+ get social

Leaving your community is a big deal. Whether you’ve spent years — or decades — in a neighbourhood, it’s only when you leave it that you can truly realize how entrenched your life is in the place you live. Day after day you take the same paths, visit the same stores and utilize the same amenities. You’ve got a relationship with the people that make your coffee, handle your banking and sell you incidentals at the corner store. All of these relationships

disappear when you move to a new neighbourhood. An easy way to find your groove in a new neighbourhood is to do a little bit of research. YPNextHome. ca features almost 3,000 neighbourhoods across the country. We can help you find out about that new community you’re moving to. Enjoy this issue of Condo Guide. You’ll find some great advice in our magazine and online. Check us out at YPNextHome.ca.

Advice | BILD REPORT

Building accessibility into today’s new homes By Bryan Tuckey

MORE ADVICE ONLINE ypnexthome.ca/news/advice

ABOUT 15 PER CENT of the population

has some form of disability, according to Statistics Canada, and the GTA’s home builders and land developers are designing residential and commercial buildings to be more accessible and barrier-free. When constructing any building in Ontario, builders must comply with the Ontario Building Code, and in 2015 the Code was updated to include more accessibility requirements for new offices, industrial and multi-residential buildings. The Code now requires that 15 per cent of homes within a new multi-unit residential building have a barrier-free path. Doors and hallways have to be wider to allow room for a wheelchair and ramp dimensions have been updated to make new buildings easier to access. For people who have low vision, there are new requirements for tactile walking surfaces that indicate the top of stairs and platform edges. Also required under the updated Code is the installation of visual fire and smoke alarms. There also has to be barrier-free access in between storeys in most buildings and building entrances, barrier-free washrooms, and common areas, such as party and movie rooms in condominiums, need to have power door mechanisms. It takes an innovative design approach to incorporate accessible aspects into new residential buildings. Designing accessible units, wider hallways and other elements can

be challenging especially in midrise buildings where space is already limited. It’s not impossible but takes some thought about where the units go within the building and how to accommodate for the expanded interior space. Rockport Group has a multifaceted revitalization project starting construction this summer at Weston Road and Lawrence Avenue called The Weston Hub and 22 John Street. It’s a collaboration with the City of Toronto, Artscape Toronto Inc. and Woodbourne Capital Management Inc. that will rehabilitate a vacant building into livework spaces, a community cultural hub and add a 30-storey market rental building to the site next door. Both buildings will be accessible with ample corridors and wider suite entryways. Both will also have a wheelchair lift where there are staircases in common areas, barrier-free washrooms and accessible amenities. In The Diamond on Yonge in

North York, Diamante Urban Corp’s building, 10 per cent of each type of unit is barrier-free. This allows homebuyers to choose their suite knowing it will have a barrier-free path throughout and at least one washroom will have space for a wheelchair to fully turnaround. The Code also requires existing buildings that are being renovated to follow the new rules, but existing homes and new single-family, semidetached and townhomes are not required by law to implement these changes. The only one that applies to new lowrise home construction is that smoke alarms must be installed with a visual component. Advice | INVESTOR INSIGHTS

Five things every condo investor should watch out for By Andrew la Fleur

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THE FIRST STEP in buying a new condo is to sign the purchase agreement and hand over your cheques. Ensuring that you have a good contract with favourable terms up front can be the one thing that makes or breaks your investment in the long term. Here are five things that every condo investor should watch for in their contract.

1. Capped closing costs If you don’t have caps in place for things like development levies and utility hook-ups, your closing costs could theoretically be in the tens of thousands (not including land transfer taxes and legal fees). The number one thing you want to make sure your contract includes is a cap on these costs. There is always a concern over rising development charges for condos and you don’t want any surprises. Speak with your lawyer about caps when you have your contract reviewed. Development and utility caps are the maximum amount these charges will be at closing — could be less but will not be more. 2. “Nickel and dime” charges Most contracts are pretty standard with respect to fees and closing costs, but some developers do try to sneak in charges for all sorts of things related to the purchase; $100 here, $50 there...they can be creative! A good lawyer will probably point out some of them to you and recommend you ask them to

be waived. It’s up to the builder’s discretion on what they will waive and what they will not. 3. Renting during occupancy Most contracts by way of their standard wording forbid the renting of your unit during the occupancy period, however, most developers will grant you permission to rent during the occupancy period if you request this in your contract. Make sure you do request this clause if you are buying for investment. 4. HST rebate Something you probably won’t find in your agreement is any talk of HST implications if you are buying for investment. The agreement assumes you are buying to live in the unit and therefore all HST is already included in the purchase price. However, if you are planning on renting out the unit, you might have to pay a portion of the HST on final closing and then apply to the government

to receive the money back in the form of an HST rebate. Consult a qualified lawyer and understand the implications on your cash flow. 5. Assignment clauses An assignment clause allows you to sell prior to final closing, usually under some conditions set by the builder and often there is a fee associated with executing the assignment. Hopefully you intend on closing on your unit and holding it for the long term, however, it is always wise to have a back-up plan in case your plans change in the years between purchasing and completion of your unit, so make sure you are able to sell by assignment.

Advice | CONDO PRO

Is ‘excellent builder reputation’ on your condo shopping list of must-haves? By Barbara Lawlor

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WE HAVE SOME OF the finest builders in Canada creating condominium communities right here in Southern Ontario. In fact, our condos are among the most coveted in the world because of their outstanding architecture, amazing amenities, and luxurious standard features and finishes. If you are shopping for a new condo, you will find a tremendous selection available in enviable locations. As you make your must-have list to help you narrow down your choices, remember to include builder reputation among your criteria. One thing to look at is longevity. If a builder has survived and thrived through economic cycles, it is a good sign that the company is in it for the long run. Many have been in business for 30 and even 40 years, a fact that carries a lot of confidence for buyers. Of course, some of the newer builders are providing excellent condominiums as well. Keep in mind that these newer companies have to uphold stringent standards to compete in the marketplace. In addition, some of the newer companies are led by principals who have years of experience in condo development. One thing they all have in common is the requirement to adhere to the Ontario Building Code, which is more advanced than ever before and is continually updated and upgraded. Builder reputation is a critical factor in making a choice that will make you happy for years to come. You want

a builder that will provide you with excellent service before, during and after your move-in date. The point is to do your homework. Nowadays, that task is easier than ever, with the internet at your fingertips. You can check service reliability by visiting Tarion Warranty Corporation’s website (tarion.com). Word of mouth is also a powerful tool when it comes to finding out about builders. If you know someone who has purchased from the builders you are considering, ask them how they were treated and how they like the finished product. Another step you can take is to drive by communities these builders have completed. Ask yourself whether the buildings fit in well architecturally with their surroundings, are nicely landscaped and are conveniently located close to amenities. Read whatever literature you can find, including builder profiles and histories. These are often found on their websites, in their brochures and on panels on their sales office walls. Ask the sales representatives about the builders as well. They will have information on hand about the companies’ experience and track record for service. Sales reps are essentially the voice of the builder, and they should be eager to answer

all of your questions to help you make an informed decision. A wise builder understands that a happy purchaser is an educated one. Remember that a condominium suite is likely one of the largest financial investments you will make in your lifetime. You certainly want the most value for what you can afford, and if you are like most people, location tops your list of priorities. Look at your potential purchases from all angles, including who you will entrust to build your new home. A builder’s past can affect your residential future. It may be tempting to buy a condo suite without shopping around, but in the long run, careful, well-thoughtout decisions work best. Be rational in your approach and avoid getting swept away in the sales office until you have done your homework. A little research ahead of time can go a long way toward achieving peace of mind. Select the location, building, floorplan, features — and builder — that are right for you. Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. Neighbourhood Profile

Thornhill Spectacular sprawling suburbia By Elisa Krovblit

In the area Thornhill has the Promenade Mall at Clark Avenue and Bathurst Street — a shoppers paradise. It features a number of businesses, services and dining options. The mall also includes movie theatres. Several community centres service the area, as well as a curling club, golf course and country club. A variety of public and private schools cater to area demographics.

MORE PHOTOS ONLINE ypnexthome.ca/thornhill

LOCATED NORTH OF STEELES, the

area of Thornhill to the west of Yonge Street is designated as the municipality of Vaughan. Thornhill sprawls north to Highway 7 and west to Dufferin Street. A large suburban community, the area rapidly transitioned from pastoral farmland surrounding the Village of Old Thornhill to a suburb with numerous residential subdivisions. This community has seen a lot of new construction. Lifestyle The plaza style, with wide sidewalks and storefront patios, creates an inviting atmosphere, welcoming those to stroll. The area has become diverse, and with pockets catering to specific ethnicities, Thornhill has a well-mixed demographic and a fabulous lifestyle.

Vibe Thornhill is a mix of conservative and progressive sensibilities. Various stores, restaurants and home styles clearly expose upper and uppermiddle class affluence. It’s quiet and mostly residential, but every area has its own neighbourhood hub, generally a strip mall with the necessities and conveniences. There isn’t much of a nightlight here, but there are lots of parks, cafes and shopping options. It’s still got that small-community charm, even with the spike in population. Meet the neighbours There are a lot of young families in the area and lots of babies, kids and teens. There’s also quite a large older population, many of whom contributed to the rapid growth of the area and are now downsizing seniors.

Planes, trains & automobiles Highways 7 and 407 are in the area, so east-west travel is efficient, though there’s no immediate access to northsouth highways; major arteries like Yonge, Bathurst and Dufferin are used instead. The public transit system provides convenience and connects with the TTC, making the city easily accessible — for an additional fare. The good, the bad & the rest Perfect for those looking for a peaceful suburban location, the sprawl necessitates a car for convenience. There are a few lovely parks and the pond, full of hungry ducks expecting you to toss them bread crumbs, is a great family destination. But aside from a few estate lots, homes tend to be quite close to each other, backyards are larger than city yards, but not large by suburban standards. Real estate Thornhill is expensive. The community has great property value because of its proximity to the city and because of the larger homes. Condos are also on the high side and tend to be larger and upscale.

In love with design and decor, Elisa is senior editor of Renters Guide, Home Decor & Renovations, New Condo Guide and Commercial Investor. When not searching out some unusual solutions to her century home’s reno projects, she’s busy discovering the next best thing in Toronto. Elisa.Krovblit@ypnexthome.ca

The countdown has begun and Liberty Development, one of the 905’s leading developers of mixed-use communities, is poised to take purchasers into the future, with the anticipated launch of its newest development, Cosmos Condominiums. Recognized as one of the region’s most forward thinking, progressive condominium developers, Liberty has earned a reputation (and several industry awards) for constantly pushing the residential envelope; for anticipating trends and delivering mixed-use projects that meet the demands of today’s buyers, by anticipating their needs for tomorrow. “We have never been satisfied with the status quo,” says Liberty’s Senior Vice President and General Counsel, Marco Filice. “Liberty has become the leading the developer in the region by constantly looking ahead, anticipating the future and delivering distinctive condominium developments that embrace new technologies, champion new modes of transportation, support new urban environments, and accommodate lifestyle changes. “With the upcoming launch of Cosmos Condominiums, we are not only embracing the future, we’re defining it!” And while Liberty is redefining the future of condominium living in the 905, so too are officials with the City of Vaughan, who are working to establish a new downtown neighbourhood for the city, known as the Vaughan Metropolitan Centre (VMC). A new urban centre for design and innovation, the VMC is one of the largest and most significant development projects in the city’s history. It consists of a vibrant mix

of commerce, arts and culture. This new suburban, urban centre will boast prestigious employment centre and mixed-use residential developments, with Cosmos Condominiums at its centre. Served by a new subway extension (nearing completion) as well as dedicated bus transit routes with VIVA and YRT, the VMC will provide a direct connection, via public transportation, to Toronto’s leading financial, entertainment and healthcare centres. Its location at Jane and Highway 7 puts the VMC just 10 minutes from the

campus of York University. “The Vaughan Metropolitan Centre is the future of the 905,” says Marco Filice. “And Cosmos is the future of the VMC”. Located just steps from the Vaughan Metropolitan Centre subway station, the first tower at Cosmos (known as the Alpha building) will stand 35 storeys tall, boasting approximately 396 suites, offering a range of sizes, from an efficient 500 sq. ft., to over 1,200 sq. ft., and in a variety of smartly designed layouts. Prices at Cosmos will start in the mid $200,’s, reaching into the $600’s for the largest of these ultra-modern residential suites. Offering a range of standard finishes that are anything but standard, suites at Cosmos will include smooth ceilings, quartz or granite kitchen countertops, a built-in oven, quartz countertops in the bathroom and laminate floors throughout. Boasting a litany of state-of-theart amenities, residents at Cosmos will be able to enjoy a resort-inspired program of lifestyle features, including

a cyber lounge, golf simulator, indoor pool, yoga studio, private dining space and a one-of-a-kind amenity that is, according to Filice, heavenly. “Located in the Beta Tower, but accessible to residents in both buildings, Liberty will be installing a rooftop observatory lounge, that will feature a powerful telescope. This feature promises to offer unparalleled vistas of the city skyline, and the stars,” says says Shawn Richardson, director of sales and marketing at Liberty Development. “The first amenity of its kind, Cosmos’ Observatory Lounge will create a space for residents to explore the universe without ever having to leave home.” Set on the doorstep of Vaughan’s new downtown, with views of the stars, Liberty’s Cosmos Condominiums is a residential opportunity that is, truly, out of this world. Straight The most common layout for flooring planks, a straight pattern is typically the easiest to do — especially in standard rectangular or nearly rectangular spaces. In this format, installation usually begins aligned to the longest straight wall, with the planks (or tiles) laid in parallel rows running from one end of the room to the other. In a straight lay, long lines are created that can help a room appear longer. The linear format of the boards acts like stripes, visually lengthening that axis of the space. This layout also typically involves the fewest cuts (since many boards will be installed with no cuts at all), resulting in low material waste and fewer hours of work — perfect for DIYers or those sticking to a strict budget. Because a straight scheme is so classic, it will never go out of style. However, some other options can create a lot more drama, or extend the illusion of a vast space even further. Try this: If a space is actually too long or narrow, such as a tight hallway or kitchen, laying the boards or tiles perpendicular to the long axis will help widen the look instead of lengthening it even further, bringing proportion to the space.

Diagonal A variation on a straight layout, a diagonal layout either follows one angled wall (if your unit has a less typical shape) or simply runs from corner to corner of the largest room, refusing to be tied down to any wall at all! A diagonal layout takes the lengthening power of a straight lay

and maximizes it, creating the longest line possible to highlight the full size of an open plan. Diagonal lines also naturally create a dynamic energy, helping the eye move about the space for a livelier atmosphere. Because a diagonal layout meets all or most walls at an angle, more cuts will need to be made, and the room for error will be higher, lengthening the construction time (and making work tricky for DIY installers). This look works well in more complex floor plans with no one “best” wall to start from, and elegantly connects adjacent spaces. Try this: Rather than running the diagonal line directly from corner to corner, use a simple 45-degree angle to keep all the cuts consistent.

Herringbone A herringbone pattern is both a traditional staple and a returned trend, making it a popular choice for creating that high-end look. It’s important though to understand the differences between true herringbone and its cousin, the “chevron” pattern. The primary difference between the two variations comes down to cutting: a herringbone layout places boards at right angles to each other, creating repeated zig-zag patterns that recall the weave of a classic suiting material. Chevron layouts create the same zig-zag, but with the boards cut to meet at a 45-degree angle, for a more clean and contemporary effect. Both of these patterns create a bold statement and a powerful feeling of motion. The preference for chevron’s crisp perfection or herringbone’s more subtle charm comes down to personal taste. This installation naturally

requires more time and patience to achieve than the previous two options. However, the extra cost can be balanced by choosing a less expensive material and letting the layout deliver the drama. Try this: Consider a herringbone treatment for just a key area, such as an entry vestibule or bathroom tile, to create a moment of interest without committing to the look everywhere.

Complex While it’s often considered safe to stick to the popular standbys, unique designs can have their place in your contemporary condo if you keep an open mind. Here are a few more ideas to get your creative flooring juices flowing: » In a square room, try a square layout: let the wood start from the edges and work into the centre in concentric layers (meeting at a 45-degree angle in the corners.) Just make sure the installer plans ahead to achieve a perfect centrepoint! This look is ideal for a dining area with a central table. » An inset tile treatment can make a perfect visual break in an entryway or kitchen, and will stand up to mucky winter boots or the occasional dropped pot. » Patterns will read as more intentional when applied at a larger scale, so if you’re planning a playful parquet, consider using a larger plank to keep the look less busy and more confident. » If your unit is L-shaped (especially if the bend is a more unusual angle), you can change the flooring direction at the intersection — just don’t change it more than once if you can help it, so the look stays mostly consistent.

Advice | FUNDAMENTALLY SPEAKING

First-time buyers left out of Budget 2016 By Wayne Karl

FIRST-TIME HOMEBUYERS —

particularly those in expensive markets such as the GTA — thought they had a powerful friend in Prime Minister Justin Trudeau. Leading up to the election last fall, one of Trudeau’s campaign promises was to modernize the federal Home Buyers’ Plan. The plan as it stands now allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. They then have up to 15 years to repay the funds. In 2009, then Prime Minister Stephen Harper raised the withdrawal limit to $25,000 from $20,000. In his own 2015 re-election campaign, Harper was proposing to increase it further, to $35,000. Trudeau had proposed to bring the HBP up to 2016 standards to allow Canadians impacted by sudden and significant life changes to buy a house without tax penalty. He said this would ease the burden on Canadians facing job relocation, the death of a spouse, marital breakdown or a decision to accommodate an elderly family member. However, in his inaugural budget — Budget 2016 tabled on March 22 — here’s what Trudeau’s first financial plan included for first-time homebuyers: absolutely nothing. No update or revision to the HBP was to be found. It would have been welcomed news to first-time buyers. Housing costs in the GTA are rising (which is a good thing, once you own a home, as it’s an indication of market health). But saving and otherwise obtaining the funds to take that important first homebuying step are becoming increasingly difficult. This is especially true in Toronto, where

MORE ADVICE ONLINE ypnexthome.ca/news/advice

“Housing costs in the GTA are rising...But saving and otherwise obtaining the funds to take that important first homebuying step are becoming increasingly difficult.” the industry and others are raising concerns about affordability. This is also where the HBP and other initiatives prove their value. Through other measures, however,

it is clear Trudeau is keeping an eye on the housing market, which is increasingly important given economic and affordability challenges in some areas. Whether you’re a first-time buyer or an existing homeowner looking for your next home, there may be other initiatives in the future to help you realize your homebuying plans. Heartwood the Beach: The Beach community welcomes Toronto’s very first multi-unit residential condominium made of wood THE BEACH COMMUNITY IS ONE THAT EMBODIES some of nature’s

best elements in an urban context; a waterfront community that boasts three beaches, including Woodbine, Kew and Balmy, earthy parks and green space, and trails and routes to take in the open air. Heartwood the Beach, a new midrise condominium by Fieldgate Urban, is the newest addition to The Beach community. As the first multi-unit residential six-storey condominium in Toronto to be built with wood — nature’s oldest material — Heartwood enhances the natural tone of this established community. Heartwood is a one-of-a-kind, beautifully designed, and innovative condominium. The building’s core structure will be built from wood products including cross laminated timber (CLT) and glulam. CLT is an engineered wood that utilizes the strongest parts of a tree, oriented at right angles and glued together to create large

structural beams, walls and floor systems. While the strength of CLT and glulam rivals that of concrete and steel, these wood technologies are renewable and have a much smaller carbon footprint than typical building materials. In January of 2015, the Ontario Building Code was updated to permit buildings up to six storeys in height to be built from wood. While other Canadian markets permit the use of wood at six storeys or higher, such as British Columbia, Quebec, Alberta

This is an innovative, environment-friendly response to global issues surrounding climate change, and Heartwood is leading the way in Toronto for woodbased residential buildings. Heartwood is ideal for individuals who enjoy the outdoors. Living in The Beach neighbourhood will place you in close proximity to the lake and allow you to enjoy the myriad activities offered in the area. Nearby Kew Gardens is home to tennis courts, a baseball diamond, wading pool, skating rink and bandstand. There are also a number of parks in the neighbourhood that are ideal for running and cycling. If you enjoy taking strolls, Queen Street is this community’s main artery, and will keep you entertained with its plethora of quaint shops, cafes and ice cream parlours. If it’s more privacy you’re after, all Heartwood suites feature large outdoor terraces or balconies fitted with gas and water connections for those summer barbeques. While the building’s design and neighbourhood are huge draws for buyers, Heartwood’s suite amenities and features are just as appealing. Heartwood’s boutique lobby and

lounge, featuring exposed wood ceilings, is the perfect place for entertaining. Residents and their guests can enjoy the wet bar along with the lounge’s intimate setting, which is enhanced by a stunning wood artwork entitled ‘Shattered Sphere’ by renowned Vancouver artist Brent Comber. The suites, while lavish, resonate with a warm natural feeling that is quintessentially “Beach,” making each residence feel like home. The suites boast approximately nine-ft exposed CLT or glulam wood ceilings, engineered hardwood flooring, full size washer and dryer, built-in convection oven with gas range, a six- or eight-ft. island and a fullsized dishwasher, to name just a few features. The suites are exceptionally spacious, ranging from 923 sq. ft. to 1,550 sq. ft, and are priced from the high $640s. For more information on Heartwood, visit the sales centre at 1919 Queen St. E., open Monday to Wednesday from noon to 6:00 p.m.; Saturday and Sunday from 1:00 p.m. to 5:00 p.m.; and Thursday and Friday by appointment. Toronto’s most transformed real estate hotspots By Lydia McNutt

WELCOME TO TORONTO, the city of neighbourhoods. Some are good, others, not so much. But some of today’s most desirable areas weren’t on the top list 20 years back. Here are five favourite neighbourhoods that have risen from the ashes to become the hottest hotspots in town.

Leslieville

King East

1. Distillery While its name still harkens back to its origins, the Distillery District has transformed into a hotspot for arts, entertainment and real estate. More than 40 historic buildings in 13 acres give the neighbourhood its distinctive flair, where Victorian Industrial architecture peppered with a handful of contemporary condos line the brick-paved streets. Restos, art galleries, shops and art studios are the new occupants of the area’s cornerstone and namesake — the Gooderham and Worts Distillery. 2. Liberty Village Liberty Village, found in one of Toronto’s oldest areas, is among today’s most sought-after neighbourhoods. Original plans for a residential pocket took a turn in 1850 when a new railway track was laid, separating it from rest of the city. It instead became home to the Toronto Central Prison and the Andrew Mercer Reformatory for Women. The area moved into a successful industrial mode in the early 1900s until about the ’70s and ’80s, before it was relegated to a brownfield and car impound lot. At last, the real estate boom of 2004 rolled in and lives on today. 3. King East One of Toronto’s original streets, King Street East is a commercial strip stretching through Old Town

Toronto, dotted with fashionable furniture boutiques, a swingin’ restaurant and bar scene, and thriving businesses that have all attracted plenty of residential development. Real estate here has already risen in the ranks, with high home prices analogous to those of the local decor purchased to fill them. 4. Leslieville From the markets and brick yards of the 1950s, to Leslieville’s recent emergence as one of the city’s hotspots to shop, dine and live, the neighbourhood has come a long way. From a resident, “10 years ago you wouldn’t catch a bus later than 10 p.m., and there were prostitutes on Queen, but now it’s got nightlife and boutiques.” In recent history, Leslieville was predominantly home to the film industry, and while it still has a lovable gritty quality, today it’s touted as the “new Queen West.” 5. Roncesvalles Village This working-class neighbourhood was home to a large population of Polish immigrants, and it still is. Although this aging group is making way for a younger, trendier crowd of hipster renters and homeowners who were smart enough to buy here when prices were still affordable. Today, the average detached home easily hovers around the $1 million mark, taking Roncesvalles from “working class” to upper echelon.

Advice | LEGALLY SPEAKING

Getting your house in order By Jayson Schwarz

MORE ADVICE ONLINE ypnexthome.ca/news/advice

WHETHER YOU’RE purchasing a

home for the first time, are a seasoned buyer moving in the market or purchasing a retirement condominium, the very action of this significant investment in real estate represents a major life change. There are a number of issues that you should consider in order to ensure that your house is in order. 1. How will I hold the title? If more than one person is buying the property, it is necessary to decide how they will share the title. There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” This means that upon the death of one of the parties, the remaining party automatically becomes the owner of the whole property without having to inherit it or having it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each. The other way title can be held is as “tenants in common.” Here each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage of the ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go see your lawyer. 2. What about a will? If you have a will, is it up to date and does it represent your current situation

“You will need insurance for the house. This is a great time to look at life and disability insurance, and determine if you should be insuring your mortgage in case something happens to the major wage earner.” or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of your assets, and will allow you to determine how you are to be buried. A power of attorney is used when you are physically or mentally incapacitated — there are two kinds. The first is for your body (what care you will or will not receive). Your representative will determine that. The other is for the

management of your financial affairs. Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with. 3. What about insurance? You will need insurance for the house. This is a great time to look at life and disability insurance, and determine if you should be insuring your mortgage in case something happens to the major wage earner. Advice | STAT CHAT

Maybe you should stop listening to your parents? By Ben Myers

MORE ADVICE ONLINE ypnexthome.ca/news/advice

I SPEAK WITH the sales representatives from many of our projects about the prospective buyers that visit the sales offices. I hear a variety of different financial stories, and some that really irk me. A common theme that I hear repeated quite often is parents recommending that their children stay at home, buy a car to drive to work, and save up for a house. I shake my head whenever I hear this poor advice. A good friend of mine lived in his childhood home for eight years after graduating from university, and took the above advice from his parents. He bought a car, spent money on gas, insurance, and parking when he went into the city to see his friends on the weekend. He had to take a bus to the subway, and then take a streetcar to work, a 45-minute trip. He was spending a ton of cash on his monthly car payment, insurance, gas, repairs, parking, and metro pass, in addition to losing an hour and a half of his day commuting. And as any single guy can attest, not having a place of his own put a cramp on his dating life. I told him to buy a condo downtown where he could walk to work, get rid of the car, sleep in 45 minutes longer, and improve his status with the opposite sex. He didn’t take my advice and missed out on eight of the biggest years for condominium price growth in Toronto’s history. The $200,000

condo I suggested he buy in 2005 was worth about $320,000 in 2013 — and he wouldn’t have had to listen to his mother nagging him to take out the garbage and cut the lawn! Now I’m not suggesting that Toronto will experience a similar price boom moving forward, but perhaps you should consider a different approach to your life than the path your parents took. At one time owning a car was the path to freedom, the means of social connection, and a key feature of one’s personal brand. That has changed, the means of social connection is via your phone, and your personal brand is often established online. Fewer and fewer young people are buying cars and getting driver’s licenses, choosing to live downtown and use their funds to pay down student debt or buy their first condo. Don’t be afraid to take your own path. Getting into the condo market early can be a great way to build equity toward buying a lowrise house in the future. Not ready to make

that monthly mortgage payment quite yet? Perhaps buying a preconstruction condo with expected occupancy in 2018 or 2019 works better for you — take advantage of price appreciation with only your down payment. A lot of millennials have realized a new step has been added to their property ladder, and they’ve actually really enjoyed the climb. I’m not suggesting that you completely ignore your parents’ advice on everything moving forward, but consider a new path to homeownership that has been rewarding for so many buyers over the past decade. Happy condo hunting.

Advice | MORTGAGE ADVICE

Is the lowest rate always best? By Alyssa Richard

WHILE AT RATEHUB.CA we’re in the

business of comparing mortgage rates, we know there’s more to consider than simply how the interest rate will affect your mortgage payment. Throughout the year, big banks and even smaller lenders will offer incredible promotional rates to bring in new clients, but many of those offers come with serious restrictions and penalties. Before you jump at the chance to snag the lowest rate, read the fine print in your agreement to see if your new mortgage product comes with any of the following:

Low prepayment privileges Most products give mortgage holders the option to increase their monthly mortgage payment amount once per year and/ or make lump-sum payments throughout the year. While many lenders offer 20 per cent/20 per cent prepayment privileges (meaning you could increase your payment by 20 per cent each year and/or make a lumpsum payment of 20 per cent of your original mortgage), some promotional rates only offer 10 per cent/10 per cent. If your goal is to become mortgage debtfree fast, this may not be the right product for you.

Collateral charge If the lowest rate ends up being for a collateral mortgage, you’ll want to carefully consider how taking one on could affect your finances in the future. Collateral mortgages are readvanceable mortgage products that allow you to borrow money from your home at anytime, without having to refinance (and pay the legal fees to do so). Sounds great, right? Unfortunately, they also lock you into staying with that particular lender, even when your mortgage comes up for renewal. To get out of a collateral mortgage, you would need to hire a real estate lawyer (and pay legal fees).

Of course, if your mortgage product comes with the lowest rate on the market and has few restrictions, you should jump at the chance to get it! But if you have any concerns about what’s included in the mortgage agreement, don’t be scared to shop around and find the right mortgage for you — even if it doesn’t come with the absolute lowest rate.

Closed mortgage While most mortgages in Canada are closed, some mortgage products’ restrictions are tougher than others. For example, the 1.99 per cent fixed-rate mortgage product one lender offered recently didn’t allow borrowers to prepay, negotiate or refinance their mortgage throughout the three-year term. The only way to break your mortgage in that agreement was to sell your home. Again, if you are someone who wants to pay down your mortgage debt fast or may need to borrow from your home in the future, this may not be the best product for you.

Five big ideas for your small home By Lydia McNutt

MORE ADVICE ONLINE

4. Focus! Plan your room around one main focal point. Emphasize your favourite feature by arranging your furniture to complement and highlight it. Maybe it’s a great view, or a cozy fireplace.

ypnexthome.ca/news/advice

IT’S TRUE WHAT THEY SAY, good things come in small packages. And even better things come in small spaces. Those who’d rather give up some square footage in the interest of a convenient urban location are in luck, with today’s sleek and stylish micro furnishings taking the spotlight. Make the most of your small home. It only takes some creativity, some advance planning, and a little good advice.

1. First impressions count When you walk into that small home, what’s the first thing you see? Is it pleasing? Inviting? Does it reflect what you want your home to say about you? You only have one chance to make an impression, so make it count!

5. Measure twice, buy once The old “measure twice, cut once” adage will save you frustration, time and money. Always make sure the door size will accommodate the largest furniture piece. And in any small home, don’t forget to take your tape measure into the stairwell and corridors too.

Lydia McNutt is an award-winning writer and editor of New Condo Guide. Lydia’s love of architecture, interior design and the written word have landed her happily at home at Yellow Pages NextHome, where real estate rules. Follow her on Twitter @LydiasTweets.

2. Pleasing proportions For furniture to serve the double duty of fashion and function, it must be well proportioned to the space. Rule of thumb: the smaller the room, the smaller the furnishings. This also applies to artwork and accessories. 3. Leave the traffic jam for the road Especially in a small home but really for any sized space, it’s important to keep high-traffic areas clear of furniture, for functional purposes as well as aesthetic ones. Ensure you can open doors without bumping them into your brand new coffee table. 46 YPNEXTHOME.CA

Advice | MAKE YOUR MOVE

Avoid being penny wise and pound foolish when planning your move By Chuck Resnick

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THERE’S AN OLD SAYING about being

penny wise and pound foolish, and I see this play out often in the moving industry. When anticipating moving your home or business, you have the option of hiring a moving company or doing it yourself. Although people assume DIY is the economical way to go, hiring a professional mover can, in fact, save you time, stress and even money. Think about it. By doing it yourself, you have to rent a truck, determine supplies/moving equipment and other incidentals. You need to transfer your possessions from point A to B safely and efficiently, and find helpers. Few are qualified or willing to get behind the wheel of a moving truck, so likely what you end up with is a cargo van, which requires more than one trip. You ask a few friends and/ or family members to help with the reward of cold beverages and pizza, but at the last minute, some of them do not show up. Those who do are probably not trained in things like how to lift boxes without hurting their backs. There is much more chance of injury when people move themselves. The most common reason why people opt for DIY is expense, because they assume that longtime, recognized, national brand movers are expensive. Relocation specialists offer skilled, trained, bonded, uniformed and experienced movers who have the same goal in mind as you — to move your items as quickly and as safely as possible.

Many movers such as Two Men and a Truck Canada offer a free, no obligation in-home estimate so you know exactly where you stand should you choose to hire them. Many people don’t realize what it takes to move; you may be surprised at the cost and what it covers. If you hire professionals to pack as well, we have all the supplies that ensure safe travelling for all categories of possessions, from heavy books to fragile lamps. Our boxes, for example, come in standard sizes so they can be stacked in the moving van to maximize space. We have dollies, stretch wrap, blankets and ties for securing items to the van walls. The goal is to get everything in the truck secured, so it does not shift during travel. DIYers likely lack the know-how to do this effectively. Even if you do decide to pack your own belongings, consider purchasing professional packing materials from a reputable mover. Whether you are moving your residence belongings or transferring

office furniture, equipment and files, moving specialists know what to plan for and how to arrange the logistics. You may have a narrow window of opportunity because of booking elevators in a condominium, for example. We make it our business to take on the headaches of the move for you. Moving is one of the most exciting — and stressful — life steps you can take. Enlisting a professional mover is a fabulous stress reducer. If you are planning a move, think through the steps needed and keep an open mind to your options. Sure, you can do it yourself, but do you really want to? Doing it yourself will likely cost you more in time, money and aggravation. When you look at the big picture, hiring professional movers may be one of the best relocation decisions you could make!

City of Toronto: Initiating study to plan for new family-friendly communities

THE CITY OF TORONTO has initiated

a study entitled Growing Up: Planning for Children in New Vertical Communities. The study examines how new multi-unit housing in high-density communities can better accommodate the needs of households with children and youth. The study, being undertaken by the city planning division, will give direction on how new midrise and highrise developments can better function for growing families. The study will look at how the condo unit, the building, and the neighbourhood can be improved to better suit a growing family. Some examples of the issues that will be looked at as part of the study include condo unit size and layout, building amenities, the design of the public space around the building, and amenities in the surrounding neighbourhood. Seven areas across the city have been selected for study. These areas include Downtown and Etobicoke, North York, Yonge Eglinton and

Scarborough Civic Centres, Sheppard Corridor (from Bayview Avenue to Leslie Street) and Humber Bay Shores. In 2011, 11 per cent of Toronto’s downtown population were children and youth aged 19 years and under. That same year, 66 per cent of households with children were living in buildings five storeys or taller, while the majority (59 per cent) of units proposed or constructed were one-bedroom units. As part of the first phase of the study, city planning has launched public consultation activities that will provide insight into the experiences of families with children currently living in highrise buildings. An online survey, available at ow.ly/10buWW, will determine the most important elements that make raising children in higher density communities easier. Interviews and workshops with industry stakeholders (architects and developers) will be used to identify the design and market-related challenges facing familyfriendly housing. This work follows up on the 2014 Condominium Consultations and the Chief Planner’s Roundtable on Planning Cities for Families. More information about the 2014 consultations and the roundtable is available at ow.ly/10bvoG and ow.ly/10bvt7. Additional information about the study is available on the City of Toronto’s website: ow.ly/10bvdT.x

Where do you begin when designing a master-planned community? ATTEMPTING TO BUILD a vision of

an entirely new community can be seen as a daunting challenge. This task needs to be embraced as a rare opportunity in setting forth a neighbourhood of life and activity for the generations who will live there and call it home. Thomas Liu, president and CEO of Lemine Investment Group, is a man that has embraced this challenge. This real estate expert has envisioned, designed and created a new masterplanned community, destined to be a transformational development in the heart of an entire community. Lemine is in charge of developing a true mixed-use community, to be built on an 18-acre site in Toronto’s east end. Statistics indicate that this area is now the fastest growing in Ontario and the demographics played a large part in how the entire concept was approached. According to Liu, it begins with demographics. You need to fully understand who lives in the area and what type of development they are seeking. In this specific example, Ajax now has a population of 130,000, which has risen in the last 20 years by 48.6 per cent, versus just 13.2 per cent for the rest of Ontario. Most importantly, the average age in Ajax is just 36 years old, with a 57.5 per cent rise in the 20 to 29 age group in just five years, and a younger population growth of 71 per cent in the last ten years. Furthermore, this thriving community also boasts household incomes that are 30 to 40 per cent higher than Toronto. Local homes sold more than 33 per cent faster than the rest of the GTA, on average in just 13 days, realizing 99 per cent of their asking price, with rental incomes from residential properties an average of 36 per cent higher than the rest of the GTA. “We were quite amazed when we

MORE TRENDING ONLINE ypnexthome.ca/news

looked at the statistics, but we certainly understood what they were telling us,” said Liu. “It was clear that we needed to create a dynamic, exciting, urban lifestyle, something that has not previously existed. We realized that this was a community that was poised to accept a completely different way of living and working. And our job was to introduce something creative, fresh and original. One of the things we did was to make all of the first floor spaces into retail stores. That, in itself, is something new for this area.” “We decided to bring in bistros and cafes, high end food shops, restaurants and retail, which is exactly what this young, vibrant population wants and has been missing. In any master-planned community, you have to address the wants and needs of those who live there now and will be drawn there in the future. A dynamic and pedestrian-friendly urban environment will bring a certain style and sophistication and that’s the mark of any successful community.” Liu added. As time goes on and development progresses, some of the thinking around any master-planned community may change. To be fluid and flexible is key. “Any good, experienced developer is always ready to react to changing market conditions or demographics,” says Liu. “We may find as we move through our process that we need more commercial space as it is in such huge demand in the Durham Region, or perhaps the popularity of our condominiums means we build more residential. We will always be cognizant to the marketplace, which is so young, vibrant and evolving.” Central Park Ajax will certainly be a testament to the reputation of Thomas Liu and his award-winning Lemine Investment Group. Sonic Condominiums Offers tomorrow’s perfect condo today at Eglinton and Don Mills ANTICIPATING THE PERFECT LOCATION for a future condominium

takes vision, insight and considerable business acumen, and that is what Lindvest, the respected real estate organization, will be bringing to market with the January 2019 occupancy of Sonic Condominiums at Eglinton Avenue and Don Mills Road. Sonic will be, in every way imaginable, the ‘future perfect condo,’ in a pioneering location near the Eglinton Crosstown LRT in the geographic heart of the GTA. With a Walk Score of 75 per cent, most errands or explorations can be done on foot — visiting the major Real Canadian Superstore, the multiple retail options at The Shops of Don Mills, or even The Science Centre. The area is also home to the Aga Khan Museum and the Ismaili Cultural Centre. Currently the location has a transit score of 70 per cent, certain to significantly increase once the Eglinton Crosstown LRT is completed as Sonic is located across from the future Science Centre LRT Station, which will allow for easy access downtown or throughout the entire GTA. Renowned architects Page+Steele/IBI Group Architects have designed phase one of Sonic as a sleek and contemporary 28-storey tower atop a three-storey podium, all in a park-like setting. A second similar tower will come in phase two. Sonic Condominiums will have more than 25,000 sq. ft. of indoor and outdoor amenity spaces, designed to engage and encourage

a social and active lifestyle. The highlight may be a large landscaped outdoor park designed by the innovative NAK Design Group, which includes a figure eight-shaped walking path, a children’s playground, intimate and secluded seating areas, a soothing water feature and exercise equipment. Residents’ suites have been designed by award-winning U31 and are modern, timeless and contemporary in style. The suites range in size from 339 to 941 sq. ft. in studio, one- and one-bedroom plus den, and two- and three-bedroom designs. Most suites have generous balconies to add to the private living space and will offer spectacular cityscape views over the nearby parkland of the Don Valley. Suites also include the finest features and finishes, and have been designed

Advice | Cleaning Advice

Molly Maid’s top 10 spring cleaning tips By Kim Dunn

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IF YOU’RE GOING TO TACKLE spring cleaning this month, the experts at Molly Maid can help get you started with these top 12 spring cleaning tips. With just a bit of care, attention and elbow grease, your home can shed the winter grime and sparkle for sunny days ahead.

1. Spring cleaning tip #1: Simplify your cleaning products Limit spring cleaning products to a quality window/glass cleaner, allpurpose cleaner, tile/grout cleaner and a toilet bowl cleaner. 2. Spring cleaning tip #2: The Molly Maid system Clean each room from the top to the bottom starting on the left and moving right. This really is the quickest and most efficient way to thoroughly spring clean your home. 3. Spring cleaning tip #3: Dust first, vacuum second Any bits of dust or dirt that fall to the floor as you’re dusting will be picked up by the vacuum cleaner. 4. Spring cleaning tip #4: Dust with a damp, clean microfiber cloth Hold the cloth by a corner and lightly mist with clean water from a spray bottle. The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface.

5. Spring cleaning tip #5: Pet hair Remove it from upholstery with a damp microfibre cloth or rubber glove. 6. Spring cleaning tip #6: Damp mop First sweep or vacuum floors to collect crumbs and dirt. Then start washing the floor in the farthest corner of the room and work your way towards the door. Use a damp cloth on the end of a mop handle to reach the narrow space between appliances. 7. Spring cleaning tip #7: Microwave spatters Fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot. 8. Spring cleaning tip #8: Dish cloths and sponges These are germ incubators, if you don’t clean them you’re just spreading the bacteria around. Wash dish cloths regularly, and microwave damp sponges on high for several minutes

to kill bacteria. Even better, toss the sponge and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs. 9. Spring cleaning tip #9: The toothbrush Use a toothbrush for hard-to-reach areas in the bathroom and kitchen (for example, around the soap holder, taps and drain). 10. Spring cleaning tip #10: Streaks on the balcony door Streaks are tricky to eliminate. When spring cleaning, wipe the interior side of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside. Kim Dunn has been a Molly Maid franchise owner for over 15 years. More than just cleaning, she has a solid knowledge of “The Chemistry of Cleaning,” having graduated in Industrial Microbiology and worked in the field for seven years doing research and clinical work at U of T and Toronto Western Hospital. A long-time Aurora resident, her business services the Aurora, Oakridges, King and Nobleton area. Contact Kim at kim.dunn@mollymaid.ca or call 905.841.6243 for more information.

How home builders build brands By Lawrence Ayliffe

IN A HIGHLY competitive

condominium market, home hunters don’t often consider how home builders and their teams build brands behind their new developments. Many people believe that a brand is simply a catchy name and a unique logo — and yes, that is part of it. But building brands for new condo developments really requires the total package of its offering: location, architecture, interior design, finishes, features, amenities, price, the credibility of the builder, what their values are, and what they stand for. For home builders and marketers, the first step in developing a successful brand for a condo project, or for that matter just about any product or service, is determining the target market. The old axiom, “if you build it, they will come,” is no longer relevant. Today’s home builders have to know just about everything about the purchasers they aim to reach — their plans, dreams, aspirations, ambitions, and the requisite demographic, psychographic and economic data. A particular location may be the determining factor for the decision to buy, as may be one or all of a development’s other brand attributes. A successful brand is also vital to the condo investor market. The people who buy with the intention of renting will find it easier and, possibly, financially advantageous, to purchase in a building that has been successfully branded. With words and pictures, the developers translate and communicate the appropriate brand attributes of the development to the buying public. On the marketing side, the process starts with a strategic plan. Then the work and fun begins. What’s in a name? The process starts with selecting

MORE TRENDING ONLINE ypnexthome.ca/news

a name. Is it simply the building’s address, or is there something more to it? Does it speak to something that’s distinctive to the site or the building? Does it speak to location? Is it unique? Is it memorable? Does it resonate with those who want to buy and/or live there? Does it have a proprietary value, for the developer or the purchaser? Telling the story The next step is defining the personality of the development — the words and pictures that breathe life into the brand. This is the storytelling that captures the essence of the brand. This story may begin with a positioning line or a visual hook, which is expanded and built upon. Everything about bringing a development to market is a highly collaborative affair. It may take hours of creative thinking and refinement. It may be a flash of inspiration. There may always be more than one approach, but there’s only one best approach. Last but not least… The final step is putting it all together in a cohesive, unified package that is consistent with the brand, its attributes and personality. A comprehensive program will connect at every consumer touch point, from both traditional and online advertising, to signage, brochures, collateral materials, sales centre design and merchandising, the selling experience itself and follow up. In Canada’s ambitious condominium market, creativity is the only competitive advantage. To successfully build brands, this applies to everything from the initial site selection, and all elements of the development process, to the moment the project is sold and occupied.

YOUR HOME DEVELOPMENTS has garnered quite a bit of attention in recent years for their forward-thinking designs, masterful site selection and affordable offerings. And their very latest offering, SweetLife Condos in Scarborough, is no different. Located at 4470 Kingston Rd., just west of Morningside Avenue amidst countless amenities and parks, SweetLife is generating a lot of interest and sales. The success of this six-storey condo is mainly due to its low prices and maintenance fees, which provide a great opportunity for both firsttime buyers and young couples. Even though SweetLife offers amenities such as a fitness centre, yoga studio, party room and lounge, the costs remain low — a pleasant surprise for interested buyers unwilling to sacrifice a few luxuries for affordability. Currently in the pre-construction phase, the onsite presentation centre is now open to the public and the model suite is available for viewing. Take a walk through the model

and appreciate the spacious kitchen featuring either an island or peninsula with a flush breakfast bar, depending on the suite. Regardless, it has yet to disappoint buyers clambering to take advantage of the designs. SweetLife Condos also features eight-ft.-six-in. ceilings, deluxe kitchen cabinetry, imported ceramic tile, soaker tubs, glass shower enclosures, and your choice of Berber carpet. All features you rarely find at this price point, so it’s easy to see why buyers are snapping them up. In addition to the condo units, there are 18 three-storey modern townhomes that feature engineered flooring systems, nine-ft. ceilings on the main level, natural oak pickets on the staircases, your choice of high quality kitchen cabinetry, and elegant white bathroom fixtures.

With designs ranging from 487 to 1,442 sq. ft., with one- to threebedroom floorplans available, and prices starting at $199,900, it’s easy to see why SweetLife is being so warmly received. After all, it’s not very common to find a new condo unit in the GTA for less than $200,000. As a result, first-time buyers are jumping at the opportunity to own one of the 164 uniquely affordable units — including townhomes. SweetLife Condos is also in an area with a high Walk Score and surrounded by countless amenities. Kingston Road, Morningside Avenue, and Lawrence Avenue are all major thoroughfares dotted with restaurants, banks, shops, and other services. Plus, Highway 401, TTC public transportation and the Guildwood and Rouge Hill GO stations are all nearby. SweetLife makes enjoying the outdoors easy as West Hill Park is within walking distance to Morningside Park, Highland Creek, and Rouge Park, Canada’s largest national urban park, offering winding trails, picnic areas, a splash pad, playgrounds, a meandering creek and heavily forested areas. There is a network of quiet, treelined streets with lowrise housing nearby — perfect for those looking for the condo lifestyle without the hustle and bustle of a downtown neighbourhood. Investors have also shown a keen interest in SweetLife because of its proximity to the University of Toronto Scarborough campus. By car, the campus is a mere two minutes away. By transit, it’s only seven minutes away, and walking would only take 15 minutes. All acceptable for today’s busy students. The SweetLife Condos presentation centre is located at 4470 Kingston Rd., and there is a fantastic model suite to tour. Operating hours are Monday to Thursday from noon to 6 p.m. and on weekends from noon to 5 p.m. You can also call 647.351.5440 for more information. Occupancy is currently anticipated for June 2018.

THINK NEW CONDOS are only for young first-time homebuyers or investors? Well, think again. A 2012 Canada Mortgage and Housing Corp. (CMHC) study revealed in its 2006 census housing survey that while 17 per cent of condominium owners in Canada were under the age of 35, a whopping 30 per cent were 65 or older. This news is not really surprising considering many in this demographic have downsized from a large home to take advantage of the maintenance-free living of condo life. But why wait until 65? With so many new projects from which to choose, now is a great time for anyone entering their fifth decade to consider purchasing a condo. Whether you now own a large home or you are a dedicated renter, here are five reasons why a new condo could be for you:

1. Easier to clean: Many of the units available in new builds are small and compact, between 500 and 600 sq. ft. A smaller space is a snap to clean. 2. Accessibility: This doesn’t just mean elevators. It also means new projects are located in choice neighbourhoods close to transportation, shopping and entertainment. You can have everything you need, right outside your front door.

3. No maintenance: And that’s a blessing. Who wants a lawn to mow or a driveway to shovel? 4. Amenities: Nothing says convenience like a swimming pool, gym, doorman and party room at your disposal. And depending on your budget, the sky’s the limit on how many amenities are in your condo — all of which are available to you regardless of the size of your unit.

5. Affordability: With such a range of price points, a new condo is an affordable option to finally put down roots and call a place your own.

Marlene Eisner is an award-winning journalist and has written about real estate and home decor in Montreal and Toronto. While she is currently renting, she has been a homeowner and has her eye out for something new and condo-ish in Toronto.

Tarion names finalists for Homeowners’ Choice Awards By Wayne Karl

TARION WARRANTY CORP. has

announced the finalists for the 2016 Homeowners’ Choice Awards. These are the only awards that give Ontario’s new-home buyers the power to have their builder recognized for customer service excellence. Formerly known as the Tarion Awards of Excellence, the Homeowners’ Choice Awards recognize a builder’s excellence in customer service each year in four categories: Small, Medium, Large Volume and Highrise. The process for selecting finalists has not changed, only the name has changed to better reflect how the award recipients are chosen. “These awards have always been about new-home buyers in Ontario and their level of satisfaction with their individual builder,” says Tarion President and CEO Howard Bogach. “Changing the name to the Homeowners’ Choice Awards simply reflects the importance of the customer’s experience in the newhome buying process, and how each and every homebuyer can have a say in whether a new-home builder receives recognition.” Finalists were determined based on the results of a comprehensive survey sent to more than 56,000 Ontario homeowners who took possession of a new home between Oct. 1, 2014 and Sept. 30, 2015. Almost 12,000 completed survey responses were received, representing a high response rate of more than 21 per cent. The results were tabulated by Crunch Research and Nielsen. Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the

MORE TRENDING ONLINE ypnexthome.ca/news

homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service. According to Bogach, “This year marks Tarion’s 40th anniversary of protecting new-home buyers in Ontario. Throughout the decades, we’ve witnessed homebuyers having an increased impact on the newhome buying experience based on the decisions they make. The Homeowners’ Choice Awards reflects the importance of their opinions, and

champions excellence in customer service.” To qualify for the awards, builders must have at least five new-home possessions during the survey timeframe and a specified number of completed questionnaires must have been received. Award recipients will be announced at a luncheon in Toronto on Thursday, April 28, 2016. The new-home builders listed below compete in four award categories: Small, Medium, Large Volume and Highrise.

Five tips for decorating on a budget By Brandon Bastaldo

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THANKS TO QUIRKY DIY YOUTUBE

tutorials, colourful Pinterest boards and detailed decor blogs, consumers no longer need to rely on interior decorators to get their home’s look up to par. Still, one of the most challenging aspects of interior decor is working on a tight budget. This list gives you five stress-free ways to save a few bucks while making sure your humble abode looks as glamorous as you’d like it to. 1. Recycle and repurpose If you’re decorating on a budget come redecorating season, being able to repurpose unwanted household items can save you hundreds of dollars. Sort through your old books, records or even concert ticket stub collection — you’ll be surprised by how hidden gems you’ll find. TIP: Recycled items (or pieces of them) can be repurposed to make eye-catching collages, posters or shelf space holders. Use your imagination and create new decor items from your old forgotten ones! 2. Go “house diving” Similar to dumpster diving, “house diving,” sees you sifting through dusty attics and long forgotten basements of friends or family, looking for ontrend, decor gems. You never know, a friend’s disregarded matchbook collection may just be your new mantelpiece. TIP: If your parents are getting older, you may be sitting on a vintage decor gold mine!

3. Use dollar store items to emphasize style, not substance This tip has to do with thinking more about visual appeal than price tags. Inexpensive materials like brightly coloured or finely textured papers can add that extra bit of detail. Sharpies are great for creating ornate custom designs and inexpensive decorative candles add a little colour to any space. TIP: The Dollar Store or Dollarama — no matter what title these stores go by in your neighbourhood — carry inexpensive crafting items like bright Bristol boards and acrylic paints to help add a sweet touch to your pad. 4. Don’t underestimate the power of paint You’d be amazed at how an incredibly unstylish space can be transformed by a simple coat of paint. Fresh, bright and on-trend paints can take your rooms from outlandish to elegant overnight. TIP: If you’re a allergy sufferer, have young children or are just an all around health-conscious

consumer, you’ll be happy to know you have many organic paint options. Companies like Homestead House and Green Planet Paints offer solventfree, organic painting solutions. 5. Digital DIY Chances are you’re already using this tip. When it comes to gathering information on inexpensive yet stylish decor options, you need only harness the power of your index fingers and a search engine to stumble upon hundreds of great DIY blogs. YouTube offers excellent visual resources when it comes to repurposing old items into new and improved decor objects. TIP: YPNextHome.ca has home decor articles and videos that might offer some solutions to your decorating dilemmas.

It’s all in the ingredients: Devron Developments prepares a new five-star recipe for the Yonge Street corridor at Yonge and Steeles WITH A PRIME LOCATION at the

corner of Yonge Street and Grandview Avenue, and the motivation to redefine the pallet for multiresidential purchasers, Devron Developments introduces The Vanguard, an exclusive, 25-storey property that reignites expectations. “We want to be a catalyst for both the Grandview neighbourhood and Yonge Street,” explains Pouyan Safapour, chief operations officer at Devron Developments. “With the city planning for more density in the corridor, we saw an opportunity to shift the highrise paradigm for this neighbourhood, to inject a new language of design that reflects the principles of the community and tells purchasers this is a place they can be proud to call home.” The Vanguard boldly announces a progressive approach that includes large family size units, LEED gold sustainability and integrated indoor and outdoor green space. In keeping with this vision, IIBYIV was invited to bring a sophisticated, urban approach to the interiors and common spaces. IIBYIV crafted a stunning one-of-a-kind children’s playroom that includes a sculptural element and 3D tree designed for play. There will be Tesla destination chargers installed on the ground floor available to residents — making Devron the first developer in the GTA to claim a spot on the Tesla map. Devron will also be installing six additional EV chargers to accommodate other electric vehicles. Exercise bikes in the fitness facility will feed electricity back into the main power grid and a centralized water filtration system at the source will only allow clean water to be enjoyed throughout The Vanguard.

MORE TRENDING ONLINE ypnexthome.ca/news

“Not only will the chargers add great value for our residents long term as consumers move to embrace electric vehicles, but Tesla’s commitment to quality, future mindedness and its leadership in sustainability are traits that we admire and share,” explains Safapour, who has a background in structural engineering and sustainable design. The Vanguard will include a theatre room, library and several multipurpose rooms with access to an outdoor terrace, designed by Strybos Barron King. The terrace sprawls over 7,000 sq. ft. and includes community gardens, an outdoor culinary centre, dining space and an open lawn — all tucked behind a wall of oversized trees.

The Vanguard will feature a limestone and pre-cast envelope with a two-tone glass colour scheme. The residential units will sit on top of 12,000 sq. ft. of retail space with frontage on Yonge Street, as well as office space on the second floor. Devron Developments will retain control of all retail and office space. “Devron has an incredible eye for detail and together we’ve designed a citizen development,” says Cliff Korman, founding partner of Kirkor Architects and Planners. “The design of the building seamlessly integrates every element of a great neighbourhood into a single structure. Every amenity extends living space and connects residents to the community that exists inside and outside of The Vanguard.” Absorbed into the neighbourhood of Grandview, where backyards and open space are quintessential to a healthy lifestyle, a public park will be designed to nestle directly behind the building. This design element confirms Devron’s passion for healthy living and dedication to maintaining green spaces in the city. “The Vanguard has an authentic urban quality that marries the sophistication of the surrounding neighbourhood with the vibrancy of downtown living,” says Dan Menchions at IIBYIV Designs. The sales centre will launch this summer. The Vanguard is located at 7089 Yonge Street. Register online at vanguardto.com.

Advice | MONEY MATTERS

Guide to building a budget By Gail Vaz-Oxlade

PEOPLE TELL ME they don’t know how to make a budget. Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things. So I’ve created a step-by-step plan. Using this plan and Gail’s Interactive Budget Worksheet (gailvazoxlade. com/resources/interactive_budget_ worksheet.html), you can build a budget that will tell you how you’re doing and how much to stick in the jars if you’ve decided to live on cash.

Okay, here we go. 1. On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto for your monthly net income. If you’re paid on any other schedule, you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like).

2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular — like an annual bonus — do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras — things you don’t have to pay for if the bonus doesn’t materialize. …continued on page 82

…continued from page 80

5. Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/ lease. Put it under “debt repayment.” 6. Now look at the bottom line on the budget — the line that says Income – Expenses. What do you have left? Whatever it is, that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: You can go back and cut expenses. Yup, even in fixed expenses you can find places to cut like cell phone or cable. You can make more money. Work harder, work smarter. Get a second job, a third job, a better job. That’s your budget.

Two more things: 7. You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash.

MORE ADVICE ONLINE ypnexthome.ca/news/advice

3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account. 4. We’re going to skip down to

“saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and is the minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100.

8. You’ll also see your percentages automatically calculated. The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing. (That includes mortgage/rent, condo fees/ maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line. It’s your money. You can do anything you want with it except spend more than you make.

Framing alternatives for your artwork By Jackie Marchildon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

ABOUT FIVE YEARS AGO, I came

up with the bright idea to pick up something for my walls every time I traveled. Great idea, right? Art would cover my walls with travel memories and it would make for interesting decor. What I didn’t think about was how hard it would be to bring artwork home on a plane or while road tripping. Needless to say, my idea was shut down pretty quickly. But, I remained confident that I would one day start doing this. So, when I went to Chicago a couple years ago, I picked up a beautiful print that I hoped to hang above my fireplace. It’s an unconventional size but I opted against buying the frame with the print since we were driving back… what a mistake that was. Custom framing for this piece was priced at more than double the cost of the actual print and its unique size made it difficult to find anything else. Luckily, I discovered some great framing alternatives that don’t break the bank and that are also useful if you’re just looking for a new way to hang things on your wall. Use an easel Granted this look isn’t for everyone because the easel will take up some space, but it adds personality to any room it’s in, and can help bring together the overall look and feel of

a room too. Different easels work for different rooms, but generally speaking there is something for everyone. Use clips This can definitely feel reminiscent of a dorm room if you don’t choose the appropriate clip or suspending material, but there are ways to make this classy, easy and unique. This works for prints, photos and even children’s artwork. You can hang clips simply with wire on a nice background or you can make a sort of frame-clipboard out of wood and take advantage of being able to change the photos you hang. You can also use an iron rod, string or even branches as the base for your clips and customize the look you want.

Recycle an old frame or windowpane If you have a vintage frame laying around that you can’t bring yourself to throw out, but that is collecting dust in storage, this is the perfect solution. You can utilize the clips mentioned above and hang a print within the frame on the wall. Antique stores will often have old windowpanes for sale and they create a great vintage look when placed over a photo. Plus, they are normally quite big so they work well for large scale photos you might want to display in a unique fashion. Jackie Marchildon is the bilingual senior editor at Yellow Pages NextHome. She spends her time searching for hidden gems across the city, whether it’s new neighbourhoods and restaurants or upcoming trends in real estate and home decor.
