YOU’RE GEARING UP for a move

down into a smaller home, then you know the downsizing process can be overwhelming — especially if you’ve lived in a large house for many years. Clearing household clutter and deciding the fate of used furniture, artwork and other items can be a challenge. You want to maximize the value of your stuff by holding a contents sale, but how do you ensure you’re getting the biggest buck for your bang? “You’ll be surprised as to what people will actually buy. One person’s trash is another person’s treasure. Others will try to sell the items on their own, while others will hire a firm to assist with the process,” says Laura Convery, manager of senior services at Transition Squad, a turnkey company specializing in helping seniors downsize their homes, from organizing, cleaning and clearing the home, to contents sales, online auctions and Transition Squad’s consignment store. If you’re considering holding a contents sale to help lighten your load, Convery offers these five steps to downsizing success. Downsizing stuff, maximizing profit: 1. Think like a buyer. Be sure to set up your downsizing sale accordingly. What is most pleasing to the eye? Success will depend on three things: marketing to attract people, selection, and attractive prices.

2. Priced to sell. Whether it’s fine furniture, appliances or clothing, remember that these items may not be worth to others what they are worth to you. A stranger won’t pay extra for sentimental value! Remember, the goal here is downsizing. 3. Be prepared to negotiate. Negotiating prices is the foundation of every contents sale. Buyers expect it, and a lack of willingness to negotiate might frustrate them and cost you a lot of unsold items. 4. Advertise. Promote your sale in the community paper and on social media forums, and tell as many friends, family members and

neighbours as possible to spread the word. Last but not least, 40 to 50 per cent of your buyers will come from road signs, so ensure they’re large, with proper messaging and strategic placement. 5. Hand out tickets. Start an hour or so prior to the sale to allow access on a first come, first served basis. Make sure to only allow enough people in at a time to follow fire department regulations.

Lydia McNutt is an award-winning writer and editor. Lydia’s love of architecture, interior design and the written word have landed her happily at home at Yellow Pages NextHome, where real estate rules.

Advice | MAKE YOUR MOVE

Read and Understand your contract for a successful move By Chuck Resnick

THERE’S AN OLD RULE IN BUSINESS: What is not in writing was

never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare as accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract to see whether or not your items are covered should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Advice | INVESTOR INSIGHTS

Why new-condo developers price units below market value

By Andrew la Fleur

MORE ADVICE ONLINE ypnexthome.ca/news/advice

value? Good question! And there is some logic behind the price tag. But before I answer that question, here’s a little background. You see, when it comes to condo investing, I have two cardinal rules that I always tell my clients to follow. If you follow these two rules you will always cash in on the condo market:

I HAD A GREAT QUESTION from a

new condo investor client recently. I was explaining how some newcondo projects are priced below current available resale condos, when my client asked me: Why would a Toronto condo developer sell a preconstruction condo below market

1. Always buy a pre-construction condo below market value. If you buy a pre-construction condo that will not be completed for three to five years that is priced below what comparable finished condos are selling for, you get built-in equity

from day one that will serve to provide you with tremendous upside potential on price appreciation, and insulation against any potential downturns in the market between when you buy and when the building is completed. 2. Always buy a pre-construction condo that will be cash-flow positive. If you buy an investment condo that is cash-flow positive (potential monthly income is greater than potential monthly expenses with 20 per cent …continued on page 38

If you buy an investment condo that is cash-flow positive (potential monthly income is greater than potential monthly expenses with 20 per cent down payment) then you will always earn positive income on the property regardless of what happens to the price (up or down) of that property. …continued from page 36

down payment) then you will always earn positive income on the property regardless of what happens to the price (up or down) of that property. Generally speaking, if you follow rule number one, then rule number two takes care of itself because a condo priced below current market value is cash-flow positive 90 per cent of the time. So, back to the original question. Why would a condo developer sell a pre-construction condo below market value? There may be a number of reasons why a condo developer in Toronto would take this approach to pricing, but I need to emphasize that this type of pricing is not a given when it comes to pre-construction condos. Here are three reasons why some developers are pricing their buildings this way now:

To keep condo investors happy. Developers realize that if they want to sell out a building with 300 or more units — one that will not be completed for several years — they won’t do it by marketing to end users alone. They need investors to buy suites so they can get construction financing to get the project off the ground. So how do you attract investors, and more importantly, how do you ensure they will be repeat buyers that keep coming back every time you launch a new building? Simple. Offer them something worth investing in. Something with a huge upside potential. And that is the primary reason why they price their buildings below current market resale values. To sell out the building quickly. Momentum is so vitally important

when selling a condo building with hundreds of units. Developers can save millions of dollars in marketing and soft costs if they are able to sell out a building in a few months rather than dragging things on over a few years. They have a strong incentive to reach 70 per cent sold as soon as possible and the best way to sell out a building quickly is to price it low and generate as much buzz as possible, especially during the first 30 days after launch when buyer interest in the project is at its peak.

Advice | CONDO PRO

Condo FAQs By Barbara Lawlor

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHEN PURCHASING A condominium

for the first time, or the second or third, you will most likely have a lot of questions — and you should. A condo unit is a major financial investment, and you want to be sure you purchase with confidence. We notice that buyers of all ages come into the sales offices wanting to know the same things. Following are some frequently asked questions that you will want to ask when shopping for a condo to call home.

program available. This is good for the environment and makes it possible for you to avoid the costs associated with owning a car, yet provides access to one when you need it.

» What exactly am I buying? It is perfectly understandable to ask what you get for your purchase price. To compare fairly when you are shopping, ask what features and finishes are included as standard, and what upgrades are available. Be particularly careful if you have toured model suites, as often these models showcase both standard and upgraded finishes. Check the list of standard features that should be in your brochure package and ask a sales representative what finishes in the model fall under which category.

» What Green elements are featured in this condominium? Today’s savvy shoppers understand the importance of energy efficiency and sustainability when it comes to their homes. People are concerned with lessening greenhouse gas emissions, and most buyers want to know that the developer has taken steps to leave less of a carbon footprint. Find out what the builder is doing to accomplish that. Many buildings are also registered with third-party certification organizations.

» Is parking included in my purchase price? It may be the case that your condo comes with a parking space included in the suite price but some builders charge extra for parking spots. You may also find a few suites with no parking available at all. If owning a vehicle is important to you, this is essential to ask about. And if parking is not possible with the suite you choose, ask whether the building will have a car-share

» When is construction scheduled to begin or when are first occupancies? Although everyone knows that unforeseen circumstances may alter plans, builders have a projected construction timeline. Choosing a building that is already under construction gives you a more definite timeframe. Be sure to ask how construction is progressing and whether there are unexpected materials or labour shortages that

might affect the outcome.

» What incentives are there to buy now? Many builders offer incentives, so be sure to ask a sales representative what is available. Incentives range from no maintenance fees for a limited time to cash back on closing, free parking, upgrade bonuses or even a vacation. It’s always worth asking about. » How reputable is the builder? This is one of the most important questions you can ask. You want to know that your builder is well versed in tried-and-true techniques for building condominiums. Research builders and check out the company history. Ask about completed condo neighbourhoods, check some of them out and see how well the buildings have stood the test of time. It’s only natural to have questions when you are shopping for a condo. The best way to get them answered is to ask! Advice | LEGALLY SPEAKING

Financing — and what happens if it falls through By Jayson Schwarz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

BEFORE YOU GO new-condo shopping, visit your bank, trust company or other financial institution to see what amount of mortgage you qualify for. Take your significant other, if you have one, because everyone’s income and assets help. Once you know how much you can borrow, secure the best rate you can and lock it in for as long a period as possible. Don’t be afraid to negotiate — the banks want and need your business. Shop around for the best rates, terms and lock-in periods. You should also visit the condo sales centre armed with knowledge and check what mortgage rate and term the builder is offering. Take note that the builder may have brought the rate down to make their package more attractive or forced their bank as part of their deal with them to offer special rates. Remember, if your bank’s offered rate and terms are close, you may be able to negotiate a better deal with the builder. If you do not take the builder’s mortgage you may be able to get some leverage in your overall negotiations as the builder may save money by not having to pay his bank for the better rate. Question this and make sure you understand all of the financing details. Regardless of where you go to get financing, get your commitment in writing! When you walk into that sales centre, all ready to buy that beautiful new condo, perhaps the most important piece of the puzzle you need to have is security in your

financial arrangements. A tragedy waiting to happen occurs when you sign an unconditional offer, give your hard-earned, harder-saved deposit to the builder and later find out you do not qualify for the mortgage. In other words, don’t buy the home unless you have a mortgage commitment or a conditional deal. This leads us into the next part of the discussion — what happens if your financing falls through? An Agreement of Purchase and Sale for the purchase of land is a legal contract, and once it is signed it binds both parties to certain obligations. If either party does not hold up their end of the arrangement, they can be held liable to the other party for specific performance or damages. Firstly, if the purchaser defaults, he will likely lose his deposit. The builder will then have the option of suing to force him to close the deal and pay

all legal fees related thereto, or sue for any damages the builder might suffer before he resells the condo (items such as interest, changes and price differential) and legal fees. Sometimes, in a booming market, kindhearted builders will release purchasers who have made a mistake or encountered personal tragedies. But don’t count on it! The moral of the story is to make sure you have financing, or that the offer is conditional for a few days on both financing and review by a lawyer. It is critical you get the right advice, and only a lawyer can provide legal advice. That is the law.

The highlight will be the large landscaped outdoor park by NAK Design, including a figure eight walking path, children’s playground, intimate and secluded seating areas, exercise equipment and even a soothing water feature. Inspiration | DESIGNER ADVICE

Where do I start? Three tips for choosing your condo finishes By Yanic Simard

UPON WALKING INTO the fully upgraded model suite in the design centre for your new condo, you are presented with a number of decisions for materials, colours and upgrades. You immediately go for the hardwood, which is much pricier than the laminate, you’ve always wanted a spa tub fully loaded with jets, and you love those stainless steel appliances. You stop for a second and take a breath because all you can see are dollar signs. You have to ask yourself, “Is it really going to make a difference when it’s all said and done?” …continued on page 52

The answer is yes but not every upgrade is worth the money you’ll pay for it. However, some upgrades from the standard features will make a huge impact, look- and quality-wise, not to mention on your resale value. Choosing your finishes should not be an overwhelming experience. Do your research before heading out to choose your final selections and you will be in good shape.

1 | Choosing in the right order People often start by choosing a paint colour and then trying to match everything else to it. To me, that’s going backwards. It’s much easier to choose your paint colour last, having it complement your other, more permanent selections, such as cabinetry. Finishes that are the least difficult to change should be chosen last. Start with the flooring and cabinetry. In smaller spaces like condos, keeping the flooring consistent throughout the home will create a nicer visual flow and feeling of openness. Next, choose the backsplash, countertop and cabinetry hardware. I wouldn’t suggest going with a bold and colourful pattern for the backsplash — keep it simple and neutral. You can add colour to your home with accessories and soft furnishings, like pillows and throws. I don’t advise experimenting with colour on finishes that are permanent. Your countertop and backsplash will be expensive to change if you don’t like the end result. The countertop and backsplash should coordinate with each other, and pick up colour tones from one another. As for the hardware, I like combining knobs and pulls. Knobs for the doors and pulls for drawers, and you can never go wrong with a brushednickel finish. Lastly, choose your paint colour — something that matches nicely with the already chosen finishes. Bring a wide selection of paint chips with you.

of your mind. Remember that you want your choices to cater to a wide demographic of prospective purchasers down the road, so be sure that your selections will appeal to a broad range of tastes and style preferences. * RULE OF THUMB Spend about five per cent of your budget on upgrades, in order to maximize your return on investment.

3 | Professional help

2 | Think resale

The benefits of using a reputable designer will pay off. Designers have an eye for colour and they know what works well in a particular space and what doesn’t. It’s a wise decision to employ a designer up front to avoid making mistakes that could end up costing you more money down the line, if you don’t like the finishes that you chose yourself. A good designer who is familiar with builders’ finishes will help you to mix and match the options and upgrades to achieve the ultimate look at the lowest cost. It’s all about knowing where to spend your money and how to match your various selections.

Certain features sell better than others, which is very important to keep in mind when choosing upgrades. Stainless steel, granite countertops and hardwood flooring are all elements that buyers look for and are attracted to, and smart upgrades to invest in. Though you probably won’t be thinking “resale” at the time of purchase, it’s crucial to always keep it in the back

* SOME UPGRADES THAT PAY OFF » Hardwood in lieu of carpeting » Kitchen backsplash » Countertop with undermount sink » Stainless steel appliances » Interior doors and door hardware

* DESIGNER TIP I’m known for using Benjamin Moore’s Classic Grey (OC-23) for the walls, trim and ceiling. I paint the walls and ceiling with a flat finish, and the trim in semi-gloss.

Buying your first home? It’s not just about location anymore By Wayne Karl

LOCATION, LOCATION, location is the time-tested, oft-repeated first rule of real estate. But as you set out to buy your first home, there are other factors to consider as part of your selection process.

live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities are among the key determinants that affect the property’s appeal and ultimately, its value.

Information Location Yes, it is important. No doubt you’d love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But if that’s not possible, what do you do? For your own enjoyment while you

As a first-time homebuyer, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. There’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked — or excited — by big-picture reports on shortterm market performance.

Is homeownership right for you? Buying your first home is one of the biggest emotional and financial decisions you’ll ever make, so prepare yourself to make a knowledgeable decision. Although buying a home almost always seems like a great idea, it is important to understand what homeownership involves. Of course, being a homeowner is something to be proud of, but it also means having to invest money, time and energy, and taking on added responsibilities. So, before you decide to buy a home, make sure you’re ready.

Timing

Here are some things to consider

Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and when you sell is also important. Like any financial instrument, real estate can fluctuate in value, and your timing can determine how good of an investment it is. There’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked — or excited — by bigpicture reports on short-term market performance. You know that real estate is not national or regional — it’s very specific. You don’t buy the Canadian market, and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood.

Financial security If housing prices rise, your home can provide you with some financial security due to capital appreciation. Stability You’ll have a place of your own. Financial stress Coming up with the down payment, meeting regular mortgage payments and other ongoing costs will tie up a lot of your cash and can put considerable stress on your finances. Maintenance Keeping your home in good shape requires time and money. Responsibility You alone are responsible for payments, repairs and maintenance. Flexibility You can decorate or renovate your home to meet your own family’s personal tastes and needs.

INTERIOR DESIGN SECRETS FOR YOUR NEW HOME By Jane Lockhart

MOVING INTO A NEW HOME or condo can sometimes be a daunting task, especially when deciding how to put each room together. In a new space, there is no previous floorplan to draw upon and although some may love the blank canvas, that is not always the case. Clients often ask, “How do you know what to do to make a room work?” I wish I could say it’s all natural talent, intuition and great taste but it’s a little more than that. I’ve practiced design for more than 20 years and in that time I’ve learned a thing or two and I’m always happy to share what I know. Here are my top five secrets for creating well-designed rooms.

1 | Scale

2 | Details

The size of your furnishings matter Purchase sofas and chairs that not only properly fit you and your family’s needs but also fit the room. If your space has two-storey high ceilings it doesn’t mean that furniture should be taller than usual, large or overpowering. The actual floor space remains the same regardless of the ceiling height. Choose pieces that are comfortable and work proportionally with the floor area you have. Oversized or over-stuffed furniture won’t look right in a small room, even if it is the main living space.

Play up the positives Although you may have a small room, highlight the strongest feature in it. For instance, if your dining room isn’t too large but it has ceiling detail, highlight it by adding a color contrast and a dramatic chandelier. The eye will be pulled to these features rather than the size of the room. For another example, if the strongest feature in your new home is high ceilings, emphasize this with drapery featuring dramatic vertical detail to really play up the wonderful height element.

1. In this entryway, notice that although it is white, through contrast and subtle changes in the tone of wood, the eye continues moving.

3. In this room, the greatest feature are the tall ceilings. We emphasized this by adding beautiful drapery.

PHOTOGRAPHY, BRANDON BARRÉ, BRANDONBARRE.COM

2. In this space, we followed all of the design rules; shine, pattern and contrast!

2

3 | Contrast Add energy to a room Even if you love neutral colours, it doesn’t mean that a room has to be bland. Often when homeowners use too many neutrals that are the same contrast or brightness, a room can feel flat. By including a range of neutral tones from light to dark within one space, a room will feel more energized. The more contrast you add the more dramatic a space will feel.

4 | Focal point Create harmony and balance New homeowners often struggle with what a focal point should be and why they need one at all. Basically a focal point directs a viewer to where they should look first, which helps create harmony and balance within a

3

space. Traditionally, focal points were thought to be fireplaces or significant pieces of architecture but really anything can be a focal point if it is worthy of looking at.

5 | Variety Textures, patterns and shine create interest People in general are the most comfortable when everything matches, but that can leave a space looking a bit underwhelming. To make a room feel personal and interesting, look for a range of pattern, texture and shine spread throughout. For instance, shiny surfaces attract attention and can make a room feel more dramatic or formal, while matte surfaces feel more modern or understated.

Texture makes a room feel warmer, while pattern adds personality. If you have trouble mixing these all together skillfully, then just add texture to the carpet and keep pattern for the pillows. Accessories like vases, candles and books can be a combination of shiny and matte so that you have a little bit of everything in your room.

Make your room amazing Hopefully these tips have given some idea when working with your new home. Remember, every space is unique and poses different challenges, so try and work with what you have and if you need a little extra help, call a designer! For more information, visit janelockhart.com.

Construction of the tallest wood condo tower in North America officially begins A GROUNDBREAKING CEREMONY was

recently held for the Origine green condo project — set to become the tallest solid wood condo tower in North America. Quebec Premier Philippe Couillard and Quebec City Mayor Régis Labeaume both attended the event to celebrate the project, which has positioned Quebec as a leader in eco-friendly wood construction. Origine will also be the flagship building of the Pointe-auxLièvres ecodistrict, in the heart of Quebec City. The 41-metre-tall building, to be delivered by the end of the year, will feature 12 storeys made of gigantic cross-laminated timber above a concrete ground floor. It will house 92 condo units. Origine’s success speaks to the openness of Quebec City residents, who are willing to try innovative eco-friendly concepts. Origine is in a league of its own, with natural gas air and water heating, radiant floors, a smart garbage chute and — most importantly — a location that offers the best of city and nature living.

MORE TRENDING ONLINE ypnexthome.ca/news

Partnerships to bolster Canada’s wood construction leadership The project could not have come to life without the vision and involvement of the Government of Canada, the Quebec government, the Ville de Québec and many research partners, including FPInnovations. Origine is the first major project in a promising new industry that can meet demands for sustainable buildings. The project was selected by Natural Resources Canada and received $1.175 million in funding under the Tall Wood Building Demonstration Initiative. The federal program helps to cover some of the construction

costs of such buildings, including research and development projects. The Quebec Ministère des Forêts, de la Faune et des Parcs paid for unprecedented fire-resistance testing to demonstrate the concept’s structural stability in the event of a fire. The Régie du bâtiment du Québec never compromised on safety and compliance as it analyzed and eventually approved the project with great open-mindedness. In the wake of the Origine project, the Quebec government even released a construction guide for midrise and

highrise buildings. As for the Ville de Québec, it designed the Pointe-auxLièvres ecodistrict and authorized construction of Origine. Why choose wood? » Assembly time is up to 50 per cent shorter » Lighter materials » 20 per cent lighter than concrete » Lower foundation costs » 100 per cent made in Quebec » LEED certification

Create a cozy bedroom

in five easy steps By Lisa Canning

BEDROOMS ARE ONE OF my favourite rooms to design as I argue they have the most impact on our quality of life. So when a client hired me to consult on her son’s bedroom design, I was so excited to help her create a space that would be warm and cozy and conducive to rest and relaxation.

Here my top strategies for creating a cozy bedroom:

The key in painting a bedroom dark — and not having it feel like a cavernous dungeon — is to ensure that it is well lit. I always prefer a layered lighting plan; overhead lighting paired with wall sconces or lamps for function. The other key for using dark paint successfully is to ensure there is an element of contrast. In this client’s son’s room, we added contrast with the white bedding and textured wall art.

1. Paint it deep and dark

2. Use warm woods

I am such a fan of painting walls dark in a bedroom. The impact a dark hue has on a space can be not only visually striking, but also create a cozy dark space that’s ideal for sleep.

A big feature in this bedroom is the beautiful bed and side tables we selected from Artemano. There is something about the natural texture and colour of wood grain that is so warm and inviting. Paired with matching side tables,

these pieces have a strong masculine presence. For a lighter or more feminine look, consider pairing a textured wood bed like this with painted night stands. We continued the wood trend in custom stained built-in shelves above a white and wood desk, and a mid-century modern desk chair.

3. Vary your textiles One of the simplest ways to make a bedroom cozy is through textiles. Start with the bed. Layer softer fabrics like cottons and linens with textured furs, chenilles and velvets for variety. Don’t forget the floor too — a patterned wool rug or fur scatter rug creates a comfy place for feet to touch down first thing in the morning. And don’t forget about windows — I love drapes with black-out lining for uninterrupted sleep. Consider customizing drapes and using that same fabric in throw pillows on the bed for a cohesive look.

4. Create a reading nook If space allows, a comfy chair to curl up in is another cozy

MORE ADVICE ONLINE ypnexthome.ca/news/advice

element in a bedroom. Since this room is small, we opted for a chair on legs with a compact silhouette to balance out the heavy stature of the wood bed. To keep the space serene, we kept the chair in a colour close to the wall hue, and kept the grey theme going with a dresser from Casalife. The dresser will also (hopefully) help avoid having the chair become a catch-all for laundry.

5. Make it personal To me, a cozy space is one that also tells a story of the people that live there. We made sure the client’s son’s story was told through art on the walls and through displaying many of his childhood trophies and personal momentos on floating shelves. These personal artifacts bring life and visual interest to a room’s design and are integral to creating a space that’s warm and inviting.

How to buy a new couch:

Tips from an EQ3 pro By Jackie Marchildon

DO YOU REMEMBER THE FIRST TIME

you bought a new couch? For me, the time came when the pull-out couch I stole — I mean was given to me by my parents — finally wore out. The seams had split on one of the cushions, the metal pull-out section sat so low under the couch that it scratched the floor and we had pillows shoved under the cushions to try to make it more comfortable. The couch had survived multiple moves, including a two-hour drive from Penetanguishene to Toronto in light rain. Even at that point, it had already been stitched up by my stepmom and was something like 15 years old. It

had a good run. But it was time to go. Of course, shopping for a new couch is no easy feat. What kind of frame should you opt for? Should you choose fabric or leather? What size is suitable for your space? How do you buy on a budget? There is a lot to consider when you’re looking for a new couch. This is where Clifford Goodwill comes in. Clifford is EQ3’s director of interior design and store planning. He looks after the floor plans for stores across Canada and the United States, and takes care of the interior design for upcoming store openings and helped me out with a few tips.

What is the first thing to think about when buying a new couch? How do you want your space to function? It is primarily a room for entertaining guests, being entertained in front of the TV, or does it need to function as both? Fabric or leather? Leather might be more cost up-front, however, it can be easier to care for — especially if you entertain or have kids. My biggest suggestion is to not restrict yourself to what you think you want or need — start shopping and see what is available. Talk to the sales associate and learn about all your …continued on page 76

Hi I’m Lamar and this is my new home. Liberty Village has everything I need close by. It’s just a short walk to bars, restaurants, groceries, the gym, coffee, even work. Liberty has fantastic shops, whether for the basics or something special, transit options, and parks like Fort York, while sitting a stone’s throw from the waterfront. And it doesn’t hurt that the TFC plays down the street at BMO Field (also new home of the Argos) and the Raptors have a new training facility – the 68,000 sq. ft. options because they are often not all shown on the floor. What do people often overlook? I think people often overlook the options available and select a sofa without considering other configurations. It’s not like walking through a clothing store and not buying something because the size isn’t there — ask questions! Think about how you want to use your space — and your new sofa — to best suit your needs. Many of our sofas come in two widths, apartment sofas, love seats, chaises, or completely configurable sectional components. Because of these options, EQ3 provides free in-home consultations to help our customers make that final decision with an expert. Secondly, people often forget to ask, “Where is this made?” or “What type of foam construction is used?” and “What is the frame made of?” It can be easy to focus on the look of the piece and forget about the construction details inside. What kind of couch frames exist? What’s the difference? A sturdy frame means a longlasting sofa — which is why EQ3 has a lifetime warranty on all of our hardwood frames. Soft woods are low cost, but can warp and crack over time. Joinery is key — make sure never to buy a sofa held together solely by staples, nails or glue. What fabric do you suggest? Last year we introduced Jet, our Italian performance fabric in eight colour options. This fabric is made of an inherently flame retardant polyester — removing the need for chemical treatments. With our supplier, we developed herringbone and houndstooth patterns that are

Clifford says: • Avoid purchasing a sofa if you don’t know how it is constructed • Avoid purchasing a sofa based purely on price or looks • Avoid purchasing a sofa that is too big for your space exclusive to EQ3. These patterns are perfect for custom pillows or accent pieces like ottomans. We also recently introduced Lana — a 70 per cent reclaimed wool blend in eight colours. It’s like wrapping your sofa in a sweater. What do you suggest for small spaces? A smaller space does not necessarily limit your choices — many of EQ3’s upholstery collections come in two sofa widths, apartment size sofas, and loveseats. Avoid pieces with larger arms or a deep seat and select lighter fabrics or leathers. Our Eve collection in the 22-inch seat depth is perfect for smaller spaces. Chairs can take up too much room in a smaller space. Instead, pair your sofa with an upholstered ottoman with storage that can double as seating if needed. If you live in an apartment with a small elevator or a home with a narrow staircase, consider purchasing sectional components instead of a single sofa. What do you suggest for bigger spaces? For a big space, I would go with the Morten collection sectional, it’s a completely configurable sectional so all the pieces are movable. In our recent catalogue, we show it in

three different colours, so there’s a tricolour effect. It’s incredibly comfortable. Note: Because the pieces are sectionals, you can basically purchase as many as you want so there’s no limit to how long you can make your sofa! What can you suggest for someone on a tighter budget? Our Stella sofa in fabric starts from $799. This collection has a low profile and compact design perfect for smaller spaces. Like all our sofas, the pieces are made and designed in Canada.

EMBRACE YOUR SPACE

TRANSFORMING THRIFTY FURNITURE FINDS By Leigh-Ann Allaire Perrault

LET’S FACE IT… When it comes to renovations and design, spending money is easy! Saving money while still achieving luxe results is decidingly more difficult! No matter how big or small a reno project may be, I instinctively tend to keep a tight grip on the budget, which often forces me to challenge my creative boundaries and truly think outside of the box. It becomes a virtual teeter-totter of strategic spending versus frugal saving that often finds me scouring clearance sections, scouting consignment stores, pursuing yard sales and even doing a little “curbside shopping” to create a unique space. I particularly love the thrill of the hunt for penny-wise furniture finds that are oozing with potential to work a little DIY magic on. Here are my five upcycling tips for transforming your own diamond in the rough.

“As much as I love a great bargain, I will never sacrifice quality or style to save a few dollars.”

1 | Make sure the piece has great bones As much as I love a great bargain, I will never sacrifice quality or style to save a few dollars. When I’m searching for a piece with DIY potential, I always ensure that it is well constructed and that it doesn’t have any major structural flaws. Sure, the fabric may be dingy and the colours outdated, but if you can see past the cosmetic imperfections and spot a piece with great bones, then the sky is the limit for style possibilities. 2 | Set a realistic timeline for your project As the saying goes, “Rome wasn’t built in a day.” Well neither are most DIY furniture makeovers! All too

often, I chat with homeowners who start off a project full of gusto, but with unrealistic timelines. They set aside a few hours to complete their transformation only to feel deflated when they realize that those few hours may actually turn into a few days. It’s important to think about each step of the makeover process and even budget time for things like wood filler and paint to dry, because there’s nothing worse than running out of time and leaving a project incomplete. 3 | Know your limit and DIY within it Not every DIY project can be completed simply with an inspired idea and a little elbow grease. If the thought of sanding, sawing or soldering is outside of your comfort

zone, consider whether you need to call in the pros or perhaps simply rent or invest in a few pro tools that will make your project run smoothly. 4 | Prep, prep, prep If you plan to add a splash of paint to your furniture find, the most important step in the makeover process is preparation. In fact, thorough prep will not only ensure quality results, it will also add to the longevity of your piece. It’s important to sand or de-gloss all surfaces if necessary, thoroughly clean them and then you’re ready to add a coat of primer before a layer of paint. I’m a fan of spray primers and paints from Painter’s Touch that get into small detailed areas and help avoid brush and roller marks to create a seamless, factory-finished look. 5 | Personalize to suit your taste and style Whether your furniture find is a thrifty table or an aged armoire, the likelihood of it perfectly coordinating with your existing finishes and wood tones is probably quite low. When in doubt, paint it! The easiest way to unify several different pieces of furniture is to paint them all a consistent colour, and it’s simple to achieve a quick and unique finish with Rust-Oleum’s Chalked Paint. Not only is it easy to use, but it doesn’t require prep or priming, and needs only one-coat coverage. Chalked paint can also be distressed by rubbing fine grit sandpaper to the edges and corners then clear coated for a more custom vintage look. Although the style of your furnishings may be different, a fresh coat of paint in a hue of your choice will not only help to harmonize your decor, but also instantly transform your furnishings from bland to grand.

Leigh-Ann Allaire Perrault has spent years crafting a unique philosophy for design that fuses ingenuity as well as whimsical and quality workmanship — on a “frugalista” budget. She is a contributor on Cityline, a spokesperson for Rust-Oleum Canada and Black & Decker Canada, and half of the popular duo, Once Upon a Reno.

Advice | MONEY MATTERS

Good reasons why you should not co-sign By Gail Vaz-Oxlade

PEOPLE HAVE GOOD HEARTS. And people often feel they should do something to help friends and family when the going gets tough. Hey, I’m all for offering help when it’s needed. But you should consider any financial help you offer as a gift, since loans often cause huge problems when it comes to repayment time. Here’s a letter I received recently:

Gail, I need some help. I don’t know what to do. My sister-in-law and brother-in-law are constantly in a mess financially. They have young kids, and both my husband and I love those children. We don’t want to see them lose their home. But I also am very afraid of how our help could hurt us. My sister-in-law has asked us to co-sign a consolidation loan to help them out of the mess they have made. She’s a rampant shopper. He can’t manage to make his business work. My husband wants to do it, but I’m afraid that if we do this it might get in the way when we go to buy a home next year. Am I just being selfish? –D

D, you are not being selfish. Wanting to stay solvent so you can make your own dreams come true is not a selfish act. It’s a sensible act. And while your heart may go out to your family, particularly the kids, who is to say that another loan is actually going to solve the problem? What have your sister-in-law and brother-in-law done to demonstrate they’re serious about their debt problems? If their solution is simply to get a consolidation loan, that’s not enough. Here are more reasons why you should think twice about co-signing for their consolidation loan: People who need a co-signer can’t qualify on their own because the lender believes they will default. I have heard of the odd positive cosigning experience like a young adult with no credit history whose parents sign on because they know their kid is a stand-up person who would sooner die than stick them with debt. But I’ve heard five times as many negative stories: parents who have been stuck

MORE ADVICE ONLINE ypnexthome.ca/news/advice

with their children’s irresponsible behaviour; family who watch as the primary signer goes bankrupt leaving them holding the loan. If a body can’t qualify for a loan on its own merits, you have to wonder if you’re actually doing that body a favour by adding more weight to their debt load. Co-signed debt is 100 per cent your debt. A lot of people don’t seem to realize this, I’m not sure why since it is clearly stated in all the loan paperwork. But here it is in black and white: If the primary borrower drops dead or defaults on the loan, you are 100 per cent responsible for repaying any loans you may have co-signed. It doesn’t matter that you didn’t get the money. It doesn’t matter that the primary borrower swore you were off the hook. The reason you’re co-signing is to guarantee repayment, and if the lender can’t get blood from

one stone, it’ll come looking for your stones. Co-signed debt is factored into calculations that determine whether you’ll get approved for any kind of borrowing, including a mortgage. That’s right. Since you’re on the hook for that $27,000 loan you co-signed for, that’s $27,000 less you can borrow for your own purposes. Again, people seem not to realize that there is a limit to how much lenders will let you take on. Perhaps it’s because lenders have been so lax with this particular rule that folks think credit is unlimited. Well, the credit bucket is not bottomless. Taking on the responsibility of co-signing could mean your ability to borrow for your own goals is thwarted. So how do you say no to family or friends who see you as financially stable and a good resource for solving their problems? Try this… Tonya, both Paul and I would love to help, but right now we’re just not in a position to do so financially. We would be happy to sit down with you and Tony to talk about ways you could clean up the financial mess you’re in. And we’d be happy to help in other ways, like taking the kids when you guys are working extra hard to get that debt paid off. But we can’t co-sign right now. What else can we do to help you? If Tonya and Tony stomp out in a huff because all they want is your signature, you can count your blessings. It would only be a matter of time before that co-signed loan came between you anyway. At least now you’re not also on the hook financially.

Advice | FUNDAMENTALLY SPEAKING

Reasons to teach your kids about real estate sooner than later By Wayne Karl

IT’S JUNE AND SCHOOL will soon be out for the summer. What better time to teach your kids about real estate? Why? There’s actually more than 500,000 reasons to do so. The number is really 508,097 — as in dollars, the average price of a home in Canada as of April 2016, according to the Canadian Real Estate Association (CREA). This represents a 13.1-per-cent year-over-year price gain. Need another reason? How about 45 — as in the percentage of millennials, in a survey conducted by New Condo Guide, who don’t believe they will be able to buy a home in Canada within the next five years. Just 25 per cent believe they will be able to buy a home in the next five years, while 25 per cent say “with a lot of help, maybe.” Not exactly the most encouraging stats. Need more, still? A new poll by CIBC reveals 63 per cent of millennial respondents plan to buy a home in the next five years — but almost half of them have not even begun to save. Faced with a myriad of financial challenges, 54 per cent of future millennial buyers say coming up with the required down payment is the biggest obstacle to homeownership, the CIBC poll says. About half are concerned that job security (53 per cent) and rising real estate prices (46 per cent) will impact their ability to buy. Given such realities, teaching young Canadians financial literacy at an earlier age is increasingly important. Sound familiar? It might, if you’ve ever read The Wealthy Barber, David Chilton’s 1989 best seller in which

readers were implored to “pay yourself first” and max out your RRSP. The book also lamented that personal finance wasn’t a key part of the curriculum in our education system.

More than 25 years later, given the price of real estate in Canada these days and the now-documented challenges facing our millennials, you could make a case for teaching real

property courses in our schools. Some organizations, such as the Financial Consumer Agency of Canada, major Canadian banks and even investor groups, are taking such matters into their own hands, with

programs for financial literacy for youth. The CIBC poll underlines how strong the need is. “Millennials want to own, and many plan to do so in the next few years,

but they’re facing many obstacles and competing financial priorities,” says Barry Gollom, vice-president, mortgages and lending, CIBC. “It’s important that they sit down with an advisor and map out a realistic time frame for making their dreams of homeownership a reality — it’s not easy, but it’s attainable.” Another CIBC poll finds Canadians are sympathetic to millennials’ struggles for homebuying. The majority (56 per cent) say something should be done to help the younger generation enter the housing market. Three-quarters (77 per cent) believe buying a home is more difficult for young Canadians today than it was for previous generations. “It’s not just young Canadians that feel that buying and maintaining a home is a challenge for their generation,” adds Gollom. “Canadians across the board regardless of age agree and a majority are calling out that something should be done to help.” Because… those five years that millennials believe they need to save up for a down payment? If things continue as they are, prices could be further out of reach. In 2012, the average Canadian price was $363,606 — representing 39.7-per-cent gain to the current $508,0907. At that rate, in five years, the average would be about $709,811. Mind you, the national average price is skewed by activity in Toronto and Vancouver. Take these two markets out of the equation, the average is a more modest $369,222 and year-over-year price growth of 8.7 per cent, CREA says. There are markets in Canada that are more friendly to millennials. Need another reason to teach your kids about real estate sooner than later? Here’s 150,000 — the Canadian average price back in 1992.
