Say “goodbye” to that winter chill

A

lot of us were reminded why Canada is referred to as the Great White North this winter – temperatures plunged and many of us were shivering at the thought of February’s heating bill.

While there’s not much we can do about the February chills, our members have made great strides when it comes to energy efficiency in recent years, making the winter months a bit more bearable.

New homes and condominiums across the GTA are built to and above the latest Green standards outlined in the Ontario Building Code, which is updated regularly to ensure the highest of standards. I’m proud to say that many of our members have chosen to exceed these minimum requirements in an effort to protect our environment while saving homeowners money.

Those of you who recently purchased new homes have already noticed the difference an Energy Star furnace makes, or the amount of water a new energy-efficient faucet can save.

Showerheads account for 17 to 22 per cent and faucets account for 10 to 15 per cent of total indoor water use, according to a recent study by Canada Mortgage and Housing Corp. Installing low-flow showerheads and faucet aerators could save about 12,000 litres of water per person annually, the study found.

Those of you that read my recent column on the building envelope already know that air leakage can be a major source of heat lose in your home. This can be caused by a variety of barrier-breachers like cracks, holes or seams in your home’s exterior.

Here’s a fun fact – if you combine all these breaches in a typical home build back in 1975, you’d get the equivalent of a round hole spanning 21 inches 10 NEW CONDO GUIDE MAR 28 - APR 11, 2015

in diameter. That’s a hole nearly two feet wide!

Now, take that same home and apply the specifications outlined in the 2012 Ontario Building Code. The air leakage area would be reduced by more than two-thirds. They sure don’t build them like they used to – they build them better!

Lower lending rates could spell trouble for overextended Canadians

T

he mortgage rate war is back on with Bank of Montreal’s recent announcement that it is dropping the rate on its five-year, fixed-rate mortgage to 2.79 per cent, and TD Bank following suit. This, just in time for the busy spring real estate market, which is already highly competitive among buyers, sellers and lenders alike.

This rate drop will make it easier for some homebuyers to get into the market – particularly in cities such as Vancouver and Toronto, which have seen steady increases in real estate prices with no end in sight. But how long can these low rates last, and what will happen to overextended Canadians when rates eventually rise?

This most recent rate cut was preceded by one in January, when the big banks dropped their lending rates after the Bank of Canada lowered its key rate by 1/4 per cent to 0.75 per cent in an effort to shield highly indebted Canadians from the drop in oil prices and its economic impact, said Alyssa Richard, founder and CEO of RateHub.ca. Then just last week during its latest rate announcement, the Bank held its rate at 0.75 per cent for fears of Canadians taking on more debt than they can handle.

Echoing that sentiment, the International Monetary Fund has warned of Canada’s overheated housing market in the face of lower oil prices and increasing levels of household debt.

Indeed, a recent report by Statistics Canada shows household debt increased by 1.1 per cent in the fourth quarter of 2014. “For the third consecutive quarter, disposable income increased at a slower rate than household credit market debt. As a result, leverage, as measured by household credit market debt to disposable income, reached a new high of 163.3 per cent in the fourth quarter.” In other words, households held roughly $1.63 of debt for every dollar of disposable income.

The fear is that with even lower lending rates, Canadians see this as their chance to take on more debt. Any bumps in the economy – as we’ve seen with our oil prices – can have a far-reaching ripple effect and for those on an already overextended budget, big waves.

“The banks are right to be concerned... that’s what happens in low interest rate environments,” Richard says. “Take this rate cut for what it’s really worth: a chance to pay down your current debt sooner.”

“Given long-term interest rates are close to all-time lows and the recent market uncertainty, there are some benefits to locking in to a fixed-rate mortgage,” Doug Porter, chief economist, BMO Financial Group, said in a press release. “Combined with a shorter, 25-year amortization period, such a step would significantly dampen widespread concerns about the vulnerability of household finances.”

Tips for maximizing small condo spaces

he basis for every beautiful room is the overall ambiance that is created by how homeowners use the space. With a few simple techniques, condo owners can transform their suites into extraordinary spaces.

Furniture Start by measuring the rooms and do a rough sketch to see if your furniture will fit into your new condo space. If you are thinking of purchasing new furniture, contemporary styles work best. The clean lines make rooms

appear larger and less cluttered than choosing more traditional pieces with lots of detailing and curvatures.

Traditional pieces can still be mixed into the setting without making the room feel overpowered or cluttered.

Adding light rugs and a glass coffee table will make a room feel open and airy, which helps maximize the effects of natural light. And just because you have limited space doesn’t mean you have to opt for smaller furniture.

Consider adding fewer pieces that are stylish but have multiple functions, like an ottoman that doubles as a coffee table but is also used to hide everyday clutter.

By creating a focal point, the room will feel more inviting and balanced make a room look bigger and brighter. Typically, neutral colours and blue/grey tones are more reflective, making the space feel open and airy. he first two months of the year’s new home sales have proven to be stable and on par with the 10year average, according to the Building Industry and Land Development Association (BILD).

Total sales tallied 4,800 new homes with more lowrise than highrise sales for the first time since 2012 – a result of a few strong project launches across the GTA in February.

“The year is off to a stable start and it’s encouraging to see our sales figures meeting the 10-year average for new homes sold across the GTA,” says BILD chairman Steve Deveaux.

“We continue to monitor sales as one indicator of how the market is doing. We have a healthy demand, but we cannot ignore that the supply of housing and choice in housing type is limited due to the underserviced land, designated for development in the GTA.” In the month of February, there were 2,798 total new homes sales with 1,465 lowrise – up 17 per cent from last February – and 1,333 highrise, up nine per cent from this time last year.

According to the RealNet New Home Price Index, the average price for a new lowrise home hit a new record high at $733,578 and the average highrise price remained stable at $442,672. The price gap between low and highrise homes continues to grow.

In February, it was $289,906.

STREAKS ON WINDOWS ARE TRICKY TO ELIMINATE.

When spring cleaning windows, wipe the interior side of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside.

ew condominium shoppers in the GTA are among the luckiest in the world, as we enjoy a unique standard of features and finishes that are included in our purchase price. By North American standards, the appointments that come with GTA condo suites are far and beyond what builders offer south of the border. In fact, today’s standard features are so luxurious that buyers often do not feel they have to upgrade to create surroundings that satisfy their taste and aesthetic sensibility.

You may well benefit from upgrades that will make your suite even more beautiful, comfortable and potentially worth more if and when you decide to sell. And if you do opt to purchase some upgrades and have the budget to indulge, the choices are incredible. Kitchen gadgets, beautiful stones, sumptuous hardwood… the possibilities are exciting.

When it comes to upgrades, focus on the kitchen and bath(s) first, because these typically net you the best return on investment in the long run.

Your kitchen options alone are amazing. Waiter, my condo data is lumpy.

I

n early March I released my latest Market Manuscript report, jam packed with charts and data on the Canadian and Toronto housing markets, and a must read for real estate junkies. I was interviewed the day the report was released on BNN, and one of the question asked of me was, “Well, can’t real estate data be manipulated in many ways?”

My response was, of course it can. Not knowing the context of the data and the trends influencing the numbers makes all the difference.

If my son comes home some day in the future and tells me he only got five questions wrong on his latest test, my response is going to be, how many questions were on the test? Not congratulations. The same situation is occurring in the Toronto condo market, which is experiencing new highs for completed and unsold units. What is making headlines? “Record unsold condos” is the main message, but nobody is asking how many questions are on the test! There are a lot more condominiums being completed now, and the percentage of units unsold is at the long-run average for the Toronto market (about six to seven per cent of completions).

I’m reading a great book called The Black Swan – The Impact of the Highly Improbable, and I was drawn to a line that said “savvy venture capitalists… understand uneven results and the lumpy nature of economic life.” Data can be higher or lower than the previous year, and it is not always a reflection of demand. Data doesn’t move in straight lines, data can be lumpy.

There were nearly 22,000 new highrise condominium sales in the GTA in 2014, the third-highest year ever. Based on the number of projects with approvals in place, the number of units in those future condo buildings, where developers are with their other highrise sites, it looks like there will be fewer new condominium launches in 2015 compared to 2014. Sales in any calendar year tend to mimic the number of suites released in that year (usually a one-toone ratio). You can’t sell what you don’t have. With that said, new condo sales will be lower this year than last year and you’ll inevitably read this headline: “Second quarter sales down 25 per cent annually.” The article accompanying it will get shared, and people will tell you not to buy a condo because the market is tanking. I hope you’re smart enough to ignore them.

The number of new home sales, housing starts, or resale transactions is a function of how much supply is available, and supply is not constant every year. Supply is uneven and lumpy, and so are sales.

Take the time to understand the context of what you’re reading about and hearing about. In other words, ask how many questions are on the test.

A tale of two markets told by CREA’s revised resale forecast

Looking into 2015, CREA predicts an uptick in activity across most provinces, thanks to the weakened Canadian dollar, mortgage rate declines and the boost in the U.S. economy

C

anadian real estate is a tale of two markets – the Prairies, and the rest of the country, according to the latest resale forecast by the Canadian Real Estate Association (CREA).

But the bottom line is lower national sales in 2015, due to decreased home sales in Alberta.

“National sales are now projected to reach 475,700 units in 2015, representing an annual decline of 1.1 per cent. This would place annual activity slightly above but still broadly in line with its 10year average,” CREA reports.

Looking into 2015, CREA predicts an uptick in activity across most provinces, thanks to the weakened Canadian dollar, mortgage rate declines and the boost in the U.S. economy.

But that won’t positively impact the resale forecast for the Prairie provinces, where sales are expected to drag thanks to further declines in oil prices prompting potential buyers to wait while sellers continue to list. in 2015 are expected to fall 19.3 per cent – well below the elevated pace set in the last three years of seller’s market conditions.

In the face of Alberta’s high-supply-low-demand scenario, Ontario and British Columbia are singing a very different tune with tightening inventory and increasing demand, resulting in price gains that surpass inflation this year at 2.5 and 3.4 per cent, respectively.

This is no surprise in Vancouver, which has long been the priciest market in the country, and in Toronto, where the average single-family home surpassed the $1-million mark in February, according to the Toronto Real Estate Board.

Prices are expected to remain stable in other provinces, with the exception of Alberta, where “average price is forecast to fall by 3.4 per cent, reflecting a pullback in sales for luxury properties compared to homes in more affordable price segments,” according to CREA. But as they say, what goes up must come down – and vice versa. Looking ahead at 2016, national home sales are expected to increase 1.7 per cent to 482,700 units in 2016, in line with the anticipated economic recovery in Alberta and Saskatchewan. “Meanwhile, anticipated mortgage rate increases are expected to keep activity in check in markets where homes are already less affordable and prices have continued rising,” according to CREA, which forecasts the national average price to rise by a further 1.9 per cent to $424,100 in 2016.

ou have some money saved up and it’s not doing any good in the bank.

Investing in a condo has always been something you’ve thought about, and now you are finally ready to take action. Good! Now the question that keeps coming up in your head is, “Should I invest in a condo this year?”

The question behind the question is, “Will I be better off if I wait?” Waiting for the stars to align or trying to “time the market” is a fools’ game. Instead, you should first decide you are going to invest in a new condo, then make a plan, then go out and do it.

You absolutely should invest in a new condo this year but there are a few things you need to know: Everything that you’ve heard is wrong. The first thing you need to know is that everything you’ve heard about the condo market is wrong.

It seems everyone has an opinion on the real estate market and whether or not there is a condo bubble or something in Toronto. We hear the so-called experts chiming in just about every week from New York or who-knows-where telling us that our market is 25 or 50 or 2,000 per cent overvalued and that it’s all going to crash.

Every party you go to, every family gathering, the topic of real estate seems to come up and everyone has their own opinion and reason why you shouldn’t invest in a new condo.

The problem with all these opinions is the source: they are all people who have never invested in the condo market. They have no skin in the game!

Asking someone who has never invested in the condo market if you should invest is like asking a vegetarian if you should eat a hamburger! You know what the answer is going to be.

So, put aside all the opinions and advice that you’ve come across and do your own research. Talk to people who are investing in the market right now and figure out what makes sense to you, then act!

Good opportunities are always available. Toronto is a massive city, and we are the largest condo market in North America. Whether the market is going up, down, sideways, it doesn’t matter because there are great investment opportunities in every market.

So many people believe the lie that there are only good opportunities when the market is red hot, or you should only buy if the market is severely depressed. Seasoned condo investors know this is not how the market works and they always evaluate every opportunity on it’s own individual merits.

Have a system and follow it. In order to be a successful condo investor, you need to have a system and a plan in place that you follow.

Seasonal switch-up MAKE WAY FOR SPRING!

t first, you were afraid to put away the winter gear because it was impossible to believe that unrelenting, snow-filled season was really over. But as spring slowly slides into place, you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas to Wellies. It’s time for the seasonal switch-up.

Make some space for your spring and summer, and don’t give Jack Frost another thought.

Make room for spring.

It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage space, there are creative ways to better utilize existing spaces when storing outof-season items.

Try adding another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives again, you won’t have to rely on your memory to find what you need.

How long have you been putting off that rummage sale?

Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later.

Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time.

Jump-start your spring cleaning with baby steps.

If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of the house looks like.

Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yetvisible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. If you don’t have room for a garment rack, store seasonal items in large garment bags, suitcases or under-bed storage bins.

Almost 7,900 survey responses were received, representing 16 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima.

Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service.

To qualify for the Awards, builders must have at least five new home possessions during the survey time frame and a specified number of completed questionnaires must have been received.

Award recipients will be announced at a luncheon in Toronto on Monday, April 20, 2015.

The One (and only) 80-storey condo coming to Toronto

I

f you’re fan of heights, keep your fingers crossed that The One, a newly proposed 80-storey condo tower at the corner of Yonge and Bloor, gets the green light from the City of Toronto.

Developer Sam Mizrahi presented the plan for the 318-metre tall condo at a community meeting recently. If plans are approved, The One will be the tallest residential tower in Canada. And while some Torontonians harbour mixed feelings about the proposed condominium, there’s no doubt that it will set the bar high in terms of residential development (pun intended).

The condominium would take the place of the recently torn-down Stollerys building, and would be scheduled for completion in 2018.

The building would consist of eight retail shops, 600 parking spots and approximately 560 residential units. It will be among other soaring towers in the vicinity, including One Bloor East (257 metres) and Holt Renfrew at 50 Bloor West (which will soon stand at 230 metres after its redevelopment).

The City is holding back on giving Mizrahi approval until they analyze every facet of the building. Some areas of concern include the height of the building, which will cast a large shadow over the city. Additionally, the City will be analyzing its effect on transportation.

SURVEY SAYS CANADIANS EVENLY DIVIDED ON WHERE THEY WANT TO LIVE

I

n choosing where to live, a recent TD survey found a generational divide, with younger Canadians expressing a preference for urban living while older Canadians tend to opt for a small town or rural life. But when it comes to raising a family, all age groups agree one of their preferred places to live is in the suburbs.

“These survey results show the importance of ‘homefitting’ – finding a home that is the right fit for you at each stage of your life,” says Kate Taylor, senior manager of Real Estate Secured Lending at TD. “For example, many younger people clearly see the appeal of urban living, but that can come at a price, which makes it even more important to start saving for the home of your dreams as early as possible.”

The TD survey found that 33 per cent of Canadians prefer to live in the ‘urbs’, 31 per cent prefer the ‘burbs’ and 32 per cent prefer small town or rural Canada. Millennials were the most likely to want to live in a major city (38 per cent), followed closely by Gen X Canadians (36 per cent), but congestion and the high cost of urban living were the main reasons parents and prospective parents from both groups said raising a family there was unappealing.

“People buying a home in the city, whether it’s a condo or a house, need to keep their options open in case they want to move later when their family situation changes,” says Taylor. “That doesn’t have to mean moving out of the city, however, as our survey found many younger people would consider staying in an urban setting if they could find a family-sized condo in which to raise a family.”

Taylor says trading up from a smaller home to a bigger one, particularly if you want to stay in the city, takes careful planning, including saving money to cover the higher cost of buying a larger place to live. She recommends setting up a Tax-Free Savings Account to regularly put aside money, which will not

n an effort to make it easier for new-home buyers to find out about their warranty, Tarion launched a new feature on its website last year called “Ask Tarion.” The goal is to provide you with the information you need as easily and quickly as possible. “Ask Tarion” provides the answers to hundreds of commonly asked questions instantly.

Another great part about this service is that we are able to track the questions to find out what information homebuyers are looking for. If you are a new-home buyer, you may be interested in learning the answers to these top five questions asked: How do I research a builder?

The Ontario Builder Directory, available on Tarion’s website, outlines a builder’s 10-year history, and includes: » The builder’s licensing status (active, expired, refused or revoked) » Contact information » Related companies and names of officers and directors » How many homes and the communities in which the builder has built » Chargeable conciliations » The dollar amount of certain claims paid by Tarion » Whether the builder was a Tarion Awards of Excellence finalist or winner » Coming soon: a notice of proposal to revoke or suspend a builder’s registration.

What does the new-home warranty cover?

The new-home warranty, provided by your builder on most new homes in Ontario, includes protection for deposits, protection against financial loss for contract homes, compensation for delays in closing or occupancy, and one-, two- and seven-year warranties for certain construction deficiencies.

Warranty coverage begins on the date of possession and remains with the home no matter how many times it is sold before the warranty expires.

For most condominium projects, there is also a warranty that covers the shared or common element areas of the building.

How can I find out if my items will be covered under the statutory warranty?

Tarion publishes the Construction Performance Guidelines on its website, which outline some of the most common deficiencies in new homes, residential condominium units and condominium common elements. These documents provide guidance to both homeowners and builders on what Tarion considers a warranted defect.

Last year, Ask Tarion answered an average of 240 questions a day.

What is a pre-delivery inspection (PDI)?

The pre-delivery inspection takes place before you take occupancy of your home, giving you the opportunity to view your new home before possession.

Your builder will show you how to use the systems in your home, and you will be able to identify things that are damaged, missing or incomplete. This will serve as the official record of condition of your home before you move in and may be referred to afterwards for warranty purposes.

When and how do I make a warranty claim to Tarion?

The simplest way to make a warranty claim is by signing up for MyHome, Tarion’s online warranty portal, available at Tarion.com. Your warranty has specific time lines depending on your date of possession. A 30-Day Form may be submitted to Tarion during the first 30 days of possession. What is a mortgage cap?

T

oday I thought I would start by answering a question posed by one of our readers. The question relates to the issue of mortgages, and how long a “capped” rate remains in place. Let me begin by explaining about “capped “ rates.

As a new-home purchaser, it is critical that you receive a bank pre-approval of your mortgage, in the form of a written commitment, for the money that you will need to buy the property. The mortgage commitment should provide, among other things, details regarding the amount of money, the length of the loan, the interest rate, and any special terms.

The commitment should also provide for a very important item – how long the lender will guarantee the rate that has been committed to you.

Okay, let me explain. Let us assume that on Jan. 1, 2015 you are buying a property with a closing date of Dec. 31, 2015 and your rate commitment or “cap,” as shown on your commitment, is for a period of 14 months at 2.25 per cent. What this means is that, as long as the deal closes on or before the date that is 14 months from the date of the commitment, the bank will honour the rate they have agreed to.

Sometimes deals get delayed past the time that the “cap” guarantees. What happens? Simply put, the lender no longer is legally bound to honour the original rate that was originally offered. In our example, if the rates increased to 3.5 per cent and the closing was delayed until June 30, 2016, the lender would have the option of telling you that the new rate was now 3.5 per cent.

There are more issues relating to this scenario, as you will have to decide if you still want the mortgage, and the lender will have to decide if it would still be prepared to give it to you. That is correct! Remember, if rates rise, the money needed to carry the same amount of mortgage also rises, so if you were tight on your financing before the rate increase, you may no longer qualify for the mortgage as originally agreed.

The moral of the story is to ensure that you negotiate a “cap” for as long a period as possible. Quite often, the mortgages offered by the builders on-site have built-in extension protection. Ask for it as part of your purchase agreement from the builder or commitment letter from the lender.

insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop.

A spending plan is made up of two parts: income and expenses. Income is the money that comes in: your salary, commission, dividends or interest income, alimony, child support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter.

Expenses are the items you have to pay for monthly.

(Divide annual bills, such as insurance, by 12 to come up with a monthly amount.)

The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year.

Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average.

5 tips to make moving cleaner and Greener

rotecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed.

So, here are some suggestions on how to make your move a cleaner, greener process. #1 – Plan ahead: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there first. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land fill site. #2 – Research: Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curb-side pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

5 tips for buying a new condo

I

t’s no secret that there’s an ongoing condo boom in Ontario – just look around you. Our cities are going up vertically, and that means more and more people are enjoying highrise living. So if you are joining the crowd and thinking of buying a condo, here are some tips to make your purchase a smooth one:

2. Know your rights when it comes to delayed closings. Builders are entitled to extend the occupancy date specified in a purchase agreement as long as they provide proper notice. (When proper notice is not given, buyers are eligible for delayed occupancy compensation.) It’s a good idea to read up on your rights and responsibilities in delayed occupancy situations, which you can do online at tarion.com. If a builder fails to close the sale or substantially complete construction, deposits are protected up to a maximum of $20,000 with any excess deposit amounts being protected by the trust provisions of the Condominium Act.

1. Delays happen. It could be two or three years between the date you sign your purchase agreement and the date you take occupancy of your unit. If construction runs over schedule, it could be even longer.

Read the statement of critical dates, outlined in the Addendum attached to the Agreement of Purchase and Sale to get a sense of how long it may take for your condo to be ready for occupancy.

3. Hire a lawyer. A condominium lawyer will help you interpret your purchase agreement. It’s to your benefit to understand both your own and your builder’s responsibilities. For example, the Condominium Act entitles you to a 10-day “cooling off” period that begins on the day you receive the purchase agreement or a document called the disclosure statement, whichever comes later. During this time, your lawyer can negotiate changes to the offer, like capping adjustments to the purchase price, restricting amendments to the size, design or dimensions of the unit, or even getting out of the contract.

4. Be prepared to move into a construction zone. Condo projects are different from single family homes in that the purchase is usually completed in two steps. Step one is interim occupancy. Many buyers find out the hard way that they’re required to take possession of their completed unit before common element features like front reception, landscaping and the swimming pool are finished. This means you could live for many months without the anticipated amenities.

5. Know what’s yours, and what’s shared. A new condo unit comes with a seven-year warranty from your builder that is backed by Tarion Warranty Corp. The shared areas in your condo, such as the roofing, parking structures, exterior cladding and any shared amenities, are covered under the common element warranty. This is a separate warranty from your unit’s warranty.

Condo owners are responsible to submit warranty claims for their units only, whereas the condo board handles the warranty for the common elements.
