finding just the right one. To some buyers, the right home starts with price, while for others it’s location, and of course, there’s the home itself – all important criteria. Buyers of brand-new homes should also add home builder to their list. The GTA is bursting with new development. Find out who is building what and where, and ensure your high standards are met in every respect. So, how to find the right home builder? Separate the wheat from the chaff, so to speak, by seeking out the winning builders and their developments – literally. Recently, the Building Industry and Land Development Association (BILD) honoured achievements in planning, design, sales, marketing and city building across 51 categories at the 37th Annual BILD Awards. This is a good place to start your search. As opposed to a resale purchase, buyers of brand new homes often purchase from plans, with the hopes that this concept community will materialize in the near future. Buying from a reputable home builder is key to your dream-home coming true. There’s so much choice in the GTA, whether you seek a compact downtown condo or a sprawling suburban estate – potentially by an award-winning home builder, which makes you, the homebuyer, the real winner.

Government plan addresses symptoms of, not solutions to housing supply shortage By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THE ONTARIO GOVERNMENT recently
announced its plan to deal with our housing crisis in the GTA, something BILD has been calling for, for many months. Unfortunately, the plan doesn’t do enough to address the main causes of our lack of new housing supply. The government’s plan does little to tackle the fundamental issue that not enough new housing, and not the right mix of housing, is being built to meet consumer demand or the housing needs of the GTA. Instead, the measures announced focus largely on the symptoms of our housing problems. The overall health of our housing market relies on an adequate supply of new housing to meet demand. Each month builders bring product to the market for buyers to purchase. We track the status of this new housing supply and measure how much inventory is available at the end of the month. By looking at this available inventory, we can see if supply is meeting demand. BILD has been tracking this information steadily for more than 15 years, and in recent years we have seen a frightening drop in inventory levels, with each month setting a new record low for available supply. In the last year, we’ve witnessed supply drop by half. According to Altus Group, BILD’s official source for new-home market intelligence, the number of new homes available to buyers in builder inventories fell from 21,006 at the end of March 2016 to 12 YPNEXTHOME.CA
10,153 homes last month. The scarcity of new housing inventory is a direct reflection of how difficult it is to bring product to the market. The hurdles builders face keep growing. The government’s new plan holds few tangible measures to deal with the many systematic barriers limiting supply, such as the excessive red tape around approvals and getting permits, out-of-date zoning bylaws, and the lack of infrastructure needed to make land developable. The government’s plan also does little to address or even acknowledge that a critical root cause of our current housing challenges is the disconnect between market demand for lowrise single-family homes and the Province’s policies requiring higher-density development. The industry is building to the province’s intensification policy, and we are building and selling far fewer detached, semi-detached
and townhomes than we were a decade ago, but demand for those lowrise homes hasn’t declined. Since intensification policy was introduced, the available supply of lowrise homes has taken a nosedive. A decade ago, there were 17,854 new lowrise homes available in builder inventories. At the end of last month, there were only 932. The inventory numbers are painting a very clear picture. Not enough new housing and not the right mix of housing is being built to keep up with consumer demand or our housing needs.

Priced out of the hot housing market? Here’s what not to do By Lydia McNutt
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WITH STEADILY DECREASING housing affordability – according to popular opinion, as well as official sources like RBC Economics and Canada Mortgage and Housing Corp. (CMHC) – there’s no shortage of tips out there on how to save up for a home. Hopeful homebuyers find themselves the targets of a steady stream of advice, including how to save more and spend less, complete with suggestions of different housing types at lower price points, and “coming soon” communities in the nether regions that might be within your price range. These are all potentially good and feasible options for maximizing your available funds. But ultimately, if you can’t comfortably afford to buy that home, the choice should be clear. To those who find themselves unable to buy in this hot housing market, “Don’t do it,” says Brian Brown, vice-president of Lifetime Developments. He admits it’s surprising advice, particularly coming from a real estate developer. “It’s the advice I give my kids when they want to buy a toy they can’t afford.” Now, let’s be careful not to take Brown’s unhesitating words out of context. Real estate has historically been a good investment and, barring any major catastrophe, will probably continue to be one in the long-term – that is, if you can manage to get your foot in the door. The term “priced out” has become 16 YPNEXTHOME.CA
“The biggest threat to our strong real estate market, and local economy, is a generation of buyers who, in pursuit of the housing dream, throw caution to the wind, assume a crippling mortgage, and take on more debt than they can handle.” commonplace in housing markets like Toronto and Vancouver. Each of these cities has experienced incredulous rates of price growth, and both display signs of “price sprawl” into suburban areas and even further, into neighbouring cities. To that effect, CMHC released a report earlier this year, exploring how house prices in Toronto impact surrounding areas. According to the report, a one-per-cent increase in Toronto home prices would lead to a 1.4-per-cent price change in Hamilton within one year. Guess it’s not so bad, being TO’s little brother – unless you’re a prospective homebuyer. So, what to do about housing unaffordability? Last summer, the BC government implemented the 15-per-cent foreign buyers’ tax, and Vancouver resale prices have since eased somewhat. Then in October, Ottawa intervened with tighter mortgage qualification rules nation-wide. And just last
month, the Ontario government announced its 16-point Fair Housing Plan, all in an effort to cool the runaway housing market. Only time will tell if these measures will have the desired, long-term outcome. In the meantime, Brown offers some words of wisdom: “Be disciplined. Be prudent. Be responsible,” he says. “The biggest threat to our strong real estate market, and local economy, is a generation of buyers who, in pursuit of the housing dream, throw caution to the wind, assume a crippling mortgage, and take on more debt than they can handle.”

Record sales in Toronto's condo market, as new supply lags
By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE WERE 9,866 NEW CONDO
apartment sales in the Greater Toronto Area in the first quarter of 2017, according to Altus Data Solutions. This marks the highest first-quarter total in 15 years. A total of 7,769 units were launched for sale in the GTA market between January and March, as demand continues to far exceed supply. As a result, unsold developer inventory has declined by 49 per cent annually from 18,119 units a year ago, to under 10,000 units today. There will be much debate in the coming months about the Ontario government’s new Fair Housing Plan, and its ultimate impact on the new condominium market. Ontario Minister of Finance Charles Sousa expressed concern about “property scalpers” buying units with the intent of assigning them before the completion of a building. Sousa wants to ensure they are paying the land transfer tax and the capital gains tax. Assignments haven’t been that prevalent over the past five years as transaction costs remain high, and the growth in rental rates has enticed investors to rent out their units. Speaking of rental rates, anothermarket cooling measure implemented as part of the Fair Housing Plan is expanded rent control. Landlords have to abide by the Ontario Rent
Increase Guideline, the maximum a landlord can increase most tenants’ rent during a year without the approval of the Landlord and Tenant Board. In 2017, that rate is just 1.5 per cent, and the province has set the maximum at 2.5 per cent moving forward. It is conceivable that many pre-construction condominium investors will not be pleased with this announcement, as it could erode their potential rental returns. As a result, they may choose to stop investing in rental real estate. Fortress didn’t see an immediate slowdown, as we launched a new condominium development with our partner Lamb Development Corp., called Wellington House, on the weekend following the Fair Housing Plan announcement. There was no slowdown in activity, as a frenzy of buyers lined up outside the sales office in anticipation of another highdesign project by Toronto’s condo king and “starchitect” Peter Clewes. It is quite possible that renters will
now feel much more comfortable renting a unit, knowing that they won’t be saddled with an obscene annual jump in their lease rate. Rent control may actually increase the supply of tenants, boosting the initial rental rate a landlord can achieve, further giving incentive for an investor to buy a new condominium. Time will tell which of these two competing factors ultimately prevails. In the meantime, unsold supply remains at a multi-year low and it will take months, if not years, before supply returns to a balanced state in the GTA new condo market, despite the cooling measures announced by the government.

Condos fly off the shelves, sales up 73 per cent Inventory down 61 per cent, hits 15-year low THERE WERE 9,932 NEW CONDO apartments sold in the GTA in the first quarter 2017, up 73 per cent year-overyear and marking a new quarterly high, according to Toronto condo market research firm Urbanation. The boost in sales is thanks to record demand and double the condo launches versus in 2016. A total of 6,293 new units were launched for pre-sale in the first quarter of 2017, compared to 3,061 units in the same period one year ago. Meanwhile, inventory of unsold condos in development plunged by 61 per cent annually to 6,481 units — the lowest level of the past 15-year condo boom. With only 2.5 months of inventory on the market, new launches would need to substantially outweigh sales going forward to bring the market into a balanced state of 10 months.

A record 94 per cent of units in development were presold in Q1-17, up from 86 per cent in 2016 and 84 per cent in 2015. A total of 80 projects became completely sold out during the quarter, more than three times the number of projects that sold out during the same period a year ago (25). Among projects with remaining inventory, there were on average 25 unsold units, with a median level of 10 available units per project. Both figures are half what they were two years ago. New condo apartments far surpassed resales in the first three months of 2017, which increased 24 per cent year-over-year to 6,203 units. Resale condo activity was restrained by a seven-per-cent annual decline in total listings, at 8,360 units. The ratio of sales-to-listings reached a Q1 high of 74 per cent, up from 56 per cent last year, while the average days on market fell to an all-time low of 15 days, less than half the average (31) in Q1-2016. 18 YPNEXTHOME.CA
The average resale condo selling price rose 24 per cent annually to $510,000, while the average price per sq. ft. increased by 28 per cent to $598. Following the recent strength in condo price appreciation, Urbanation notes an increase in resale activity within newly completed buildings, as well as more units re-appearing on the market within shorter time-frames. Within new projects completed and registered over the past two years, there were 1,059 sales in the first quarter, representing 17 per cent of total resales during the period and growing by 69 per cent year-over-year. Furthermore, 249 resale condos sold for the second time within the past 12 months, up 53 per cent over 2016 figures.

Some, like Yorkville, have a decades-long, ever-evolving history. Others, like Liberty Village, emerged not so long ago and quickly rose to prominence. As our legendary Beach neighbourhood expands west-ward, another neighbourhood awaits discovery — WestBeach. Between Greenwood and Woodbine, there’s a stretch of Queen Street East that enjoys close proximity to the water, an enormous variety of shops, restaurants and cafés, and incredibly easy access to the downtown core via streetcar or bicycle. It’s not quite Leslieville, not quite the Beach, but is already well established. It’s eclectic and quirky, and practically on top of expansive Woodbine Beach and Woodbine Park. And yet, until now, it had no name of its own. 20 YPNEXTHOME.CA
Forbes magazine says there are 12 things that “make a neighbourhood truly great,” and WestBeach offers them all: matches your lifestyle; obvious pride of ownership; low crime rate; great schools; abundant outdoor activities; well-established longevity; access to medical care; family-friendliness; close to public transportation; close to shopping and restaurants; vibrant nightlife and entertainment; and walkability. WestBeach Condominiums, a new community by Marlin Spring, gives residents a fresh, new choice in this exciting neighbourhood. Within
an easy walk, all manner of dining, shopping and recreational options — especially for those who can’t get enough of the outdoors — await. Queen Street itself is a delight for the urban explorer, with artisan bakeries and charming boutiques, established chains like Starbucks and city legends like Burger’s Priest. Spend a night out catching a concert at the new Live National Concert Venue or a film at Alliance Cinemas, or just enjoying a gelato by twilight. All the services needed to make daily life as breezy as a stroll along the nearby boardwalk are right here too, from florists and dentists to vet clinics and the library. Dog lovers couldn’t ask for a better location – The Beach is arguably the most dog-friendly neighbourhood in the city, something easily observed from the patio of one of the excellent local brunch spots.
Within its sleek, midrise exterior by the award-winning Graziani & Corazza Architects, WestBeach offers a lifestyle to match its endlessly engaging neighbourhood. An exclusive collection of 89 suites in one-bedroom, one-plus-den, twobedroom and two-plus-den layouts is enhanced by a pet spa, hobby room and fitness centre. A gorgeous rooftop terrace with fire pit, barbecue and dining alcove, and a party lounge with great views of Queen Street along with a dining room, catering kitchen and bar make entertaining a pleasure. Marlin Spring brings impeccable building principles and leading-edge architecture to the most desirable neighbourhoods in the GTA. Inspired amenities and the highest standards for Green design complement every suite.

Average GTA home price up 25 per cent, to $921K
NEW LISTINGS WERE UP by double-
digits in the Greater Toronto Area, according to April 2017 figures recently released by the Toronto Real Estate Board (TREB). Could this signal a pending shift to a more-balanced housing market? April saw 21,630 new listings on the MLS System, up 33.6 per cent April 2016. New lowrise listings increased by double-digits across all home types, including detached, semidetached and townhouses. New condo listings held steady. Total sales in the region were down 3.2 per cent year-over-year, at 11,630 transactions. TREB attributes the decline to Easter’s April arrival in 2017, versus March in 2016, resulting in fewer working days this year. Historically, most sales are entered into the MLS System on working days, TREB says. 22 YPNEXTHOME.CA

“The fact that we experienced extremely strong growth in new listings in April means that buyers benefitted from considerably more choice in the marketplace,” says TREB President Larry Cerqua. “It is too early to tell whether the increase in new listings was simply due to households reacting to the strong double-digit price growth reported over the past year, or if some of the increase was also a reaction to the Ontario Government’s recently announced Fair Housing Plan.” The MLS Home Price Index (HPI) Composite Benchmark Price was up by 31.7 per cent year-over-year in April 2017. Similarly, the average selling price for all home types combined was up by 24.5 per cent to $920,791. “It was encouraging to see a very strong year-over-year increase in new listings. If new listings growth continues to outpace sales growth moving forward, we will start to see more balanced market conditions. It will likely take a number of months to unwind the substantial pent-up demand that has built over the past two years. Expect annual rates of price growth to remain well-above the rate of inflation as we move through the spring and summer months,” says Jason Mercer, TREB’s director of market analysis.

More than 1,200 industry professionals were there to honour achievements in planning, design, sales, marketing and city building across 51 categories. A team of 17 judges from across North America determined the winners from more than 900 submitted entries. A highlight of the evening was the presentation of BILD’s Lifetime Achievement Award to Al Libfeld, principal and co-founder of Tribute Communities. This recognition is the Association’s highest honour and was presented to Libfeld for his contribution to the industry over the past four decades. Taking home the night’s most prestigious awards for Home Builders of the Year, were Tridel for Mid/ Highrise and Mattamy Homes for Lowrise. (Read more on page 24.) The coveted People’s Choice Award, determined by members of the public through online voting, was awarded to Tridel for its Aquabella development. Aquabella is a resort destination in the city that will come to life on Toronto’s waterfront. The building is uniquely designed to follow the contours of the lake, boasting vast panoramas from its grand terraces. “People’s Choice is a unique award because it is the public who decide the winner,” says BILD President and CEO Bryan Tuckey. “The projects that competed for this year’s title showcased the best in city building and demonstrated how the industry is providing a wide range of housing options for GTA homebuyers.” 26 YPNEXTHOME.CA

Fair Housing Plan not helping housing shortage: RESCON ONTARIO’S FAIR HOUSING PLAN
does not do enough to address the housing supply crisis currently at issue in the Greater Toronto and Hamilton Area, warns Richard Lyall, president of the Residential Construction Council of Ontario (RESCON), an organization representing more than 200 of Ontario’s residential builders. “We all want to see an improved situation for homeowners, newhome buyers and renters,” Lyall says. “But the Plan’s 16 initiatives will tighten the market for all forms of shelter, which will make finding a new home or rental even harder.” Here’s why:
1. The Fair Housing Plan will cool investment in purpose-built rentals. Thousands of units now will not be built. The Wynne government’s new rental control will impede builders’ ability to construct purpose-built rentals – which means it will be harder to increase housing supply in the coming years. “We have already heard of purpose-built rental projects being shelved after [the Wynne government’s] announcement,” Lyall says. “And while the government’s $25-million-per-year development charge rebate will provide incentive to build rental properties, this figure requires perspective: for a rapidly growing province of 13.6 million people, this is just a drop in the bucket.” According to Lyall, well over $10 billion worth of all forms of shelter will be needed each year for 10 years to meet growing demand.
2. More red tape? It already causes three-year waits for Toronto condo owners. 30 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
One of the biggest problems that extends new-home buyers’ waiting times is a very slow approvals process, Lyall says. This keeps buyers out of newly purchased condo suites in Toronto, for example, for up to three years because of extended wait times for building and planning approvals, according to research by RESCON and the University of Toronto. “Red tape makes a tangible impact on the lives of homebuyers, according to our research,” Lyall says. “The government should streamline the regulatory process so that we can increase the supply that’s desperately needed here.”
3. Housing supply continues to worsen, as 100,000 people come to the GTHA every year. “People are scrambling to find shelter. They need deep pockets to purchase a new home or pay for temporary shelter costs. Meanwhile, builders are running out of serviced land to build on, and the new housing inventory has fallen by about 50 per cent since last year,” Lyall says. “We need the government’s proposed Housing Supply Team to start work immediately, or the market will hit fever pitch again this year.”

Advice | LEGALLY SPEAKING
5 steps to home ownership By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
HERE YOU ARE, getting ready to embark on your new life and what may be the largest single purchase that you will ever make. “Where do I start?” you ask yourself. Don’t be afraid, take your time, and do your research.
1. First things first, identify the area you like, the desirable amenities nearby, and perhaps more importantly, the undesirables that could affect your buying decision. What do I mean? An old dump, for example, or anything else you might consider a “con.” Visit the local municipal office and check with the planning and zoning departments to ensure you know exactly who and what your neighbours will be. 2. Next, visit a mortgage specialist at your bank, and also consult a reputable mortgage broker. Find out how much money you can borrow and what your deposit requirements are. This will allow you to focus on homes that are within your budget. Get a pre-approval in writing so you have something to rely on, because it is critically important that you do not get caught up in the rush of buying a home beyond your budget. 3. Determine the type of home that makes sense for you and your family. Consider the pros and cons of condos, attached or detached lowrise, and options in between. Condo living provides a carefree lifestyle – someone else cuts the grass and shovels the snow – but 32 YPNEXTHOME.CA
Identify the area you like, the desirable amenities nearby, and perhaps more importantly, the undesirables that could affect your buying decision. you pay condo fees and sometimes others determine how the amenities, if not your unit itself, can be used. Traditional detached homes provide the freedom to do what you want but maintenance and upkeep fall on your shoulders.
However, this just gets you someone in your area. You need to really check them out when referred. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted.
4. Real estate lawyers are next. Look in magazines, newspapers, listen to radio and watch real estate television for potential lawyers. Go online and check out their websites. Do they give good, informative advice? Do they give you pricing info up front? Do they make you feel comfortable? Call the Law Society of Upper Canada’s Lawyer Referral Service, which keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested.
5. Find a real estate agent. Be careful, you want someone who will work for you within your budget and area. Drive around, check out signs, read the papers and speak to your lawyer.

A sales brokerage’s report card on the Ontario government’s new housing policies By Debbie Cosic
WE PLACE A LOT OF importance on educating and supporting buyers, and understanding the challenges that builders have, in order to help ensure that the pre-construction market moves toward a common goal – providing enough affordable, well-planned new communities. During our everyday interactions with both home builders and buyers, the team at In2ition Realty gathers a lot of information about the real estate market from both sides of the table. Understanding challenges and analyzing trends not only helps us formulate better internal processes, it lets us plan and communicate with others so we can help everyone win. Last month the Ontario government unveiled several new policies and initiatives in the Fair Housing Plan, in an effort to support balanced supply and affordability in 36 YPNEXTHOME.CA
key markets in the Greater Golden Horseshoe. We studied a few of the points of the Fair Housing Plan, and analyzed how they will affect the housing market. Using data from our organization and that compiled from the builders we work with, and the hundreds of people we meet in sales offices across the country every day, here’s our point of view.
Availability of housing Quite simply, there are not enough new homes or condos on the market to meet the buyer demand. Why? The approval process takes too long. In my experience, it can take up to 10 years for land to be housing-permit ready. Why is this happening? What started out as a builder/developer problem has quickly become everyone’s problem.
The government says it is now convening its members along with the development industry to examine how to deal with approval delays and fast-tracking processes. However, we continue to have daily discussions and hear frustrating accounts from both our development clients and from potential purchasers, who have been waiting for years for certain municipalities to approve new developments. In my view, availability of supply is the largest issue here, and it needs to be tackled quickly by implementing steps to speed up the approval process, such as adding more staff to Ontario Municipal Board (OMB). The various municipalities and the Ontario government’s policies on expediting developments also doesn’t help the approval process, as these policies often seem to be at odds with each other, which only adds to the length of time it takes to secure building permits. It’s important to understand why new developments take so long to get approved. We have been watching new developments sellingout in record time for several years now. It’s time for the government to put the right steps in place to allow the supply of homes to keep up with demand. Alleviating pent-up demand would help keep housing costs from skyrocketing. The lack of supply has made this a seller’s market – it is simple economics.
New foreign buyers’ tax We’ve surveyed our last 2,000 purchaser deals across the GTA and found that only 2.3 per cent involved
foreign buyers. Putting a new tax in place is a miss to us. Why more taxes? Why not a subsidy for first-time homebuyer deposits instead? By using the same strategy as the province of BC, with a theory that imposing a tax in a hot real estate market will help cool the market and lower prices, does not work. In Vancouver, where soaring housing prices continue to dominate the daily news, the tax resulted in a temporary decrease in prices and sales. If you look at the numbers today, the prices of homes in Metro Vancouver are bouncing back and affordability is still a major issue. Foreign buyers will still buy, despite the added tax. They may hesitate a tad longer now, but I believe it’s only temporary as supply is still an issue. According to our statistics, we believe there are not a lot of foreign buyers in the Greater Golden Horseshoe, and taxing them is not going to have any significant impact on the market.
In the case of a brand new condo, it can take upwards of two to five years or more to complete construction. What if a buyer’s family or employment circumstances change, and they need to sell? Limiting assignments to one per person makes sense, but banning this practice altogether could be problematic.
Banning assignment clauses on condos
Improved realtor transparency
An assignment clause allows a condo purchaser to sell (or “flip”) their unit before it officially closes. Our builders carefully monitor the number of assigned units issued, and do not allow buyers with this intent to purchase more than one or two units. All of our assignment clauses are worded in such a way that the builder still must give permission, so as to not allow multiple flips on one unit, as in BC. While the idea of completely banning this practice might appeal to the Ontario government, some further thinking may be in order, as this can be of potential detriment to some purchasers.
The decision to review rules for resale real estate agents was approved to ensure fair representation of consumers. A new measure was put in place to ensure the practice of “double-ending,” when one agent represents more than one party in a transaction, is fully disclosed. In order for this to be successful, new reporting practices will need to be put in place, as well as a proper enforcement process without causing administrative and bureaucratic woes.

New rent control policies Implementing a standard lease for all tenants and imposing rent controls for all privately held units is
not necessary. Research firm Altus recently showed that, out of 10 world-class cities, our rental market is still the cheapest by far. For small landlords, this new legislation may make it difficult to be competitive and/or to manage existing tenants from old leases that are well below the current rental rate. Plus, small investors – who have been buying one or two units as a way to fund their retirement savings plan – should not be deterred. Investing in real estate is part of the great Canadian dream and one of the reasons that many of our parents immigrated to this country – having the ability to build financial stability. We have seen cancellations of purpose-built rental projects right after this announcement was made. This seems to be in contradiction to what the government is trying to achieve. We see on our sales floors the direct impact of these potential policy changes on our consumers. We feel that deeper analysis and further consultation with the various professionals in these facets of the industry is necessary to be fair and equitable to all.
Debbie Cosic, CEO and founder of In2ition Realty, has worked in all facets of the real estate industry for over 25 years. This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “New housing construction increased in Canada, with seasonally adjusted data exceeding 200,000 units for five months in a row,” says Bob Dugan, CMHC’s chief economist. “The increase in the trend was mainly due to apartment construction in British Columbia and Québec, which was partly offset by a decline in Ontario’s multiple starts.” The trend in housing starts in Toronto remained stable in April, as slight increases in lowrise construction were offset by some declines in condo apartment starts. Overall, new home construction this year has been building momentum as both new single-detached and townhome starts trended up, reaching a nine-year high in April. Tight conditions in the resale market continue to cause demand to spill over into the new home market. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of Canada’s housing market. In some situations, analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly 38 YPNEXTHOME.CA

from one month to the next. The standalone monthly SAAR of housing starts for all areas in Canada was 214,098 units in April, down from 252,305 units in March. The SAAR of urban starts decreased by 15.3 per cent in April to 199,485 units. Multiple urban starts decreased by 16.7 per cent to 134,314 units in April and single-detached urban starts decreased by 12.1 per cent, to 65,171 units. Rural starts were estimated at a seasonally adjusted annual rate of 14,613 units.

Spring into condo gardening WITH SPRING IN FULL BLOOM, now

is the perfect time to think about enjoying the outdoors in your new condominium. For green-thumbs, this means planting gardens on their balconies, terraces or rooftop plots. Yes – you can sow, water, weed and harvest without a traditional backyard! Even the most compact condo
suites usually feature an outdoor space of some sort, where you can place some furniture and plants to brighten up your world. In addition, plants on balconies enhance the exterior attractiveness of our condominiums, and can help improve air quality in general. For those who grow vegetables, well, “eating close

We are seeing a lot of developers feature fire pits as well, to extend the use of these areas past September. Some terraces even have a full outdoor kitchen for residents’ use. There is nothing like seeing people in parkas barbecuing in the cold weather, before bringing their culinary creations into their suites to enjoy. Advice | FUNDAMENTALLY SPEAKING
Thank goodness for the housing sector By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AFTER YEARS OF RUNNING at a deficit, the Ontario government recently tabled a balanced budget – the province’s first since the 2008-09 global recession. The 2017 Ontario Budget: A Stronger, Healthier Ontario, includes significant investments in health care and education, while also taking steps to address housing affordability. And who or what does the province have to thank for this progress – besides, in its own words, a strong economy and responsible fiscal management? Try the booming housing market of the last several years. Indeed, rapid price escalation and high sales volumes have generated billions of additional HST and Land Transfer Tax (LTT) revenues to the provincial government. Add to this, the spin-off revenues from the construction of new homes and 336,000 jobs supported by the housing sector. “Last year, the Ontario government collected more through the LTT than the Gasoline Tax,” says Joe Vaccaro, CEO of the Ontario Home Builders’ Association. “The LTT alone provided $637 million in additional taxes to Ontario’s bottom line. The billions of new unexpected housing taxes from Ontario’s homebuyers helped deliver a balanced budget and are projected to increase and help balance future budgets. The province is clearly benefiting from this hot housing market.” Whether future unexpected taxes from housing continue to increase and
help balance future budgets remains to be seen, for two reasons. First, Ontario’s introduction of the Fair Housing Plan seems to have caused an immediate chill in the market. Anecdotal evidence suggests buyers have already been spooked, unsure whether now is the time to buy, or to wait, expecting that prices may drop. The second reason is, despite that the Fair Housing Plan included a new non-resident speculation tax of 15 per cent on the price of homes in the Greater Golden Horseshoe and other measures, some observers suggest the plan and the budget don’t do enough – or soon enough – to address the issue of new home supply. “(The) budget clearly shows that the province has the ability to lower housing taxes,” says Vaccaro. “While new-home buyers helped to balance this budget, the reality is that they
need government action to improve housing affordability and housing supply. It is time to update the HST on new housing to match new market realities, and provide newhome buyers with some HST tax savings.” If builders’ ability to build continues to be severely limited, so too will the resulting benefits – almost 200,000 people employed in the GTA alone, earning more than $11 billion in wages. Those are numbers, and facts, that benefit Ontario’s books now, but we can’t assume they will be there in the future.

Mississauga’s already-popular Port Credit neighbourhood is about to see a lot more action, with the recent announcement by West Village Partners (WVP) to develop a 72-acre former industrial site located at 70 Mississauga Rd. S. WVP will work with Port Credit residents and stakeholders on a plan to transform these lands into a complete, vibrant and diverse live/work/play waterfront community. The long-anticipated development is a joint venture of leading Canadian developers Kilmer Group, Dream Unlimited Corp., Diamond Corp. and FRAM + Slokker. WVP has developed a mixed-use master plan that builds upon the principles of the City of Mississauga’s Inspiration Port Credit vision, and recognizes the importance of thoughtfully integrating with the vibrant Port Credit neighbourhood. “We’re determined to deliver a special community that will raise the bar for architectural and design excellence, and to transform this section of the Port Credit shoreline into a dynamic waterfront community with places to live, work, shop and play,” said WVP spokesperson Ken Tanenbaum, vice-chairman of Kilmer Group, who was speaking at a recent event to unveil the draft master plan. Also in attendance were Mississauga Mayor Bonnie Crombie, Councillor Jim Tovey, Mississauga City Manager/CAO Janice Baker, and Port Credit community members. “The unveiling of the draft plan for this new development is proof that Mississauga is a city in demand, and that people continue to choose Mississauga to raise a family, find a well-paying job and enjoy an unrivalled quality of life,” said Mayor Crombie.

Advice | MORTGAGE ADVICE
Mortgage broker or bank... Which is best for you?
Here are a few things you should know if you’re unsure whether to go with a bank or a mortgage broker to fund your purchase.
By Alyssa Furtado
MORE ADVICE ONLINE
Banks
Mortgage brokers
Pros Most Canadians already have an ongoing relationship with a bank, so going to that institution for a mortgage seems like an obvious choice. Banks often provide special deals to existing customers. So, if your chequing account, credit card, investments and mortgage are all with the same bank, you may receive a discount on some or all of your fees. Banks generally provide face time with their specialists, which many borrowers find comforting.
Pros Brokers have established relationships with lenders and are knowledgeable about the market and what special discounts are available. They will shop around for you and ensure you get the lowest possible rate you can qualify for. Whereas banks typically require you to arrange a meeting with a loan officer, mortgage brokers tend to be available through a variety of means, including phone and email. They are easy to communicate with and often provide faster response times. Brokers negotiate with the lenders on your behalf, saving you valuable time and stress.
ypnexthome.ca/news/advice
FOR MANY CANADIANS, their first stop while shopping for a mortgage is their local bank branch. More than half of Canadian homeowners – 56 per cent to be precise – who currently have a mortgage went to a bank, according to a recent report from Mortgage Professionals Canada. However, consumers should be aware that they have other options. Mortgage brokers – who captured a 33-per-cent share of the mortgage market – can prove to be a helpful resource when it comes to comparison shopping for the best mortgage rates. (The remainder of the mortgage market was made up of credit unions at seven per cent, life insurance companies at two per cent, and other sources at two per cent, according to the report.) Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards, highinterest savings accounts, chequing accounts, and insurance with the goal to empower Canadians to search smarter and save money. 46 YPNEXTHOME.CA
Cons You can choose only from the bank’s portfolio of products, meaning your options are limited and your chances of getting the lowest rate are diminished. There’s less flexibility offered in terms of qualifying for the loan. If your credit rating is sub-par, you may not qualify for a mortgage from one of the big banks. If you are self-employed, you may also have a hard time qualifying.
The bottom line
VS
Cons Face-to-face availability differs from one broker to the next. So, if this is something that you require, you’ll want to ask if they can meet in person. Because many first-time buyers are unlikely to have an existing relationship with a broker, it may take some time to find one who’s right for you.
When it comes to getting a mortgage, going with a broker – rather than directly to a bank – is the best choice, as it will allow you to get the best possible rate on the market and save you money over the long run.

THE
BATHROOM EXPERIENCE by Tania Richardson, Tomas Pearce Interior Design Consulting Inc.
BATHROOMS HAVE COME A LONG WAY from their
utilitarian purpose. We now seek comfort, volume, luxury, convenience and technology. The bath industry has made incredible advances in technology in a few short years, from in-home spas, efficient plumbing, universal design and smart fixtures to incredible finishes and materials. We no longer just “use” the bathroom, we experience it! Want a little added luxury in your bathroom? Here are a few ways you can enhance your daily bathroom experience:
1|
In the shower we are seeing frameless glass, oversized showers fully equipped with rain heads, body sprays, steam units and surround sound. How’s that for every-day luxury?
48 YPNEXTHOME.CA
2|
Bathtubs now offer more than just body jets. Think chroma therapy, vibrational hydrotherapy, massage bubbles and effervescent bubbles.
3|
Vanities are more stylish and equipped with smarttouch technology, soft-close doors and drawers, LED lighting and clever storage solutions. We are seeing the standard height of vanities rise from the typical 30 to 32 inches, up to 34- to 36-inches as the new standard.
4|
Faucets have become the jewelry of the vanity. The faucet industry offers a huge array of styles, finishes and prices for every budget. You can have semiprecious stones or exotic woods inlaid in the handles. With technological advances, we are now seeing smart touchless, low-flow and temperature-regulated faucets.
5|
Toilets and bidets are available as a space-saving two-in-one unit. Smart-touch technology is available with preset individual preferences for multiple users. Comfort-height seats with an elongated bowl is the new standard. Wall-mounted toilets are also increasing in popularity, making it easier to clean underneath.
6|
Lighting, both decorative and practical, is being taken into consideration. We are seeing beautiful decorative pendants, coupled with coordinating sconces at eye level for proper illumination. LED strip lighting along the mirror and vanity offers additional illumination, too.
7|
Radiant heating brings warmth to a cold floor. In-floor radiant heating is no longer considered a “luxury.” Those looking for sustainable interiors can install one of the many types of radiant heating available on the market today. Consider all the little luxuries that you can add to enhance your overall bathroom experience. Do you want to wake up to a massage of water jets every morning? Perhaps you would like a warm floor when you step out of the shower. Whatever your desires, don’t be afraid to bring that wish list to life. No matter the budget, there are now little luxuries available to consumers at all price points. Bathrooms are no longer secondary spaces, but are just as important as your principle rooms. It is one of the first spaces you use every morning, and the last every night. Why not give yourself the experience you deserve? As an added bonus, a well-designed, beautifully finished bathroom can increase the value of your home. Stop utilizing the bathroom, and start experiencing it! MAY 13 - 27, 2017 | NEW CONDO GUIDE 49
Sierra
O MEET OUR HER
“From interacting with the volunteers to the uppermost staff at SickKids, our experience has been positive. That has been a tremendous help as a parent.” – Nicola Put a camera in front of eight-year-old Sierra and she will turn on the charm. This charismatic little girl is as playful and active as any other child her age. You’d be surprised to know she’s a current patient at The Hospital for Sick Children (SickKids). Sierra’s illness was detected early at only two days old when she was brought to SickKids to investigate an irregular connection in the bowel. She was sent home, one month later her parents returned to SickKids Emergency with their infant jaundiced and not digesting food properly. Although she was being fed a lot, Sierra had lost weight since being born. It didn’t take long for doctors to determine the cause of Sierra’s deterioration and she was diagnosed with Cystic Fibrosis (CF). CF is a genetic disease that mainly affects the lungs and digestive system. Fortunately for Sierra, it has predominantly affected the digestive system, which is easier
50 YPNEXTHOME.CA
to manage than the lungs. Since her diagnosis, she has taken enzymes at mealtimes to help with digestion and undergoes daily physiotherapy to prevent her lungs from building up with mucus. Since Sierra is very active, her parents have become creative with her physio by incorporating it into her daily activities. For example, 10 minutes bouncing on the trampoline might be followed by five minutes of breathing exercises. This doesn’t hold Sierra back from being active. She does gymnastics, swimming, soccer, art classes and made it to ‘divisionals’ for cross country. Her mom says she can’t sit still. Sierra’s condition has also encouraged her parents and family members to become involved in fundraising activities to support CF research and SickKids. As she grows older, Sierra is becoming more actively involved in her own treatment. Her parents feel lucky to have SickKids in their lives to guide them through their ups and downs.
Why SickKids?
1
SickKids is on the frontlines in the battle against Cystic Fibrosis. Since our researchers discovered the gene responsible in 1989, life expectancy for CF patients has doubled. We may have dealt a serious blow, but we won’t stop fighting until CF lives on only in history books.
2
SickKids pioneers new possibilities for treatments and cures. 2,000 research staff make advances every day that bring new hope to children and theirfamilies.
3
SickKids is Canada’s leading centre dedicated to improving children’s health and home to Canada’s largest, hospital-based child health research institute.
Builders Helping to Heal

Builders Helping to Heal and Friends of the Industry are Yellow Pages NextHome initiatives stemming from SickKids

Fortress sells two development sites, townhomes coming soon to supply-constrained GTA MORE TRENDING ONLINE ypnexthome.ca/news
WITH THE GTA FACING serious supply constraint, Fortress Real Developments has announced the sale of two parcels of land in April, which will soon become home to townhome development. The Towns on Hall project in downtown Richmond Hill received OMB approval in early 2017 for 22 luxury three-storey freehold townhouses and includes an existing heritage home that will be relocated and restored. Meanwhile in north Pickering, the Brock Village project was recently re-imagined as a 59unit townhouse project, where a commercial and residential mixed-use development was originally proposed. The supply of ground-oriented new housing supply has declined to the lowest point since the turn of the century, with just 932 units remaining according to Altus Group Data, a 68-per-cent decline year-over-year, 54 YPNEXTHOME.CA
and a drop from over 17,000 units in 2006. New home builders and developers are desperate for product, and the inquiries on the availability of sites has been frequent throughout the development community. “With over 70 active real estate developments in our portfolio, we were comfortable disposing of a couple of our smaller sites, especially given the generous offers received for the Towns on Hall and Brock Village projects,” says Fortress CEO Jawad Rathore. “We were happy to extract the value created through the approval and assembly or these sites, and offer thanks to our partners and consultants for the realization of our planning objectives.” The lack of a supply is a major contributor to the rapid rise in new home prices in the GTA. Altus Group reported that new lowrise house prices in March topped $1.1 million, a
32-per-cent annual increase. “We have seen first-hand that the appetite for new single-family and townhouses projects is insatiable,” notes Senior Vice-President Ben Myers. “Our Stationwest project in Burlington with Adi Developments, and [the] Woodbridge Park project with Sierra Building Group in Vaughan had massive online registrations, huge opening day line-ups, and unprecedented sales velocity.” “Fortress continues to seek out high-quality real estate assets across Canada, and our development team is able to bring immense value to all the projects in our portfolio,” Rathore remarked earlier this year. “Real estate offers tremendous flexibility, with opportunities to exit a development at several different stages, and as we look forward, we anticipate a very busy 2017 as our portfolio of more than 70 sites matures.”

WALLPAPER: From Han to eternity! By Jane Lockhart
IT’S QUITE POSSIBLE that our love-
hate relationship with wallpaper began when paper was invented. In 105 AD, a Han dynasty Chinese court official named Ts’ai Lun dried a mix of macerated tree bark, hemp, old rags and fishnet to make paper. Until then, all printing was on cloth made of pure silk. So, we’re talking a few or more centuries of divisive opinion. Meant to mimic the expensive tapestries hanging on the walls in homes of the very rich during the Renaissance period, wallpaper was hung loose or pasted on, to add colour and style to a room. The highest quality, hand-painted papers of the time came from China, but there was no end of designs coming from Europe. As patterns come and go and come back again, like those from 18th- and 19th-Century Europe, history shows us that a good motif can stand the test of time. When it comes to installation, I can’t help but wonder how many divorces over the centuries started as arguments while couples hung wallpaper – never mind trying to take it all down. At least as it comes in and out of fashion, the quality continues to improve. Today’s vinyl-coated wallpaper is easier to hang. We’ve gone backward

in time, applying paste to the wall and attaching paper, rather than soaking it to activate the paste. No more trough-kicking spills! Today’s wallpaper is also more easily strippable than its predecessors. The days of scratching away at walls with a putty knife are done. Simply start in one corner and strip it off in long sheets. It’s very gratifying! But why wallpaper and not paint? If you have old plaster walls, they may have unsightly dents, cracks or uneven surfaces that paint can’t hide. Coat it with wallpaper and most of the imperfections can be hidden. Even if your walls are in good shape, think about the advantages. Wallpaper is a great way to give your room colour, texture and style. While in the past, colour schemes and patterns were very limited, today there is a much wider selection. With photo-technology, you can add lots of texture (or faux texture) to your walls. Full-sized wall murals can resemble everything from aged barn-board to marble tile or even industrial concrete. There are many whimsical choices available, like library shelves lined with books, full lush draperies and industrial file cabinets that can cover whole walls. A little whimsy can go a long way and these murals make a great statement as a focal wall. Wallpaper can be a cost-effective option, too. It’s a durable product and when applied properly, it can last for years. Try it on one wall to save money and add a punch of style. When it comes to stamping your personality on your home, don’t be afraid to do what some may view as “unconventional.” Making your walls original and memorable is a great way to explore your creative side.

The Vertuo Plus boasts versatility, the convenience of an automatic closing and opening, as well as adjustable cup support for those extra large cups!
Artword is a great gift idea that can really spruce up your space this time of year. It’s easy to switch out, and super affordable at Bouclair. They have great spring-inspired prints that would make a wonderful gift for mom.
Pamper mom with some bright, new pillows. My pillow collection is fully washable (you toss the entire pillow – cover and stuffing – into the washer), hypoallergenic and made in Canada. Jo Alcorn Collection
Another great option for moms is the new Philips Airfryer. It fries, bakes, roasts and grills with little to no oil, making it a perfect solution for fast, tasty and healthy meals and snacks for the entire family.
If your mom needs absolutely nothing, I suggest the gift of time. Book a spa day with her, high tea or even a weekend get-away. A resort I recently visited is in the Kawarthas – one of Ontario’s gems, called Viamede. It’s set on gorgeous Stoney Lake, has serene views, walking trails and the most delicious food. You can treat your mom to a five-course meal at their Mt. Julian restaurant that serves up local ingredients and farm-to-table mantras.
If you are at a loss for what to get your mom, HomeSense is a great store to pop into and browse. There are so many options for gift ideas. From serving trays to tea sets, candles to notebooks, there is sure to be a little something that speaks to you.

Advice | MAKE YOUR MOVE
How to prepare for moving day MORE ADVICE ONLINE By Chuck Resnick
TIMING IS EVERYTHING, and when it comes to ensuring a successful move, that statement rings true. Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action. First, are you going to move yourself, or will you hire movers? It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during 62 YPNEXTHOME.CA

those seasons. Keep in mind, June 30 is the busiest moving day of the year! Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Last, but not least, what do you want and need to move? Now is the time to purge all of those unnecessary items that have been at the back of your closets for months, and often years. The less “stuff” you move, the easier and less expensive it will be.
MOVING CHECKLIST: What to do, and when A month before the move … » De-clutter, sort, pitch, give away, donate to charity, host a yard sale – whatever – but pare down your stuff. » Obtain change-of-address cards from your local post office. » Notify magazines, insurance companies, banks, credit card companies, schools and employers of your change of address. » Start using up food and perishables to minimize what you throw out on moving day. » If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time.
2 weeks before the move… » Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. » Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. » Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. » Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance. » Mail out change-of-address cards.
The day before the move… » Clean out, defrost and dry the fridge and freezer. » Get to a bank or bank machine and take out enough cash to tide you over. » Pack a last-minute essentials bag/box. » Arrange for children and pets to be looked after elsewhere on moving day.
On moving day… » Double and triple check rooms, closets, the garage and basement to ensure that you have all of your things and the areas are left clean. » Don’t forget to carry your own (family’s) valuables, cash and items relevant to the move, and all other important documents.
