Ready for a rate hike?
LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@ypnexthome.ca Twitter: @LydiasTweets
TODAY’S UNPRECEDENTED LENDING RATES have prospective buyers eager to take advantage of lower interest payments; mortgage holders losing sleep at the prospect of rate hikes; and everyone wondering what will happen if (and when) the Bank of Canada makes a move. Well, there could be trouble brewing – at least according to the latest Manulife Bank Homeowner Debt Survey. Manulife reports that many Canadian homeowners, particularly Millennials, lack the financial flexibility needed to manage rising interest rates, unforeseen expenses or interruption in their income. The survey says: • Twenty-five per cent of Millennials have no emergency savings. • One in four homeowners were “caught short” at least once in the past year, with insufficient money on hand to manage daily expenses. • Seventy per cent of Canadians would not be able to handle a 10-percent mortgage rate increase. The likelihood of mortgage rates jumping 10 per cent in the near future is slim to none, but here’s what you can do to prepare for the inevitable: • Stress-test your mortgage against a higher rate, to ensure you can service a larger debt load. • Don’t spend the maximum you can afford. With the current five-year fixed rate as low as 2.24 per cent, your dream home may be a reality today, but can you still afford the payments at a rate of 5.5 per cent, or higher? • Consider all your expenses including student loans, car payments, taxes, bills – and don’t forget about savings and retirement! In the meantime, rather than piling on the debt, take this low rate environment as an opportunity to pay down your existing debt faster, so when rates do rise, you won’t lose any sleep.

Zoning bylaws need to conform with intensification requirements By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE PROVINCE RECENTLY INCREASED
intensification requirements in the GTA and announced plans to replace the Ontario Municipal Board with a Local Planning Appeal Tribunal, so it is now more critical than ever for municipalities to update their zoning bylaws. Zoning bylaws are a critical part of the planning process. While official plans set out a municipality’s general policies for future land use, zoning bylaws put those plans into effect locally. They determine what types of buildings can be built, and control the size, height and location of new developments. These bylaws are administered by municipalities, and unfortunately too many GTA municipalities are operating with zoning bylaws that are out of date and don’t support provincial intensification policy. Outdated zoning makes what is already a long approvals process even longer and contributes significantly to delays in bringing projects to market, and adds to the costs of new homes. Our industry does its best to comply with provincial smart growth policy by going through re-zoning applications, which are costly and inefficient. Updated zoning bylaws would help alleviate these issues and would enable the industry to build muchneeded housing in the form required by provincial policy. After amalgamation in 1998, Toronto had more than 40 zoning bylaws – some of them more than 50 years old – that were inherited from 12 YPNEXTHOME.CA
the six amalgamated municipalities. Not surprising, planning practices have changed dramatically over the years, especially since the introduction of the Growth Plan in 2006. While some areas of the city were updated with new zoning prior to the Growth Plan, the changes only slightly increased raised density permissions. In 2013, a new harmonized zoning bylaw was passed which merged the existing bylaws into one. However, that harmonization focused on developing common terminology, structure and set of defined zoning terms that would apply across Toronto. The merged bylaw did little to update height and density permissions to align with provincial intensification requirements. Ontario’s growth policies mandate intensification across the GTA and require higher levels of development to happen in existing urban growth areas and near transit stations and corridors. Yet the zoning for many such areas have yet to be updated to enable higher density development and most still only allow single- or
semi-detached homes. Without the proper zoning in place, it’s hard to meet policy. There is also a huge disconnect between public policy and public perception. Community opposition to intensification is a growing challenge in the GTA, and outdated zoning bylaws contribute to this disconnection. Antiquated zoning creates unrealistic public expectations of land use, particularly when it comes to height and density. If we are going to build to policy and deliver the development that is needed to house people in this region, we need up-to-date density enabling municipal zoning bylaws.

Advice | CONDO PRO
Timing really is everything By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IS TIMING REALLY EVERYTHING? It
can be, when it comes to purchasing a new condominium suite – particularly with regard to the condo’s marketing cycle. Your timing can affect everything from your lifestyle to future resale value. For example, if you purchase from plans early in the cycle, you will get the best price and selection of floors and suites. Look at how many grand opening incentives developers offer to kick off the selling process. Many purchasers like to buy early as well, because it means they get to choose the features, finishes and upgrades that turn their suite into their “home.” They enjoy ample time to pare down their possessions, save money toward their down payment, and shop for new items that will make the most of their new living space. And let’s remember that buying early means you will likely earn equity before you even take possession of your suite. Ah, but there is another side to timing your condo purchase. Let’s say you find a new building that is completed and occupying, with only a few suites remaining. If you are excited to start your condo lifestyle, this choice means you’ll have a quicker move-in date. There may also be attractive incentives that will save you money. For some buyers, seeing the finished product eliminates any doubts they may have. At Baker Real Estate Incorporated, we notice a rise in sales once construction begins. People often experience peace of mind, knowing the developer has secured enough sales to obtain 16 YPNEXTHOME.CA
financing and begin the construction process. What buying later in the cycle may eliminate, however, is choice on features and finishes. The great news is that even if a suite is equipped with standard finishes, today’s quality and aesthetics are better than ever before. The opportunity to live in beautiful, luxurious surroundings is there, regardless of these choices. But wait – there’s another possibility when it comes to timing. Some shoppers gauge their purchase decision on the projected occupancy dates of the condo they are considering. For example, first-time buyers might want to purchase in the early days because it gives them more time to save toward their down payment. With years ahead of them, they can really prepare for owning their first home. Empty-nesters, retirees and seniors may appreciate having that time to prepare, as well – especially if they are moving from a large, lowrise home. Then there are the investors. These savvy purchasers may look at what we call “up-and-coming” neighbourhoods undergoing rejuvenation, with the addition of amenities planned for the future.
As the area becomes more mature, prices will undoubtedly go up, so purchasing early on means a higher return on investment. Remember, too, that for most people it’s all about location, location, location. If you have your heart set on a new condo on Lake Ontario, better act now. Available developable land is scarce on our gorgeous waterfront. And let’s look at timing in another way. Right now, mortgage interest rates are incredibly low. I mean, who dreamed we would still be looking at low single-digit rates? These are akin to what our parents and grandparents paid decades ago. But be realistic – can this last forever? Buying sooner rather than later can make a massive difference in what you will pay in mortgage costs over the course of your amortization. So, what to do? Do whatever is best for you! The ABCs of condominium living – spaces and places for the next generation By Debbie Cosic
MORE ADVICE ONLINE ypnexthome.ca/news/advice
A GENERATION AGO, condominiums
were considered the perfect housing solution for older people in Canada. In fact, before 1981, condos made up less than 10 per cent of homes built in this country. Back then, we often used the terms “active adult” or “lifestyle” communities to describe their purpose. Condos were modern, apartment-style buildings where our grandparents enjoyed an easier, more costeffective lifestyle, and it was a home ownership model that was preferable to renting. The benefits of this lifestyle still resonate strongly with this demographic today, but condo living has turned the corner. Today, young people and new Canadians have been buying up condominiums more than ever before. While many older generations of urban Canadians still enjoy condo living, younger and new Canadians have embraced this lifestyle, too. While it’s definitely affordability that’s driving this decision, it’s necessity and lifestyle too. The time and the commitment involved in owning a traditional home can be a turn-off for some, and the need for younger generations to live close to the city for work and play is important to them. Tasks such as shovelling show, landscaping, window washing and general yearly maintenance takes time away from busy schedules. Who wants to spend the long weekends doing yard work when you could be out roller-blading, bike riding or
catching up with friends instead? Today, one in eight Canadians lives in a residential condo dwelling in Canada. It’s easy to see why. If you buy wisely, the condo life should mean less expense and upkeep than a detached home, and more free time. Buying wisely means sticking to a budget, understanding all the costs involved in condo ownership, including items such as property taxes, maintenance fees and insurance, and most of all, selecting a location that you’ll love and enjoy. According to a BMO study last year, 51 per cent of Millennials hoped to buy a detached home in the future, but condominiums/lofts were the second-highest choice, ranking higher than townhomes and semi-detached housing. It’s clear that condo living has caught on and it’s here to stay. Builders and developers work hard to plan and build affordable new housing alternatives that address affordability. But it is not easy. They are constantly working with all levels of government and want to provide sustainable communities that are dynamic and desirable in terms of the location, floor plans, interior design, architecture and amenities they offer. Today you’ll find amazing new
communities being built in premium locations across the country. You’ll find most urban condominium locations are places where enjoying fine food, arts and theatre, shopping and sporting events are the norm, and they are places where important infrastructure changes and improvements are being made, and where employment opportunities need to continual evolve to benefit everyone. Across Canada in cities such as Toronto, Ottawa, Kitchener/Waterloo, Hamilton, Vancouver, Burnaby, Calgary, Regina, Edmonton, Montreal and many others, there is a demand and need for condominium living. This home-ownership model creates thriving, livable communities for our next generation of homeowners and new Canadians. It’s not just a place for Grandma and Gramps to live anymore.

Demand continues to outpace supply, driving prices up in the GTA HOMES CONTINUE TO BE scooped up
faster than they are hitting the market, resulting in substantial price increases, according to April’s sales statistics released by the Building Industry and Land Development Association (BILD). There were 4,680 new homes sold in the GTA in April, up seven per cent year over year, reports Altus Group. Year-to-date sales of new homes in the GTA have been exceptionally strong, with 17,977 new homes sold, 24 per cent more than the first quarter of 2016, and 48 per cent above the 10-year average. Meanwhile the supply of new homes, the number of homes available to buyers in builders’ inventories at the end of the month, continued its unabated decline. At the end of April, there were only 9,387 new homes available to buyers across the entire GTA. This is the first time that overall inventory has dropped below 10,000 units since BILD and Altus Group began tracking such data more than a decade ago. To give some context to this number, a year ago there were 21,056 new homes available for purchase in builders’ inventories. “Builders are not able to keep up with the demand for new housing,” says BILD President and CEO Bryan Tuckey. “The product that builders are able to bring to the market is quickly purchased and prices for all types of new homes keep increasing as a result.” In April, the average price of available new lowrise single-family homes, including detached, semidetached and townhomes, rose 40 per cent year over year, to $1,212,297. The average asking price for new detached homes hit $1,810,232, townhomes came in at $946,496, and semi-detached trailed at $856,036. New multi-family homes don’t 18 YPNEXTHOME.CA

provide much relief from rising prices, either. Highrise, midrise and stacked townhome units grew almost 24 per cent year over year, averaging $570,226 in April. The average price per square foot was $685, and the average unit size was 832 sq. ft. Prices of available condo apartments were up due to both an increase in average unit size and a substantial increase in average price per square foot, which spiked 17.5 per cent year over year. “The declining number of new homes available to purchase is not a question of less product being brought to market,” says Patricia Arsenault, Altus Group’s executive vice-president of Research Consulting Services. “There were more than 11,000 units in projects opened in the first four months of this year – that’s about one-third higher than the average for the previous two years. But new product is selling well. For example, for projects opened in the first quarter of this year, only one in five units were still available to purchase at the end of April; for the same period in 2015, that proportion was about double – two in five.” What’s the biggest seller? Condos rule, accounting for 70 per cent of new homes sales across the GTA in April, or 3,265 units, in the highrise, midrise and stacked townhome category. The remaining 30 per cent, or 1,415 homes, were new single-family lowrise, including detached, semi-detached and townhomes. Single-family lowrise sales were down 39 per cent from a year ago while sales of multi-family condo apartments were up 61 per cent year over year.

National home sales slow in April GTA leads the lag, thanks to government cooling policies: CREA
SALES
NATIONAL HOME SALES dropped
1.7 per cent in April, according to the latest statistics released by the Canadian Real Estate Association (CREA). This was the case on a month-over-month basis in close to two-thirds of all local markets, led by the Greater Toronto Area, but offset by gains in Greater Vancouver and the Fraser Valley.
Actual (not seasonally adjusted) activity was down 7.5 per cent yearover-year, with declines in close to 70 per cent of all local markets. The GTA saw the biggest declines, with activity slowing considerably compared to record levels set in April of last year. “Sales in Vancouver are down from record levels in the first half of
last year, but the gap has started to close,” says CREA President Andrew Peck. “Meanwhile, sales are up in Calgary and Edmonton from last year’s lows, and trending higher in Ottawa and Montreal.” What’s behind Ontario’s drop in home sales? “Policy makers will no doubt continue to keep a close eye on the combined effect of federal and provincial measures aimed at cooling housing markets of particular concern, while avoiding further regulatory changes that risk producing collateral damage in communities where the housing market is well balanced or already favours buyers”
which was announced in April with the goal of cooling Greater Toronto’s hot housing markets. “The number of new listings in April spiked to record levels in the GTA, Oakville-Milton, Hamilton-Burlington and Kitchener-Waterloo, where there had been a severe supply shortage. And with only 10 days to go between the announcement and the end of the month, sales in each of these markets were down from the previous month,” says Gregory Klump, CREA’s chief economist. “It suggests these housing markets have started to cool. Policy makers will no doubt continue to keep a close eye on the combined effect of federal and provincial measures aimed at cooling housing markets of particular concern, while avoiding further regulatory changes that risk producing collateral damage in communities where the housing market is well balanced or already favours buyers.” The number of new listings nationally jumped 10 per cent in April 2017, led by a 36-per-cent increase in the GTA. The jump in new listings and drop in sales eased the national sales-tonew listings ratio to 60.1 per cent in April compared to 67.3 per cent in March, meaning we’re still in a seller’s market. DID YOU KNOW? A sales-to-newlistings ratio between 40 and 60 is generally consistent with balanced housing market conditions, with readings below and above this range indicating buyers’ and sellers’ 24 YPNEXTHOME.CA
markets respectively. The ratio was above 60 per cent in just over half of all local housing markets in April, mostly in British Columbia and southwestern Ontario. The GTA down-shifted into the middle of the balanced range in April. The number of months of inventory is another important measure of the balance between housing supply and demand. It represents how long it would take to completely liquidate current inventories at the current rate of sales activity. At the end of April 2017, there were 4.2 months of inventory on a national basis, up slightly from 4.1 months in March when it fell to its lowest reading in almost a decade. Although new listings surged in the Greater Golden Horseshoe, inventories remain tight at near or below one month across the region. Ontario’s recent changes to housing policy were announced late in the month, so their full effect on the balance between supply and demand has yet to be determined. The Aggregate Composite MLS HPI rose by 19.8 per cent year over year in April 2017. Price gains accelerated for all benchmark housing categories tracked by the index.
Two-storey single-family homes posted the strongest year-overyear price gains (up 21.8 per cent), followed closely by townhouse/row units (up 19.9 per cent), apartment units (18.8 per cent) and one-storey single-family homes (17.2 per cent). While benchmark home prices were up from year-ago levels in 11 of 13 housing markets tracked by the MLS Home Price Index (HPI), price trends continued to vary widely by location. Price gains were in the 30-percent range in Greater Toronto and Oakville-Milton, and ranged in the mid-20-per-cent range in Guelph. The MLS HPI provides the best way of gauging price trends because average price trends are prone to being strongly distorted by changes in the mix of sales activity from one month to the next. The actual (not seasonally adjusted) national average price for homes sold in April 2017 was $559,317, up 10.4 per cent annually. The national average price continues to be pulled upward by sales activity in the Greater Toronto Area, which with Vancouver, is Canada’s most active and expensive housing market. Excluding these two markets from calculations trims more than $150,000 from the average price.

“In 1997, we began transforming Toronto’s former railway lands and the CN Tower area into the vibrant community you see today,” says Dennis Au-Yeung, chief financial officer at Concord. “This year marks Concord CityPlace’s 20th anniversary, and we’re proud to have played a part in the spectacular change that has taken place in this neighbourhood in the last two decades.” Located at 23 Spadina Avenue and Bremner Boulevard in the heart of downtown Toronto, Concord Canada House will include 1,400 condominium residences, 26,000 sq. ft. of office space, and 21,000 sq. ft. of dynamic shopping, dining and entertainment that will wrap around the entire base of the project. The two iconic residential towers will reach 68 and 79 storeys, providing residents with unmatched views of
Lake Ontario, Toronto Island and the city, and creating two new landmarks in the Toronto skyline. “Understanding the significance of its location, history and the vibrant Concord CityPlace community, we decided to build our crown jewel as a tribute to Canada, Toronto, and the neighbourhood we’ve spent the last 20 years growing,” says Gabriel Leung, vice-president of Development at Concord. “We decided to take this condo development one step further and set out to bring iconic Canadian elements to life.” Leung further adds, “The towers of Concord Canada House will feature a signature maple leaf motif, which will be illuminated at night to showcase the iconic Canadian theme.” Along with a community that is already within walking distance of Canoe Landing Park, the Rogers

There will also be an iconic outdoor space above the 10-storey podium with plans to include a Rideau Canal-inspired ice-skating rink that will transform into an outdoor pond in the summer. To ensure residents will be able to enjoy the pinnacle of Canadian living all year round, all residential balconies will also feature oversized outdoor living rooms with wood grain decks and built-in heaters. More supply and higher prices: What is happening in the GTA new condo market?
By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
EVERY MONTH I eagerly await the details of the Altus Data Solutions Monthly Market Report on GTA new housing activity. There are times when I can’t believe what I’m reading, and April was another such month. New condominium apartment sales were up 61 per cent in April 2017 over the same month last year. Year to date, new condo sales are up 85 per cent compared to the first four months of 2016. One of the other numbers I look at, which many others don’t, is the number of units launched. From January to April, developers brought, 10,163 units to market, an 86 per cent increase year-over-year (nearly matching the increase in sales). That is a lot of new supply. However, despite this influx of new product, the average price of a new condominium jumped 24 per cent from approximately $460,000 in April 2016 to $570,000 in April of this year! How is that possible? If you just looked at the percentages, an 85-per-cent increase in sales and an 86-per-cent increase in units launched, you might conclude that supply is meeting demand and prices shouldn’t be rising. You’d be wrong. You have to look at the absolute numbers, as percentage changes can be deceiving based on the base year of the comparison. Sales in 2017 are at 13,099 units, while new supply added is 10,163. Over the past year, 30 YPNEXTHOME.CA
unsold supply in the GTA new condo market has fallen 55 per cent from over 18,000 units to just over 8,000 units. Average values in the market are a reflection of actively available properties, which are way down. Pre-construction condominiums in the market are 82 per cent sold, while projects under construction are 96 per cent sold. Perhaps you don’t want to wait for a new project to get built, and want to buy a resale unit in a newly completed building. Well, you have less to choose from there. According to Altus data, year-to-date completions are down 16 per cent in the GTA. Additionally, just because a building completes, it doesn’t necessarily mean the unit type you want will be available to buy. Listings in the resale market have picked up in May, and the Fair Housing Plan announced by the
Ontario government has seemingly cooled the existing market, however, several new condo projects launched after April 20 have still experienced long line-ups and frenzied activity. When you’re buying real estate that won’t be completed until 2021, the monthly resale price movements are probably not a big concern. I expect the new condo market to calm down during the summer and be more subdued during the fall selling season. If you’re in the market for a new unit, contact an experienced new-home broker, do your research, and buy as a long term hold. What should I buy? And how do I do it? By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
YOU’RE GETTING READY to buy a new home; to embark on what may be your single largest purchase – ever. But you find yourself confronted by daily doses of economic doom. You may ask yourself, “What do I do?” Don’t be afraid — take your time, do the necessary research to identify your neighbourhood, the services available to you and to ensure there are no hidden matters that could affect your decisions. What do I mean? You don’t want old dumps or train tracks close by, commercial malls to be built next door or unknown amenities for the home you’re considering. Go to the local municipal offices and check with the planning and zoning department to ensure you know exactly what your neighbours and neighbourhood will be. Next, take an honest look at your job, speak with your supervisor, research how the company is doing and make sure you (and, if applicable, your significant other) feel secure about your employment. Then, speak to the mortgage specialists at your bank and consult a reputable mortgage broker. Find out how much money you’re able to borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can actually afford. Get a preapproval in writing so you have something to rely on. Once you identify how much you can spend, determine if you want a condo or house. Condo 32 YPNEXTHOME.CA
living provides a carefree lifestyle — someone else cuts the grass — but you pay common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want but maintenance and upkeep fall on your shoulders. The choices are endless. Lawyers are next. Start your search by reviewing various media outlets – such as New Condo Guide! Go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice, whether they provide pricing up front and whether they make you feel comfortable. Call the Law Society of Upper Canada Lawyer Referral Service, which maintains lists of lawyers and refers members of the public to lawyers who practice in the area requested. However, this just helps you locate
someone in your area; you need to really check them out further. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted. Once you’ve found the right neighbourhood, type of home and lawyer, it’s time to find the right builder. Be careful — you want someone who will work within your budget and area, with local expertise. Drive around, check out signs, read the papers and speak to your lawyer.

Navigating the GTA housing market, and winning the bidding war PRE-APPROVAL PEACE OF MIND
By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE GTA’S HOT HOUSING MARKET
could be cooling. You already know that, if you’ve been paying attention to the latest monthly sales statistics. According to the Toronto Real Estate Board, year-over-year sales were down 20 per cent in May, while listings were up 43 per cent. Despite the hefty drop in GTA home sales and the big boost in active listings, inventory of homes on the market remains tight, at less than two months. What does that mean for the prospective homebuyer? Unfortunately, prices are still rising and the competition is stiff. If you’re in the market to buy a home, here are some tips to help you win the war – the bidding war. IT’S TIME FOR A REALITY CHECK
Keep a level head when making an offer, and don’t let your emotions get the best of you. Multiple offers may be rolling in on your dream home, but don’t become a bidding war casualty. A home is only worth so much, and it’s up to you to decide what that magic number will be. Set your budget and more importantly, stick to it!
Nothing tops the sting of finding your dream home after a lengthy and exhaustive search, only to learn that it’s not actually in your price range. Ouch! A mortgage pre-approval gives you the freedom to shop for your home, knowing that: a) your lender has agreed to the sum; a) you can actually afford the mortgage payments; and c) you’ll lock-in your low mortgage rate for up to 90 days, without the worry of rate increases weighing you down while you shop. If you do find yourself in a multipleoffer scenario, you’ll know exactly how much you can bid without breaking the bank. Then, make your best offer, and keep your fingers (and toes!) crossed. LINE UP YOUR SOLDIERS
An experienced real estate agent, financial adviser and lawyer will guide you across the potential mine-field that is the housing market. These professionals will help you keep your emotions in check, and make a wise purchasing decision based on facts and figures, not feelings. Remember that a home is an emotional purchase, but it’s also one to be made with your head, not your heart. This team of experts will guide you with an unbiased eye. COMPARE AND CONQUER
Once you have a budget and a
team of professionals, you can hit the streets. Compare homes to others that sold in the same area. Your realtor has access to the Multiple Listing Service (MLS), giving you information like sales volumes, average price and days on market, both by housing type and neighbourhood. You can then make an offer that you’re comfortable with, based on real market data. #WINNING
Make a smart bid that reflects what the home is worth and what you can comfortably afford, even when interest rates rise by one, two, three per cent or more. Winning the housing market game can be viewed in a number of ways. To some, winning means getting the home they love – at any cost. To the smart buyers out there, winning means knowing the difference between good value and over-value, and making a sound purchasing decision that you can live with for years to come. Good luck out there!

GTA home sales ease in May
HOME SALES IN THE GREATER TORONTO AREA fell to 10,196 in
May 2017, according to the latest sales statistics released by the Toronto Real Estate Board (TREB). This number is down 20.3 per cent compared to 12,790 sales reported in May 2016. Sales of detached homes were down a whopping 26.3 per cent. Sales of condominium apartments were down by 6.4 per cent. The supply of listings was up strongly over the same period, TREB reports. Active listings – the number of properties available for sale – at the end of May were up by 42.9 per cent compared to the record low recorded a year earlier. The number increased considerably for lowrise home types including detached, semi-detached and townhouses. Active listings for condominium 38 YPNEXTHOME.CA
apartments were down compared to May 2016. “Homebuyers definitely benefitted from a better-supplied market in May, both in comparison to the same time last year and to the first four months of 2017. However, even with the robust increase in active listings, inventory levels remain low,” says Larry TREB President Larry Cerqua. “At the end of May, we had less than two months of inventory. This is why we continued to see very strong annual rates of price growth, albeit lower than the peak growth rates earlier this year.” Selling prices continued to increase strongly in May compared to the same month in 2016. The MLS HPI Composite Benchmark price was up by 29 per cent year over year. The average selling price for all home types across the GTA as a whole was
up by 14.9 per cent, to $863,910. Year-over-year price increases were greater for condominium apartments compared to lowrise home types. This likely reflects the fact that the lowrise market segments benefitted most from the increase in listings. “The actual, or normalized, effect of the Ontario Fair Housing Plan remains to be seen. In the past, some housing policy changes have initially led to an overreaction on the part of homeowners and buyers, which later balanced out. On the listings front, the increase in active listings suggests that homeowners, after a protracted delay, are starting to react to the strong price growth we’ve experienced over the past year by listing their home for sale to take advantage of these equity gains,” says Jason Mercer, director of Market Analysis at TREB.

Toronto condo buyers face constrained supply as approval delays soar: U of T report MILLIONS OF PROPERTY TAX DOLLARS
are being left on the table and thousands of condo units are being delayed as the building approvals process continues to slow. That is eroding a desperately needed cash flow for municipal coffers and ultimately, constraining the supply of housing as condos are delayed from entering the market. This ultimately makes it harder for new-home buyers to find a home in Toronto. A report launched recently by the University of Toronto’s Building Tall Research Group and the Residential Construction Council of Ontario (RESCON) sheds light on this issue. The report, called “Evaluation of Tall Building Construction Permitting Process in Toronto,” looks at the Official Plan and/or zoning bylaw amendment approval process of 174 new condo projects in Toronto between 2006 and 2016. It found that the time to complete the approvals process has more than doubled in the past 10 years. Other findings include: • A nine-month approvals target, as outlined in the Toronto Development Guide, actually took nearly 3.5 years on average in 2016. • 42 per cent of condo applications that successfully appealed to the Ontario Municipal Board (OMB) from 2006 to 2016 indicated that “failure of the City to announce a decision,” compelled an OMB appeal – adding more cost and time than a City Council decision. As projects starts are delayed, the City misses out on the collection of potential property tax revenues. 42 YPNEXTHOME.CA
The study notes that a hypothetical 50-storey condo with 500 units (with an average unit cost of $470,000, according to Business Canada 2016 figures) would generate about $3,200 of property tax per unit – or $1.6 million per building in just one year. With an approvals delay of almost three years, that would represent about $5 million in lost property tax revenue for the City. “As Toronto’s population grows, the city has no choice but to build skyward with condominiums. However, our research shows that, over time, it is taking longer to get condo projects approved within the City of Toronto’s numerous policy and regulatory controls,” says Dr. Arash Shahi, research manager of Building Tall and a post-doctoral fellow at U of T’s Department of Civil Engineering. “These delays have slowed down the supply of new units coming to market and resulted in lost revenue for the City.”
Paul De Berardis, M.Eng., P.Eng., RESCON’s director of building science and innovation says, “The drawn-out approvals process and lack of a predictable time-line foster uncertainty and risk for a condo development project. The current process throttles the supply of new units and ultimately costs homebuyers. There is no better time than now for reform after the recent launch of Ontario’s Fair Housing Plan, which seeks to increase housing supply and streamline the development approvals process.” The report was officially released in Vancouver at the CSCE Annual Conference Annual General Meeting, “Leadership in Sustainable Infrastructure.”

10 TIPS FOR PAINTING
GREAT LOOKING WALLS By Jane Lockhart
As a new-condo dweller, you have two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls, and give it a shot. This is not to say that all new condos are adorned with builder beige, but chances are your space could probably use a new coat.

I was trained to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful information about colour and paint. So, before you tackle any painting job, big or small, follow these simple rules for a seamless finish.
rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall. It takes longer but you will find the coverage of the colour more even. 8. Always use two coats of paint Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots. There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint.
2. Buy a sleeve with a plastic centre The sleeve is the furry cylinder that you put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work ends up looking poor. 3. Buy a large paint tray This is so much easier, as you can pour almost a full can of paint into the tray which means less pouring of paint and hopefully less mess. This also means less stopping of the job to pour paint into the tray. 4. Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold
more paint, which means you go to the tray less often and this will speed up the job. Really soak the roller in the tray so it absorbs the paint. 5. Avoid tiny strokes in a small area When applying the paint to the wall, do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with the roller and then roll the wall fully from top to bottom. This will lay out the paint better and faster. 6. Apply the recommended amount of paint People often try to stretch their can of paint a little further by not applying as much as suggested by the manufacturer. There is no value in this as the paint is meant to be applied to a certain thickness to give you the right colour and durability. Too little paint compromises this. 7. Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before
9. Store your paint cans upside down Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (place the lid on the can, cover with paper, and hammer the lid in place, remove paper) and turn the can upside down in a cool, dry area for storage. When the can is turned right side up again, it mixes before you dip your brush in. 10. Buy a good paintbrush Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion. And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot! I use a wire coat hanger turned upside down to dry my brush. (Hook the brush’s handle on the “J” shaped end of the hanger and hook the triangular part of the hanger over a doorknob.)

1. Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve. The better this is, the longer it will last. It won’t squeak when rolling or rust when washed.

Neighbourhood Profile
Banbury Don Mills By Anne Marshall

MORE PHOTOS ONLINE nexthome.yp.ca/banbury-don-mills
NAMED THE SECOND-BEST NEIGHBOURHOOD in the entire city
by Toronto Life magazine in 2013, Banbury Don Mills was developed between two rivers: Wilket Creek and the Don River form its western and eastern boundaries. This modern, affluent community stretches from York Mills in the north to Eglinton in the south. Banbury Don Mills isn’t as fast-paced as downtown neighbourhoods, but this is no sleepy suburb. It’s an active and vibrant community that takes the business of good living seriously. A Google search nearby for any address in the area will turn up an amazing array of lessons on offer: foreign languages, art and design, music, fencing, chess and swimming schools are all doing a booming business in the area.
46 YPNEXTHOME.CA
The vibe Half a century after its founding, the neighbourhood has aged beautifully, and many of the homes’ unique era-specific features (carports and flat roofs) add a character that’s fairly unique to this part of Toronto. The layout of this community was so successful that it’s considered the go-to model for new suburban development to this day. Meet the neighbours This is a truly diverse Toronto neighbourhood, home to many firstand second-generation Canadians. The population’s not only ethnically diverse: with just over 23 per cent of its residents in the 65-plus category, there are more seniors here than a lot of other Toronto neighbourhoods. However, the
“I like this area because it has a lot of the same amenities as downtown without the overcrowded feel. The Shops at Don Mills is probably my wife’s favourite thing about living here.” –Khalid, 36, financial adviser “It’s very convenient to York, the DVP, the 401, easy to get in and out of the city which we do a lot because both our families are from out of town.” –Rob, 44, university professor “A few years ago, I couldn’t imagine ever leaving Queen West, but when my partner and I wanted to buy a house we were priced out of the market. I couldn’t see raising kids in a tiny condo and I wanted a lawn.” –Tara, 39, hair stylist
largest population growth category is in the 0-to-14 range. This means lots of multi-generational households and family togetherness. In the area Families are spoiled for choice when it comes to schools. In addition to 13 private schools, Banbury Don Mills has several public schools: Rippleton, Denlow, Norman Ingram, Greenland, and Don Mills Middle School. Secondary students can attend York Mills and Don Mills Collegiates. The Toronto Public Library has a large branch adjacent to the Shops at Don Mills. Sunnybrook and North York General hospitals are both close by.
bargains to be found here! While the area includes a fair share of incredibly upscale, ostentatious homes, buyers will find a tremendous range of housing options in the area. The typical home price here is approximately $50,000 less than the current Toronto average.
Hot Spots
Planes, trains & automobiles Mere blocks away from the 401 and the 404/Don Valley Parkway, Banbury Don Mills is a great area for those who commute to work by car. The oft-maligned Sheppard line provides the community with much-needed subway access, and there are four main bus routes (95 York Mills, 54 Lawrence East, 32 Eglinton East and 34 Eglinton West) for the convenience of TTC riders. Dollars & sense There’s an interesting inconsistency to Banbury Don Mills, in that it’s actually not particularly expensive by Toronto housing standards – coming in at slightly below the average city-wide home price. These savings seem to translate directly into disposable income for residents, who are more than happy to spend $4 for a single scoop of ice cream, or splurge on valet parking at the Cineplex VIP movie theatre. Real estate Many of those looking to purchase in this hot neighbourhood are in for a pleasant surprise – there are

Troubling trends in debt and homeownership among Canadian seniors THERE’S A TROUBLING TREND on the
horizon: as Canada’s population ages, the ability to retain and maintain a home is progressively compromised by record household debt levels, modest long-term savings, the decline of defined-benefit pensions and extended life expectancies. HomEquity Bank, provider of the CHIP Reverse Mortgage, recently published the findings of a national research study, The Home Stretch: A Review of Debt and Home Ownership Among Canadian Seniors. The data shows that 15 per cent of Canadian seniors have a mortgage (compared with 34 per cent of nonseniors) and 17 per cent have car loans (compared with 34 per cent of non-seniors). But when it comes to unsecured lines of credit (LOC), that gap narrows: 30 per cent of seniors carry this form of debt compared with 33 per cent of non-seniors, and 10 per cent of Canadian seniors have a home equity line of credit (HELOC) compared with nine per cent of non-seniors. “HomEquity Bank has long called for an honest, national conversation regarding the financial health of Canadian seniors. This study further solidifies that need,” says Steven Ranson, president and CEO of HomEquity Bank. “But it’s not all doom and gloom,” Ranson adds. “Canadians are privileged to be living in a country of relatively strong and stable fiscal health. We must use this type of data as a foundation for launching an informed, national conversation with Canadian seniors. We can’t rely on a status quo approach. Collectively, we will have to think about finances, home ownership and debt in new, strategic ways to ensure seniors can plan for a stable, worry-free retirement.” 48 YPNEXTHOME.CA
Survey says… According to The Home Stretch survey, 91 per cent of Canadians over the age of 65 say that staying in their home after retirement is important, while at the same time, only 78 per cent have any savings and investments, 40 per cent of them have less than $100,000 set aside. Woodside National Historic Site This large Victorian forest house was the childhood home of Canada’s tenth Prime Minister, William Lyon Mackenzie King, who led our country during the Great Depression and World War II. (You may recognize him as the dude on our $50 bill). Woodside offers a journey into history with genuine King family heirlooms and a restoration of what the house may have looked like in the 1800s.
Bethune Memorial House If you’re willing to drive significantly further to explore the life of a Canuck hero, you can visit the birthplace of Dr. Norman Bethune, who brought modern medicine to rural China’s villagers and soldiers in the 1930s. Originally a church manse, the house now provides tours and a visitors’ centre teaching about Bethune’s accomplishments and legacy.

Battle of Cook’s Mills National Historic Site The Niagara Horseshoe is loaded with reminders of the War of 1812 – the war in which we, of course, burned down the original White House. This semi-rural landscape near the Welland Canal was the site of the Battle of Cook’s Mills, where British and Canadian soldiers held the

Queenston Heights National Historic Site This park marks the site of the Battle of Queenston Heights on Oct. 13, 1812 – another victory for Upper Canada against the Americans despite the death of General Isaac Brock. The park includes General Brock’s grave and a monument to Laura Secord, and you can climb to the top of the 56-metre Brock’s Monument or take a tour with a guide in period costume.
Fort George If you’re heading to a Shaw Festival play this summer, why not stop here too? Many War of 1812 battles took place at Fort George, one of the province’s most famous forts. Today, visitors can take tours by guides in redcoat uniforms and step into soldiers’ blockhouses, officers’ quarters and a powder magazine, sample authentic 19th-century cuisine and even feel what it’s like to fire a musket.
Butler’s Barracks Not far from Fort George is this historic military complex, which replaced the original Butler’s Barracks that saw action in the War of 1812 – and that one replaced the home of Loyalist officer John Butler, who played a role in the American Revolution. Butler’s now contains the Lincoln and Welland Regimental Museum and more info on Canadian military history.
Another military fort from the 1810s, this one was originally intended as a replacement for Fort George, but wasn’t finished until after the War of 1812 ended. Today, it’s the only fort left in Canada designed with a square tower within a star-shaped earthwork, and the blockhouse is the only building of the original fort that has survived. It’s also the former site of the first lighthouse on the Great Lakes.

8PLANTS condo-friendly
green thumb not required! By Jackie Marchildon
We can’t all have a green thumb, and we don’t all have the outdoor space needed for a garden. These condofriendly plants will satisfy your urge to plant, and they will even survive after the summer season!
1 | Moth orchids (Phalaenopsis)
Although they can be hard to bring back to life, orchids are beautiful flowers that usually last about five or six months with minimal care. They only need a bit of water about once a week, so be careful not to over-water.
1
2 | The money tree (Pachira aquatica)
This plant comes in all shapes and sizes, and does not require too much direct sunlight. A money tree only needs water about once a week and if you’re lucky, it will bring you good fortune!
3 | The snake plant
(Sansevieria trifasciata)
This plant is also known as “mother-inlaw’s tongue” and requires minimal light, a little water, and will help purify the air in your condo.

4 | The spider plant
(Chlorophytum comosum)
A staple in what seemed like every household in the '90s, the spider plant is very adaptable. With indirect sunlight and water, it’ll spread as far as you let it.
5
5 | Bamboo
(Bambusoideae)
Just like the money tree, bamboo is another "lucky" plant that comes in all sizes and thrives in low light.
6
6 | The peace lily (Spathiphyllum)
Any flower that blooms in low light works for me. In small spaces it can be difficult to give flowers the light they need but the peace lily produces flowers without needing much.
7 | The ZZ plant
(Zamioculcas Zamiifolia)
7
The perfect greenery for that person who literally kills every plant, the ZZ plant can survive in low light with little water.
8
8 | Geraniums (Pelargonium)
Geraniums do well in Canada. They can live on the balcony during the summer and be brought inside for the winter. They do need a little more sunlight than the rest on this list, so be sure to place them somewhere bright (both inside and out).

Summer move coming up?
Time to get organized!
IF YOU’RE PLANNING on moving this summer, now is the time to start organizing all your belongings. Between contents and clutter, packing up a home is a huge job. Most people underestimate how much stuff they have and how long it will take to sort through it all. Fortunately, there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and ready for your big move.
» Start by sorting and organizing closets. It’s time to get serious — if you don’t wear it, get rid of it. There’s no point in moving unwanted items. It’s just extra work, time and money spent. Wardrobe boxes are excellent for hanging coats, sweaters and snow pants. » Sort items no longer used. Families outgrow things, styles change, 58 YPNEXTHOME.CA

and needs change, too. If it hasn’t been touched in more than a year, then it probably won’t be touched again. Set aside a couple of empty boxes for donations or items to sell. Use sturdy boxes with dividers for packing breakables. Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. Think “Green.” Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper, cardboard, etc. Earth911.com can help you find recycling drop-off locations for different materials and products. Address hazardous materials safely. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, cleaning products, automobile oils, pesticides and fertilizers are dangerous to transport and should not be thrown away with your non-toxic garbage. These items should be taken to specialized depots. Pack it up if it’s not in use. Box up those things at the back of your closet that you’re keeping, but don’t use regularly — like fall and winter equipment and clothing, mementos and fine china.

BEST BURGER joints By Parisima Baha
THERE’S NO SHORTAGE OF GREAT BURGER JOINTS IN THE 6, which is why it would be crazy to hit up a fast-food chain when you’ve got local quality to work with. From secret menus to old-school favourites, and vegan and organic options too, here are our picks for top burger joints in Toronto.
1. Rudy 619 College St., Toronto If you’re craving a good, no-nonsense burger for less than $10, Rudy is the place to hit. The saying, “stick to one thing and do it well” fits the menu of this Little Italy burger joint. They only have three burger options: The Rudy (a classic cheeseburger), Rude Dude (a double cheeseburger) and Valentino (a fried chicken sandwich). Tattoo your burger with some bacon and/or get a side of fries, good ol’ Canadian poutine, deep-fried pickles or coleslaw. Tip: On a hot day, you must pop in for their classic vanilla or chocolate milkshake.
2. Holy Chuck 1450 Yonge St., Toronto The kind of juicy burgers that’ll melt in your mouth and have you saying “holy …!” – that’s Holy Chuck for you. Feeling gutsy? Take on the Go Chuck Yourself Challenge and eat a massive grilled cheese stacked burger plus any 62 YPNEXTHOME.CA
milkshake in six minutes. Or just choose from their robust menu of burgers, from spicy or classic to vegan and vegetarian options. Their patties are hand-rolled and made with freshly ground steak. Holy Chuck is also known for specialty shakes – think flavours like Nutella and salted caramel, Reese’s pieces and banana, strawberry cheesecake … drooling yet? P.S. You’ll leave here stuffed! – don’t say we didn’t warn you.
3.The Burgers Priest 1636 Queen St. E., Toronto How do you like your burger? Rare, well-done? You can decide here, including what toppings you’d like. With 12 locations in Ontario and two in Alberta, this burger joint has
food that’s just as good as its meaty counterparts. If it’s your first time here, ask for the not-so-secret secret burger: the vegan Big Mac. They also have other burger options, made with soy-based patties, including chicken burgers and creative options like the Peanut Butter & Bacon. Up your fries to fun fries, which are topped with something extra like meat-free bacon or chili. As for drinks, why go for the classic milkshake when you can opt for shakes with booze?
5. Hidden Burger
MORE TRENDING ONLINE ypnexthome.ca/news
become a cult-burger chain. Their focus is on the art of a burger. The patties are ground on-site and made fresh daily. On the walls of each location, they’ve framed an homage to famous burger joints that have come before them, like New York City’s JG Melon and California’s In-NOut Burger. Tip: They have a secret menu on their website. And if you’re feeling adventurous, try the Vatican on Ice, a grilled cheese ice cream sandwich.
4. Doomie’s 1263 Queen St. W., Toronto Whether you’re a vegan or not, you’ll want to try this vegan joint. In fact, Chef Doomie isn’t a vegan himself – he just wanted to offer vegan comfort
22 Front St. W., Toronto If you’re an adventurous foodie, then you’ll love Hidden Burger. Every week, they reveal a secret menu item on social media. The place is also known as “Bay Street’s worst-kept secret” because it’s tucked at the back of high-end pub The Bottom Line, with no street signs to direct passersby. The everyday burger is a classic, made with a four-ounce housepressed patty. They also have a veggie burger, spiced with a hint of cumin. Tip: During Toronto sports games, they have a beer-and-burger pregame special.
6. Golden Star Restaurant 7123 Yonge St., Thornhill For the best burger joint North of Toronto, head to Golden Star. This old-school family-owned restaurant has been around since 1964 and gets returning customers who first stopped by in the ’70s. The patties are charbroiled to juicy perfection and they make rich milkshakes that come in the standard chocolate, strawberry and vanilla flavours, but also interesting options like cotton candy and piña colada, to name a few. Note: They’re a cash-only joint.
7. Top Gun Steak 251 Augusta Ave., Toronto If you’re craving a mean steak burger, Top Gun is your saviour. And if you’re a fan of the movie Top Gun, then you’ll appreciate the menu’s references to the film. Try the chipotle kick Take My Breath Away beef burger or go
for a classic steak burger, the Eagle. Also on offer at this Kensington joint are chicken burgers, veggie options, side of fries (including poutine and onion rings) and milkshakes to wash everything down.
8. No Bull Burgers 1019 Kingston Rd., Toronto This hamburger joint is known for organic beef burgers that are made without the bull (i.e. additives). The chickens they use are free-range, grass fed and all their meats are naturally raised. If a beef burger doesn’t suffice, they have pulled pork and brisket burgers, too. For sides, they offer a series of poutine creations, fries, onion rings and mac and cheese balls. And don’t forget the milkshakes! If you’re still not full by the end of your meal, they also have ice cream. Note: They only accept cash and debit.
9. Woody’s Burgers 383 Jane St., Toronto What sets this joint apart from the rest is the wood-fire grill, which give the patties a smoky flavour, similar to a campfire. Woody’s has specialty burgers that pay tribute to international flavours like Greek (which includes feta cheese and tzatziki sauce, amongst other things) and Tokyo (with its addition of pickled ginger and wasabi mayo). Also, quite unique to this place is their frozen custard ice cream, so don’t forget to try that too.
10. Burgarnator 269 Augusta Ave., Toronto This Kensington Market hot spot serves up halal burgers, with a whole lot of options including one vegetarian and one vegan burger. Come brunch o’clock and craving a hefty burger? They have two options that include fried egg. Sweet tooth? Try the deepfried Mars bar with ice cream, or the salted caramel milkshake – #YUM!
