Getting into a hot housing market
LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@YPNextHome.ca Twitter: @LydiasTweets
IF YOU’RE LUCKY ENOUGH to own a small slice of Toronto’s pricey property pie, consider yourself lucky. The Greater Toronto Area is growing to the tune of 100,000 new residents every year. The competition for homes is growing, supply is shrinking, and prices are rising, creating challenges for would-be homebuyers – particularly first-time buyers who simply can’t get their foot in the door. I recently asked some home builders if there’s a solution – or at least a work-around – to Toronto’s housing affordability problem. They all agreed that getting into this hot market hinges on personal choices: where, what and how much? “The issue is not that there are no affordable choices in the GTA,” Gary Mcilravey, Empire’s manager of market research, told me. “It’s just that the form of these affordable choices is much different than in the past.” Translation: look beyond the single-detached house. The GTA has plenty of options to choose from, and now more than ever, we’re seeing these take shape as new condominiums in the 416, 905 and beyond. Midrise and highrise condos, and stacked townhomes are stepping in as the new form of popular and affordable housing. Condos have risen in rank as a top choice for homebuyers, and not just as a stepping stone for first-timers as was historically the case. Families and move-up buyers are also choosing condos for their great locations, convenient lifestyle, affordability and resale value. A home is a huge commitment, so consider your wants, needs and budget. First and foremost, a “dream home” is one that you can afford.
WHY NIMBYISM HURTS US ALL
READ MORE ONLINE We’ve all heard the acronym, yet not everyone knows what it means – what it really means. NIMBY, or “not in my back yard,” implies just what it says. “Yes to new housing, schools and community development, just not right where I live, thank you very much.” The development industry chimes in. Innovative townhome forms offer consumers affordable new home options By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
ONE WAY THE LAND development and
home building industry is providing consumers with affordable new home options while complying with the province’s intensification requirements is by building innovative forms of townhomes. In recent years, the industry has introduced many varieties of stacked and back-to-back townhomes across the GTA. With these forms of housing, the industry is building gentle density and is trying to meet the insatiable demand for ground-related housing at an affordable price. Stacked towns are becoming very popular across the GTA. When one unit is stacked on top of another, residents have the advantage of a two-storey house-style layout with the added convenience of a condo. The lower unit typically has a patio or terrace, while the upper unit usually boasts a balcony or rooftop terrace. Back-to-back towns are different than regular row housing, as the backs of each home touches the back of the house behind it. Both types of townhomes help increase choice for consumers, whether they are families looking for space to grow, empty nesters who want a more relaxed lifestyle, or firsttime buyers looking for an alternative to a condo unit. These innovative, new townhome developments are taking shape across 12 YPNEXTHOME.CA
the GTA in communities where a decade ago, most all of the new development was detached homes. In places such as Stouffville, townhouses now account for a significant proportion of the housing that is under development. For instance, BILD member Geranium Corp. offers a number of different townhome options in its Cardinal Point masterplanned community. Prices for these units started in the mid-$400,000s. While back-to-back row housing is common in England, the concept is relatively new to the GTA. With some innovative rethinking of the Victoria-era housing form, several BILD members have brought backto-back and stacked townhomes to the market with great success. Menkes’ Dwell City Towns in Etobicoke, for example, offered back-to-back units of 1,000 to more than 1,600 sq. ft. with starting
prices from $300,000. The 196 open-concept units – boasting patios and rooftop decks – sold out quickly. At Queen’s Landing in East Gwillimbury, Minto is about to launch the second phase of backto-back townhomes after phase one sold out in three hours. These are just a few examples of the numerous “gentle density” developments that our industry is building as we try and meet the housing needs of the GTA’s evergrowing population in our highly regulated new home market.

Mismatch between housing supply and demographic demand in Canada THERE’S A QUESTION looming over every homebuyer, seller and real estate watcher in the GTA: what’s behind the housing affordability crunch? Following an in-depth analysis, the Canadian Home Builders’ Association (CHBA) has identified some key factors behind current housing market conditions. The research report, The Housing Supply Deficit – Not Enough Homes for Families with Young Children, points to a significant and growing mismatch between housing demand and what home builders are able to supply, given planning and zoning patterns and the lack of available serviced land. The report also comes with a warning: if current trends continue, Canada will see a shortfall of 300,000 family-oriented homes in the next 10 years. According to CHBA’s data, demographic factors are driving demand for lowrise houses suited to young, first-time home-buying families, as Canada experiences a “baby boomlet.” Simultaneously, aging Baby Boomers and older Canadians are not downsizing from their detached homes in the numbers predicted, opting instead to agein-place. In fact, many Boomers are actually trading up to larger single-family units, creating a morepronounced shortfall of lowrise homes. “There has been a lot of commentary around what’s driving house prices in markets like the GTA and Vancouver. Much of this overlooks the fundamental factors of supply and demand, and the increasing number of young families trying to achieve home ownership,” says CHBA CEO Kevin Lee. “CHBA’s research shows that current 18 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
patterns of urban development fail to address the needs of young families... There is a distinct lack of higherdensity, ground-oriented homes they can afford, such as townhomes, stacked towns and similar housing formats. This is the ‘missing middle’ in our largest and fastest-growing communities,” Lee adds. The effects of the lowrise shortfall are further amplified by supply constraints, including lack of infrastructure and developable land, development restrictions, NIMBYism, and municipal policies favouring highrise development. (Editor’s note: read more about NIMBYism on pg. 44.) Canada has seen a 27-per-cent drop in the construction of lowrise homes since 2007. The fastest-
growing markets are experiencing a much more dramatic decrease. In the GTA for example, inventory of lowrise homes dropped 89 per cent in the last decade, and sits at historic lows. There is a particular shortage of higher-density, lowrise attached homes offering access to transit, which increasingly represent the “missing middle” of urban housing stock. “In markets experiencing strong economic growth and in-migration, these supply factors are a big part of what is fueling rapid price appreciation within the groundoriented housing segment. While some observers look for other explanations, and there are indeed other contributors, the ‘law’ of supply and demand remains pervasive,” Lee adds. “What we are seeing is the Millennial generation really struggle to find a place to live and raise their families in our largest cities, and this has worrying longerterm implications for them, these communities, and the economy at large. “Although there has been a lot of focus on trying to dampen prices, a big part of the solution is enabling a housing supply response. We’re not talking about ‘sprawl’ here, just about building smarter communities, including infill projects and transitoriented development, that young families find welcoming and manageable with young children.”

Property Profile | THE PEAK AT EMERALD CITY
The Peak to enhance architectural landscape at Emerald City AT NORTH YORK’S popular Don
Mills Road and Sheppard Avenue intersection, the Emerald City community is growing, and is a remarkable example of masterplanning and architectural cohesiveness. WZMH Architects was called upon from the beginning to create a community design that would offer quality of life above all. The flourishing result is one of Toronto’s most desirable newhome destinations. Six residential condominiums are completed and occupied, or well under construction, in Blocks A and B. The seventh, The Peak at Emerald City, has been launched to usher in Block C. According to Len Abelman, a principal at WZMH, The Peak’s location and design are integral to the master plan. “Having the opportunity to master plan the entire site enabled us to maximize the lifestyle potential in this truly mixed-use community,” Abelman says. “Emerald City is home to a variety of residences, retail venues, a large park, community centre, playgrounds and amenity areas. To encourage environmental sustainability, the plan is pedestrianand bicycle-friendly, and of course, subway access is close by. Situating most of the parking underground, we left plenty of landscaped space between the residences. We sited and designed all of the buildings carefully to achieve a cohesive, yet visually striking effect.” He explains that the two southernmost blocks, B and C, flank the new Helen Lu Road as mirror images in massing. The Peak will be a sleek, 33-storey contemporary tower rising from a five-storey podium. “It is designed to have its own identity, yet fit in well as part of the Emerald City family of residences. Throughout, we have used similar elements of 22 YPNEXTHOME.CA

colour, texture and materiality to create variations on an overall theme. In order to scale the podium to street level, we integrated brick into the buildings’ bases. The Peak’s brick will be red, where in the other blocks, the masonry is a buff or grey colour. What really sets The Peak apart is its composition of vertical and horizontal elements that break up the mass of the building into asymmetrical geometries. At the mechanical penthouse, we took vertical white metal lines and designed them to fold into horizontals.” Abelman points out that the residences at Emerald City were designed from the outside in, and the inside out. “We adjust the suite mix in the various buildings to meet the
needs of their target markets. For The Peak, we enlarged the average size of units and also designed a lot of onebedroom-flex units among the mix to satisfy demand.” Abelman and a team of architects at WZMH located and oriented the amenities to take advantage of their surroundings. “The Peak’s eastern face overlooks the park so we laid out many of these common areas along the eastern edge for beautiful views.” With interior design by Tanner Hill Associates, amenities include a chic lobby offering concierge services, a pet room and party room. Shared amenities range from an indoor pool, sauna and hot tub, to a family play lounge and landscaped barbecue patio.
Abelman says the suites will be light and airy, with natural light streaming into open-concept layouts. “Living areas are predominantly rectilinear, which makes for practical furniture placement. The joy and challenge of being an architect involve finding that balance between function and aesthetics.” Situated across from Fairview Mall, the Emerald City community features brightly coloured public art by Canadian artist Douglas Coupland. The Parkway Forest Community Centre has a rooftop garden, fullsize gymnasium, YMCA-run daycare, outdoor pool and pavilion, and much more. Suite configurations will include one-bedroom, one-bedroom-plusden/flex, two-bedroom, and twobedroom-plus-den/flex units ranging from 475 to 928 sq. ft. Prices for these well-appointed suites will start from the high $200’s for sizes from 962 to 1,635 sq. ft. The Peak will also feature four three-bedroom, two-storey townhome-style units from 1,636 to 1,699 sq. ft. Sierra
O MEET OUR HER
“From interacting with the volunteers to the uppermost staff at SickKids, our experience has been positive. That has been a tremendous help as a parent.” – Nicola Put a camera in front of eight-year-old Sierra and she will turn on the charm. This charismatic little girl is as playful and active as any other child her age. You’d be surprised to know she’s a current patient at The Hospital for Sick Children (SickKids). Sierra’s illness was detected early at only two days old when she was brought to SickKids to investigate an irregular connection in the bowel. She was sent home, one month later her parents returned to SickKids Emergency with their infant jaundiced and not digesting food properly. Although she was being fed a lot, Sierra had lost weight since being born. It didn’t take long for doctors to determine the cause of Sierra’s deterioration and she was diagnosed with Cystic Fibrosis (CF). CF is a genetic disease that mainly affects the lungs and digestive system. Fortunately for Sierra, it has predominantly affected the digestive system, which is easier
24 YPNEXTHOME.CA
to manage than the lungs. Since her diagnosis, she has taken enzymes at mealtimes to help with digestion and undergoes daily physiotherapy to prevent her lungs from building up with mucus. Since Sierra is very active, her parents have become creative with her physio by incorporating it into her daily activities. For example, 10 minutes bouncing on the trampoline might be followed by five minutes of breathing exercises. This doesn’t hold Sierra back from being active. She does gymnastics, swimming, soccer, art classes and made it to ‘divisionals’ for cross country. Her mom says she can’t sit still. Sierra’s condition has also encouraged her parents and family members to become involved in fundraising activities to support CF research and SickKids. As she grows older, Sierra is becoming more actively involved in her own treatment. Her parents feel lucky to have SickKids in their lives to guide them through their ups and downs.
Why SickKids?
1
SickKids is on the frontlines in the battle against Cystic Fibrosis. Since our researchers discovered the gene responsible in 1989, life expectancy for CF patients has doubled. We may have dealt a serious blow, but we won’t stop fighting until CF lives on only in history books.
2
SickKids pioneers new possibilities for treatments and cures. 2,000 research staff make advances every day that bring new hope to children and theirfamilies.
3
SickKids is Canada’s leading centre dedicated to improving children’s health and home to Canada’s largest, hospital-based child health research institute.

Advice | FUNDAMENTALLY SPEAKING
It’s a different kind of spring this year By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
SPRING HAS SPRUNG, and while it’s
normally an occasion to celebrate, with days growing longer, weather getting warmer and real estate heading into busy season, everything feels a little different this year. Canada’s real estate markets are dealing with a myriad of issues. In Ontario, it’s an acute supply shortage, skyrocketing prices and a resulting affordability crisis. In BC, a compositional shift toward softer sales and slowing price growth. In Alberta, it’s all about recovery, as the province and housing sectors claw their way out of two or three years of economic quagmire. Other provinces are dealing with their own economic- and marketspecific challenges and opportunities. Against this backdrop, add the delicate and often confusing issue of policy. In Ontario, for example, the provincial government is facing hard lobbying from multiple sources – chief among them the Ontario Home Builders’ Association, Ontario Real Estate Association, and the Building Industry and Land Development Association – to, in short, make more land available on which to build lowrise homes. And to speed up the approvals process. The Canadian Home Builders’ Association (CHBA) is also growing more vocal. It recently released an in-depth analysis of key factors underlying housing market conditions. The Housing Supply Deficit – Not Enough Homes for Families with Young Children, points to a significant and growing 28 YPNEXTHOME.CA
mismatch between housing demand and what the residential construction industry is able to supply, given planning and zoning patterns and lack of available serviced land. The report notes that if current trends continue, Canada will see a shortfall of 300,000 family-oriented homes over the next decade. “There has been a lot of commentary around what’s driving house prices in markets like Vancouver and the GTA,” says CHBA CEO Kevin Lee. “Much of this overlooks the fundamental factors of supply and demand, and the increasing number of young families trying to achieve homeownership.” In Toronto, having seen how effective a foreign buyers’ tax in Vancouver was to cooling a potentially overheating market there, the City is considering taking similar action. Something… anything might be better than to let double-digit price growth continue unchecked, proponents say. But, critics argue, slapping a tax on foreign purchases is short-sighted and will do nothing to facilitate a long-term solution to increase the supply of new homes. If all of this wasn’t complex enough, add the prospect of the National Housing Strategy. Due out at some
point this year, this federal initiative will attempt to address the varied and challenging issues, involving differing provincial and regional economies, housing markets and conditions, from affordable housing to rental markets to homeownership. Until then, we were looking to the 2017 federal budget, tabled on March 22 to see what, if anything, Ottawa would include to begin tackling some of these challenges. Budget 2017, while making housing a priority by proposing to invest more than $11.2 billion over 11 years in a variety of initiatives, still comes up short on addressing affordability for first-time buyers. “The housing-related allocations in this budget are principally for affordable/social housing, so the key challenge of affordability for market-rate housing, and especially for first-time homebuyers, remains an issue,” Lee told New Condo Guide. Advice | CONDO PRO
Condo size matters, as long as it’s right for you! By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN SHOPPING for a new home or condominium suite, location, location, location factors first in most people’s must-have lists. Price and size typically come next in order of importance. Nowadays, with prices the way they are across the Greater Toronto Area, it is leading more buyers of all ages to condos for affordability. For years, emptynesters moving from a large home to a condo suite referred to this step as “downsizing,” and purchasers opting for larger square footage called it “upsizing.” A few years ago, I coined the new term “right-sizing” to more accurately reflect the concept of buying the right new home for you, whatever its size. As people age and life circumstances change, so do their housing needs. Later in life, we simply do not need as much square footage in a home, and moving to a condominium brings with it a multitude of benefits that make square footage less critical. Rightsizing can mean going down in square footage and moving up in luxury, comfort and leisure time. First-time buyers want as much space as they can afford, and even the most compact of suites today feature efficient layouts that “live” larger than their square footage may suggest. These newcomers to the marketplace want the benefits that come along with owning and building equity over the years. For them, buying while mortgage interest rates are still low 32 YPNEXTHOME.CA
is critical – especially because the prices of new lowrise homes are out of their financial reach. Condos are the more affordable choice. Urban professional couples, families and others looking for a larger home base may rightsize to a suite with additional bedrooms, or even a penthouse. Consider modern condominiums’ security measures and proximity to local amenities, and the appeal is strong for families. Once children are grown, their parents may move to a smaller suite that is even more luxurious. It’s all about rightsizing. The great news is that our forwardthinking developers are designing for all of the above. They are being innovative when it comes to suite design and maximizing every square foot. I have often heard from emptynesters who have moved into a condo suite, only to realize how much wasted space their lowrise homes had. Think hallways, landings and stairs. Some have even told me that despite a lower square footage
number, their suites have more usable space. Of course, a major benefit of living in a condominium is access to common amenity areas that in essence, augment your private living area. A fitness centre and pool eliminate the need for exercise equipment in your suite. With gorgeous party rooms and lounges in the building, you can entertain a crowd without worry of how they will fit into your private home. Wedding and baby showers, Thanksgiving or holiday feasts, anniversary celebrations can all be held under your own roof. And remember – over the years, someone else will clean, maintain and repair these amenity areas for you. Let’s face it – leaving behind maintenance is a main attraction to the condominium lifestyle. Condo maintenance fees are well worth it when you consider the fact that landscaping, outdoor window cleaning, and the maintenance and repair of everything from hallways to swimming pools, is taken care of by professionals. Condo living also means being able to lock your door and leave for holidays without worrying about exterior property upkeep and security while you’re away. As life goes on, things change, needs change and we adjust our circumstances accordingly. Whatever the size of the new home or condominium suite you choose, make sure it’s the right size for you!

Advice | STAT CHAT
The suburban condo market is hot again By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
DURING THE PREVIOUS PEAK in the Greater Toronto Area's new condominium market in 2011, there was a noticeable spike in the level of sales in suburban municipalities. With record units under construction and sky-high prices, suburban buyers and investors took a breather in late 2012 and 2013. At Fortress, we turned down opportunities to buy highrise sites in Mississauga, Vaughan, Richmond Hill and Pickering during that time, as we questioned the level of future highrise demand in the suburbs. In retrospect, that was not a wise decision. According to condominium market research firm Urbanation, new condominium apartment sales in the 905 region increased 82 per cent in 2016 and their market share of total GTA transactions jumped from 24 per cent in 2015 to 32 per cent in 2016. The number of units in new condo developments launched in 2016 increased by 57 per cent annually. Despite the massive influx of new units, unsold supply actually dropped 39 per cent! With those eye-opening numbers, builders and developers are no longer ignoring high-density opportunities in the 905. For my latest Market Manuscript, a 70-page report on the state of the Canadian housing market, I asked builders and developers across Canada where they see the future of their business (two responses were allowed for this question). Suburban
or urban lowrise infill and urban highrise condominium were the top two choices at 43 per cent apiece, but suburban highrise condominium was chosen by 31 per cent of respondents. I don’t know how many times I had a conversation with a fellow developer in the past, and they swore they were urban developers only. Some even snubbed their noses at North York. Many of those same developers have been announcing new development projects in Vaughan and Mississauga. Look for larger and more architecturally stunning projects to grace the skies of the suburbs over the next five years. Downtown developers are bringing their designs and mega-projects to the suburbs, but they are also brining their unit sizes. In July of 2015, I surveyed developers for a previous Market Manuscript report, and I asked them to identify their most popular suburban condominium unit size. When averaging the range of responses, 884 sq. ft. was recognized as the most popular size. I asked the same question in January of this year
and the average response declined by 7.5 per cent, to 818 sq. ft. If you were thinking about purchasing a large new suburban condo, you better move quickly, as unit sizes are shrinking and developers are catering to investors that intend to rent suites out in the increasingly tight rental market. The most popular downtown apartment is just 657 sq. ft., and that may certainly be the future of suburban highrise. I won’t make the mistake of doubting the suburban condo market again! To download the Spring 2017 Market Manuscript report, go to the news section at fortressrealdevelopments.com and read about all of the survey questions we posed to developers and the general public. Fortress Real Developments partners with builders across Canada, and Ben assists in evaluating the market and projects that Fortress engages in. OHBA Report
The quest for energy-efficient housing continues By Joe Vaccaro
MORE ADVICE ONLINE ypnexthome.ca/news/advice
YOU MIGHT BE surprised to know how much housing in Ontario and Canada has evolved over the past 70 years. For example, did you know that in the early 1940s, 44 per cent of homes had no indoor flush toilets and 93 per cent of homes were heated by coal, coke or wood fuel? While the Ontario government moves forward with its Climate Change Action Plan (CCAP) announced in 2016, the Ontario Home Builders’ Association (OHBA) and its members have been initiating and supporting programs designed to build and renovate more energyefficient homes for almost 20 years. In 1998, OHBA and the Canadian Energy Efficiency Alliance partnered to form EnerQuality, whose mission is to accelerate housing innovation and improve building performance in Ontario. EnerQuality offers certification through these programs:
» Energy Star for New Homes: Homes that receive this label are about 20 per cent more energy efficient than those built to the minimum Ontario Building Code standards, and reduce greenhouse gas emissions by two to three tonnes a year per house. In 2014, 32 per cent of all homes built in Ontario were Energy Star-qualified. » GreenHouse Certification certifies homes that meet highperformance standards in water 34 YPNEXTHOME.CA
efficiency, indoor air quality and resource management. » R-2000 certified homes offer both energy efficiency and Green building features that exceed energy-efficiency building code requirements by 50 per cent. Only licensed R-2000 builders who have been trained and certified can build R-2000 homes. » Net Zero/Net Zero Ready Homes: These homes are designed, modelled and constructed to produce as much energy as they consume on an annual basis. You may also come across the term, LEED (Leadership in Energy and Environmental Design). This voluntary rating system evaluates environmental performance from a whole-building perspective over a building’s life cycle. As of 2015, LEED buildings have eliminated 1,261,016 CO2e tonnes of GHG emissions annually, diverted more than 1.5 million tonnes of waste from landfill, and have saved 12.8 billion litres of water per year. And when you’re ready to resell
your home or condo, there are also ways to fast-track home energy retrofits, which command a higher resale price. The OHBA supports the Ontario Ministry of Energy’s Home Energy Rating and Disclosure (HER&D) program, which would require Ontario homeowners to get an energy performance rating for their existing homes, and disclose that rating to prospective buyers. This would ensure homebuyers are fully informed about the energy use in a home before they buy. The province has also recently committed $100 million to help finance energy retrofits, including upgrading furnaces, water heaters and insulation, assisting homeowners in completing Green upgrades. In addition, the OHBA has recommended the provincial government implement a targeted Energy Efficiency Home Renovation Tax Credit in its upcoming budget that would encourage consumers to use legitimate contractors when making energy efficient upgrades to their homes. The quest for energy-efficient housing continues, and Ontario builders and renovators are up for the challenge. Much of the innovation and efficiency in homes has been pioneered by new home builders and we will continue to look for ways to reduce our dependency and consumption of energy in new homes. Joe Vaccaro is CEO of the Ontario Home Builders’ Association, the voice of the residential construction industry in Ontario representing 4,000 member companies organized into 31 local associations across the province. The industry contributes more than $42 billion to Ontario’s economy, employing more than 325,000 people across the province.

Housing a priority in Budget 2017 but still falls short By Wayne Karl
BUDGET 2017 makes housing a priority, proposing to spend more than $11 billion over 11 years in a variety of initiatives, but so far fails to address key market-related issues – again. “The housing-related allocations in this budget are principally for affordable and social housing, so the key challenge of affordability for market-rate housing, and especially for first-time homebuyers, remains an issue,” Kevin Lee, CEO of the Canadian Home Builders’ Association (CHBA), told YP NextHome. To help address immediate housing needs, Budget 2016 committed to invest $2.2 billion over two years, to give more Canadians access to more affordable housing. To supplement these investments, Budget 2016 also provided funding for low-cost loans and new financing tools to encourage municipalities, housing developers and non-profit housing providers to develop more affordable rental housing units. To build on these efforts, Budget 2017 proposes to invest more than $11.2 billion over 11 years in a variety of initiatives designed to build, renew and repair Canada’s stock of affordable housing, and help ensure that Canadians have affordable housing that meets their needs. These investments will be made as part of a new National Housing Strategy. To be released later this year, the Strategy was developed following extensive consultation with and input from provinces, territories, municipalities, Indigenous Peoples, industry experts, stakeholders and Canadians who are living with the challenge of finding adequate and affordable housing in many of Canada’s big cities, and rural and remote communities. 38 YPNEXTHOME.CA
MORE TRENDING ONLINE ypnexthome.ca/news
Key elements of the Strategy will include:
A renewed federal-provincialterritorial partnership in housing
» a renewed partnership between the government, and provinces and territories to better support key housing priorities » a new $5-billion National Housing Fund to address critical housing issues and better support vulnerable citizens » targeted support for northern housing » targeted housing support for Indigenous Peoples not living onreserve » renewed and expanded federal investments to combat and prevent homelessness » making more federal lands available for the development of affordable housing » expanded funding to strengthen Canada Mortgage and Housing Corp.’s housing research activities.
Budget 2017 proposes to provide $3.2 billion over the next 11 years to provinces and territories to support key priorities for affordable housing. These priorities may include the construction of new affordable housing units; the renovation and repair of existing housing; rent subsidies and other measures to make housing more affordable; and other initiatives to support safe, independent living for Canada’s seniors, persons with disabilities and other individuals requiring accessibility modifications. This investment will be provided through a new, expanded, multilateral investment framework that will replace the existing Investment in Affordable Housing initiative, which is set to expire at the end of 2018-19.
Despite that affordability for market-rate housing wasn’t addressed in Budget 2017, there has been a gross lack of data in Canada on key aspects of the housing market, Lee says.
New National Housing Fund Budget 2017 proposes to establish a National Housing Fund to address critical housing issues and prioritize support for vulnerable citizens, including: seniors; Indigenous Peoples; survivors fleeing situations of domestic violence; persons with disabilities; those dealing with mental health and addiction issues; and veterans. Administered through CMHC, the Fund will receive an investment of $5 billion over the next 11 years. The National Housing Fund is intended to: » Encourage greater collaboration and investment in housing: To pool resources among many housing partners, including governments, the private sector and community organizations, to prioritize largescale community renewal projects. » Expand direct lending for new rental housing supply and renewal: Provide municipalities and other housing partners with sustained and improved access to low-cost
loans for the repair and renewal of housing units, as well as for the construction of new affordable housing, through the Affordable Rental Housing Financing Initiative. This will leverage billions of dollars available for investment in affordable housing, and help improve the quality and condition of affordable housing across Canada. » Support for innovations in affordable housing: CMHC will make up-front capital contributions available to affordable housing providers. This will encourage innovative approaches to housing development, such as energy efficiency retrofits to lower utility costs, and accessibility modifications to expand the range of housing options available to Canadians living with disabilities. » Preserve the affordability of social housing: CMHC will provide temporary funding to social housing providers as they transition to more sustainable operating models. » Support a strong and sustainable
social housing sector: CMHC will also establish a Sector Transformation Fund and Technical Resource Centre to provide technical assistance, tools and resources to help social housing providers transition to more efficient and financially sustainable operating models. Further details about the National Housing Fund will be announced as part of the launch of the National Housing Strategy, coming later this year. “As expected, this budget allocates social infrastructure money to priorities that the government has identified to help those in housing need, but it also wisely holds some back for the complete National Housing Strategy later this year,” says Lee. “This will allow for more innovative solutions, which are needed to make public dollars go the furthest, for the most people, in the most effective ways.” Given the challenges facing firsttime homebuyers, more mechanisms to support well-qualified buyers are still needed, to ensure young families are not locked out of homeownership. “CHBA will continue to make recommendations through the National Housing Strategy process, and other initiatives, that can get to the root problems of housing affordability and fix them,” says Lee. Examples would include addressing housing supply issues, and curbing the excessive regulation and red-tape that keep family-oriented housing from being developed at sufficient pace, in sufficient numbers, at a price people can afford. Despite that affordability for marketrate housing wasn’t addressed in Budget 2017, there has been a gross lack of data in Canada on key aspects of the housing market, Lee says. “More data-gathering and analysis that can support sound policy decision-making to best address affordability challenges are welcomed by CHBA, and were a specific recommendation from our association.” APRIL 1 - 15, 2017 | NEW CONDO GUIDE 39

GTA to lead in luxury home sales across Canada
THE GREATER TORONTO AREA is expected to lead in sales of Canada’s luxury home market, with sales volume, velocity and pricing of the $4-million segment projected to surpass previous years’ recordbreaking performance, according to Sotheby’s International Realty Canada. Vancouver’s $1 million-plus real estate market is anticipated to normalize in the coming months, while cautious optimism returns in Calgary. Montreal’s market for real estate over $1 million is expected to continue its course of modest, healthy growth. Data from Sotheby’s International Realty Canada predicts the GTA will see the greatest year-over-year gains in sales over $1 million, including condominiums, attached and single-family homes. In January and February 2017, the GTA continued its record-setting sales streak, posting the strongest year-over-year gains of Canada’s four major metropolitan markets. Home sales over $1 million increased 87 per cent to 3,043 properties sold, while sales over $4 million increased 144 per cent to 66 units sold year-over-year. 40 YPNEXTHOME.CA

Canada’s luxury real estate market continues to face unprecedented uncertainty this spring, influenced by government policy, shifting signals on potential new regulation, and geo-political headwinds on a continental and global scale. In spite of these macro-influencers, local market factors such as inventory levels, regional economies and employment, consumer confidence and hyper-local demand will continue to be the main influencers of top-tier market performance in spring 2017. “The Toronto real estate market has pulled into a league of its own, and we expect to see all-star performances across every luxury segment – singlefamily and attached homes, as well as unprecedented performance in the luxury condominium market,” says Brad Henderson, president and CEO of Sotheby’s International Realty Canada. “At the same time, rising Canadian consumer optimism will add positive colour to the markets in Vancouver, Calgary and Montreal in the coming months.” High performance is anticipated for high-end highrises this spring. Shifts in demographics, strong consumer and investor confidence, and comparative affordability compared to single-family home prices has propelled condo demand, resulting in bidding wars and robust sales. Across the GTA, early 2017 condo sales volume over $1 million exceeded 2016 levels by 104 per cent, with 167 units sold. The $1 million-plus market for single-family homes is projected to sustain heated growth. The first two months of 2017 saw 86-per-cent year-over-year gains in sales volume in the GTA, to 2,876 units. The $4 million-plus luxury home segment is expected to surpass previous gains: in the first two months of 2017, sales volume rose 158 per cent year-over-year to 62 units sold in the GTA.

with a village vibe — The Beach is one of Toronto’s most treasured neighbourhoods. Its proximity to downtown makes for a quick commute, while its lake-side location and abundance of cool and quirky dining and recreation options gives it a resort-town feel. The firm enthusiastically embraced the challenge of giving this new midrise project a distinctive presence that would also complement its surroundings. The key to successfully enhancing the streetscape with a brand new development is proportion. For example, new additions shouldn’t tower over an established

neighbourhood of low- and midrise residences. Exterior materials and details that create visual mass should be cleverly used to complement the looks that surround it. In planning the striking exterior, Graziani + Corazza Architects took cues from the surrounding neighbourhood and meticulously chose materials that highlight both the individual style of WestBeach and its environment. “There is an existing rhythm of the neighbourhood that establishes scale, and we accentuated this with strong vertical and horizontal elements that reflect that,” Corazza says. “We contrasted traditional brick with contemporary larger panels to tie in the existing architecture with what’s up-and-coming.” This classicmeets-contemporary style breaks up the building’s mass and stays true to the low- and midrise architecture that helps makes The Beach neighbourhood feel so welcoming to pedestrians, cyclists and all those enjoying an aspirational urban life lived at ground level.
“The pedestrian realm is important,” he adds. “This corner lacked a pedestrian presence that evoked the cadence of the area.” Building elements cantilever out over the large sidewalks on the ground floor to evoke a boardwalk atmosphere, especially fitting since The Beach’s famous boardwalk is such an iconic part of its charm. Carefully considered retailers will offer residents convenience while adding to the vibrancy of the area. WestBeach celebrates an indoor/ outdoor lifestyle with glass-faced balconies, terraces and sunrooms that offer great views of the lake and surrounding neighbourhood, and welcome in every available drop of sunshine. Open-concept suite layouts offer inherently livable spaces with a wealth of possibilities for families, telecommuters, roommates and couples. Condominium residents look to thoughtful amenities to expand their living spaces indoors and out. WestBeach delivers with beautiful
spaces for entertaining: a gorgeous rooftop terrace complete with fire pit, barbecue and dining alcove outside, and a party lounge overlooking Queen Street, complete with catering kitchen. A gym and a pet wash round out the wellnessfocused features, for both you and your furry best friend. Lush parks, hip restaurants, lively pubs, artisan shops, cinemas and a brand new concert venue are your neighbours at WestBeach — and all just a few minutes’ walk from the famously bustling boardwalk, and of course, the sand and beach itself. It’s no wonder Torontonians are crazy about The Beach! Building industry chimes in on NIMBYism and new development By Lydia McNutt
IN A CITY LIKE TORONTO, where land is in high demand and the population is growing by leaps and bounds, it’s not surprising that a tug of war is taking place between residents of the city’s established neighbourhoods, and developers who are building in them. The NIMBYists – proponents of the “not in my back yard” argument – aren’t denying that new housing, services and retail are needed to accommodate Toronto’s growing population, which swells by about 100,000 every year. But in a dense city like The Six, it’s safe to say that every neighbourhood is someone’s back yard. So, if not in your back yard, then who’s? We chatted with the local development industry on the good, the bad and the ugly side of NIMBYism.
YP NextHome: What’s the biggest problem with NIMBYism? Michoel Klugmann, vice-president of Linvdest: The “M” in NIMBY! People often would objectively support a reasoned and responsible development application if it were anywhere on Earth, other than their backyard. Almost every argument against intensification begins with the statement, “I personally favour growth, but not in this case…” People are uncomfortable saying they are against intensification or even a particular development project, because on the whole, who wants to impede progress? They are just opposed to it happening near them. If we could all mange to look at the whole GTA as our back yard, then the conversation would be more productive and fair. 44 YPNEXTHOME.CA
Zev Mandelbaum, COO of Marlin Spring: The problem with a NIMBY mentality is that it reflects a small mind. It constricts the growth of our communities and our cities. For cities to flourish, both economically and aesthetically, redevelopment is a necessity. More often than not, development brings prosperity into communities. It increases real estate prices and allows local businesses to flourish. Michelle Noble, vice-president of Communications, Marketing and Media Relations at the Building Industry and Land Development Association: The greater public good pays the price for local or individual interests. Most people don’t like change and it is easy to say “no” and to oppose any and all change. However, there are many positives that come with development that everyone can benefit from. It is important that we do a better job of communicating the benefits of development to people in existing communities. YP NextHome: Why are some Torontonians so “anti-intensification”? Michoel Klugmann: People are comfortable with what they know and

cent of all development happen within existing communities. Many communities across the GTA are changing. They are intensifying as more development happens within them, as the region grows up and not out. There is a disconnect between public policy and public perception. Many people are not aware of or don’t understand intensification policy. Also, many people in existing communities like their neighbourhoods the way they are and they don’t want change. YP NextHome: What are the implications if the NIMBYists win? Michoel Klugmann: Cities that don’t adapt pay the price. We need varied forms of housing and more of it. Suppressed supply is the single biggest factor that is causing prices to increase in our city. GTA is a great place to be and it has the right spirit to address growth issues. Let’s come together to make it even better.
are used to. Intensification necessarily brings change and change can be discomforting. We live in a rapidly changing technologically advanced world with amazing growth spurts that affect even the most basic of human functions. For example, the ways we gather information, congregate, communicate, travel, reside, play and work are monumentally different from what they were just a decade ago. The way our cities function and grow must adapt to suit. We should welcome change. When we do so it allows us to shape the future and our communities. Zev Mandelbaum: The concept of intensification carries a scary connotation, as for many it implies that change is on the horizon. Change can be scary. The fear that increased traffic, congested retail, the infringement of privacy from shadowing, and disturbances from loading will ruin the quality of life and the value of their real estate. Michelle Noble: Not-in-my-backyard sentiments are not new, but today they are more prevalent, because Toronto and the rest of the GTA are intensifying due to the provincial government’s growth policy which mandates that 40 per
Zev Mandelbaum: Generally speaking the implications when a developer loses to the NIMBY associations, there is often much compromise that leads to less aesthetically pleasing building and degrades the quality of the neighborhood opposed to improving it. Michelle Noble: When the NIMBYists win, everyone loses. It is problematic for all of us, especially new home buyers and people looking for housing. We already have a housing supply shortage in the GTA, and our population continues to grow because we are a fast growing region. We need development so people have places to live and work. Scarcity of single-family lowrise homes “almost inconceivable”: BILD THE COLD MONTH OF FEBRUARY
was anything but on the GTA condo market, which saw record-setting sales as lowrise inventory dropped to unprecedented levels. The Building Industry and Land Development Association (BILD) reports that there were only 1,001 new lowrise homes available for sale in builder inventories as of the end of February, according to Altus Group data. Ten years ago, there were 17,304 brand new lowrise homes in builders’ inventory, which includes 46 YPNEXTHOME.CA
single-detached homes, semis and townhomes. “February data demonstrates, quite clearly, that our housing supply crisis in the GTA is getting worse,” says Bryan Tuckey, president and CEO of BILD. “Our members are building to current provincial intensification policy and we are building less lowrise single-family housing and more high- and mid-rise housing, but consumer demand for lowrise homes has not dropped. “Today in the GTA, we have a

scarcity of single-family groundrelated housing that is not just unprecedented – it is almost inconceivable,” says Tuckey. “As a result, we are seeing record-breaking condo sales and continued price growth.” At the end of February, there were only 324 new detached homes available for purchase in builder inventories. In February 2007, that number was 12,064. February was also a recordbreaking month when it came to new-home prices, with new detached homes hitting a high of $1,469,449 on average. Across the full lowrise spectrum, which also includes semi-detached and townhomes, the average price hit a new high of $1,081,013. According to Patricia Arsenault, Altus Group’s executive vicepresident of Research Consulting Services, the low inventory of available single-family product is a key factor driving price increases and it is limiting choices for consumers. “If I were shopping for a singlefamily home 10 years ago, I would have been able to choose from among 500 different sites and nearly 18,000 units,” she says. “Today, there

are less than 100 projects with any available units to purchase, totalling only about 1,000 units. And I would have to act very quickly to get one of those.” In the GTA in February, there were more than twice as many new condo apartments sold than lowrise units. Altus Group recorded 3,542 sales of condo apartments in stacked townhouses, midrise and highrise buildings, versus 1,541 sales of lowrise detached, semi-detached and townhomes. Condo apartment sales in February were up 79 per cent over the same period last year and more than double the 10-year average. The month’s condo apartment sales were driven by continued strong sales in Toronto (1,661 units) and a significant increase in 905 sales, which included 105 unit sales in Durham, 107 in Halton, 370 in Peel and 1,299 in York. Average prices for available new condo apartments in the GTA
also set records in February. The average price of new condominium apartments in stacked townhouses, midrise and highrise buildings was $523,086, up from $507,511 in January. The average price per sq. ft. reached an unprecedented $652, and the average unit size dropped to 802 sq. ft. The inventory level for condo apartments continued to drop in February, and reached a new low of 10,342 units. “While the February results point to a trend [that was] decades in the making, the severity of the monthly figures is jarring,” says Tuckey. “As the current data demonstrates, legislative guidelines and planning policies have real impacts on real people. With significant declines in builder inventory and record prices (for both low and highrise homes), the GTA housing market is in crisis and it is time for governments to work with us to address the problems.” APRIL 1 - 15, 2017 | NEW CONDO GUIDE 47

Title insurance: What is it, and why do you need it? By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TITLE INSURANCE provides comprehensive insurance coverage for title-related risks associated with home buying, like zoning issues, claims of mental incapacity, lack of up-to-date survey, and the legal services provided by your lawyer like title certification. It insures against defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages and consents. It will cover compliance and access issues like work orders, permit violations, fences, boundaries, tenancies and rights of way. It is in force so long as the purchaser or their heirs own the property, and will outlive the lawyers’ certification, whose insurance stops if they die or cease practicing law. So, what happens when there’s a problem with the purchase? The insurer will pay out in accordance with the policy or, if possible, repair the defect. Title insurance protects from vendors who won’t re-adjust or misrepresent things like real estate taxes paid, and again, remains in effect as long as you own the property. In addition, lawyers’ insurance is time-of-incident related, which in plain English means if your lawyer dies, retires or stops practicing and you subsequently make a claim, you’re not covered. Title insurance protects from vendors who won’t re-adjust or misrepresent things like real estate taxes paid, and it remains in effect as long as you own the property sell houses they do not own. Title insurance indemnifies you against these occurrences. Another benefit of title insurance is it saves you money. BUDGET-FRIENDLY
spring style updates By Jo Alcorn
Each year as spring approaches, I typically see a surge of homeowners wanting to spruce up their homes. There are so many easy and affordable things people can do to dramatically update their home while keeping function, style and budget top of mind.
Consider swapping out some accessories for lighter, brighter options. I love working with white on white (all different tones and shades of white) to create a fresh, bright palette. Flowers are mandatory too – I cannot live without flowers – and they scream spring! Feeling the itch for a more dramatic change this spring? I’ve recently launched a new line of Jo Alcorn wallpaper in patterns that are guaranteed to give your mood a lift and make you feel like you’ve made a dramatic change with a little DIY magic.
Think you have to turn off your fireplace and forget about it until fall rolls around? Think again! Dimplex has stunning units that operate with no heat. You can keep them on during the spring and summer on cool, rainy days when you want that comfy, cosy feel of a fire but without the heat. This unit that I recently styled is a new type from Dimplex called Revillusion. It can run all summer long with a no-heat option to keep a romantic, relaxing feel going strong in the warmer months. 50 YPNEXTHOME.CA
If you have an electric fireplace, or even a wood-burning unit, you can redecorate it to match your spring decor. HomeSense is my go-to when I want to easily change any decor with very little expense. For mantel decor in the warmer months, I recommend light, airy and fun accessories.
If you have open shelving or glass cabinet doors, another option to update your space is to change your glassware and plates. I love to pull these out early in the season and get them on display for an instant spring-time feel. And I’m all for making it feel like the warmer months will be here soon! Walmart has a great selection of outdoor plates and glasses that are sure to please.
Spring is always a great time to organize and make small changes that will add huge functionality to your home. Adding soft-close hardware and drawer organizers can sometimes make it feel like you have a brand new space. GRASS, a manufacturer of soft-close drawer and cupboard systems, has a new line called Tavinea which is an interior drawer system that is modularly built so it can easily be tailored to your personal specifications. The days of the junk drawer will be limited after this addition.
Spring really does inspire us to organize, air out, and freshen up, but a spot that people often overlook is the laundry area. I assure you, if you spend a bit of time to organize it properly, you can be far more efficient when you’re in there and have the bonus of enjoying that space! I love baskets from Bouclair to hide all the bits and bobs, cleaning supplies and other things that make the household tick.
There is no easier, more stylish way to change up your living space than by adding in pillows. “The more, the merrier,” I always say! My pillow collection is fully washable (you toss the entire pillow – cover and stuffing – into the washer!) hypoallergenic and made in Canada.

In British Columbia, activity in the Lower Mainland has cooled markedly from all-time highs recorded early in 2016; however, sales and price pressures elsewhere in the province remain historically strong. Looking eastward, housing markets in places like Manitoba, Eastern Ontario, Quebec, New Brunswick, Nova Scotia and Prince Edward Island have all experienced, to varying degrees, a breakout year in 2016 following a number of years of stagnation, with rising sales drawing down elevated supply. Recently tightened mortgage rules, higher mortgage default insurance premiums and an expected rise in mortgage interest rates all represent headwinds to affordability in all Canadian housing markets. It will be some time before their full impact on housing markets is evident. In some regions, the recently tightened “stress test” for mortgage financing qualification will force some first-time buyers to re-think how much home they can afford and may lead to a drop in home purchases as they shop for a lower-priced home. In regions where there is a shortage of lower-priced inventory, some sales may be delayed as buyers save longer for a larger down payment. In markets like Vancouver and Toronto, where single-family homes
are in short supply and there are few affordable options, some buyers may find themselves priced out of the market entirely. In Toronto, the stress test for mortgage qualification may prompt some buyers to move further out into communities located in the Greater Golden Horseshoe where homes are more affordably priced. Nationally, sales activity is forecast to decline by three per cent to 518,700 units in 2017. In line with CREA’s previous forecast, the upward revision to the sales forecast for Ontario offsets a downward revision to British Columbia’s. BC is forecast to see the largest decline in sales in 2017 (down 17.5 per cent), followed by Prince Edward Island (down 10.8 per cent). Activity in both provinces is retreating from all-time highs reached in 2016. Newfoundland and Labrador is also forecast to see a decline in sales in 2017 (down 8.4 per cent), continuing a softening trend that stretches back nearly a decade. Alberta is forecast to have the largest increase in activity in 2017 (up five per cent), however that still leaves it nearly 10 per cent below the 10year average. Elsewhere, sales activity is forecast to be little changed from 2016 to 2017. Ontario sales are forecast to rise by less than one per cent in 2017, as strong demand runs up against an increasingly acute supply shortage. In provinces where economic and housing market prospects are closely tied to the outlook for oil and other
natural resource industries, average prices are showing tentative signs of stabilizing in Alberta while softening in Saskatchewan and Newfoundland and Labrador. While prices are still rising rapidly in Ontario, BC has seen a compositional shift in the average price that reflects softer sales activity in the Lower Mainland which has some of the most expensive real estate in Canada. Average prices in other provinces are either rising modestly or holding steady, reflecting well balanced supply and demand. The national average price is forecast to rise by 4.8 per cent to $513,500 in 2017, with significant regional variations. The average price is expected to retreat by more than five per cent in BC as well as Newfoundland and Labrador, and 2.8 per cent in Saskatchewan, while rising by more than 15 per cent in Ontario. In other provinces where average prices last year began showing tentative signs of improving, average price gains are forecast to hold below the rate of inflation in 2017 as the impact of recent regulatory changes and higher expected mortgage rates lean against stronger demand and tighter market conditions. In 2018, national sales are forecast to number 513,400 units, representing a one-per-cent decline compared to the 2017 forecast. Most of the annual decline is expected result from fewer sales in Ontario. The national average price is forecast to rise by five per cent to $539,400 in 2018, reflecting ongoing market tightness in Ontario and a further return to more normal levels in BC. Price gains outside of the Greater Golden Horseshoe are not expected to approach the increase in the national average price. Saskatchewan and Newfoundland and Labrador are projected to see average prices decline in 2018 by less than one per cent. In most other parts of Canada, home price increases are forecast to more or less track overall consumer price inflation in 2018. APRIL 1 - 15, 2017 | NEW CONDO GUIDE 55
Advice | MORTGAGE ADVICE
Should you get a mortgage? 5 things to consider By Alyssa Furtado
MORE ADVICE ONLINE ypnexthome.ca/news/advice
SEARCHING FOR a new home is exciting. But with so many things to consider, the process can quickly become overwhelming. Here are five things to consider before you get a mortgage.
Can you afford to buy a home? The first thing to consider is how much you’re willing to spend on a home. Lenders will use a formula to determine how much they’ll loan you. The first one, called the gross debt service (GDS) ratio, suggests that potential housing costs, including mortgage payments, taxes and utilities, should not exceed 32 per cent of monthly income before taxes. The total debt service (TDS) ratio, which adds lines of credit, car and credit card payments on top of your housing expenses, shouldn’t exceed 40 per cent of your income. What is the term? Lenders provide mortgages over a specified period of time, known as the “term.” While the most common term is five years, they can range from as little as six months to 10 years. Once the term is up, you can renew or renegotiate your mortgage with your lender or shop around for a better rate. A shorter one- or three-year term can provide flexibility as market conditions and interest rates change. Fixed or variable rate? A fixed-rate mortgage guarantees that the interest rate stays the same over 56 YPNEXTHOME.CA
the mortgage term. Knowing exactly how much to pay over a defined period is less stressful and can be easier to incorporate into a budget. The interest rate on a variablerate mortgage, on the other hand, fluctuates depending on a bank’s prime lending rate. As interest rates change over the term, the amount of your payment that goes towards interest will rise or fall. If you have an adjustable payment, the amount will change if interest rates increase or decrease. While the interest rate on a variable-rate mortgage is generally lower than a fixed-rate mortgage, there’s a risk that rates could rise. How long do you want to make payments? The time it takes to pay off the entire mortgage is called the amortization period. In some cases, these extend to more than 30 years but are capped at 25 years for buyers with down payments of less than 20 per cent. Longer amortizations result in lower payments until the entire balance is paid off. While this might seem attractive, it also means you’ll pay more interest over time. Shorter amortizations have the opposite effect.
How often do you want to make payments? There are several payment schedules to choose from – monthly, semimonthly, biweekly, accelerated biweekly, weekly or accelerated weekly. If you’re looking to pay off your mortgage quickly, more frequent payments can save on interest. If you choose to make accelerated payments, you’ll make the equivalent of one additional monthly payment a year. This can shave years off the amortization. The bottom line It can be easy to get caught up in the excitement of home ownership, but such a large debt shouldn’t be taken lightly. Shop around and compare rates, and weigh the different options. Finding an affordable home coupled the right term, interest rate, amortization and payment frequency will help you save on interest and pay off the mortgage sooner. Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards, deposit rates, and insurance with the goal to empower Canadians to search smarter and save money.

YOUR FAVOURITE BREAKFAST foods
Starving Artist
Karine’s
are available all day long at these joints, so you can eat that eggs benny or pancake stack whenever you want! There’s no more waiting for Sunday brunch to chow down. Get your breakfast on at these top picks for all-day breakfast in Toronto.
810 College St. Starving Artist is known for its frugal and friendly all-day breakfast service, and its killer waffles. Seriously, if you haven’t tried them yet, you must! The breakfastonly menu is filled with unique concoctions that have made Starving Artist so popular over the years, including the waffle sticks (also available sans gluten).
32-109 McCaul St. Located in one of Toronto’s most underrated food courts, The Village by the Grange, Karine’s fresh-ingredient approach makes this spot a must-try. Karine’s provides healthy and delicious all-day breakfast, plus it’s all 100-percent vegan. The menu includes a bagel bar, soy fruit shakes, roasted vegetable omelettes and more to help you get the day started!
Figs Breakfast and Lunch
Le Petit Déjeuner
344 Queen St. E. A downtown favourite, Figs is open seven days a week! The small restaurant on the corner of Queen and Parliament not only offers quality, but quantity, serving up omelettes, French toast, waffles and huge breakfast platters with bacon, eggs and potatoes. A favourite with the locals, it’s open until 4 p.m. everyday, so you can stay for lunch too.
191 King St. E. Since 2003, Le Petit Dejeuner has been providing all-day breakfast to the Financial District. The bistro-style restaurant is family run, and focuses on Belgian-Canadian comfort food. The breakfast items are all made fresh to order, and this includes some of the best Belgian waffles in the city. The classics, like eggs benny and crepes, are there too, plus the menu has seasonal options on offer.
Hollandaise Diner 2231 Danforth Ave. Serving breakfast all day long, Hollandaise Diner’s specialty is eggs benedict. The hollandaise sauce is made from scratch every morning, and it offers a modern take on the breakfast classic. The menu features seven types of eggs benedict with flavour-infused hollandaise sauces, like HP, coconut, Cajun and paprika. Hollandaise Diner also serves three classic breakfast dishes, like the Hungry Diner, that comes with two strips of bacon, two eggs, two sausages, baked beans and pancakes. 58 YPNEXTHOME.CA

Emma’s Country Kitchen 810 St. Clair Ave. W. Known throughout the city for its amazing pancakes, Emma’s Country Kitchen serves up a mean breakfast that knows no limits! Available all-day long, the breakfast menu includes fresh oatmeal with fruit, eggs benedict, and “the classic” – two eggs, bacon or sausage, red skin potatoes and toast, pancakes and more. The cosy restaurant has a rustic feel to it, probably since the original ECK was started by the present-day owners’ grandmother in Cheltenham, Ontario.
Aunties And Uncles 72 Lippincott St. Bringing kitschy back to breakfast, Aunties and Uncles is a go-to brunch spot for most Torontonians. Located near College and Bathurst, the restaurant is open for breakfast seven days a week. The menu is filled with
delicious breakfast items like banana oatmeal pancakes, cinnamon French toast and scrambled eggs. They don’t take reservations, so be prepared for a little bit of a wait.
The options are endless with dishes like breakfast burritos, steak and egg supreme, smoked salmon platter, French toast and Montreal-style bagels.
Lady Marmalade Restaurant
Mitzi’s Cafe
898 Queen St. E. Why not a little Mexican cuisine for breakfast? Lady Marmalade is the right place to get your favourite Mexican-infused breakfast dishes, all day long. Located on Queen East, the restaurant opened in 2009 and has been packed ever since. Best bets are the eggs benedict and the A.M. Poutine: baked hash browns, cheese curds with miso gravy or hollandaise.
100 Sorauren Ave. Mitzi’s Café serves all-day brunch, so not exactly a classic breakfast, but it’s so good we’re going to say ‘close enough.’ Mitzi’s Café’s brunch menu changes daily, as the menu is seasonal. Past favourites have included fluffy omelets, challah French toast, and buttermilk oatmeal pancakes. Plus, you get to see all the action in its open-concept kitchen!
Over Easy Restaurant 56 Yonge St. Over Easy is so good that it has two locations to satisfy Toronto’s need to eat breakfast at any time of day.

What $1 million can buy from coast to coast $1 MILLION IS A LOT of money
for most Canadian homebuyers, regardless of province, but what you can actually buy for seven figures differs dramatically, depending on the housing market you’re looking at. According to Royal LePage Canada, extreme variances in recent home price appreciation have contributed to vast differences in the types of properties a prospective homeowner can expect to buy with a $1 million budget. While the once-exclusive $1-million home has become the norm in the GTA and Vancouver, other markets can still offer that ultraluxury abode. A $1-million home’s location, size, proximity to amenities and current condition ranked as the top four factors that influenced its price, not unlike homes in other price ranges. However, together, these four characteristics varied considerably from region to region, with Canada’s two hottest markets – Toronto and Vancouver – offering smaller, more dated two-storey “starter” homes when compared to larger, luxurious mansions elsewhere. While the average number of bedrooms and bathrooms typically found in a $1-million home did not differ by region as materially as the aforementioned four factors, there were noticeable differences between certain regions. In January, 2017, a $1 million home in Vancouver had an average of 2.6 bedrooms and 2.1 bathrooms, while on Canada’s other coast, a $1-million home in Halifax had an average of 3.1 bedrooms and 3.8 bathrooms. In Central Canada, $1 million secured an average of 3.4 bedrooms and 2.5 bathrooms in Toronto. Where do Canadians get the biggest bank for their buck? Winnipeg wins, with an average of 4.1 bedrooms and 4 baths. 60 YPNEXTHOME.CA
In fact, of the seven cities studied across Canada – Vancouver, Calgary, Saskatoon, Winnipeg, Toronto, Montreal and Halifax – Winnipeg provided the most living space overall, with $1 million fetching on average, a 3,505 sq. ft. luxury home in a desirable neighbourhood. During the same period, $1 million in Saskatoon secured the largest lot size of all regions, with an average of 65,838 sq. ft. In contrast, Vancouver offered prospective homebuyers the least amount of home for $1 million, averaging 1,229 sq. ft. on a 3,134-sq.ft. lot. “There are striking differences in the options available for those who are looking to purchase a $1 million two-storey home in Canada,” says Dianne Usher, senior vice-president of Johnston and Daniel, a division of Royal LePage. “From an older starter home in Vancouver to a waterfront property with all of the bells and whistles in Halifax, the amount of value and space that prospective buyers receive is largely dependent on the characteristics of the market in which they are located.”
When looking at inventory levels and sales activity, $1-million properties and transactions have been more prevalent in highly sought-after markets where greater demand has pushed home values higher. As a result, this has led these regions to experience a weakening in the overall value received for $1 million when compared to other areas across the nation that are less constrained by supply and demand. While smaller regional markets have continued to maintain their value over the last decade, Canada’s largest markets have seen an erosion of affordability and quality. “What used to be considered a luxury price point is now the status quo in Canada’s two hottest markets,” Usher adds. “Once carrying significant purchasing power, $1 million is now either below or on par with the price of an average two-storey home in Toronto and Greater Vancouver. Now, instead of a fully upgraded three-bedroom, three-bathroom, two-storey property in prestigious neighbourhoods like Rosedale or West Vancouver, you’re getting a much smaller two- or threebedroom, two-bathroom property in need of renovation in a less soughtafter location. “However, significant value can still be found in the suburbs or city centres like Saskatoon and Montreal, where homes are more affordable, landing you substantially more home with better features as a result.” The profile of a $1 million buyer was also found to vary by region, with developers and first-time buyers dominating the $1 million two-storey property segment in Canada’s largest metropolitan areas, while wealthy young to middle-aged professional couples with children acted as the predominant purchasers elsewhere.

Buying in today’s market As prices go up, so do the expectations By Elisa Krovblit | Photos by Joy von Tiedemann
TODAY’S HOME-BUYING market has an incredible challenge with affordability. It’s no secret that we’re experiencing a sizzling hot market – real estate prices are constantly in the headlines. Social media is buzzing with stories about homes selling over asking and complete tear-downs being sold for exorbitant prices because the land value is so great that the structure sitting on it is practically nominal in the equation. The constant quip is that, “They’re not making more land,” and you’ll hear this often if you start looking for any great deals in real estate. While it may seem like there’s no end to developers finding ways to do their work, the fact is, land availability is a huge part of the problem. The February 2017 BILD Report found that home prices grew 25 per cent in just one year. While it can be a challenging time to get into the market because prices are so high, however prices aren’t forecasted to come down since that demand isn’t expected to ease. That also makes now a smart time to buy. We spoke with Anna Simone, partner in the awardwinning design firm Cecconi Simone, to find out how the market is impacting the home design industry. “Trends are for followers, not leaders,” says Simone. “Toronto is a very savvy market,” she explains, “and it’s gone through the largest building boom in the last 15 years in North America.” Established in 1982, the firm quickly rose to the forefront of interior design with projects like Toronto’s Merchandise Building. Cecconi Simone’s work was embraced for its holistic approach – working with the architect and working from the inside out – to bring great aesthetic and fresh perspective on definitive living spaces. Cecconi Simone has worked on more than 80 condo towers in downtown Toronto, and has several lowrise projects to its credit as well. Design-wise, it’s a great time to buy a new home. With the boom that’s been going on for over a decade, Simone explains that builders are seasoned and always looking for ways to impress with new products. Standards are higher – and buyers’ expectations have also risen to match today’s price points. Features that were once reserved for luxury 62 YPNEXTHOME.CA

residences have become common and even standard, like walk-in closets, ensuite bathrooms, garage walk-ins, main- and upper-floor laundry, backsplashes, decks and soaker tubs. Open-concept layouts have grown up, becoming sophisticated, offering great flow and maximizing on square footage. Homes have traded traditional formality for flexibility and function. Layouts respond to the way residents want to use the space. Construction is becoming Greener and more eco conscious, from energy-efficient appliances to better lighting, water-conserving taps and toilets, saving the environment while saving homeowners money on their utility bills. Having worked on so many newhome developments, the trends Simone finds notable are ones that bring real value to the homes, like some of the preferred materials. “There’s less maintenance. There’s more longevity and new products are being used,” Simone says. She points to features like quartz countertops instead of natural stone. While natural stone was embraced for its elegance and considered the upscale option, in reality quartz is more affordable, less porous and easier to maintain. People are busy. Great products that need little upkeep simplify life – and that’s a great value for a home to offer. “Laminates have come a long way,” says Simone, making this a solid and good-quality choice, and she doesn’t do many homes that don’t use LED lighting. The quality of light is attractive and they’re 10 times more efficient than other light bulbs. Kitchens are also becoming more customized as manufacturing processes have improved. When you’re buying a new home, you want to know that you’re getting quality and the exceptional benefit of experience from modern home builders. Homes are built to last, and at today’s price point, it’s something homebuyers should expect.
APRIL 1 - 15, 2017 | NEW CONDO GUIDE 63
With smaller, more exclusive infill home developments in Toronto, it’s easier to bring some of that sexy condo design aesthetic, more customization and more elegant finishes. Homes have become more sophisticated. With the rise in price, a lot of that purchase price falls to land value, but the structure placed on that property still has to justify the price tag. Meanwhile, there are still a lot of great options for affordability when looking across the Greater Toronto Area, once you leave the downtown core. Though prices are definitely on the rise across the whole region, many of these communities still offer a more comfortable and affordable entry point into the market. They may have lesselaborate finishes to promote a less-lofty price point, but they still gravitate to the important trend Simone speaks of: quality. Affordability ultimately hinges on location, and at the moment, Toronto seems to be breaking all previous records, though, if you consider it on a world platform, says Simone, the city really is relatively affordable. You couldn’t get a Manhattan apartment for the price of a decent Toronto home – or one in LA, Hong Kong or London. Although that doesn’t help with the budget, it does reinforce that it is a great time to buy a new home. 64 YPNEXTHOME.CA
