Targeted info for your benefit We brought a formal focus group of Canadians together to ask about real estate. We specifically questioned what factors in someone’s life would make them want to move. One of the top three reasons was the desire to live in a different neighbourhood. Respondents said they wanted access to better schools and amenities such as transit, shopping, greenspace and parks. With so many areas for you to choose from, we created a Canadawide resource of neighbourhood information and listings — on a local
level. On YPNextHome.ca, you’ll find statistical information on more than 2,700 neighbourhoods, featuring data, listings, fun facts and more. We’ve got a ton of interesting info on key residential neighbourhoods, including photos and video tours. Check out Maple, for example. We hope you’ll explore a few of the neighbourhoods we’ve curated for you on our new website. Drop us a line or send a photo to tell us what you love about your favourite neighbourhood. We’d love to hear from you!
How do you gauge value?
Senior Editor Yellow Pages NextHome Email: Elisa.Krovblit@ypnexthome.ca Twitter: @ElisaKrovblit
It’s hard to compare condos. How do you break it down? Are you buying per square foot? Based on the view? As a whole, with location and community factored into the price? There are a few things that are true across developments — the closer to transit, the higher the value. The more amenities onsite, the more you can expect to pay. But there’s a better test to comparing the value of a condo — understanding what it will add to your quality of life. There’s really no point in getting all the bells and whistles if you

never use them. There’s no point in getting more square footage if you don’t have the desire to live in the neighbourhood, and there’s no better value than being in a home that really responds to your needs. It’s hard to find everything, but looking at a condo as a home, instead of an investment, can help you break down its value. If you’re looking to buy, to live or to invest, you’ll find some great advice in our magazine and online. Enjoy this issue of New Condo Guide and check us out at YPNextHome.ca.

Advice | BILD REPORT
Vote for the GTA’s project of the year By Bryan Tuckey
MORE ADVICE ONLINE ypnexthome.ca/news/advice
EVERY YEAR, WE RECOGNIZE
innovation and excellence in the land development and homebuilding industry through our annual BILD Awards program. In April we will present 48 awards to members who are raising the bar in the marketing, designing, planning and building of communities across the GTA. Our awards program also has an extra special accolade — the People’s Choice Award. It recognizes the best new home development project of the year in the GTA and the winner is chosen by the public through an online voting process. You can vote at bildpca.ca until April 6. The website features the full list of finalists, project names and locations, the builders, a short description and images. The eight projects vying for the title were shortlisted from the BILD Awards finalists in the Mid/High-Rise Project of the Year and Low-Rise Project of the Year categories. Projects range from a townhouse development in Toronto’s Queen West neighbourhood that is appealing to millennials, to a highrise building with lobbies designed by a fashion icon, to a premier four-season resort on Lake Simcoe. Competing for the title of People’s Choice is the Art Shoppe Lofts and Condos, a 28-storey building by Freed Developments and Capital Development with
lobbies designed by fashion icon Karl Lagerfeld at Yonge Street and Eglinton Avenue. Another finalist is East United Condos by Signature Communities, which will bring 289 new homes including townhomes to King and Berkeley streets. The nine-storey J. Davis House by Mattamy Homes and Biddington pays homage to the history of Davisville Village and the Lighthouse Tower at Daniels Waterfront — City of the Arts by The Daniels Corporation is a 45-storey building designed with unique artistic aspects inside and out. Also vying for the title are 35 Wabash, a new four-storey building in Toronto’s Roncesvalles community by Zinc Developments and a townhome community by Great Gulf Homes called Brockton Commons that appeals to millennials
in the Queen West neighbourhood. Simcoe County’s new four-season resort, Friday Harbour by Geranium Corporation and Pemberton Group, is another finalist and so is Kennedy Manors, a development including 132 town manor homes by Kylemore Communities’ near Unionville’s historical Main Street. This is your chance to weigh in on the best new development in the GTA. Go to bildpca.ca to choose the project you think should win the People’s Choice Award this year. The winner will be announced at the BILD Awards on April 28. Bryan Tuckey is president and CEO of the Building Industry and Land Development Association and a land-use planner who has worked for municipal, regional and provincial governments. Advice | INVESTOR INSIGHTS
Spotting a great condo investment By Andrew la Fleur
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN IT COMES TO investing in condos, not all projects are created equal. Some are more profitable than others, some provide investors excellent return on investment, while others do not. So, how do you know what to look for when choosing a condominium to invest in? While there are hundreds of factors to consider when picking the right project, here are four tried and true ingredients for a successful condo project to invest your money:
1. Multi-phase projects Projects that are not just one-off buildings, but rather contain multiple buildings rolled out over time as part of a bigger master plan, are great for investment. If the project is successful at the start, prices always go up for subsequent phases. Getting in early in a multi-phase project is a proven method of making money in condo investing. Some well-known examples of multi-phase projects and communities include Cityplace, Liberty Village, the Distillery District, and more recently, the revitalization of Regent Park. 2. Location with upside potential While it’s hard to go wrong when you invest in an established triple-A location like Bloor-Yorkville, anywhere near Yonge Street or King West, often it takes a little more foresight to see the greatest opportunities are in areas that are still in transition. Ten years ago, no one wanted to live at
King and Bathurst. Now this area is one of the hippest and hottest in the city. Today for example, the east side of downtown is much cheaper on average than the west side, which provides an excellent opportunity to invest. 3. Areas with high rental demand When evaluating potential condo buildings to invest in, be sure to study the rental market in the immediate vicinity to see how much demand there is to live in the area. Look especially for two things: are rents increasing, and how many days on the market does the typical rental listing last? Areas with rapidly increasing rental rates and low time on the market are more likely to outperform other areas. One area that has a strong rental market right now is Yonge and Eglinton.
4. Developer history On this point, I’m not referring to whether the developer has a solid history of building good product and finishing on time (while that is important). I’m referring to their history with their investor buyers. The best condo projects for investment are often those where the developer understands and puts a high value on the role of the investor buyer in the sales process. They reward their early investors with great prices, and this translates into strong asset appreciation by the time the building is complete.

probably associate it with being juvenile or ultra feminine. This doesn’t have to be the case. Pink actually is a very versatile colour that works well with almost any hue. It will add softness and sophistication, depending on what you pair it with and how you use it. Following are four schemes that will help inspire you to “think pink” in a sophisticated way.

Stark white + deep pink Nothing is more clean, fresh and hotel-esque than a room with white walls, white upholstery, white drapery… and a touch of pink can add some warmth to the scheme. Try using pink only in the artwork, like we did with this beautiful bedroom and stretched canvas art headboard. Accent it with mirror, like these mirrored side tables. Pink wallpaper, such as Trove’s Nekkar in Pink (available at Industrial Storm in Toronto) will add beauty and elegance to any room setting.

Hot pink + jet black
Soft pink + dark blue
One strong colour deserves another. You don’t want the room to look unbalanced, so to counteract the boldness of a hot pink, introduce another powerful colour such as black, which will even everything out. Keep in mind that the pink doesn’t always need to be in the paint. The black can also be in the upholstery, such as black leather club chairs. The finish that would work well here would be a rich looking type of natural wood, such as zebra wood.
Have you thought about using pink on the ceiling? Deep, dark blue painted walls, like Benjamin Moore’s CC-964 Blue Grotto, paired with 2085-60 Pink Petals as an accent colour for the ceiling looks really classy. This combination works particularly well for a bathroom. Reflective surfaces can help make a space more mature looking. Introduce a copper element into the mix.
Medium pink + light green Would you ever upholster your dining chairs in solid pink fabric? Well, I would! Lavish looking crushed velvet paired with a neutral wall treatment such as grasscloth with a subtle hint of green in it looks really striking. A touch of gold will take the look up to the next level — such as with Tom Dixon’s gold Etch Pendant Lights.
Natural ways to incorporate pink: » Pebble stone tile with chalky pink variation » Maple or bamboo flooring with subtle pink graining » Granite stone countertops with rose pink veins Colours that clash: » Mint green » Orange » Purple

VICTORIA VICTORIA’S FAMILY CALLS THEMSELVES THE UNLUCKY, LUCKY ONES. After four-year-old Victoria fell down the stairs, she was lucky to have a successful surgery at The Hospital for Sick Children (SickKids) and incredible support from her family and SickKids staff by her side. Prior to the incident, Victoria was a healthy child. She was happy with her daily routine - going to her grandparents’ house with her brother, Alexander, until her mom, Evelyn, came to pick her up from work. One evening, Victoria suddenly collapsed out of her uncle’s arms and fell down the stairs at her grandparents’ house. After she started vomiting at her grandparents’ house, Evelyn called the paramedics to take her to SickKids. The emergency room ordered an immediate CT scan and an MRI the next morning for a closer look. The scans revealed a brain tumour, later diagnosed as a juvenile pilocytic astrocytoma (JPA), even though Victoria never experienced any symptoms prior to her fall. JPA’s are one of the most common childhood tumour, but are usually identified following symptoms like headaches, vomiting and difficulty with muscle coordination. Luckily, SickKids houses one of Canada’s largest paediatric neurosurgical units specializing in treating children affected by brain and spinal cord illnesses such as brain tumours. Two weeks after the incident, on February 25, 2014, Victoria had surgery to remove the tumour. During
the surgery, doctors found a cyst above the tumour, which they also successfully removed. Although Evelyn and her husband, Peter’s journey at SickKids was scary, Victoria seems to associate the hospital with chocolate milk. While fasting on the morning of surgery, she asked her dad if she could have some, but he told her the chocolate milk cow was still sleeping. Only five hours later, Victoria woke up in the Intensive Care Unit and asked for the chocolate milk, her mind sharp as ever. From when she fell until she went into surgery, Evelyn and Peter were concerned and had many unanswered questions about their daughter’s condition. “The support system at SickKids was incredible. Sometimes the doctors would answer our sudden questions within minutes over email,” Evelyn said. Since the surgery, Victoria visited SickKids six weeks later for a check-up. Since she has made a full recovery, she only needs to visit SickKids every six months for follow up appointments. Evelyn describes Victoria’s fall as one of the scariest moments of her life. Although Victoria’s condition was bad luck for the family, the successful surgery and recovery along with the supportive staff at SickKids shows how lucky they really are.

WHY SICKKIDS? 1
Between 400 and 500 Canadian children are diagnosed with a brain tumour each year. SickKids will treat approximately 150 of them.
2
In 2014, SickKids researchers identified the reason why ependymoma, a brain tumour affecting babies and toddlers, is resistant to chemotherapy.
BUILDERS HELPING TO HEAL Yellow Pages NextHome, the publisher of New Home Guide, New Home & Condo Guide and New Condo Guide, is teaming up with builders and their suppliers to help raise money for SickKids. The following companies have contributed generously to help give children the worldclass care they deserve. These pages honour these special people, and we thank them for their generous support.

Advice | CONDO PRO
Your new home finances: The big picture By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
BUYING A NEW HOME OR CONDO
is a major life step, and for most people, it is the largest single financial investment they will ever make. If you are looking to buy this year, examine your decision carefully — especially where the deposit is concerned. Determining that magic number depends a lot on when in the marketing process you purchase. If you buy early in the pre-construction phase, you have the advantage of better pricing and more time to save toward your deposit and closing costs. In fact, you may have months, or even years. This can make a big difference, especially for first-time buyers. Be realistic about what you can afford. Ask if your builder is offering any deposit programs that make it easier to buy. Next, ask all the questions you can about what the home or condo will actually cost you. The sales representative you deal with will have the information you need to prepare adequately. Consider the big picture of your purchase and explore all avenues. For example, first-time buyers can withdraw up to $25,000 from their RRSP to buy or build a qualifying home. This is a huge help and a wise use of your money, as real estate continues to be a good investment where the future is concerned. Remember, too, that there are closing costs. In addition to asking your builder representative about these, be sure to have your Agreement of Purchase and Sale
examined by a real estate lawyer. According to Canada Mortgage and Housing Corp. (CMHC), your closing costs can range from 1.5 to four per cent of the purchase price, so you must be prepared to pay these. The costs include items such as the fee for Tarion Warranty Corp. enrolment, realty taxes and legal fees. Again, make the most of the period between buying your new home and your closing date. Take this time to save money and get your finances sorted out for your new life. Focus on a specific goal for move-in and work toward that dollar amount. Some first-time buyers even set aside the condo maintenance fee every month to work it into their budget, and then use that amount toward the rest of their down payment. Shop for a home with the motto, ‘Be prepared.’ Use every resource at your disposal, including CMHC’s guide, ‘Homebuying Step by Step.’ You can access that online at cmhc-schl.gc.ca/en/co/buho/index. cfm. The Canadian Home Builders’ Association also offers a website section, ‘Buying a New Home.’ Visit chba.ca/buying.aspx and you will find helpful links to ‘How Much Can You Afford’ and ‘The Full Cost of Your Purchase.’
Once you factor in all your costs, you may discover that the home you like is beyond what you can afford. Better to find out up front rather than later on. Keep an open mind and check out the other designs available. Today’s compact layouts “live” much larger than they did decades ago. It may be that a smaller space can still fulfill your needs beautifully. If you are a first-time buyer, your main goal should be to get into the market and start building equity. Traditionally, real estate increases in value every year — especially in the Greater Toronto Area (GTA). The entire world is looking at the GTA as a fabulous place to live and invest. Often, owners who purchased early have already seen their investment rise in value by the time they move in. If you are buying a new home or condo, pat yourself on the back for making a great decision that will launch you into the future in an exciting way. Just be sure to find out exactly what it will cost you, and plan accordingly. Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. A member of the Baker team since 1993, Barbara oversees the marketing and sale of condominium developments in the GTA and overseas.

Liberty Development’s loyalty rewards program benefits both buyers and prospects LIBERTY DEVELOPMENT recently
launched their unique Liberty Loyalty rewards program. The program is truly one-of-a-kind as it not only allows buyers to earn points, but prospective buyers and agents as well. In addition to earning big prizes, program members will also be first in line for exclusive project previews and incredible bonus offers. The Liberty Loyalty Program kicked off on Mar. 5, 2016 with Centro Square Condos, a condominium located in the heart of Woodbridge. The program will soon be extended to Legacy Park Condos within the master-planned Thornhill Hill City Centre, and Cosmos Condos, a condominium located just steps from the Vaughan Metropolitan Centre subway station. To prospective buyers looking to swoop up a property in the highly sought-after Vaughan area: this unique rewards program is ideal for you. The process is easy and straight forward. The first step is to visit the sales office to receive your personalized loyalty card. Buyers and prospects can then earn points for completing certain activities including signing up for the rewards program and making visits to the sales office. Other activities such as purchasing a unit and referring a friend will earn you a higher number of points, making you eligible for some of the biggest prizes available. And the same goes for agents, who will be rewarded for making visits to the sales office with a client, selling a unit — or multiple units — or referring another agent.
The Liberty Loyalty Program kicked off on Mar. 5, 2016 with Centro Square Condos.

There are a number of prizes to be won — and like any rewards program — the more you earn, the more you win. Marco Filice, senior vice-president and general counsel at Liberty Development, is excited about this new opportunity, stating, “We conceptualized the Liberty Loyalty Program as a one-of-a-kind rewards initiative unique in our condo buying industry as a way to recognize customers and agents for visiting our sales offices and getting more product knowledge — even if they don’t buy a condo. We are removing the pressure from homebuying, so that customers can feel relaxed in learning more about their home purchase by spending more time in our sales centres, even with friends and family. We want to make everyone feel valued, for both their time and their decision.” The Liberty Loyalty rewards program is the perfect incentive for prospective buyers to get out there, visit the sales offices and obtain more information on how they can be the next owners of one of three amazing new condominium buildings. And this is just the beginning. According to Filice, “In the future, we’re looking to expand this program to the surrounding community and incorporate local businesses, to have points be redeemable at their stores.” For more information on the Liberty Loyalty Program, visit libertydevelopment.ca/loyalty.

Advice | MORTGAGE ADVICE
How to take advantage of lower mortgage rates By Alyssa Richard
MORE ADVICE ONLINE ypnexthome.ca/news/advice
SPRING AND SUMMER are nearly here. It’s often the time when more people are shopping for a home and when banks start to offer more competitive mortgage rates. But if you already own a home, how can you take advantage of lower rates? You can break your mortgage and refinance it at a lower rate, but there are pros and cons of doing this.
Advantages There are a number of benefits of refinancing your mortgage, including: » Lower payments/interest costs: A lower interest rate on your mortgage could mean your payments will be lower and you’ll likely pay less in total interest than if you were to keep your current rate. Try ratehub. ca’s mortgage refinance calculator to estimate what your savings could be. » Pay off your mortgage faster: If you’re making more money than when you bought your home, you may decide you want to pay off your mortgage at a faster pace. You could do that by shortening your amortization period. » Access home equity: If you’re considering purchasing an investment property or renovating part of your home, you can access the equity in your home (that’s the value of your property minus your mortgage balance) to help pay for either. » Consolidate debt: If you have any other debt, such as a credit card balance, a car loan, or a line of
credit, you can consolidate it into your mortgage. By consolidating your debt, you’ll pay less interest and you’ll probably have lower monthly payments on top of a lower interest rate. Still, you’ll have the same level of debt. Disadvantages Before deciding whether or not to break your mortgage, you should be aware that while there’s a potential to save a lot of money, there are also costs involved: » Mortgage prepayment penalty: If you have a variable-rate mortgage, you’ll only have to pay three months’ interest. But if you have a fixed-rate mortgage, your prepayment penalty is the greater of three months’ interest or the interest rate differential (IRD). To determine the IRD, lenders look at the mortgage rate you have currently, the number of months left in your term, the rate they could charge you for a new mortgage term similar in length to the remainder of your term. You can estimate the penalty you’d have to pay using ratehub.ca’s mortgage penalty calculator. » Mortgage discharge fee: If you decide to use a different lender, you’ll have to pay a fee to discharge your mortgage from your current lender.
Lenders set their own fees, which can vary by province. These fees are typically in the $200 to $350 range. » Mortgage registration fee: You have to pay a mortgage registration fee whether you’re staying with or leaving your current lender. Your lender removes the current mortgage amount from the title on your home and re-registers it with a new mortgage amount. This fee is usually around $70. » Legal fees: You’ll have to consult with a real estate lawyer when refinancing your mortgage. He or she will check your mortgage’s terms and conditions, register your new mortgage, and do a title search to ensure there aren’t any liens against your home. Legal fees for refinancing your mortgage can be in the $700 to $1,000 range. But if your mortgage balance is more than $200,000 and you want to switch lenders, your new lender may pay these fees. While large lenders may soon start offering lower rates and you could pay less if you break your mortgage, it’s best to do some research to find out whether or not you’ll benefit. Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

Children’s Discovery Centre in Liberty Village launches 20,000 Bricks Campaign By Sonia Bell ENTERTAINING YOUR CHILDREN with something fun, yet educational, is a difficult feat many parents face — especially in downtown Toronto. The Children’s Discover Centre, located at 5 Strachan Ave. in Liberty Village, is the first of its kind in Toronto — a children’s museum that facilitates play-based learning. The 20,000-sq.-ft. space features 10 ‘DiscoveryZones,’ designed by early childhood educators and teachers, that stimulate and provide informal learning experiences by encouraging kids to explore, create and use their imaginations. CEO and Founder Jeanhy Shim, who also works as a consultant for real estate developers, launched the pilot in May 2015. The next step is to find a permanent home for the centre. To do so, Shim has launched the 20,000 Bricks Campaign. Her goal is to sell 20,000 bricks at $25 each. Each person who buys a brick will have their name etched into one of the bricks in the permanent location. If you sell 250 bricks, your name will be added to an art easel; 500 bricks will get your name engraved in a bench; and, if you sell 1,000 bricks, an entire room will be named after you. While the centre is unique to Toronto, the concept has been widely embraced in other North American cities. In fact, Shim was first inspired after visiting the Bay Area Discover Museum in San Francisco with her nieces and learned that there are 200 children’s museums throughout North America — in cities like Boston, Chicago, New York, Winnipeg, Saskatoon. Years later, after having a daughter and raising her in the city, Shim

noticed that a growing number of families were opting to live downtown, and they outnumbered the city’s family-friendly amenities. The idea of introducing a children’s museum in Toronto, which was planted years ago in San Francisco, was reignited. According to Shim, “I live downtown and I see that there is a baby boom going on... I believe growing a city is not only about condos, offices, retail, and bars, it’s about having family-friendly infrastructure as well — parks and schools, and places for kids to go.” So why did Shim decide to launch the centre as a pilot? “My rationale was ‘let’s get it out there and prove it — let’s prove it to the government, let’s prove it to media and the corporations that people need this.’ And then once we have this ammunition, it makes us stronger for the next stage — which is where we’re
at now — to go with proof that this is something that the city needs,” explains Shim. So, when a vacant building (which is slated for demolition for a new condo) was offered for temporary use by Build Toronto, DiamondCorp and Garrison Point, Shim jumped at the opportunity. With the support of SkyGrid Construction, and a team of early childhood educators, Shim has stacked an incredible amount of proof, and the demand has proven to exist. Since its launch, more than 40,000 people have visited the centre — approximately 13,000 families. The goal for the new location is to have a large outdoor space, and two 20,000-sq.ft. spaces; one for kids six and under, and the other for kids seven to 12. Advice | FUNDAMENTALLY SPEAKING
37 startling facts about Toronto real estate By Wayne Karl
MORE ADVICE ONLINE ypnexthome.ca/news/advice
FULL DISCLOSURE: there aren’t really
37 startling facts about Toronto real estate. But there is one very, very startling number when it comes to homebuying in Canada’s largest housing market — 37. That number is the average age for first-time homebuyers in Toronto. Yes, 37. Canada Mortgage and Housing Corp. dropped this little tidbit at its 2016 Housing Outlook Conference in Toronto. And while it might be an exaggeration to say the audience gasped when hearing this new fact, there was definitely an audible reaction from the crowd of builders, realtors, lenders and others in the industry. “I know, it’s a shock, right?” Dana Senagama, principal market analyst for the GTA at CMHC, told New Condo Guide. She clarifies that that figure applies to the Toronto CMA, which does not include Burlington or Oshawa. “It’s a fairly mature age, but I don’t think it should come as any great surprise… mid-30s, by the time you’ve gone to college, paid off your debts and gotten married and are thinking about settling down… But, yeah, it’s getting up there.” Just how much it’s “getting up there” is even more startling when you compare it to the national number — which, according to various sources, comes in closer to
29. One estimate suggests two-thirds of first-time buyers in Canada are younger than 35, and almost half are between 25 and 34. What’s responsible for the disparity? The tremendous price growth in Toronto real estate. According to the latest House Price Survey from Royal LePage, the average price of a home in Toronto in the fourth quarter of 2015 was $624,923, up 7.2 per cent from $583,023 in the fourth quarter of 2014. (In comparison, and to Senagama’s point regarding Oshawa, the average price in that market for the same period was $361,825, up 7.8 per cent from $335,571.) Prices for new homes are even less welcoming for first timers in Toronto. The average price of new townhomes, semi-detached and detached homes in the GTA in January was $822,926, according to RealNet Canada Inc. Highrises are clearly more in the range for first-time buyers. The average price for new condos in January 2016 was $449,199, off just one per cent from December 2015.
“Just because the prices are high in Toronto, doesn’t mean that choice doesn’t exist,” says Senagama. “It just means that you may have to compromise in your location and the type of house you want to purchase. “If you’re thinking of downtown Toronto, given the current house prices, especially in lowrise, even a town (home), prices may be out of reach for the typical first-time buyer. But condos are out there, the price point is significantly lower than lowrise. You do have choice.” First-time buyers intent on buying a lowrise home may want to look outside the city, she says. “Look in Peel region, in areas like Milton and Halton, or in the Durham region, particularly Whitby and Oshawa and those areas.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. Advice | STAT CHAT
Condo prices getting crazy again? By Ben Myers
MORE ADVICE ONLINE ypnexthome.ca/news/advice
THERE REMAINS CONCERN that
there are too many short-term speculative buyers in the Toronto pre-construction condominium apartment market. I wanted to address this accusation in my latest Market Manuscript report (the latest edition of this robust and comprehensive look at the Canadian housing market will be available at fortressrealdevelopments.com in April — sorry for the shameless plug). I looked at the overall average price for newly launched projects in the Greater Toronto Area (GTA) in 2011 and 2015, and surprisingly, there has been very little change. It’s hard to buy the hypothesis that investors are “irrationally exuberant” and purchasing any new condo that is available in the shiny sales offices when launch prices have remained flat. It is clear that investors are holding the units longer than investors in the past, and are satisfied with being private landlords collecting rent cheques every month. As older new condominium projects sell out and drop out of the sample of projects tracked by Urbanation Inc., a highrise market research firm, prices continue to go on a per-square-foot basis overall in the GTA. In fact, new condominium prices in the Toronto area have not declined on a year-over-year basis since Q3-2005. The worry was that investors were artificially inflating the new condo market, and annual price growth in the new home market
exceeded the resale market in 22 of the 28 quarters between 2008 and 2014. Everything changed in 2015, as resale price growth was higher than new condo price growth in every quarter; this hasn’t happened for 10 years. Last year, resale condo prices were increasing by about four per cent to seven per cent year over year, strong but not crazy. Then February happened — resale condo prices jumped 13 per cent in the GTA overall and 18 per cent in the ‘416’ area. The slowing of newly completed units hitting the market, the higher share of new units being offered for rent instead of for sale, and many young condo owners holding off on moving-up to a townhouse or semi due to skyrocketing lowrise house prices, are all contributing to a lack of supply. Low supply coupled with high demand equals healthy price appreciation in our condo market.
Another trend worth noting is that the resale market tends to react much quicker to changes in market conditions (employment, immigration, economic expectations) than the new condo market. What happens in the resale market is reflected in the new home market three to six months later. Therefore, you might just see a big jump in new condo prices this summer. Could be the right time to buy new and beat the masses. Always smart to be ahead of the trends. Where are the best deals? Talk to an experienced real estate broker and a mortgage agent to help you find the best deal for your budget. Fortress Real Developments partners with builders across Canada, and Ben assists in evaluating the market and projects that Fortress engages in. Neighbourhood Profile
Maple
jammed into driveways you’d imagine no one walks or takes transit in Maple, but that’s not entirely the case. While easy access to Highway 400 (and all connected highways) makes this area appealing to commuters, within Maple it’s pretty easy to get around on foot, and unlike some suburban developments elsewhere, all newer streets feature sidewalks.
Suburban paradise By Anne Marshall
The Good, The Bad & The Rest While attractive shopping and entertainment options draw many visitors to Maple, one has to dig pretty deep to find any of the local and independent businesses that usually define a smaller community. Since most of the development of this area has occurred in the last twenty years, there aren’t a lot of mom-andpop places — this is chain store and franchise heaven.

IN THE SHADOW OF “WONDER MOUNTAIN,” this section of Vaughan
has become an appealing destination for those looking to enjoy all the perks of small-town life, within easy driving distance of The Big Smoke. Just east of Highway 400, Maple stretches from Rutherford Road in the south to Teston Road in the north. Lifestyle Maple is abuzz with excitement. This is a suburb, but definitely not a sleepy one. Active families on the go and a much younger population than much of the GTA make this a happy, upbeat community in which every day has the potential to be a “grand day out.” You can actually smell cotton candy and funnel cakes in the air! Vibe Maple is late twentieth-century suburban paradise. The more
established area near Rutherford boasts perfect cookie-cutter brick houses and townhomes with peaked dormers. Further north, housing continues to expand far into the former farmland — it’ll be a while before these trees mature. The houses get bigger, subdivision streets more byzantine, and new developments are sold out and filled up as fast as they can be built. Meet the Neighbours It doesn’t get more family friendly than Maple, and that’s who you’ll mainly find living here. Few single professionals are drawn to Vaughan for reasons other than work. There isn’t much of a nighlife here, and it’s definitely a community to come home to rather than go out in. Planes, Trains & Automobiles Judging by the number of vehicles
In the Area With so many expensive recreational options nearby, such as Canada’s Wonderland theme park, one of the best features of Maple is its many greenspaces and parks. There are at least 25 of them offering free entertainment for the whole family (pets too!). The area is also home to two Montessori schools. Secondary students attend Maple High School or St. Joan of Arc Catholic High School. Real Estate It’s a hot market, whether you want to move to a new community, invest in a rental property, or rent a property. To the north and east, new houses boast six-figure price tags. Modern midrise rentals along Jane, Keele, and other main thoroughfares are planned surrounding green spaces. Duplexes, townhouses and detached rent fast, particularly to families awaiting completion of new homes and condos.
Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up. She loves nothing more than exploring new areas, peering into other people’s apartments, houses and yards.

SPRING will breathe new life into new home design
By Jane Lockhart
Bright, modern colour punctuates this powder room designed by Jane Lockhart Interior Design.
AS DAYS BECOME longer and the warmth starts to thaw through the winter ice and snow, trends in home design are starting to emerge. Spring is a time of new hope, growth and purpose, and that is also evident in design. Right now, there are brighter, more vibrant colours, daring art and accessories and a shift in the “rules.” Natural elements still play as large a role as they did in the autumn and winter, but this time they are less structured and more abstract. This spring brings a large shift from the traditional in terms of room layout. We are seeing a blur in the lines of each specific room in new designs. This also impacts the tasks associated with that space that generally predict how we design. For example, wine fridges are popping up in other rooms besides just the kitchen. New this season is a sleeker built-in design in the bedroom and dining room. Mini fridges have undergone a makeover and their newer elegant form can now be found in bedrooms or family rooms to make access to a drink and snack easier. Built-in coffee makers are now seeking a home in the master ensuite or bedroom. Along with this movement, there is a progression of mirrored cabinets and vanities leaving the bathroom. They have begun popping up throughout the home as well. These are great because in addition to hidden storage space, they add outlets too. The installation of in-wall …continued on page 46

“Cabinets, minus the sink, are now affixed to walls to act as a dressing table. These are ideal for a walk-in or even a hidden nook in the master.” a nod back to the 1980s with this season’s new colours. There will be a modern take on colours like dusty rose and hunter green. The natural influences are still strong this season, but more raw and abstract then we have seen in the past. Now woods have unfinished edges in both dining and coffee tables. The colours are earthier, giving the impression of natural surfaces. These are combined with very modern lines and brighter colours to
create a beautiful juxtaposition when mixed together. The end of winter is often met with excitement, colour and new styles in interior design. This year is no different. Colour is a strong player with less defined spaces and a nod to raw nature. Remember, this does not mean to reinvent your style, but introduce the pieces you love and mix them with your current style. The only thing that matters is that you love your space!

It’s March Madness in Canadian real estate. Who wins? By Sonia Bell and Wayne Karl
WHO’S READY FOR SOME MARCH MADNESS, CANADIAN REAL ESTATE EDITION?
It’s mid March, and spring begins this weekend — signalling what is traditionally the busy season in real estate.

The madness in Canadian real estate hit a new peak this week when the Canadian Real Estate Association (CREA) released its stats for February — noting that the national average price exceeded $500,000 for the first time. In February, the average price jumped 16.4 per cent year-over-year to $503,057. So, in the spirit of the NCAA March Madness basketball tournament, YPNextHome put together our own bracket of championship housing markets across Canada.

MARCH MADNESS
We paired the top proximate markets across the country, using official CREA average price growth as the deciding factor. We chose a four-year window, from 2012 to end of 2015, to provide longer-term, bigger picture context of market performance. It’s East versus West, as city market takes on city market to determine the eventual Canadian slam-dunk champion. Spoiler alert: it’s not Toronto or Vancouver. WHY DID WE USE A FOUR-YEAR WINDOW? Because we thought it would provide a more accurate picture of a real estate market over the long term. There’s no secret, for example, that areas such as Calgary and Edmonton are getting hammered due to the prolonged slump in oil prices. In Calgary, for example, home prices declined by 3.5 per cent in February on a year-over-year basis. Ouch. But looking at it over the last four years, the

REAL ESTATE IS LOCAL Forget that CREA says the national average price exceeded $500,000 — climbing to $503,057 – for the first time. Sure, it makes for interesting headlines and provides some context on a national basis. But as Toronto-based mortgage expert Calum Ross says: “Saying there is a Canadian housing market is no less ridiculous than saying there is ‘Canadian temperature.’” Or that traffic at one end of the country is the same at the other. “Canada represents one of single largest countries in the world and going from coast to coast, Canada is home to a very diverse group of people with local economics that are vastly different,” he says. Real estate is local, not national. You don’t buy the Canadian market, or even a provincial or regional one. You buy one home in one location. If you’re buying a home in Chilliwack, BC, where the average price is $336,000, or Yarmouth, NS, where the average price is $125,066 — what do you care what the national average price is? The fact is, the national average price is heavily skewed by Vancouver and Toronto, as Canada’s most active and expensive housing markets. If these two are excluded from calculations, CREA says, the average is a more modest $355,235, and the year-over-year gain is just 8.7 per cent. HOW DID WE SELECT WHICH MARKETS FACE WHICH MARKETS? How did we “seed” the markets, using March Madness parlance? Initially, geography. Since real estate is local, market performance is most influenced by the economic fundamentals on a provincial, regional and municipal basis. For example, Guelph would naturally take on Cambridge, since these two markets are barely 23 kilometres apart, and therefore are subject to similar challenges and opportunities in that area.
While geography was the key determining factor for which cities face off in the first round, we had to make a handful of exceptions. For example, the 32 city markets in the first round for eastern Canada were all located in Ontario, with the exception of one maritime city, Yarmouth, NS. To help compensate for the large geographical distance, we paired Yarmouth with one of the Ontario cities located farthest east. And while this still doesn’t necessarily make them fair opponents, it wouldn’t be March Madness without a little controversy. As certain cities failed to make it past the first round, proximity became less prevalent, and opposing cities advanced to the next round based on which market had a higher increase in home price growth over the last four years. AND FINALLY... Apologies to Quebec. CREA doesn’t collect the same detailed data on this market.

Eight easy ways to go green in your condo By Jackie Marchildon
THERE ARE MANY WAYS TO MAKE your home green. While some require a little more money than others (purchasing new Energy Star appliances or installing solar panels, for example), you can still make a difference at home with a few simple tricks.
1. Move your fridge into the shade: Leaving your fridge in the sunlight forces it to work harder than it has to and wastes energy. 2. Replace your incandescent light bulbs with LED ones: LEDs are a great green option as they use less electricity, produce less heat and last longer than your average incandescent light bulbs. 3. Put up thick curtains in the winter: You’ll keep warmer in the colder months (sadly we have many of them) without having to crank the heat and you’ll conserve energy in doing so. 4. Sign up for online statements: You’ll save money (some financial institutions charge for paper statements), de-clutter your home and save trees in the process. 5. Use vinegar to clean: Clean everything and anything you can with vinegar; it’s the perfect all natural multipurpose cleaner! 6. Install a water-saving shower head: Admittedly the wrong low-flow shower head can make for a bad shower but nowadays there are many water-saving options that don’t compromise pressure. 7. Buy local produce — and walk to the market to get it: The less your food had to travel to get to you, the better — and who doesn’t love a good local farmers’ market? 8. Open your blinds: Avoid turning on the lights in your house and instead open your blinds to allow the sunlight to naturally brighten and warm your home.

Sarah Richardson: Luxury is in the eye of the beholder By Elisa Krovblit
Sarah Richardson has one of the most recognizable names in the design world. Room Service. Design Inc. Sarah’s Cottage. Sarah’s House. Sarah 101. Real Potential. These HGTV programs have brought Sarah into the living rooms of people around the world for more than 10 years. New Condo Guide caught up with Sarah to ask her a few things about luxury. Sarah Richardson’s top affordable luxuries: 1. Stealing some quiet time on a weekend afternoon beside a crackling fire to dive into a new issue of a design magazine with my feet up while I’m covered in a cozy throw (I’m adding some beautiful loomed cotton throws to my product line for early summer). 2. A steaming hot giant Nespresso latte in a mug that was hand painted by one of our daughters. Beautiful form mixed with great function has made me the owner of a Nespresso in every kitchen; work and home, city and country. 3. Thoughtfully made and passionately crafted decorative arts. In every room of our house there are sentimental handmade pieces that are sculpturally beautiful but not necessarily decadent or expensive. Investing in pretty little affordable luxuries and supporting talented artisans makes me happy.

FOX HARB’R RESORT IN NOVA SCOTIA (FOXHARBR.COM) has retained tcgpr
of Toronto as its public relations consultants and McOuat Partnership of Markham, Ont. as its marketing/advertising agency. Said Fox Harb’r President Kevin Toth, “Both firms will work to promote the resort’s superior amenity experiences and support Milborne Real Estate’s mandate to market our luxury real estate offerings of single-family and townhomes, throughout North America and the world.” Milborne Real Estate is managing the sales of Fox Harb’r Residences, a luxury collection of 14 townhomes, one custom single-family home and 23 homes sites, where fractional ownership will also be a purchaser’s opportunity. A five-star luxury destination resort on Nova Scotia’s Northumberland Coast, Fox Harb’r is a two-hour scenic drive from Halifax and Moncton. With its own private Jetport 5,000-ft. airstrip, the resort is about a twohour flight from Toronto, Montreal, New York and Boston. Said Fox Harb’r Resort Owner Ron Joyce, who is the co-founder of Tim Hortons, “In 1987, when I first saw this marvelous property, I thought, ‘This should be a national park.’ Five hours later, I became the lucky owner of 1,100 acres of wilderness on the water, with six kilometres of ruggedly beautiful oceanfront shoreline. I decided to build something outstanding, to give back to the community because Tatamagouche, just down the road, is my hometown.” Well known for its Graham Cooke-designed 18-hole championship golf course and executive nine-hole par-three golf course, its spa and deep sea marina, Fox Harb’r has two popular restaurants — The Great Room (fine dining) and The Willard (casual dining). Another amenity is the 25-acre vineyard at Fox Harb’r. Homeowners will have a section of the vineyard where each will have a row masthead and be able to partake in the growing and harvesting of the grapes, plus have an opportunity to have a specific estate bottling labeled for themselves, says Toth. The resort also sports world-class clay shooting facilities. “We’re known as the finest clay shooting facility in Canada where we’ll host four world class events this year,” says Toth.

Need a little luck to find that perfect home? WANT TO LIVE AT LUCKY NUMBER
seven? Would you ever live on the 13th floor? How superstitious are you, and how much would it affect your next home purchase? You might not think that finding the perfect home has much to do with luck and superstition, but for some, it’s on the list. You have to do your research and check out the tangible factors, but it just so happens that the wrong number can stigmatize a property and hurt the price — or add value because of a luck factor. Numerology plays highly in real estate superstition, because it’s so integral — street names, street numbers, floor numbers, suite numbers and even sale prices. Home pricing strategy, says Realtor Yan Gurevich, is affected by numerology and personal connections to lucky or unlucky numbers, and to personal and sometimes weird preferences. He notes that you’ll see numbers that add to a specific lucky number, or the inclusion of repeated numbers, like an 888 price point. So what are the lucky — and not so lucky — numbers? 4 UNLUCKY
Tetraphobia. In Chinese it sounds like the word for death so 4, and any number with a digit of 4 is to be avoided: 40, 444, 441. Numerous buildings exclude the fourth floor. You may find buildings like hotels, apartments and even hospitals without a fourth floor and even without a room number 4. In fact, Vancouver has had an increasing problem with developers wanting to omit the fourth floor, 14th floor and any other floor with the number 4 — even excluding suites with the number 4. According to Chief Building Officer Pat Ryan, as reported
in the Vancouver Sun November 2015, it was becoming a safety issue, and the city issued a bulletin to developers that removing floors for cultural or superstitious reasons would have to stop, citing that, for example, it could pose a danger to firefighters in case of emergency, who would not be able to rely on finding an actual floor by numerical sequence if random numbers were arbitrarily missing in some buildings. 7 LUCKY
Whether it’s the number of days it took the divine to create the world or the fact that 7 is a number that repeats itself in too many obvious ways — 7 seas, 7 colours in the
rainbow’s spectrum, 7 notes on the scale — it’s lucky and it’s worked out well for playoff games and James Bond (007) too. My house address is number 7, and without fail, everyone that has ever visited has remarked that my home is lucky. I can’t disagree — it’s been good to me. 8 LUCKY
An auspicious number in Chinese culture, 8 is considered to be the luckiest number. Have you ever seen a property listing price with the last three digits 888 — as in $400,888? Now you know why. …continued on page 62

9 UNLUCKY
In Japanese, 9 sounds like the word for torture or suffering and is to be avoided. 13 UNLUCKY
Triskaidekaphobia, or the fear of the number 13, has long been a superstition. Paraskevidekatriaphobia is the fear of Friday the 13th. Whether it stems from The Last Supper in the Christian faith, where Judas was the 13th apostle to sit at the table, or from Viking lore, we’ll never know — but it’s among the most famous of superstitions, enough so that a great number of buildings — rentals, condos and office buildings — don’t offer a 13th floor. 17 UNLUCKY
In Italy, 17 is not a welcome number. The Roman numerals for 17 (XVII) are an anagram for VIXI — a term implying you’re dead, similar to the term RIP (Rest In Peace). You don’t want your address denoting you’re dead. Real estate, in turn, rules out 17 — which is easier and less intrusive than ruling out the number 4! 18 LUCKY
In Hebrew, the same digits are used for letters and numbers, so every word can be read as a number and every number can be sounded out. The digits for 18 are read as the word “life” which is invested with a belief of luck, especially luck to live a long life. To live at number 18 or on the 18th floor would invest the residence with luck for a long life. 666 EVIL
From the book of Revelations, John The Apostle’s reference to ‘The number of the beast’ (chapter 13) is associated with Hexakosioihexekontahexaphobia. Though in Chinese culture, the pronunciation of 666 sounds like “things going smoothly” so the number is favourable. I once had a colleague who lived at 668. She joked that she was ”The Neighbour of the
Beast.” This one is pretty universal. There are other superstitions and signs of luck in real estate, beyond buying a home with a yard full of four-leaf clovers on St. Patrick’s Day. The colour red is a symbol of luck in Chinese culture and occasionally comes up, from the paint palette to the marketing material of new developments. Some agents and homeowners believe that burying a little statue of St. Joseph will help their home sell. There are a few differing views about how the statue should be buried, though all agree that the statue
should be wrapped to keep it clean as a sign of respect. You can buy a St. Joseph House Selling Statue Kit online. Feng Shui is also given some consideration. If a property has bad energy or no flow, it can be a deterrent for a sale. Feng Shui can even relate to a residence’s placement on a street and how the energy will interact with the flow in the neighbourhood. A home at the T of an intersection can get too much chi too fast, and that’s not good. But for now, may luck be with you for your real estate ventures.

Advice | LEGALLY SPEAKING
Title insurance: What it is, and why you need it By Jayson Schwarz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TITLE INSURANCE provides comprehensive insurance coverage for title-related risks associated with homebuying, like zoning issues, claims of mental incapacity, lack of up-to-date survey, and the legal services provided by your lawyer like title certification. It insures against defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages and consents. It will cover compliance and access issues like work orders, permit violations, fences, boundaries, tenancies and rights of way. It is in force so long as the purchaser or their heirs own the property, and will outlive the lawyers’ certification, whose insurance stops if they die or cease practicing law. So what happens when there’s a problem with the purchase? The insurer will pay out in accordance with the policy or, if possible, repair the defect. Title insurance protects from vendors that won’t re-adjust or misrepresent things like real estate taxes paid, and again, remains in effect as long as you own the property. In addition, lawyers’ insurance is time-of-incident related, which in plain English means if your lawyer dies, retires or stops practicing and you subsequently make a claim, you’re not covered. We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on properties or
“Title insurance protects from vendors that won’t re-adjust or misrepresent things like real estate taxes paid, and again, remains in effect as long as you own the property.” sell houses they do not own. Title insurance indemnifies you against these occurrences. Another benefit of title insurance is it saves you money. Disbursements — money paid to third parties for items like building compliance letters, subdivision compliance letters and deed registration — are lower. We estimate $200 to $300 on a deal after the cost of the policy. Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken title insurance courses, is familiar with Terranet, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it,
and how it works. Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go. Think through your options carefully and choose wisely. 4 reasons why title insurance is better than lawyers’ insurance through LawPRO: » gives better coverage as to the quality of your ownership » lasts forever, where lawyers don’t » saves $300 to $400 in disbursements » protects from mortgage and title fraud Jayson Schwarz LL.M. is a Toronto real estate lawyer and partner in the law firm Schwarz Law LLP. In addition to all of this, residents will enjoy a unique central Courtyard located at the centre of the community, complete with a children’s playground zone, a running track, gardening plots, tables for alfresco dining, and plenty of green open space for free place and picnicking!

Karma Condos celebrates its topping off as purchasers prepare for occupancy WHILE WIARTON WILLIE is the best
indicator for the arrival of an early spring, for condo insiders, the best predictor of a building’s imminent occupancy is the proverbial ‘topping off’ ceremony. A celebrated milestone in the construction of any new condo in the Greater Toronto Area, a topping off party — usually celebrated by the development team, its construction trades and a few excited purchasers — marks the moment when a building’s top floor concrete gets poured. A topping off ceremony, like the one held recently by Lifetime Developments and CentreCourt Developments for Karma Condos, also means that initial occupancies are just months away. “While a topping off ceremony often serves as an opportunity to celebrate our trades and thank them for their hard work, the milestone is also really exciting for our purchasers,” says Shamez Virani, president, CentreCourt Developments. “For us, it’s a very clear message that they’re very close to moving in… and that’s something we all think is worth celebrating.” Launched in late 2011, Karma Condos — located at Yonge and College streets — was one of the year’s best-selling condominium projects. With its 50-storey tower designed by the award-winning firm architectsAlliance, the project was sold out within weeks of its launch. A little over three years since first breaking ground, the process of building Karma is well underway, with initial occupancies slated for this summer. “With its distinctive design and detailed finishing program, this tall tower was not a simple build for our

industry-leading trades,” says Vice President of Lifetime Developments, Brian Brown. “But, despite its complexity, construction is progressing very well, the colour selection process has occurred for most of our purchasers, and we’ve begun the interior design work in the common areas and finishing details in many of our suites.” While construction continues at Karma, Lifetime and CentreCourt are working away on INDX, another sold-out condominium development by this winning developer-partnership. Well-situated at Bay and Adelaide streets, this project was one of 2012’s fastest selling launches, and it too is getting prepared for summer occupancy with pre-delivery inspections now underway. INDX’s 54-storey tower in the heart of the Financial District was designed by award-winning architectural firm Page + Steele / IBI Group, and it features unique amenities by Cecconi Simone that appeal to professionals looking to live, work and play in Toronto’s downtown core. Timing is everything: The trick to homebuying By Lydia McNutt
BUYING THE PERFECT home is largely
a game of coordination, where timing is everything. We chatted with Scott McLellan, vice-president at Plaza, the developer of Toronto condos such as 50 at Wellesley Station and 1 Yorkville, who points to three factors that affect a person’s decision to purchase a home and drive the housing market: demographics, location, and affordability. “The key is to make sure that they are in sync with each other,” he says. “With the rate of immigration coming into the GTA, the issue will become one of supply and demand, which suggests that new home and condo prices are not expected to go down. If people do not make a buying decision soon, many will be left behind and unable to purchase,” says McLellan. Demographics The age and stage of life of purchasers can be determining factors in the home-buying decision. What type of home will suit their lifestyle? What amenities are important to them? Is there access to transit and highways? In addition, the significant numbers of people who are immigrating here are influencing the areas where existing and new members of the population settle. Location Location plays a vital role in a purchaser’s buying decision. Of great importance to more and more people is close proximity to the subway or GO train. Because of the Greenbelt Plan, we are seeing more and more intensification south of the Oak Ridges Moraine forcing development into the city. As a result, purchasers are sacrificing space for
MORE TRENDING ONLINE ypnexthome.ca/news
convenience and things such as walkability are playing an ever-increasing role in determining where people want to live. Additionally, the supply of housing, whether lowrise or highrise, is becoming a challenge to meet the needs of the population. Affordability Today’s mortgage rates are at an all-time low. On the other hand, single-family homes are almost unaffordable and the price difference between a new singlefamily home and a new condominium is just under $300,000. With the rate of immigration coming into the GTA, the issue will become one of supply and demand, which suggests that new home and condo prices are not expected to go down. If people do not make a buying decision soon, many will be left behind and unable to purchase.

Advice | MAKE YOUR MOVE
Boxing it all up without the headaches By Chuck Resnick
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IT’S NO BIG SECRET MOVING can be stressful — from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves. Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a no-brainer as you’d presume:
» Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. » Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases. » As tempting as it may be to pick up used cardboard boxes from the grocery store, don’t. You never know what little critter is hiding in the corner of food boxes — or if the box will be strong enough to support your possessions. In fact, don’t use used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled.
Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box — it can make for a frustrating unpacking process or a wild goose chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving.
Packing breakables requires the utmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap. With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move. Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca
