and Jane, with house prices in the Toronto region climbing to an unprecedented $916,567 in March 2017, up 33.2 per cent year-overyear. While existing owners and sellers have been reaping the rewards of their fast-growing home equity, new homebuyers have been feeling the price pains. In a bid to rein in runaway real estate prices, Premier Kathleen Wynne has announced Ontario’s Fair Housing Plan, a 16-point strategy which includes, among other measures, a 15-per-cent Non-Resident Speculation Tax, rent control and a new Housing Supply Team, tasked with identifying and overcoming obstacles specific to new housing development. Flip to page 14 for more details on the Fair Housing Plan, then read the story on page 28 to find out how these changes may affect you. In BC, measures introduced last year, such as the 15-per-cent foreign buyers’ tax, coupled with federal changes to mortgage qualification rules, appear to have succeeded in slowing price growth in what had been Canada’s priciest housing market. Only time will tell if Ontarians will see any relief.

Advice | BILD REPORT

The housing market and unintended consequences By Bryan Tuckey

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE JUST RELEASED new housing

market data for February are both encouraging and discouraging. The data, provided by Altus Group, shows record sales for the condominium market – especially in the 905 region – and it shows an unprecedented scarcity of new housing inventory, particularly for lowrise homes. It also shows that, while government is setting the laws for the housing industry to follow, it’s the laws of unintended consequences that are following our market. Provincial land-use policies, such as the Growth Plan meant to limit sprawl and encourage urban intensification, are well intentioned, but they are helping to fuel our current housing crisis. Today, we are seeing frustration, angst and fear among consumers, inflated pricing and undiminished demand for ground-related homes. Altus’ data showed that at the end of last month there were only 324 new detached homes available for purchase in builders’ inventories across the entire GTA. A decade ago, there were more than 10,000 homes waiting for buyers. For those who took a high school economics class, you probably remember the unit on supply and demand. New housing scarcity is at an all-time high, and has resulted in record-high home prices. Available new, single-detached homes in the GTA averaged $1.47 million last month, and if you factor in additional lowrise product such as townhomes and semi-

detached homes, the average price was $1.08 million. The industry is following provincial intensification policies and we are selling and building fewer groundrelated homes and more highrise and midrise ones. Last month, more than twice the number of condo apartments were sold than lowrise homes, the majority of which were sold in the 905 area. Altus’ data found that 1,661 of the condo suites were sold in Toronto, while Durham, Peel, Halton and York collective accounted for 1,881 sales. Demand for condo suites in the GTA continues to be strong and inventory levels dropped again in February, reaching a new low of just 10,342 units. The significant decline in all types

of inventory and record-high prices show that the government’s landuse policies are having a real impact on people in the GTA. Whether you live (or want to live) in a house, townhouse or a condo apartment; whether you want to live in the 905 or 416, there’s no escaping the reality that the market is experiencing a crisis and new policies are desperately needed, before it’s too late.

Bryan Tuckey is president and CEO of the Building Industry and Land Development Association (BILD) and is a land-use planner who has worked for municipal, regional and provincial governments. Ontario’s Fair Housing Plan addresses un-affordability HOUSING AFFORDABILITY – or lack

thereof – has been a hot topic in the GTA for some time now, and Ontario is finally taking action to address the issue. The Ontario government recently announced its Fair Housing Plan, a 16-point plan geared to help make housing more affordable while bringing stability to the real estate market and protecting the investment of homeowners. These measures include a 15-percent Non-Resident Speculation Tax (NRST) which would apply to nonCanadian citizens, non-permanent residents and non-Canadian corporations buying residential properties containing one to six units in the Greater Golden Horseshoe. The plan is also expanding rent control to all private rental units, including those built after 1991, strengthening protections for tenants against sudden and dramatic rent increases. In addition, the plan empowers Toronto, and potentially other municipalities, to introduce a vacanthome tax, to encourage owners to sell or rent unoccupied units. The province will also work with municipalities and other partners to identify provincially owned surplus lands that could be used for future housing development. The Fair Housing Plan includes 12 more measures, such as introducing a targeted $125-million, fiveyear program to encourage the construction of new purpose-built rental apartments by rebating a portion of development charges. The government will also work to better understand and tackle practices that may be contributing to tax avoidance and excessive speculation in the housing market, such as “paper flipping,” a practice that includes entering into a contractual 14 YPNEXTHOME.CA

MORE TRENDING ONLINE ypnexthome.ca/news

agreement to buy a residential unit and assigning it to another person prior to closing. As part of the plan, a new Housing Supply Team of dedicated provincial employees will identify barriers to specific housing development projects, and work with developers and municipalities to find solutions. Taken together, these new policies represent a substantial, multifaceted plan to address Ontario’s rising housing costs so that families can access homes that meets their needs. “People work hard to provide for their families. They should be able to rent or enter the real estate market without making great sacrifices or taking on a huge amount of risk,” said Ontario Premier Kathleen Wynne. “At the same time, we recognize the need to protect the significant investment homeowners have made. This plan balances those needs to stabilize the market and prevent a sharp correction that would be harmful to everyone.”

Why condos are king, and will continue to rule in the GTA By Lydia McNutt

Will demand continue to grow? Will prices keep rising? Is now a good time to buy? We chatted with Barbara Lawlor, president of Baker Real Estate and a condo expert in her own right, about what to expect in the GTA condo market in 2017 and beyond. NEW CONDO GUIDE: Are condos still a good investment in 2017?

CONDO LIVING HAS COME INTO THE MAINSTREAM, now more than ever, thanks to low supply and high demand for detached houses in the Greater Toronto Area. Last year, the GTA saw condo sales rise by 20.3 per cent, according to the Toronto Real Estate Board, and prices increased by 9.7 per cent. On the new-construction front, there were 29,186 new highrise units sold across the GTA in 2016 – more than in any previous year on record, and 30 per cent higher than highrise sales tallied in 2015, according to Altus Group. Those who already own a condo are undoubtedly doing their happy dance at the mere thought of their growing equity and the prospect of bidding wars on resale. Meanwhile, prospective purchasers are wondering if 2017 is a good time to get into the condo market.

16 YPNEXTHOME.CA

BARBARA LAWLOR: In a word, yes! A new condo anywhere in the Greater Toronto Area is one of the best investments you can make. Just look at the statistics for 2016, which was a record year for high prices and highrise condo sales. In December 2016, the average price of a condo unit was $507,128 – up from $321,353 in December 2006. Imagine how happy those who purchased back then are today! Lowrise home prices have forced a lot of end-users and investors out of that market, and scarcity of lowrise properties has brought about bidding wars. Pricing definitely impacts the mainstream (which is now condominium), and most investors and end-user buyers can still afford condos. This demand will be around for a long time, especially with our strong and growing immigration numbers, which are an increasingly vital pillar of economic growth. We have first-time homebuyers (with one in every four getting financial help from family to get into the real estate market) turning to condominiums in great numbers. We also have move-up purchasers, empty-nesters and retirees whose savings are not drawing in the interest they assumed they would enjoy at this time in their lives. NEW CONDO GUIDE: What would you tell prospective condo buyers who are worried about a housing market crash? BARBARA LAWLOR: I would tell them to relax, as the fundamentals in place are not indicating any kind of crash. Toronto still has a long way to grow compared to other international cities. When it comes to condominiums, we are just coming out of our infancy, and the GTA is not even close to the level of saturation as [we see] on Canada’s west coast. With our growing immigration numbers, the demand for new homes here is phenomenal. In addition, with the situation south of the border, the interest level of Americans in Canadian properties has skyrocketed. This is brilliant for Toronto. Mortgage rates are still incredibly low, and our developers are doing a fantastic job of designing efficient, compact suites that help to keep condo prices reasonable. Price drives end-users who get pre-qualified for a specific upper mortgage limit, but investors usually have more money to play with. We’re on solid ground.

Liberty Development brings experience and quality to the 416

at WISH CONDOS SMART CONDO BUYERS looking for an experienced builder with a reputation for delivering quality condominium communities need not look any further than Wish Condos by Liberty Development. This new boutique residence is located in northeast Toronto, just north of Hwy. 401 in a quiet, family neighbourhood surrounded by detached homes. Backing on to a one-acre park with mature trees and playground, Wish Condos is close to transit, several well-regarded public schools and great shopping centres. 20 YPNEXTHOME.CA

The midrise building is designed to be a modern, mixed-use residence with only 18 storeys. Conveniently located retail shops will be situated on the ground level of Wish Condos, and the park-side setting offers a peaceful alternative to downtown living with all the benefits of an urban setting.

“Area residents know this community as Wishing Well Woods, an established, much-loved neighbourhood with great schools, just minutes from Fairview Mall, Hwy. 401 and the DVP,” says Marco Filice of Liberty Development. “This is a once-in-a-lifetime opportunity to own a brand-new residence in this community. We offer exceptional value, and Liberty Development has a history of delivering beautiful, quality residences that are tailor-made for today’s busy families.” The modern architectural design of Wish Condos showcases large balconies, and a selection of terraced, cascading suites facing the park – a must-see scale model of the residence will soon be available to view at the sales office on the southeast corner of Pharmacy and Sheppard Avenue. Offering one-, two- and threebedroom suites, all the homes at Wish are available with or without dens in a range of sizes up to over 1,200 sq. ft. Inside, the suites are well appointed, and the price includes a full set of kitchen appliances and a stacked washer/dryer. Nine-ft. ceilings keep the suites feeling spacious and bright, and the modern, European-style bathroom vanities, fixtures and kitchen cabinets are finished with granite or quartz

countertops with undermount sinks, as per plan. “The building amenities at Wish Condos have been thoughtfully designed for every size of family, including single professionals and empty nesters,” says Liberty Development’s Shawn Richardson. “There is a sports lounge, card room, dog wash, exercise room and yoga studio, as well as a party room with a private dining room. We’ve designed not one, but two outdoor terraces for all residents to enjoy – both offering great views and a fun place to gather with friends and family.” In the immediate area, there are established schools, including Sir John A. MacDonald Secondary School, Fairglen Junior Public School, and Mary Ward Catholic Secondary School. To the west and south of the community you’ll find several grocery stores, tasty bakeries and a selection of one-of-a-kind restaurants that rival downtown eateries without the hassle of having to search and pay for parking. Everything you need is a short car or transit ride away. Downtown Toronto can be easily accessed via Don Mills Station, located less than two kilometres west of the community beside Fairview Mall, or by car via the DVP nearby.

Advice | MORTGAGE ADVICE

Should you use the Home Buyers’ Plan? By Alyssa Furtado

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WITH THE HIGH price of homes in the

GTA, it can take years to save for a down payment because homebuyers must put down five per cent or more. The Canadian government has a program called the Home Buyers’ Plan (HBP) to help first-time buyers get into the market. This program allows you to withdraw up to $25,000 from your RRSP if you’re a first-time homebuyer. If your spouse or partner is also a firsttime buyer, they can also withdraw $25,000 from their RRSP, for a total down payment of $50,000. But is the HBP right for you? Let’s look at the advantages and disadvantages of the program. Save your down payment quicker The largest benefit of the HBP is that it lets you become a homeowner faster. Saving for a large down payment can be daunting if you’re starting at zero. The HBP allows you to access the money you already have saved in your RRSP. This “extra” money can significantly decrease the time you have to spend saving. Reduced mortgage default insurance costs If you’re planning to make a down payment of 20 per cent or less, your mortgage is considered high-ratio, and you’ll need mortgage default insurance. The lower your down payment, the higher your premiums. 22 YPNEXTHOME.CA

As of March 17, premium rates are: Down payment Premium rate 5% to 9.99% 4% 10% to 14.99% 3.1% 15% to 19.99% 2.8% 20% or more 0% You don’t have to pay the insurance premiums at closing. Instead, they’re usually added to the mortgage and you pay them off over time. The down-side of mortgage insurance is you’re essentially paying for nothing. The insurance doesn’t protect you, it protects your lender in the event you default on payments. Adding these premiums to your mortgage means you’ll have less home equity. Even if you shop around for the best rates, you’ll pay added interest over the life of your mortgage. If you don’t want to pay mortgage insurance, you need to put down at least 20 per cent. Some Canadians use the HBP to top up their existing down payment to 20 per cent, to avoid mortgage insurance.

You’ll be taxed if... The HBP isn’t free money. You can withdraw up to $25,000 tax-free from your RRSP, but you must repay the borrowed amount over a 15year period. If you don’t make your repayments, the government will consider the money taxable income. Repayments begin in the second year after you make your withdrawal. The bottom line The HBP allows you to save for retirement and enjoy the tax benefit of your RRSP contribution, while still saving for your down payment. You can also contribute your income tax refund to your RRSP to grow your home-purchase fund even faster.

Is now a good time to be a condo landlord? By Ben Myers

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE RENTAL APARTMENT MARKET

in the Toronto Census Metropolitan Area (CMA) remains very strong, according to Canada Mortgage and Housing Corp. (CMHC) data, with the vacancy rate dropping to 1.3 per cent in October 2016 – the lowest annual reading since 2001. The average rental rate increased by 2.6 per cent in 2016, compared to the average rise of three per cent over the past five years. However, the rental apartment stock in Toronto has increased by just 1,455 units since 2012 (from 307,773 to 309,228). With the strength of the rental market, why aren’t there more rental apartments being built? The main reason is that leased condominiums have essentially replaced purposebuilt rental apartment. CMHC data shows that about 64,000 condos were being leased in Toronto in 2012 – a figure that has nearly doubled since (116,685 in October 2016). Private landlords continue to purchase pre-construction condo units to rent out, based on favourable rental market data. The one-per-cent vacancy rate for leased condominium units in 2016 was the lowest since 2009 (per CMHC), and rental rates jumped 8.1 per cent last year, boosted by more renters chasing the same number of new units. Higher resale house price growth has forced more wouldbe buyers into rentals, a scenario acerbated by new mortgage insurance rules that have made it more difficult

for first-time buyers to qualify for a mortgage. The share of condominium apartments that are rented out by their owners has increased from 23 per cent in 2012 to 33 per cent in 2016. Condominium market research firm Urbanation tracks condominiums that are rented through the Toronto Real Estate Board (TREB). In the GTA, just over 10,000 condo units were being leased through TREB’s Multiple Listing Service on an annual basis in 2011. Over the past 12 months (Q2-2016 to Q1-2017), 26,650 condominium apartment units leased through TREB, as the investor market has increased dramatically. Despite this additional supply, rental rates have continued to rise, with the average unit in the GTA rising from $2.24 per sq. ft. at the start of 2012 to $2.75 per sq. ft. in the first quarter of 2017. Rents are up 8.3 per cent annually. As the real estate market has heated up, all levels of government

are being pressured to “cool” the housing market in the GTA. Ontario's new 16-point plan includes new rules for real estate flippers and foreign buyers, and restrictions on assigning pre-construction units. This will likely result in a decline in investor-held units. A further decrease in the supply will most likely result in even higher growth in monthly rental rates. However, you can’t bank on eightper-cent appreciation every year, so make sure you hire a realtor to run the rental numbers for you, before you make that pre-construction condo purchase. Good luck and happy condo hunting! Fortress Real Developments partners with builders across Canada, and Ben assists in evaluating the market and projects that Fortress engages in. BLOOR PROMENADE: COME HOME TO GO ANYWHERE Tridel’s finishing touch to Islington Terrace EASILY ONE OF TORONTO’S MOST FAMOUS STREETS, Bloor is arguably the

street that best connects the city from east to west. Extending from the Don Valley Parkway well into Mississauga, Bloor Street is also serviced by the subway, meaning you can get just about anywhere in a snap. Along this iconic street in the city’s west end, Tridel is launching its newest condominium tower, Bloor Promenade. Following the incredibly successful Islington Terrace and 26 YPNEXTHOME.CA

Bloorvista, Bloor Promenade is the third and final phase of the Islington Terrace community. “Today’s smart condo buyers understand the value of a Tridel home, and the attributes of this amazing community at Bloor and Islington,” says Jim Ritchie, Tridel’s executive vice-president of sales and marketing. “Islington Terrace boasts distinctive architecture, elegant design and efficient layouts; but what really makes it special, is the location and the amazing offerings for its residents through the desirable community amenities and a vibrant neighbourhood at its doorstep.” Using the coy tag-line ‘Live Beyond Bloor,’ Tridel reminds purchasers how good living on Bloor West can be, by reminding them of the wealth of opportunities that surround the master-planned Islington Terrace community.

“But it’s more than just a marketing tag-line,” adds Ritchie. “‘Live Beyond Bloor’ reinforces the unique positioning of the community – that not only is it the place to be, but a place from which residents can get wherever they need to, conveniently.” Just steps from the Islington subway station, taking transit within the GTA is quick and convenient. Whether heading downtown for work or pleasure, or out to Pearson for some time away, everything is within reach. For those staying local, the surrounding Islington City Centre, the Historic Islington Village, the Kingsway and the storefronts of the nearby Queensway offers residents a complete range of amenities that make working and playing close to home easy. And for those who like a little more “play” in their “live, work and play” community, the neighbourhood boasts five world-class golf courses, as well as abundant open green spaces including Thomas Riley Park and the trails of the nearby Mimico Creek. Unwind by spending a day browsing the boutique shops, reading in a café, or indulging at one of the many restaurant options nearby. While the ease of getting away is a key feature of life at Bloor Promenade, for many residents the best part of their day will be coming home to their suite in the soaring 44-storey tower designed by Kirkor Architects and Planners, or one of the four highly sought-after spacious townhomes. Featuring landscape designs by the awardwinning team at Janet Rosenberg & Studio, Bloor Promenade’s suites, common areas and amenity spaces have all been designed by leading Canadian interior design firm, II By IV. Residents will have access to more than 50,000 sq. ft. of spectacular indoor and outdoor amenities at Bloor Promenade including a children’s play room, a state-of-the-art fitness centre with a spin room, yoga studio and basketball court, swimming pool, outdoor sun deck and lounges, barbecues and dining areas, as well as a children’s play area and splash pad, and more. “Whether residents choose to venture out and live beyond Bloor, or stay at home and enjoy all that Bloor Promenade has to offer, this community truly has something for everyone,” Ritchie says. Visit the presentation centre at 3326 Bloor St. W., Etobicoke. For more information on Bloor Promenade, call 416.645.8862, or visit tridel.com. The grand opening of the sales centre on May 13.

Fair or foul: Making sense of Ontario’s housing plan By Wayne Karl

IS ONTARIO’S NEW FAIR HOUSING PLAN, comprising 16 measures

designed to stabilize the real estate market while protecting homeowners’ investments, actually fair? Or foul? Or is it a fail, even? Well, that depends on what part of the housing market you’re in. HOMEBUYERS

Homebuyers will like the plan, if it has the desired cooling effect on the market. After two consecutive years of double-digit gains, average house prices in the Toronto region reached $916,567 in March 2017, up 33.2 per cent from a year earlier. Even in, the pause lasts only a few months, as some sources suspect, would-be buyers may catch a break from the norm of the past couple years – prohibitive price growth and, in resale homes, multiple offer situations and bidding wars. HOMEOWNERS

Homeowners will probably be okay with the measures, if they don’t lead to any precipitous drop in prices. Even if price growth – currently at double digits in the GTA – slows to somewhere between five and 10 per cent, as some suggest, those are still handsome gains. Judging from the number of “for sale” signs out there this spring, however, it looks like some owners believe the market may be peaking. SELLERS

Sellers, on the other hand, may not love the plan, as it may reduce buying activity and price growth, even if only in the short term.

OVERALL MARKET

Single-digit price appreciation in a housing market is healthy. What’s been happening in Ontario is unsustainable, and many have been saying it for months. The return of some normalcy to the market would be a good thing. “Given the frothy real estate price growth across the Greater Golden Horseshoe, policy action was needed to reduce the growing risks to the Ontario and national economy,” says Craig Alexander, senior vice-president and chief economist, The Conference Board of Canada. “More sustainable and moderate price growth is in the interests of buyers, sellers, the financial system and the economy. In recent years, the federal government has delivered several rounds of housing policy tightening that impacted real estate markets from coast-to-coast. The next logical step was regional policy actions where the imbalances are greatest. It was time for Ontario to act.” The true impact of these new measures, however, may not be seen for many months, particularly when it comes to rentals. “It is very clear from the announcement that Kathleen Wynne fails to understand the psychology of real estate economics for the typical landlord (real estate investor),” Calum Ross, broker and wealth planner, The Mortgage Management Group, told New Condo Guide. “How the government can issue a statement that in one point states, ‘In March 2017, real estate values are up 33.2 per cent from a year earlier,’ then follows up by suggesting they will increase rent control – and not see the …continued on page 30

coming rental crisis, is laughable. “The provision for allowable rent increase for 2017 is 1.5 per cent under the current Residential Tenancies Act,” says Ross. “It tells me the government basically has no understanding of investor math or long-term economic implications of their policies.” REALTORS

Many realtors believe the plan is mostly positive news. While the foreign investor tax garnered much of the headlines, those buyers’ actual influence in the market is negligible – about five per cent of purchases in the GTA. Therefore, the market will largely continue to work itself out, for primary homebuyers, while speculation activity (those who buy properties, especially multiple properties) with the sole hope of cashing in on the value increase, will cool. “There is limited data on how many foreign speculators are active in the GTA market, but it is fair to assume 30 YPNEXTHOME.CA

that a foreign speculators tax will impact the middle-class, and not just buyers in the upper-end of the market,” says Christopher Alexander, regional director, ReMax Ontario-Atlantic Canada. “In the short-term, potential sales may fall through as buyers adjust to the changes, which in turn could create a ripple effect throughout the market.” BUILDERS

Before the release of the plan, builders generally were leery of any type of knee-jerk reaction from the province, especially in terms of new taxes and their unintended consequences. Their primary concern, however, remains supply. “As the industry that builds 95 per cent of new housing in Ontario, we are pleased that the government has accepted our recommendations to create a housing advisory group and Housing Supply Team to resolve land-use approvals issues and red tape, which prevent housing from coming onto the market for new home buyers,” says Joe Vaccaro, CEO of the Ontario Home Builders’ Association. “We look forward to working with our provincial and municipal partners and continue to promote solutions, such as pre-zoning, fast-tracking approvals, and fixing the EA process, in order to bring more housing supply and housing choice to consumers.”

Advice | MONEY MATTERS

Owning versus renting By Gail Vaz-Oxlade

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE HOUSING MARKET has gone wild with people panting for good investments opportunities. Slow down and consider all the angles before you dive into home ownership.

There’s something about money Did you see that? The issue has shifted from “shelter” to “profit.” That’s because people believe that a home is a good investment. While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. First there’s the straight calculation that compares the cost of carrying your own home (your principal and interest payments and property taxes) with the cost of renting one. Renters aren’t responsible for maintenance. Homebuyers also need to consider closing costs which include legal fees, land transfer tax, and other miscellaneous expenses that you avoid by renting. First and last months’ rent is also a ways smaller than the typical down payment on a home. Of course, when you own, no matter how small the principal portion of your mortgage is (and it’s minuscule in the early years), as long as the market is stable, and you’re not looking to make a quick sale, homeowners are building equity and increasing their net worth with every mortgage payment. And when you sell your principal residence one day, the money earned is tax free. 32 YPNEXTHOME.CA

While money is a key consideration, it shouldn’t be the only consideration. If you’re going to make the move from renting to buying, look at the dollars and cents. It’s a wonderful life When I was in my 20s, I lived in a neighbourhood that was suited to a single girl hell bent on a good time. Back then, renting was the perfect solution: one of limited responsibilities and commitment. Renting is virtually a worry-free existence — assuming you have a decent landlord. Homeownership is a responsibility that also brings a ton of warm, fuzzy feelings. It means you can put down roots. You have complete control of your environment so, yes, you can paint your living room red. Location, location Buying a home in a neighbourhood you don’t know well is one a common mistake. If you’re new in town, consider renting for six months or a year to get a feel for the area. If you like living there, you’ll feel more comfortable buying a home.

Steady as she goes Your employment prospects should be stable before you consider buying a home. Homeownership requires a number of regular payments — mortgage, property taxes, utilities, maintenance and insurance. Missing any of these payments can trigger dire consequences. There are a number of financial factors to consider when it comes to buying versus renting. But the decision involves much more than just running the numbers. You’ve also got to look at the emotional rewards and challenges of each alternative. I’ve been a renter and I’ve been an homeowner, and overall I like ownership more.

More than 52,500 new-home buyers rated their builders, asking them about their performance before, during and after they moved into their new home. More than 8,500 homeowners weighed in with their opinions and chose recipients for outstanding customer service in four categories: Small, Medium, Large Volume and HighRise. Builder Profile | LINDVEST

10 minutes with…

Michoel Klugmann of Lindvest

MICHOEL KLUGMANN, vice-president of Lindvest,

chats about Toronto’s past, its present, and the future of housing. How does your present career connect with your longstanding interest in history and social studies? Michoel Klugmann: I recently read in a book by Scott Kennedy, Don Mills: From Forests and Farms to Forces of Change (2017) about the original owners of the farmland 36 YPNEXTHOME.CA

in the Don Mills and Eglinton neighbourhood, where Lindvest will soon break ground on our highrise Sonic condominiums project. It was fascinating to learn of the former slave Francis Johnston who arrived via the Underground Railroad in the 1840s, and became an early pioneer to farm this land. You can feel history evolving to meet the dreams and the needs of people, from farm land, to an office building, and now to a community of hundreds of families.

Do you see similarities in the GTA to what’s happening in other major cities worldwide , in terms of enormous change to the fabric of this metropolis? MK: Yes, times are changing and societies are adapting rapidly, with high-density urban centres leading the way. Major innovations in transportation, housing, communication, retail and work have become readily accepted as our way of life. Toronto is friendly to immigrants who are attracted by the sense of safety and the welcoming attitude of those that live here. New Torontonians help introduce foods, fashions, flavours and ideas that quickly get adapted into the host culture. A few years ago, Lindvest rebranded with the goal of a fresh outlook on the housing you build. What are the outcomes so far? MK: We value our relationship with the industry, which spans six decades. Yet, we decided to review every part of our business. We enjoy the fresh perspective this cultivated, and we use it to deliver great housing in the format that fits contemporary lifestyles. We continue to be a leader in residential communities across the GTA, with specific emphasis on built forms, locations and amenities that serve today’s homeowner. These are seeing great increases in value. In lowrise, we were one of the first to introduce various

PICTURED FROM LEFT: Michoel Klugmann, vice-president of Lindvest; SuperSonic at Don Mills and Eglinton; Lindvest’s award-winning B.streets condominium

types of stacked townhomes that are now catching on everywhere. In midrise, we built the acclaimed B.streets condominium that received two Project of the Year awards, and an Award of Merit at Toronto Urban Design Awards. Our Sonic project, a highly successful highrise community at Don Mills and Eglinton, is attracting buyers to an established neighbourhood that is undergoing a revitalization with the introduction of mass transit, new retail and cultural centres. It is gratifying to see that others are now following our lead. Can you provide a specific example of an innovation that’s a result of Lindvest’s rebrand? MK: At Sonic condominiums, we are creating a public walkway to provide better access to the new Metrolinx Science Centre Station for use by everyone in the neighbourhood. We are also building a large landscaped outdoor amenity area, complete with a figure-eight shaped walking path, outdoor exercise equipment, a children’s playground and seating alcoves. We hope to inspire other projects in the city to include this type of active amenity. APR 29 - MAY 13, 2017  |  NEW CONDO GUIDE  37

Survey says more Canadians are buying homes solo SINGLE AND READY TO MINGLE

on the home-buying scene? You’re not alone. Singles represent a quarter of Canadians buying or intending to buy a home, according to a new TD survey. The trend is largely driven by unexpected life circumstances, with Canadian homebuyers who are divorced (69 per cent) or widowed (35 per cent) saying they are more likely to buy on their own, along with a growing number of single Canadians who say they’ll go it alone (67 per cent). “Buying a home can be daunting for people who want to buy solo – but it doesn’t have to be,” says Marc Kulak, associate vice-president of Real Estate Secured Lending at TD Canada Trust. “Whether you find yourself in a solo buying situation unexpectedly or by choice, there are ways to make it happen. Seeking advice from a mortgage specialist and having a solid plan – including understanding how you’ll afford your home over the long-term – is the best approach to feeling confident as you shop for a home, mortgage, insurance and that new sofa.” Of the one in four Canadians who intend to buy independently, 86 per cent say they are confident in their ability to comfortably afford maintenance and ongoing costs of home ownership. And this shouldn’t come as a surprise given that Canadians planning to go in alone are already thinking through the associated costs – seven in 10 single Canadians say they have thought about property taxes (76 per cent), home insurance (72 per cent) and maintenance (70 per cent) before purchasing their home, while two-thirds (67 per cent) considered utilities. Only nine per cent did not think about any of the costs associated with of home ownership 38 YPNEXTHOME.CA

before starting the purchasing process. To help make solo home ownership a reality, TD offers some creative ways to help a single buyer successfully make one of the biggest purchases of their lives. Buying solo doesn’t mean living solo: Just over one-quarter (27 per cent) of single Canadians who have or intend to purchase a home alone say they did or would consider having a tenant to make solo home ownership more affordable, while just under one-quarter (23 per cent) said they did or would consider a roommate. Rental income can help pay down the mortgage principal faster. Be sure to qualify for your mortgage without rental income so you have flexibility if you decide a roomie or tenant is not for you. Think beyond the picket fence: Remember, it’s not just a mortgage payment you have to manage – other costs including property taxes, insurance, and ongoing maintenance will add up. Your mortgage payments should be low enough so you can take care of all your monthly expenses, meet your savings goals and still have some wiggle room. It’s also important to have a contingency budget or slush funds set aside, to cover off emergencies and household maintenance. Protect your investment: As a new homeowner or landlord, it’s important to protect your newest and biggest investment. Be sure to research what type of insurance coverage will best fit your needs and give you peace of mind. For instance, fire replacement coverage is something people typically think about, but, depending on where you live, you might also

MORE TRENDING ONLINE ypnexthome.ca/news

consider sewer back-up and ice damming coverage. Even brand-new neighbourhoods can have issues with water backing up into basements, if grading and drainage are not well managed. And finally, remember to tell your insurer if you decide to rent out part of your home, make any renovations, or other changes as this will affect your coverage. Enlist a home-buying buddy: If you’re buying a home on your own, have a support system in place, like a trusted friend or family member. Having support will help you stick to your home-buying plan and can provide an objective voice as you visit properties, negotiate and close on a property, and set up your new home.

Purchaser Profile | SCOOP CONDOS

One couple’s feel-good home-hunting guide TWO YEARS AGO, JIM AND DOMENIC

decided to downsize their beautiful house in the east end of Toronto to find their perfect pied-a-terre condo apartment. On their check list was accessibility to the airport, a vibrant neighbourhood, space to entertain and outside area for gardening. It also had to be affordable. Also important was having a beautiful view across Toronto. With active lives and properties in Florida and Italy, they had high 40 YPNEXTHOME.CA

expectations about what their dream condo would look like. The couple looked everywhere, from one end of the city to the other, before settling on a sixth-floor apartment at Scoop condos in Toronto’s up-and-coming West St. Clair West neighbourhood. “We feel like this neighbourhood is the last frontier of Toronto. From the sixth floor, you get the whole view of the city right across the horizon, and it overlooks a park full of mature trees. It’s an established neighbourhood with a real community feel.”

Domenic grew up in the neighbourhood, so the couple was familiar with the area and its potential. “The energy in the West St. Clair West area is enormous. There is a lot of development going on and the turn-around is exciting. Before we made the purchase, we Googled a lot of articles about Scoop, we spent time walking the streets and overall there seemed to be a really positive response from the neighbourhood. Lots of people are

excited that it is coming as it’s going to be the springboard to get the neighbourhood booming.” For this pair of avid travellers, Scoop’s proximity to the TTC and airport links were extremely appealing, but they also wanted an investment that would function as a beautiful place to host parties and entertain. Their sixth-floor apartment at Scoop gives them city-wide views and offers a huge wrap-around terrace space, at an affordable price point.

“The building is so lovely – it checked off all our boxes. The terrace – the outside space which downtown would cost over a million – we would never have found anything comparable. “We picked the two-bedroom, two-bathroom penthouse wraparound terrace but the gas cooker and barbecue were amazing extras. Dom is quite the cook and we love entertaining,” Jim says. Domenic’s mother, a West St. Clair West local, recently bought an

apartment too, solidifying the family connection to the neighbourhood. As Dom says, “Scoop was a little blessing in the middle of this crazy market.” Scoop is located at 1771 St. Clair W., with prices from the mid$300,000s, offering one- and twobedroom layouts ranging from 550 to 1,200 sq. ft. Inspiration

Small-space survival guide By Lydia McNutt

IT’S TRUE WHAT THEY SAY, good things really do come in small packages. Here’s another adage condo dwellers should pay attention to: it’s not the size that matters, but how you use it. To make the most of your small space, all you need is a tape measure, an open mind, and these five small-space survival tips:

1. First impressions count When you walk into your condo, what’s the first thing you see? Is it pleasing? Inviting? Does it reflect what you want your home to say about you? You only have one chance to make a first impression, so make it count! 2. Pleasing proportions For furniture to serve the double duty of fashion and function – a smallspace essential – it must be well proportioned to the space. Rule of thumb: The smaller the room, the smaller the furnishings. This also applies to artwork and accessories. 3. Leave the traffic jam for the road Especially in a compact condo, but applicable to any-sized space, it’s important to keep high-traffic areas clear of furniture, for functional reasons as well as aesthetic ones. Tip: Ensure you can open doors without bumping into anything. 4. Focus! Plan your room around one main focal point. Emphasize your favourite feature by arranging your furniture to complement and highlight it. It could be a great view, a cosy fireplace or a great piece of art. 5. Measure twice, buy once Last but not least, here’s one more saying that’s worth repeating: measure twice, cut once. Before buying any piece of furniture, make sure the door opening will accommodate its size. Don’t forget to take your tape measure into the elevator, stairwell and corridors too.

What renters want, versus what really pays off By Lydia McNutt

SUPPLY AND DEMAND, economic conditions

and population growth will all impact your investment condo’s rental potential. Unfortunately, these factors are not within your control. What you can control, when it comes to the housing market, is whether you buy here and now, or wait for more suitable conditions. Purchasing your investment condo at the right time and in the right place, then selling when values hit a high point, is just part of the story. Between the “buy” and the “sell,” there’s money to be made. While you let time work its magic and watch your property appreciate in value (as it historically has done) you can rent your condo and earn while you wait. It sounds easy enough – if you can give renters what they want. YP NextHome conducted The Great Canadian Real Estate Survey to find out what people are looking for in a new condo. Then we asked some condo experts and investors where these “most rentable” items fall on their scale of importance. EXPERTS AGREE: Transit-oriented locations lead straight to the bank. Location, location, location has always been the mantra of great real estate, and now is no different, whether you’re a condo renter, owner or investor. The condo experts agree: this is one “rentable” factor that definitely pays off. “The golden rule for investors is to select a condo close to

The Great Canadian Real Estate Survey says... Rentability factor: #1 Location That’s right folks, 57 per cent of respondents said location tops their list of importance, with 42 per cent preferring a downtown location, and 36 per cent wanting proximity to transit. Profit factor: Condo investors and experts agree: location trumps all else when it comes to both rentability and resale value alike. Double win!

public transit,” says condo pro Barbara Lawlor, president and CEO of Baker Real Estate. In addition to freedom from traffic jams, Lawlor says being car-free is a double win in this pricey housing market. “With Toronto housing prices the way they are today, many buyers and renters do not own cars, which helps with home affordability.” It’s the same story in Vancouver – which happens to be Canada’s priciest housing market. Opting for public transit over vehicle ownership leaves more money in the bank for a down payment on a home. But money aside, the appeal is very much about the lifestyle. “We are seeing a trend toward transit-oriented communities for accessibility and convenience, such as Cambie Corridor, Burquitlam, Brentwood and Metrotown,” says Cameron McNeill, co-president of MLA Canada, a leader in residential real estate services with the largest in-house analytics and advisory group in Western Canada. “There has been a shift to one-car families or individuals preferring not to own a vehicle, and these groups want to be within proximity to both transit and car-share programs.”

Size matters Whomever said size doesn’t matter, was wrong. Yes, small suites are more affordable up-front, but think beyond that initial cost and consider a long-term investment in livability.

EXPERTS AGREE: Bigger is better – and more easily rentable. Why? Compact suites are a red flag to renters, who equate their small size with lifestyle compromises. “Size is important,” says Cole Romaniuk, a condo investor, real estate broker and condo property manager at Calgary-based Karen King & Associates Inc. “I find that two-bedrooms rent significantly faster than one-bedrooms. It’s a critical threshold of livability – that

The Great Canadian Real Estate Survey says... Rentability factor: #2 Suite size Twenty-four per cent of respondents said size matters in the case of condos, with 38 per cent seeking a twobedroom suite, 30 per cent preferring a one-bedroom-plus-den plan, and 20 per cent opting for a three-bedroom unit.

Profit factor: Renters and investors are on the same page here. Investors confirm, the greatest demand – and rental value – is for two-bedroom suites in the 600- to 700-sq.-ft. range. Why? Room for family, friends and added functionality of the unit.

APR 29 - MAY 13, 2017  |  NEW CONDO GUIDE  45

Some stiff competition: 700-sq.-ft. sweet spot where a lot of condo investors sit. As soon as you go below that threshold, renters see it as having to make sacrifices on their lifestyle.” A demographic shift in the renter is increasing demand for larger suites. It’s not just the young and the restless who are looking to rent. Families are opting to rent in Canada’s hottest markets, in direct response to unaffordable housing prices. Renting is also gaining popularity as a lifestyle choice among the more-mature market segment. “The willingness of downsizers to rent has been an interesting development,” says Shaun Hildebrand, senior vice-president of Toronto condo market research firm Urbanation. “Demographic trends suggest this will be a key area of growth going forward.”

“The first thing investors should look out for, is the potential for supply competition,” says Hildebrand. “Investors should always be cognizant of the concentration of rentals in the area or building they are considering. If a location has a high degree of rental turnover, the constant presence of available supply will weigh on rent levels and growth rates. As well, if a building is heavily rented, it tends to experience more wear and tear, and is generally not as attractive to end-users, limiting its potential for price appreciation.” Hildebrand says future condo supply is also something to be mindful of when looking for a profitable investment condo. In Toronto, he says “there are still a lot of condos under construction that will be finishing up in the next few years, many of which have been heavily investor purchased as pre-sales. That’s not to say this will cause an oversupply, but it could limit returns for certain areas.”

Amenities? Thanks... but no thanks EXPERTS AGREE: This one’s a dud. You might think a condo with a swimming pool or lounge might appeal to renters, but walk into one and, in most cases, you’ll rarely find it in use. According to our experts, amenities like this don’t appeal to investors either. Building amenities don’t yield much of a return in rental income, according to popular expert opinion – especially a pool. “In this day and age, it’s not a desired amenity,” says Romaniuk. “New condo builders aren’t including pools, and a lot of the buildings that do have them are aging, which can be a significant cash crunch for investors when it comes to condo fees. “The average cost to operate a pool year-round is between $30,000 and $50,000. When you think about

46 YPNEXTHOME.CA

The Great Canadian Real Estate Survey says... Rentability factor: #3 Amenities When it comes to the little “extras,” parking tops the list of importance, with 43 per cent of survey respondents naming it as the most important amenity, followed by adjacent retail/commercial space, at 28 per cent, and a fitness centre at 19 per cent. Profit factor: Condo investment experts agree: amenities don’t matter – given that parking isn’t technically a condo amenity. In fact, pools, hot tubs and saunas are underused, costly to maintain, and a significant cash crunch for condo investors.

that on a price-per-unit basis, it’s a lot of money just to maintain a pool that doesn’t get used very well.” Romaniuk admits he steers investors clean of pools. ”The investor won’t get a return, but it’s something they pay for in their condo fees.” So now that we’ve established what costs, let’s find out what amenities actually pay off. According to The Great Canadian Real Estate Survey, the most desirable amenity among end-users, isn’t technically an “amenity.” It’s a parking spot.

Hit the brakes... huh? “Parking will absolutely increase the rent, especially downtown in a major city,” Romaniuk confirms. “Two parking stalls is an automatic rent booster,” he says, setting your unit apart from your two-bedroom competitors with only single-vehicle parking to offer. The survey named the second most-popular amenity as “adjacent retail.”

Rentus MAXIMU$: 6 ways to boost your condo’s rental potential and price

$

1. PETS: The cheapest rent-booster of them all, this one’s a no-brainer, and Romaniuk’s favourite. We love our furry friends, and renters with pets will pay a premium to bring them along. Romaniuk has seen this perk earn as much as $50 extra per pet per month, in a hot market. Just make sure the condo board allows pets in the building.

2. WINDOW COVERINGS: This overlooked and underestimated “extra” is a big selling point. Privacy is vital, especially in dense downtown areas, and a renter may not be willing to invest in custom window coverings on windows they don’t actually own – particularly with the fully glazed condos that are trending these days.

$$$

3. TECHNOLOGY: Home automation is a wonderful thing. Automated thermostats, lighting, surveillance and locks, and entertainment hubs are just plain cool. If you’re facing some stiff competition, tech lovers will be eating out of your hand.

4. IN-SUITE LAUNDRY: The convenience of being able to do the wash in the comfort of home, without lugging laundry and a pocketful of change – priceless.

5. PARKING: If you have the option of purchasing an extra parking spot, and you can afford to, do it. What does it actually cost? Markets vary, but Lawlor says in downtown Toronto, it could be upwards of $60,000.

6. LOCATION: This is the most expensive rentbooster, and with good reason. According to Cutting Edge Research Inc., a Vancouver-based real estate consultancy, properties located within 500 metres of stations on transit line can yield returns that are 10 to 20 per cent higher.

Advice | FUNDAMENTALLY SPEAKING

What’s in a new-home warranty? By Wayne Karl

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHAT’S IN YOUR new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it filing a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, according to Tarion Warranty Corp., nearly every new home built has some form of defect. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders who try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when there’s a problem or issue that needs to be resolved, good luck. That’s why it’s important to ensure your new-home builder is registered with Tarion – to provide the peace of mind that Tarion is backing the warranty, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures are. Because stuff does, indeed, happen. Typical examples include the following, a Top 10 list of first-year claims:

» Paint: inadequate application or coverage

» Doors: improperly installed or finished » Floors: Damaged, cracked or installed with gaps » Drywall: Blemishes on walls, ceilings or corners » Stairs/steps: Inadequately built » Water/moisture: Moisture inside the home » Concrete: Cracking » Baseboards: Improperly installed » Trims: Improperly installed or finished » Cabinets/vanities: Improperly installed or finished You can understand how prevalent such “defects” would be in new homes, and how action is required in many cases. Nine times out of 10, for homes backed by Tarion, they’re resolved without issue. More drastic is another example involving 23 homes by one builder in one development in Ontario, also, thankfully, backed by Tarion: » After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over a period of five years » 10 homes required major repairs – causing the homeowners to be relocated to hotels for an average of 38 days

The cost to Tarion to rectify the matter? More than $5 million. The cost to homeowners? Nothing. The benefit of having the peace of mind of a Tarion-backed warranty? Priceless. Do you think that would happen if your home was built by an unregistered or illegal developer? More and more builders, Tarion says, are improving their customer service. And it’s not just the large companies. “The advantage of using a small builder might be that you often get to know the principal,” says Tarion president Howard Bogach. “But large builders are closing the gap. “The large builders that do well are the ones that behave like small builders.” And with real estate and new home prices rising, homebuyers, understandably, expect more. So, what’s in a new-home warranty? In short, your builder is not just building your home, it’s building a relationship.

Property Profile | ARCH LOFTS

Greener on this side of the Junction: Arch Lofts integrates sustainability into design NESTLED IN THE RESIDENTIAL

Junction Triangle neighbourhood, award-winning Windmill Developments is converting a century-old church into Arch Lofts. Slated to launch this May, the project elegantly blends the architectural heritage of the original church building with modernized interiors that prioritize a healthy living environment. Windmill Developments, acknowledged as a leader in sustainable development and design, is often referred to as Canada’s Greenest developer for design-forward projects. Arch Lofts is no exception. “The Greenest building is one that is already there,” says Alex Speigel, partner at Windmill Developments. “With Arch Lofts, we are preserving the embodied energy of the original 50 YPNEXTHOME.CA

structure and are finding more ways to reduce and reuse materials – to not just make it a sustainabilityfocused project, but a healthier environment for residents as well.” Windmill thoughtfully restored the church building, going so far as to find new homes for everything from the church pews to the organ. A new geothermal system will heat and cool the building with near-zero emissions. And to keep the air fresh indoors, energy recovery ventilators draw air from outside into each suite rather than ducting air through the building’s corridors, as is typically done. Careful placement of energyefficient windows ensure maximum daylight without significant heat gain or loss. The elegant masonry church was originally built in 1913 by renowned

Toronto architect George Miller, who also had a hand in designing several Toronto landmarks, such as Massey Hall, the Gladstone Hotel and Havergal College. Arch Lofts retains the strong façade of the original building and the elegant bell tower overlooking the tree-lined Perth and Wallace streets. Designed by Caricari Lee Architects, Arch Lofts will also include a newly built Vestry, which gently extends the building to complete the 39-suite project. The four-storey building will also include a small fitness centre/ multipurpose room, underground parking and bike storage. Stepping inside, Andrea Kantleberg seamlessly applies an updated contemporary aesthetic that upholds the Green ethos of the project. Each suite feels spacious with nine-ft.

ceilings and open floor plans that help natural light flood into the space. Smooth Ceasarstone countertops flank the stainless-steel appliances and the gas cooktop in the kitchen – the clean lines from the custom Scavolini cabinetry giving gourmet chefs a clean canvas to cook and create. Carefully selecting lowVOC finishes and energy-efficient appliances ensures every suite upholds the sustainability goals of the project while creating a healthier environment for residents. “It’s more than just Green features – we’re ultimately stabilizing energy costs for the future residents of Arch Lofts,” says Speigel. “Everything about this project is well considered to reduce energy consumption, from heating and cooling to everyday appliances.” Arch Lofts blends seamlessly into

the neighbourhood, the building itself being a landmark in the Junction Triangle community for over a hundred years. Within a few minutes’ walk, independent shops, restaurants and quaint artisanal markets flourish. The Dundas West TTC station and UP Express make travelling downtown or to the airport simple and convenient. Cyclists can also take advantage of the West Toronto Rail Path, which has plans to extend down towards Liberty Village and Fort York. Arch Lofts suites range from 550 to 1,800 sq. ft. with prices starting from the high $300,000s. Construction is well underway with occupancy slated for summer and fall 2017. Sierra

O MEET OUR HER

“From interacting with the volunteers to the uppermost staff at SickKids, our experience has been positive. That has been a tremendous help as a parent.” – Nicola Put a camera in front of eight-year-old Sierra and she will turn on the charm. This charismatic little girl is as playful and active as any other child her age. You’d be surprised to know she’s a current patient at The Hospital for Sick Children (SickKids). Sierra’s illness was detected early at only two days old when she was brought to SickKids to investigate an irregular connection in the bowel. She was sent home, one month later her parents returned to SickKids Emergency with their infant jaundiced and not digesting food properly. Although she was being fed a lot, Sierra had lost weight since being born. It didn’t take long for doctors to determine the cause of Sierra’s deterioration and she was diagnosed with Cystic Fibrosis (CF). CF is a genetic disease that mainly affects the lungs and digestive system. Fortunately for Sierra, it has predominantly affected the digestive system, which is easier

52 YPNEXTHOME.CA

to manage than the lungs. Since her diagnosis, she has taken enzymes at mealtimes to help with digestion and undergoes daily physiotherapy to prevent her lungs from building up with mucus. Since Sierra is very active, her parents have become creative with her physio by incorporating it into her daily activities. For example, 10 minutes bouncing on the trampoline might be followed by five minutes of breathing exercises. This doesn’t hold Sierra back from being active. She does gymnastics, swimming, soccer, art classes and made it to ‘divisionals’ for cross country. Her mom says she can’t sit still. Sierra’s condition has also encouraged her parents and family members to become involved in fundraising activities to support CF research and SickKids. As she grows older, Sierra is becoming more actively involved in her own treatment. Her parents feel lucky to have SickKids in their lives to guide them through their ups and downs.

Why SickKids?

1

SickKids is on the frontlines in the battle against Cystic Fibrosis. Since our researchers discovered the gene responsible in 1989, life expectancy for CF patients has doubled. We may have dealt a serious blow, but we won’t stop fighting until CF lives on only in history books.

2

SickKids pioneers new possibilities for treatments and cures. 2,000 research staff make advances every day that bring new hope to children and theirfamilies.

3

SickKids is Canada’s leading centre dedicated to improving children’s health and home to Canada’s largest, hospital-based child health research institute.

Builders Helping to Heal

Yellow Pages NextHome, the publisher of New Home Guide, New Home & Condo Guide and New Condo Guide, is teaming up with builders and their suppliers to help raise money for SickKids. The following companies have contributed generously to help give children the world-class care they deserve. These pages honour these special people, and we thank them for their generous support. Builders Helping to Heal and Friends of the Industry are Yellow Pages NextHome initiatives stemming from SickKids

Leaders, a program at SickKids which draws on the support of more than 150 volunteers over 30 industry sectors. Again, we thank our generous sponsors and appreciate their ongoing commitment. These companies not only build housing, but they support the families in the communities in which they build. Readers looking to support SickKids can go to www.sickkidsleaders.com

Advice | LEGALLY SPEAKING

5 ways to invest in real estate in Canada By Jayson Schwarz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IF YOU ARE contemplating buying

real estate anywhere in Canada, there are a number of considerations to be entertained as to how you will own that real estate. Will you own it personally, in a partnership or a corporation? What are some of the different methods of holding property?

1.

Personally. In this scenario, title is placed in your name. This means that any financing is your direct liability, as well as any other things that could possibly go wrong. The positive side of this is that all profits accrue to you personally, and you have the advantage of all of the appropriate tax offsets (depreciation, expenses and interest). This is most often used in the purchase of a single residential property for investment purposes.

2.

Partnership: If there is more than one person making a real estate investment, the liability and tax considerations are virtually the same as investing personally. The various partners will hold title in their names. The consideration here is whether the title is held as tenants in common or joint tenants. The easiest explanation is this: joint tenants each own 100 per 54 YPNEXTHOME.CA

cent of the property together, and if one dies the other owns the whole thing without tax impact; tenants in common own their proportionate share and on death, the portion owned devolves to the deceased’s estate. Usually, families or spouses own as joint tenants. If this is an arm’s length business transaction, ensure you have a partnership agreement signed before closing to avoid issues later. This could be utilized by three or four friends buying a condominium investment.

3.

Limited Partnership (LP): This is an entity created by statute in certain provinces, kind of like a corporation and a partnership combined. In an LP, the limited partners are liable only to

the extent of the amount of money that the limited partner has invested, and a LP must have at least one general partner and at least one limited partner. The general partner is usually a corporation that assumes unlimited liability for the venture. In an LP, the LP agreement can deal with profit and tax benefit distribution in a quite effective manner. LPs are primarily used for commercial ventures.

4.

Joint Venture (JV): A JV is essentially a business arrangement wherein the parties each contribute money, property, skill, efforts, knowledge or other assets to a common undertaking. Usually the JV agreement specifically sets forth the relationship, obligations and rewards

and is quite often seen in large residential developments between owners, developers and contractors.

5.

Corporation: Probably the most common method of holding real estate, both residential and commercial, is to establish a corporation to hold the property. In this case, the shareholders are afforded 100-per-cent exemption from liability unless they guarantee personally on behalf of the corporation (which defeats the purpose of using a corporation). The corporation can enter into any of the foregoing entities. One thing to remember is that passive corporate income is taxed at a virtual flat 50 per cent. Corporations are the most used method of ownership for any kind of real estate nationwide. There is flexibility with the corporation through the use of shareholders agreements to establish relationships between numerous individuals and other entities with the corporation itself.

These are a few ways of holding real estate in Canada and apply through almost all provinces, but with some regional differences. For example, Nova Scotia has some different corporate forms from other provinces. At the same time, we examine the different vehicles used to hold real estate. We need to consider the tax implications and where you and the property reside. In other words, are you a resident where the real estate sits, and what does that mean? S116 of the Income Tax Act of Canada states that where a nonresident person disposes of property in Canada, the seller must obtain a certificate from the minister, and if

there is no certificate and the deal closes, and the buyer does not remit the holdback or receive a certificate, the buyer becomes responsible for the tax. This means that there is no impediment to buying property in Canada (except some local variations such as PEI) to a non-resident. However, there are significant tax implications on selling, and you should speak to a tax professional to ensure that you are protecting yourself the best you can. I recommend you speak to a real estate lawyer or chartered accountant

with real estate experience to ensure you follow the best method for your purchase. As types of real estate vary, so do the people who purchase, and each should ensure their venture is tailored for them.

Inviting model suite SHOWCASES BEAUTIFUL LIVING AT ME2 LASH GROUP OF COMPANIES recently held the grand opening of ME2, the second phase at the highly successful, master-planned ME Living community in Scarborough. More than 200 families have already purchased, no doubt recognizing the tremendous value of the MarkhamEllesmere area, which is undergoing an exciting renaissance. Bus routes are at the doorstep, and access to the DVP, Hwy. 401, golf courses, parks, the Scarborough Bluffs and Scarborough Town Centre are only minutes away. Visitors to the ME Living presentation centre are impressed by the two-bedroomplus-den model suite decorated with furnishings and accessories from Lastman’s Bad Boy. According to Tiziana Petrucci, 58 YPNEXTHOME.CA

director of merchandising, accessories and purchasing, “To appeal to the wide variety of purchasers at ME Living, we kept the model contemporary in design. The look is calming, in order to create a restful haven from the vibrant urban surroundings of the condominium.” Petrucci selected light grey for the walls, which enhances the model’s spaciousness. Combined with the light-coloured plank laminate flooring in the living and dining areas and the den, as well as the generous amount of natural light coming in from the windows, the suite is bright and airy. “In the main living areas and throughout the suite, we used a neutral colour palette of greys and whites, with pops of turquoise for visual interest. A dark charcoal sofa contrasts nicely with the flooring. The style is contemporary, with a touch of retro added in the accent chair and silk shag rug. This living area is open to the clean lines of the kitchen, and visitors can see how careful furniture choices allow for plenty of room to walk around and entertain.” In the second bedroom, space efficiency is applied in the bed style, which features a bookcase headboard and drawer storage underneath. Paired with bedside tables with drawers, this ensemble maximizes space usage in the room. Throughout, sheer draperies keep the ambiance light. “We find everyone from first-time buyers to families and empty-nesters are attracted to the model,” Petrucci says. “It’s a stunning example of how Lash Group’s suites can

be decorated and furnished to create unique surroundings that appeal to different purchasers.” Among the standard features and finishes are porcelain tile, ceramic tile and plush carpeting in addition to the plank laminate flooring; granite kitchen countertops and a deluxe brandname appliance package. The ME Living community boasts a landscaped tree-lined courtyard with a soothing pond and water park. In winter, the pond will become an outdoor skating pad and community hub. Building amenities include a hotel-inspired lobby with concierge service and water feature; an interactive sports lounge with games area, billiard table, and bar.

Residents will stay active in the cutting-edge fitness room with yoga area. A multi-purpose room with demonstration kitchen and private dining room; celebrity kitchen overlooking the party room; Hollywood-style private theatre; and guest suites round out the building’s many fine amenities. Advice | GET ORGANIZED

Four organizing myths that keep your life in disarray By Hellen Buttigieg

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IT’S TIME TO DISPEL some organizing myths that may be keeping you stuck in your mess.

1 | Multi-tasking is always productive. False. Although useful in some situations, multi-tasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. The next time you are participating in an activity, commit to that activity rather than thinking about all the things you should be doing instead, or have to do later. Resist the urge to do two things at once. 2 | Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them because out-of-sight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. On the flip side, visual types lose focus when there is too much to look at, so they need products that allow them to contain their belongings to minimize the visual clutter. For example, a literature 62 YPNEXTHOME.CA

sorter allows them to contain their papers while still keeping them within view. 3 | You have to toss everything to get organized. False. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you.

4 | If you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything done, you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is.
