Shopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack, ask for an explanation. Higher prices could mean better quality materials, features and service. Make sure the price you pay will deliver the quality you want. Second, understand what’s included with the condo you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included as standard, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Home and property insurance is something many homebuyers – especially first-timers – often forget about. Whether this is your first home or your 10th, if you’re shopping around then now is a good time to bone-up on insurance issues. How much will it cost to rebuild your home in case of a flood or fire? Can you pony up all that cash to cover replacement costs? Not likely, which is why most lenders require that your home is insured on closing day. Make this a priority. There are other types of insurance to consider. Is your down payment less than 20 per cent of the value of the home you intend to purchase? If so, you’ll also require mortgage loan insurance, which helps protect lenders against mortgage default. The lender pays the insurance premium and passes that cost on to you, which can be paid up-front or, more commonly, added on to your mortgage. So, the lenders in the equation are covered, but what about you and your loved ones? Mortgage life insurance is a peace-of-mind product that would protect your family and home in the event of critical illness, accident or death of the policy holder. Should the unthinkable happen, the policy would pay out the remaining sum on your mortgage. Your home represents a major investment – financial and emotional – so don’t leave your future to chance. Get educated, plan ahead, and sleep a little better at night knowing your home is protected.

hey don’t build them like they used to – they build them better than ever. Today’s builders, architects’ and renovators have a greater understanding of how homes behave as a complete system than those from past decades. They’re using that knowledge to build homes that are more energy efficient, safer, and can save homeowners money on their annual bills. With more than 100,000 people coming to the GTA every year, the question is often whether to buy a new or resale home. One of the arguments for buying new is that the quality of new construction is constantly improving. Better features and building practices that reduce energy consumption and environmental

New homes built better than ever! impact in today’s new homes include pre-fabricated and modular structural elements, insulated concrete forms, and energy recovery systems that use waste energy to heat fresh air and hot water. With all of these new improvements, what could possibly make people think that the homes built decades ago are better than today’s homes? Nostalgia, according to building scientist Michael Lio of Lio & Associates. “It’s true,” he adds. “We don’t build them the way we used to. We build them even better. There is a vast improvement in quality. You can’t use sloppy methods. It forces you to build better-quality homes. We build the very best houses in the world right here in Ontario.” Lio said that if anyone spends some time in a downtown Toronto home that hasn’t been renovated in years, there’s a good chance they’ll find mould growing because of thermal bridging, single-pane windows (not up to current code), inefficient furnaces and poor insulation levels. “There is 75 per cent less energy used in a home built today than a house built in the ’60s,” Lio says. Gord Cooke, another building scientist and president of Building Knowledge Canada, says needs and expectations of homeowners have changed with those improvements in quality. “We used to wake up to cold rooms and floors in the morning and didn’t think much of it. Now people want to wake up warm and cosy with the same temperature throughout the house,” he says. There have been quantum leaps in the Ontario Building Code (OBC) since 2006 pushed by energy-efficiency programs. The OBC is updated every five to six years with improvements made to fire safety, energy efficiency and durability. Cooke compared the OBC from 1982 with 2006. The later version contained at least 30 per cent more references and requirements from a safety perspective, including carbon monoxide detectors, safety railings and staircases, and windows as a method of escape during a fire. With improvements that reduce heat loss through windows, doors, walls, attics and basements, plus better furnaces and air conditioning, savings are close behind. Today’s top builders understand how homes work as a system. There’s no question that new homes top resale in energy efficiency.

f you’re shopping for a home in Toronto, or in any of Canada’s larger markets, you’re likely experiencing some frustration. And that feeling is growing as housing affordability continues to drop. Long before you “officially” started your home hunt, you started compiling your list of must-haves. I know I did. My ideal included a four-bedroom detached house on a large lot, in Toronto, within walking distance of the Bloor subway line, with a park, shopping and nightlife nearby. (Schools weren’t on my radar yet, but that, too, would come.) So when the time came to shop for our first home, my husband and I were disappointed to learn what our measly budget could buy. And it wasn’t even all that measly! The modern homebuying reality for most Canadian buyers – especially first-timers – is a question of either/or. It seems you just can’t have it all. RBC Economics’ latest Housing Trends and Affordability Report indicates that the cost of homeownership is on the rise.

In the first quarter of 2014, Toronto’s affordability measures stood at 24-year highs for bungalows at 44.9 per cent, and two-storey homes at 51 per cent, while condos came in at 29.4 per cent – not much below its multi-decade peak The housing affordability index captures the proportion of pre-tax household income required to own and operate a home at current market value. The greater the measure, the worse the affordability. For example, a measure of 50 per cent means owning a home – including mortgage payments, utilities and property taxes – will eat up 50 per cent of a typical household’s pre-tax income. In the first quarter of 2014, Toronto’s affordability measures stood at 24-year highs for bungalows at 44.9 per cent, and two-storey homes at 51 per cent, while condos came in at 29.4 per cent – not much below its multi-decade peak. To put these numbers in perspective, when you’re applying for a mortgage, lenders add up your housing costs and calculate what percentage they are of your gross monthly income, known as your Gross Debt Service ratio (GDS). According to Canada Mortgage and Housing Corp., to be considered for a mortgage, your GDS should be 32 per cent or continued on page 16…

hen it comes to investing in condos, not all projects are created equal. Some are more profitable than others, some provide investors excellent return on investment, while others do not. So, how do you know what to look for when choosing a condominium to invest in? While there are hundreds of factors to consider when picking the right project, here are four tried and true ingredients for a successful condo project to invest your money:

1 Multi-phase projects Projects that are not just one-off buildings, but rather contain multiple buildings rolled out over time as part of a bigger master plan, are great for investment. If the project is successful at the start, prices always go up for subsequent phases. Getting in early in a multi-phase project is a proven method of making money in condo investing. Some well-known examples of multi-phase projects and communities include Cityplace, Liberty Village, the Distillery District, and more recently, the revitalization of Regent Park. 2 Location with upside potential While it’s hard to go wrong when you invest in an established triple-A location like Bloor-Yorkville, anywhere near Yonge Street or King West, often it takes a little more foresight to see the greatest opportunities are in areas that are still in transition. Ten years ago, no

one wanted to live at King and Bathurst. Now this area is one of the hippest and hottest in the city. Today for example, the east side of downtown is much cheaper on average than the west side, which provides an excellent opportunity to invest. 3 Areas with high rental demand When evaluating potential condo buildings to invest in, be sure to study the rental market in the immediate vicinity to see how much demand there is to live in the area. Look especially for two things: are rents increasing, and how many days on the market does the typical rental listing last? Areas with rapidly increasing rental rates and low time on the market are more likely to outperform other areas. One area that has a strong rental market right now is Yonge and Eglinton. 4 Developer history On this point, I’m not referring to whether the developer has a solid history of building good product and finishing on time (while that is important). I’m referring to their history with their investor buyers. The best condo projects for investment are often those where the developer understands and puts a high value on the role of the investor buyer in the sales process. They reward their early investors with great prices, and this translates into strong asset appreciation by the time the building is complete.

It is not fair that new homeowners in the GTA are the only ones paying for new and upgraded infrastructure when all residents – new and old – will be using it.” BILD and other industry voices have long been speaking out against rising Development Charges, since it’s a contentious issue facing home builders – and therefore buyers – across the country. f you’re looking to buy a new home in Mississauga, you might want to hurry: prices are about to take a bit of a jump, and you won’t get any more bang for your buck. The City of Mississauga is proposing whopping increases to Development Charges – fees applied by various levels of government when new homes are built, to pay for new infrastructure such as roads, transit and other necessities. Builders pay the charges, but typically pass on the cost to buyers. What does that mean for the new-home buyer? You’re looking at a 54-per-cent increase in Development Charges. New condo buyers will be on the hook for more than $17,000. The City is poised to vote on the proposal in June, and the new charges could be implemented as early as July, so the clock is ticking. “Development Charges are a tax,” Bryan Tuckey, president of the

In Toronto, City Council late last year voted to increase Development Charges by 75 per cent, to almost $30,000 for a semi- or single-detached home. These new fees began to be phased in on Feb. 1, 2014 and are to be implemented in full by Feb. 1, 2016. Development Charges are even steeper further out in the GTA. According to a recent report from Altus Group, an economic consulting firm, municipal fees and charges collected by Toronto, Markham, Oakville, Brampton, Bradford-West Gwillimbury and Ajax average out to about $116,200 on a new single-detached home, representing 22 per cent of the cost. For a new highrise, the fees average $64,000 – or 20 per cent. In Ottawa, Development Charges and other government-imposed fees today account for about 23 per cent of the cost of a new home. Twenty-five years ago, the costs accounted for just three per cent. In Vancouver, the various government taxes, fees and levies range from 16 to 27 per cent of the cost of a new home, depending on the city and the type of housing. Though the problem may differ slightly from one city and province to the next, with critics arguing the fee increases are largely arbitrary, the concern is universal: new-home buyers are picking up a disproportionate part of the tab for infrastructure development. What now?

BILD and other home building associations continue to appeal to their provincial governments and other bodies involved in such disputes. “As costs associated with building new communities increase, it is becoming increasingly difficult for buyers to find a new home they can afford to purchase,” says Tuckey. “While we understand that growth must pay for growth, the building industry has expressed the need for these fees to remain reasonable, fair and accountable to new-home purchasers across the GTA.” In the Mississauga example, at least, the pleas may have fallen on deaf ears, as Mayor Hazel McCallion essentially told the industry to “stop appealing” and “let’s get on with business.”

Luckily, you received a generous refund. Your question is not uncommon. Building wealth takes discipline, effort and educated decisions. Success has different meanings to everyone and choices must be made based on each individual’s situation. However, there are general rules that you can apply when faced with this type of financial decision. Take note and compare the various forms of your debts and investments. Currently, mortgage rates are at historical lows. Comparatively, the return on investments (for RRSPs and stocks) can vary greatly. The tax deductions on the RRSP contributions are a great incentive for contributing. On the other hand, bank and department store credit cards charge high interest on outstanding balances. Building wealth is not only about saving and investing, but also reducing debt and maximizing factors within your control. Education is an important prerequisite for building wealth. The Internet, local bookstores and libraries are a great source of information. There are many excellent articles and books written on managing money. always stress the importance of doing your “homework” when buying a new condominium. You need to know where you stand on all aspects of your purchase, including insurance. It’s as important in lowrise housing as well, but the parameters differ. The first thing to realize is that condominium maintenance fees include the insurance that the condominium corporation takes out on the building itself. This amount is typically estimated at two per cent of the condo budget. Be sure you read your declaration carefully so you know exactly what

this covers, because it can differ from building to building. Basically, condominium corporations insure from the walls out – so items such as the roof, exterior, driveway, underground garage and amenities. Again, coverage is not standard, so it is important to check. Ask someone in your condominium corporation whether you are responsible for the deductible under the policy taken out on the building. This can be substantial. As a suite owner, you must insure the unit from the walls in. Remember, this is more involved than insurance for apartment renters, which covers only their contents such as clothing and furnishings. A condo owner has to insure the contents and the fixed items such as counters, cupboards, vanities and the like. If anything happens to these “attached” elements of the suite, the owner is responsible for repairing or replacing them. This includes what insurance companies call “betterments” – the upgrades or improvements you may make to these items. Make sure you deal with an insurance company that has experience with condo requirements. One idea is to find out from your condo-owning friends and relatives who they use, and then seek out advice. Your condominium suite insurance takes effect when your unit legally closes, but you will want to obtain a copy of the condominium declaration as early as possible. Show it to your insurance agent so he/she can help you determine exactly what coverage you need. Although condo insurance covers more than contents, you do need to be mindful of this element of your coverage. I’ve seen buyers neglect this and then regret it later, after a fire or robbery takes place. Sit down and make a list of your belongings, including what you will place in your storage locker, as you need to insure the contents of that as well. You may be surprised at the value of your items. Perhaps you have costly jewelry or rare antiques. If so, you can add a rider to your insurance to cover them. Other things to consider may be heirlooms, artwork, collectibles and the like – anything that would be difficult and expensive to replace if it were stolen, burned or otherwise damaged. Ask your agent about specially designed condominium owners’ policies and additional riders for things like additional living expenses if your suite becomes uninhabitable because of a loss. In addition, you should be looking at personal liability insurance to cover your legal liability, should someone visiting your suite suffer an injury or loss to his or her property. Be as thorough as you can. If you are an investor and will be renting out your suite, check as to your responsibilities in this scenario. At the very least, your tenant should purchase contents insurance. Once you have explored all the parameters and arranged for the insurance that fits your needs and responsibilities, you can enjoy peace of mind. The important thing is to feel comfortable, both physically and emotionally, in your beautiful new surroundings. Be sure to insure!

ast month I had the opportunity to speak at MCAP Development Finance Group’s spring breakfast seminar for developers, builders, and lenders active in Toronto’s new housing market. I prepared a number of slides on the value of new singledetached homes and townhouses, as well as condominium apartments. It dawned on me to compare lowrise versus highrise pricing to determine which areas may be potentially overvalued or undervalued. I compared them on a per-sq.-ft. basis, and I also compared how each

municipality ranked in terms of pricing for both lowrise and highrise, and how they differed. I was able to identify three municipalities that I deemed their highrise condominium market to be undervalued. The first area I identified was Milton. Based on data from Canada Mortgage and Housing Corp., (CMHC), the average new single-detached home completed in Milton in 2013 was approximately $484,000, and the average asking price for a new singledetached home in Milton in April 2014 was $574,000 (as per RealNet Canada Inc). Overall, builders are asking about $240 per sq. ft. for lowrise housing in Milton and $290 per sq. ft. for highrise condos (as per Urbanation Inc). The 20-per-cent price gap between the lowrise and highrise pricing was the lowest among the GTA municipalities I surveyed. With the potential expansion of Wilfred Laurier University in Milton, and the lack of affordable housing options in the town, Fortress continues to explore opportunities there for condominium or rental apartments. The average single-detached home completed in Brampton in 2013 was $577,000, and developers are now asking $741,000 on average for fully detached homes as of April 2014. Lowrise new housing in Brampton is being offered at about $235 per sq. ft. in 2014, with highrise condominiums priced at $295 per sq. ft. on average. The $60-per-sq.-ft. price gap was the second-lowest among the GTA municipalities surveyed. As traffic in Toronto gets worse and the suburban commute continues to deteriorate, we believe there will be opportunities to build highrise projects close to GO stations in 905 locations; and downtown Brampton has potential to experience higher density growth that supports these commuters in the future. In Mississauga, a new single-detached home that completed in 2013 sold for $955,000 on average according to CMHC. The average new single-family home in 2014 was being offered at $1.38 million! Lowrise housing in Mississauga is going for $330 per sq. ft., while highrise clocked in at $425 per sq. ft. on average in Q1-2014. Mississauga was the third highest suburban lowrise market for prices (among the areas I surveyed), but just the fifthranked market for highrise prices – the only municipality with such a gap in rankings. The improved transit planned for downtown Mississauga and the major revitalization of the waterfront at the Inspiration Lakeview site should bode well for condominium apartment values in the city, especially projects in proximity to those two areas. I continue to look for opportunities for Fortress Real Developments and the investors in the Fortress Real Capital product, and the only way to do that is to explore as much data as possible, and try to get a sense of the driving forces behind growth in real estate prices. f you are planning to move at the end of June and haven’t booked a mover, you could be out of luck. Traditionally, June 30 is the most popular day of the year for Canadians to move. The most recent Census (2011) reports that 4.3 million Canadians move annually, which

is just around the corner

amounts to 1.6 million families – 13 per cent of whom choose the month of June. About a third of those pick June 30 as their moving date, so in Toronto alone, that amounts to 30,000 people doing the box-truck shuffle in that 24-hour period. Why the big exodus on this one specific day? In our experience, weather tops the list of reasons. It’s more pleasant to move after the cold and snow of winter are behind us, and before the major heat of summer kicks in. Of course, no one can predict what Mother Nature will hand us on any given day, but usually there is less chance of rain at the end of June as well. Keep in mind that moving just before the long weekend in July means families have an extra day to begin unpacking and get settled before they have to go back to work. By waiting until late June, parents avoid disrupting their children’s school year. The end of June marks the mid-year renewal deadline for property taxes and rental leases, so for many people, the timing is optimal. If June 30 is your moving day, here are some tips to make moving a less stressful and more pleasant experience: ›› BOOK YOUR MOVER NOW! W

hen people hear the words “Family Trust” or “Florida Trust,” they immediately think of wealthy, old-money families such as the Kennedys. The truth is that trusts are simply a second layer of estate planning, over and above a will, for people who have assets that they want distributed on an ongoing basis after death, or even during life. In addition, trusts are an effective way of reducing

the tax liability of your estate while still allowing you, or whoever you designate, to be in control of your assets. A trust is brought to life by a trust document, that creates an entity able to operate on the surface as a separate individual, capable of holding assets and/or operating a business. Instead of shareholders, it has beneficiaries for whom the assets must benefit, and trustees who follow a set of rules that are crafted by the lawyer to satisfy your needs that describe how the trust shall be operated and for whose benefit. Unlike a will, which says who gets what after death, a trust allows you to plan your succession with a view to minimizing or delaying tax and government administration fees. In addition, putting your assets into a carefully structured trust will allow you to control your estate after death. Trusts may be used while you are alive to split income amongst family members and others to minimize your own income tax burden. Trusts have a wide variety of uses, and for this reason, several different types of trusts have been developed. Trusts can range from the very simple to the very complex. Trusts can vary from document to document as to their effect, complexity and use. The following are but a brief sampling of different kinds of trusts:

›› TESTAMENTARY TRUST It is possible to create a trust within your

will by specifying how certain assets will be handled and then distributed after your death. As an example you can stipulate how minors will receive certain bequests and how assets may be invested. ›› SPOUSAL TRUST It can be included in a will or as a separate document in order to place some or all of your assets into the trust prior to death purely for the benefit of your spouse in order to avoid the estate tax. You could provide your spouse a life interest in order to enjoy the assets yet preserve them for the children. ›› FAMILY TRUST This trust is used during your life for any number of purposes: as a personal and corporate succession planning tool, as a discretionary, flexible tax-planning tool and for creditor protection. ›› HENSON TRUST This trust is designed to allow disabled persons receiving disability benefits to protect their assets and those benefits. ›› INTERNATIONAL OR FLORIDA TRUST This can be an important planning tool for Canadians who are looking to purchase property, in Florida for instance, insulating you from U.S. estate taxes on death. Consult with a lawyer and accountant experienced in trusts to determine which kind is right for you and your family. Trusts are dynamic and useful tools that allow flexibility, peace of mind, succession planning and tax planning, now and in the future.

The process will often take place a year or more before you ever step foot into a sales office – and while the effect of what these professionals bring to the table is evident in the finished community, often their work goes on out of sight and behind the scene. From the initial stages of development, down to the construction of every new home, there are hundreds of people employed who ensure that every detail is addressed. Those looking for their first home and long-time homeowners alike are often unaware of the extent of the back-end planning that shapes their new community. By the time you sign an Agreement of Purchase and Sale, the big picture has been sorted and things are well underway. However, there’s still a chance that your occupancy date may be delayed. Much like the initial planning stages, construction requires the coordination of many trades and suppliers, and most delays are unavoidable. Interruptions in construction schedules may occur due to inclement weather. For instance, concrete can’t be poured and cured in extreme temperatures. Excessive snow and rainfall may also be a factor. On the other hand, delays may also arise due to material or labour shortages. In the case of any delay, your builder is responsible to keep the lines of communication open and let you know what to expect. While you would never be expected to move into a new home without the essentials in place, some items that won’t directly impact your quality of living may not necessarily be complete. I

t’s unlikely that the first home you buy will be the one you stay in forever. At some point, you’ll want to sell and buy a new home – either to upsize, downsize or move to a new location. And when you find yourself in that situation, there’s a good chance you’ll be relying on the equity from your existing home to help you purchase your next one. Unfortunately, you could get stuck in a situation where the closing date for your new home is before the closing date of the home you’re selling, which leaves your down payment tied up in equity. Mortgage brokers estimate that 20 to 30 per cent of Canadian homeowners find themselves in this predicament; if you’re one of them, bridge financing is the tool that can help you out of it. How does a bridge loan work? Well, let’s say the closing date for 050 new Condo Guide june 7 - 21, 2014

What is it and how can it help you?

the home you’re buying is 40 days before the closing date for the home you’re selling. A bridge loan is simply a loan for the amount of equity you want to take from your existing home that covers you for those 40 days. Bridge loans are automatically repaid when your sale goes through and your equity is put against the mortgage on your new home. Because bridge financing is so common, all of the big banks offer it to their mortgage customers. (Note that some smaller lenders and credit unions do not.) Most lenders are comfortable lending up to $200,000 for as many as 120 days. If you require a larger loan or an extended period of time, you may need to hire a real estate lawyer, which makes the financing process more expensive, as legal fees will be involved.

To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home Of course, as much as a bridge loan is meant to help you out with your home purchase, it is still subject to interest – often at a rate similar to an open mortgage or a personal line of credit (such as prime plus two or three per cent). The interest rate may seem high, but remember it’s only charged for a short period of time, before the equity from your first home will be available to repay the loan. Your lender may also charge a flat administration fee in the range of $200 to $500. To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home. Oh, and firm closing dates on both properties – without them, you may need to get a bridge loan from a private lender, who will charge you a much higher interest rate than what one of the big banks would. New home sales continue to climb! NEW-HOME SALES IN THE GTA REMAIN STRONG as April figures show continuous improvement over 2013, the Building Industry and Land Development Association (BILD) announced recently. According to RealNet Canada Inc., BILD’s official source for newhome market intelligence, the GTA saw 3,243 new-home and condominium transactions in April – a 17-per-cent increase over April 2013. Total year-to-date sales

increased 46 per cent from 2013. Sales of detached, semis and townhomes were up 83 per cent and sit just below the 10-year average. Highrise sales were down 19 per cent from 2013, due largely in part to limited new project launches in April. “Our industry continues to build quality, complete communities that people can afford to purchase,” said BILD president and CEO Bryan Tuckey. “Year-to-date sales are well above the 10-year average, which means GTA residents continue to view the highrise market as an affordable path to homeownership.” According to the RealNet New Home Price Index, the average price of a lowrise home increased six per cent to $667,667 while the average price of a highrise home grew one per cent to $437,366. With more than 1,400 members, BILD is the voice of the land development, home building and professional renovation industry in the GTA. BILD is proudly affiliated with the Ontario and Canadian Home Builders’ Associations.

Top 10 tips for a

successful downsizing sale If you’re gearing up for a move

into a smaller space, the downsizing process can be overwhelming – especially if you’ve lived in a large house for many years. Selling the house, clearing out household clutter and deciding the fate of used furniture, artwork and other items of value will be the biggest challenge many will face. The desire to maximize the value of many years of memories becomes especially predominant. However, with a little selling knowhow, solid marketing and a few helping hands, anyone can conduct their own successful contents sale. “You’ll be surprised as to what people will actually buy. One person’s trash is another person’s treasure. Others will try to sell the items on their own, while still others will hire a firm to assist with the process,” says Laura Convery, manager of Senior Services at Transition Squad, a turnkey company specializing in helping seniors downsize their homes, from organizing, cleaning and clearing the home, selling the contents through physical estate sales, online auctions and Transition Squad’s consignment store, through to donation and junk removal, as well as auctioning off the home itself online.

Convery offers these 10 tips for DIY downsizing sale success: 01. Think like a buyer, and set up your sale accordingly. 02. The success of your sale will depend on three things: marketing to attract people; selection; and attractive prices to get people to buy. 03. W hether it’s fine furniture, glassware, kitchen gadgets, appliances, garden tools, plants, linens or clothing, your sale should become a veritable department store at bargain prices, staged to catch people’s eye. 04. Set prices low enough to be attractive, but not so low that you are giving things away at far less than what people would be willing to pay. 05. A contents sale is really a full house version of a garage sale. Things are spread throughout the entire home, not just in the driveway. Recruit family and friends you trust to cover the entire home as salespeople, and for security to avoid theft. 06. Be prepared to negotiate. Negotiating prices is the foundation of every contents sale. Buyers expect it, and a lack of willingness to negotiate may cost you a lot of unsold items by frustrating buyers. 07. Valuables like gold, precious stones or signed artwork should be tested and appraised, or left out of the sale. You may need to find more specialized sources to sell these valuable items. 08. Advertise in the community paper, on social media forums, and tell as many friends, family and neighbours as possible to spread the word. Forty to 50 per cent of your buyers will come from road signs, so ensure they’re large, with proper messaging and strategic placement. 09. Prepare a fanny pack for each staff member with a cash float to keep the sale running efficiently and smoothly. 10. Hand out tickets starting an hour or so prior to the sale to allow access on a first come, first served basis. Make sure to only allow enough people in at a time to follow fire department regulations. ou’ve purchased a condo and have volumes of papers to take to your lawyer. Before you do, take a look at the budget which is attached to your documents. This budget will serve as the basis for your monthly condo fees. You may wonder how this budget was prepared and where did these numbers come from? The preparation of the condominium’s first year’s budget is done well before the developer markets the condo to the public. This information usually comes from a variety of sources: the developer himself, the engineer, the surveyor, the lawyer, the insurance agent and from the designated property management company. This information will include the size of the building, the number of units,

parking spots and storage lockers, and what utilities are included as part of the common element fees. Don’t forget about the insurance quote and professional fees, which cover legal, accounting and auditing costs. The cost of utilities is based on experience with similar buildings in size and type (highrise versus townhomes). However, the cost can vary depending on the demographics of the building, like the number of occupants per unit. Also, weather conditions may be a factor. Frigid temperatures will result in higher gas and electricity consumption. Other items to consider are security, front desk staff, and of course, the Performance Audit and the Reserve Fund Study. The Reserve contribution in the first year budget may range from 10 to 25 per cent of the operating budget costs. Some developers will subsidize the first year in order to maintain a lower common element maintenance fee. In doing so, it makes for a more attractive selling feature to a potential condo buyer.

Once all of these expenses are calculated, the total condominium fee can be determined. The monthly common element fee for each unit is determined by dividing the total budgeted common element fees attributed to the property by 12. This amount is multiplied by the unit’s percentage contribution to the common expenses (which is determined by its size), to find the monthly individual common element charges. Remember that the final closing of your purchase may happen two to three years from the day you signed the Purchase and Sale Agreement. The budget you received will include a note that an inflation rate will apply to each year after that date, to protect the developer from likely escalations of various future costs. Any negative variances from the actual results in the first year to the budget, the owners are protected by the responsibility of the developer to cover it under the Condominium Act. Any future year’s deficit is the owners’ responsibility. It’s not uncommon to see a jump in condo fees in the second year. This can be attributed to a combination of first year actual higher expenses, and the result of finalizing the reserve fund study, which may require a more substantial contribution to the reserve fund account. Owners can view these increases as unjustified, however close analysis will show that they are usually in categories that are beyond the cost control of the Board and Management. These can include reserve fund contributions, utilities and insurance, among others. A well prepared budget is vital to the well being of the future condo corporation’s affairs. Buyers should review the budget to understand the financial impact of their future home with no surprises on final closing.

EDILCAN FREEZES DEVELOPMENT CHARGES AT 2013 LEVELS Homebuyers at Triumph enjoy substantial cost savings in face of nearly 80-per-cent increase to municipal Development Charges Edilcan Development Corp., one of Toronto’s leading residential condominium builders, has taken a bold step to cap municipal development fees for homebuyers at its One Valhalla Development, a master-planned Etobicoke residential community consisting of condominium townhomes and three towers – Valhalla, Thunderbird and Triumph. To shield Triumph condo buyers from municipal development charge increases set to reach nearly 80 per cent by 2016 – a radical change in rates that would have increased closing costs for units by as much as $6,000 for one-bedroom suites and nearly $8,800 for twobedroom suites – Edilcan took the unprecedented step of securing all necessary ‘above-grade’ and ‘foundation’ building permits, completing architectural drawings and paying required development charges and park levies earlier this year, prior to the first development charge increase. The developer’s financial leap of faith effectively freezes rates at 2013 levels. Edilcan’s move was significant because condominium Purchase and Sale Agreements specify that any increase in fees, such as park levies or development charges incurred from the time of initial receipt of deposit to the final closing, are the sole responsibility of the buyer. The final cost of a condominium property is ultimately determined by development charge rates at the point when ‘above-grade’ construction permits are granted to a developer. Aware of the price sensitivity of many of its home buyers, Edilcan acted to obtain these permits in advance of rate hikes and prior to commencing sales, even though developers typically request permits and start construction only when a project is at least 75 per cent sold.

Given the often-lengthy period between initial receipt of deposit and ground-breaking on a project, shifts in development charges can add thousands to the final price of a condo. As this area of Etobicoke experiences a mini-condo boom, Edilcan is the only builder in the GTA able to provide this level of cost savings and added value to its homebuyers, while also helping to ensure potentially stronger homevalue appreciation and resale profits. “Edilcan is extremely cognizant of the fact that homebuyers can’t afford thousands of dollars in extra costs related to increasing municipal development charges,” says Edilcan vice-president GianPiero Di Rocco. “Given our experience having already built two condominiums at this site, we felt comfortable taking swift action to effectively cap city development charges, ensuring there will be no further increases to our current or future purchasers at Triumph,” he adds. “We felt that assuming this kind of financial risk was the right thing to do in order to provide peace of mind to our new Triumph homebuyers.” The 29-storey, 298-unit Triumph building is currently in preconstruction sales and is more than 50 per cent sold. home insurance cost? for home insurance depends on a number of factors related to risk. Insurers analyze these risks, and figure out how likely it is that you – or a group of people with the same set of circumstances – will make a claim, and how much that claim will cost. Like all insurance premiums, how much you pay

Insurers will want to know if you have built or are planning to build a secondary rental suite in your home; begin operating a business there; or make any other significant alterations to the structure or the way your home is used

These factors typically affect what you pay for home insurance: Where you live: Insurers keep records about such items as the number, type and cost of claims by neighbourhood. They can tell from past experience what the circumstances are in your neighbourhood, and how likely it is that you will have to make a claim. For example, if you live in an area where most people commute to work and homes are left unoccupied during the day, the statistics may show your neighbourhood has more break-ins. The cost of home insurance, therefore, varies from neighbourhood to neighbourhood, from city to countryside, and is based on knowledge and experience. Proximity to water: Insurers are concerned about fire, and will look at how far your home is from a source of water (fire hydrant, fire station). If you live in an urban area, this is generally not a problem. If you live in the country and the distance is great, however, this will influence the cost of your home insurance. The sooner a potential fire can be put out, the lower the cost of restoring your home. Replacement cost: The factor that will make the biggest difference in the cost of your home insurance is simply the size and composition of your home – as well as your contents. The larger the home and the more contents you have, the more it will cost to replace. In addition to the square footage, insurers take into account such matters as the quality of construction, which can vary greatly from home to home.

Not usually an issue with new homes, oil tanks have the potential for causing costly environmental hazards, so your insurance representative will ask questions about the age and condition of your tank. There is far less risk with forced-air gas furnaces or electric heat, so you may pay more for your home insurance if your home is heated by oil. Heating:

Electricity: There are several factors concerning electricity. Do you have breakers or fuses? What is the flow of electricity coming into your home? And what kind of wiring do you have? avoid fraud I never write my PINs down. Yeah, I’m old, but I can still commit a few numbers to memory. And I wouldn’t dream of sharing my PIN with anyone. When choosing a PIN don’t make it too obvious: a phone number, address, birth date. And periodically I change my PINs. If you’re having trouble remembering your multitude of PINs and passwords, take a page from my girlfriend: she carries a telephone book around with her and has her PINs and passwords concealed amongst all the other names and numbers.

I never give out info on the phone. I’ve had people call me to “verify” stuff, and ask me for the information. I point out that I’m happy to verify what they already know, but I’m not telling them squat. Your bank will never call you at home requesting personal information. If you’re a sucker, you deserve to lose your money. Sounds harsh. Really? Have you ever got one of those emails promising you thousands of dollars if you take advantage of a new business opportunity, fabulous investment with amazing returns, or for your help in moving money from another country? Just how gullible are you? Work-from-home scams are another way some people are ambushed.

With people looking for ways to make more money, the temptation to send money to someone with a promise of getting paid work you can do at home is sometimes too much to resist. One of the most successful scams lures you into becoming a “representative” or “collection agent” for a company. The fraudsters have you collect and deposit cheques into your bank account and then wire the cash to head office, while keeping your commission for yourself. Sadly, the cheques turn out to be counterfeit and the bank comes after you for the cash because you are responsible for any deposits to your bank account. I’m also pretty careful when I shop online. I choose to use reputable

retailers and I have a credit card with a very low balance that I use only for online purchases. I change this card every year or so. A credit card can actually help to protect you since if you have a dispute with a seller, you can ask your credit card company for a “chargeback” – read “don’t pay this seller” – if your purchase was not as advertised.

Saving tips for

first-time homebuyers Home ownership is a big dream for many young Canadians, and is likely the single biggest investment most of us will make in our lives. While saving for a down payment can be challenging, Farhaneh Haque, director of mortgage advice at TD Canada Trust, says that young Canadians can save for a down payment a little quicker by following a few simple rules. “First, examine your budget and set a savings goal,” says Haque. “Take advantage of online budgeting tools to gain insights into where you spend your money. Also remember that in addition to your down payment you will need to save for the additional costs involved with a home purchase, which include moving costs and legal fees.” Next, curb your spending and increase your savings. “Even a small adjustment in your spending habits can go a long way toward helping you save a bigger down payment,” says Haque. “For example, consider using

transit to get to work instead of driving and paying for parking – it can really add up over time.” One of the most effective – yet overlooked – strategies is to put money aside before you can spend it. Haque suggests setting up a regular, pre-authorized transfer service that moves a specific amount from each pay cheque into a high-interest savings account. Making savings automatic is a simple and effective way to stay disciplined while saving for a down payment.

Typically in highrises, as much as 30 to 40 per cent of a building’s generated heat is wasted. At On The Go Mimico, the energy will be cycled in a Ground Source Geothermal closed loop system, which uses the earth deep below, like a giant thermal battery. The system works with nature to borrow energy from the earth in the winter and replace it in the summer – redirecting and recycling it to where it is needed. Additionally, heat that is generated as a by-product of the system will be re-captured and used to supply hot water for bathrooms, kitchens and laundry, going round and round, exchanging, creating and being used wisely, while still leaving excess electrical energy that can be sold back to the grid. Not only does this approach protect condo owners from spikes in monthly fees or sudden “improvement assessment fees” but also provides on-site energy that can be used during grid interruptions or failure. In other words, when the lights go out, On The Go Mimico will continue to operate and light up the waterfront skyline while serving as a beacon for advanced

infrastructure investment Ontario Home Builders’ Association (OHBA)

applauds the significant transit and transportation infrastructure investments recently announced in the provincial budget. “The cost of the infrastructure investments outlined in the budget is being equitably allocated from the general tax base and through a targeted repurposing of the existing gas tax as was recommended by the Ontario Home Builders’ Association,” says DenOuden. “I’m pleased the province recognized that all Ontarians benefit from a functional transportation system, rather than unfairly targeting new neighbours and new employers to disproportionately carry the cost burden through new taxes, fees and charges.” President Eric DenOuden

additional one per cent to the HST, adding parking taxes on new businesses and increasing development charges by 15 per cent. “New-home buyers and new businesses are already doing their fair share,” says OHBA CEO Joe Vaccaro. “The province has reported that new-home buyers and new businesses paid more than $1.8 billion in development charges to municipalities in 2013 alone for the construction of growth-related infrastructure.” It is essential that the provincial government supports job creation through improvements to the business environment in Ontario, and OHBA supports efforts to streamline regulatory and approvals processes while eliminating red tape where it is redundant or unnecessary. Vaccaro adds, “OHBA looks forward to working with the provincial government to improve housing affordability and support job creation. We continue to work on ensuring the effective implementation of the growth plan, improving the apprenticeship system, and tackling the underground economy by supporting the government’s commitment to combat illegal building. The provincial government needs to create a more business-friendly environment to support economic growth.” The OHBA is the voice of the residential construction industry in Ontario representing 4,000 member companies organized into 31 local associations across the province. The industry contributes more than $43 billion to Ontario’s economy, employing over 325,000 people across the province.

hether you have a sprawling home with plenty of room or a cosy place that has little in the way of extra space, you need to create a system so that your home functions in a manner that accommodates your lifestyle. And whether you live large or small, chances are there’s a favourite spot in your home that sees more than its fair share of action. It’s a corner of the sofa you curl up in, or a spot at the breakfast counter that has a pile of things you want to get to “when you have a minute” which could use a little bit of help. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where to retrieve them. Develop a place for each activity you do, and a space to keep those items that go with it to add some organization to your home – and your life!

Where did I put the... Have you ever stored a special item in a safe place and then forgotten where you put it when you need it three months later? A simple solution is to create a document in Microsoft Word or a similar program on your computer to record the location of seldom-used articles. Use the ‘find’ feature in Word (located in the Edit drop-down menu) to retrieve the information quickly within the document. Be sure to name the document something obvious so you can find it on your computer. Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere. Keep a few boxes handy so you can easily transport smaller items to their appropriate rooms. Everything needs a home.

Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the way spaces. Keep a label maker handy to

label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. What did I do with that manual?

Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. Where did I leave my keys? The most common excuse for lateness? “I couldn’t find my keys”. It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. If all else fails, attach a beeper to your keys that you can activate when they go missing.
