New-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is often the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

2 NEW CONDO GUIDE APRIL 11 - 25, 2015

Well, it’s that time of year again. The finalists for the annual BILD Awards have been announced, voting is closed, and the industry is gearing up for the big reveal on April 24. This annual gala celebrates the best of the building industry, from the builders and their dazzling designs themselves, to the advertising, marketing and sales teams behind these successful projects. And there are many. It’s great news for homebuyers, who can rest assured that they’re making life’s most important purchase from some of the most dedicated professionals around. With so many homebuilders vying for your attention, how do you choose the right one? With the Internet at your disposal, much of the information you seek is right at your fingertips. What builders are out there? How long have they been in business? How many new communities have they completed? What are they building, and where? Can they deliver your must-have list? While the Internet is a valuable tool, you can’t beat the face-to-face experience. Visit builders’ sales centres and model suites, speak with staff, and tour their communities – both completed and in progress, to see the team in action. Don’t be afraid to approach a resident and ask them about their experience. What was their overall impression? How was the after-sales service? Did the builder meet the time line for closing? Were there any problems, and if so, how were they rectified? Would they buy from the same builder again, or recommend them to a family member? There’s so much choice in the GTA, whether you seek a chic city suite or spacious suburban home – potentially by an award-winning builder, which makes you, the homebuyer, the real winner.

BILD REPORT

Transforming communities through sport By Bryan Tuckey

I

n just a few months, the Pan American and Parapan American Games will be hosted by the GTA, and I’m proud that some of our members have helped to design, engineer, plan and build the legacy venues across the region. These venues have been transformative for numerous communities and when the Games are over, they will serve as neighbourhoods, recreation hubs and training facilities for years to come. To tell us more about the Games, we invited Saad Rafi, CEO of Games’ Organizing Committee, to be our keynote speaker at our annual industry luncheon a few weeks ago. With more than 250 members in the room, Rafi said, “many BILD members have helped to build the venues that will make the Games shine.” One of them will be the new velodrome in the Town of Milton, which is only one of two internationally sanctioned velodromes in Canada. The local share of funding for the venue was largely from development charges, paid by the development community and new-home owners in Milton. The Games has also brought much-needed infrastructure to the region, such as the Union-Pearson Express rail link and improved GO service, Safi said. The Games also spurred development of Toronto’s new waterfront community, the LEED Gold-designed Canary District, which will first be the Games’ Athlete’s Village and then a lively neighbourhood including 810 condominiums and townhomes. Of those, 100 will be available for affordable ownership and 253 will be affordable rental homes. A number of venues across the GTA have been updated and retrofitted for the Games, such as the Etobicoke Olympium and the equestrian park in

10 NEW CONDO GUIDE APRIL 11 - 25, 2015

the Town of Caledon, while others are new, such as the aquatics centre and field house in Scarborough. Safi said BILD members should take pride in the fact that they have built and renovated the complete communities that will host the 10,000 athletes, coaches and officials from 41 countries competing in 51 sports in more than 30 venues across the GTA in July and August. I wholeheartedly agree. We build more than just homes and employment space; we build complete communities that will welcome tens of thousands this summer and will help to put the GTA on an international stage. We look forward to seeing everything come together this summer.

INVESTOR ADVICE

Spotting a great condo investment By Andrew La Fleur

W

hen it comes to investing in condos, not all projects are created equal. Some are more profitable than others, some provide investors excellent return on investment, while others do not. So, how do you know what to look for when choosing a condominium to invest in? While there are hundreds of factors to consider when picking the right project, here are four tried and true ingredients for a successful condo project to invest your money: 1 Multi-phase projects Projects that are not just one-off buildings, but rather contain multiple buildings rolled out over time as part of a bigger master plan, are great for investment. If the project is successful at the start, prices always go up for subsequent phases. Getting in early in a multi-phase project is a proven method of making money in condo investing. Some well-known examples of multi-phase projects and communities include Cityplace, Liberty Village, the Distillery District, and more recently, the revitalization of Regent Park.

areas. One area that has a strong rental market right now is Yonge and Eglinton. 4 Developer history On this point, I’m not referring to whether the developer has a solid history of building good product and finishing on time (while that is important). I’m referring to their history with their investor buyers. The best condo projects for investment are often those where the developer understands and puts a high value on the role of the investor buyer in the sales process. They reward their early investors with great prices, and this translates into strong asset appreciation by the time the building is complete.

2 Location with upside potential While it’s hard to go wrong when you invest in an established triple-A location like Bloor-Yorkville, anywhere near Yonge Street or King West, often it takes a little more foresight to see the greatest opportunities are in areas that are still in transition. Ten years ago, no one wanted to live at King and Bathurst. Now this area is one of the hippest and hottest in the city. Today for example, the east side of downtown is much cheaper on average than the west side, which provides an excellent opportunity to invest. 3 Areas with high rental demand When evaluating potential condo buildings to invest in, be sure to study the rental market in the immediate vicinity to see how much demand there is to live in the area. Look especially for two things: are rents increasing, and how many days on the market does the typical rental listing last? Areas with rapidly increasing rental rates and low time on the market are more likely to outperform other 16 NEW CONDO GUIDE APRIL 11 - 25, 2015

LEGALLY SPEAKING

Title insurance: What is it, and why do you need it? By Jayson Schwarz

T

itle insurance is supposed to provide comprehensive insurance coverage for certain title-related risks associated with home buying such as zoning issues, claims of mental incapacity, lack of up-to-date survey and the legal services provided by your lawyer (such as title certification). It insures against such defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages, consents and the like. It will cover compliance and access issues such as work orders, permit violations, fences, boundaries, tenancies and rights of way. It is supposed to be in force so long as the purchaser or his heirs own the property. Title insurance will outlive the certification of your lawyer, whose insurance stops if he or she dies or ceases to practice law. Okay, what if something is wrong and a prospective purchaser will not accept a new title insurance policy at no cost? The insurer will pay out in accordance with the policy, or will, if possible, repair the defect. Title insurance protects from vendors that won’t re-adjust or misrepresent things such as the real estate taxes paid. In addition, lawyers’ insurance is time of incident related, which means in simple English that if your lawyer is dead, retired or stops practice and you make a claim after that, you are not covered. Title insurance saves you money. Disbursements – money paid to third parties for items such as building compliance letters, subdivision compliance letters and deed registration – are lower. We estimate $200 to $300 on a deal after the cost of the policy. Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken the title insurance courses, has gone to the seminars on Terranet, the electronic registry system, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it, and how it works. Remember, a lawyer survives by repeat business and referrals, and a lawyer’s mandate from the Law Society is that the client’s best interests must come first. We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on 18 NEW CONDO GUIDE APRIL 11 - 25, 2015

properties or sell houses they do not own. Title insurance indemnifies you against these occurrences. To summarize, title insurance does four things better than lawyers’ insurance through Law Pro (the Law Society’s insurance arm): » gives better coverage as to the quality of your ownership than a lawyer’s insurance; » lasts forever when lawyers don’t; » saves $300 to $400 in disbursements; » protects from mortgage and title fraud. Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go. Think through your options carefully and choose wisely.

Mortgage costs about to rise for some Canadians By Lydia McNutt

I

f you’re planning to buy a home this year with less than 10 per cent down, you can also plan for higher mortgage costs as of June 1, 2015. Canada Mortgage and Housing Corp. (CMHC) and Genworth Canada have announced that they are raising their mortgage insurance premiums by 15 per cent. CMHC increased its target capital requirements in mid-2014. The move isn’t expected to have a big impact on homebuyers’ pocketbooks or Canada’s housing markets, CMHC says. The higher premium would amount to an additional $5 per month for the typical borrower with a 95-per-cent loan-to-value ratio on a mortgage of $252,530. However, in Canada’s pricier markets, those monthly mortgage costs will inevitably be higher. In addition, the looming rise in mortgage costs could also

signal a busier-than-normal spring real estate market, as homebuyers try to beat the clock on the May 31 deadline. The increase in mortgage insurance premiums reflects concerns that Canadians are overextending their budgets by taking on more home than they can afford, leaving them in a tight spot when interest rates rise or at the slightest economic turn. Experts advise that homebuyers plan ahead, save their money and put down as much as possible, to avoid taking out a high-ratio mortgage. Homebuyers unable to save up this often hefty amount can still buy a home with a downpayment of less than 20 per cent, but federally regulated lenders require mortgage loan insurance, which covers them in case of payment default. The lender is responsible for the premiums and passes those costs on to the homebuyer in the form of a lump-sum payment, or more commonly, higher monthly payments. CMHC is Canada’s largest insurer of residential mortgages. Existing mortgages, high-ratio mortgages with more than a 10-per-cent downpayment, and mortgages on multi-unit properties will not be affected by the premium increase.

STAT CHAT

Don’t sleep on the Toronto condo market! By Ben Myers

I

n March I did a series of presentations on the Canadian and Toronto housing markets for Pro-Seminars, a firm that specializes in training and continuing education for financial services professionals. Other than one guy who fell asleep during my presentation, there is keen interest in what is happening in the national housing market, and strong interest from the financial services industry on how to capitalize on the strong market in Toronto. The Pro-Seminars presentation prior to mine pointed out that one of the life insurance companies has 30 per cent of their funds in their dividend account allocated toward real estate and mortgages. That stat definitely piqued the interest of those in attendance, as many didn’t think the share would be that high. I could tell that a lot of my points were resonating with the attendees as well, with nodding and note taking as my key indicator. One point of particular interest involved the probability of a housing market crash. I conducted a survey for my semiannual Market Manuscript report which indicated that about 63 per cent of domestic housing analysts believe there is less than a five-per-cent chance of a major housing correction in Canada over the next five years. I also pointed out that I have received a couple of calls from the media about builders pursuing the development of rental projects (a list that includes several of our partners), after many years of concentrating on condominiums only. Why? The average rent for apartments in Canada has increased for 25 straight years, the national vacancy rate has been below 3.5 per cent for 15 straight years, while demand has increased and more capital earmarked for ownership of completed rental projects. Institutional investors love rental real estate, a consistent track record of positive returns, even when the residential ownership market has been flat. During the presentation I briefly focused on condominium apartment rents in the Toronto area, as the highrise condo market is of great interest to many people. Unfortunately, very few folks understand what’s happening in the condominium investor market in Hogtown. According to Canada Mortgage and Housing Corp. and Urbanation Inc., rental rates for condominium apartments have increased by about 3.5 per cent annually 28 NEW CONDO GUIDE APRIL 11 - 25, 2015

since 2010 in the Toronto census metropolitan area. Despite the record number of units built over the past 12 months and the lower interest rate that encourages home ownership, there remains very strong rental market demand in the GTA. Despite many of the headlines, both institutional and private investors remain bullish on Canadian real estate – especially the Toronto apartment market. Perhaps you should consider owning an investment unit yourself? If you need some help with a condo purchase, I suggest speaking to Julie Barnard from our VIP sales group. Happy condo hunting.

CONDO PRO

Colour clues and cues By Barbara Lawlor

I

f you’ve purchased a new condominium or are still thinking about it, the colour selection appointment is something to look forward to in your road ahead. Here are three bits of advice that will help bring some colour (so to speak) to the whole process: 1. Keep an open mind when you go in to make your selections. Certainly, you should have some idea of what you would like, but your décor consultant can provide invaluable guidance for your builder’s designs. Bring in pictures of room scenarios you like, swatches of fabric, small items you would like to feature as focal points – anything that inspires you and gives your consultant a feel for your preferences.

Do some research before your colour selection appointment to find out what’s new and innovative in the way of finishes

2. If your condo suite is a stepping stone to a larger home someday, pay particular attention to the colour schemes you select. Translation: this isn’t the time or place to be bold. Instead, opt for neutrals that will appeal to future buyers. You can always introduce colour and personality into the rooms with furnishings, rugs and accessories.

suite someday, all things being equal between two choices, buyers will typically choose the suite with the better finishes.

3. Make your choices wise ones. Do some research before your colour selection appointment to find out what’s new and innovative in the way of finishes. If and when you go to sell your

At the end of it all, go with your gut and select the finishes that will make your suite feel like “home.”

The aptly named “Cash Grab Event was hosted by Liberty Development Corp. at the sales centre, located at 7887 Weston Rd. in the heard of Woodbridge, where a money machine took centre stage with CHIN Radio broadcasting live to report on the action. Setting the tone of excitement, the very first entrant managed to snag a $20,000 jackpot (pictured right, bottom), bringing him a step closer to ownership at this prime master-planned community. PLANS UNVEILED FOR FORMER GUVERNMENT ENTERTAINMENT COMPLEX

T

he Daniels Corporation’s senior vice-president Tom Dutton, Mayor John Tory, internationally recognized urban design expert Ken Greenberg, and leading Toronto arts and cultural organizations have unveiled plans for Daniels Waterfront – City of the Arts, a sweeping reimagining of the former Guvernment entertainment complex at Toronto’s East Bayfront, located at the corner of Lower Jarvis Street and Queens Quay East. The ground-breaking new community, which is one of the first private-sector developments within the city’s East Bayfront, will be the first to be built on privately owned land, at a projected total cost of $700 million. This dynamic new community, at the gateway to East Bayfront, will become a fully connected destination that will enhance Toronto’s position as an internationally recognized city of arts, culture and innovation, be home to a broad spectrum of media platforms, and will nurture established and start-up businesses and artists. The Daniels Corporation has a legacy of creating landmark communities such as TIFF Bell Lightbox and Festival Tower at King and John Streets, as well as Daniels Spectrum and the Regent Park Revitalization in Toronto’s Downtown East. The organization champions investments in the arts, social programs and innovationfocused projects, and includes artistic components within all of their communities. The Guvernment Nightclub was an iconic entertainment venue that helped many artists get their start. It’s fitting that Daniels’ vision for this new community pays homage to the site’s artistic roots and expands on that tradition with the introduction of leading arts and cultural organizations that will anchor the ‘City of the Arts’ in the coming years. They include Artscape, a non-profit development organization that makes space for creativity and transforms communities; talent management firm Last Gang Entertainment; Manifesto, a non-profit organization responsible for one of Canada’s largest celebrations of continued on pg.40

hip hop culture; The Remix Project, a non-profit that helps under privileged youth launch careers in the creative sector, and entertainment law firm Taylor Klein Oballa LLP, which is one of Canada’s leading entertainment law firms, representing music royalty from Gordon Lightfoot to Drake. Daniels Waterfront – City of the Arts is bordered by Lakeshore Boulevard to the north, Richardson Street to the east, Queens Quay to the south, and Lower Jarvis Street to the west. Daniels’ vision is taking the ongoing revitalization of the eastern waterfront to the next level, with a 1.32-million-sq.-ft. ‘live-workplay-learn-create’ community that combines office, retail, residential, academic and cultural components within two phases on the site. Plans for Phase One (south parcel): » 280,000 sq. ft. of commercial office space in two towers that will house mainstream businesses, including The Daniels Corporation’s headquarters. » 150,000-sq.-ft. ‘Creative Industries Hub’ for leading arts and cultural organizations. » 27,000 sq. ft. of retail space, including an RBC branch, as well as local and national brand stores, restaurants and coffee shops. Plans for Phase Two (north parcel): » 650,000 sq. ft. of residential space, with more than 900 suites in two towers. » 240,000 sq. ft. of post-secondary academic space in conjunction with George Brown College and OCAD University, who are considering a potential collaboration on a centre for innovation and commercialization within this community.

Daniels enlisted architects Giannone Petricone Associates Inc. to design the academic component and the two residential towers, and RAW Design to create the office and retail components. Internationally celebrated urban design expert Ken Greenberg of Greenberg Consultants was engaged to establish urban design and public realm principles to ensure that Daniels Waterfront – City of the Arts will be a landmark gateway to the East Bayfront. Claude Cormier + Associates, landscape architect for Canada’s Sugar Beach, has designed Sugar Beach North at Daniels Waterfront. This extension of Sugar Beach will be an active public amenity for outdoor gatherings of music, dance and celebration. Uniting the north and south parcels of the site will be another important public amenity called ‘The Yard,’ an east-west pedestrian connection between Lower Jarvis and Richardson Streets that takes its inspiration from London’s trendy Brick Lane neighbourhood, and will include retail, cafés and restaurants, and feature festivals and special events. Daniels Waterfront – City of the Arts is connected to the past and to the future, to the lake, to the city, and most importantly to the arts. Demolition of the Guvernment nightclub is nearing completion, and construction on the south parcel is scheduled to begin this May, with the first commercial office tenants slated to take occupancy in spring 2018. The 48-storey Lighthouse Tower will be released for sale this fall.

East United: A fresh face for Toronto’s historic east end

I

nspired by an aversion to conformity and the diversity of Toronto’s vibrant east end, a new condo is coming to the corner of Berkeley and King. And with a name like “East United,” the clear objective was to create a cohesive vision merging the distinct character of the surrounding neighbourhoods. Surrounded by the colourful St. Lawrence Market, the historic Distillery District and the fashion-forward King East Design District, East United is under development by SigNature Communities, Berkshire Axis Development and Andiel Homes. The building will include retail and office space, 279 residential units, and six two-storey townhomes located along the pedestrian mews on the south end of the building, which will connect Parliament and Berkeley. East United was designed to reflect the area’s heritage allowing it to seamlessly integrate into the surrounding neighbourhood. The five-storey podium is emblematic of the industrial buildings to the south, and rising from it is a sleek 21-storey glass tower. According to Sebastian Mizzi, vice-president of SigNature Communities, “Every last detail in this project has been inspired by the east end. From the design, to the amenities, to the conscious way we build, it’s all about delivering a new level of excellence to our favorite side of the city.” In terms of aesthetics, the suites mirror Toronto’s very best east-end neighbourhoods. Buyers can choose between a rustic, earth-toned look that is symbolic of the Distillery District; the sleek, more minimalist look of the Design District; or they can go for a quirky look reflective of the St. Lawrence Market. Those who

enjoy different aspects of all these neighbourhoods can mix and match to create a suite that is perfectly suited to their tastes. The building also features some impressive amenities including a yoga lounge, private dining room and event space connected to a jam room. The building also boasts a rooftop patio that includes lounge seating, fire pits and an outdoor theatre. With all the development taking place east of Yonge, such as the revitalization of the West Donlands as well as the East Bayfront Area, East United is just one more reason to love Toronto’s east end.

Jennifer Keesmaat, CHIEF PLANNER, CITY OF TORONTO, TALKS LIFE AND REAL ESTATE By Wayne Karl

F

ew people around Toronto City Hall have the profile – and pressure – of Jennifer Keesmaat. As chief planner, Keesmaat is charged with overseeing the City’s Official Plan – which these days involves the development and transit expansion that shape our city, streets and neighbourhoods. Monumental tasks, to be sure. Now, that’s pressure. The profile comes from the fact the former urban design consultant is very active on social media. She maintains an official blog and is a frequent flyer on Twitter, to articulate on the issues and educate on the processes. More than just an advocate of density and walkability, Keesmaat practices what she tweets. NewHomeAndCondoGuide.ca sat down with Keesmaat to get her thoughts on urban planning, transit, and other things real estate.

Q&A continued

One of our key objectives in our Official Plan is to “move less.” We recognize the need to plan the city in such a way that it is possible to walk, cycle or take a short transit ride from home as part of both working and playing. In some parts of the city, land uses have been segregated, facilitating reliance on vehicles. NH&C: The Economist recently named Toronto as the most “livable” city in the world, though it doesn’t seem they took transit and commute times into consideration – factors you cite as seriously affecting our quality of life. How do you think Toronto would rank, giving those factors due consideration? Keesmaat: There is no doubt that our movement systems are antiquated and compromising our quality of life. Commute times on transit and in vehicles are trying, to say the least. As cities urbanize, inevitably they confront the need to invest significantly in transit, cycling and creating a higher-quality pedestrian realm, particularly for pedestrians. We are struggling through this transition – but I believe we’ll get there. One of our key objectives in our Official Plan is to “move less.” We recognize the need to plan the city in such a way that it is possible to walk, cycle or take a short transit ride from home as part of both working and playing. In some parts of the city, land uses have been segregated, facilitating reliance on vehicles. We are trying to remediate this by planning our land uses differently. So we need to be really strategic with our infill development, to ensure it is located and designed to facilitate walkable communities. NH&C: You have said midrise development, transit and the waterfront are key areas of focus for the city and you, as chief planner. How much progress are you making in each of those areas? In 10 to 15 years, say, how will they have improved? Keesmaat: On transit: We are making progress, although it may seem slow. We have significant transit investments underway in the city – 19 kilometres of LRT is being built right through the heart of our city, and the Yonge Line is being extended to the north, as we speak. We are also 60 NEW CONDO GUIDE APRIL 11 - 25, 2015

working aggressively to bring the next iteration of transit to life: SmartTrack, the Relief Line, Finch and Shepherd LRTs and the Scarborough subway. The challenge is, we are so far behind, it is going to be some time before these investments begin to have an impact on movement in the city. Midrise development – between six and 11 storeys – is a really a critical piece of the puzzle for our city. We have lots of gaps to fill where we have existing infrastructure and amenities, but under-developed sites. Midrise can be accommodated in such a way as to add amenities within walking distance of existing, single-use communities, particularly in our suburbs, where it is currently possible to get anywhere only by car. So building our midrise development is inextricably linked to making our city more walkable and reducing traffic congestion. We have more than 60 projects under development today – which is great – but we are reviewing our guidelines to unlock some of the smaller, trickier sites. NH&C: Development charges are often cited by builders as one of the chief causes of rising prices of new homes and condos in Toronto. They argue that the fees are rising arbitrarily and unchecked, and that, as a result, new-home buyers are paying more than their fair share for new infrastructure. Put this into perspective for us. Keesmaat: Development charges are meant to be a “user fee” to ensure that new development pays for the municipal services that will be required as a result of the impact of the new development. However, we are not in a full cost recovery situation yet, and many municipalities are striving to better align revenues with true costs. One of the reasons many municipalities have big operating and capital deficits is as a result of under-charging for development. Getting our pricing right is an important continued on pg.62

Q&A continued

part of creating a city that is sustainable. Not doing so tends to incentivize urban sprawl, at significant longer term operating cost to cities. This is something we know how to fix, and something we should fix. NH&C: Homebuyers today have some serious decisions to make, weighing considerations for affordability, housing type, location and commute to work. What insight or advice would you give them in terms of where or what to buy? Keesmaat: Think carefully about the quality of life tradeoffs that matter most. If you hate the idea of a long commute, are you willing to pay a bit more for a smaller home that is near transit and in a walkable community? It is important to think in terms of household costs, rather than simply the cost of housing. When we shift our thinking to household costs, adding the cost of travel to our decision-making, we get a truer picture of the implications of living in different places in the city. NH&C: How do you commute to work? Keesmaat: Just before the birth of my second son, I moved to a smaller house that cost more than the house I was in, in order to be near rapid transit. I now take the TTC to work every day, which would be fabulous if it wasn’t so crowded. I also try to bike regularly when the weather gets better, and depending on my schedule. I also end up driving three or four times a month, depending on the demands of my family or where I need to be in the region. NH&C: What’s your favourite neighbourhood in the city? Keesmaat: Honestly, there are many places I love. I don’t have just one favorite neighbourhood. Toronto offers so many great places to live. I’ve lived in Etobicoke, High Park, in midtown, and I went to school in North York. But I fully expect to move around a bit more before I am through with this city! NH&C: Please complete this sentence: “What I love most about Toronto is…” Keesmaat: The energy, the people. I lived in Vancouver for a few years and I was dreading moving to Toronto, but when I arrived I immediately felt at home. I love that you can come to Toronto from anywhere in the world and you are instantly a Torontonian. Toronto is changing so rapidly, its challenges are so intense, it’s tough not to get caught up in it. Cities have moments: I believe this is ours. We are really beginning 62 NEW CONDO GUIDE APRIL 11 - 25, 2015

to cultivate our cultural institutions in new ways, our universities excel, our parks, ravines and open spaces make the city liveable, we actually have a restaurant “scene”, and we are a great city for entrepreneurs. All these factors make Toronto wonderful to me. NH&C: You’re from Hamilton, a city undergoing a transformation of its own, with similar but different challenges than Toronto. How is that city doing with it? Keesmaat: There is a burgeoning excitement in Hamilton, driven by a growing community of urbanists and creative types who are really committed to making Hamilton a unique and liveable place. For the first time in a long time, private-sector investment is returning to the core. This is great! My hope is that Hamilton can learn from our mistakes and build the transit investments it needs before it becomes a crisis point. Hamilton has ambition, and it’s going to be fascinating to see how that translates into creating great places to live and work.

World-renowned designer Karl Lagerfeld celebrates his first Canadian collaboration

Karl Lagerfeld with Art Shoppe Lofts + Condos partners Todd Cowan and Jordan Dermer of CD Capital Developments, and Peter Freed of Freed Developments

F

ashion icon Karl Lagerfeld arrived at the Art Shoppe Lofts + Condos on Wed., April 1 to celebrate his unique collaboration with Freed Developments and CD Capital Developments. ‘Lobbies by Lagerfeld’ will showcase the designer’s hand-picked selections, signature style and exceptional eye for detail in two residential lobbies at this highly anticipated new condo project coming to the Yonge and Eglinton neighbourhood. Lagerfeld is working with the developers and alongside the architects at architectsAlliance and Janet Rosenberg & Studio, and interior design firm Cecconi Simone. “It’s interesting to design public spaces in a big building like this. It’s a vision – you can use modern furniture, modern architecture, things I’m really interested in. It’s up to me to find an idea of what will make this building different from the other buildings. The minute you enter, you have to feel that you’re in a place that’s special,” Lagerfeld said of his first foray into the real estate realm. 64 NEW CONDO GUIDE APRIL 11 - 25, 2015

Hosted by Peter Freed, president of Freed Developments, Jordan Dermer and Todd Cowan, managing partners of CD Capital Developments, guests of the red carpet event were welcomed into the glamorous presentation centre complete with crystal chandeliers, Perrier Jouet champagne and music courtesy of New York City model and DJ Leigh Lezark of The Misshapes. “We’re thrilled to welcome Karl Lagerfeld to Canada, as together with his design of the lobbies of the Art Shoppe Lofts + Condos, we will create a world-class address,” said Freed. “We are excited to share Mr. Lagerfeld’s creative vision, as he brings a strong element of art and design that Canadians will greatly appreciate and look forward to,” said Dermer. “As Yonge and Eglinton is one of the largest and busiest hubs in the GTA, the Art Shoppe Lofts + Condos will provide residents in this area with a landmark address and retail destination,” added Cowan. The Art Shoppe Lofts + Condos at 2131 Yonge St. will feature a 28-storey tower on the north side of the property, stepping down to a 12-storey midrise of lofts to the south. Suite options will range from studios to two-bedroom-plus-den designs. On April 25, the public is invited to visit the Art Shoppe Lofts + Condos for the grand opening of the presentation centre. A soft landing for Canada’s condo markets By Lydia McNutt

C

anada’s booming condo markets are gearing up for a soft landing, though some will land a little harder than others according to the latest Conference Board of Canada condo report recently released by Genworth Canada. The report points to varying economic conditions nationwide as the reason behind regional variances, including Toronto and Vancouver as leaders in GDP growth, and weaker economic conditions in Calgary and Edmonton. Despite the dip in the Prairies, the report shows all eight major Canadian markets studied – Victoria, Vancouver, Edmonton, Calgary, Toronto, Ottawa, Montreal and Quebec City – will experience decent population growth to support continued growth in condo sales and prices. 70 NEW CONDO GUIDE APRIL 11 - 25, 2015

Bursting bubble? Not this year! Those who were forecasting a condo crash in hotterthan-hot cities like Toronto and Vancouver are in for a surprise. “From a national perspective, these findings support an overall balanced outlook on Canada’s condo market for 2015, with the exception of certain oil-exposed regions,” says Stuart Levings, president and CEO of Genworth Canada. “We continue to see evidence that population growth and employment remain key drivers of demand for condos in urban centres.” With demand still there for those downtown dwellings in the sky, prices will continue to rise in 2015, but at a more moderate pace than seen in years past with the exception of Alberta, where prices will drop in line with economic activity. “While the health of apartment condominium markets varies significantly by region, nowhere do we see a bubble about to burst,” says Robin Wiebe, senior economist at the Centre for Municipal Studies at The Conference Board of Canada.

2015: +2.1% 2016: +2.8%

Vancouver will experience continued sales and price growth in 2015, buoyed by offshore demand. But in the face of high inventory, starts will remain slow.

2015: -4.6% Edmonton’s 2016: -0.6% condo market will experience declining sales and prices in 2015. The depth and duration of the market’s downturn will directly depend on oil prices.

HOMEBUYERS’ HELP

Jumping into real estate investment – feet first By Kara Kuryllowicz

hat do you do when, to your utter astonishment, your mortgage is paid off, you’re single, self-employed and decades from retirement? Woohoo! Happy dance! While I was happy dancing, of course, I ran the “what if” gamut? What would I do with all of that

extra cash? Travel! Woohoo – more happy dancing! But my practical streak screamed: “What? Are you crazy?” I considered the stock market. I pondered socking it away in a savings account of some sort. But, as various friends and clients pointed out, the smartest thing I could do was to use my house to buy another house! Leveraging the equity I’d built up made sense, but I hated the idea. After all, I had just paid off my mortgage – why on earth would I (single and selfcontinued on pg.78

HOMEBUYERS’ HELP continued

I was going to do my research, learn more about real estate investment, crunch the numbers and start small with a place that I could afford and where every single cost would be covered by my new, carefully vetted tenants’ rent with room to spare employed with a moderate, highly unpredictable income) immediately burden myself with another one? Apparently, I should buy a rental property and let my new tenants pay it off for me. Brilliant! But of course, my extremely practical, financially cautious self nearly had a heart attack. I’d heard the horror stories – from my cousin’s (who’s also a landlord) very own lips. Lovely Shirley may have been the best tenant ever, but the stripper – who was in arrears (four months and counting), while her Rottweiler puppies trashed the unit he’d so painstakingly renovated to perfection – had made a far more lasting impression. The potential hassles and costs scared me, because at first glance, they appeared beyond my control. My client, Steve, who had also positioned himself as my business coach, said: “Yes. You can certainly look at being self-employed, single and your unpredictable and moderate income as roadblocks!” But as Steve pointed out, I’d already successfully managed home ownership. He asked: “What is it about you and your situation that made that possible?” That got me thinking. » I’m incredibly careful with money. Some call it frugal, my sister calls it cheap. As a result, despite the fact that » I’d never ever thought about my credit rating, it was perfect. » I do my research. I turn to the experts. I tend to get good advice. » When it comes to life, dancing till dawn or scuba diving with sharks, I’m in. » If we’re talking money – I’m conservative and cautious to the extreme, even to the point of paralysis. Back in the day, I’d take a leap of faith with the man I’d met at the punk club, but when it came to business relationships, particularly those that involved money, I’d always kept an eye out for the red flags and tended to start small before fully committing. When I stepped back and really looked at myself, I could see that the person I’d always been could become a successful, albeit small, real estate investor. I liked pondering the equity sitting in my house, but I didn’t much like the fact that it wasn’t actually doing as much for my future as it could be. Holy heck, I was finally ready to use some of that equity as a down payment on my very first rental property! 78 NEW CONDO GUIDE APRIL 11 - 25, 2015

I was going to do my research, learn more about real estate investment (maybe even take some courses), crunch the numbers and start small with a place that I could afford and where every single cost would be covered by my new, carefully vetted tenants’ rent with room to spare: mortgage payments, utilities, property tax, property insurance, repairs, upkeep. I was scared, but I took a step back, objectively assessed myself and my situation to see if it was viable and decided: “I can do this!” Can you?

knew right away that this space would host an eclectic mix of furnishings, including those inspired by the Mid-Century Modern era. When my firm Toronto Interior Design Group first entered this home, the white walls were bare and there was little furniture. The possibilities were endless, as the clients allowed us to really let our imagination run wild with this project and trusted us completely with whatever we wanted to do. The first task was determining the floor plan and flow of the space. After the homeowners fell in love with the layout, it was time to create a design they would fall in love with, too.

ENIGMA ON THE PARK ANSWERS THE DEMAND FOR TOWNHOMES Aragon Properties’ boutique-style condominiums and townhomes offer an attractive alternative in Toronto’s Bloordale neighbourhood

N

estled within an emerging neighbourhood just steps from Bloor Street West and Lansdowne Avenue, is Enigma on the Park. This hidden gem from forward-thinking developer Aragon Properties is a midrise building with 86 loft-style condominiums and parkside townhomes. What makes Enigma on the Park so unique is that it’s answering the call from many homebuyers in downtown Toronto with its connected location, proximity to neighbourhood amenities, intelligent architectural design and especially its townhome offering. The popularity of the townhomes at Enigma on the Park, and townhomes in general, can be attributed to many factors affecting those looking for a new home. “Detached and even semi-detached houses are becoming virtually unreachable in Toronto due to rising

88 NEW CONDO GUIDE APRIL 11 - 25, 2015

costs,” says Ralph Fox, Enigma on the Park sales manager from Sage Real Estate. “This is leading young families who can’t afford a home and want an alternative to a condominium to look at townhomes, because they are the only affordable fit. I’ve seen people come in after losing out on bidding wars for homes in multiple-offer scenarios, who are then able to sit down in our showroom and choose their home over a cup of coffee.” Designed by Quadrangle Architects, one of Toronto’s leading architectural firms, Enigma on the Park comes by its name honestly as it is situated in an existing residential community right at MacGregor Park and off the busy main streets just south west of Bloor Street West and Lansdowne Avenue. The park is integrated into the overall building design as it flows from the perimeter

of the condominium and into the interior public spaces. This proximity to nature, social activity and community is another draw for townhome purchasers. “Not too many townhouses are being built within the city, especially ones in a building with character, situated next to a park in an emerging neighbourhood,” says Fox. The low maintenance fees have been another draw for those purchasing townhomes at Enigma on the Park. Fox has found that, when given the option, most purchasers would choose reduced maintenance fees on a monthly basis over more amenities. “Townhomes generally have lower maintenance costs per sq. ft. than condos,” says Fox. “Maintenance fees for the townhomes at Enigma on the Park are 33 cents per sq. ft. versus the 45 cents per sq. ft. for the building’s condos, because the townhomes don’t use up as much common space like elevators and hallways...allowing residents to save proportionally on their monthly fees.” Enigma on the Park’s proximity to the park’s plentiful greenspace is a welcome amenity in itself. Residents of Enigma on the Park have access to boutiques, cafes, restaurants, art galleries and markets located within the burgeoning Bloordale neighbourhood. With less than a 10-minute walk from Lansdowne subway station on the Bloor line, it’s effortless to get downtown quickly. Bloor GO station is a short walk away and will be the only central stop of the Union Pearson Express when it’s completed. Immediate access to the subway, buses and streetcar has earned Enigma on the Park a transit score of 100.

Of the 86 homes at Enigma on the Park there are 56 different floor plans, making almost every suite unique. “Enigma on the Park averages a price of approximately $525 per sq. ft., which compared to condos closer to the downtown core, is affordable,” says Fox. “Especially when you factor in that Enigma on the Park is in an upcoming neighbourhood right on a park and is a seven-minute walk from Bloor Street and the subway.” Enigma on the Park’s interiors feature wide-plank hardwood flooring, nine-ft. high ceilings, sliding doors to separate living spaces and reclaimed brick walls that are different in every suite. Most suites have a patio or balcony, while penthouses have terraces. Kitchens feature quartz countertop and backsplash, sleek Kohler fixtures and a designer appliance package; while bathrooms include quartz countertops, soaker tub and/or fully enclosed walk-in shower. Building amenities include a fully equipped gym, theatre, rooftop lounge with fire pit and barbecue, and dog washing station, making Enigma pet friendly. Homes range in size from 422 to 1,567 sq. ft. and are priced from $231,900.

demolition of the 90 Niagara sales office. Guests at the event were provided with hard hats, safety goggles and sledge hammers, and were given an exclusive opportunity to help demolish the existing structure. Excited guests tore right into the sales office, honoured to be part-even if minor-of the demolition process. Surrounded by world-class shops and restaurants and in close proximity to Toronto’s Fashion District, Entertainment District and Financial District, 90 Niagara has quickly become one of Toronto’s most successful urban projects. Ranging in size from 560 to 1,030 sq. ft. and priced from $346,000, layouts at 90 Niagara will offer the ultimate in stylish living. Rising just five storeys and offering a select 45 units, 90 Niagara is a modern and intimate midrise building comprised of condominium suites and urban towns. Featuring striking horizontal lines, 90 Niagara will merge seamlessly with the neighbourhood’s existing streetscape, uniting the project’s two forms of housing in a distinctive architectural fusion. Interior features at 90 Niagara will include nine-ft. ceiling heights, pre-finished hardwood flooring and contemporary flat-panel interior doors. Designer-inspired kitchens will include contemporary European-style flat slab, quartz countertops with a combination of quartz backsplash and ceramic tile, stainless steel appliances, and under-cabinet valance lighting. Residents will also have access to an incredible selection of recreational amenities, including a modern, boutique-style lobby, an outdoor terrace and lounge area with two distinct conversation areas, and a dining/ barbecue area. 90 Niagara will also feature an elegant party room with a geometric patterned fireplace feature wall, lounge seating and bar area. Occupancy at 90 Niagara is scheduled for the summer 2016. For more information on this incredible new development, call 416.981.0036 or visit 90niagara.com

CONDO PROFILE

FREEDOM ONE Live Free for One Year at Perspective Condominiums

I

magine the freedom of no mortgage, no taxes or condo fees for one entire year. That’s the special and unique promotional incentive now being offered by developer Pianosi Development Corporation to purchasers at its new Perspective Condominiums, now under construction at Scarlett Road and Eglinton Avenue in Etobicoke. Pianosi will supply the purchaser with a credit on closing that covers 12 months of mortgage, all condo fees and all taxes, giving any purchaser an incredible leg up in personal finances for a year. The “Live Free for One

96 NEW CONDO GUIDE APRIL 11 - 25, 2015

Year” promotional incentive should be especially attractive to those looking to purchase their first home and enter the real estate market. Perspective Condominiums, now well into construction and with occupancies slated to begin later in 2015, features a 12-storey and a 19-storey tower in one of Toronto’s most delightful neighbourhoods of central Etobicoke. The location is much admired, as it is nearby James Gardens Park and close to the mature natural beauty of the Humber River Valley, with miles of trails and many meandering walkways. Perspective is a quick commute to downtown, and minutes to major east/west and north/south highways, as well as Toronto Pearson International Airport. Pianosi’s research shows that close to 80 per cent of purchasers will be coming from approximately five kilometres away, choosing to stay in the neighbourhood because of its many advantages such as shopping, local transit and the abundance of natural beauty. Aside from the outstanding financial value of the “Live Free for One Year” promotional incentive, Perspective Condominiums is proving very popular

Pianosi will supply the purchaser with a credit on closing that covers 12 months of mortgage, all condo fees and all taxes... with purchasers because of its larger-sized suites and the fact that each unit includes a balcony which becomes an extension of the residents’ personal space. Average ceiling heights are nine ft. and each suite features high-end features and finishes with generous natural light. Sixty per cent of the suites are two-bedroom layouts and feature unique touches such as laundry tubs and side-by-side washer/dryers. The development also displays extensive green landscaping and

features a full package of social and engaging amenities. Perspective Condominiums is affordable, luxury living with suites that are currently priced from just $299,900, including parking and a storage locker.

For more information on Perspective Condominiums, and to take advantage of today’s prices and the “Live Free for One Year” promotional incentive, visit online at perspectivecondos.com or call 416.242.3500. E

mpire Communities, Pace Developments and Fortress Real Developments have ushered in the start of construction for The Mark in Markham. Designed by award-winning Kohn Partnership Architects Inc., The Mark is a striking 220-suite highrise that combines contemporary form and Art Deco-inspired elements. At the future site of The Mark, located at 9560 Markham Rd., key representatives from Empire Communities, Pace Developments and Fortress Real Developments, along with City of Markham Ward 4 Councillor Karen Rea, commemorated the occasion with a ceremonial dig. “The Mark has been one of the most sought-after condominium projects in Markham,” says Paul A. Golini Jr., Empire co-founder and executive vice-president, Industry Relations. “The Mark is unique in that it offers spectacular design and appealing amenities in one of the GTA’s most vibrant, established and welcoming communities,” adds Dino Sciavilla, president, Pace Developments. Markham, which will play host to this summer’s 2015 Pan Am and Parapan Am Games, has the charm of a small town with the conveniences of city living, 106 NEW CONDO GUIDE APRIL 11 - 25, 2015

including close proximity to shops, restaurants, parklands, schools and hospitals. The Mark is situated across from The Mount Joy GO station, providing residents with a convenient commute to downtown Toronto via Union Station in less than 45 minutes. Amenities at The Mark include a professionally equipped exercise room, entertainment room, fireside lounge and an outdoor terrace with barbecues.
